Comment: I have the unfortunate experience of dealing with Gaetani Real Estate, and it is nothing short of a nightmare. Most are former employees of GreenTree/Veritas so you know its going to be bad.Their negligence in fixing the mailboxes is astounding. For months, the mailboxes remain broken and we aren’t receiving our mail. This inconvenience has caused significant disruptions in our lives, affecting important deliveries (waiting for my passport). At one point, I provided a key to the mail carrier who would leave our mail in the lobby but that convenience has stopped for some unknown reason.But what truly tops the list of grievances was their arbitrary removal of the trash chute. Without any explanation, they took away the convenience of the trash chute, making garbage disposal a cumbersome and harrowing ordeal for everyone in the building. Our extremely old back stairwell to the bins, have no lighting, are steep, and slippery when wet. This decision was a blatant display of disregard for the convenience and comfort of the tenants. The lack of accountability is astounding. When confronted about their decision, they blame the mysterious LLC “ownership”.Overall, my experience with Gaetani Real Estate is beyond disappointing. I would strongly advise anyone considering renting from properties managed by this company to proceed with extreme caution. Save yourself the stress and frustration and look elsewhere for a property management company that values its tenants and takes pride in its responsibilities.

Their takeover marked a clear upgrade from the previous management, and I must say they exceeded my expectations. Having encountered less-than-ideal property managers in San Francisco in the past, I was initially cautious, but Gaetani Real Estate proved to be a standout organization.Their responsiveness to maintenance requests was nothing short of impressive. They addressed any issues promptly and efficiently, ensuring that my living experience was always comfortable. What truly stood out to me, however, was their fairness and transparency during the move-out process. My toilet was not clogged and I have never thrown a single sanitary pad into it -- its not what grown women do. Comment: Ive been with Gaetani at my building for the last ~4 years, the longest Ive ever lived in an apartment over the last decade or so Ive lived in the Bay Area. Its been an absolute joy, truly. Special shoutouts to Silvia and Vance for being extremely accommodating, swift to respond, and also just, kind. Everyone Ive met has been great. Ive lived all over San Francisco and have never had as great of an experience with a property management company as Gaetani--where they genuinely care about the buildings they manage as well as the needs of their residents.Any time theres an issue, big or small of any kind, they are always able to immediately take care of it (whether its the same day or the next day). Also, they have the best contractors and vendors on hand. Again, have never had a bad experience. Things happen, but to be able to have them fixed so quickly is beyond rare. Everything is always promptly taken care of, even on weekends. Theyre beyond fantastic and I cant say enough good things about Gaetani. Thank you for an incredible (almost) 4 years!

Comment: Lived in one of their properties and it was the WORST experience in my life.1) First, we owned bikes and the management people wouldn’t allow us to store our bikes in the garage due to, according to them, security reasons, but they were OK to rent it out to other people in the neighborhood who didn’t even leave in our building. As a result, we had to carry our bikes up and down to the third floor every time.2) Proper windows? Forget it. The windows they had were original and were leaking water during the rainy days. I’m not even talking about heat isolation - the apartment was freezing on cold days and the heating system only worked from 5pm 12am or so.3) really sneaky management lady who charged us $500 for the wall paint (it was confirmed at the move-out walkthrough that we didn’t need to paint it as they were going to do it anyway for new tenants), $135 for the kitchen liners (sorry, didn’t know I needed to keep 3-year old dirty kitchen liners), cleaning the shower stall and oven which my husband and I scrubbed before the move-out. Overall, they stole $900 from our deposit. They basically made us pay for some of the expenses that they didn’t want to incur themselves. We never had this happened to us with any of the other places we rented.If you want to be treated decently, DO NOT RENT WITH GAETANI, they are TOTAL SCUMBAGS.

They nickel and dime for your security deposit even though they scarcely communicate or respond when you bring forth issues.Pros:- Responded to a mice problem in about a month- Nice folks that I think are genuinely trying their bestCons:- Did not respond to the giant gap under the door that allowed mice to freely enter the apartment- Lots of lip service - scarce follow-up- Internally they shift portfolios constantly - its the leading refrain from their staff when there is lack of follow-up- About as useless as any other property management company in quality of life issues (such as loud mechanical noises coming from the property) - if the building owner is slummy, they follow suit. Use code enforcement, first and foremost

Comment: After dealing with multiple unresponsive, standoffish, and downright unscrupulous rental companies in the past, I was expecting more of the same when Gaetani started managing my building.However, Aaron Levy at Gaetani (and Gerry, my resident manager) were a breath of fresh air. Aaron would always get back to me promptly whenever I reached out with a concern. I got the feeling that Aaron actually cared about the issues we were having at the building, and truly wanted to do everything he could to help the residents. Aaron is a real person who treats people as such, and not a robotic cog in the Gaetani machine. I really appreciated his personability- This is the type of customer service that keeps people coming back, and can slowly help to change the bad rep that many large rental companies like Gaetan often have.Gerry is an absolute gem. When Gaetani took over my building, I was terrified they would let him go. Luckily for everyone, they made the right decision and kept him on board. I don’t even want to begin writing about him, because I could never do justice to the impact he has on the residents. I’m sure he makes Gaetani’s life easier in countless ways as well, and I hope that they recognize his value to the company and reward him appropriately. Thank you so much, Gerry.

There was a mix up with the moving company and Jeff came up with a creative solution to get me and my stuff into the apartment even though I hadnt quite had the chance to grab the keys from their office yet.Really pleased with their response to my concerns with the apartment so far.

Comment: I have a pretty low bar as far as management companies go but they have proven to be nothing short of apathetic, uncommunicative, incompetent and unprofessional after taking over management of the building I live in. There have been multiple issues from USPS being able to deliver mail to an intercom system that hasn’t worked in months with no updates on when it will be fixed despite multiple reports of it not working. They even went as far as to lie about not knowing it was a known issue after I had received an email from them saying they were aware of it and “working” on getting it fixed over a month ago.

Comment: If i would give this negative stars if I could for customer service. I dont know about the company as a whole, however, the current status since the management took over the building I reside in is horrible. They cant solve an easy issue of other tenants violating our quiet enjoyment. It has taken over a yr of complaints, mentioning the laws and actual documentation and police proof in order for them to do minimal service. All this can be done in 5 minutes if the manager would come witness the violations as it occurs, but he refuse to do so many times and take violators word for it through text.Isnt the managers job suppose to verify first hand? Had to go to his supervisor and written letter with documentation violation including police tag in order to even be heard. Only then was the violator talked to and the loud music volume issued improved but not solved as hes still blast the bass but turn the vocal volume down. And this is over a yr of valid complaint. Shouldnt have to take that long. When theres more than 30 complaint, you would think they take it seriously and verify. Yet hes still allowed to violate our rights as he now substitute bass shaking the floor from loud volume sounds past sleep hours and over 8 hrs during the day. Repeated violation of tenant rights by nuisance disturbance. Obviously its on purpose when its so excessive and past curfew.If this simple issue cant be handled, what about other issues? Same company had 2 previous manager tell him once, no bass shaking, turn woofers off and its done, but current management allow him to break the law against us.Everyone knows its clear violation when floors shake for over 8 hours throughout the day and even going past sleep hours. Common sense no? This has happen multiple times over and over. When reported, hes not told to stop but allowed to continue throughout the night. Likely hes using a subwoofer or woofer to shake our floor. Easy fix. No woofers or use headphones. Somehow the management is in fear of the tenant because they wont hold him responsible for violation. According to the law, tenants are not allowed to disrupt other tenants through noise of any kind that goes beyond their unit as its violation of lease and their rights. Also violation of penal code 415 sec. 2 disturbing others peace.They probably know who I am reading this but thats the point. To be heard and not fallen to deaf ears. Maybe higher up bosses or owner will fix the poor communication and customer service. We know our rights and current manager dont seem to care for it. Proof is in the allowed repeated violations. They can make it right by enforcing our tenant rights to have quiet enjoyment.As and analogy/metaphor. We are trying to stop the robber from robbing us. Yet we are punished trying to stop the robber breaking the law. Robber is being allowed to break the law repeatedly.Mailbox is broken for months for the whole building. I dont know why not fixed.little update: 3 weeks later and hes still allowed to violate our rights bass shaking 4-5:30 AM. Tenant propose stop bass at night on condition we let him bass shake during day time by not knocking on floor when he violate tenant rights blasting bass for hrs to shake room according to manager after I report his violation. This proposal means hes admit fault. The fact that this is even brought up suggest poor service. No way we are giving up our tenant rights when tenant violator is at fault breaking the law. Shouldnt even be considered. Just follow the law and say no disturbing other tenants according to the law. Negotiation shouldnt even be considered. Its a black and white issue. Still dont know why its complicated issue for management company. Informing tenant of his violation does nothing without enforcement of it. Its all talk and wasted time since he will repeat violation again which is going on over and over for yrs.

Comment: Gaetani makes it nearly impossible to contact them if there are any concerns or issues with your apartment. Visit their website and you’ll see that their contact information is very minimal. They purposely are elusive with their contact info. Very poor management and communication. It is not even clear to me who my property manager is and how I can contact them. Contacting the company is not available outside of business hours so if anything happens after 5pm you’re screwed.

Comment: I live at 1229 Chestnut St which they manage. Unresponsive to complaints about bad neighbors and I dont use the word bad lightly. There is a psychopathic older woman who lives right above me. She makes living in the apartment a burden and a deeply dissatisfying experience (after paying hefty rents) for all people who share a common wall with her apartment. To date, there hasnt been any action taken by the management to curb these kind of behaviors and the residents are merely expected to put up with such behavior. Very poor management in setting up new tenant expectations ahead of time.

Comment: I wish I could give them 0 stars. They started gut renovations on 5 units out of 16, with absolutely no notice. I was home on maternity leave with a 2 week old baby and decibels inside of my apartment were reaching into the 80s and my brand new stroller in the hall was covered in dust which probably had lead (my unit tested positive for lead). This construction went on for months, and when the construction crew repeatedly entered the existing tenants units on “accident “ they did nothing. They kicked us out of the garage for a couple of days and when I requested a rent reduction was initially told no, even though the other tenants who pay for parking got one. They acknowledged how difficult it must be for all of us to have to endure our living space being turned into a construction zone and the only “solution “ they ever offered us was a buyout, which wasn’t nearly enough to make it worth it, and would only have benefited them.I could write like 5 more paragraphs if I wanted to take the time. Worst landlords I’ve ever had in 10 years of apartment living.

Comment: Absolutely horrible when it comes to customer service. I live in a building where one tenant is completely inconsiderate when it comes to noise. Multiple tenants have complained and the police have been called to see him.Despite this, the building manager has done little to address the problem. Worse yet, the last time I went up there to tell them to keep it quiet at 2 in the morning, I got an email the next day from the building manager telling me the disturbances had to stop or a lawsuit would be filed.Thanks Gaetani!
