It is difficult for me to express my thoughts, feelings, and needs clearly when communicating face-to-face or by phone in English.Im a tenant of this house.On September 10, my house was flooded because the washer on the second floor broke down. The ceiling of the first floor, the wall of the first floor, and the second floor around the washer were damaged by water.(It was the second time of water leaked. there was water leaking from the washer in the middle of August.)My family got accommodation and have lived somewhere for 6 weeks.Women, Ang~ of Cornerstone Management is supposed to update me on the construction situation of my house.In the first week, my house was equipped with large warmers (fans) and dried the whole house for a week. And nothing went on for three weeks.I sent several emails to Ang~. She emailed me back once and said that she hadnt heard anything from the construction company yet.So I called ServPro directly, who worked on the drying process, and the ServPro guy said that the construction was not working because of the house owners insurance.(Actually, the house owners insurance company stopped by my house 9/11/23 and they inspected my house.)And then I waited another week or so.After that, Cornerstone Management still didnt contact me first.I spoke to Supervisor Bra~ on the phone because I was not able to wait any longer. The supervisor Bra~ said the construction would be completed in a week.The day to be completed is tomorrow (10/18/23).I stopped by my house this afternoon. I expected almost everything to be done. But my prediction was wrong.The construction on the second floor was not underway, and the broken washer was just left on the second floor.I discussed the construction schedule by phone with Cornerstone Management last week, and they said everything would be completed by tomorrow.When I stopped by my house this afternoon and thought that the carpet cleaning would be impossible until tomorrow.I called Ang~ again. She said she didnt know when the carpet would be cleaned. What a ridiculous situation this is!!How can I get in and live in that dirty house in that dust pit that has been empty for six weeks and all my walls and carpets in the house have been ripped off?Its ridiculous.!!!They said it would be completed by tomorrow, otherwise, they should have contacted me in advance. Because I have to extend my current accommodation again now.They never cared about my familys situation.They never contacted me first or told me about the construction situation.I always contacted them first and asked them to proceed with the construction.They should have told me the exact construction schedule. Because my family is now experiencing a very inconvenient situation and paying a lot of extra money.They are not paying any attention to the tenants situation.Im not telling a lie.This is true.Its really disappointing. One day I will buy a house.And I will never choose Cornerstone for management for my house.

I was originally reluctant to rent because I thought it would be too much work getting the place ready and I would have to deal with tenants, etc. I literally only had to sign a contract and they took care of everything. This included replacing the carpet, painting, fixing things, finding the tenant and screening them and taking care of any issues for fix requests from the tenants. I just receive the rental income every month and they deduct anything necessary for repairs, etc.I highly recommend them.

If you are a prospective renter, please move to Yelp and learn what you will be dealing with. As a renter with experience with 9 property management companies, I can responsibly tell you that Cornerstone is the worst. Be prepared for slow/no responses to your questions and maintenance requests. Also, be prepared for being taken out $1000+ from your deposit even if you move out with a place cleaner than you moved in and no major damage. During my 1yr4mth stay at their property, I need to constantly follow up on my questions to get their reply. If you dont follow up, they may never reply. Read your contract carefully since there might be rules you have never seen before but can cost you hundreds of bucks from your deposit. For example, there is a term saying that Any painting, which is required when tenant vacates, will be prorated as to a three year useful life.. It means that if you live for 1yr (12 months), you need to pay 24 of 36 months remaining life of the painting (even if you left the painting as it was when you moved in), which is $560 in my case. In other words, the shorter you live, the more you pay... And the more you pay, the happier the homeowners are....

Comment: Owners of Beautiful properties, why are you stuck with this agency which is slower than DMV and cumbersome than IRS. Find a better agency, save us some time, house search is stressful. The online application process is cumbersome and incomplete, call center are random to get hold off, if you do they take 2-3 day to respond you through email, no way to pay online for application wait more days for that email. The application processing rules are random, afternoon they say they are processing the application by evening you know you are in queue again. Please……………………………………………………………………………………………………………….. Find a more professional agency which cares about applicant’s time and has integrity.

Comment: Cornerstone PM is doing a competent job at managing my rental property. They have taken care of all of the paper work and legal matters in getting my tenant, a process that was unknown to me as a first time landlord. On the other hand, I did not find them to be very aggressive at finding a tenant, even in the very hot Silicon Valley rental market. I eventually found my own tenant through a friend of a friend. Cornerstone did take care of getting the place prepared and ready for rent, fixing the dozen or so minor issues. I appreciate that Cornerstone has their go to people for cleaning, painting, repair, maintenance, etc.

Comment: As a landlord, Cornerstone PM has been managing my property in San Jose since 2013, and am impressed with their superior services. While living in Arizona pursuing my medical education and career, my mother unexpectedly passed away. I didnt know how to manage the house long term, so an acquaintance recommended that I contact Cornerstone PM for advice.In 2012, I spoke with Brian Bonnifield on the phone for 30 minutes, and he gave advice on how to empty the house out effectively from over 30 years worth of personal belongings. I even warned Brian that the house needed alot of upgrading and basic renovation in order to prepare the house as a rental property. Brian confidently reassured me that the company has close relationships with multiple, trusted vendors who would prepare the house.In 2013, I turned over the house to Cornerstone PM. The entire team, including Brian, Brad, Becky, and Tonya, collaboratively worked to upgrade, market, and upkeep the house. I was able to focus on medical school fulltime without worrying about the property, since Cornerstone PM effectively managed the property.Up until now, there has been minimal maintenance issues and disruptions to the tenants since good quality parts and competent vendors were used in upgrading and maintaining the property. I continue to focus fully on my career in Arizona without any perturbing thoughts.Cornerstone PM has a team with years of experience and competency. They are highly trustworthy, and treat the houses like their own. Any landlord or tenant who does business with Cornerstone will be in excellent hands!
