We interviewed other realtors and ultimately decided to go with him because he was appropriately bold while also being professional and transparent.Throughout the entire process, he was always responsive and attentive to our needs. He took the time to really understand what we were looking for in a home and worked tirelessly to find properties that matched our criteria. His expertise in the local market was evident, and he was able to provide valuable insights and advice that helped us make informed decisions, especially as first-time homebuyers. Even as we visited open houses together, He demonstrated excellent knowledge of looking at elements of a home that would add value or become potential problems in the future (e.g., he looked at a neighbor’s house and noticed rotting/termite-infested wood that might cause problems later; he noticed and warned us about cracks in the chimney, aging HVAC systems, outdated electrical panels, etc.).He made a spreadsheet to help us organize and compare properties we were interested in, while also adding in additional information based on market comparisons that we would not have been able to know without him.We are grateful for the exceptional service and support throughout the home buying process. Comment: We can’t say enough good things about our experience working with Fred Sed. Our former home became a rental property 30 years ago when we moved out of state. It has been a rental ever since and has also not been updated. We had off and on toyed with the idea of selling it and on a whim looked online for realtors in the Irvine area and found Fred. Fred was not deterred by the fact that there were tenants with a lease, that the house was a bit messy and that it was not remotely updated. He was very patient with us for over a month while we decided if we really wanted to sell. Once we made the decision he approached our tenants very kindly. His aggressive marketing brought in a lot of people to the open house which resulted in multiple offers, and we were able to accept an offer for exactly what we had hoped for. Fred kept us updated during the whole escrow process and always responded immediately to any questions we posed either via phone, email or text. We highly recommend using Fred Sed as your realtor.

Tami showed us a lot of homes during our initial (and only!) visit and Michael personally gave us video tours as we continued our search from abroad. Michael took the time to listen to our needs, help us understand the market, and tailored an MLS search to our needs.We then flew out on a limited schedule to look at places, and he took us around to nine homes and cleared his schedule to show us more the next day. He helped us negotiate with the owners of two houses and pulled everything together, giving the lease his full review before presenting it for our signature. Michael got in touch with me when I was initially starting to do research (few months prior to being ready) and he was completely fine with answering all questions and setting up properties for me to view even though I had told him I was a good 3 months out and before I wanted to even see properties in person. Michael was always very patient and never pushed or seemed bothered by any questions my wife and I had.When it finally came down to really start looking, Michael asked us where we would like to meet for a quick overview and to answer any questions, etc. Being that both my wife and I were first time home buyers, we had lots of questions and told Michael that we apologize ahead of time (we knew we might be picky, etc). We tried to narrow it down to 1 city, but we couldnt so Michael was sending us properties in 3 cities near by. He always attentive and easy to get a hold of. Never had a problem showing us properties, etc.Once we finally picked a place, Michael was able to get us accepted even though the property had 2 other offers and for a higher asking price. Michael got us accepted with below ask price! Michael and his team were very helpful throughout the entire process and had great communication. For first time home buyers we did a 21 day escrow to beat out the other competition and it seemed like it would be very stressful to accomplish all of this in such a short time, but Michael made it super easy. We also had a great lender that helped make things easy (see my other review for her - shes fantastic)I would definitely recommend anyone use Michael and Freds team if youre looking to buy, sell or rent in Orange County.
