Terrible place to live. Buildings are falling apart, poor insulation and walls are thin. Management believes placing a work order is implied consent to enter the apartment unannounced with no time frame or appointment. Similar to another review, I asked to speak with a manager or for a corporate contact number. I was told to send them an email and they would forward it. Awful customer service.Insect infestations. My first month was spent spraying and attempting to seal any access points. Ants by every window, dead ants lining the edges of the carpets when I first moved in (did they even vacuum or clean it?), bees coming in through the fireplace in the summer with chimney closed, stink bugs found at least once a month.Ceilings are water damaged due to roof leaks. Pipes are not insulated and froze over the winter; lack of insulation and drafts through windows make it impossible to keep the place properly heated. Cant wait to move out of here.
I recently moved into maple apartments. the apartment is well kept, great floors and dining room. Unfortunately it cannot make up for how thin the walls are.. my worst neighbors live below me and you can hear them clear as day. You can even hear my neighbor walking and it sounds as if their in your apartment. The insulation on the sliding doors to the deck is terrible which makes your living room significantly colder than the other rooms and makes your gas bill spike. I’ll most likely be moving at the end of my lease because the wall noise is too much.
After we agreed to sign to lease for a 800 sq foot 2 bedroom apartment at broadacre and 2 days later they called and told us that our three roommate couldnt move in with us or we have to more in a big more expensive apartment. No other place has ever given me so many problems. Finally when you think youre done they find something else to mess up.
I would only recommend this place if you are desperate and short on money. Dont bother living in a no dog complex because there are dogs everywhere and mgmt doesnt solve the issue. The dogs will bark, charge at you, and go crazy whenever you walk by. There are restrictive breeds that are aggressive and are allowed to stay, even in no dog complexes btw. they will show your apartment while you are still living in it and while you are away. they will even allow a future tenant to come measure your apartment while you are still living in it and are away. the maple and leafdale apartments are incredibly noisy, dont expect to sleep well or for the noise to ever stop, but expect to pay 1k a month to live there. You are guaranteed to have at least one bad neighbor and expect to sometimes smell lighter fluid in your apartment bc your neighbors were playing around with lighter fluid above you. the leafdale apartments are even louder bc the neighbors like to party and blare their music. you will hear every sneeze, door slams, people walking, and people talking in leafdale.
This place is absolutely horrendous and the management is non-existent. They lie to you to get you to move in and do nothing to uphold the tenants to their “house rules.” When I moved into the place the floors were all scratched, stained and had paint on them from the poorly painted walls. It was tolerable at first but within the first few weeks the bathroom tiles were falling out of the walls. The tub and it’s fixtures are so old cracked chipped and unsurfaced that they are unable to be cleaned black stains on it’s cheap plastic surface. The neighbor beneath me is a chain smoker and the fumes come directly into my unit just like they do when anyone cooks with is terrible with winter around the corner. They do nothing to address your calls, concerns EVER I’ve called at least 10 times and they’ve yet to return a call. Out of all the emails I’ve sent they responded to 1 4 weeks later. TAKE HEED DO NOT RENT FROM THIS PLACE IT IS NOT WORTH IT!
Dont even bother. Seriously.The place is nice but if the maintenance issue cant be easily fixed it will be neglected. Animals in the attic kept me awake night after night. When they finally did something they decided to lay some strange trap, I listened to animal scream/die all night. Then later in the year my kitchen sink broke, theyve come 3 times, 2 times they told me nothing was wrong with it. I have a bucket sitting under the sink to collect the leaks (still). The smell is awful. When you call to make a maintenance follow up they tend to have a thats not my job attitude and will pass the buck on until you get nasty with them.Also the other persons comment about soundproofing is 100% correct. I could hear my old neighbor blow his nose. My other neighbor complains continually about how she can hear every step from her neighbor above.My other neighbors furnace broke this winter, they didnt fix it quickly nor offered her a rebate on rent.After the recent flood theyve yet to clean up the basement. The hallway reeks of sewage.Im moving out at the end of the month, one year lease was enough. Dont waste your money, you can do better. Also, they like to hike up the rent after your first year, just another surprise . And another thing, one of my neighbors had her lease not renewed after the first year, they made her move out and gave her no reasons whatsoever.This is a money making business to them, period.
Worst place to stay. I lived in Amber Apartment for 3 month, the office customer service is the worst and some of them are really impolite, I asked the office to print 2 pages for me ONLY once, and they rejected it and told me to go to the public library. Every time I go to office they were busy talking and laughing and had no time to help me. The worst is, I moved out in a rush, I asked a girl in the office 1 month before I planed to leave about what should I prepared for leaving, she told me nothing to prepare and just drop off the key when I left. I asked her if there is any form I need to fill out, she told me NO. However, when i dropped the key 1 month later and left Michigan, I received an email and told I need to pay extra 1 month rent since I did not let office notice 1 month before I leave. I tried to explained what the girl told me, and they told me that notice in written is the law here. And I have no chance to go back to Michigan to find the girl who I talked to. Definitely never go back to live there.There are some bugs also. Facilities are very old.
This was my first time living in an apartment and I really enjoyed it. I never had anything break/damage issues, therefore never had to call maintenance.The one issue I did have was a loud neighbor and management immediately took care of it after I sent them a lengthy email.Had a 2 bedroom apartment by myself and it was great the amount of space I had for the price!
Today marks my 2nd attempt at walking into the rental office to leave in utter disappointment. I will say during this visit I was at least greeted upon entering, however I spent about 20 minutes looking over the rental list and comparing them to the many pictures they have posted. At no point during this time was I checked on by the young lady at the desk or others in the office. Being that this is my second visit, I was hopefully that it would be more pleasant experience, however I was disappointed.
Great staff, maintenance issues have always been responded to promptly and efficiently, older apartment but a good amount of space and in a great neighborhood. Only ever lived in Broadacre so I cant speak for any other apartment building, but Ive had no issues with the staff or the apartment itself, would definitely recommend!
Do not EVER rent here. First problem came when I needed something fixed and the maintenance man just walked into my apartment without knocking. Luckily I had the chain up on the door because I was in the bathroom changing with the bathroom door open!Second problem came when then threw a bunch of stuff out of my storage locker on accident thinking it was the one someone was moving out of. Needless to say they arent re-paying me for my stuff because that would be admitting responsibility.
This place is terrible the people in the office raise their voice and try to speak over you as thought you have noting of value to say. They assume they know what you are going to say without listening to you speak. Evelyn is rude and does not listen to a word you have to say she does not have time to discuss any concerns you might have she does her best to cut you off and end the conversation. Unreasonable staff that treat everyone as if they will see you in court some day.
This place discriminates against potential renters which is illegal....I called and was treated horribly so went to the office to speak with a manager to get my question answered and no one would tell me who the manager was on duty so they must be used to many complaints. Then finally a guy answered with Amber properties is the manager then threw a card at me and said send an email and we will make sure a manager sees it. Ha! Send an email to the same rude people who obviously have no idea how to treat people. I would like to be contacted asap about this.

2022-05-26I moved out in April 30th after three years. Never missed a payment and never caused problems. I had my apartment broken into, the staff were very unresponsive for many requests. This is not a safe place. This place only wants money and does not care about your home. Do not move here. So happy to have moved out!

2021-05-20I just recently moved into my unit at the beginning of May. I had a pretty smooth onboarding process as the staff was great with communication. The previous tenants moved out of my unit May 1st and I didnt pick up my keys until May 7th which gave them 7 days to clean and get it ready for my move in.Upon move in I was quite surprised with how large the floor plan was. However, I have an issue with the office/maintenance crew now as when I moved in my dishwasher had stagnant water in the bottom that smelt and was overall in a filthy condition. As I began my walk through I noticed the floor by the balcony where you walk out has been rotting out. This is a HUGE liability for myself, the person living below me and for the company itself. Im extremely disappointed with how non-responsive this company has been with my urgent requests. This does not leave a great first impression at all. As of today May 20th, these issues are still not fixed nor has anyone from the company kept me in the loop with an ETA of when it will be.

2021-12-14Great location and nice floor plans, but poorly managed and maintained. They do the bare minimum. Broadacre apartments-sewage regularly backflows into the basement and not properly cleaned. Door locks often broken. I could go on... Desk staff is nice but seems to lack tools to be effective at solving renters issues. Id say you get what you pay for, but $1k isnt actually that cheap?

2021-11-13Please be aware that applying though them will result in a HARD credit check, which will affect your credit score for years. They do not mention this anywhere on their site. I applied in March of 2021. Not once did they reach out to me or even have the decency to send a courtesy email rejecting my application. Instead, Im stuck with a hard inquiry on my record and nothing to show for it. This is unbelievably unprofessional and unacceptable.

2020-12-19I rented from Amber Apartments for one year. Their apartments are high quality, and their staff is attentive to phone calls, emails, or other requests. They arent necessarily the cheapest option, but you also get great service. And lets be honest, renting is not cheap nowadays anyway.

2021-09-10We moved in on 8/14 and had several issues immediately, including safety issues that we tried to address with the staff. One of the maintenance guys stopped by one day while working on another unit and was absolutely great. He helped fix some things we were waiting on and even sanded some of the splinters in the 3rd level flooring for us without a maintenance order from the office.They also moved us into a unit that is new construction and did NOT request internet service for the unit, so we are unable to get internet for 10 days as we both tried to work from home. They did offer to pay for our first months internet to make things up to us which was nice but it was a frustrating first 10 days to living here.

2019-03-27Lived at their Broadacre apartments this past year. The apartment itself was decent and nice, neighbors for fairly quiet and polite. Management followed up on regular maintenance in a timely manner but the building itself is old and kind of falling apart, which they do little to nothing to keep up. All in all very average but it was a great price for the space and location. Just a FYI, they dont do lease renewals at all so dont plan to stay long.

2021-01-03We scheduled to tour three apartments roughly a week in advance. They told us it would be a self guided tour per covid regulations which was fine with us. Then we saw the apartments. The first had exposed plywood and was casually dingy.The second was a biohazard. We entered to find trash, empty beer bottles and the previous tenants cloths scattered around and spilling out of grubby and ripped garbage bags. The ceiling was rotted out above the kitchen sink and there was a liter box with cat feces scattered through the kitchen and down to the bottom of the stairs in the basement. It was as though the previous renters had moved out and the complex had yet to enter. Completely unacceptable during normal times but during the pandemic? Absolutely disgusting. Not only did they waste our time and put our health at risk, they ran our credit for a hard inquiry! When we voiced our concerns to the leasing office the employees who were previous very helpful and kind, brushed off the concerns and saw nothing wrong with the conduct other than we “should have been warned.” Ridiculous. Relieved only that we never moved to this location. But hey, I didn’t see any actually bugs.EDIT: Three months on and I’m STILL FURIOUS at the hard credit inquiry on my account from this trash dump of a company. And it’s supposed to be until 2022?! For VIEWING AN APARTMENT? Ridiculous. Seriously, do NOT deal with this company.
