Comment: *WARNING* Don’t get near this place. I had a gas leak a few months ago with a really strong odor of gas all over my apartment, and when I went to complain to management, the maintenance came to my apartment and just dismissed me. They put the blame on me, saying that I left the burner on. I felt hopeless at this point, so I called the gas company. When the technician came he found a gas leak inside the wall so he had to shut off the main gas valve to my apartment saying that I’m lucky that the electrical outlets didnt trigger the gas. Just imagine what couldve happened then... On top of this they were careless, and didn’t even care to pay, or move me to a hotel for the time being while fixing the issue, or even giving me an apartment to stay. Since my lease ended by the end of the year they kept the wall open until I left the apartment. I was about to extend another year until I saw how they treated me, and how the whole building was in danger until I took matters in my own hand. They put my life in danger, and I wouldn’t risk staying here.

This narrow prioritization comes at the expense of addressing the needs and concerns of current residents. Despite repeated attempts to resolve issues, responses from the team are lackluster, suggesting either a significant gap in their training or a deliberate choice to evade responsibilities. A glaring example of this is their handling of a technical issue with the Amazon Hub lockers, where multiple team members incorrectly claimed they lacked the necessary access to remove a second email—a statement directly contradicted by Amazon and leasing staff from another property, confirming that only property management can make such changes. The necessity to submit multiple requests for a single concern to be acknowledged, let alone addressed, is unacceptable. Considering the high rent being paid, the quality of service is deeply disappointing and makes it difficult to justify the cost. This experience calls for an immediate improvement in staff training, accountability, and a shift in focus towards equally valuing existing residents satisfaction.

The amenities are luring but its definitely not priced for value and resolving even the simplest of issues/questions with the leasing office is infuriatingly slow.My main disappointments so far...1. The office is only open by appt. You have to make an appointment before theyll speak to you. If you. go to the office without an appt even to ask a 3 second question, they will literally refuse to look at you or acknowledge you. Its the most bizarre thing. lolol2. One two different occasions Ive had to follow-up with via email with the office more than three times before I finally got a response. This combined with #1 make help and assistant feel INCREDIBLY inaccessible.3. Half (or more) of my packages are either stolen or lost. Another quarter of them are delayed because theyre not properly added into the locker system.4. There have been serious issues of non-residents getting into the property and being destructive, setting off fire alarms at 4am (7 occurrences over a few weeks period), and wreaking general havoc. Definitely not an overly safe neighborhood.Positives1. Ive only had a couple of maintenance issues but they were handled super fast and everyone who has come to address them was amazing. The maintenance and grounds team seems to do a bang up job!In short, Ava feels very Hollywood. It puts on a good show on the outside but the realities of living here dont come close to the expectations. :(Im only a few months in so Ill update if things change! ❤️🤞🏻Jan 24 update: Same. Could be worse, could DEFINITELY be better. If youre on the fence, I couldnt/wouldnt try to convince you to live here.

Comment: If I could give this place negative stars I WOULD. I read a review about how all the 5 star reviews must be fake and I couldn’t agree more. I’ve lived here a little over a year now and I can’t wait to leave. We’ve had random people break into our front door, we have people below us who blast music till 5am, my floor board shakes along with my tv. Security does nothing about it and we’ve called countless times. Gates and key fobs never work, so if you’re considering moving here be ready to get locked out every other day. Front desk doesn’t answer messages or calls, maintenance shows up weeks later and walks into your apartment unannounced. My roommates and I tried to cut the lease short and they told us almost $24k.. WHAT A JOKE. This place is a scam. AVOID IT AT ALL COSTS!

Comment: Haven’t received security deposit till now, over 2 months since lease has gone up. Leasing team is never available and don’t want to address tenant issues, calls go to voicemail. They don’t want to hear or listen to any tenant feedback. Security doesn’t do anything, gunshots heard multiple times while living here and not a single notification given. Tenant security and safety is given no importance.Amenities are nice - but the living experience with leasing team, security, and day to day operations are horrendous. Stolen packages, no support. Complete hands off and don’t want anything to do in helping tenants. Once you sign your lease, you’re on your own.

My husband and I were approved for an apartment and on the last day they asked me to send bank card statements when the keys were due tomorrow! and we only had Russian extracts, to which they told me no! thats not all, they promised to return the deposit, a month passed and they wrote to me that they sent a check to some address, without specifying whether we were there or not! when I said that none of us were there! They promised to cancel and send to this address within 10 days and you know what happened!? After 6 days they wrote to me that the check was empty and I couldn’t send it to me again! They dont answer my messages! my husband is in immigration prison! Ive never been to this address! who cashed the check?! how did you cash out? They sent me a scan of the cashed check! although neither I nor my husband have ever seen him!!!!!! the check was for $2160!!!!!! Avalon, can you at least comment on this!? Solve this issue!!!??????

Comment: I’m a current tenant and it pains me to write this review because when I first moved here I loved the building and its amenities but that’s all you will get with this place. Purely aesthetics.STAFF:Tenant service is not a priority here, everything is automated or through apps. No one is ever in the office, if they are they’re sitting in the back room and you have to wait 20 minutes before someone notices you on the camera in the lobby. They’re nice people and I’m sure they mean well but their system is inefficient. Bri and Amy are the only ones who’ve shown some kind of empathy and assistance, for that I am grateful. The maintenance deserves raises for the filth they put up with the residents. Mail theft is a constant factor, the staff deflects all responsibility when it comes to tenant affairs in dealing with things of this nature. They’ll just repeat their policy to you and tell you to file a police report which ultimately will go nowhere. Sure you’ll get an email about Food truck Thursday but if someone in the building likely stole your dog food or the shoes you really wanted to wear that night, no further action is taken by the building. Not even an a courtesy email. Building security is laughable, at 3am there was a homeless person in the garbage room I had to scare away with a bat, apparently he’s a regular and snuck in a few times before.RESIDENTS:Like a Dr. Seuss novel, some are nice, some are rude, some are just flat out gross with their disregard for sharing space. People throw trash off their balconies, allow their pets to pee in frequented areas like elevator entrances or the actual elevator without cleaning it.BILLING: (personal experience)We have been here since September 2022 and was late on rent ONE time in OCT and paid both OCT and NOV rent with no fees, no penalties, no court notices. At the end of Feb 2023, a bunch of dead gnats kept falling from under the base boards at which that point we requested to switch units. Also, my sister had been in a life threatening car accident with her fiancé while also visiting his father on his death bed. My sister being distraught simply forgot to pay rent for March,Shortly after, we were claimed to have been served a 3 day notice on 3/10 which was never received by me, I only knew we were because we were served court papers for eviction not but two weeks later. Again, we paid the rent in full and they also added $800 in legal fees which could’ve been avoided by a simple email reminder for rent. This is a system in place that’s very anti tenant and feels like a way to squeeze extra bits of money out of people who are late on rent. Why are we paying legal fees for the buildings extreme action that an email could resolve? When we asked billing their response was “ well the lease says rent is due on the 1st “. Rent is due on the 1st yes but living in LA we know how our lives can get away from us so if you don’t get it by the 10 you threaten to evict?In MAY, we paid $1000 to transfer units which was promised to be waived considering the pest problem we had yet it wasn’t. Paid a whole new deposit, paid one week of MAY’s rent as well as JUNE.Upon waiting to get our deposit back from the previous unit, In July we got the notice, we were shocked to see they were trying to say we owe them even after keeping our deposit. $5000 to be exact. The ledger added over $1000 in utility charges from the beginning of the lease along with other extra add ons. I reviewed all charges and showed them their inconsistencies that they are in fact over charging us. No one has gotten back to us since.I paid July’s rent for our new unit and tried to pay August’s only to find out my account was locked. The building claims I have made no payment since I’ve been in this new unit which is absolutely insane considering I have bank statements of proof and has since filed another eviction requesting we move….This place will stress you out and not have a care in the world. I’m surprised a class action hasn’t been filed yet, if there isn’t one already..

With numerous activities, social events, and food trucks there is never a dull moment.Emilio was very helpful in the moving process. He was friendly, organized, timely, and efficient. He made sure I had all of the requirements needed to move in and answered every question along the way. With his help I was able to sign and move into the AVA Hollywood in under two weeks. Comment: Avoid at all costs. While it looks nice on the outside, they will do anything and everything to rob you. Keep in mind we lived there less than a year. We ended our lease early due to safety concerns involving management allowing a prospective Tennant access to our unit without our knowledge. I reported the incident to higher management and never heard anything back, which isn’t surprising. We agreed on a settlement fee to get out of our lease early dispute the security breach, which we were told was everything we’d have to pay. We have now received another bill of almost $2k for the concessions we received at move-in to be paid back. Let me remind you I asked about this when discussing our settlement fee and was told the settlement was the full amount. I was and am very familiar with the lease verbiage, so I figured this would come into play. They’re now threatening “third party collections.”Prior to moving out, we repeatedly asked for touch up paint and were told they didn’t need to bring us any due to the first coat of paint being free (have email documentation). We painted an accent wall and told them that we needed it to repaint that and they insisted that the first coat was free that they didn’t need to bring us any paint. Comment: I’ve been living here for more than a year and can honestly say it’s not worth what you’re paying for. Sure the amenities are nice - pool is beautiful but extremely packed on weekend and gym has everything you need.BUT there’s several issues that made it a nightmare living in a “luxury” building which isn’t really luxury.The biggest of them all being the leasing team and office; you can’t call them about an issue, it goes straight to an automated voicemail AND you can’t go see them in person, even if it is an urgent matter. You HAVE to make an appointment for the smallest of things in advance even though they are supposed to be “working” 9-6. Secondly, their hours constantly change and are useless majority of the time. They make reaching out and communicating with them nearly impossible because they don’t want to hear complaints from residents and resolve any of the matters. This luxury building has the WORST customer service I’ve ever experienced. On one occasion, the spectrum internet service for all units in the community was cut off due to them being terminated as a service provider with Ava. The leasing team didn’t send a single notice or email regarding this and residents only found out the day off when the internet stopped working. The leasing team had no clue what was going on. Several residents were extremely frustrated since they couldn’t work from home until this was resolved.The extremely thin walls, and loud + noisy neighbors playing music till late night and the security on premises is just there. They don’t do anything and don’t care about residents safety. Even if there is a shooting (which has happened in the community) or any issue arising within/around the community, you are not communicated anything as a resident. Not even a simple email. The fire alarms go off nearly everyday, whether it be morning or night time, causing a disturbance for your sleep & work from home and they are so sensitive you can’t even cook a proper meal without them going off.The elevators in the buildings aren’t working most of the time along with the parking entrance gates and you are given a parking space far from your building. Also you aren’t allowed to properly enjoy amenities; many times that I’ve been on the rooftop, I’ve been told to leave even though it wasn’t 10pm yet and should still be open.Lastly, all they care about is profit; if you are given a renewal offer, it will be a 10%-15% rent increase BUT you’ll soon find out when you decline that when they list the unit for new tenants, they’ll only increase the rent 3%-5%. What kind of logic is that?

In my opinion, there is a serious issue with the management here, leading to poor service and an unsatisfactory customer experience.Firstly, I want to mention the leasing agent named Carlos. He displayed extreme rudeness and disrespect when communicating with me. When we arrived only 13 minutes late, he refused to assist us and spoke to me in a condescending manner. Moreover, according to their own regulations, they were supposed to accommodate us if we were no more than 15 minutes late. Such an attitude towards customers is unacceptable.Furthermore, the complex provides inaccurate information about their operating hours. Their website states that they close at 5:30, but Carlos told us they close at 5. This creates confusion and inconvenience for residents who plan their activities based on the stated schedule.Overall, based on my personal experience, I cannot recommend this complex to anyone. Poor management and unprofessional service create a negative atmosphere and repel residents. If you are looking for accommodation, I suggest considering other options to avoid similar problems.

Comment: Save yourself the money and the trouble. This building is one of the most frustrating places I have ever lived. The apartments and amenities are beautiful but management is the worst. Elevators and entrance gates have technical issues on a weekly, packages get stolen constantly and there’s nothing that the building “can do”, the leasing office, which is who takes care of most inquiries in the building works 9-6 with a lunch break in the middle of the day and they’re fully closed Sun & Mon, every time you try to reach out they ask you to submit a request through the resident app (even for small inquiries/questions) which takes them about 24-48h to respond and they don’t even have a telephone number you can call to speak with someone. The only telephone number there is goes to a voicemail to request a callback, so forget it if you have an emergency. They do not care for a comfortable (and logical) experience of the tenants, all they care about is their property and getting paid

Comment: At first glance, this building may seem good, but there are many nuances:1. We were not allowed to see the apartment before entering, as a result, we saw not what was posted on the website. The apartment is completely different from the virtual one on the site, and for the worse. And you will never know if there is a balcony in your apartment, before the entrance.2. Before viewing the apartment with witnesses, we clarified - can we move to another apartment without additional payments and any losses? The manager replied in the affirmative. Later it turned out that she gave us false information and during the move we will lose money and also we will be forced to pay the deposit again!3. The gym is visited by many people who are not residents. Nobody does anything about it.4. At night, silence is not observed and security does not regulate this.5. We live in 5 building and parking space was given in 1 building!! We have to go home through the all buildings. Managers are not going to solve this inconvenience.6. Elevators in all buildings and parking doors constantly do not work. It is not clear why we must pay for parking when the entrance to it does not work.7. Also in the apartment there is terrible noise insulation, you will literally hear every step of the neighbors.8. In the parking lot, a pipe burst and I was looking for security guards to say it. Having bypassed the building several times, I did not find a single security guard.9. And the most interesting thing is the fire alarm, which works even when you cook soup!!! And I saw how the dog literally hurt his ears from a loud fire alarm!

While my partner and I were initially interested in a unit here, the leasing agent completely ignored all of my questions and emails. When I tried to call the complex, I was rerouted to a call center in the Philippines and while they were friendly, had very little information about any units, and werent able to connect me with any team members on-site. Because these units often need to be pre-leased before youre able to see your actual unit, you may end up in a unit that is very different than the virtual tour model you see. For us, it was really important to have a balcony, which was information seemingly no one was able to share with us. This lack of transparency is worrisome and ultimately made us choose to go with a different complex altogether.

Leasing team will lie or omit details to get a lease signed.Upon moving in, learned that construction wasnt completed. Was forced to sign with two different internet providers or go without for the first 3 weeks. They reimbursed me for said month of service with one but, not exactly the warm welcome expected after moving 1200 miles.Currently dealing with managements inability to maintain clean common areas. Allowing residents to leave trash in the halls, sometimes impassable is becoming a common occurrence.Update as of 1/27/2022-No response came from management looking into my issue. In my industry (Online Reputation Management), this is what companies do to hide the fact they are failing in terms of delivery of products or services and dont know how to fix it.Minor issue with an upstairs neighbor, sounds like they have a small child. Kids make noise, I get it. Running full sprint from one side of the apartment to the other in the middle of every work day in Covid times, not so much.Getting management to do anything, besides sending emails, is currently taking months of outreach. Terrible experience getting worse, do not move here.Update as of 3/7/2022-Learned throughout the prior update to now that the original management team was terminated due to incompetence. New team is equally worthless.Do not expect them to worry about noise, safety, anything realistic about apartment living outside of their office hours. Believe there were reports of gun shots in here over the past weekend, too bad this was after hours.They want to solve my noise issues with my loud neighbor by relocating me in the building at an up-charge. Quite a clever scheme to treat their tenants so poorly they want to move to get more revenues out of them. Couldnt agree more. After 3 months and 13 fire alarm tests and sound offs in the middle of the night, theyll hate it here too.Just an overall terrible community and company to work with. Take your money elsewhere.Update as of 2/8/20232 months after moving out and my former roommate and I are in disputes over the remaining invoice. They want to charge us for damaged/stolen property that after numerous attempts to solicit proof from, they still cannot and just want us to pay or threaten 3rd party collections. Its a wall hook...what would we want with such a thing?We moved out December 1st. Prorated rent and prorated parking credit but full month of parking? No.Repair/pain needed for the walls. When we were attempting over 3-4 days to coordinate a move out inspection to which the front office team declined, we were told minor holes smaller than a nickel wouldnt be a problem. I even offered to run to Home Depot to get a $5 tube and applicator of spackle, just in case.Long story short. Avalon Bay Communities is a great place to hate everything about your living experience. Move-in, Ongoing management, Move-out, they have mastered the art of ruining it all. Please, take your money elsewhere.

I visited on a whim, fell in love with a unique, open-concept floor plan, and have been largely impressed ever since not just with my awesome unit and the fun amenities but also with the leasing and maintenance teams for how straightforward, transparent, and reliably helpful they have been whenever I have had questions, concerns, or work orders. Amy Bloch has been particularly exceptional in this regard. Amy earned my trust and respect very quickly, and my interactions with her greatly influenced my decision to sign the lease. To be honest, I normally avoid touring and renting from larger apartment complexes, but I am so glad that I took a chance on Ava Hollywood. Here I feel seen, heard, and valued in a manner comparable to that of a much smaller complex. With five different buildings under one community, I think that’s quite the accomplishment.

She was wonderful in helping us make a decision to move in and really going beyond to ensure all our questions and concerns were addressed. She turned out doubts into a positive experience and we have been enjoying our new home ever since.Since we moved in there have been minor issues in our unit and building.However placing a service request using the app is very efficient and everything was addressed promptly.Also a thank you shout out to Amy Bloch for personally addressing some of our emails and going an extra step in keeping us updated.It is a big community, so with the amount of tenants one can only imagine how much it takes to communicate with everyone.The maintenance team is super nice, everyone we came in contact with is always willing to help and they do their job and tasks with a smile on their faces.The only reason for 4 stars is based on the fact that some tenants are simply a nuisance and it seems like certain rules are not strongly enforced by the management. I.e. smoking and tenants not cleaning after their furry pets. But so far that would be my only complain. Otherwise it’s quiet place considering its size.

To start, I lived in a townhome maybe 4 months before a homeless person broke into the property, broke into my residence burned my place down and destroyed all of my belongings. Another 6 months go by when another homeless person breaks into the garage broke into my vehicle ripping wires making it not driveable. The Ava’s excuse was we don’t have security in the parking structure make a police report (nothing was resolved other than me coming out of pocket)! Dealing with staff is the most irritating and time consuming thing. First you half to call for a appointment and that’s if someone ever reaches out. I highly recommend if ever speaking to staff to have EVERYTHING in writing or they will lie to you and say they didn’t say what was promised. Highly over priced, poorly built, can literally hear any type of movements if you live below someone. You would think as big of a company they are the infrastructure would be much more professional. One of my worst living experiences I have ever had to deal with. 13 months of hell.

We’ve payed application fee and now that website doesn’t let me complete my application I don’t know what will happen now. So it’s not good first impression when you can’t find the right people to fix a problem.

Everyone who knew about it told me to give up and just try to get a refund. But Consultant Nellie solved my problem within literally 15 min. I really appreciate it and this is why I really enjoy living in this complex because I know for sure that if anything happens office team will make anything possible to help with any issue.

Comment: My bicycle and motorcycle have been stolen from this complex and they don’t do anything about it. Then my car was vandalized and still they do nothing about it. Just recently my car was broken into, and yup they do nothing about it. They have had months to put up cameras and increase security patrol, but no. Last night there was an armed break in on which tenants were roughed up and fires were set, a dog was shot. So far from luxury living its not even funny, more dangerous than anything. Not worth the cost of rent

Comment: I happened to drive by AVA Hollywood by chance and decided to go check it out as I was in a major pinch to find a place, and was getting desperate. Thank goodness I did as I could not be happier now that Im all moved in to my fantastic place!Firstly, Amy who was/is my leasing consultant, was honestly incredible every step of the way and could not have been more amazing to help me secure my current apartment. She literally helped me with every part of the process and answered my dozens of questions with a smile, and gave me all the best tips and advice to get everything secured and taken care of.If it wasnt for her, I would not have been able to get my place as I was super specific about the apartment I wanted and she did everything to find it and help me secure it. Could not be more grateful and happy with my choice to call AVA Hollywood home.Thank you again Amy and AVA Hollywood so far has really been a good experience with minor things coming up but honestly, nowadays certain things are inevitable no matter where you are but they do everything to make things right and as perfect as possible. My leasing agent, Jenny Fling, has gone above and beyond to help me get things sorted. My move is a cross-country one, from NY to LA, and Jenny has been nothing short of amazing, from the initial tour and apartment application, to even assisting me coordinate certain deliveries to my apartment while I’m still in NY, such as mattress and moving boxes. I can’t say enough good things about AVA and Jenny!

Ricardo has consistently fixed my door battery which unfortunately dies every month and most recently Adrian came to fix the battery right as he was planning to leave for the day but decide to come and help me first. Comment: I have no idea how this place has so many 5 star reviews, but after living here for a year I don’t have a single positive thing to say other than the units are nice. AVA has the most inconsiderate, deflective, unfair, unkind management I’ve ever experienced in my life. This was my first apartment upon moving to LA and since day 1 getting a hold of management has been IMPOSSIBLE (they went remote and appointment-only so if you ever want to speak with someone you have to schedule an appointment), and their only goal seems to be getting as much $$ out of their residents as possible and not taking any accountability for anything. My unit flooded back in December and dealing with AVA management was a nightmare and I felt so alone they hardly did anything to help and told me I was on my own to figure it out when the flood was external and not my fault (wasn’t even home when it happened). They then increased my rent around $500, so I now am moving out and am suddenly being held financially responsible for my unit 9 days after moving out simply because I did not sign a document that management neglected to tell me needed to be signed and emailed to them within 30 days of my vacating the unit. It’s unbelievable the complete disregard for their residents. DO NOT LIVE HERE if you’re interested in living somewhere that cares about their residents.

Comment: We just moved in and wow, tbh already a good experience! Jenna was the only person in office today and she still took my last-minute shenanigans, with a smile too. Most of my experiences with leasing agents are kinda.. cold and awkward? But Jenna was real as hell, I recommend the staff in this establishment!Amenities are pretty darn clean. The layout is smartly built and minimizes any horrifically long walks. This place looks better in person than in photos, which I cant say for too many places! Look forward to staying here.

Comment: This was my first place in LA and I have to say, I’m so happy I moved. The rent prices are always fluctuating on the website which is a big red flag. They tried to charge me almost 300 plus an additional 100 since I got one spot free when I moved in. When I said I was going to move out I looked on the website a few days later the rent was listed at only 30$ more than I was currently paying for my unit! The neighborhood surrounding is very sketchy. I got a beautiful place (duplex) with a private unshared yard in Silver Lake right by the reservoir for the same price I was paying at AVA Hollywood. No I don’t have a pool or a gym but I have peace and safety and rent control and a gym I can walk to. Also as a nurse who worked through covid at the hospital it was super frustrating seeing how management handled the mask mandate- a lot of people in the building did not wear masks in common areas but would send these emails out weekly reminding people they had to - but rules were never enforced. Most of the people were nice that worked in the building and I appreciate that but I would never live here again.

You’ve got some good ones here!ARTISTS, PROFESSIONALS, ADVENTURERS(the responsable ones ;) COME TO AVA Hollywood lol. It’s great here. The amenities are unbelievable. Every building has its own unique amenity and there are five brand new and modern quality apartment buildings. It’s like a small little community of its own! An amazing two floor, indoor/outdoor fitness center with a yoga deck! The pool? You have to see it. Huge and infinity pool style overlooking Santa Monica Blvd 😍 I must say a personal favorite would be the many fire pits, lounges, and barbecue grills throughout the complex. It’s quite sumptuous 💜 a dog/pet park, AND SPA(to wash dogs/cats/pets included in rent)Mailroom feels safe and looks gorgeous in the contemporary main hall that leads to a rather state of the art business centre. The leasing team here is special and they work hard. The staff that comes to clean the amenities work hard. They’re all incredibly friendly and welcoming. It’s a great community. When leasing, Ashley, Gaby, Justin, Kurt and many other great team members dedicate a lot of time and effort to helping people both find their new home but also in making a new apartment home. In short, a great community, brilliant amenities and an awesome staff. I think the goal at AVA is positivity and that’s very important in a community.

Comment: The number of times I have been woken up by a fire alarm in this complex is unfathomable. It is extremely frustrating to have your sleep interrupted so often. As other tenants have mentioned, I recommend reading reviews from tenants who have lived in the complex for more than a month or two. The only reason they didn’t get a 1 star review from me is because the staff I have dealt with have been relatively pleasant. If you do decide to live here, do not choose an apartment on the ground floor. Lots of litter accumulates on the patios of first floor apartments (cigarettes, dryer lint, drink bottles, etc.). This is primarily the case on first floor units that face away from the center of the complex.

Comment: Ive been here for over 7 months, and this has been the nicest place Ive lived to date. Had a few hiccups in the beginning but the leasing staff has been amazing at addressing every issue. We also have an incredible maintenance staff who typically respond to work orders within 24-48 hours, and are so positive. Whenever I run into our groundskeeping staff they are so polite and cheery, and work hard to keep everything clean and clear on a daily basis. I want to give a special shout-out to Alma, who was one of the first I met who helped me to clear out the moving boxes from my apartment. She also keeps our dog park pristine every morning, which I appreciate, as I have to keep my dog on lead to use the bathroom (which means walking through the doggie park myself several times a day). The courtesy patrol staff has been awesome as well.Main issues have been the fire alarms going off at all hours of the day here and there. But on the plus side, the fire doors allow for us to stay inside our units whenever the alarm goes off.Overall the brand new complex has lovely apartments and a great variety of floorplans. The amenities are beautiful (my favorite being the rooftop deck). And it is SO centrally located. I rarely have to drive over 5 mins to go anywhere. Love living here!

All spaces are really good, you have huge options (rooftop (3), pool, bbq).On the downside, the TV on the rooftop (building 3) was always out of order, it seemed to be old, the fireplace didnt always work either.The biggest negative point is dog owners who do not clean their pets feces, We sometimes even find it in the leasing office, elevator, and garage (as much as the Cleaning Team tries its best, many pet owners do not cooperate).The maintenance team is also super quick to solve problems include late night emergencies.I just leave here because I dont have a special (a free month as offered on the website) to move to another smaller apt.Thanks to the AVA Team.

Since the management clearly ignores the emails. 90% of their 5 star review are first time reviews, which most likely are fake review, since we dont have any way of verifying. Look at the review with concerns to noise after 10pm, smoking that happens everywhere. Nothing gets enforced other than aggressive, one time emails, with zero actions. They are like a small dog with a big bark that ends up running away. Condesending, incompetent, management. Ashley, in particular. Had my lock broken to the patio for couple of months, the excuse, it was on back order. I looked on online, available at Home Depot under $300. LOCK, that ensures the safety!!! Kept asking, until my dog unlatched the door handle and escaped the unit. Went down to the leasing office, called security and emailed. No response! The maintenance kept calling from autom8ed service and none of them had any notes on whats been happening. Just that irritating we are so sorry with the inconvenience this has caused. I am a business owner, this ist a 5 star service level, not even 1 star. Finally, someone from the maint came, 4 days later. Total joke! Comment: Hmm? I’m seeing a mix of reviews on here which is interesting. I’ve been here for 5 months and I just want to say that my experience on this property has been nothing but pleasant. The staff is friendly and have been helpful when I have questions/concerns. There have been minor hiccups along the way but life is not perfect and it is normal… What matters to me the most is that management has always made it right. Move-in was smooth and easy. There’s a community dog park (fave part). You need key fobs to enter the property, to use the elevators and to access your space - No issues for me, it makes me feel very safe (priority). There are no pest control issues. The washer/dryer (fairly quiet) and central air in my unit is awesome! Amenities have been great since I have been here. I understand the closures (I’ve seen this for cleaning purposes) due to the pandemic. There is coffee in the lobby every Wednesday and a food truck every Thursday - how convenient! Yes, it can be loud but let’s be real, we are in the heart of hollywood, it’s inevitable sometimes. And also, the community here is a younger crowd, I don’t expect it to be silent all the time. I knew that going into signing my lease by obervation. I have met some amazing neighbors. I appreciate all department staff for working so hard to make this property run… During the pandemic they weren’t working from home like most of us were, they have been the boots on the ground when comes to safety/cleanliness. Areas for improvement: mailroom can be organized better. Hoping for a Sweetgreen Outpost. Due to the size of the community, it is difficult to pinpoint food delveries. A couple designated food delivery addresses might help. P2, Bldg 1 parking needs more attention, I think having Janitorial conduct a trash pick up daily would help. Trash rooms needs more attention, similar to the above, a quick wipe down daily would help and maybe an air freshener, if possible. These are all easy fixes. Shout out to Kurt, Justin, Amanda and Nino for always being so wonderful/responsive towards my Husband and I. Special shout out to the GM, Sahar for always being understanding and easy to talk to. Even though we were at the pool party, Justin came & gave me all the information about the place that I needed & I am sold. I told Justin it would be a little while before I was ready to make the move & he still insisted on showing me e place as if I planned on moving today. Justin was a great help!

Comment: If I could give 10 stars I would!! This property is outstanding to say the least. The front desk lobby staff goes above and beyond to meet and exceed expectations. Whenever I post videos of this property or my unit people keep saying it looks like I live in a resort hotel. The amenities definitely add to that effect as well everything thus far seems very clean, The cleanliness throughout the apartments is definitely something that I was hoping to see and I’m glad that it’s the case.The staff here are just absolutely incredible beyond words I am used to dealing with condescending disrespectful and rude landlords or Property Managers however here at the Ava Hollywood those don’t exist. Everyone treats the residence with the upmost respect and ensure that we are happy with the services provided. Especially Sahar the property manager for this location, Nino, Dulce the conceirge, and Traci littfield. Just to give you an example Sahara actually does not do the unit tours but she is the one who helped me find the most perfect unit and exactly what I asked for in my price range. Nino makes sure he answers all my questions and concerns in timely manner and even provided me with tips and shortcut to get through the large premises. Sahar set up my call box, and Dulce created my custom code for gate entry with guests and food carriers.Traci Littfield assisted me more than once within the two weeks of living here and extremely fast as well. Maintence comes fast with her assistance and they even have orkin come every Thursday for units if needed. I feel like I’m living in a dream home I’m so excited and happy to continue my journey here they’re amazing and it’s totally worth it. No task is too large or too small for them to complete in such a timely manner as well it’s incredible and I’m so thankful that I found my new home. More like a permanent staycation

Comment: Nothing but good things to say about my experience living at AVA Hollywood so far! The staff is super friendly and helped me with all my questions during move-in, responded back to emails within the same day, and went above and beyond whenever I had an issue. The people from leasing that I’ve worked with are Nellie, Nino, and Kurt. I haven’t had to work with anyone from maintenance but I consider that a good thing because it just means that nothing has broken or gone wrong in my apartment for me to put a service request in for.The (fiber) internet is leaps and bounds better than the fiber internet I had when I was living in San Diego, and the amenities here are also top-notch. I use the gym every other day and it is always super clean and I’ve never had an issue with the equipment in there. I also use the “Wag Pet Spa” about twice a month, which is pretty much a do-it-yourself dog washing station/room with a tub, water nozzle, and high velocity dryer. They have also stocked it with dog treats, doggy bags & holders, and shampoo and conditioner sometimes. I’ve never used the pool but with the vaccine rolling out and the weather getting hotter, I can see myself spending my summer days lounging out there.The complex itself is well-manicured, clean, and feels safe. I walk my dog around the complex instead of out on the street and there’s plenty of greenery for him to sniff around and the complex is a good size for him to get tired out just by walking through the different common areas.One last thing I have to say that’s unrelated to what I’ve wrote so far is I love the fact that the kitchens have gas fire stoves instead of electric or induction! I haven’t had a gas fire stove in so long and I forgot how amazing it is.

Comment: I’ll start with the only positive, I love my unit. However, everything else is horrible. The fire alarms have been “tested” 43 times in one year! The elevator is always broken, they have had to shut off the water 5 times in a year. The internet wasn’t installed to the building when I moved in, a massive oversight during a work from home order. Ashley (sales manager) lied to my face and said it was only my unit, even after I have emails from att and spectrum admitting it was a mistake. I had a crazy neighbor upstairs, who was hearing things. Management gave him my phone number, after security wrongly accused me of being the source of his disturbance, and literally told the resident that!! he was slamming on my ceiling, showing up at my door, they did nothing to help. I had to actually call the police after months! Most recently my fob to lock my door, get in the elevator etc, and garage transponder, were deactivated by someone “my account was deleted”. I had to leave my door unlocked, but couldn’t even get my car out of the garage!! So so dangerous. I asked for an explanation, nothing! They have used concrete waterproofing in the parking garage, highly HIGHLY toxic, then sent out an email saying “sorry, more potent than we thought, we are looking to get fans”. It says on the label, do not use in not ventilated areas! Like, hello, it’s a respiratory pandemic....what are you thinking?! But the worst part.....is how much the management will look you dead in the face....and lie!! Straight lie. It’s a shame to me that they put more effort into the leasing part, so everyone is in the office to show units and make a good first impression, when if you didn’t suck so hard at managing the property, you’d be able to actually keep residents and not have so much turn over. I’ve not had anyone on my floor stay longer than a couple of months!!!!!

Comment: We have rented an Avalon apartment before in Foothill Ranch so when it was time to look for an apartment for my son, we immediately searched for Avalon apartments in LA and found Ava Hollywood. Justin Miller was the leasing agent who helped us. He paid attention to our requests for a south or west facing apartment with a view and had them listed for us to do a self tour. Justin was very nice, very helpful and knowledgeable, returned my emails promptly and he accomodated our request to tour a couple of the apartments for a second time at such short notice. We were impressed with the floor plan of the studio apartments and the amenities typical of an Avalon property; however, its a bit over the budget we allocated for my son. Were still in the decision making process and hoping and praying something will work out so my son can sign a lease for a studio apartment at Ava Hollywood.Great place and thank you Justin for the excellent customer service!

Comment: Now that we have moved out, I feel that I can submit an honest review. When you first move into AVA Hollywood they ask you to rate them 5-Stars before even living there and they will give you some bonus so of course we did it. We really did want to be able to rate it 5-Stars but man, it wasnt a 5-Star experience at all.Firstly, if you are a musician, producer, podcast host or trying to record anything within your apartment - this is not the apartment for you. The walls are SUPER thin and you can hear your neighbors constantly if they are home. For some reason (we talked to tons of people who lived there and felt the same) you can hear your ALL your upstairs neighbors footsteps. At first we thought they were smashing on the ground or moving furniture but it just didnt stop. Everytime they were home we heard every step they took. We emailed the office about it & they said they were going to talk to our upstairs neighbors but in all honesty, its just the way the place was built. It blows my mind that in a place like LA where TONS of people want to do creative things - they couldnt do better in this area as a brand new apartment.Secondly, when the pandemic hit from March 2020 until we left in December of 2020 all of those awesome facilities that you pay BIG $$ for are either closed entirely (like the gym & hangout areas) or limited in a way where its just not enjoyable. We talked to tons of our neighbors and everyone was so upset that they didnt lower our rent at all during that time. We were all locked in our apartments unable to use the very thing that makes this apartment building an attractive choice. In all honesty, the $$$ is not worth what you get in return - even when things were fully open.Thirdly, when my wife and I lost our jobs due to COVID19 we were looking to go to a cheaper AVA in LA to save $$ as we found out that AVA allows you to transfer if you stay in AVA s apartment network so to say. We chose another AVA apartment that was 10 minutes away from here and wanted to make the move to save $$$. When we approached the leasing office they told us some AVAs do that but we arent obligated to. They said it would be 2 months rent to get out and move to the other apartment. It was sad during a difficult time but we just accepted that it would be cheaper in the long run to stay then to go due to what they required.^^^ This was such a strange feeling. The office is so nice until you tell them you are thinking about leaving. Their entire personalities change & people look at you differently. Almost judgemental which really sucks considering our situation was out of our control.Fourthly, I genuinely can not think of a time where we did not hear a FIRE ALARM every other day. At first they said the fire alarms were routine and wouldnt last long but GENUINELY (i wish i could travel back in time and warn myself) - we never stopped hearing them every other day from the time we moved in to the time we left. They were SO loud and sometimes went on for 20-40 minutes at a time. Again, if you want to record ANYTHING or even work from home this is the most frustrating experience. I tried to post something in the Facebook group saying If there was a real fire, I dont think any of us would actually know and the admin blocked it. But thats just REAL, I dont think anyone would know if there was a real fire. They would just get upset (as we did) and think its another test.The only reason I gave a 2Star instead of a 1Star is because they helped us when we had to move back to Sydney (family reasons) by making it only 1 months rent to end our lease. It was surprising to us that they did that because they had been so strict in the past.I wish our time could have been better, we really thought it was the apartment of our dreams when we first moved in. Just be aware of all these things before you move into this place. There may be more affordable options that you will be happier at.Zach & Karina

Julieth accommodated my request for a different parking spot (initially I was assigned a compact spot for a not-so-compact car, and it was very difficult to get in and out of !), while Ashley has been very helpful in working through a minor issue with noise from my upstairs neighbors who did not realize how loud they were being at first (but have been much better, after Ashley kindly communicated the issue with them). Finally, I wanted to mention how quickly someone has come to my apartment each time I have put in a service request! Overall, I feel the team at AVA are very willing to work through any issues and want to make sure the residents are comfortable and happy.

Comment: Just moved in a few weeks ago and this place is definitely legit. Lots of friendly staff at the front desk and the place overall just has a good vibe. Its brand new with some great views on the top floor hang out areas. Outside workout area and the pool are so clutch right now and accessible by reservation (during lock down). Some stand out employees so far are Kurt Gulsvig, Maria Garcia and Alex Alvarado... they are always so helpful, cheerful and welcoming. Thanks for a warm welcome! Comment: Weve only lived here for 8 days but weve been in touch with the leasing office staff since we first took an in person tour of the community back in August. I cant say enough of great things about the leasing office staff always being there for us. We planned on relocating here in the middle of October but when the sell of our Wisconsin home went sideways putting our relocation plans to LA on hold, the leasing office made sure our already forwarded mail & packages was secure and even pushed our lease start date out a week just to give us some grace since we werent gonna be there. While we havent been able to experience all of their amazing indoor amenities because were in the middle of a COVID shutdown, theyve cared enough to figure out a way for the residents to workout outdoors. And arranged a system so residents can still use the pool and hot tub through a reservation system. And I love the way theyve fostered a sense of community with different activities and events like Thursdays Food Truck. Weve met some awesome people that live here. Shout out to Andrea our very first point of contact on the first day we visited, Amanda who helped me locate an important package that was here while I was all the way in Wisconsin, and Nellie, whom was just a friendly face that asked me the other day how things were going for me so far. People care here and that really does matter. Ninos team always going above and beyond with whatever the residents need. The maintenance and housekeeping crew has done a amazing job too so shout outs to Ricardo & Susie for being so friendly and taking pride in their work here. Our neighbors are bomb too lol. This is truly a caring community at AVA Hollywood. I highly recommend you come and take a tour!

Comment: I would not recommend moving into AVA Hollywood. I’ve lived in several new apartment buildings to confirm that AVA Hollywood is the cheapest constructed building with the poorest leasing office service and highest restrictions on amenities and outdoor spaces that I’ve encountered. Moreover, the office staff doesn’t seem to care about the concerns of tenants and diminishes tenants’ access to amenities and services, while requiring tenants to pay high rent for less and less value.There were basic issues with my apartment when I moved in. An example is shelving units not screwed in or properly secured, so dishware I placed on kitchen shelves fell and broke on the floor. They didnt properly clean the apartment before I moved in, so that was an extra chore for me to do. There have been issues with the water pressure in the shower (strange mechanical noises and pulsating water stream whenever the shower water runs) but I guess I should be thankful to have hot water. Other tenants have said they’ve had issues with not getting hot water and with apartment break ins.I hope you like fire alarms, because they’ve been testing them for months at all hours.AVA nickel and dimes for everything. When I moved in, I was told that there weren’t parking spots available so I’d have to pay $100 extra a month for parking – which I now pay on top of my overpriced unit. They wouldn’t reduce my rent when I moved in, but a couple months later, I saw they dropped the pricing of the unit below mine by $700 – less price than my unit—and that unit has more features than mine. It’s not a good feeling when you know you’re overpaying for the unit you live in. The exchange of value for the rent you pay is not there.Also, when calling the office, it is rare to get a hold of a person – office staff rarely answers the phone so if you need something, you have to email and hope that someone responds in a timely fashion. The staff seems to prefer not to be bothered by tenants.

Comment: I have been living here for a month now and I must say to anyone reading these reviews that are bad its NOT THAT BAD PEOPLE. Example, last week I couldnt find a package and Nino went above and beyond to help me find it. It was put in the hub and he was able to Iocate it. I never felt like he didnt want to help me or that i was a bother. Also the complex is new and its much cleaner than some of these reviews suggest. The elevators in my bld always smell nice. I hope this never changes. The city needs to clean up the 7/11 area but other than that the neighborhood is not that bad. We have clebs and entertainers living here and we all have fun .... Meet me on the rooftops. Oh btw the courtesy officers at night are very responsive and are quick to help if needed. Ava Hollywood is dope, come see for yourself.

Comment: Everything leading up to signing the lease had been great until I read the reviews and started to ask questions prior to the dotted line. Absolutely unacceptable how deceptive the property manager, leasing agents are. Not one person mentioned the terms and conditions when *APPLYING* for an apartment. Yes, you heard me right, simply applying online will cost you more than the standard $45 application fee. If at any point within the five days of being told (verbally or via email) you have been approved, if you dont sign the lease, they arbitrarily charge you a prorated holding fee for taking it off the virtual market. Nowhere online, in person, over the phone, on email did any single person mention this up until I read Yelp reviews of other people complaining about the very exact same thing. I tried to work this out, I tried to call, and email, and meet in person, but all you guys can do is literally read from a manuscript. I did not authorize this, nor agreed to any form of random charges for simply applying.

I had a positive experience with her as she was extremely patient, knowledgeable, and dedicated to help me find the best unit for my interests. She is a true expert of the property and units and through her knowledge and recommendations, I identified a unit that I applied for within 24 hours of my viewing.Cons:-Lack of follow up: after my first onsite tour with the Senior Leasing Agent, she mentioned she would send me over information and this was never received.-Negative customer experience: After I my application was approved, I requested a different move-in date and thus, the leasing team sent me an updated lease with a new deadline date (5/12/20) in BOLD print stated in two email correspondences. However, considering everything going on in the world, I started to have doubts if this is the best time to sign a lease with this complex and thus called AVA to learn the penalties of cancelling the lease. They shared I would be responsible for a 5-day holding fee which is ~$500 (pretty egregious in this current state things but apparently it was in the fine print that I failed to read). Learning this, I reconfirmed my deadline of 5/12/20 and this is when Senior Leasing Agent suddenly declared that I actually needed to make a decision by the end of that day (5/9/20). Immediately bewildered, I communicated to the Senior Leasing Agent that my recent AVA email w/ the lease attached stated 5/12/20 as the deadline. In addition to continuously cutting me off and aggressively speaking over me with their policies, she also scoffingly stated that I have until midnight that day anyways (6 hours from this conversation..as if this makes it any better). Realizing this convo was making no progress, I requested to speak with her manager in hopes for a more professional experience and result. However, this convo was even more frustrating as the Sales Manager argued that their system made the error and she cannot honor it, further arguing I must sign by the end of that day. I finally had to open up about my personal affairs and reveal that I was currently on the road, driving an hour away to spend time with my grandmother and thus, I dont have the time to suddenly review a lease and sign it immediately. I continued to address how unprofessional it is that they are switching the deadline dates which lead to the Sales Manager then questioning me on why I am even reconsidering AVA. After this, she then suddenly decided she will release my hold on the apartment to finally honor the deadline date (5/12/20). However during this time frame someone else could rent the apartment and if so, I would need to find another unit.-Considering they clearly they made a mistake at my expense yet still tried to pressure me into a 14-month commitment decision within 6 hours is pretty shocking. Customer service to me is always priority and this experience was disheartening. It will is the main reason I decided to withdraw my application entirely and lose $500 for a holding fee of a unit that isnt even being held anymore.I understand that business might be tough and we are all adjusting, but this is for everyone - especially paying customers willing to spend during such an unprecedented time.

Comment: We officially moved in on Sunday and we are so in love with this building.Daniel was our leasing agent and the man is the best leasing agent I’ve ever dealt with. Period.We were reacting a “luxury” unit in Toluca Lake area and it was problem, after problem, after problem. Fortunately, we were able to break our lease and, since doing, we looked at nearly every luxury complex in LA. It was a tough choice, but AVA kept surpassing every expectation we had and the professionalism, and kindness, of Daniel sold us on the community.We absolutely LOVE the amazing amenities and we are lucky enough to have a view of downtown, which really makes us feel like we are living that Hollywood dream.Can’t wait to see what’s in store for us, here. :)

Comment: From the moment we stepped into the leasing office to take a look around we were met only with friendliness and proffessionalism. Starting with Julieth but dealing at later stages with Mahaelani, Housh, Nino, Ashley and Tammy every stage of getting into our apartment was a breeze. We had a million and one questions about the various steps required and the patience and accommodation provided by all the guys was incredible. The apartment and amenities themselves are beyond beautiful. Thanks so much to the Ava team for making whats normally a stressful journey to lease quite easy!

Comment: Love the community. Julieth, Housh, Nino, and Ashley have all been amazing with the move-in process.I had a few minor issues during the first few months but maintenance has been more than helpful, Letty and Ryan especially. She will come the same day or within 24 hours of your request to fix your issue.Would recommend this place to all my friends... not that I already dont!Nicest complex in Los Angeles currently.

Comment: I had such an amazing experience moving in thanks to the help of Houshmand. He answered all my questions and was very patient as I visited the property on a hard hat tour and after the building was finished. He kept me updated on prices and availability.Houshmand was also very helpful with the move in process and gave me a bottle of wine to welcome me to my new place. He was very polite and I highly recommend this property.Now living here I love it ! I’m so happy with my decision ! Everyone at the leasing office is very polite and helpful. There is always security around which makes me feel really safe.

Comment: Nino, Housh, Julieth, Tami, and Ashley have provided excellent service and great hospitality during our first weeks in the new community.The building is brand new, and we were among the first to move-in. Even though there were anticipated delays while waiting to move in. Nino and Julieth were very patient and gracious when dealing with and delivering the news.The whole team, including security and tech staff, has provided a feeling of safety and being cared for. Comment: Hands down the best experience I’ve ever had leasing an apartment. If you’re interested in touring/living at Ava Hollywood please do yourself a favor and make sure you ask for Ashley Esposito. She made my move so hassle-free and easy. I can’t say enough about her. I had several obstacles this time with moving from my roommate needing to break the lease last minute to delays with my move-in date, all circumstances out of mine and Ava’s control but somehow it was still the least stressful move I’ve ever had due to Ashley and her team. She helped me find a 1 bdrm I loved and got everything sorted out the same exact day. When my move-in date was delayed she was more than accommodating even helping arrange all the details with storage. Ashley responds quickly and has honestly gone above and beyond for me. I’ve lived in 6 different complex’s over the past 8 years and no where else even compares to the customer service I received here. Upon move-in Ashley even had treats waiting in my apartment for my dog Toby, coffee, water, and some snacks for me, and gifted me with a bottle of wine. The extra little things she did for me after dealing with the several unforeseen circumstances with my move means so much to me and you just won’t find service like that anywhere else. The list goes on and on. Not to mention the complex is brand new and beautiful with resort like amenities and in the best location. Go take a tour and ask for Ashley, she’s amazing!!

Javier arrived promptly this morning and efficiently addressed all the issues in my apartment. He repaired my faucet, AC ventilation system, cupboards, and doors, ensuring everything was in perfect working order before he left.
