Comment: I reside at Foothill Creek Apartments and have encountered challenges with communication and service from the management team. Upon the expiration of my initial 12-month lease, I was automatically enrolled in another 12-month contract at a higher month-to-month rate without prior notification. Additionally, I was required to obtain rental insurance, which I promptly submitted proof of. However, I was surprised to find a subsequent charge of $14.95 on my statement, as I was not informed that I needed to resubmit the insurance information to a different company.The communication regarding these matters has been lacking, with responses from the management appearing defensive and dismissive of my concerns. Furthermore, the quality of living in the apartments has been subpar, with issues such as poor insulation causing noise disturbances from neighboring units, particularly during laundry and shower times. The appliances, including the stoves, are outdated and prone to malfunctioning, leading to cracked surfaces and inefficiencies. Maintenance of the property, such as the cleanliness of blinds and functionality of dryers, has also been unsatisfactory.I believe there is room for improvement in the managements communication practices and the overall living conditions at Foothill Creek Apartments.

Comment: The property is poorly maintained inside and out. This place is the definition of landlord special. No ceiling lights or fans anywhere in the apartment. Paint runs all over the doors, hairs painted over on other areas. Our unit was not cleaned when we moved in. Pictures of the apartment were misleading as our unit looks completely different. Gym is tiny and floors are filthy. Avoid living here. This place is a headache

Comment: Manuel, maintenance- has since left.. but he was amazing!! Requests were done so quickly and he was always available to answer any questions.Turnover seems to be very high, and don’t expect to get a response as quick as you did before move in.

Comment: I lived at Foothill/Twin Creeks for almost 3 yrs now. It is a pretty quiet neighborhood and residents are really friendly. The maintenance team is pretty great, Manuel is always really nice and makes sure my maintenance request are solved quickly and smoothly.

Comment: We only lived there for a year, and enjoyed living there. The maintenance always responded quickly and we liked being so close to a park for our son. The pool was well taken care of and the gym (although small) was as well. The grounds were always well cared for and we felt it was a nice place to live. The neighbors are nice and I love how pet friendly it is.However, we moved SOLELY because of the rent increase. It was only $165/ month on paper, but once you factor in all of the utilities tenants pay, the extra charges for garbage disposal some months, and the administrative fees -- We were looking at over $3,100 a month just on rent and utilities. Given its size, to us it is not worth that much. We got a bad taste in our mouth with such a large increase after only one year.We saw a lot of turnover during our time there (even though we were only there for 1 year) so I urge management to carefully consider how these increases affect their community and if what they offer is worth the price point.(We are now in a different town, but one just as nice, gained 400sq feet, an additional room, 2 car garage -- and pay THE SAME as Twin Creeks. Food for thought.)

Comment: I lived here 2 years, the maintenance staff is fantastic. The grounds, generally speaking, are kept nice. Gave a 3 start review only because the cost to move out. In our time there we saw many come and go and almost all had their carpet replaced so it was no surprise when we left that we got charged for the carpet replacement. Our move out cost total was $1600 and change.

Comment: We stayed here for 18 months. Thats how long the lease was. Its a nice apartment complex for the most part. You can hear and smell stuff your neighbors will cook. If you have kids, its great since the park is walking distance. We were a family of 3, but needed more space for our growing family. The gym is way too small and the pool area is eh, feel like they could upgrade outside furniture. The maintenance people are great! And the person we met the first time from the leasing office was very nice as well. Some smoking happens. Its dog friendly, for those of you with pooches. Overall its was a good apartment complex.

Comment: We lives here for 12 months, and it was so nice and peaceful. The gym is small but always available, the pool is lovely and the neighborhood is nicely located off the road in a secluded million area.Very close to lovely park with a baseball field and playground, as well as bmx course and dog park.Great place for families and young professionals!

Comment: Spacious building layout. All 2 bedroom units, have bath in each. Good location, close to I680 and shopping. Extra charges for cats or dogs and an application fee. Security? Property manager on site. 2 reserved parking spaces. Website offers more details, some pluses will not register to you as such.

Comment: Very Good Apartments and we loved staying there. However the agency (Essesx) which is managing this community is a very crook agency. They keep looking for ways to fetch extra dollars from you. Dont forget to read their agreement very carefully.We stayed there for 8 months and kept the house in a very nice state. We had to break the contract in between. We paid full contract break fee (Since you cant expect any support from Essex) and got apartment professionally cleaned, yet they charged fees for cleaning. Infact the apartment was cleaned better then how it was given to us. It seems like its a regular way to earn extra money from tenants. Also they put up charges for damages which we highlighted during moving in (they removed them since i had pictures and also explicitly mentioned issues in check in sheet)If you are planning to rent apartment in this society ensure you mention even smallest issue in the check-in sheet else be ready to pay a hefty bill when you exit.I believe there are better communities in San Ramon. Go for this only if its the last option left.
