This place was decent. A lot of rules. When it came to getting things fixed it got done but took some time. I can say this place was a lot better when it was a smaller community. Once it grew things changed a lot. Can never get a hold of any one in the office. Water is horriable. If you don’t mine a lot of rules for the high price you pay this place is for you. I would not buy in this place forsure. The management they have running it onsite is horriable. Do I regret living here. No. Would I do it again no.
If I could give them zero stars, I would.My fiance and I had an appointment scheduled to view a home on April 5, 2021. Appointment was confirmed twice, by a woman named Jammie Barnes, who does the scheduling. When my fiance and I arrived, we were greeted with uncomfortable attitudes as soon as they saw us; we were told that there was, in fact, no appointment on the books, and that Ms. Barnes was someone at corporate who doesnt have much to do with our actual operations. We asked them to call us to reschedule, and left (rather, they hurriedly gave answers to get us out of the office). We heard nothing from them after this.On April 13, I scheduled a showing at a different park, owned by the same company. Again, I found myself speaking with Ms. Barnes, as she does the scheduling for both parks. I relayed to her what had happened with our appointment at Cider Mill Crossing. She seemed rather confused, put me on hold for several minutes, and then came back on the line to confirm my date at the other park, as well as a reschedule date for Cider Mill, with an apology for the previous occurance.My fiance and I were very obviously lied to by the office staff at Cider Mill Crossings, and while Im generally not one to cry wolf, I do believe it is because my fiance is not white. I have since cancelled the appointment with Cider Mill, as I do not want my family living anywhere we may face discrimination or unfair treatment.Its 2021. Be better than this.
Weve had issues since day one. Being over charged on water, then being told after multiple interactions in person that it would be waived only to find out 9 months later they never waived it and we are responsible for the miscommunication. Multiple different answers for any and every question. Office staff is incredibly rude and lazy. Both Beth and Jennifer have been completely unhelpful and often times refuse to give a straight answer with any issue brought forth. Mercedes, the office manager is somehow never in the office when you call or show up with an issue. Multiple repair requests have been ignored over the course of 2 years. If you want anything done you have to contact corporate and hope they get back to you. I have never seen such incompetence in my years of renting. Staff will blatantly lie to you then act like they never said that. These people will not respect you and will do everything in their power to create difficulties along the way. Dont waste your time or money.
If there was one thing I regret is moving here. This place is not kid friendly. You can have kids but no toys or pools. Oh and dont leave a bike sitting out. The recent management change has been horrible. The manager has run this trailer court to the ground. I have never experienced the amount of harassment I got from the staff here. Its disorganized they lose your documents you submit and then blame you for it. I have had nothing but a bad experience here all around
This is a pleasant place to live for a couple years. They have a fairly new outdoor swimming pool which is well kept and normally staffed, and its a great time to have on a hot summer day without even pulling out of the driveway. The houses are good quality and comfortable with decent floor plans, but the lots are rather tiny and not available for outdoor storage. They do allow pets with certain conditions (i.e. a pet fee for dogs). The neighbors are great people, not a lot of criminals in the area, and the office is fairly easy to contact (at least in person). Four out of five stars mostly because they push home purchases after a few years, and these houses are not worth the investment of a purchase unless you plan on retiring here. You cannot sell the homes for a profit after living in them. They just devalue over time, and banks wont allow mortgages on them. Rent for a couple years and then move on when you get the ultimatum to buy or leave.
My overall stay wasnt bad. The rent is high but if you pay, they leave you alone. Dealing with the front office staff is horrible. Beth is incredibly rude and short tempered. She should not be dealing with the public or be in the customer service industry.After they failed to take our house off the billing cycle and put it on the inventory lot, they stole 1800 dollars from us AFTER we moved out.Luckily the corporate office fixed the problem within 24 hrs but the staffing at Cider Mill is horrible.
Do NOT move here. I cut my grass and less than a week later they had someone re-cutting it (no doubt to scam more money from me). The managers are rude and harass you over the smallest detail. I was told to remove my deck chairs because they were office furniture, which they were actual deck chairs. They pick and choose who they harass too, which seems to be the renters so that they can force you to move out and let buyers move in. Suffice to say, my chances or renewing my lease are slim to none.
If you are looking at these reviews to help make a decision on whether to move here or not, PLEASE read ALL of the one star reviews as they are 100% factual. The 5 star reviews are majority employees, employees friends/family, and people who do not even live in the park. The staff and manager Mercedes are so unprofessional I honestly have no clue how they still have jobs here. They will file violations for eviction on your home in retaliation for making them maintain the property’s under their own lease terms and federal/state statutes. If you leave something out overnight on accident regardless of what it is, eviction violation. If you put up a political sign that doesn’t align with their political views, eviction violation. Don’t bother asking them to fix ANYTHING because they will come into your home, insult you, belittle you, and try to find anything they possibly can as an excuse not to fix things that are solely their responsibility per their lease terms. So you want to fix the issue yourself and pay out of pocket? Do that and you’ll get an eviction violation. Also, the reason I believe their security deposits are so low is because they don’t use them to go towards the homes like they are legally obligated to do. We were told during our walk through when we moved in that the carpets would be cleaned, and the entire home would be cleaned since there were tenants living there previously who had trashed the place. Come moving day, the place hadn’t been touched since the walk through. It was absolutely DISGUSTING. It has taken us MONTHS to get the place clean and in complete operating order. Mind you this home was built in 2016, so there’s no reason it should of been this bad, but the tenants who lived here prior to us NEVER cleaned anything. All of the dust from when they built the home was still all over the house. The flooring is covered in dents and looks horrible, the carpet is riddled with holes, stains, gum, and who knows what else. We’ve done the best we can with the carpet, spending two weekends renting a carpet cleaner and cleaning them ourselves and even paid a professional to come in and clean it. The carpet cleaners told us upfront that the carpet is cheap, ruined, and that no amount of cleaning is going to fix the issues the carpet had. I got it done anyways just for piece of mind knowing that it was actually clean. The maintenance men will drive by your house multiple times a day and if they see anything they don’t like, they report to Mercedes and you’ll have an eviction violation the next day. Legally the maintenance men are not allowed to write those or serve them, but today I witness one of them sitting outside my house writing up violations for myself and 3 neighbors. These maintenance men also have no license or certifications to be working on plumbing, HVAC, electrical, or anything of the sort. These are just your run of the mill construction workers hired in to be maintenance. I know this for a fact because they TOLD me they weren’t licensed to work on the type of plumbing issue I had that needed to be fixed...we all have the same plumbing in this park. Everything here that I’ve told you is NOTHING. I have an entire binder full of the unprofessional, incompetent, illegal actions this park has taken upon some of its residents including myself. If they don’t like you, you make them fix something that’s their responsibility, you WILL be harassed until you’re forced to move out. We have only been here FIVE months and it has been absolute HELL since the day we moved in. Sun Communities does have nice parks, but Cider Mill Crossings is NOT one of them anymore thanks to Mercedes and the riff raff she hires. Oh I almost forgot, if you have a disability of any kind, do NOT expect them to accommodate you like they are legally obligated to do (they will tell you they will). Once you move in, that lease you sign means NOTHING to them other than they control everything in and out of your home until you move. They will refuse to do anything, even if it means you getting an attorney, they don’t care.
The owners of this establishment only seem to reply to positive reviews and not the negative ones. This is further backed up by many reviews of the staff by ignoring, not communicating, and being selective with issues the tenants are facing. Even selective with the reviews.Horrible way to run a business. A business is only as strong as its weakest assets.. and this seems to be the staffing. The ratings will continue to dwindle there after.. so will the business if changes dont happen. Judging from the dates of all these reviews.... nothing changes there but the increasing rent and open lots
We have had nothing but problems since moving here. First incident was the house we were supposed to move into was gross and NOT move in ready. They were kind enough to transfer us to another home for alot more per month. The second incident was that after winter I realized my windows in my home wouldnt open, not even the emergency exit way. I put in a work order and after 3.5 months I finally called to see what was going on. They were told not to fix my windows . After explaining that if there were a fire and my only exit was the windows my family and I wouldnt be able to get out. 2 days later it was fixed. I called again to tell them the windows are back to not opening. 15 days later Im told someone will be here to fix it same day. My third incident is that after living in this home for 6 months we found out we had a carbon monoxide leak because the gas hot water heater was improperly installed and was venting straight into my home and the carbon monoxide was being sucked in by the air unit therefore being dispersed throughout my entire home. It took almost a week to have it fixed. My 3 young children had to breathe that in for months unknowingly. Some of their staff are amazing people. And the ones who arent are terrible. They are now threatening residents with lawsuits if we say bad things about them on a resident ran facebook group. If you chose to live here, may the odds ever be in your favor ✌
Over priced. Raise rent constantly. If you rent and they decide to sell home and you don’t want to buy they kick you out. If you do buy your stuck because there is no equity in a manufactured home, just like a car. You basically would have to file bankruptcy to get rid of it. Not enough parking for bus stop. Not enough parking period. Just not a smart financial decision for anyone really.
I thought it was a beautifu neighborhood until I found drug paraphernalia on the playground. Not at all happy about that. They offer a gym that they havent allowed access to for over 6+ months. There is always trash spread across the yards and streets. There are always stray dogs wondering around. And any time you call the office, there is never anyone there to answer your call.They offered us a home at a specific rate and while going through the process to move into the community they gave that home to someone else and offered us 3 other homes to choose from that were several hundred dollars more than what we were anticipating. We settled with a home even though we werent expecting to pay that much for rent. It was still doable but our rent has been raised several times over the course of our 1 year lease. Now were paying nearly $1,400 to rent our home. We were late on rent one month, which turned out to be a good thing because they gave us a notice which broke down all of the fees and gave us the opportunity to notice a monthly pet fee that they had been charging us for a pet that we never had. And when I brought it to the offices attention, they explained how this happens quite often. How many people have been charged a pet fee, by mistake and never noticed? Not very professional at all.One day I was outside with my daughter and one of the park maintenance men stopped by and wrote me a citation because my daughter broke 1 blade on her bedroom blinds... I thought this was an absurd and silly reason to bother me when Ive seen other homes in far worse condition than just a damaged blind.They have beautiful homes but watching our monthly rent slowly go up, has been an extremely inconvenient and unfair issue which is why we will not be signing another lease with this community.
One of the ladys that works in the office is crazy, her name is Jennifer. I thought she pulled over to park on the side so I passed her in the park. It was a miscommunication. She ended up following me to the gas station and started to scream at me and hit my car. There is no need for harrassment. I am going to have to make a report. Their yelp reviews alone should make you want to stay away from this place. Get better people to work in the office please. This was totally uncalled for.
Well weve only been here for 3 months but so far have encountered nothing but lovely, courteous and helpful staff and neighbors. Of course theres always a few who could make better choices regarding the upkeep of their property but you would find that anywhere. For the most part were very happy. Thanks to everyone who have made this transition for us so easy.
Terrible experience. After calling and exchanging emails, the women we spoke to didnt even realize there were two applicants until after shed shown us around the park and took down the other persons information. Called and emailed for quite awhile to figure out our applicant information and was told for weeks that shes just waiting to hear back from her corporate manager, even though she had the information that we werent approved. Unprofessional offices/employees, no diversity whatsoever, I would not recommend this as a place to live.
Pretty okay place to live. Great for kids and pet friendly. Trying to get maintenance to fix things is a bit of a hassle and the water seems to have a lot of build up in it. Month to month rent is available. Close to US-23 and convenient stores in Hartland. Not too loud. Friendly people. Great staff. Usually has rent specials and low security deposits thats why I moved here but am now moving because the rent is just too much for the little yard and quality of the home. If you are looking to spend 800-1200 a month, need a 3-4 bedroom, and not really having a yard doesnt matter to you then I would recommend this place.
Pretty setting. However, many things ha e changed. Lived here for three years, price keeps going up for rent and water bill. Just added cable into rent as well, whether you want it or not. Will be moving out soon here. Better than an apartment, but think twice before being long term.
I love living here but there are a few things that caused the lowering of my rating to 3 stars. The company is moving way too fast to jam new houses into the community so they end up having issues as they get older. Weve developed cracked walls and leaking pipes, separating tiles.
Don’t let this place and the good reviews make you feel any type of comfortable. This place recycles it’s lawn crew, maintenance, etc on what seems to be a daily basis. (Maybe they won’t pay enough for a good one.) but in the end we all suffer.As an example; your problems are not theirs.Day one; there is mold on the baseboards, doors are off balance and don’t close all the way, ruined dish washer covered in paint from previous renters, breaking down hot water tank... and so much more.In April, my hot water tank broke and for three weeks was running at full capacity to try and heat to its proper point. This out of pocket cost me $400. It took weeks of no hot water (mind you I have a child) for them to finally come out and “fix it.” They replaced it with a FAULTY CRACKED and BROKEN hot water tank. After leaving, my house flooded for another WEEK after that causing severe water damage. It was like pulling teeth to get them to come back and at this point I could no longer have my son at my house due to the flood and NO HOT WATER.Days later, they send out a young man (after admitting and knowing there is a crack and it is faulty) to “fit it again.” Instead or replacing the bad part, he put a tray underneath it and drilled a hole into my foor... I have never been so disappointed and dumbfounded in my entire life. As you would have guessed, this still did not fix the problem.Round Three!!! My patience is gone!I finally after weeks of this preventable problem that gave me another $100 water bill that leaked through my house, maintenance finally shows up again after I physically showed up and threw a fit.They finally replace what they need to and as they were here, I took them on a tour of everything THAT IS TO BE FIXED MANDATORILY. That is a part of renting, to have the issues resolved via the owners. (Especially pre-existing issues.) of corse, nothing else ever got done besides the dish washer.Maintenance tried telling me that the dish washer didn’t work because of soap build up. I tried helping them since it didn’t seem like they knew or cared too much and showed them what it really was being PAINT. After arguing and going back and forth for weeks AGAIN they finally sucked it up and saw it for what it was. As much as I’d love to enjoy my new dish washer, I cannot. The garbage disposal broke while I was on vacation and now that I’m back, I came back to ANOTHER FLOOD. More $$$ out of my pocket that I Expect to be reimbursed.For a minimal $1000 a month, don’t even breathe in this direction, especially if you have children. You will enter one of the worst chapters of your life and will probably take many steps backwards.
This is a great Community here. Joe r runs a tight ship. It keeps things looking great. Are beautiful heated loved by many. Its always beautifully manicured with plants. They keep it up well. Our kids have a beautiful playground and basketball court to play on when they want to. And theres an absolutely beautiful Clubhouse that youre able to use occasion necessary yeah. Ive been here six and a half years forward to all the new changes. Thank you Cider Mill Crossings community
They marketed the house we moved out of as new. It was not new we definitely lived in it. And they do not take care of problems with people driving fast through there. Including the construction companies dump trucks and equipment trucks.They give no notice when they will be tearing up your road for repaving either.The houses are poorly put together and when you tell them your house is not level and you show them they tell you it is fine. No it was not the footings under our house were in fact cracked and uneven.
Would give them a 0 but not available. Ive been here 3 years and I have damaged needing repairs after 2 years! They still have my kitchen cabinets after 2 years! Nobody calls me back , not even from corporate and they cant to increase your rent every year you stay even though my house gets a year older(im already in a older home) every yearThey are down to 2 employees period and show such unprofessionalism and management
Constant violations for little things , our sons bike was in the driveway at 10 am he even just used it but i got a violation for his toys being out , management seems to pick and choose who gets violations or who doesnt based on friendship status, children are in constant danger of being hit by speeders if the park cared they would have speed bumps instaled. Teens roam the community at night egging your house or cars and or stealing or breaking your stuff. If you dont believe me you can ask anyone on any of the cidermills crosing fb pages or come knock on any of our doors and ask. The people that live here are amazing people but the management does not care about you once they get you to sign the contract.
Worst possible place ever. Horrible. Absolutely horrible managment. I believe his name is Joe. People speed through the neighborhood with children playing. The water will turn any thing that you wash orange. Dishes will never be clean. And god forbid you are a few days late on rent because you will be treated like you commited a felony. Same goes if you decide to move out.
Horrendous. All smiles and when you walk in the door. Anything to get the signature on the paper. Any issues concerning the unit will be repaired within the week of the first phone call. Warning!!! Signed lease negates any and all promises. Management is the typical shysters normally found in any sales position.In short, lowest of the food chain, wouldnt recommend to my worst enemy.Beware future tenants you have been forewarned.

2022-06-06This community is proof, that looks are deceiving.Once you move in, you soon notice, they only care about your money. They will (and do) make empty promises, saying things will get fixed, and how important it is, etc etc.Water bills jump all over the place, if you call about it, youll be told your toilet must be running, or you must have a drip somewhere (even though, neither are factual) you will be stuck paying whatever sum they make up. there is NO water company you are simply paying for well water (My father in law was a part of the team, who drilled said well) you cant drink the water, due to the calcium deposits, and your pets shouldnt either.Should you have an issue, management, 99% of the time, is less then helpful, chances are pretty high youll be met with rude, snotty remarks.Office staff (at least one person will take your personal business home, and share it).Should your home site be ANYTHING less then perfect (On the outside, of course, they dont care about anything else) the maintenance crew (whom drives around, all day, in large white pickup trucks) will tape a violation to your door, be it sidewalk chalk, your childs bike behind the porch, any reason really.Id strongly urge anyone looking to move here, to simply spare yourself a ton of grief and headache, and find somewhere else.This place is nothing more then a dolled up trailer park, with good old trailer trash managing it.

2021-07-13Well they cant fix anything because they are too busy giving out write-ups...broken bike is with the trash...not trash day. If you literally have anything in your yard including a single chair to sit outside in you get written up gym hasnt be available in over a year and pool is rearly open. If I didnt buy a home here I would have been out after the first year contract. Should have known after living here for 6 months the office threatened to take me to court because they did not submit my original contract their fault also and tried to jack my rent up like 70 bucks

2022-01-22DO NOT MOVE HERE. Sun Communities and Cider Mills will charge you for months you were not there for! Our move out date was on June 1st, we gave them our notice 30 days in advance just like they requested. Yet we still got charged for June. Management told us to contact corporate, we contacted corporate and they told us that they would close the ticket and we thought that’s it. We were wrong! With no notice from them they sent $1000 to collections to hit our credit scores! The people who run this circus are scam artist! Do not rent or buy here!

2022-01-05Huge mistake on my part putting so much money down and purchasing here. Randomly overcharging for water bills with TERRIBLE well water, cant wash your dishes in it or drink it, not answering emails for months, not repairing things promised when you purchase, but turning around and ticketing you for sidewalk chalk on the sidewalk and other petty things. The lot rent is getting out of control with no cap on it. I whole heartedly regret purchasing here and wish I had all of that down-payment money back. Please dont let the attractive neighborhood and promises lure you in. What you REALLY will get is poor customer service at best, rude workers, and they will pick your pocket and raise your lot rent in the blink of an eye.

2021-08-05We have just signed our 3rd renewal and have had nothing but problems since resigning this time around. I placed 2 work orders on the same day for a mold issue in our bathroom from a leaky roof and to notify them that my oven was no longer working. They painted over the mold and sealed the vent fan. Nothing was done to address the mold that is above/inside the ceiling. My oven has yet to be fixed. Thank god I had the appliance man’s phone number to contact him myself directly.To top that, there was an issue with my bank and my rent check bounced. I was told I am no longer able to pay online for an error not of my own doing after making 24 consecutive timely payments.My neighbors across the street are constantly parking in front of my driveway and I am unable to pull out without driving partially in my lawn and nothing has been done despite being told otherwise.This place is overpriced for what it is and all the money they charge fuels their new builds as opposed to fixing items properly on the already existing properties.I do not recommend living in this community.

2021-07-15They don’t reply to phone calls or messages. The newer manager is terrible and doesn’t call or email anyone back! You can’t leave a bike, grill, sports equipment outside or you get a violation. You also get a violation for having a basketball hoop.The new gym has been closed for 2 years even though they say it’s an amenity here.The worst part they do NOT care about their residents. Even their long time residents (5+ years) that actually bought their home and pay on time and never been a problem for them. They do not work with you whatsoever. I would not recommend this place, at all.The new management is terrible!! When joe was manager it was much better. Definitely going way downhill.

2021-06-06Been renting about 8 months and have had an overall good experience both with maintenance and office staff. Everyone is always friendly and helpful, tons of amenities. Quiet nights. Good quality homes, maybe a little pricey but overall worth it to me. My biggest issues are that the snow removal in the winter is abysmal, their constantly adding new units so roads get blocked off and hectic and the park isn’t completely mapped on certain apps that use location.

2021-02-09This place is a mess. Don’t rent or buy here! The staff are horrible to work with. I’ve been sending emails and calling their office to get things fixed on my house since we moved in (1 year and a half ago) and they won’t send maintenance. We have mold in our shed due to the roof having a leak and we had to throw everything out. Still no response on what they are going to do to fix it. Now, we have issues with our water bill being high. We called the office and they finally sent maintenance out to look at what was wrong and they can’t find the answer. They asked us if our toilet was running consistently but I’m not a plumber so I didn’t know to listen for a toilet running consistently. Maintenance showed me what to listen for and it happened once since that visit about a week later so I called and they came out to replace a part in the toilet. They don’t know if it’s the reason for the water bill to be $300 and they refuse to reimburse for the other two months we paid just over $200 total for. Our bill averaged at $50-$70. We didn’t use this water and we’re only renting!!! They continue to take messages and not call me back. Run away from this place while you can!!! They nickel and dime you!!

2021-10-31Excellent community! Any issue I’ve had, the maintnance team was on it, promptly and professionally. Any time I’ve spoke to the office personal, always friendly and helpful, treats me as if I’m the only person they need to deal with! And the manager is great. Understanding, and compassionate, while maintaining a great professional attitude! No, I’m not anyones brother, or uncle, and I havent wrote many “reviews” about anything! THAT is how strongly I deal about this group. Every person has an “off” day, or bad moment, I havnt experienced that yet, but it happens. These people are top notch. 2years, THIS TIME, and 2 yes previously…I’m glad I came back to this community.
