Comment: The location was great, the maintenance team was quick to respond and always thorough, and most of the leasing agents were very helpful and kind. However, my low rating is due to Avion’s management. We had a bad experience with our upstairs neighbors who were very noisy and inconsiderate of the people around and below them (big dogs constantly running, yelling, etc). When we brought this to the leasing office’s attention, they were helpful at first and did what they could to mitigate the situation, but once our complaint was escalated up to management, we were met with very unprofessional and dismissive behavior. For instance, we were initially instructed to record as many instances of the noise as we could, and then later were told that we were bombarding them with footage, despite being told to continue sending footage. They also minimized our complaints when they said that the banging and excessive noises depicted in our videos was “normal apartment noise” (without taking into account that phone audio does not pick up the entire extent of noise). Both the leasing manager and property manager minimized our complaints for an issue that had been disrupting us for over a year, making us feel like we were the problem. This incident left a very poor taste in our mouths and made us reluctant to engage with them any further.My advice to management would be to empathize more with your tenants and to be more professional when handling their complaints. While my partner and I are very patient and forgiving, much of the behavior we experienced from management would likely not sit well with others. We also did not appreciate being gaslit and not having the support from management that we needed when the situation become intolerable and we needed to voice our concerns.

Comment: This review is for the maintenance team. Everyone on the maintenance team does a great job. Recently we had our sink leak and a bunch of water was flooding under the sink. We had to call the after hours hotline since it was a few minutes past COB. There was some initial confusion with the operator and they ended up writing two services requests for the same job and I kept getting missed calls from the operator. Regardless of the confusion David the supervisor showed up to my unit very quickly and was extremely polite and helpful. He fixed the problem and also gave us some tips if the issue were to happen again.

Comment: RENTERS BEWARE: Once youre moved out, the management team would hang up on your calls, or they would go ahead and transfer you to the voice mail when they see your number, knowing you are inquiring about the charges on your final bill.Awful experience from pre move-in to move out. The maintenance team is great, but the apartment management is horrible, and I would not recommend this complex to anyone. I may add more details later.

Comment: The property is gorgeous and the units are spacious and upgraded. Its also in a great location that is central to almost everything. I searched and toured a lot of different apartments in San Diego, and this was in my top 2. Most units have everything you need, including dishwasher, washer & dryer in the unit, and they all come with a parking spot (either carport or garage). The rent is competitive, especially with the quality and amenities you are getting. I was torn between this place and another place, but ended up going with the other one due to it being closer to my work (the only drawback). However, I wanted to leave this positive review for the great experience I had with the leasing office staff. Samantha, who was helping me, was extremely helpful and responsive to all my questions, and made the experience extremely pleasant and positive! Even though I ended up going with a different place due to proximity to my work, in my 15 years of living in different apartments, this was probably the best experience I had, so I just had to leave a review!

Comment: Updating: if you like constant construction and limited parking, this is the place for you.For what they charge the apartments are great but the rules are too lax. Pitbulls and off leash German Shepards around despite “breed restrictions” they go over when you sign the lease. There is extremely loud screaming and yelling at the pool day and night that can be heard buildings away. Doesn’t seem like anyone at the front cares. There was a homeless person digging in the dumpster the other week.

We own business and provided them statement with much more than they asked for but their “genius” manager cannot verify source of income. What is funny that they do not even care to communicate and work something out. I asked to talk to manager but in return we received denial and no one even care to call us.Waist of time but looking back only wish you better manager and hopefully you will make decision of personal income based on knowledge and documents that you were present and not someone opinion.Hope your manager learn that they are there to see if someone makes enough to afford to live there and not to determine whose income comes from where and how. Even if your income is more than sufficient for the rent, they will not accept you.. and I truly hope that they do not select by your identity, color or background.This was my experience:I applied and provided all documentations, including paystubs, but according to their policy, they still cant approve me. I called them and asked for clarification. Yes- I did have to clarify a couple times because the policy seemed so odd (which seems to be the consensus among the google reviewers)..but Hannah was definitely irritated that I had to clarify a couple times..and as I was still clarifying, she hung up on me. The property policy being nonsensical is not her fault, but her attitude from the beginning made me feel uncomfortable and very discriminated.What else is required, as part of this policy that they continuously emphasize, for people to be accepted to live here? It was definitely not income or a good credit score....

Make your decision carefully if you want to rent this place!I went to this place 6/17 morning, I told the manager Anthony that I will relocate to SD for a new job that will start in 7/17. At the beginning, he told me there is an apartment will be available in 7/24. I think about the price more acceptable. So I told him okay I will wait on my moving in date. He asked me to come back on the same day 3pm to show me the apartment. I went back to Avion at 3pm and worked with Florence and Heather. They told me the one price $2600 plus apartment off the market. No longer available. They gave me no reason. Just : we don’t know why. Maybe they will upgrade it. Because I will move with my baby for my new job. I would like to settle down as early as I can rather than late. So I asked them if they have available room that I can have end of this month. I want to settle down before my new job starts. They showed me another one price at $2777. I think the price I still affordable. So I paid $146 to apply and asked them to hold the room. As Florence and Heather told me I will need to pay the rent for rest of June, so they will lock the price for me. They told me if I don’t pay the rent for rest of June, they can’t hold the apartment for me. And the price will go up later. I think I could just go by what they told me so I can get the price locked. On Monday I submitted all the documents that they requested. On Tuesday they replied me said : Thank you for sending in the requested documents. After review, the offer letter start date you provided starts after your lease start date. Due to our company policy, we wont be able to accept the offer letter unfortunately. We require if an offer letter/ employment starts after the lease start date, there is a 2-week minimum.Their policy DOES NOT make sense at all. In common sense, who would wait to settle down until the last minute?! So I called Avion and spoke to Anthony, I asked him to explain their policy. It is not make sense at all. He said he didn’t know I have offer letter. Well, he never asked me to provide the offer letter from the beginning, but I did tell him I am relocating for my new job that will start in 7/17. But now he told me he didn’t know. I asked him about the policy. He replied me cold blooded: your job have policy, we have our policy. This is our policy! WOW!!!! I am paying for his nonsense policy. Because he has no idea about his policies so I have to pay for him. Two days later after he collected my money he realized he has a policy could help him get my little money. If I know their interesting nonsense policy I will never ever pay the application fee. $46 really not much. But the way how they STEAL customers money made me feel so sick!I highly recommend DO NOT rent this place!

Comment: My partner and I applied to a unit at Avion at Spectrum, and the experience was horrible. Be prepared that they will send an email out of the blue to your supervisor and ask them to provide your income info VIA EMAIL, which is totally illegal. (Also not sure if they only do this to international applicants or to everyone. If the former, they are just being xenophobic).So heres what happend: We submitted all the documentation they asked for, including 3 paystubs each. Because we are international, they asked us to bring social security card in person and verified our immigration documents - fine, we did that. They said we were all good, so we went back and waited. 5 days later, we received another email telling us we still needed to provide our social security card. ???? After multiple clarifications by email and by phone (by the way, if they tell you that someone who can help you is on the phone or doing a tour, and they will call back later, they NEVER will. It has happened to me at least 3 times), they said OK they had everything they needed, the income verification was complete, and they would have answers to our application in the next day. Then, 2 days later, they emailed my supervisor asking for my employment information including income. WTH? If you are not able to get your work done, dont promise a deadline.We provided an employment verification letter instead (which I never heard of any other apartment requesting), and then the application result finally came through the next day, but we NEVER heard back from them on any next steps, where to sign the lease, any deadlines, etc. We checked in by email again asking about next steps, and they were like Oh you didnt receive information about next steps? I can resend, which they never ever sent. I told them no, we didnt receive anything, and they said Oh no not sure why I didn’t send I’ll send it shortly sorry about that. and then NOTHING. It has been 15 days since we applied. Within this timeframe, we had already gone through the whole application process including all background checks for another apartment and got approval.It was just a huge pain to work with them - given how slow they respond and how unclear they are on everything when we are still prospective resident, hard to imagine how bad it would be if we become their resident. They are unprofessional, they are not even able to answer questions about the difference between units accurately and mix up the models, and they respond to your email in a condescending way. Beware.

Comment: This complex does ALMOST everything right, EXCEPT sound proof their floors. do yourself a favor and ONLY MOVE INTO A TOP FLOOR UNIT. Period.I knew the upstairs tenants ENTIRE SCHEDULE from when they woke up, when they used the toilet, when they went to bed, what days they worked from home, when they closed the window and when they left the house - everything. Why? Because I could hear them stomping all day, everyday. Other tenants might move gracefully, I was lucky enough to live under a blundering big foot that does everything with extra force and umph. dont roll the dice here and put your sleep schedule at the mercy of a big foots schedule- especially not at this price tag. top floor unit if you want peace or keep looking.Pros:-leasing office and management are wonderful but they can only do so much as they didnt construct the building.-community is very well managed and groomed-the community members are generally quiet

Comment: New tenant here. Complex is nice, and neighbors are nice and quiet. Staff has been very friendly and helpful whenever I have asked for assistance with something. It is expensive but thats an issue all over San Diego (and the world). Finding a place in San Diego that is both clean, and quiet has been hard. The complex is owned by a large property management company so they do ask for more information than independent renters when signing the lease, but that is par for the course these days. My only issue has been the windows which are old, but short of ripping them out of the wall there isnt much that can be done about them. Maintenance has been great. You can see they actively keep up with the entire complex which makes the price easier to stomach lol. Id give this place a 4.8 if I could mainly for the windows and some other very very very minor cosmetic issues. Rent here if you can.

Comment: Few amenities and poor communication. Terminated my lease early because of safety issue, the complex rarely has its security gates shut letting anyone in/out of the complex. We also had our unit professionally cleaned before turning our keys and we were still charged a cleaning fee that the front office says they charge everyone. Im having an attorney look over the lease agreement to make sure there is no mention of this, but if they dont see anything, the word of the day may be, class action lawsuit.

Comment: Lived here for two years. If I was to rate my neighbors and the location I would give them a 5/5 star review. However, the management at Spectrum is subpar. The management always seemed to have weird excuses for things even prior to Covid and take no interest in making the residents happy. You can tell that it is a corporate company that owns the complex because the lack of interest in putting the residents first. Within the first month we were there, they took out the little playground in the complex with little notice and no plan to replace it. Moving in with two little kids I was excited to have something close, inside the complex to go to during the day. When asked about it they said that there were no plans yet of what to do with the area. Two years later, it has turned into a pet wasteland.During Covid was even worse, they had so many excuses for not opening things. One time I was told by Donovan that they couldnt open the spa because the heat in the water grows Covid. When having a concern they would direct you to send an email. In the rare chance they responded it was an automated reply you will not receive a rent reduction when you didnt even mention a rent reduction. Most questions asked of the office management were deferred to corporate. When asked if you could address your concerns to corporate, they said they dont have a phone number to share. While I was there we were the very last complex on the block to open their pool (no spa). At one point they even deactivated our key fob into the pool, it felt like they were treating us like children rather than residents of the complex. If you do plan on moving here, I would plan on at least $100 of charges for cleaning. My family loved our time in San Diego but living at Avion was quite frustrating at times. I leave this review in helping people get an honest view of the place and hoping that something has changed by now on how they communicate with residents.

Comment: Future tenants WARNING. The management here are only looking for their best interest in profits. Not you. They will overcharge you for their benefit to take more out of your security deposit at any chance they can get.I lived here for 4 years and was very clean, quiet, and a very low maintenance tenant. I spot cleaned my entire apartment intensively once I left so I could get my full security deposit back. Vacuumed, carpet cleaned, swept, mopped, wiped every counter top, cabinet, and drawer, inside and out, in both the kitchen and bathroom, washed the tub, toilet, mirror, did a stove oven self clean, washed the inside of the fridge, freezer and microwave, cleaned the dishwasher as well as wipe down walls. Look at the photos of my apartment when I left. All this took 5 hours to complete and I invested this time specifically to avoid extra charges. The only things I was aware but could not get to was dusting the ceiling fans and blinds, and wiping inside of the oven (did a self clean so only ashes were left in the oven, wiping could easily remove). Avion is charging me for housekeeping labor at $25 per hour for a total of 4 hours, $100 deduction. This was for 4 tasks which would only take a maximum of one hour to complete and thats being generous! Should only be a $25 deduction not $100!I asked for the itemized statement. They emailed back with a picture of four items that required cleaning and only 2 of the 4 they could claim (oven, blinds) see picture Original Itemized Statement. The other two are false claims. I responded that the 4 hour of cleaning charges were unreasonable and unjustifiable for the 2 tasks. I then get a response back saying apparently there were a total of 12 items of concern not the 4 they originally claimed and they stand by their charges. They saw their situation to be unfavorable so they looked to find more evidence of what they can claim. This is unethical business practices with malicious intent. Of the 12, only 7 were claimable which were oven, 2 sets of blinds, ceiling fans, and the washer dryer had some dust on the door. The rest were all false claims such as the tub (I completely scrubbed twice), a few drawers with paint damage (this cant be cleaned, considered normal wear and tear by California law), as well as another cabinet with normal wear and tear damage (but was spotless clean). They know this cant be claimed yet they are claiming it because theres nothing else to claim. Thats called a malicious tactic! Even with all they claimed it still only justifies one hour of cleaning.Also want to point out Christens comment in the email. She stated she didnt charge for painting because I lived there for 3 years as well as for carpet cleaning because it was satisfactory on move out. By law you cannot charge me for this Christen, so no you are not doing me a favor.To sum this up, they continue to refuse the refund of my security deposit and still stand by 4 tasks taking housekeeping 4 hours to complete when it took me 5 hours alone to vigorously clean the entire apartment. The staff and community managers, Christen and Rebecca, make you believe they are helping you out of generosity for your benefit when in reality their intentions are strictly only for profits and reporting numbers to benefit themselves. They dont care about you as an individual, family, or life situation. Not at all a management that helps support the community. Avoid renting here entirely to prevent this happening to you.

The apartment itself is absolutely gorgeous and the community area/pool is really nice with fun acorn chairs. I moved cross country and was worried a bit about safety in a city but the security at Avion has made me feel so much better. Every member of the community Ive bumped into has been so kind and welcomed me to the neighborhood. So far, I love it here!

Comment: I lived in one of the upgraded 2br 2 ba units. The apartments are nice, and very roomy. In unit laundry, open layout, huge kitchen and island separating the kitchen and living room. Community amenities are nice, with the large pool and barbecue area. Lots of trees and green space surrounding the buildings of the complex. If you want to live in the Spectrum area, but away from the hustle and bustle that can occur there, Avion is the place to be. Parking enforcement is fairly strict. DO NOT park in the lot if you dont have a tag. You WILL get towed.I ran into some personal difficulties during my tenure and management worked with me while I got things ironed out. Rebecca is a fantastic community manager.I enjoyed living here and highly recommend Avion.

Comment: Very responsive and accommodating. Moving-in process was very easy. Our apartment is spacious with so much light, which is exactly what we had wanted. We are grateful Donovan alerted us of this apartment as it was a great deal. We have been living here for 1 month. It is nice, quiet, safe, and clean. Extra bonus is guest parking is really easy compared to other complexes where guest parking is impossible.Updated review for the move out. Again, living here was great and the price was relatively affordable compared to all the other complexes in the Spectrum area. However move out process was very frustrating. We thoroughly cleaned up the apartment to the point where I cleaned the baseboards. Yet they still charged us almost $500 for general cleaning, carpet cleaning, and painting. When I specifically asked why they charged so much they just kept referring to this generic itemized list. And they say you can bring this up to some legal team that they recommend but the legal team just says you have no case. Its extremely frustrating and no one even cares to help. So if youre ok with losing at at least $500 when moving out guess you wont mind living here. Our friends still moved in because of price and they just mentally prepared to lose their deposit.

But, some of the original staff have left over the last few years and the turnover in residents have been twice over in our corner of the building. Not pleased with the current staff or the neighbors that grossly do not consider the quiet hour policy. Management does nothing. The courtesy patrol and towing company have both changed as well. We would not recommend this complex.2018: We have lived here for a few months now and enjoy it very much! It is very dog friendly and there is a nearby dog park at Centrum Park. Katelyn, our leasing consultant, is really wonderful and did a great job showing us the property when we were first looking. The staff and maintenance are very attentive. Some things we didnt anticipate (and out of the hands of the staff) are the trees in the community shed pollen and sap so paying for covered parking is suggested for future residents and there have been a few odd verbal altercations by neighbors or guests in the parking areas which surround the units. Nothing serious that called for courtesy patrol or police. I would highly recommend this complex and area!

I was so lucky to have Anthony assist me during this whole time! Hes absolutely amazing. He responds to emails very quickly, answers his phone when you need assistance or questions answered and he didnt even get mad at me once when I bugged him a million times a day, before the unit was even mine LOL! Honestly, if it wasnt for Anthonys help during this whole process I dont think I would have pursued living at Avion, but it was so reassuring knowing that I received sooo much help before I was even a resident. And now that I am loving here he has taken care of the little things I needed, hes followed up with us the day of move in and everything. (The normal move in process is so different due to covid) but hes made everything a smooth and easy adjustment. I had my internet boxes delivered here a few days early and he even had them sitting in my apartment the day I got the keys. Its crazy how one person can make such a difference. First they increased my rent over $500 a month and thats not the worst part!Im writing this review because I rented the clubhouse today for my daughters birthday party for $250 and spent over $2,000 in food, decorations, etc., and invited all my family and daughters friends from LA and San Diego to come enjoy my kids birthday party.I came in today and the clubhouse was 78 degrees before we started using the stove meaning it was going to be 85-90 degrees by the time everyone was here. When I expressed my concern to the manager Hector he said that they knew about the A/C not working two weeks ago and doesnt care if it gets too hot. I asked if he was serious because he must be joking... he wasnt.Hectors solution was you could open the sliding doors to the pool I said that they are doing construction outside to the pool area and there are 5 year old kids do you think that is safe? No response!When I continued to ask him why they would rent the clubhouse even when they knew the A/C was out without notifying us his response was that is your problem.I couldnt believe what i was hearing so I rephrased it asking him would you rent an apartment out to someone even if you knew something was wrong with it? His response: yes ... it depends on whats wrong if it was the A/C yes!Cancelled my daughters bday party and she is crying more than $2,000 down the drain.I hear about this stuff happening to people and dont believe it but wow AVOID AT ALL COST

Comment: Overall disappointing. We moved here 5 months ago the apartment is actually nice even if the appliances are cheap and not new. However the apartment overall Is decent and nice. What is not working is the manager office. Recently they changed the ownership of the property and with that they also changed the manager. Lets not talk about the fact that I have a disability and I must have an emotional support dog, the manager she made it so hard that I almost felt discriminated. Lets not talk about the fact that she asked me papers and documents that are not required by the federal law for people with disabilities. The problem Is that when you walked in that office feels like they are doing a favor to make you stay here when the truth is, without us tenets, they wont have a job. The problem is that they need to change their attitude cause right across the street they just finished several new condos much nicer than this one all new, and happens that the people who works there they really make you feel welcomed. I guess they did understand how it works. Who wants to stay in a place as expensive as all the new other places when you feel like that you are not welcomed ? The new management needs to remember that we can choose among many places much better than this, and they should be grateful of our business. To end this review Id like to remind to them and to all, the first rule of marketing : takes years to build up a good reputation but its takes an hour to destroy it

Comment: CONS:- They will find reasons to not return your deposit. I am 8 months pregnant and spent 2 days cleaning my entire apartment(even wiping down the base boards), had a walkthrough and was told that i would not be charged anything for cleaning as it was spic and span. 1 month later find out that I was being charged 75$ for floor cleaning. Further more, when i provided my final rent check, i included an estimate for what my utilities would be for that month based on previous months rent breakdown, and was charged an additional 100 some how for utilities.- They also will try to hide the fact that you need to give a 30 day notice, even if your lease is expected to end after 12 months. no reminder notice was given. They will also charge you month to month rate (an increase of 500-700$) during that time frame if you dont make the cutoff.- I was charged 500$ for a supposed scrapped pole from my assigned car port. I was told that someone in the residence saw me getting helped out of my car and that i looked drunk (funny seeing as how i was 6 months pregnant at the time). Received no apology, and no explanation or reasoning as to why i was being deemed 100% responsible for the issues on the pole. The really extraordinary thing is this issue was brought to my attention 1.5 months after i had scrapped my car against the pole, i didnt have my car cleaned or scrubbed to remove any evidence but i did get out of my car after it happened and investigated both my car and the pole and noted that there was no issue to the pole only my car... yet 1.5 months later i was asked to come to the office, told that i would be charged for the incident and was shown pictures of my car. If i had something to hide i would have removed the evidence from my car, there was no damage and yet the word of some other resident who claimed a pregnant woman was drunk was taken over mine own.- floors/walls/vents are very thin and carry noise easily. Downstairs neighbors had continual fights starting from 3am to 8am, i spoke to them in person twice asking them to please keep their arguments to a reasonable hour with no result. I then contacted the management office and left a complaint with no result, not even an apology.- even though the community is gated the gates are not always kept closed, leads to people from other communities parking in the spots and there not being enough space for residents. On multiple occasions my husband spent 20-30 minutes waiting for someone to leave in order to find parking(during weekdays).- Even though the pool seems nice given that it is heated, i am pretty sure they do not put enough chlorine in the water or keep it properly cleaned. Every occasion when i went swimming i got sick a day or two after. I attribute it to the pool water being uncleanly but cannot say for sure.- The pool house is available for booking but only after leasing office hours. They claim it would intrude with their normal business. So you can only have events from 6pm on... that includes weekends.- neighbors will smoke on their patios with disregard to other residents. smoke will come through your windows if you live near one of them.PROs:- bathtubs are bigger than average and walk in closets are available in 1bd layout. move in deals are available but be careful as they will get you with that month to month increase at the end if you dont get out in time.- laminate floors are nice- cabinets look nice but they are plywood with paneling, so nice look but very cheaply made- W/D in units- pet friendly- gym and heated pool

Comment: I love my home! Chris and David have been excellent with anything. I am very comfortable there and feel safe. Yes parking can be a bit tricky on weekends but its California....99% of the time I can find parking. The pool and gym are always clean and enjoyable. Maintenance has been quick every time Ive needed them. I would recommend this place to anyone.

Comment: Lived here for a year and for the most part we didnt have any problems!The leasing team is awesome and very helpful, especially Daniel and Chris. HOWEVER every time my s/o and I talked to Yana about something, we always have the same experience with her. She isnt as helpful or friendly as the others. She comes off rude and makes the process more stressful than it needs to be. Dont get me wrong, in the end what needs to get done gets done but we would rather go through Chris or Daniel to get things situated.Docked 1 star because of her. Other than that, its a lovely place!TL;DR - Awesome apartments, awesome leasing agents minus one named Yana.

Comment: I was about to rent from this place until I came across a better deal in North park. However the apartment complex was very nice and it seemed fairly quiet amenities were top notch. Amber who is a leasing agent was super nice and down to earth. More of a real person you can say. I found a condo rentals that was a better bang for the buck but this place was gonna be the place to pick if I didnt find my prize.

We had looked at many other places before finding Avion. We were greeted by Christopher. He was amazing, by far the best customer service I have ever experienced, he always made sure we got exactly what we wanted and were happy. Weve now been here for close to six months and still love it very much. Its such a nice area/ neighborhood and very peaceful.

Comment: Overpriced compared to near by locations. They have two types of apartment: 1. Classic: old and has not been remodeled for at least 15 years and 2. Modern: Remodeled new apartments. Their units are more spacious compared to San Diego standards.

Comment: We have lived here for almost a year now and i must say we love it. The leasing staff has been awesome to work with as well as the maintenance staff. Great access to all major freeways and a very short drive to almost anywhere in San Diego.

Comment: Good location, facilities include heated pool and Jacuzzi, exercise room with new equipment. maintenance is ok most of the time, but not without you pushing them, sometimes over and over until they get it right. Garages are not available to 1 bedroom tenants, this was very frustrating. The walls, ceilings and floors all telegraph any neighbors tapping of kitchen knives, heavy footfalls, and domestic personal disasters. The couple upstairs regularly hurl clothes out the window and scream at each other in Cantonese at midnight. Neighbors drive home in the middle of the night, drunk, and blast their stereos in the parking areas until you get dressed, pound their hood and scream bloody murder. the police DO NOT have automatic access, the gates are closed, they call you to come in. I wonder about the fire department. Management does nothing about parking issues, tries at times to cope with noisy tenants. In general the management is ok, but talk to the boss of the entire complex if you feel jerked around. She is worth her weight in gold.My only really serious disappointment is, if you have a plug-in car like a Volt or Tesla, you are DOA.
