Comment: I cant say enough about how kind and helpful my specific property manager was! Daniela,We had some issues with our tub and she promptly( and I mean within 20 minutes) was on top of it. The plumber came same day and they fixed my tub for me.Im really appreciative of how sweet and kind she was to me.The property management we had before was the worst.I was so pleased that she listened to me and fixed the issue so quickly.I highly recommend looking for an apartment or property managed by CMC especially if Daniela is your Property manager.Best experience with any property manager, HANDS DOWN.Thanks again for the help Daniela.

The reason I decided to give it 2 stars is because the gate to the parking garage has been broken for about 2 weeks and in that time, someone off the street has come in and stolen my musical equipment and unfortunately nothing has been done to rectify the situation. I am a musician and performing is how I pay my rent. How am I suppose to work and perform and make money to pay my rent when my equipment was from the garage that has been broke and hasn’t been fixed? I would love for there to be so type of resolution but so far, I have received nothing.

I’d any damages happen cause of the building the manager BRIAN will harass you and charge you for the work they should have put into . Comment: I had a bad experience with CMC. I have done many reviews on Google and have thousands of views on my reviews. The vast majority of my reviews are good. I like to recognize good service but CMC didnt live up to my expectations.We lived at 120 Alamitos Ave Apt 16 for 9 years. CMC took over as management company in 2021. They arranged for a routine yearly inspection in fall of 2022. They made a list of all the needed repairs and we were promised these things would be fixed. There had been numerous water leaks from upstairs over the years and the walls and ceiling had peeling paint that was never fixed. The back bathroom walls are peeling badly from water damage and has a stain from mold and moisture in the wall. Other items on the repair list included peeling enamel on both bathroom sinks, slow draining bathtub due to incorrect outlet pipe, broken ventilation fans in both bathrooms which made mold grow and required constant cleaning which was a losing battle. The fire alarms were no longer working either, and the garbage disposal had stopped working due to being almost 15 years old.We were promised by Jesus Saucedo all these items would be fixed but they were not. I reminded them when they came for another inspection and stressed that we had to have the disposal and bathroom vent fans fixed as soon as possible. A repairman did fix the disposal but told us the owners did not want to pay for the vent fans, despite the mold.We were told in February 2023 that the owners were going to sell the condo. The routine inspection now seems like it was more of an evaluation to benefit the owners. We were very cooperative andhelped them with many showings. The place has gone into escrow 3 times before becoming active again. This could mean that they are having difficulty selling, and I believe its because the owners do not want to invest in even the basic things. We were promised our fire alarms would be fixed but that never happened even though we requested it and they already had the info on their inspection list. We lived without fire alarms until we moved out.I wish CMC and property manager Jesus Saucedo had been forthcoming and honest about the fact that these repairs would never actually be taken care of. We hosted dozens of showings and buyer appraisals and inspections and always had a good rapport with buyers. The selling agent Kelsey thanked us and often expressed appreciation for our help. I had hoped we would be treated fairly for our years as good renters and tolerance of the worn conditions we endured at move out.That was not the case. We were charged for carpet cleaning upon move out even though the carpet was badly stained and damaged when we moved in back in 2014. The old management company actually apologized to us for the poor condition of the carpet when we moved there in 2014! The carpet is almost 15 years old and should be replaced, not cleaned.After we moved, CMC charged us with a 200 dollar unit cleaning fee AND a 160 dollar carpet cleaning fee. The unit had not been painted in over 10 years, and had peeling paint and mold which is the fault of the owner and CMC. This is in addition to the peeling bathroom tubs and sinks enamel, lack of FIRE ALARMS and lack of bathroom vent fans which contributed to the MOLD and mess. I feel this should have mitigated any cleaning fee but the carpet cleaning fee is just outrageous. They ended up throwing out the carpet a few weeks later anyway to put in wood flooring. Ugh...By the way, CMC makes all new tenants pay for a renters benefit package which is overpriced renters insurance plus some other bs services you can do on your own, (utility hookups) plus stuff theyre required to have, like a payment portal and access to repairs. They never made us get that benefit package because our original lease was not with them. Its a bad deal and you can get your own renters insurance for less. Edit: Regarding CMCs reply: I did inform your office many times of my issue with the charges so youre lying when you say I never brought it up. Wow...

Comment: UPDATED REVIEW:After giving 5 stars 7 months ago I realized I was on the wrong.I live in 6331 Linden Complex. 7 months and this is exactly what I have endured.At least 10 times I had to shower in cold water so be prepared for that. The apartment is INFESTED with Coackroaches (I am extremely clean person with no clutter in my place).And last thing, the washing machines are a total nightmare, they are constantly broken take your money but doesnt work, the dryer keeps opening the door and throwing all my laundry on the floor, i put the cycle three times and the clothes are still wet!! just pay as you go for nothing and yet the property manager send a threat email saying that he will shut it down if people keep throwing their trash there! he has the guts to threat he will shut it down after people rented this place because it has laundry on site. When you tell the management the washing machines dont work, they tell you its not their responsibility and the direct company must take care of it.I am losing money everytime i have to request pest control because the freaking window for their arrival is 4 hours!!!!!this place is very unsanitary and an email will be sent to the health department.I was in need to move in ASAP. It was very difficult to find an apartment that easy in LB.Luckily, Daniela Saucedo was my agent. She understood my reasons and why I need to find a place very quick and made sure to speak up for me to the owners, within two weeks I moved in to a wonderful apartment. I definitely recommend you asking for Daniela, as she will go the extra mile and help with the application and process. She always responded to the emails and text messages even calls the same day. She also stayed on the phone with me until she made sure I walked inside to the apartment in order to view it. This left a very good starter experience with CMC.

Since everything is “automated”, there wasn’t anyone to call to see if they would show up. I waited for 15 minutes trying to get in touch with anyone. The only person was a scheduler who couldn’t tell me who I was meeting and could do nothing more than “message the property manager”. Given how they treat potential tenants I can’t imagine how they’d treat you once they got your money and a contract.

After the sudden death of my daughters mother I was in need of finding housing for my daughter and myself.I contacted over 50 units in desperation without a single person responding to my application requests. Signed the papers and gave them my money and pay the extra fees they add on that other places dont have for signing the lease and inspecting the property. While inspecting the rental unit that i paid them to do I found the move in ready rental was a death trap. Burglar bars didnt open. I told Daneila I cant move my family with kids into a place that is not up to code and she told me thats not a good reason to not move and want our money back. She said was a simple fix but after a week the simple fix still was not fixed. They will take your money give a lemon and expect you to thank them for it crooks.Adding edit on 9/4/2022 note unit is still not rented. Doing so in response to company follow up of companies false statement of me breaking lease early. 1812 canal unit 6 is still being advertised as having burglar bars that are not up to health and safety code in. I leave it to you the reader of this review if you seriously need a place contact the company for a walkthrough of the unit I hope you experience is more positive than the one I received.

Comment: I lived at 5 different places with various rental companies in the past and CMC Management is by far the best. In my experience, CMC Management stands out in their use of modern technology and quick response. They provide apartment self-showing through a smartphone app. They provide an online tenant portal where I can pay for my rent, request a maintenance, view my lease document, and view my ledger, etc.They provide quick and accommodating services which makes my life easier. Charles Chang and Jesus respond to requests diligently. When I had trouble with the apartment key, Charles Chang was able to help me resolve it on the same day. When the washer or the smoke detector malfunction, I only had to post a message on the tenant portal and Jesus would have those fixed within 24 hours. It has been a pleasure to rent from CMC Management and I am grateful for the opportunity.

Comment: Wonderful family owned and run business. When you own a Restaurant, service is our top priority so we expect that from our property manager. CMC realty & property management meets that expectation over and over again. Since we are on commercial lease, we take care of most of the maintenance however whenever we need help with finding a good vendor or have a common are issue, CMC is there to handle it. I highly recommend CMC for any of your commercial management needs.
