They take a long time to get you into a home. Yet they post and verbalize the homes available. They even speed you through the paperwork. That’s very annoying. With that said, they have a beautiful community and the staff are friendly and professional.
This place needs new managemet. People here get harassment from the office all the time for stupid stuff.i know they do it to get people in then try to push them out. Its not worth it dont waste your time or money.terrible place to stay cant even park my car without a neighbor complaining.
I should be more grateful for the fact this park actually accepted my familys application as my credit is really bad. We have our med card and grow a small amount of weed in our place and the park was not happy about this at the time as it was a fire hazard. I am more understanding of that now.
This place is a big joke. I’ve lived here for 3 years now and I can honestly say I can’t wait to move. If ur renting and something goes wrong then they’ll take forever just to fix the problem. Now I know you can’t expect things to get done right away but there’s always that fine line when you waited long enough for something. The inside of these trailers are cheaply made to which is ridiculous my mom lives in an older trailer and it’s a lot more Sturdier compared to these paper thin walls. Took us 2 years just get a shed. And don’t get me started about how many notices we get about the water not being safe to drink out of. But I will say this the park does do some fun activities for the kids through out the year which is a blessing but other than that I would not recommend moving in here

2022-02-04I have been a resident for nearly 8 years and this park has never had better management than now. Julie and her team are amazing. Theres always room for improvement, but theyve tackled a lot already & I know they will continue to. (PS - This location is PRIME!!! Just saying :) )

2022-01-16Happy to know that the College Heights Community is still here. I used to live there with my family when a teenager so I have a lot of great memories! I just came to realize that I lived at 117 Harvard and then moved into a different mobile home park where I met my future husband who lived at 117 Pattyann St. Funny how this stuff works!

2019-11-05Most affordable in the area! Rental units are like-new and well maintained. Office is courteous and responsive to any concerns Ive had. Its a quiet, family-oriented community. Next door to a great park along the river. In reference to other reviews- Ive never gone without power in the year Ive lived here. The water is from a well- its the only real downside in my opinion. Water has never been shut off, but it does get yellow from the mineral build-up. Maintenance will clean the water heater upon request which takes care of most of it (but not all). On occasion the water is not drinkable due to repairs to the well or piping. Buy some jugs of water and youll be set. It really is well worth it!

2021-05-07I applied for a mobile home with my significant other a few weeks ago. It took them about three weeks to give us a response & once they did they denied us. We met all the requirements but we’re declined because of a background check. We tried to tell them that they were doing the background check wrong & they didn’t care. They were doing a background check on a man with the same name as my signature other who lives in TX & was a junior;my SO is not a junior. When trying to tell the office we got yelled at by a woman working in there & were told to “go find the corporate number ourselves. I called back today asking for the corporate number & the lady refused to give me the information I requested. I told them before they did their background check that the wrong one would pop up but now they refuse to fix their mistake.

2021-01-06The people that have worked in the office this last year are amazing. During covid they helped me more then just a landlord tenant situation. Anything I’ve ever asked it’s always handled. Even got it approved to hand out free pizza delivered. They are truly amazing here.

2018-10-07I have lived here for a few months and I enjoy it a lot. There are a few problems like anywhere you go but the pros outweighs the cons in my case. Beautiful area, amazing pool, lovely little picnic spot right by the river and a open area and play ground for the kids. The price is more then fair for the area and I have had no problems with managment since I first applied in July. The current manager is on top of almost everything and is making noticable improvements and has been since I moved in. The water is well water so there is a noticeable difference compared to city water but I have had no problems with it.

2021-04-08Live here for almost a year don’t complain. Some water problems but it will happen In any other place in this area for what I heard from other people. Really quite and calm place my kids love it.

2018-02-22Weve just gotten through our 3rd winter here and while I have a few complaints - the roads are horrible and theyve said that theyd be fixed since I moved in and there seems to be a high turnover rate on management, also trailer living isnt for everyone - overall I have to say that I love this place. I chose this park over others in the area because its small and right downtown. Its also right on the Clinton River and backs up to an extraordinary city park. I couldnt afford to live in a house here and my child is getting an excellent education, life is all about trade offs, so they say, and Im very happy with mine.Also I have never lost power, and while the pump has gone out a few times, today is the worst Ive experienced, its hoped to be fixed by evening. Water line freezing is completely preventable,watch a YouTube video or two, lol, its how I fixed the furnace by myself ☺

2020-05-17The management is terrible, I lived here for 1 year and a few months is the worst place to live the water is dirty. It dont mater if you have a contract they will make your rent go up. The park is ghetto, the neighbors that I had were the wost so dont buy or move here...They wanted me to pay 27,000 for the home and after moving now is for 23,000 unbelievable i would not even pay 500$ for that sh$#@ hole
