There was some miscommunication with my parking space being assigned to another tenant already, but management resolved this quickly and effectively, and they even offered to credit me back for the period I did not have parking. I feel welcomed into the office any time to ask questions or address concerns because the staff is friendly.

Be careful of overcharged billed items for minor damaged items. Nearly my entire security deposit was stolen from me over normal wear and tear of cheap window blinds and a squeaky cracked closet door.

Comment: Why is it that I have to pay my rent on time or get charged late fees if I decide to pay later? This apartment is soo bad and the property management does not seem to care. I have requested to have this leaking ceiling taken care of for practically a year now. Recently, they came to finally patch and paint the ceiling and install a vent for the restroom, I was happy. Only to have it days later leak, stop working, and short out the only light in the Bathroom. I’ve expressed my concerns but no one has come to fix anything. At this point I feel I have been scammed into a 12 month contract with no refund, compensation, or way out. We still have not Received a stove vent installation for cooking. They told us a little hole in the ceiling is fine. It gets hot and stuffy when cooking and feels unsafe for my pregnant wife to inhale

Comment: We are still experiencing a leak in the bathroom it’s been months now and it seems like we keep getting less than priority on repairs for this apartment. It takes a really long time to get someone to “fix” something just to find out it is not “fixed” We have been experiencing problems left and right with this unit since we moved in. It was supposed to be “Move-in” ready. I pay my rent on time and in full every month before or on the due date. This is unacceptable and I feel we got stuck in a 12 month contract just to help pay for any repairs this unit needs at this point.

Comment: My husband and I are less than a month into our new lease and our experience so far has been a disappointment. First, upon lease signing were told that we owe money - after paying close to 5k (with first months, rent and deposits) we knew that this was a mistake and asked them to explain what was on their ledger, what we paid and what was owed line by line - they couldnt. We awkwardly had to wait there while they checked the system and they later admitted that there was a miscalculation in the system, bit of a rough start.When asking about parking, microwave, ovens - details about the unit, deposits, etc... they gave the wrong information! We tried to shake off, they have a lot of properties and were trying to be understanding. However, upon move in the floors were dirty, there are plumbing issues, and drum roll...there is a termite infestation! They seem to be cutting costs at every corner in terms of maintenance and tenant care... I hope that our experience improves but after all of these issues so far and living here for less than a month, we arent too hopeful. Separately, working with maintenance staff has been great - very responsive and communicative.

Comment: I have spent days and hours researching reviews and experiences with this Management Company and i would have to say that the comment by Vanessa Jarvis sums them up. Along with the countless other complaints. And i agree with her that the positive reviews do not seem legitimate at all? How could the reviews be so drastic in difference? It does not seem possible at all? As more then one commenter stated i to was addressed by a young lady who is suppose to be in charge of getting problems fixed at these properties that they state they are managing and she also had zero interest in why i was calling and the first time while i was speaking to her she hung up on me and then when i immediately called her back she sent my call to her voicemail (which they never respond to) and to this day she has not addressed 1 single issue at the building with Number 1 being the serious Raccoon, Rat or Whatever else type of rodent that it could be living in our walls problem at our building on top of all the other countless issues going on for years. In 2023 for Customer Service to be so very poor is really unbelievable. Is there even a Manager at the location that oversees these roque employees and how they are handling paying owners and tenants problems? Do they even know or care that without these customers none of them would have jobs. Which frankly i cant believe they do. Unfortunately if things arent handled quickly the Better Business Bureau and Legal proceedings are inevitable. Belmont Brokerage please do the job you are suppose to be doing and teach your employees respect and manners when dealing with paying customers. I find it hard to believe that you have been in business over 2 decades let alone 2 years with this type of blatent disregard of your customers issues with their residences. Really very shameful and embarrassing behavior in this day and age from any business establishment.

They would communicate any issues or work that needed to be done in a timely manner.Location was no smoking but a few residents would smoke in their apartments and in the common area even though there was a manager on premise.Moving out was easy and received my deposit in a timely manner. I would definitely recommend renting from this property management.Five star because the smoking had became less frequent so I am assuming the management told the residents to stop.

Much better than making an appointment for a showing. They also give you plenty of time to look at the place. Some rental offices only give you about 30 minutes. This place allowed me either one hour or two. I can’t recall which.

They WILL NOT tell you this information and, it IS NOT on any of the paperwork you fill out. I was kind of disappointed and confused with how their system was. But honestly it seemed that they just wanted to collect that 40.00 and deny. I didn’t want to be one of those people to hop on the bandwagon and leave a review that would create more of a perception but if they communicated more I think it would have been a better understanding, whether you get approved or denied. These places run a HARD CREDIT CHECK inquiry and CHARGE! A little bit of communication is FREE! Thank You again!!!

Comment: By far the worst rental experience Ive had in my 7 years in Long Beach. Rented with them for almost 2 and a half years. First year was awful as things were already falling apart and had to do multiple maintenance requests. We had a family of 5 raccoons in our attic as a welcome gift. Our neighbors next door also rented from them and had horrible experiences as well as a dead raccoon in their attic that resulted in maggots seeping through the ceiling. Communication was god awful and it was a whole year dealing with this situation and we couldnt sleep in our home due to safety concerns. It was to a point that we had to seek our own help and had to push for reimbursement (which took almost a month) as we had to handle all expenses for this issue. We made sure to report any issues with the home upon moving in and submitted the document only to still be billed for those items on our deposit. Our windows were painted shut and drawers and cabinets were loose. We always had to take time out of our schedule to follow up on someone assisting us with our requests. A month before leaving we had a small mouse find its way into our home and pest control was no help and advised the house had multiple openings for critters to get in and that it was the property managements duty to patch things up. We called the company again only to be rudely addressed to the point I just advised its fine will deal with it and hung up. Guess the mouse was our goodbye present. All of this just to have 80% of our deposit deducted. All they care about is money and not their renters. Really hope other renters have better luck with their experience.

Comment: I just want to share my experience with Belmont Brokerage as someone who was going to rent with them. First things first, I just want to thank Belmont Brokerage for being so understanding and accommodating during our short time with them. We were initially going to rent a studio with Belmont Brokerage but ended up finding a 1 bedroom with another property management company. Our applications were approved for the studio and we had already put in a security deposit of $1500 so we were basically ready to move in the following weekend. But we did prefer a 1 bedroom and we wanted to transfer our application to a 1 bedroom unit that they had on their listing, but it got rented so fast that we were stuck with the studio. So we looked for other apartments and fortunately found a 1 bedroom within the same price but it was owned by another property management company. When we told Belmont Brokerage that we wanted to cancel our holding deposit and will no longer be moving in to the studio, they gave us no issues at all and refunded back our security deposit of $1500 + our application fees of $40 per applicant (two people) minus a pro-rated amount for having the studio off market, which wasnt much at all since we only had the security deposit in for about one week. We came in two days later and picked up our refund in a cash check and that was it. Since Ive started renting from them I have not had any problems with the office staff, from the front desk to the highest manager. When I request maintenance Rebecca from the maintenance department calls me within the same day or the next to find out the best time. Maintenance workers do a great job and before they leave they make sure that I am satisfied with the job. Susana she is a great communicator between the tenant and the landlord, she makes sure if you have an issue shell have it taken care of. Great company and I recommended them to everyone, from landlords to tenants, and in my opinion I think that all other Management companies should learn from them.

These people kicked me out as a single mother of 2 children during the peek of Covid 19 and not because of non-payment of rent because every month they were being paid in full by the first. But because when my mother decided to take her name off of the apartment they couldn’t do their jobs and successfully confirmed my employment. They strung me along for 2 months, giving me the run around, maybe I could stay, maybe not. Ultimately deciding to throw me out giving me 10 days notice! Which is highly illegal so I threatened legal action. When I did that they finally acted as the law states and gave me a 30 day termination of tenancy notice. Also when I was a tenant I had put in maintenance requests to address the vermin issue and my phone calls where never returned, poor plumbing that was never fixed. Ect point blank these people are slum lords who will take ur money and run. I wish I could leave 0 stars

Moved in on a Friday evening. I went into the office first thing Saturday morning and explained my situation. The place was not professionally cleaned like the inspection form stated. The blinds are dirty, not replaced like promised. The light switches were dirty. There are spiderwebs in the sinks, the windows and mirrors are super dirty and there were food residues in some corners. On 7/2 I called and the girl who answered the phones had no interest in even listening to my questions, let alone answering them. All she would tell me is that my application would be reviewed in 3-5 days. On the fifth day 7/3 I called multiple times and left a voicemail with my contact info and as of today 7/11 still Belmont Brokerage has made absolutely NO attempt at getting a hold of me. Comment: As a person who has been renting from Belmont for more than 7 years, I really question the authenticity of most of the reviews here. Belmont is SUPER cheap with doing repairs and there is a rent increase every year. And by super cheap, I mean they will just ignore certain requests like the fence has fallen down please fix or if the sprinkler system fails. I had to pester them for weeks then finally email the owner pictures of the fallen fence to get the fence fixed. And even then, it was poorly done and workers left a huge mess which I had to clean up. I had to pay to repair the sprinklers myself because they just ignored my requests and I dont have time to be out there watering with a hose. By the end of the tenancy, the house is in terrible shape because they are unwilling to spend the $ to keep it up. Roof leaking? Just slap a coating of that black tar stuff on there! Leak under the house? Just ignore it! I wish I was just kidding. I would personally never rent from Belmont again. When house hunting recently, I did not even consider any Belmont managed homes.

Comment: Honestly, considering the bad experience my family and I have come across since March 2018 when our apartment complex was sold and later almost all of our neighbors recieved eviction notices. I have to say, finding our current apartment through Belmont has been an easy transition as well as a good experience. Already overwhelmed thinking we would be next in recieving a notice as well, it finally happened March 2019 and we needed to find a new place to live in 2 months. We looked everywhere and finally found a 2 bed, 1 bath with a parking space through Belmont. The application process was easy and in about two days, we were all approved. The girl in the office we communicated with through phone calls and text messages was very helpful and got us through the whole process once we accepted. On the day we signed the lease, Ruben was there to help us with everything and was very courteous. Unfortunately on the day we got the keys and wanted to move in some of our belongings, we discovered some imperfections that needed serious attention before my family and I could leave anything in the apartment or even feel at peace living in the unit, until it could be fixed. I immediately took pictures as proof and emailed the office. Since it was late, operating hours were done for the day but I received a prompt email and phone call from Ruben the next day. He apologized and indicated they had dropped the ball on my unit, believing it was ready to be occupied. I saw it before I moved in and it was told to me that it was gonna be worked on and ready by my move in date if I applied and got it, since the old tenants had just moved out. Long story short, I got a week extra to fully move in at no cost to me, new vendors came in to fix things that needed fixing, more cleaning and new updated windows. My lease started 4.8.19 and I was officially moved in by 4.14.19, at the time Tricia was the property manager and she was very helpful and apologetic. Ruben was very prompt at addressing my concerns and through his voicemail and emails, I felt looked out for and important to the management because they were all willing to fix their errors and make us feel welcomed in our new home. Since then, I have had maybe a couple things come up and once again I was able to count on Ruben to help correct errors on my portal and set everything in order in less then 2 days. And lastly, I had a maintenance issues on a weekend, called the number for such emergencies and got a call back in minutes. That afternoon it was fixed and ready to go with no problems arising since. We were weary renting with Belmont because of the reviews but when youre hit with a 60 day notice and how high rent is in long beach, we had to make a choice and Im happy to report that so far, we feel lucky weve found a quiet and clean complex with nice and friendly neighbors through Belmont. Also, our manager Teresa been very nice and helpful as well. I hope that we can live here undisturbed and content for a while and that no problems arise in the future because so far, were very happy with Belmont Brokerage.

Their listings on the website were accurate and looked even better in person. It was easy to go physically visit the units of interest and the application process was straightforward. Every time I called with concerns while waiting, someone always answered the phone and assured me of my status. They took slightly longer than five days to deliver a decision, but the approval was right on time!I appreciate that they used a texting feature to notify us and that theres an app/online portal to sign the lease, pay rent, submit maintenance requests, etc. I put in my first maintenance request this morning by leaving a voicemail, and someone called me later in the afternoon to setup service. Before, I probably wouldve given Belmont Brokerage a 3 because literally every time I would submit a Maintenance request, it would go unnoticed for months. To the point where if i realllly needed something done, I would send a request every day for the same thing and threatened them that I would do so until it was fixed. That seemed to get their attention.HOWEVER, recently I believe something changed in management or someone new has come in because the second I submit a maintenance request (recently, like July 2018), Im receiving an email the next day letting me know when it will be fixed! Amazing!! My bathroom towel rack, which had been broken since we moved in, had finally been fixed after almost a year and a half.They are also fixing up a lot of the properties now! Which is nice, because a lot of them needed updating. Other than maintenance, I never really had a problem with Belmont! Paying rent online is super easy ( we have ours set up on auto pay) and parking is never an issue. When applying for our apartment, the process was very quick and we moved right in! Very happy to have had such a great experience with our first rental!UPDATE 5/16/19Rent has increased (luckily by only a small amount), however, now they are charging pet rent on a per pet basis. They are also now excluding pets over 30lbs, which idk what people are going to do who have lived here for a while with their larger dogs. Really low.

My credit isn’t high isn’t low, they denied me and said my paper work was incomplete and my rental history wasn’t strong. I called my past rentals and 5 years worth of excellent rent history want even called. I make plenty of money to rent here. I then drove again this morning from Venice to Long Beach to give even more paper work and reasons to why I shouldn’t be Denied. I didn’t make it passed the rude counter guy. I just wanted to talk face to face with someone about this and no one would make the time. I believe they just didn’t like my look. My whole face is tattooed and I’ve been a 25 year vet in the Tattoo industry. It was definitely a form of prejudice on what I look like. I’ve never been a criminal. You mean to tell me my credit, income and rental history is worse than anyone else in Long Beach? I even offered to pay 2-3-4 months rent in advance. NO! Comment: My sister and I wanted to apply for a two bedroom apt. Our combined income is very high she’s a bartender and has been at her job for over 8 yrs and I am a caregiver have been at my job for 2 yrs. My sister doesn’t have a social but has proveable income through her bank statements. Unfortunately they couldn’t take her income in consideration. It’s as a shame my sister is responsible and has no bad reputation. My income alone won’t meet their requirements. It’s sad. Don’t be biased on good hard working people. I would understand if she didn’t have anything to prove her income on paper due to her status but she has bank statements same ones used to pay bills. Anyways will keep looking somewhere else.

Comment: Not at good experience at all. I returned the premises clean and shine but they still charged me 1600 supposedly for cleaning services. I had to make payments to pay it off the collection company. My credit was ruined even know I pay it off for something unfair now is showing in my credit report and I am having a hard time removing it. I do not recommend this company to anyone.

Comment: If i could give this company a lesser rating I would. The practices within this company are terrible. They take bribes from unlicensed and unqualified people to repair the units. The employee taking bribes is Patricia Caal before her it was Tee. Her and her family are defrauding the company and putting the tenants in danger. She gives the jobs that should be going to a licensed contractors to her ex-husband who has no qualifications or licensing to do said jobs. On one occasion I was approached by Patricia and a man I did not know because I had lost my job and I was going to get evicted. She told me that if i paid her she would not evict me. I ended up giving her $700 to keep me and my family from getting evicted. They threatened me to prevent me from saying anything about this issue. Since I no longer live in their units I feel safe enough to post about it. I have placed several complaints with everyone in the office including the company owner about the money I was asked for and the other bribes she takes but they have not done anything about it so I decided to post here and other forums to hopefully get the word out to their clients so they will investigate.

Comment: This company really sends through hell and high water to rent a property as a qualified tenant. Then once they find out you qualify, and extend you the offer to rent the property they do not do what needs to be done to the property prior to the move-in date. Since I rented one of the property managed by them there was a gas leak they were not prompt on fixing, they gave me a really hard time about it, and then they finally sent a plumber and the plumber found the leak. They lied and said they sent past control inly find find out that past control had not been out to the property in a long time. the answers I have gotten that is not my problem, statements like the one mentioned is unprofessional and un-necessary.

They will ignore your maintenance requests or if they do respond and attempt to fix anything, you better be patient and expect at least 5 attempts and be lucky if its fixed by the 5th attempt.
