Pool, hot tub and fitness rooms are never open. Residents pay more for those things and have no access. Lot rent increase of over $50 with no added perks. Place hardly gets plowed when needed. Office staff picks and chooses favorites and lets certain people get away with things. Very rude and nosey in the office, they seem to know everything about their residents but nothing about details that pertain to the actual job. Location is convenient. The school district is nice if you have school agedkids. Otherwise, run! $609 a month for lot rent with none of the amenities that are advertised. Better off taking your money to a park that actually offers what they say and you really get what you pay for.
As a resident of Ferrand Estates, and a homeowner, we are pleased with the community. Every month they have some type of activity for the community. They even go as far as getting gifts for all the children residents at Christmas time.The residents take care of their yards, unlike other parks in fhe area. Drive through at Christmas time and you will see wonderful displays in the yards.The staff are very professional and friendly.
We have lived here for about 14 years. It is in the perfect area, close to so many things and in Grandville school district. It is a quite neighborhood and had a nice sense of community. The ladies in the office do a wonderful job at getting back to us with any questions of concerns we have.
The staff here is amazing! From helping me get unstuck at a cross road last winter to helping my son get a toy off the roof of a home.Maintenance has so often listen to me try to explain this issue or that one (always with a smile) respond with try this or do it this way.If location matters to you, check this one out!
Thay have been fare with me for the last 13 years. We are a culverts culture community. We are a kind and respected community. Rent is little on the high side butt for the benefits off access off Kent trails, Grandville school districts(every nice school) well kept, we just need our pool back. That would be nice.
Ever since I have lived here it has been a constant struggle. Every year we have lived here there has been a new company that had owned the park. Honestly I cannot wait till we can move out. I would not recommend living here. There are so many strays that are around(way more than I would have expected) and they are constantly doing damage to the properties, but they do not do anything to take care of the issues. Then the homeowners have to keep putting money into fixing the damage that the strays do. They have a message board out front that is never used to inform the residents about things until after it has happened. For example, when they were doing water line shut offs. I would come home from work expecting to be able to use the water and find out I have no water and was not informed ahead of time. The next day after the fact the sign would then tell us the water would need to be boiled until further notice. It has really gone down hill since we first moved in and each year is honestly worse than the last.
I recently moved here and it was one of the best experiences Ive ever had. The office team, Ava and Lindsey, made me feel at home even before receiving my keys. Would definitely recommend this place to anyone looking! Awesome location, awesome neighbors and very peaceful. So happy and appreciative on my new home. Thank you SO much :)
The one thing bad here, is that the pool has been closed for a few months. With it being winter, a nice warm indoor pool is a great way to spend some time. I understand it needs repairs, yet cmon now. Love the curbside trash pickup instead of the dumpsters. And even though we have speed bumps, people still manage to speed. I think we should have police patrol. Theres way to many kids here, yeah they should stay out of the road. By the playground especially, kids are excited and full of energy and usually their last thought is to stay on the sidewalk. Just be safe and be aware. I grew up in this park, and just bought a trailer a few months back.
Its a very decent area with great schools (Grandville) Manager/Employees are friendly ... They are very on top of maintaining the entire property to look nice... Clean for the most part, I do think the pool area/bathrooms/ laundry area could use some deep cleaning.. Just be prepared to have your rent go up every single year w no added features. Maintenance seems to be short handed most of the time. No cones or warnings for the speed bumps, which is rough in the winter. They do not use enough salt in the winter for the roads.I do believe that this is one of nicer trailer parks in the area though.
Nice park when I came to visit, my daughter and her family! She really likes it here. Her 1st home a fixer upper. I am proud of and what a safe place to live for my grandson. And the heated pool, awesome! I maybe moving closer to her. She has talked very positive about her whole experience here. As for me I am happy as a mom to know that my daughter has done a fantastic job with where and what she brought for her 1st place. We all have to start somewhere.
The management can be quite rude at times. Went in to ask about where my property line was and she couldn’t tell me cause she didn’t know, nor did she try to figure it out. Also made a complaint about the pool monitor that they have and how rude she is to the kids and parents and they argued with me about it & didn’t make eye contact with me half the time, just continued to work on the computer. She stated that ALL the rules of the pool were posted in the pool area..that is a lie they are not! The pool rules are a bit much. But other than that the park is pretty quite but there is trash around a lot, and they don’t really care about complaints. My neighbors are loud and they don’t do anything about it.

Pool is DISGUSTING! There were TWO employees in there. Neither doing anything. One with a kid. They were just chatting. Pool desperately needs skimming, buoys and tiles have grime caked on. Floor needs a very good sweeping. Deep end of the pool bottom needs swept or vaccuumed. Area where the sliders are have rusted pieces of who knows what just sitting there. TWO employees and the place still isnt clean. What are they paid for? My as well not have any employees. The employee that had her daughter was very mean to her child. Absolutely disgusting!
This place is a horrible place to live. The owner is completely unprofessional. Last winter my heater broke 3 times and had to go without hot water for almost a week as well as heat. They never plow my street. At the moment I have a leak in my roof and called yesterday and they still have not been to my house to look at it. They made my mother take down her basketball hoop she had for my brother down during the summer because they were building a basketball court. (Which by the way has not started) The pool area is disgusting with hair balls everywhere and dead bugs. The so called mini gym they have with the horribly used up treadmills that dont always work correctly and covered in dust. I can keep going. I wouldnt even give it a one star. More like a 0.
The people they let live here have no respect for anyone. My neighbors have partied in my driveway when i was home. And others park in frint of my home and also block my truck in. Dog barks and the office tell me to write it all down and take pictures. I just want a nice quite place to live. It does seen they let anyone live here. Sure has gone down hill since my brother lived here.
Since the new management group has came in it has gotten alot noice around here. They are working hard to make our community a place to be proud of. Especially Lyndsey, she is a joy to deal with and is always willing to listen to concerns. She also does a great job of planning event for the kids. The maintenance guys are also great, they are personable and always willing to go the extra mile.I reccomend anyone give this place a shot, its also in a great school district.
The clubhouse/indoor pool out at entrance is a draw i confess, the park is nice in that the lots are different and not all in a row, they are angled and varying sizes, this adds personality and hominess to the place. We trick or treated here and i was pleased, the variety of residents is pleasing. Also mail is in lockboxes to keep safe and school busses come into the park or at the entrance to, affordable and convenient
Worst management staff I have ever dealt with in my life. No communication at all. I paid my deposit, signed my lease and waited a month for the home to be ready before I ended up finding somewhere else to live. I didnt hear a word from the office manager, Lindsey, in the last two weeks. And prior to that, didnt hear anything about the status of the home unless I reached out to her. Even then, I felt like I was inconveniencing her. I decided not to let the negative reviews on here influence my decision when I applied but I wish I had because they proved to be true.
I have lived in Ferrand for almost 8 years both as a home owner and as a renter. I LOVE the location and the fact that it is Grandville public schools district. The staff are GREAT they are very personable and helpful! I LOVE taking my kids on trips up to the pool, or for a walk on the kent trails that there is access to right inside the park! They also offer a community club house that make planning birthdays and other special events a breeze! I would definitely recommend this park to anyone looking :) happy to call Ferrand my home ♡
MILITARY FAMILYS DONT MOVE HERE!I applied for a 3 bed 2 bath trailer at Ferrand Estates in May of 2019. Ferrand was receiving the trailer the end of the month and move in was set for some time in May ( i dont remember date). They gave me my first month rent free ( the month of May even tho the trailer was not there or ready to live in), I just had to pay the deposit. June 5th the trailer was not ready for move in. I reached out to the office and they told me electric and other things would be hooked up soon. I drove by and the trailer it had just been placed in the lot. Nothing was hooked up, no cement had been placed for side walk extra.some time after this I received notice I was going to be moving out of state for the Army. I told Ferrand as soon as I found out, mind you i still had no access to the property. They had me sign a lease break agreement on June 7th 2019. None of my 1600$ deposit was returned to me.I lost out on a lot of money due to Ferrand, they dont work with people who are in the Military. They will take your money even when you have no key or a home!
I bought my home a year and a half ago and we love it here. For the person saying that another died because her house burned... come on, that was in no way the parks fault. Sadly, people lose their lives to fires even in stick built homes. I have nothing but nice things to say about the staff. Angie has never been rude to me and the maintenance guys are great. One of the maintenance guys even came to my home on a SATURDAY to do a furnace tune up and even installed my new digital thermostat. Ferrand Estates is one of the much much nicer parks around this area and will clean up any of the BS that is happening in the park real quick. Thanks for helping keep our park safe!
Its like living in a sardine can for the outrageous lot rent. If you buy a place here you will want to hire an outside contractor because they are not good at making repairs the proper way and they do not complete all that they charge for.Just like most mobile home parks, it has many rules you must comply with. Its like living in a communism or a dictatorship.
This place is absolutely horrid. Worst managment staff ever. Office is always closed and they never answer their phones. Angie has no people skills and always blames corporate for simple issues she cant resolve. Shes constantly gossiping about residents and talks poorly of her staff. I tried talking to her boss Kirt about my unresolved issues but he kept being creepy and actually had the audacity to ask me out on a date. Super unprofessional. The grounds always have trash everywhere, the place is falling apart. The clubhouse is filth and the pool and spa are basically a toilet. Ive never written a bad review ever but tbis place definitely warrants it. Beware of this place at all costs.
I have lived here going on 12 years and I would NEVER EVER recommend it to anyone looking for a mobile home. The current office staff is rude and the manager Angie is a nitwit. I am disabled and this winter has been hell for me, just to be plowed in by some moron who doesnt know how to run a plow and then Angie making all sorts of excuses when my husband shows her pictures and complains. We only have one maintenance guy that is worth a damn, but you cant run one man 24 hours a day, especially when you have two others that should be doing their jobs. Our rent has constantly gone up every year and what do we get for it? Freshly painted mail boxes and a playground that kids cant play on because the equipment gets so fricken hot that the kids get burnt. Also, as someone mentioned before the selling of the place for the fourth time, which is funny because they have sold it to the same place/company twice now (and yes I have the evidence) just a sad way for them to try to milk the residents out of more money. So please whatever you do NEVER EVER live here, you will regret it.
I dont even know where to begin with what a cesspool this property is. We lost water to the property without notice and it was on and off for over a week. A womans home recently caught on fire and she lost her life. The staff is rude and the manager Angie is never around and never follows up with issues. Stay away from this place. I heard the place is up for sale again...thats the third or fourth owner in the past few years...that should speak fkr itself.
I have lived in this hell hole for the past six years. When you have a problem, good luck getting ahold of anyone at the office. If they dont answer you have a chance to go up there, maybe they will have decided to open that day, maybe not. And when there is two foot of snow on the ground, they will decide when it is most convenient for them to plow your road. Also, when trying to sell my house, I had people go in to apply to be park approved for my home. And they were trying to talk them into buying something else from them so they could ultimately just have me sign my house over to them so I just lost my bottom on selling my house. WORST PLACE TO LIVE
Well they lie about Evey thing I used to work for them but the office staff was rude and had me covering up mold and letting ppl and there kids move in. Ive lived here for 9 months own my home and they still dont have a title and when I go in the office Angie Jimenez says she dont wanna have this conversation about my title today so I get mad they call the cops on me and then plow my street only so the cops can come to my house saying all these lies to them my kid stepped on a nail at the park and I call the office and they say send a picture not OK Ill go clean the park up the pool area is dirty the roof leeks on you while your in the hottub . And while yu in the weight room sick poop on the womens bathroom bench for over 2 weeks trash all over the road . My kids friend stepped on dog poop in the park area today come on get it together.
I did previously leave a complaint on Google reviews and Carmen from the park contacted me personally to take care of the issue! Very professional of her to address my concerns and it is very appreciated. I definitely suggest if you have any issues within the park to speak to carmen.

2021-08-24I really love living in this community! There are many events that give a feeling of closeness. I love that there is a fenced in playground for the children living here. The management and crew that work here are always friendly and helpful, great communication too ! It’s great knowing that if there’s a problem I can call the maintenance workers and they come and help. Love calling this home ❤️

2022-02-26They try to keep a neighborhood feeling. We moved in under an Obama agreement(2008)with $100 off rent/month for term of stay and they took it away(2019). No proof only words. Dont take them at their word. Papers! Papers!

2021-06-15Ive lived here 7 years and took a mortgage on my place 2 years ago. Lindsey made the transition from renting to owning effortless! And I actually pay less now! My young son attends Grandville schools which are top notch! The bus stops right outside our house. The park and indoor pool are also nice amenities. Often the residents are treated to fun events such as Christmas Parties, movie nights and ice cream socials. Additionally and most importantly, the office staff actually CARE about their residents. Lindsey has been a blessing to our community. My experiences with her are a good testimony to how much she actually cares!Ferrand Estates always has awesome referral programs and deals for new residents too!

2021-08-25My lot rent is affordable. The community is great. My family and I enjoy the pool,spa, and fitness room. I couldnt ask for a better community to live in. They defiantly take care of you.

2021-08-24I love living here at Fernand Estates. They work with you. They have a pool for my kids to enjoy even if its raining out side. The husband and I enjoy the spa to kick back and relax. I love how we have events every month such as the Back To School event. Everyone was having a good time. I couldnt be any happier living here at Fernand Estates. Very satisfied. :)

2020-12-16This place is terrible. Weve been struggling to make rent since our roommate left the day before the government shutdown in spring, and I lost my job due to covid. Were barely scraping by and now they want to charge me 100 dollars to rake my lawn. We werent allowed to use the food bank because we dont have children, even though were struggling and have been eating just once a day since April. They absolutely dont care about anything but their money. I get that its a business, but this is an unprecedented time and youd think theyd have the slightest bit of human compassion. They wont know your property lines, and the staff are consistently rude. I had a noise complaint because my neighbors kids were screaming at midnight and they told me to talk to the parents, because they wouldnt do anything. The only thing theyre good for in the office is counting up all the BS charges to squeeze you dry. Rent goes up every year, as the park gets worse and worse. Better have all your ducks in a row if you want to move in. They will take advantage of you at every turn. 0/10 Ive had much better landlords in worse places and nicer places than this one. Theyre definitely not fancy enough to be as snotty as they are.
