Comment: I had heard such incredible things about Eva from when she sold my best friends parents’ home in Monterey Park for top dollar, over a million, for a home that all other real estate agents had told them would be impossible to sell for a million. However, I knew she was based in Pasadena with a focus in the local area in LA county and I lived in Irvine. But like the true professional Eva is, when my family friends asked if she would consider helping me find an agent or consider the off chance of taking me on, she responded that she would be more than happy to help sell my parents’ home in Irvine. I couldn’t have been more shocked and thrilled that she was going to come out to see the property and see whether we would be on the same page. I was more than impressed by her vision, attention to detail and her sweet and caring disposition.I was also ecstatic that with her recommendations, her estimated selling range was significantly higher than any of the other agents I had spoken with. My best friend had warned me that selling a family home after your parents have passed away, especially after decades of memories in that home is an emotionally grueling process. One that was made much easier for them because Eva understood this implicitly. But to experience her empathy, tact, and communication that was always based in kindness and trying to help in any way possible, was truly a blessing and something I am forever grateful for. Comment: I was in the situation of having to clear out my fathers house in South Pasadena which had unfortunately been neglected for over 15 years from outside the state. I was definitely overwhelmed and stressed to think of everything that would need to be accomplished. Given that the market was rapidly cooling and interest rates rising, I knew that I need to act quickly to get the house prepared for putting on the market. I interviewed several realtors based on years of experience and houses sold, but what made the final choice for me was a feeling of professionalism, compassion and organization as well as the expected knowledge of the market and experience in dealing with all the technical and legal issues that would inevitably come up. Eva and her staff were able to help me sort, pack-up, get many different vendors for services (they were very careful to always offer me several choices) and general advice on how their work went from previous work done for them, as well as lending me a hand with calling charities, dropping things off at Goodwill, etc. I frequently got pictures and video updating me on the status of the work. The house turned around from a sad, neglected place to a beautiful home and sold quickly at a higher than asking price. We had South Pasadena or San Marino in mind with a price range we were comfortable with. What we didn’t know was that so many families had their hearts set on South Pasadena (just like we did). We saw some pretty crazy stuff during our home search in South Pas (all-cash offers at 50% over the asking price?!)We started out with a different realtor that we were connected to through Zillow, but after shifting our focus to South Pasadena we knew that we would need expert help. Eva was recommended by a colleague and without Eva we would have been lost. Of course, we got outbid on some of the houses we were interested in, but Eva prepared us for this. She set expectations, gathered as much info as possible about the sellers/competing offers/etc., and always made sure we put our best foot forward. If the sellers picked a different offer, we were fine with that because we felt extremely well educated on the house/neighborhood and we just weren’t comfortable bidding that high.After a few tries, we found the perfect house for us and our little ones. Eva put together a game plan and our offer (one of the dozens) was accepted! We knew that Eva is a top agent in the Pasadena / South Pasadena area, but it turns out that her reputation preceded her and actually helped us win the house! The realtor who was representing the seller said he held Eva in very high regard due to her great reputation for professionalism and problem-solving, so he recommended that his client accept our offer!That problem-solving came in handy because during the escrow process, problems came up! We were renting at the time and not sure what the future of the house we were living in would be. Eva took us to see as many houses as we wanted. She was always prompt and knowledgeable. It was fun to have her show us the different properties. Late in the summer, it looked like the rental property we were living in would be for sale. Strangely enough, the seller refused to separate the utilities from the adjacent property and the bank didnt want to make the investment. Eva worked hard on negotiations and was always available. I can easily look back and say, “Thank goodness I picked Eva to be my realtor!!”A new job opportunity in Irvine meant I needed to sell my house in Pasadena. My online research of Pasadena real estate agents led me to call Eva Lin and from the very start I could tell she was the real deal. Her approach was super consultative, which I loved because she really dug deep to understand both my goals and concerns. She gave me straight answers and had a very clear plan of action that was well thought out.One of my favorite parts of having Eva as my realtor was how she and her staff would always go over and above the call of duty. For instance, we discovered that there was a permitting issue with some electrical work done in my converted shed. This was a big problem because it was holding up the sale. Every new challenge that popped up, Eva was there to handle it alongside us.Working with Eva was an exceptional experience for me and my family. She helped us sell our Lower Arroyo home in Pasadena and helped us purchase a new home nearby. Over the months we spent working together, we always felt we were in the hands of somebody who was both extremely skilled in her profession and extremely caring. It’s this unique blend of qualities that makes Eva the best of the best!She was always there for us when we needed her—extremely quick to respond and eager to help us. She and her team put in a tremendous amount of work making sure our home was ready to go on the market and gave it 210%. Example: the photography that was done on our home looked fine. Eva felt they could be improved upon, so she paid for a different photographer to immediately re-shoot the entire house!That’s just one small example. After meeting Eva at one of her Pasadena open houses I decided to visit her in her office. I explained that I was searching for a move-in condition home in a lovely neighborhood where my husband and I could continue raising our three children. From there, our search together began. From the day we first talked until the day Eva called and confirmed that the escrow had closed everything was seamless.In the beginning Eva made recommendations to make the home more appealing. She even had referrals for the various trades when our contractors failed to complete the job on time.When we hit the market Eva held the open house. She called me that night and said we had an offer, but that there were others coming in as well. All told we had 8 offers the first week we were on the market. Eva presented the offers in a manner that allowed us to compare them, side by side, on a spreadsheet. Comment: My husband and I spent many years living in student housing during our long graduate school programs. We dreamed of the day when we were out of school and able to buy an actual home of our own. That day finally came and we started looking for condos and townhouses in Pasadena, but we quickly became dismayed. The real estate market was crazy and so frustrating! All of the places we liked seemed to have 10 other people just like us putting in offers and driving the prices up to amounts that we just weren’t comfortable with. We decided to take a break for a few months and then try again.On the second try the market was still crazy, but we were determined! The market was pretty much as we had left it, but luckily Eva was great at helping us maintain our optimism. She was such a wonderful realtor to have helping us and found it incredibly beneficial having her input on all the pros/cons of the different places we were looking at. She brought up so many good points that we hadn’t considered and was very clearly looking out for us.We are so happy in our new condo and we’re so glad we had such a capable real estate agent guiding us because we certainly wouldn’t have ended up with our dream home if not for Eva. I wasn’t getting the results I wanted, possibly because my first agent wasn’t local and didn’t seem to know the area very well. I was losing patience as my offers were getting rejected, one after another! So, I reached out to Eva and she began to help me. She knew the area inside and out, and she quickly understood exactly the type of property I was hoping to find. It was important to me that I complete the purchase before year end, which put a bit of pressure on the situation. Eva worked diligently and tirelessly to meet my deadline! She found a property that I loved, made sure my offer was accepted, and everything seemed to be going great, but then I hit a HUGE snag—the lender I had previously chosen was unable to fund my loan! I almost lost my deposit because of this! Luckily, I had Eva on my side.
