Comment: Run, do not walk, but run away from this horrible place!Its supposed to be a gated community, but the gates are always broken. I lived there for a year and couldnt wait to get out of there. I didnt feel safe staying there because of the broken gates and the RVs parked right outside of the apartment complex. There was once I came back home from a trip, and the whole complex was surrounded by police cars because someone with some firearm escaped inside. They didnt find him.Additionally, this place has very poor hygiene. Ive never seen so many cockroaches in my whole life. The apartment complex people told me that cockroaches are natural in this area.I also had an ants problem when I was living there. When I opened up my sink, ants ran out...Additionally, my upstairs neighbor is absolutely rude and miserable! They fight with each other at 4 am in the morning and 11 pm at night. They yell at their toddler at the weirdest hours in the day! They stomp very loudly.Finally, dont expect to get your security deposit back. I hired a professional cleaner who did a marvelous job, made the place sparkling clean when I left. They still put a $250 cleaning charge. They also charged me wall repair and paint, which according to California Law, it should have fallen in to the normal wear and tear. Im currently busy, but Ill fight for it when I have time.One of the apartment management person threatened to sue me because my dogs had a couple of accidents on the patio (I lived on the first floor). When she called me, I answered and agreed to what she said nicely. I dont know what she was expecting, but she kept being really really rude, not profanity, but saying that its such a public health hazard (so my dog pooped on the fenced patio next to my own apartment which I picked up as fast as I could is a public health hazard whereas your cockroaches are just natural), saying that its such a serious thing that they are going to sue me over it if it happens again.Just for the sake of your sanity, dont live here.

Comment: Big Thanks for Thuy and Laura for making our apartment transfer efficient and cost effective, they help keep the front office running as smoothly as possible for a community this large. Also massive credit and thanks to the maintenance team Mike, Alberto and James that work tirelessly to keep this place running. Tickets are usually closed out in 24-48hrs assuming they dont require unstocked parts or involve extensive damage. If you are considering living here, definitely only consider fully renovated apartments. Absolutely rent a garage. Absolutely install a RING camera system. As with all large communities it is collaborative effort to keep it safe and enjoyable. If you end up living here, stay vigilant, when you see something wrong dont be afraid to report it via the ticket creation app, it helps everyone. Just remember no place is perfect, and yes rents are expensive but in this zip code it is one of the best options with the most amenities. Also know we have a lot of dogs here, so it is good to be a dog person even if you dont have one.

Comment: Overall 2.5/5: I would not recommend Estancia (an Equity property) to my friends and families. I lived in Estancia from March/2022 to April/2024. I will break my rating into five categories, starting with the cons:- Price 0/1: First, the rent is 5-10% higher above fair market price IMO, with some hidden or higher fees such as 50$/M valet trash service and 75$/M cat rent, +25$ above normal price. Second, renewal increases 10% (max allowed by law) every year. My rent went 2702 -> ~2970(+10%) -> negotiated to 2840 (+5%) -> ~3100 (+10%) -> negotiated to 3070 (+8%) then decided to leave. Last, the move out charge is absurd. It includes 225$ cleaning fee, 300$ painting, 564$ carpet replacement, and 473$ accelerated rent fee that are unreasonable to me, when the inspection sheet says everything is either “Good” or “All OK”. Especially with the fact that my apartment had a scheduled renovation and the carpet will be replaced by hardwood anyway, charging painting and carpet replacement to the previous tenant is unreasonable in my opinion. I also provided 30-day ahead my move out date to be exactly the lease end day, therefore the accelerated rent fee is unreasonable to me as well. (will update on this)- Safety 0/1: This is a gated community but the gate is broken on average 3-4 months per year. While the gate is powered down, it is half time left open so it beat the initial purpose of being a gated community. Pedestrian entrance is sometimes open with a broken lock. The street across usually parks 5-10 mobile homes. Tailgating is common and there’s no solution because of the gate design. Despite I generally felt safe in this community, I have seen suspicious people inside the community and have had packages stolen within 15 minutes of delivery.- Hygiene 0.5/1: The community is generally a clean place, but there’re places that can improve. For example, there’re trash stains or food leaked out of bag along the way through which the trash bags are taken from apartments to outside trash cans. The leaked food will remain on the stairs and roads for months and it is still not cleaned. I have received multiple emails in the past two years suggesting that there’s a stair / patio / something cleaning scheduled, but they all end up being delayed to a TBD date. Maybe I missed it but I personally have not seen or hear one. I have seen rat inside the community - not around the trash cans, but inside the buildings and on peoples patios.Next are the pros:- Floor Plan and Noise 1/1: Estancia had one of the best floor plans I have seen in the Bay Area. I lived in a 1B1B and the ~800 sqft floor plan felt spacious. If the balcony is facing the right direction, there’s ample sun light. Noise concern is case-by-case: I personally don’t find the airplane noise annoying. I have had above neighbors who are high school students who like alcohol, party, and loud music - it wasn’t bearable at all. After they left, my above neighbors are decent normal people and I only occasionally hear their footsteps.- Maintenance 1/1: Estancia has an amazing local maintenance team! Thank you, James, Alberto, and many others that helped with my repair tickets. They are honest, fast, and careful. Most of my requests are taken care of within 2-3 days. For the ones that take longer, such as a dishwasher replacement and a dryer replacement, they gave proper heads up and kept me in the loop.To conclude, I generally had a good **living** experience with Estancia for the past two years. While I understand the incentive of making profit for a public company (Equity) and the renewal part is not controlled by the Estancia team, I consider it bad intent to place unreasonable charges and bet on the tenant is unaware / lazy so they can make a bit extra from the tenant. Because of this, you should only consider living in Estancia if you have a higher budget and won’t care about losing a few extra grands. However, with a higher budget there’re many other better, newer, and safer communities to choose from, so Estancia can’t be an attractive option.

Comment: Airplane noise is really bad throughout the day starting from 6:30 am sharp. Gates are ALEAYS broken, open parking is always a risk and usually full. Lots of reports of stolen packages and cars broken into. RVs parked right outside the property. Equity will raise rent on you like clockwork. The houses used to be good value but have slowly crept up in price to now being expensive for what you are getting. Check out other places nearby like Mansion Grove if you want amenities and dont want to feel ripped off.The only good things I can recollect are Damien Darling as property manager who unfortunately moved somewhere else, and Alberto who is always prompt and thorough.Edit: Most of the new 5 star reviews are for Alberto specifically, if you remove those the star rating from the apartments goes to ~3/5. The apartments are running some sort of scam fooling people to rate the work provided by Alberto as rating for the entire apartment complex.

Service requests are handled within 2-3 business days. There has been some inconvenience with both east or west gates being damaged a few times during my time here but management has always been communicative and repairs are completed in a reasonable time frame.The noise level during my time here is fairly quiet and uncovered parking near my unit has not been an issue after the new parking system was implemented. The location of the apartment is nice as well as being quiet and safe. Overall, I am very satisfied and had a great experience here. I definitely recommend living here or at least checking the apartment out.

This QR code, however, re-redirects the feedback and review rate to Estancia as a whole. This is why it is filled with good reviews thanking technicians for their work. Comment: Update 7/26/2023: After many escalations, I got my Security Deposit back two months later. Keep in mind their FAQ stated within 10-business days after Statement of Deposit Account (SODA) has been finalized, any unpaid balance will be refunded. 10-business days compared to two months.... Also, they claim they had mailing problems was the cause of the delay, unfortunately, I dont believe that. My USPS account shows proof of what is being sent or forwarded to my new address by date and time. Not trustworthy.-------------------------------------------------------------------------------------------------------5/25/2023: Please actually read the low rated reviews as the high rated reviews are short-term. I have lived in this apartment complex for the past 4 years. At first it was great and I liked it, but over time it became unbearable to live in this community. This place had more problems than what you would ever imagine.First issue was a refrigerator leak in my first year, that was never resolved when I opened a support ticket, their solution was to not use the ice maker because they didnt want to replace the fridge or find out what was wrong with it.Second issue, there were times where Trash valet would skip your unit and wouldnt pick up your trash bin (keep in mind, youre paying for this service on your rent), why would I want to keep this mandatory subscription that Im paying for and its not being taken care of? I could easily take out the trash myself.Third issue, my in-unit washer eventually went out-of-service, it took me a MONTH to get it replaced. I had to escalate this in order for them to speed up the process. There was no communication on how soon this support would get resolved. After escalation, they finally replaced my in-unit washer.Fourth issue, the garage I paid for malfunctioned and wouldnt close when pressing the controller. I was worried of having the garage door open overnight so I submitted a support ticket immediately. They had replaced the controller and reprogrammed it, however, that didnt resolve the issue. Eventually after weeks of dispute and more than 3 tickets opened about the same issue, they finally gave me a different garage unit.Fifth issue, thefts and car break-ins happen a lot in this community. My brothers car and another persons car was broken into in the same night. Luckily my brother had no valuables but as a reminder please do not keep any valuables in your car. Its sad to see that theres no security on-site at night patrolling a gated community.Sixth issue, the gates had malfunction MANY times and often enough they would leave it open overnight. And you guessed it, thats where car break-in and dumpster diving occurs by unwanted guest.Seventh issue, lots of package thieves for amazon shoppers. Youre better off shipping your amazon packages somewhere safe for you to pick-up.Eighth issue, unlawful entry of my unit. Maintenance team unlawfully unlocked my unit WITHOUT permission or notice. No support ticket was submitted. Its sad, Ive lost all trust in this team.At this point Ive given up with management. What is wrong with this team? In the end I realized that the management team doesnt care for their tenants and the community. They failed at their jobs - it was time to leave.I hope this detailed review helps as these instances are real and negatively impacted my family, if youre seeking for an apartment you should re-consider this place and stay away as far as possible, you can find a better community out there, this is not the place.

Parking is also packed at night because of the open gate and they picked up a new habit of no warning towing ($600 minimum bill) resident cars even though they have your number on file and could just let you know to move it. They also post fake reviews on here (read low reviews or check yelp). Hopefully you see this and avoid at all costs.

Comment: Estancia is a great community to live in, recently they have had a lot of upgrades. A new gate to the pool and a gate in the front entrance of the leasing office. We have trash valet that comes to pick up our trash which is a great luxury. We are able to enjoy the pool all summer long along with two jacuzzis in the community. One in the pool area and the other in a more secluded area in the apartments. Also, the gym is a nice amenity to use they have a mixture of machines that you can use along with some weights. Also, the BBQ areas I love to cook out at on a nice summer day. For the staff currently I have worked with Damion and he has worked with my request and helped me resolve any issues I have had with any work maintenance request. Damian has been trying to hear more of the tenants request to work with hearing our concerns and resolving issues. If you want a nice community to live in come check out Estancia for yourself.

In recent two months, two of my cars were smashed when parked inside the gated area - windows broken and sun glasses taken from the closet...Out of three managers, one young female manager were very bad: first time she just asked me to go to police, and second time she literally stopped me from reporting by just saying: stop yelling at me (while I admit i raised my voice in frustration but definitely not yelling-check video survellance). All in all both time, she was neither professional, or helpful, or informative, nor sympathetic at all! In contrast, one male manager suggested me not to lock my cars at all at the first time (so i did)... Another one (Laura) in the second time showed patience and took my suggestions to report to upper management for more patrol, provided me info for using mobile app my santa clara to file complains, and also gave me the location of a local police station (in Watermark Plaza), all very helpful to a very frustrated resident. Comment: I’ve had issues with my garage door for awhile. They have gone to fix it. This time was awful. On January 4 my garage door would close. It was around 8pm. I called maintenance. Finally when I call back I was told that any issues with garage doors could only be done during business hours. I would have to call at 10am and make an appointment. My garage has my personal items. I wasn’t going to leave my garage door open all night. We’ve had several break ins and things stolen. I decided to pull the handle and close it manually. Well later the following day they fixed the problem . At least I thought so. On Jan 19 at 6:30am my garage door wouldn’t . I have a doctors appointment to get to. I called maintenance again. This time I get no one calling me back. I call maintenance answering service again and she said that she did relay the message. Well after waiting for 45 minutes I decided to call an Uber. Finally around 8:30am I get a call from one of the maintenance guys. He never wants to give his name. But he tells me he showed up to my apartment but I wasn’t home. I never got a call from him saying he was on his way. But he did say he would take care of the garage door and leave me a new remote. I asked him if he could leave it in my apartment. He stated no problem. He would do that. When I get home there’s is no remote and apparently my garage door was never work on. I called maintenance answering service and someone would come to help me. As I was walking out I ran into Alberto, he is the maintenance man working that evening. He took care of the garage door and reset a new remote with in 20 minutes. He was kind, considerate and very professional. I was very pleased with him. My only regret is that I never got the name of the so called maintenance person that never even tried to help me but was just lying to get out of doing his job. Thank you Alberto.

Comment: I wouldnt recommend this apartment, had a lot of negative experiences around the time I left. There are multiple other apartment complexes around that you can choose.Couple of reasons I can give.1. Apartments are old and most of the cabinets are old and rusty. If you are moving into a renovated apartment, then this point could be ignored.2. Parking is a pain, you always have issues with finding a slot, never had this problem in previous apartments.3. Both Leasing office and maintenance staff are not very responsive. It is a hit or a miss and there have been situations where we had an emergency and did not get help until 3 days after. Also while buying a home we got complaints from the mortgage lender that they were just not able to get hold of the leasing office to get some documents etc, this is something we have seen on our side as well.4. A month before leaving, I requested them to stop billing for my covered parking spot from October, there was some confusion on the exact date the lease ended, instead of leaving a notice on my car saying your parking lease has ended and we will tow your car, they ended up towing my car with no notice, this happened to be at a time we had just one car at our disposal and were running late to the day care. Needless to say we had horrible nightmare which ended with my wife and kid being stranded outside the daycare at night for an hour before help arrived and i on the other hand ended up paying $500 to get back my car for getting towed. Best part is they were very rude and to this day do not accept the mistake they made. There was zero empathy on the side of the leasing office representative.5. Also a rip-off when it comes to final inspection. The apartment needed some work after left due to a lot of wall fixtures. I had no problem paying it but there were charges that surprised me which I had to call them and get it removed because I was specifically told I would not be charged for those but still saw those charges.I hope incoming residents look at this review and make up their mind on whether this would work for them or not.

There was black stuff in the bathroom(Next to the bathtub) after using it for 2-3 weeks, I have gotten that thing fixed like 10+ times during my stay. After my moveout I fixed all holes and everything and I even cleaned the apartment, but the person who did the move out just said everything is dirty by clicking random pictures. I will never recommend this place to anyone. These guys charged me full cost of painting, even though there were like 4-5 holes which I patched. Beware of rip-offs, which estancia is. The super helpful and always friendly but not fake leasing folks, (Damion, Nessa, Wilrose), the gym, the dogs!, the grills, the security, the quiet, (especially on the southern side), the sunshine, the Garden style, the convenience of Rivemark plaza, and all the lovely places to eat and drink. Great place!

Comment: Updated review after living there for 2 years (see original below):- Building 8 lights don’t come on at the same time as other buildings (they would come on way later, keeping us in the dark)- Abandoned cars that don’t get checked on or towed- Dead animals on the property that don’t get picked up- The gym: filthy windows, dusty, no hand sanitizer or wipes, annoying alarm that is always on- Random fruit all over such as mangoes, oranges, pomegranate- Barking dogs left on balconies all day- Not enough proper sidewalks, so people walk in the middle of the driveways- Water shut off so frequently in building 8- Garbage is overflowing all the time.Original review: My husband and I looked at a LOT of apartments in the area before choosing Estancia. I love the layout of the apartment, the parking is AMAZing, the people who work in the office are friendly and responsive, its a family-safe community, and I am happy in my new home. Only one tiny complaint - if you like a lot of light in the bathroom, get ready to have a noisy fan on all the time, bc the main light and the fab dont have a separate switch. My fix is to have music on while Im getting ready in the mornings or for bed to drown out the noise a bit. Other than that, love it here!

Comment: I stayed here for three years. I am giving it two stars because of the convenient location. But other than that, plenty of bad things:1. Beware that they will charge you a lot when you move out. I guess it is the same at most places but what particularly annoyed us is that Estancia charged us for repainting all the walls after we lived here for over three years. According to California Tenants rights, the paint only has a 2 year life time. Our walls were clean with normal wear. When we asked them about this, they stated that it is a standard charge they charge to all residents. In comparison, the new place we moved to has it explicitly stated that the paint charge will be based on the length of the residency prorated over 24 months, and no charge beyond 24 months. Basically, these are just hidden cost Estancia wants to charge you at the moment you sign the lease (compared to other places). We spent an entire day (~15 hrs) to clean the apartment throughly before moving out, but they still charged us for a normal cleaning fee. Knowing this, I would not spend my time cleaning.2. The airplane sound are loud and continue from 6AM to midnight. You can hear it anytime in the day. It really bothered me in the morning and at night and I kept waking up from the airplane noises. Estancia said the window is double pane but I still can hear airplane noise in my dreams. When I asked them whether they could install another window for the noise issue. They referred me to amazon to buy my own noise reduction curtains and asked me to put it up myself.3. My bike got stolen from private garage and there were car break-in in the communitys parking spot. This is a gated community but the gates break many times in a year and some time takes months to get fix. There are people knocking on your door asking for money. There are a line of RVs parked in front of the apartment complex and non-resident wondering around in the apartment complex.4. Significant rent increase every year. Estancia keeps asking you for more every year until your rent is more than 25% above the market rate. And you decide to move-out and maybe starting a new cycle.5. Kids playing outside in front of garage and noise come in through your windows while working at home.6. People smoking in the community and you can also smell weed at night all the time.

Comment: I have never been a resident of this community and this review is not for the living conditions of the apartment complex. This review is for an apartment visit appointment that I and my wife took when we were looking for an apartment a month back.We scheduled our appointment for late afternoon through the website and a leasing consultant from the leasing office confirmed our appointment. We were looking for a 1-BR appointment and chose 3 apartments to ask about during our visit that had close move-in dates from our date of interest. We went to the leasing office on time and met the leasing consultant with whom we had our appointment. However, we were promptly told that we will only be shown 1 apartment and we cannot see the other apartments. We completely understand that apartments which have not yet been vacated by prior tenants cannot be shown and our expectation was only to see the apartments from outside so that we can find out the location of the apartment with respect to the community map and get a perspective. In all the other apartment communities that we visited nearby such as Crescent Village, Verdant, Cerano, etc. we were always courteously shown around all the apartments of interest.So let me summarize my reasons of dissatisfaction:1) We were told that we wont be shown the apartments because thats not possible - that was the exact reason that was given.2) We were planning our move-in dates based on the dates shown on the website. In the leasing office we were given completely different move-in dates by which the apartments will be ready. On asking about the discrepancy, we were told whatever the leasing office says is final. I asked why the website mentions different dates, I was told Whatever we say, thats it.3) Out of the 3 apartments, the one that we were offered was the most expensive compared with the other two. This makes me think of the actual reason why we were not shown the other apartments.4) While we were touring the apartment that we were shown, we were trying to estimate the dimensions of the rooms to make sure our furniture fit properly. When I asked about the dimensions, the leasing consultant mentioned that she doesnt know and never gave the data later as well.5) During our apartment tour, she switched off the lights prematurely to make us leave and cut short our visit.In hindsight, I feel that she was in a hurry to wrap up the day and not very eager to show us around. That didnt help our cause and made our decision easier not to rent an apartment here.

Comment: I just moved into Estancia at Santa Clara and so far I love it! Wilrose and the rest of the staff have been very helpful and kind from the first time we toured at the end of August to now. We have had multiple requests and concerns and Wilrose has answered each in a timely manner. There were also a few problems (missing closet rods, broken light) with our apartment but the services team is very responsive and has fixed each problem we have had. In summary, I love the apartment, facility, and staff.Edit:My rating is remaining the same because I loved my time at Estancia, but the moving out process from was quite annoying. Our lease stated that we had to have carpet cleaners come in and provide a receipt. We booked that and paid, but during the walkthrough we were told they have their own cleaners that we would most likely have to pay for no matter what. So basically our money went to waste and we had to pay for two cleanings. Advice: When moving out, don’t schedule your own cleaners to come in!

Maintenance enters your apartment without your consent (and also doesnt know how to fix basic things like a window lock). And God forbid you pay your rent a couple hours late, they will ghost you like a Tinder match. I am still waiting for the Regional Manager to call me about reversing a late fee after sending a dozen emails and trying to call him multiple times over the last month. Not to mention that the same apartment as ours is now being rented out for $500 less than what we are paying for it. Oh and the parking entrance barrier broke two days after it was installed and is still no closer to being fixed 2 months later. You should live literally anywhere but at Estancia.

Comment: Ill briefly note the good, bad, and the ugly here.Good:- I, intentionally, had rented an apartment facing south, seeing green, and not close to the apartments across. The scene was better than my previous apartment. Also, my kid enjoyed the pool and the spa.Bad:- The moisture in the bathrooms. Had to use dehumidifier all the time plugged in.- Extreme noise upstairs when they walk, when they turn on the fan in the bathrooms.- The heater/ac (fan on the hallway) is extremely noisy.- I left the house extremely clean but still was charged ~$450.Ugly:- The moisture problem was known by the office but we were told about it only after we moved in. The rep ordered us to keep the doors open when the bathroom is not in use. When I complained about this and wanted to move out early, they declined my request.- The microwave keypad stopped working. It took about maybe 10 emails and two months for the office to fix it. Because they were out of microwaves (!)- I told the office that we professionally cleaned the house and provided pictures. They told me that they would give me to collection agencies if I were not to pay the full amount. The office declined my negotiation offers.This apartment could have gotten a three and a half or a four star review but the ugliness of the leasing offices attitudes made me give only one star.

Comment: When we moved in in 2016. It got worse decision we ever made.Security gates were always under repair. The place is noisy, you can constantly hear the noise of the airplanes. When we moved out recently, they put the a whole lot of charges like carpet replacement charges (400-500$), cleaning(200$) etc on us!! We left the place in pretty good condition.They are just waiting for reasons to take money from you. I regret staying there for this long. Moving out is definitely a dreadful thing to watch out for.

Comment: Three stars for the fact that the apartment and amenities are nice, and maintenance people always do a great job and are friendly. Those are the only saving graces for Estancia.We have gone through having people steal Halloween decorations from our front door, kids running in front of the gate from behind a wall when trying to drive through, and even witnessed a kid standing between the garages and apartment building with his mother and brother while they watched him use a bat to hit balls at peoples windows. I was also walking my dog one night and she ran behind a bush because someone had dumped the contents of a trash bag behind it. All of these things are not the fault of the leasing office, however, each instance we called (or emailed for the trash because the office was closed) to report it. The only time anyone answered the phone (they usually ignore the call and then ignore the voicemail without any follow up) was when I called about the second time we were stolen from. I was told if I was really that concerned about it then I could call the cops. After that they stopped answering when we called.Aside from the people in the office not acknowledging resident issues or complaints, it was a mess to have to renew our lease. Some of the things that happened were not the fault of the office, I will admit that. Our rent increase was ~8% ($200). We asked to view other units similar to ours that would be cheaper than our renewal, but were not allowed to due to transfer policy. We were told that it is not allowed to lease a new unit at the end of lease unless its an upgrade (more bedrooms, more expensive). After many emails and a lot of conflicting information, we eventually did a one-time courtesy negotiation, which lowered our rent increase from 200 to 150. All in all, it was a very frustrating and unclear process with a very small time window.

I had been told that they run the soft credit check which will not affect the credit score and they actually did hard credit check which is reducing my credit score by 12 points. This is something very unprofessional and non ethical. I had multiple conversation with the staff and creditor to remove this hard credit check and they keep me balling around. I experienced very rude behavior and unprofessional talk on the phone calls.

The pool and hot tub are heated and open year round, its fairly close to a Safeway and restuarants, its very dog friendly, and the office staff have been very helpful. Specific reasons I chose this place include 1) closeness to work, 2) large apartment size, 3) dog friendly, 4) in unit washer and dryer, 5) private garage, and 6) reasonable price. It has met all these points and more.

Comment: When we moved in in 2015 this was a nice place. It got worse over the years. Security gates stopped working in early 2016 and are not working in 2017 too. When we moved out in 2017 they put the carpet replacement charges ($653.13) on us !! The apartment was up for replacement and they put the charges on us. We left the place in great condition.I would say stay away from this place. They hiked the rental in the property in 2017 when surrounding properties did not do so. I was tricked into coming in at less than $2800 in 2015 and they very next year it got increased to ~$3100.

She was awesome helping us set up times to come view the apartments and took us on a tour of the building and the units open for lease. The apartment was spacious, cabinetry offers plenty of storage space and we have a full-sized washer and dryer.The property is very well maintained. We have raised some minor maintenance issues and they were addressed in no time.We are really happy that we chose to live here and consider ourselves lucky to be a part of this new community.

Comment: 1) They KILL you with Late fee even if you missed it unintentionally by a day - No exceptions are made whatsoever. This might sound like my problem but here it is - The Late fee is a Solid % of your rent and NOT a nominal fee, like $50 or $100, which I have no problem paying. You will be surprised by the amount Late fee you pay even when you unintentionally miss it, which happens to everyone once a while - They make a business out of it and seems like they are actively looking for such revenue form extra fees.2) With the open parking system, If you try to park after 9PM or so, tough luck. I had to park my car in the streets many times after roaming around the building searching for parking3) You hear planes take off and land all the time, late night too!! Planes fly there so low that the noise is high. It is right north of the SJC runway. Just hang around the area for an hour and you will notice it.4) In the last 6 months, the gates were wide open at least for around 5 months. They get broken all the time and fixing takes a few months, during which, it is kept open - Potentially unsafe.Only good part is that front desk staff are courteous. They could get better with maintenance but that problem pales in comparison to the ones listed above.

Due to this people from outside are entering and occupying the empty slots for car parking.2. In the name of Don Collejon school district these guys are charging exorbitantly with very cheap bathroom fixtures and very old kitchen appliances. Comment: I generally never write Bad Reviews but I am making an Exception. I had lived in this community for about 4 years primarily for reason of access to Don Callejon High School. I once moved from Two bedrooms to 3 Bedroom and the move was very smooth. The Community offered me a new lease at much higher than market price because of which I foundd another community near my kids new High School. The staff stopped being freindly anymore after that point. During the Move out inspection they found a bleach spot on near the laundry area which was already a small cutout carpet that had been installed when I moved in. they refused to give me an estimate during the inspection and told me it will be put on my move out charge. I see a complete carpet replacement charge on my moveout statement for a small 3 inch stain that could easily be fixed other ways. This community used to be an Avalon and had very freindly professional staff back then. It is a very unprofessional staff at this moment and I suggest recommend that this community is definitely not worth the high price they ask for unless you want access to the School. The floor plans are large yet not very thought out. Putting furnitiure in a liviing room is odd. Apartments near the Pool area are very noisy and have a constant Bug(ants, Spiders, small bugs etc.) problem which is not addressed proactively. The community is very proactive in asking you t clean up your Patio and you will not have any flexibility in putting furniture out there. The kitchens are white glazed tile and not even granite for such a high rent. The cabinets in the kitchen and the bathrooms are very cheap quality for such a high rent. If you dont need access to that school DONT LIVE HERE. Even if you need access to that School you are probably better of renting a home in the Rivermark community as they are cheaper. The Security gates have not been functional for an Year. There have been Robberies and break ins in the last one year.

Comment: Hello,This is really not about just one incident but it is about how one incident drew the line.- I have called about hookers outside speaking loudly to their clients on the phone (my kids had to hear it as well).- I have called about people smoking in front of the pool, marijuana and cigarets, and doing drugs other than those.- I have called about various loud noises at night and people running through yelling and being drunk around 10pm – 5am- I have called about loud noises in the area people yelling at each other infront of my place- Police being in the front of the residence several times.But this is a bit to much. I have kept quite enough and am no longer happy with the service this establishment provides.Im quite unhappy now and no longer find this Estancia safe to live in, as it has modified the way my girlfriend interacts with her environment.Im not happy with what my children have to hear at night, and what might happen around them.We pay way to much for this to be over looked and its been over looked enough, so over looked that for a moment I thought ignoring the problems would make them just go away. I’ve called enough.I don’t have the time to negotiate this you.- Im not the solution for your residency and not going to call the security or policy each time something happens, as that is not my job.Nor the patience after all the times I’ve called and all you do is give me the number to security.I’ve been a good resident, quite peaceful, and attempts only really had one late payment.My rent was high jacked to 3,1-- which I still pay and am ok with but I’m not alright with my surroundings.Also When I first called one of your staff members berated me and assumed I was not my race. Attempted to correct me on the phone even thought it was all just an assumption in her mind.My girlfriend has to worry now each time she passes the place areas in your building as she was Harrased and physically threatened.And I’ve complained enough to dead ears. And Im tired.It took you one month to take any action on my real complaint.

Comment: Ive lived here for almost two years. The service team rocks! They are very responsive and attentive. The floor plans are spacious, and stores and dinning are in close proximity. The property is always clean and well maintained.

Comment: Ive been living here for about 3 years, going on 4. I enjoy living here mostly because of close proximity to work, but also property team. The staff in the office and service is responsive, and always willing to help. The property is peaceful and clean for the most part.

Comment: My sons bike got stolen from the patio, I had bought it for his birthday, not impressed with security, even though its a gated community, anyone can just drive in or follow you. Be careful on what thing you leave outside in your patio. I complained to property manager/rental office, besides logging this into their incident report, no action has been taken.

Comment: Your renewal offer is going to be higher than market price. In their website they advertise less than your renewal offer for same type of apartments. Ive lived in other places where usually renewal offer is less than what they offer for new tenants. But here you have to pay more than new tenants! That’s illogical. I dont mind to pay market price but how can I pay more than new tenants price.

Comment: Fist I like that this complex is roomy and airy and couldnt wait until I moved in. Soon after I started to dislike the management here. Maintenance requests take a long time to fulfill and most importantly there is no human/compassion from the management. They quickly jump onto charging resident late fee without explanation. And dont bother to explain yourself, they are completely tuned out and trained to say NO. An example of this is that I added a dog into my lease in the middle of the month and they sneakily take my rental payment I already paid for the month for the dogs security deposit so that they have a way to charge me late fee now that my rent is not fully paid. I encourage you look elsewhere, there is nothing worse than dealing with the stone cold management people. All they are after is $$

Comment: Lived in this place for about a year to two before moving out to our first home. Loved the place and the location and the facilities the apartment had to offer. The management is very good too - they were pretty fair in their security deposit refund too. I would totally recommend this apartment for people looking to stay in a fairly posh apartment complex in Santa Clara along with close proximity to Rivermark and office locations.
