This management team is 10/10!They followed up and were so caring about our questions and concerns.I know there are some reviews that really spoke on the safety or communication canyon club provides, but I was assured they have security on the facility and have addressed many of the issues discussed in the reviews. They’re doing a great job!

Love seeing him!I have lived here for some time and the current Assistant Manager Tania is the best manager we have experienced so far! She is understanding, knowledgeable, kind, and truly cares about the community. Lana is just as amazing as well! They are the best go-to ladies in the office! Danny and Eddie from the maintenance team are our favorites as well! These are the 4 people who hold this community together and truly want to do the right thing for the resident, every time.

Comment: Door to the fitness center has been broken for over a week. The hot tub is disgusting, laundry rooms are disgusting and dirty. This place is not worth the money - very poorly maintained. We also dont have any recycling here despite having to pay for all utilities including trash.UPDATE: Door to the fitness center is finally fixed but the equipment is falling apart and they arent doing anything about it. Broken cable machine for weeks, missing weights, fraying cables..UPDATE: The door to the fitness center is broken again and has been for three weeks. The equipment is still broken.

Comment: Horrible experience. We lived here for about 2 1/2 years and recently moved out. Lets start with the front office. Lana is great and seems like the only one who seems to care or at least thats what management pushes her to do. Lets move over to Ana who is the manager. Shes good at talking but not so good at taking any actions. They had a vendor come out and drain stuff out of the apartment above us and he ruined my newly bought furniture covers. I spoke with Ana on the phone and just like I mentioned above she said she was sorry (blah blah) and mentioned that they had sent a letter warning residents about the work they would be performing. These people clearly messed up my furniture covers on purpose (see attached video). No precautions or preventions were taken by the vendor or management. Fast forward, she got in touch with the vendor and he offered to give us a gift card for what they did. Its been 2 months and never received anything, Ive kept emailing Ana and she no longer responds anymore. Horrible Manager. I complained so many times about the neighbors dog and it took them a while to do anything about it. Homeless people and drug addicts sleep and hang out in the laundry rooms which makes it very unsafe. As for parking, tenants park in handicap spots and no one says anything to them. I saw the tow truck drive around 2am many times driving past illegally parked cars (see attached photo). Canyon hired such a lazy company to do their job. They leave notes at your front door reminding you to pickup your dogs poop when we dont even have a pet. Why do they target tenants that arent breaking the rules when they have a list of tenants who have pets? Pretty annoying! I suggest reconsidering moving here. 0 stars!EDIT: 1/21/24If you really cared or wanted to fix the issues you could contact me. You guys have all my personal information available. Ill update this review again once I hear from you.

Tania was able to answer the questions I had and if I ever had a problem that she could help me with she would always help to fix them. Lana received me for my move out days and was able to help me. They are really easy to communicate with. I will surely miss them. They made my living experience there even better.

In the office Anna, Tania and Lana have created a dynamic and knowledge based atmosphere that really caters to the needs of the residents and provides a professional atmosphere. Before going into too much, I want to say that Lana, Eddie, and Danny were all amazing... they definitely made our 1.75yr stay here better than it otherwise would have been. And it was only longer than a year due to personal circumstances, otherwise we would’ve been out much sooner.First of all, it’s not in a great location. Homeless people frequently perused through the dumpsters and occasionally liked to camp out in the laundry rooms at night. During our time, we saw the cops there probably around 10-20 times and had personally called them twice on an aggressive, drunk neighbor... and be aware, it’s in a high-crime district so expect to wait about an hour for any response. (Note: I reached out to the police department about the issue and their answer was basically “It is what it is” due to the district) My partner had her car broken into while our neighbor had a number of packages stolen off his front porch and resorted to having to install a doorbell camera to ward off potential thieves. Unfortunately, it’s just a sucky area.Second, it’s not particularly clean. The area around the dumpsters and laundry rooms were always filthy... we don’t know if that was because of the homeless people or residents but likely both. I can’t blame maintenance too much for not being able to keep it clean but it made doing laundry pretty gross.Third, besides Lana, Eddie, and Danny, the rest of the staff seemed pretty incompetent. When they added my partner to the lease, they messed up creating her online account by inputting the email address incorrectly and could never get it fixed. Around 3 months later, they still hadn’t fixed the issue and resorted to printing out a hard copy of the lease renewal agreement for her to sign. Afterwards, they failed to correctly update our lease so it was put in their system that we were going month-to-month even though we’d signed a 9 month lease... I had to personally go into the office about a month before it was supposed to expire and ask if they were ever going to send a renewal request (sort of hard to plan on staying or moving without getting a renewal offer!). Later on, we had an issue we were very upset about and specifically expressed our need to speak with the property manager, Georgina. Rather than simply talking with us, she tried her best to avoid a meeting. We stopped by the office about 5 times in a span of less than two days and each time she either left as soon as we came in, wasn’t there, or was simply ‘too busy’. She finally agreed to meet with us and was rude and condescending throughout our whole conversation. Overall we felt the way we were treated was completely unprofessional and another sign that leaving was the best decision for us.Suffice to say, I would recommend everyone stay as far as you can from this place. It isn’t the luxury living they claim it is... unless you like homeless people in and around the property, crime, dirtiness, (mostly) incompetent staff, and a very condescending property manager.

Im still here because I love the location. It is close to my job and is in proximity of the beach.The staff has always been courteous and professional and the amenities are great. The only downfall is the rent is more than what you would pay for a home and utilities are not included.

Any problems we’ve ever had with our utilities have been addressed by maintenance thoroughly and quickly (Danny is a rockstar) … which isn’t too often. Also, Sarah in the office is VERY attentive and helpful when we have any questions or concerns. Any time I see Sarah or Danny around the property they always stop to chat with me, and I feel like they truly care about not only my personal opinion as a resident, but also the overall well-being of our community. Dog friendly, vaulted ceilings, storage units on the property, so many amenities, and some really great staff… there’s not much more you could ask for! Thank you guys for keeping us safe and caring about our homes! 🫶

They are polite and helpful. Many times I have asked for help for things when they just happen to be in the area and they will take the time to help me. I am elderly and they gave always made me feel safe and protected while keeping the grounds immaculate at the same time. I love it here and will never move. Comment: Christopher presented us 2 apartments. He asked us if we want to apply on the spot and after a conversation with my wife we decided to do it. We told him about our income, he looked on the bank statements and told us that if we send him a letter from the employer regarding income everything is going to be good and pushed us to pay the application fees and deposit. I sent him at the end of the day the letter with the income, which was more than necessary to qualify. In the next day he called and say that I do not qualify and our application was rejected.In the end we realized that it was just a scam from Christopher in order to make us pay the fees. Also he told us that he is going to destroy the bank statements but he didnt, I suppose that he still has them in the email. The last thing is regarding returning $200 for deposit, after 2 weeks we have not received any check with it.The apartments look really nice, we liked most of the things that we saw, but the experience with application, lies and Christopher was so bad.Thank you!

Comment: After spending 2 weeks constantly communicating with Canyon Club, spending $300 on the application fee, and issues with their website, we were unable to rent the apartment we wanted. We were told they would be able to extend the lease date by 2 weeks, but when it came down to signing the lease, there was no extension. If you are military affiliated, do yourself the favor and do not contact this apartment complex as they seem to have no experience with military members. Thankfully we found plenty of other apartment complexes that understand military life.

It’s coming loose at the bottom and there was a screw missing in the middle. I sent photos and thought I shared that in the message. If they complete that then you’ll get six stores.

Comment: Great location right down the road from the beach and the 5. The maintenance crew was great!Parking is horrible and it’s an extra inflated $30 for a parking spot on top of rent. The pool is closed more often than not. The laundry was a simple code to get in but then they needed to create a $50 card to get into the same space.The check out process was fun. They waited until Monday morning at 9am, on the day I’m supposed to turn in my keys, and gave me a reminder phone call that keys needed to be turned in by 10am… couldn’t call Friday for the reminder tho. Had to pay for an extra day even tho my lease ended the same evening.So be careful! They are definitely out to get as much money as possible from you! I haven’t gotten my deposits money back after moving out yet so that won’t be apart of this 3 star review but I’m sure you can guess how it’s gonna come out!Kids will leave trash everywhere but you’ll get an email about picking up after your dogs…Otherwise I enjoyed living there!

I submitted this request on August 11th period period the park is in a is in unusable and unsuitable conditions. There is sharp edges exposed around the perimeter of the signs, the slide is broken is broken and torn apart with literally pieces of plastic Sticking up in mid air. There is hinges that are unhinged and not connected. This parthis park and park set is barely hanging on by a thread. It is not in good condition to be used and childrens lives are at risk and danger. Following my submission of my initial service request to fix the park, I received a survey email on 8/12 indicating that the work request was complete. I went out to check the park and nothing had been done it is still on the same condition as it was on August 11th.

We requested keyless entry locks on our unit over 30 days prior to moving in. They still werent installed properly by the second week, over 45 days later. We dealt with one neighbor who used their balcony as a dog toilet. Our neighbor on the other side repeatedly left trash outside their front door, even well into the pandemic and in clear violation of the lease. Nothing was ever resolved in the 2 years of leasing. We dealt with laundry theft, multiple package theft and the 60 day notice for moving out was so blatantly anti-tenant its ridiculous. Your move out policies and the Conservice breakdowns are a joke. We are so happy to be living somewhere else. I only wish we could have moved sooner.

Comment: I’ve been meaning to leave a review, but it’s never too late. I’ve been living here for a little less than a year. The staff here is extremely attentive to any issues you may have and are quick to correct it. It’s impressive. Parking most of the time is OK, but the apt itself does everything it can to keep it accommodating. Same here with the dog poop. The staff has done literally everything they possibly can. They have doggie doo bags installed throughout the complex, they have signs posted that you will be fined, they have a crew that walks around to pick up after people, and STILL, people leave it. It’s the same few people, not all dog owners here as a whole. The apt has it’s normal issues, but it’s made up with the caring and attentive staff. Over all, it’s a really nice place to live.

Comment: Canyon Club is a beautiful apartment 1 mile from the beach. I am a single mother of two and the apartment is safe and great for kids. The pool is huge and refreshing and the spa is relaxing. We have been so happy since we moved in a couple weeks ago. The apartments are spacious and the appliances, carpet, cabinets, counters flooring, counters had just been upgraded. The staff is wonderful to work with and very professional. The only downfall is that if you are upstairs the patios are small and not enough room for 3 bikes. Plus getting the bikes up and down the stairs is hard. Especially for the kids. I would recommend that they have bike racks downstairs or in one of the parking spaces. Other than that I would highly recommend this apartment. The location is amazing.

This complex has plenty of hidden fees such as paying for parking that isnt available, water bills that fluctuates then change month to month. Ive had water bills that reached $129 then $78.00 because my wife and I and occasionally a visitor are the only ones in the apartment? Electric bills 60.00 then surge to $134.00. I will include a crime report later for the property, theft that includes break-ins to vehicles and harassment from homeless and to people in trash at night. Theres no security nor cameras. I wont call them slum Lord but I will say, they only care about volume and rental. I will also include a history in my rent payments. Never late nor complaint. Im not some bitter tenant. That I can prove, just sad that they claim what there not.

Comment: My husband and I lived at Canyon Club for almost two years and enjoyed our time there. The ladies in the office are great and very helpful, especially Roxanne and Christy. Any problems that we had were taken care of right away. Great location to stores, the beach, Camp Pendleton and the highway.On the flip side, there are some things that didnt warrant a full five star review. Neighbors would be really loud and fight outside at night on multiple occasions. Not a gated community, so anybody could walk into the complex. There were several times that random people would come into the parking lot and dumpster dive. Children would roam around in the parking lots and the grounds like the tennis court unsupervised all hours of the day and night.

Comment: Me and my husband have been here for almost a year! And we love it! Our unit has high ceilings which make it look bigger, very spacious, we love the lay out! We are very close to the laundry area, parking, pool, and the gym! Its literally a mile away from the Oceanside Pier, Oceanside Library, and the south coast highway where all the restaurants, cinemas, theatres, bars are! Amazing! We are also very lucky we have fantastic neighbors, and incredible staff always willing to help.

Comment: I can honestly say that Canyon Club has exceeded all of my expectations.I have read the reviews listed on here and my personal experience hasnt been anything like theirs. I cant even picture ever seeing dog mess on the sidewalk, in fact the dog owners are very courteous and often step off the sidewalk when you walk by. I honestly was expecting bugs in my apartment because I feel they are so hard to escape, but I have yet to see 1 single cockroach. But they have someone that will come spray your apartment, all you have to do is ask. I also have never seen someone digging through the dumpsters? My parking spot is located right next to the dumpsters so that would make me uneasy if I saw that, but I never have. Maintenance is super fast; usually comes the same exact day once youve put in a service request. And the office always follows up on your service requests to make sure you are satisfied.Read these reviews with a grain of salt, often they are complaining about other residents and things the apartment company cant help. Take a tour for yourself and see how you feel about it. The office staff is very trustworthy; always makes me feel very secure and answers any questions I have. If you respect those around you, they will respect you back - thats in any apartment complex you go to.

Comment: Wow. Where do I even begin? I lived at this place for approximately two years. I reluctantly renewed the lease due to my husband not wanting to move. I had to get out of the lease a few months ago due to getting orders and they billed me almost 2 GRAND in damages..damages that were already there when I moved in!!!! To me, I had the vibe that they were pissed I was getting out of my lease early and they punished me by billing me that BS bill. Oh but theres more folks. Im just getting started.I had a flea infestation when I moved in. The lady who lived in that apartment before me had a puppy, this I know. It was about a week after I moved in I started to wake up with welts all over my body. I didnt even know what it was at first until I started seeing the fleas jump on me. Assuming it was my cat (which was flea free and I had just treated with flea meds before moving in) I gave him a bath with dawn and another dose of flea treatment. This did nothing. The fleas continued to bite. I contacted management and asked them to bomb the house for bugs (this is one of their supposedly complimentary services). They NEVER came and bombed our place. Even though I would complain over and over. So after getting sick of me complaining they started to lie and say they bombed the place while I was at work (what a joke). The fleas never subsided.Also upon moving in, the carpets were FLITHY. and the place smelled like dog piss from the previous tenant. I complained and told them the carpets were filthy and I dont want to get charged on this for my deposit. They assured me that wouldnt happen. They lied of course.The security...what a JOKE!!!!! I had annoying neighbors that would play music past midnight on a weekday every other day. Me being military and having to wake up at 05 or earlier, this was a problem. I called maintenance probably over a hundred times in total in the span of me living there. They NEVER picked up once when I called. So then I complained to the managers in the office and told them about the noise and maintenance not picking up my calls. Of course nothing was done and I continued to wake up exhausted every day for work.Black mold was another problem. It was inside the walls, and on the window panes and crevasse. My husband is sensitive to black mold so he was ALWAYS sneezing and sick while he was inside the apartment. My nose would be congested and I never felt well. We called maintenance about this as well, they came by and rubbed the mold with rubbing alcohol...HUH???? You dont get rid of mold with rubbing alcohol. You have to use chemicals otherwise it will grow back. Which of course that is exactly what happened. They were so sick of my maintenance requests, I was eventually blatantly ignored, and then they would say someone took care of it while I was at work (which was obviously a lie bc the problem would still be there).The entire apartment needs to be renovated. Everything looks like it hasnt been changed since 1985 (seriously, it is VERY dated). Which honestly in the grand scheme of things wouldnt be that big of a deal, but when I was paying $1400 for a one bedroom (after utilities) I wondered where all the money went, because it wasnt towards bettering the facility...THATS for sure.I paid almost $200 in utilities EVERY MONTH. The apartment I live in now is a fraction of that.If youre apartment hunting I recommend looking at Ultris at rancho del oro. A tad farther from the main gate, but trust me, living here instead of ghetto overpriced canyon club will save you a world of headache. Service is awesome at ultris and maintenance ACTUALLY takes care of your issue within that same day. Security also answers your calls at all hours of the night (unlike canyon club). There arent bums running around rampant here either going through your garbage. Better place overall for the same price as canyon club.

I have not had a single decent night sleep because the grounds crew starts outside my window when I go to sleep. I tried complaining but nothing was done. Even early on a Saturday morning, I hear a jackhammer right outside, right now. They work 7 days a week tk make sure you never sleep again. Avoid unless you are military or have another job that requires a standard sleep schedule.

Comment: I absolutely HATED living here. When we first walked into the apartment, all the windows were open, so nothing smelled bad, but after we moved in, that all changed. Our first day in, all the windows were closed and the apartment smelled liked dog piss. They only wanted to change the pad under the carpet, and not the actual carpet, so we lived in a piss smelling apartment for 9 months. They even told us that the people before had a big dog, but that the dog moved out months before the tenant, so they were in denial that the carpets had dog piss in them (despite the fact that one of the girls upfront admitted that she had smelled the carpet and it also smelled like dog piss to her). Whats the point of paying for doggy rent and deposit when they dont even use the money to change the pissed on carpets OR clean the apartment complex of all the dog poop. When you move in they promise there is security, but there really isnt. There are signs everywhere about being fined for not picking up your poop, but I cant tell you how many times I witness the same entitled people, every single morning, allowing their large, noisy dogs to poop on the grass and then the owner just walking away. You also need to be very careful when just walking on the paths because there is dog poop all over them.Back to the security being non-existent, we had our motorcycle garage broken into while living there, as well. The garages are locked by just some pathetic twist knob door handle, so it was easily pried into. Police were called and front office told. It took a good couple days before they finally installed a better lock on our the garage door.Parking: dont count on ever being able to park. When we first moved in, it wasnt too bad trying to find parking, but now its near impossible. They recently added in more motorcycle garages, but they had to convert a whole section of parking in order to do it. So good luck trying to park if you get home after 3pm. And on top of that, good luck getting to park in your paid, covered spot. Weve had people park in our spot for days on in, and despite us complaining to the front several times, they still refused to tow them.The hot tub is a disgusting mess. We used to go only at night time, so we never truly saw how nasty it was until we went once during the day time. We were both so disgusted, that we never went back into the hot tub again. There was a nasty top layer of bugs, cigarette butts, and some weird, filmy, substance. The ground looked and felt like it was covered in dirt.I never truly felt comfortable in the ghetto gym. Out of all the machines in the room, only 3 worked and as a result, Ive had uncomfortable encounters in there. Twice, while on the treadmill, I had two different men become visibly upset that I was taking so long (wasnt even on there for an hour yet). Both men, on the two different occasions, started cussing, yelling and stormed out. I started bringing a knife and pepper spray with me the gym. The pool area is so easy to get into, that Ive had several people (whom did NOT live in the complex) come into the gym, while Im mid working out, ask if they could borrow my keys so they could get out. Remember, this apartment complex is supposed to have security always roaming around, but for some reason theyre simply never around, especially when you need them.I can go on and on, but this place is simply a joke. Its overpriced and ghetto. There are constantly homeless people walking around. And people digging through the trash all night long. The complex is located in a very ghetto neighborhood, and it shows. I also see new faces, and rarely old, because of the high turnover rate.Please, please, avoid this place like the plague.

Comment: This is the 3rd apartment complex I have lived in here in California as we are a military family, and I love this apartment overall the rest! The pool, hot tub, gym are always clean! The rent is the cheapest I have seen for the quality. We even got a deployment discount for when my husband deployed making things a lot easier on us financially! As far as others complains about loud neighbors well, you are going to find that anywhere you move. It also got me thinking that my neighbors are relatively quiet and to themselves making me wonder if with two young kids and a dog am I the loud one? Haha! Maintenance is fast always within a couple hours if not instantly! I love the staff in the office! And for holidays they are always getting the complex together for free food movies crafts giveaways I have never seen that anywhere else. I won a pair of Beats at the Christmas party by far coolest thing ever hahaha!!!

Very nice and clean complex with amenities such as a tennis court, volleyball court, Olympic size pool, workout room, playground and barbeque pits. I have never lived in a place with such a high maintenance response time plus the work they do is excellent and the workers are very courtesy. The neighbors are a bit noisy but thats what happens when you live in a large complex with kids and animals which is fine with me! Also my level of what is noisy maybe different as I am used to living in a house in a quiet neighborhood.

Comment: It sure looks decent, but thats because the problems are not with the aesthetics, but with the average resident and a lack of assertiveness by management. I can confirm any negative comment below: The over-the-top sex-noises, the beer cans in the bushes, the cigarette butts everywhere, the loud parties, violent domestic fights... It seems that nobody beside us picks up after their dog either. There seems to be a high turn-over in residents, whatever the reason may be, but I think it adds to the chaos, because very very few people take pride in their surroundings. Living a mile away from the beach, this really is a shame: After big rains, the cigarette butts all wash down from the patios and there was also a large oil spill or gasoline spill coming from a truck once. No one ever cleaned it up. Where do you think all thats going?I dont think that thats apartment living for ya cuts it! We all pay rent and nobody should have to put up with low standards just because we share a couple of walls! I sure am glad that we only have a few more weeks left. Im sorry I cannot recommend this place to anyone.

The experience has been positvie and the people we have met are very friendly and made my missing my family easier to deal with. The ladies in the office have always been very nice and the apartments are very nice, i really like my apartment and the upkeep is very pretty. Comment: This apartment complex has done more bad things then good since my husband and I moved in. There are always problems with different things. Ive lived here for two months and already I have had to get a new fridge, the dishwasher, stove, and kitchen sink have had to get fixed and they are still not working properly. Everything was dirty when we moved in, like the window seals, carpeting and especially the kitchen. The washers and dryers here are community and run off of a card that you load money onto using a machine in front of the office. This is always down, making it almost impossible to do laundry. I do not recommend this complex to anyone.

Comment: Canyon club is not very family friendly. The noise is out of control every weekend and most nights of the week, my family gets woken up at all hours of the night which makes it hard getting up for work or getting your kid to school. Ive lived in a few apartments before, and while no place is perfect, Canyon Club is over the top when it comes to the noise level. It definitely has a collage dorm/barracks feel to it. The courtesy patrol is a joke. Ive seen him just walk by loud parties past midnight and not even glance at the residents hitting a beer bong on their patio. Basically he just picks up trash and locks up the facilities. Ive been in the office several times and Ive never seen the apartment manager there, the ladies that work there are all friendly but not very efficient. Ive even seen one of them drunk, smoking and partying during quiet hours which probably explains the lack of enforcement on managements part. Another issue for me is people leaving their dogs on their patios when they arent home, their dogs just bark for hours and hours. The grounds are always well kept besides when some residents trash it, but it is usually picked up within a few days, though things like cigarette butts in the jacuzzi or beer cans in the bushes arent uncommon sights. I always see the maintenance working hard and busy and they do fulfill service requests very quickly. If youre single or a couple that is into partying this is probably a decent place for you, but for anyone else like me that enjoys a little peace and privacy Canyon Club should be avoided.

Comment: I can hear my neighbors having sex all the time is annoying i dont see this as a home what so ever. you know how embarrassing it was when i had family over and the neighbors started having sex. the girl screams like if shes the exorcist or something. the rest of the people that i live around always have loud music so good luck trying to go go to sleep. and just wait until it hits midnight i hear the motorcycles all the time. they gym they need to turn on the AC. they have machines that dont work i took my mom to the gym and she almost feel down why the hell do they keep work out machines that don work in there? is always hot in there so good luck if your trying to work out in the gym. the people that do the yard always blow up the dirt to the parking lot so having a clean car is not an option. when we moved we didnt even get a laundry key they lady said oh we forgot to give u one she didnt even show us where our apartment was. the apartments are not even that clean so whats the point of paying deposit to them when they dont even use it to fix the apartment. i have never seen the manager. i cant even go outside the apartment with out getting bit by fleas.

Comment: At the beginning of last year my husband and I were looking for a place of our own. When we came to tour the Canyon Club Apts I was pleasantly surprised to find that the Manager here was the Manager we had at the Shadow Way Apts when I lived there with my sister (2001-2008). (Shadow Way is the sister complex to Canyon Club) Roxanne and Cindy both worked at Shadow Way and they are both wonderful ladies to have in the Management here. We live in an upstairs unit so we really havent had too many problems here with sounds coming through the walls. But we have had problems with the downstairs neighbors complaining about hearing the little one running around at night...so theres no soundproofing between floors. I dont much care for the wall heating units they have here as it gets super expensive and the windows and front door are not weather proofed so it can get cold during the winter if you dont use the heater. We havent had any problems with anyone partying around here and getting loud, maybe a few times but with people that live across the street in the condos. The neighbors around here are surprisingly quiet. So if youre looking for an Apt to live in, this place is pretty nice. The staff and maintenance guys here are really friendly and are really on top of things. :)
