We have nothing but good things to stay about our time at Byron Lakes! Though we were only here six months, we loved our stay. The third floor cathedral ceilings are awesome, and we never had any issues with noise or neighbors. Leasing office was always friendly and helpful as well. We left because we had to move for a job, but will definitely be coming back here when we return to the area!
Great place to live! Beautiful apartments, nice property and lots of space. My wife and I are very happy with our decision to move here. They are quick and perform quality work when we have maintenance requests, and everybody we have met or talked to is very kind. I wish the internet was a little better and a little cheaper, and that we had an option for what provider we use too. Not just the Edward Rose internet. Also, when we moved in, whoever put up our cupboards put them up at a noticeable angle. Since it is only a cosmetic thing, they wont fix it. That is a disappointment, but not the end of the world. Overall, we really like our apartment home, and the community.
My husband and I lived in these apartments for 6 years, and have absolutely zero complaints about the place. If it was not for us having a baby, we would have stayed there forever. The staff is very friendly, especially the maintenance workers. Loved the view of the ponds, enjoyed the pool every summer, was well maintained. The price was right for that nice of an area and such a sweet community. I was/am very sad that we had to leave that place I called home for several years!
Apartment was great when we moved in and while we lived there, we even were allowed to have a dog. It wasn’t until we tried to move out that we ran into issues.When we had to unexpectedly break our lease in early March but were then forced to put in 30 day notice and pay an extra month of rent in addition to covering the $750 lease break fee (Seriously what’s the point of having a lease break fee to cover a lost month of revenue if you charge an extra month anyway?) with NO EXEMPTIONS.After that nightmare was over, we finally were able to move out. We left the unit spotless with very few issues (i.e some scrapes on the walls and spots of damage on the carpet in the living room, hallway, and second bedroom) but to our surprise, we received a bill for $711.90 for carpet. Now don’t get me wrong, I agree the carpet needed to be replaced in three rooms, but not throughout the whole apartment and definitely not the pad underneath since the damage did not go through. What kind of carpet costs $700 for a tiny apartment? Our security deposit only covered $500, what happened to the $200 we paid to have the dog?In short, live here if you have no other option but be prepared for Edward Rose and Sons to bleed you for every penny before you force them to let go.
Mice invested, you hear them trying to find a place in fall and can hear them all winter in the walls (if you are lucky enough they wont get into you apartment). All the management does is stuff holes, they are not trying to solve the issue. Its disgusting they let people live like that. I would suggest you take you money somewhere else.
If there were more concern about the parking this would be a nice place to call home!! i just think that when people are not using their vehicles and wont be using them for a long time, i think to be fair to everyone that vehicle should be parked in the back row!!! for car ports if there is nothing else in the car port it should be used for your car rather than leaving it empty and taking front parking space. there are a lot of people that live in these buildings and there should be some kind of common courtesy, but other than the parking i have enjoyed living here!! every enjoy your day!!
For us, it ended up being a night mare. When we moved in, it seemed nice. We had taken photos of everything. The carpet was not replaced, but we werent to concerned until we moved out. They had a $500 deposit which they gladly took in repairs. They charged us for all the carpet to be replaced. Remember, it was old when we moved in. They charged us three times what we paid when we lived there to replace one blind. And charged us $200 for an extra coat of paint for smoking, which they never mentioned when moving in of course. So then, they said we owed over $700.00 when we left. Which we had cleaned the entire place before we left. They didnt even give us a chance to pay in the end, they instantly turned it over to collections. For us, there is nothing to give a good review. So for us, a huge negative rating.
My girlfriend and I lived here for a year, we had a one bedroom on the 1st floor. Our only concern was had a little problem with bugs getting in, but a quick trip to Meijer and getting bug guard seemed to help out a lot. We loved the feeling of being out of the city while still being in the city. The maintenance guy we had was great, took care of the three problems we had. After moving out we got our full deposit back. So honestly zero complaints and would definitely recommend living here!! The only reason we moved was because we bought a house.
We applied back in July 2019. We wanted to move by the end of October, when our current lease was up. We assumed Byron Lakes would be a great place, they are run by Edward Rose and our current apartment complex is under the same management and we love it where we are now. Only reason we were looking to move was because we wanted a shorter commute to work.Anyways, as October drew to a close, I reached out to Byron Lakes because I had to know if we would be able to move before our lease was up or not. They didn’t get back to me for two weeks, until I reached out again. And from the wording in the email that was sent, it seemed as if our application was misplaced. They asked me to “clarify” what type of apartment we wanted again, and if we would like a dog-friendly or not. This was all information that was included in the $40 application. They assured me they would get back within the next few days.A month went by. It was now mid-November. I reached out yet again, explaining our frustration on the lack of communication and how we had expected a higher level of professionalism. No response. I waited a few more weeks. My husband and I again reached out in one last-ditch effort. We explained our disappointment and how we felt. And yet again, not one word from Byron Lakes.Today I decided to see if they had any open units, and to my surprise the exact style we applied and are approved for shows that it is ready for move in tomorrow. Our application still shows that we are approved and on a waitlist. Can someone please explain that one to me?Don’t waste your time on this place.
Great location, wooded area is beautiful and for the most part pretty quiet. The office staff are super helpful and prompt with any questions or assistance you may need. Maintenance is much of the same - very helpful, friendly, and requests usually get done within 24-48 hours.Unit was spacious and clean upon arrival - I was fortunate enough to have all new appliances installed.Very sad to be leaving. Overall, my experience here was fantastic.
My experience with Byron Lakes Apartments has been great. The grounds are maintained very nicely, the office staff are very friendly, and maintenance is always done in a timely manner. I also believe that the apartments rent price is appropriate considering the nice location and environment. If you pay your rent and take care of your unit it should be a pleasant experience.
Hands down the best property i have ever lived in. despite another reviewers opinion, i believe this is in a GREAT neighborhood with a nice subdivision right across the street. the location is ideal for getting to 131 & m-6 only being 1/2 mile away. prices on all apartments have gone up over the years and these are actually a great deal for all that is included. free heat, full size washer & dryer and a safe area. beautifully wooded area with a great staff. i love it here!
We have been living here for almost 2 years, and originally loved it. They recently switched management in the office and they are a nightmare. Nobody knows what they are doing and to top it off.. THEY ARE RUDE ABOUT IT. The new manager Tiffany is awful to deal with. We would break our lease to move and never deal with them again, but i dont want to give an extra cent to this apartment complex. We will not be resigning our lease, and the only reason is due to the office management.
Weve been living in Byron Lakes for almost 2 years now and were very happy with our place. We have an awesome view of pond and great trees all around. The place is way bigger than it looks from 68th street. A lot of wild animals, well kept green areas, nice pool. When we had a maintenance problem, the office came and fixed within 1-3 days. The price is fair for such a nice community. My only complaint is the internet and cable. You have to use their own. The internet is way tooooo slow and we didnt want Dish cable so we opted out.
Wow I was just a visitor at that complex and someone stole my tags. I would never visit or live in that place it is a bad neighborhood. Told the office I was pulled over after leaving their complex and was informed by the officer that someone stole my tags. The lady in the office basically said oh well. I was only on their property for less than 24 hours when this crime took place. She told me cars are not allowed on our property without tags. Hello they did have tags when I first entered your property. As I stated to her several times before THEY WERE STOLEN from your property so please do not leave another orange sticker on my car. The tags are gone due to their inability to make sure the cars arent violated while theyre on their property. Stay far away from renting and visiting if you dont want to be vulnerable to theft!! P.s the bathrooms are old and nasty and they have a lot of water leakage and damaged. I been inside of four of their properties on different locations. Its not the residents who stay there its the complex its self.
Lived here for 3 years with no issues. Only complaint is that my teenage son got into a little trouble with some other boys and the manager theatened to evict because of it. A tree had a little damage to it and my son wasnt even the culprit. A way of saying thank you to a long term tenant with no prior issues I suppose.
The office staff is very noisy. Someone also broke into my boyfriend BMW and stole his wallet, watch and other personal things. Thank God the police caught the burglar walking down the street and was able to retrieve his items. You have to use their internet and cable provider which is horrible. Its bootleg and generic at best. Their prices are way more expensive than Comcast or atat. This is a way to get more money out of their residents. Bugs are everywhere i couldnt take it.
I have lived here for 4 years so I have alot of experience.This place continuously gets worse. They over charge for DISH Network when thet re-sell it to you and you have no other cable options. The upkeep of the common areas is almost non existant. And the latest is they will not allow ANY grills, before we could have gas grills but that is no longer an option. They wont even let you store them.
VERY PEACEFUL!. I just wish they did not shut the fountains off so soon in the fall! I also wish we could have kittys :( I am happy living here. My neighbors are quiet, its close to town but not IN town.. Yes it costs a bit more than some other places but you get what you pay for. I will take the peace for a bit extra anytime.
I have been a resident here for over 3 years never had an issue until this last year, where they have switched management and every time I have a question no one in the office seems to know how to answer me or take care of the issues. Unreasonable to talk to, even their regional manager, who doesnt seem to know much either. Very disappointed on how they have treated me and the demeanor in which they speak to you on the phone.

2022-04-17Maintenance guy who drives a green truck, his name is Will or Bill, is absolutely rude and terrible at dealing with residents of the community. He is not only demeaning, but also just a bully. He purposely parks his truck where it blocks my van in, and when I ask nicely for him to move it, he yells at me. He has left unfinished tasks in my apartment several times, as well as knocks on my apartment door at 7:30-8:30am and asks me to turn on my dryer!?!? So he can clean the vents. (You would think if you have to contact your residents for help, you would make a notice or you would wait until a DECENT HOUR, not in the early morning.) All of my neighbors agree he is the worst. Forget calling the Office and talking to the manager, she doesn’t care either. I’ve tried. I have now emailed and called Edward Rose corporate offices regarding this, and will be working with them directly rather than the office. This has happened at LEAST 4-5 times since I’ve lived here. And then if he is set on a task inside my apartment, forget any kind of common decency or respect. He leaves the place completely trashed.I’ve lived at Byron Lakes for over 6 1/2 years. and I can say that near the entire time, this certain member of Byron Lakes staff has caused high stress to the residents in the community. We will NOT be resigning, possibly even breaking our lease early once we speak to corporate…due to being harassed by the staff of the community.I recommend that anyone having these issues with this community raise them to corporate’s awareness immediately. They told me they are ready to hear any and all complaints related to this issue from other residents.

2022-04-09DO NOT LIVE HERE UNLESS YOU WANT TO LIVE BY A LOT OF INCONSIDERATE PEOPLEThey actively let people violate lease agreements. You can be as loud as you want whenever and the office doesn’t care. Miguel in the office seems to be the only person who does their job, don’t even bother with one of them. She doesn’t have any motivation at all to work so might as well hang up and try for Miguel. I am typing this at 12:01AM 4/9/2022 while my current upstairs neighbors are blaring music and slamming stuff around. The lease agreement states that we are not allowed to play music, radios, TVs, phonographs, etc that will annoy or disturb or otherwise interfere with the rights, comforts or conveniences of other residents. They require an additional month when you cancel your covered spot so you are taking up two spots when you park anywhere else. There are people who move their cars from their covered spots and leave them there all day, taking up two spots with one car. Also the buildings are old, everything rattles or creaks and sounds as if the walls and floors are built from 1/8” plywood and drywall. We are getting away from Byron Lakes as soon as financially possible.

2021-03-08Very old apartment with leaky roof, management is irresponsible and unresponsive to maintenance request. Ive been calling them everyday for over a week about leaking issue and they have been dodging my calls. Not recommended if you have valuable things and please be prepared to sleep in living room for weeks as they take forever to fix it.They saw my post on google reviews and replied me to contact customerservice , I sent a email for customer service asking for help like 7 days back and they dont have minimum courtesy to reply email. Its been already 18 days and they havent even started fixing the issue.If management is not gonna reply to emails, why do you tell people to contact customer service.

2021-09-06Been living here for over a month and havent had any issues. The leasing team was sometimes hard to get in touch with but I think that is because of low staffing. The grounds are kept up well. The apartment was clean when we moved in which was nice to see. The walls seem to be built pretty thick, can sometimes hear my neighbors dog but thats about it. Being so close to US-131 makes my commute very easy. The pool is also kept clean and has a nice area around it to relax and enjoy the sun.I would recomend these apartments for anyone looking for a good, safe place to live near Grand Rapids.

2021-01-23I do NOT recommend living here. Everything is old and original; nothing has been updated. They do the bare minimum to keep up the grounds; decorative trees were never replaced when a tornado knocked them down years ago, everything is patched, or some improper repair is done as cheaply as possible.I noticed the wall in my bedroom was damp due to an ice dam outside. I filed a maintenance report thinking they would fix it in the Spring. They didn’t. The following winter, I had significant amounts of water leaking into my bedroom causing water damage. I called maintenance again, and the maintenance manager told me it had been going on the entire 25 years he’d worked there and they couldn’t figure out how to stop it. So they rented me an apartment knowing that it had a roof leak, and didn’t bother to tell me. Also, ice dams are completely preventable.I discussed the repairs with the maintenance manager and we agreed that I would move everything out of my bedroom into the living room the next time I was on vacation so they could do the repairs (the damages we that bad). When I returned, the repairs were the worst repair job I had ever seen, there was paint and drywall mud in the carpet, their garbage in my trash cans, and paint all over the bathroom sink from cleaning their tools. When I called the property manager, he came to look at the repairs and his exact words, multiple times, were, “I’m embarrassed by this.” He said he would have someone fix it.When I received a call about fixing the repairs, I was told it was my responsibility to move everything out of the bedroom again, and it was also my responsibility to find a place to stay (there wasn’t enough room to live there with my bedroom in the living room) and find a place to work (I was working from home at the time). There was nothing they would do to help me out or accommodate me due to their negligence.Later I discovered another leak, this time in my closet. I took 2 months after notifying them of the leak before they fixed it on the roof, and nearly 6 months after notifying them, they still hadn’t fixed the hole in my ceiling from the water damage. Every time I called, their answer was that they didn’t know when it would be fixed. They tried claiming COVID was delaying the repairs, but construction restrictions were lifted 3 weeks BEFORE I filed the maintenance report, and emergency services were NEVER restricted.After they decided to raise rent again, make the leases worse, and refusing me any compensation for them refusing to maintain the property, I decided enough is enough and moved out. As I was moving out, 2 other tenants that had lived there longer than I said they were also moving out due to the increased rent, changes to the lease, and the property manager not keeping up the property.

2022-01-12I have waited and lived here for three years before making this review. The apartment is nice, fair priced, and I love the central air and washer and dryer amenities. The pond view is also pretty cool. But the maintenance and management completely ruined the experience for me. No matter the season, you can get used to waking up to leaf blowers at 5 AM. I deal with almost monthly temporary utility shutoffs, including the water that goes from being cloudy white to clear. Constant building maintenance because they decide to use cheap wood that rots and needs replacing. Concrete repair, the list goes on. While I can appreciate the beautiful landscaping and maintained property... it is not worth the constant disruptions, and management dosent seem to care when I brought it to their attention.Also parking is an absolute joke. If you own a nice vehicle, or simply do not want your vechicle damaged. Do not move here. Carports are never available and its basicly a free for all after that. I have many dings and scratches from careless neighborhoods. Lawn care team has no respect for vehicles and blows debris at your vehicle. Front office simply dose not care and loves to put parking tickets on your vehicle for strange reasons.Winter here sucks. Parking lot and roads are slopy even tho we are required to move our vehicles every few days. Maintenance uses leaf blowers instead of shovels to remove snow from the sidewalks that runs right by the bedroom windows. Dont expect great sleep when the snow flys.Bottom line. I DO NOT RECOMMEND LIVING HERE.

2019-08-25I lived at this complex for 7 years and absolutely loved it. They have every complex in the area beat as far as what you get for the price and the level of care and service. Nice big apartments that are well maintained with a washer and dryer in unit, walk in closets, nice open kitchen, all utilities included except electric (my electric was never over $50 even in the months I ran AC/Heat and a fan constantly), central air and heat, the grounds are well maintained, office staff is very friendly, and the maintenance men are amazing (Bill & Lucky). I didnt have many things that needed to be fixed over the years, but if I did, the issues would usually be fixed within an hour or two of me calling in. The washer and dryer worked wonderfully, loved the huge walk in closet and my back porch looking over woods and a fountain. Close to M6 and 131 so I could get downtown in 15 minutes. You are close to everything, yet in your own peaceful and serene setting right on the outskirts. I also liked that I felt completely safe walking the grounds at night as a female. Loved that each apartment has its own private entrance rather than all sharing a hallway. Snow removal was also very prompt in the winter, and the pool was nice in the summer. We rented out the clubhouse for several parties throughout the years. I would definitely live here again. Thanks for all the wonderful years! :)

2016-12-28My wife and I love living here. Its quiet, clean, and respectable. The office and maintenance staff are VERY helpful. Heres my experience:1. They found me a handicap accessible apartment. My sister is in a wheelchair and it was important to me that she be able to visit. It became important to the office as well and within a week or so they found me a first level apartment that fit my needs.2. Maintenance is always on top of keeping the place looking nice. Ive seen the occasional glass bottle or litter floating around from people who dont recycle properly. The next day trash is usually gone as the maintenance and grounds crew walk the property on a daily basis.3. The plow guys dont run into your vehicles. Having family that works in the snow plowing business Ive heard horror stories of plow trucks hitting peoples cars on rental properties. Not here. They are very professional and careful.4. Rent: Like many, I like to get my moneys worth out of my rent. In comparison to surrounding properties, a single bedroom apartment isnt too bad. All of the utilities (except electric) are included. I figure by the time you pay for utilities elsewhere, youll be in the same neighborhood on price. Rent is high as it is, so quality for your dollar is hard to find.5. Storage - Some apartments dont give you a deck/patio. They also force you to put your belongings in a shed, garage, or basement on the property for storage. Our storage is right outside on our patio where we put our grill and other items we use in the summer. Its quick, accessible, and convenient.Overall, Ive had a great experience living here. Rent is accepted online or in paper form making it easy to pay on time with ease. People are generally friendly and you hardly ever hear your neighbors. I would highly recommend this place to any newlywed couple looking for something simple and workable.

2018-12-13Ive lived here for one year at this time.Im not sure if Im just wildly lucky or not but I love these apartments. Cathedral ceilings on the third floor and extra space & windows if youre at the end of the building. I have the best neighbors a person could ask for. I havent had many maintenance problems but the ones I have had, they have come pretty quickly. My apartment is very quiet (again, not sure if it is just luck). Compared to other places Ive lived, this is great!The groundskeeping is constant, they shovel early, everything is plowed in a timely manner.It is unfortunate that we do not have options as far as internet and cable, but their internet works well.

2019-10-31If I could give Byron Lakes 0 stars I would!Suggestion for anyone looking to move here ....dont do it! We had a leak in the ceiling whenever it rained which resulted in part of the drywall from the ceiling to fall down. I called numerous times and sent pictures hoping to get someone to fix the issue. Two years later when we moved out the hole in the ceiling was still there. The maintenance staff gave us a 5 gallon bucket to catch the water whenever it rained. They charged us $400 to replace the counter for cuts to the counter top. Mind you the counters were used when we moved in so the normal wear and tear from the previous renters (superficial cuts) we were now responsible for. They will nickel and dime you until your security deposit is gone ....we ended up with a $4.26 refund check. Worst rental and management experience ever!
