Comment: We had some issues at our Branson condo which I didnt report to them at the time; we just made do with the situation. A window A/C unit kept kicking out the breaker which was could have been an overloaded circuit (fire hazard). And one of the sliding patio doors had an inoperable screen door. However, I did let them respectfully know after the fact and Ive never heard from them. It leads me to believe they are not concerned about our experience.

Comment: Perfect location across the street from beach! Very close to shopping and lots of places to eat. Owner provides a binder with helpful information and places to see while on the big island. Also provides board games and things to enjoy while on the beach such as coolers, chairs and boogie boards. Condo had everything we needed to cook for our family. We really enjoyed every moment of this place and the space was perfect for our family. Only thing I would change is maybe place black out curtain in the master for that morning Sun. Other than that it was absolutely perfect.

Comment: Stayed in Branson MO. Had a wonderful experience. The condo was clean and provided basic amenities (shampoo, soap, dish and laundry detergent, coffee filters, and spices). Had a minor issue with the television; it was resolved within 30 minutes when two maintenance gentlemen arrived to correct the issue. Close to entertainment, attractions, and restaurants. Highly recommend staying here.

Comment: After booking accommodation via VRBO several weeks before the global COVID shutdown in 2020, they informed us that we couldnt get any sort of refund but would hold a credit for us for when things calmed down.We kept in contact with them every couple of months for the next couple of years (our country locked down pretty severely and had significant quarantine periods in place for return travellers) and were assured that the credit was still valid and would be waiting for us when we were able to return.Fast forward to us being ready to make a booking, the original listing is no longer available (no big deal, well choose something else) then we contact the company to activate the credit and they respectfully inform us that it expired in June 2021, during the pandemic, during the lockdowns, when there wasnt a remote possibility for any international guest to possibly use it.We brought up the communication with their customer service team over the last few years and the same response was issued it expired in 2021To say were furious is an understatement.This company is disgusting, they dont stand by their word, avoid them at all costs.

Comment: We stayed in a room in Peak 9 Inn in Breckenridge in February 2024. The room was as described, good location and access to the slopes in Breckenridge. The check-in was not smooth, many emails from Grand Welcome and things to do before arriving, all of which I did and yet there was still one email that wasnt sent which required intervention and complicated the check-in process. The hotel staff refused to help with anything the whole time (even holding bags before check-in) because the booking was through Grand Welcome and not them. From a flexibility perspective I would give the room owner a 0 if that were a sub-option - we were staying 6 nights and a few days before checking-in I emailed to try to shorten the stay by one night due to needing to leave early for work. Whilst just outside the booking terms for changes/cancellations, given the exorbitant rate I was paying to stay here I expected some consideration or effort from both Grand Welcome and/or the owner but simply got back a the owner is standing by the cancellation terms message. I wrote suggesting contacting the guest staying after to try to negotiate them an additional night and other options and it was ignored and I simply the lost the money. Whilst I wouldnt dissuade anyone from staying here, the owner and Grand Welcome is not going to do you any favours so be aware of this.

Comment: The apartment itself was fine, clean, and in a great location. We are giving only 3 stars because of poor customer service. On Saturday morning, our door lock was not working despite working the night before. I called customer service, which is in a different state, at 8:45am to report this and was told a local rep would contact me shortly. No one called. We left again for a tour at 10:00, again having to leave the door unlocked because we were not about to ruin our plans by waiting any longer. Grand Welcome would be responsible for any damaged or stolen items. I then called a second time and a local rep, Ian, called back in 2-3 minutes, saying he never got the earlier message. It turns out that the lock needed a new battery, even though Ian replaced it two weeks earlier. So, two things: 1. Get more reliable locks 2. Eliminate the national customer service and let the local people handle things directly. Ian was great, but overall customer service was unacceptable.

Comment: This was our favorite VRBO! Quiet, private and lots of room for us and our dog. We had a slight mix up when we arrived but the host responded quickly and made it right. The home is clean, modern and comfortable. Yard is big… sort of muddy but lots of space. Great parks close by and only 25 minutes to downtown Austin. When we come back, I hope this unit is available!

Comment: I had the most incredible experience staying at this cabin in Big Bear for my boyfriends birthday celebration! From the moment we arrived, we were blown away by the warmth and hospitality this cabin offered. The hostess went above and beyond to ensure that every aspect of our stay was perfect. It felt like a true home away from home.The cabin itself was absolutely charming, with cozy furnishings and all the amenities we could ask for. We loved spending time together in front of the fireplace, playing games in the game room, playing pool in the main living room, and enjoying meals in the spacious kitchen. The bedrooms were comfortable and inviting, providing the perfect retreat after a day of exploring the beautiful surroundings.Speaking of the surroundings, the location of the cabin was truly unbeatable. We were surrounded by breathtaking views of the mountains and just a short walk away from hiking trails, shops, restaurants, and the lake. It was the ideal blend of tranquility and convenience, allowing us to immerse ourselves in nature while still being close to all the attractions Big Bear has to offer.Our hostess was always available to answer any questions we had and went out of their way to ensure that we had everything we needed for a perfect mini vacation.Overall, our stay at the Big Bear Happy Place cabin exceeded all expectations. It was the ideal setting for a birthday celebration, and we left feeling refreshed, rejuvenated, and grateful for the warm hospitality we received. Comment: Worst company to go for your getaway time, don’t trust them with your money!!. In my previous experience I fell in love with a location they have (also posted in Airbnb) closed to Austin. Called in to ask my questions regarding other reviews that said the company doesn’t answer on time to any help you might need and the sales woman made sure I felt I could trust them while they got my money. Once in the rented house, we realized all the reviews were right and the expense wasn’t worth it (so sorry for the owners, the house is beautiful). Their customer service was terrible, the promises were a lie, and they even promised a refund that was cut in half when the time to pay it came to place. The refund took 2 weeks to happen after I called and texted almost everyday about my money (not a banking issue, they were just not releasing the refund).. I’m sure they were waiting for me to get tired and leave things like that.It was my boyfriends birthday weekend getaway and had people from all over the US flying over. Never felt so embarrassed since at the end I promised everyone all the lies I was promised, but this time it was my responsibility. You can definitely find a way better place were you feel taken care of for the +2k we lost for 2 nights.

There are several different areas to relax and have some down time. Fun game room, pool and hot tub were an amazing way to end our day after Disney park days. Clean, spacious and fun!

Comment: We stayed at the Honu Harmony vacation rental in Waikoloa, Hawaii. When we first arrived I ran straight upstairs to put our baby and toddler to bed come to find the pack n play covered in vomit all around. I quickly texted and called the customer service number all to be told that it won’t get handled tonight resulting in my husband needing to drive 40 minutes to go buy one and being promised a refund back. I asked for a manager to call me back immediately because I did not find it fair we had to go out of our way to waste time and gas to buy the property something they had offered. I never received a call my entire 7 night stay there. The located had a terrible bug problem with black flea like bugs jumping from the carpet. Ants and roaches throughout the house. No high chair for a child as listed in their listing. The listing also states there are 2 parking spaces and this is a lie there is only 1 as the garage is locked and not allowed to be accessed by guests. I periodically throughout the trip reached out to see if I could speak with management about the issues and figure out the refund for the travel crib and reimbursement on gas as well. The night before we left I told them I needed the refund ASAP otherwise we were returning the item they then sent me an email to send the picture of the receipt to. I did so and did not hear back once again. Come 5am the morning we are leaving I texted the number and said I need our refund now or we are returning before our flight. Didn’t hear anything until we were leaving where I stayed we are taking the item out of their possession and returning it as I didn’t want to leave it there without any indication of a refund or not. They texted back saying they already refunded it, but I had no record of this. So I asked them to resend the email confirmation and we turned around and dropped it back at the rental before racing to the airport. I am beyond frustrated with the company and hope if anyone stays at their rentals they do not have to contact the company over issues at all because you will not hear back. As some who owns rentals myself I would want to know if the management company I chose was neglecting issues this much.

I am disabled, so I really appreciated have an elevator near the condo White Sands #206.My son and husband enjoyed the pool and spa after each day of snorkeling at several nearby coves. Comment: One of the worst customer service experiences I’ve ever had. I usually don’t leave reviews but we rented a spot in Breckenridge to arrive to a number of issues/non working appliances. Called the number immediately (and multiple times after that), never received a call back. Received a text a week after leaving they charged me $100 for not leaving a paper parking pass behind (which we 1000% did). Still have not gotten back my money with a lousy offer of a $30 refund for all the problems while we there. Just use AirBnb instead.

Comment: I WOULD NOT RECOMMEND! When we arrived the screen door was hanging on by one hinge, fine whatever, they said theyd fix it. The next day they completely removed the screen door and never replaced or fixed anything, we were there 10 days. I also texted the help number about the TV not working, never heard back from them. Terrible customer service. I highly recommend you rent somewhere else.Response: Again, it was not fixed. They just removed the screen door completely. You also never responded to us about the TV.

Comment: In March, I rented one of their properties to stay at for my wedding weekend in October. A little over one month ago, I found that they had listed the home that I had reserved on Zillow for a year lease available immediately. I reached out to them and asked what was going on, and they told me that my reservation is set for now and if the owner decides to not honor the reservation, they would either cancel or relocate me.I was stressed that they would cancel at the last minute, and that is the last thing I need, as wedding planning is already very stressful. I reached out to them about a month later asking them if they had any updates. No response.At this point, I just wanted to cancel and get a full refund so that I could book another home and stop worrying about it. I reached out to airbnb support but they could not cancel without approval from the host. They called and emailed for 2 days and got no response.I finally received an email from them 3 days later, and after a few messages, they told me that I could cancel and they would approve a full refund. However, on airbnb, the host has to cancel in order to give the customer a full refund, which I am sure they knew. It took many more calls and messages from both airbnb support and myself to finally get my reservation cancelled and refunded.They should have cancelled and refunded any reservations they had the second that they listed this property for a long term rental, but instead they chose to hold peoples reservations and money hostage. I am sure they did not think anyone would find out about the Zillow listing, and were not happy that I did.I would not recommend booking with them, unless you would like to wait days for any kind of response, and are ok with getting your reservation cancelled at the last minute.

I officially claim that this is a 10 star review and if Grand Welcome doesn’t like it then they can talk to me. I would. Plenty of towels it was clean. The kitchen was completely furnished with utilities utensils. I don’t do a lot of cooking but add the local help for Grand Welcome. A somehow is related to VRBO was Crystal and she was so helpful. She taught me how to use a Keurig Keurig, coffee machine. And she taught me how to use the light dimmer in the dining room and theKitchen. Also, I was perplexed because there was no rubber bathmat and I called Crystal and she said are you sure there are isn’t a bath bed and I said no I can’t find a bathmat or rubber bathmat and I continue to look and she called me back and said oh we don’t supply rubber bathmats That go inside of the bathtub. We have the bathmats that you step on when you get out of the bathtub. And I thought about it and I thought well maybe that’s a good idea because maybe those rubber bath mats are breeding ground for germs. So I went to Kmart or Walmart rather and bought. A rubber bathmat and didn’t slip on my butt one time kitchen. Offstreet parking was great at a great location in northern Kentucky. I lived half a mile from my brother and his lovely wife that’s that’s why I picked this location. It was very clean no bugs no noise it’s a duplex. The other people are upstairs, but are upstairs, but they were very quiet and they were also on vacation, there’s a small Catholic church down around the corner that says mass in Latin and several times during the week I got I saw three or four priests priests and their long black flowing robes all the way to almost to the ground. Sometimes they were standing in front of the church, I guess talking to parishioners, and one day I saw them marching down the street I should’ve had my camera out would’ve been a good picture. I am a single guy and so I moved a couple of dining room chairs and an office chair into my room into my bedroom to put stuff on, and I didn’t move the furniture back And I told Crystal that she should give me a bad review. It’s she should give me a bad review because I didn’t move the furniture back and she said no no she said that was perfectly all right. Oh they have a laundry in the basement dryer and washer. It’s easy to go down the stairs and it is not a scary basement as well lit in the stairs are easy to go up and down when I got there my four digit code didn’t work, but I had the crystals local number and called her and she said oh just put a checkmark after the four digits and I got right in don’t even bother calling the 800 Grand Welcome or VRBO number just call Crystal and her phone number is it in your reservation letter it’s a 513 phone number area code And you don’t go on hold and have to listen to pretty music for 10 minutes she gets she answers right away in person live there’s no robot that answers the phone 24 seven that poor lady probably doesn’t get much sleep but what the payoff is, she’s got a lot of happy Travelers under her belt one day in the middle of the there was no people moving in new people moving in to go upstairs but they could not get in the front door and I tried to help but I’m not Crystal so I gave them Kristen’s phone number and five minutes later they were in their apartment

Comment: We booked a condo through VRBO and our contact was this Grand Welcome company. It was the worst traveling experience we’ve ever had. When we arrived at the condo we weren’t sent an access code to get in the condo so I called Grand Welcome. Was not quick, waited for about 20 min. Got in the condo and the key card to access the pool was missing, so called back waited another 20 minutes and found out the pool was not open all week. We were traveling with kids so we booked this place because it advertised it had a pool. Then the water was shut off and the toilet didn’t work. We couldn’t even heat up a bottle for our 7 week old baby. This was all after traveling for 13 hours with a 7 week old. Called GW again waited about 20 minutes again and a manager named Jack Forbes was extremely rude, explained to us that none of this was their problem if we are unhappy just write a bad review. Refused to even apologize, we are very fortunate that we booked through VRBO they refunded our entire trip and immediately moved us to a hotel. Do not work with this company, they refused to even reimburse us for 1 day or even apologize.

This incident has shown me a complete lack of ethics and moral standards within these organizations.My reservation with Grand Welcome was scheduled for a Mothers Day weekend getaway with my elderly parents and children. However, just 24 hours before our planned arrival, the local news reported severe flooding and dangerous driving conditions in the area where the rental property was located. Concerned for the safety of my family, I had no choice but to cancel the reservation.I immediately contacted both Airbnb and Grand Welcome, explaining the situation in detail and providing evidence of the inclement weather and road closures within the vicinity of the rental property. I believed that any reasonable company would understand the seriousness of the circumstances and provide a refund or at least a credit for a future stay.To my dismay, Airbnb insisted that the situation did not fall under their extenuating circumstances policy, which left me puzzled and deeply disappointed. It was abundantly clear that the flooding and dangerous driving conditions made it impossible for us to reach the rental property safely. I had done everything I could to ensure the safety of my family, and yet, both companies seemed entirely indifferent to our predicament.What struck me most was the lack of empathy and understanding from Grand Welcome and Airbnb. Instead of showing any concern for the safety and well-being of their customers, they appeared solely focused on their own financial gain. It is truly disheartening to see companies prioritize profit over the satisfaction and safety of their clients.Neither Grand Welcome nor Airbnb offered any form of compromise or credit, leaving me feeling utterly disregarded as a customer. Their inflexibility and unwillingness to accommodate the unforeseen circumstances have left me with a bitter taste in my mouth. It is clear to me that these companies lack the basic principles of customer service and fail to uphold the most fundamental ethical standards.This experience has been incredibly disappointing, and as a result, I can confidently say that I will never consider using the services of Grand Welcome or Airbnb again. It is evident that they prioritize their own financial gain above customer satisfaction, and I cannot support such businesses that demonstrate such a lack of integrity and compassion. Comment: Nice place but when you rent a three bedroom for over $1,600 four four nights and one of the bedrooms smells like something died in it and you end up with a 2 bedroom and a sofa not the best. After close to a month of review Grand Welcome managed to offer a $200 refund. Not per night but TOTAL which included $120 refund for our not being able to access the property for over an hour. That means we got a whole $20 a night refund on over $400 a night for the loss of one of our bedrooms. Not good.

Comment: This was a wonderful 3 bedroom condo with very comfortable beds. Its perfect for 2 or 3 families. It has a kids room that cam easily sleep 6 and maybe more if the kids are small. I noticed they also have a pack and play in the master bedroom closet and lots of extra blankets and pillows. The kitchen was very well stocked also! It was a perfect stay and the owner, Chris is very kind and responsive. Highly recommend staying here. We will definitely stay here again when coming to Branson....oh I almost forgot. Comment: Very unprofessional to charge an extra $100 cleaning fee after the fact when we had already paid a $299 cleaning fee for a small place. They wont answer my emails as to why I was charged. The receipt just says didnt follow instructions. We followed all of the instructions for check out on the printed paper that was left on the counter. Nobody likes to be charged more after the fact unwarranted with no explanation or response. We did not leave the place dirty. $299 is already plenty to charge to clean a small place. Would not use them again after this happened.

Comment: The Albatross House in Sea Ranch was a wonderful home was a perfect coastal getaway located a short walk to incredible beaches with amazing tide pools. My family enjoyed the private hot tub, comfortable beds and a cozy fire in this inviting home with scenic views. We couldn’t be happier with the excellent Grand Welcome staff communication and highly recommend reaching out to them for any vacation rental needs.Outstanding 5 star experience!

The accommodations were great and the over the top assistance with everything from Nichole Ladd was second to none. Comment: There’s a blizzard interfering with my upcoming reservation, so the Airbnb is inaccessible and driving conditions are dangerous. Upon cordially asking to reschedule (WASN’T EVEN SEEKING A REFUND), they showed zero compassion and a total lack of hospitality to accommodate. My friend on the reservation called their offices and they were unhelpful. All she was met with was a laugh and then they told her to call Airbnb directly. They lag on their response time and clearly, they only care about making money without providing any true hospitality. I would expect this from a lazy private host, but from a management company???? What a shame.

Comment: They cancelled our reservation on us 3 days before the biggest holiday weekend in Mammoth. Stayed up all night in a scramble to find a cabin to fit our group (with no cabins left to book on every site you can think of)They said there was a leak in the home; however, I was able to go up that weekend and drove by the home multiple days on our way to our place and saw the same cars parked there (not a contractor or worker) it was a Lexus and another SUV enjoying the home for the weekend. Not sure who to trust at this point. Asked for some type of discount (for the huge inconvenience since we couldn’t find anything to fit our group) for future and they said no. They don’t care about customer service as I was a returning customer who booked with them before as well.

Comment: What happened:Grand Welcome canceled the reservation a few hours before arrival claiming that the rental units pipes froze (on an unusually warm winter day). The representative (Linda) stated there was nothing they could do other than refund my money (which has not yet occurred). I asked for another accommodation and Linda told me a unit was available but I would have to pay an extra $1100. I asked to be accommodated at the other location and Grand Welcome cover the cost as we had arrived to the destination (Tahoe) with no reasonable warning of an issue and we were now stranded. Linda said she understood but there was nothing she could do.The lesson:If you do business with this company (with their less than stellar reviews on yelp) and something goes wrong its too bad too sad.Suggestion to Company:Consider rebranding yourself to Grand UnwelcomeIn Reply to the owners response below:Thanks for issuing the full refund. Your agent did not initially offer to accommodate us at another location, I had to asked to be accommodated. When the agent looked for other accommodation, I was told I could be hosted if I paid an extra $1100. When I informed the agent that since your corporation failed to give reasonable notice of cancelation, that your corporation should pay the extra cost. I effectively received a too bad too sad reply from the agent. Thanks for leaving us stranded.

Comment: Its pretty simple I can not/could not get any actionable response from them while in the Tahoe area skiing. Leaky roof, house inaccessible, have no fear Grand Welcome will not be there! I get it snows I was there for skiing but I live in a ski area and have been a shoveler/plow driver for property managers. The bottom line is the management company needs to make sure guests can get in and are safe doing so, or at least respond with options, none of that happened.After I left I just get fed we will get back to you within 48hrs. I call weekly it has been over a month and never heard back. This is due to the fact that I bought the trip insurance from them but the insurance company has no record of me. I think they just pocketed the extra money so I cannot even see if I can file an insurance claim for parts of my party that could not make the trip.

Comment: Our stay at Water’s Edge in Lake Tahoe. I was very disappointed by the fact that I made a reservation according to what I saw online, but I was later informed less than 24 hours before my scheduled arrival to the rental that there were wooden boards on two windows that covered the view to the lake. I was told that the windows were recently broken by a bear in the area and that they did not have time to fix the windows and that’s why there were boards covering them.I got to the rental early before my scheduled check in to assess the issue. The boards definitely restricted our view of the lake. The online review of this rental should have been more honest regarding the rental. No pictures showed boards over windows. I found out that the boards had been there for over a month and it did not just recently happen because I spoke to one of the other owners near our rental.I informed the rental facility that I would like to have my reservation canceled and my money returned due to my view of the lake and upcoming sunrises being obscured by the boards over the windows. While I was there the owner of the rental arrived and I was able to talk with her, she let me know that the boards were going to be taken down but that the outer pained window would be broken but the inner pained window was intact and I would be able to have a view to the lake. I kindly thanked her, but I could tell that she was put out and bothered by my request.While we waited for the boards to be taken down we decided to go to a nearby restaurant. We went into a restaurant that was suggested to us by some residents in the community. While we were waiting for our food the owner of the rental came in to the restaurant to order some food, as soon as she saw us I could tell by the look on her face that she was bothered to be where we were. She turned right around and did not stay to order any food.Once we got to the rental it was quite hot because we were staying there during the summer. To my disappointment the rental had no AC, which I did not realize when I made the reservation (this was my fault). However, the online reservation did state there were fans in the unit, unfortunately I could not find any fans.We liked the location very much. The unit was outdated which would have been fine if it had some fans to keep us cool during our stay. I don’t think we will stay here again.

They could not or refused to supply additional toiletry during a weeklong stay and told us to get our own. Not even an apology. The reason stated for the cancelation was access to the property due to construction. I tried to explain to the management company I was making my call from in front of the house. It didntt matter. I drove two hours for nothing. This company is worse than terrible. They did offer a 10% off coupon, that I have to use within 30 days and spend at least the same amount I did for the original rental. Comment: Had a wonderful stay at the cottage! The home is lovely and the yard is an amazing oasis. Even has fruit trees! We were here three nights and would have gladly stayed longer. One of the best equipped homes we’ve stayed in. The beds were comfy and the place was super clean and bright. We loved the location - grocery store and a number of good restaurants a walkable distance. We also walked to the beach! The walk down to State Street along the bluff is really nice and a quick Uber ride back up. We will definitely return!

Comment: Review is for the Amachen cabin in South Lake Tahoe. This place was really nice and spacious. 2 story home with lots of room. We used their great bbq grill. Only downside was no AC but that’s all of Lake Tahoe residential homes I believe. Toiletries were provided along with towels. The kitchen was fully stocked with all the cookware, even children’s plates and utensils. I like that it was a modern home as well and was not out dated in the decor. Great vacation spot to spend with friends and family! I would definitely stay here again!

Comment: This house and the location is wonderful. However, Grand Welcome was horrible. I have used Grand Welcome on six separate occasions and after this experience, I will not be using them in the future. Long story short, there was a dispute over the pet fee, which I paid. Initially, this house was shown as pet friendly. Sometime after I booked it (a few months prior), I wastold it became non pet friendly. In my reservation notes, I even wrote we were bringing our pet. Needless to say, on the way back from our trip, my credit card was charged $275.00 for a pet fee. I called Grand Welcome and was told the house was not pet friendly. I brought up the fact I booked it with the pet friendly filter on, the fact I have stayed at this residence five prior times and had my dog each time. I even brought up the fact the listing had a pet friendly description in it AND there was a “house rules” note on the fridge saying it was pet friendly and to clean up after your pet and no pets allowed on the furniture. We abided by those rules and were still charged the pet fee. Because of all this, I called Grand Welcome. I spoke with a customer service person who was friendly but forwarded my call to her manager. After approximately twenty minutes I got a phone call from the Grand Welcome Manager. She was so rude, inconsiderate and spoke over me the entire time disputing what I was telling her.When I brought up the “house rules” note posted on the fridge, she asked me if I had a picture of it to prove my claim. I told her I did not (why would I?) and she told me she did not believe me and acted as if I was lying. She ultimately told me she would talk to the owner about the issue and would call me back by the end of the week informing me of the decision on wether or not they would charge me the pet fee. Needless to say, here I am six weeks later and haven’t heard a word via phone, text or email.I am so utterly disappointed with Grand Welcome’s customer service after I had abided by all the rules and paid approximately $4,000.00 to stay in the house for a week.I’m purposefully leaving out some other issues that came along during our stay out of respect for the owner. Which I brought up to Grand Welcome and the Manager told me I was only bringing them up after I was charged the pet fee, again inferring that I was lying about them.I was not and have not been deceitful about any of my experiences with this company. I am taken aback by this experience.Unfortunately, I will not be using Grand Welcome in the future and I recommend you not either due to their horrific customer service from the Manager.

Comment: I would not recommend Grand Welcome Vacation rentals, ever. We had a trip planned to Nashville; I received my welcome letter the day before the trip, and it was missing the code for our townhouse. I called the support number, after a solid ten minute wait, I was connected and was given a code for the property. Upon arrival to the property, the code did not work. Another ten minutes on hold, I was told the property was no longer available, as we are sitting in front of the doorway. I was told that I was contacted multiple times (I was not), and that they have a paper trail of this. I had to ask to be refunded, as this never happened despite my rental being cancelled. We ultimately found a hotel and had to spend an extra 800 dollars to be able to stay that weekend. I am still frustrated by this interaction as the customer support person could not speak to the fact that I had received a welcome letter in my email the day before, and later actually received a text asking about our stay. All she could do was repeat that they reached out, of which they did not. Lastly, I would expect multiple attempts contacting a customer about a property being cancelled rather than standing idly by, waiting for someone’s vacation to be ruined. I wish I could give zero stars.

Comment: Our stay at this condo was beyond our expectations! We stayed in Bldg. 92, Unit #2 on Avondale Drive. The unit was extremely clean and comfortable, offering a very warm ambiance. Upon arrival I felt very safe. The grounds are just beautiful, clean and very well kept. This unit is very spacey and offers 2 nice sized bedrooms and 2 baths. The kitchen has nice, good working appliances and lots of good counter space. Kitchen also offers a Keurig Coffee Maker as well as a regular Coffee Pot. There is a nice Washer and Dryer available for use in the Laundry Room. A larger size dining table is available for family meals or also good for just two. There are 3 nice televisions in the unit. The Wi-Fi works great here. There is a patio area with a table and chairs just outside the glass sliding doors. Nice to sit out and drink coffee there in the mornings. The master bath offers a double vanity and an extra-large tub with a nice shower. The bathrooms are both spacey, nice and ultra clean, and also well stocked. The beds were comfortable with nice pillows and very clean, white linens. The decor is very beautiful in this unit, in every room. The floors were clean throughout. The location is amazing! Close to everything...lots of things to do in this area whether it be drive to the strip for shows and restaurants or drive and enjoy all the amazing scenic views and explore. I would highly recommend staying here and plan to return soon!

Comment: The home overall is beautiful and only had a few homes nearby, which is what we were looking for, a bit of a mountain/wooded get away. The road leading to the home was very steep so be prepared if you have never been UP in the mountains.The wrap around deck was beautiful for sitting outside in the mornings and evenings. The kitchen was nice as well with lots of space for everyone to gather around while cooking and eating. The home was great; we loved the separate rooms with a bathroom for each main bedroom. The large game room which offered family gathering was wonderful.The only major issue was there was no Wi-Fi. For those of us who also had to get some work done while away, we were notified by text 1 hour 45 mins before arrival there would be no Wi-Fi. The modem needed to be replaced and instead of purchasing one local and installing it which takes a few minutes to do the owner (per Grand Welcome) ordered one to be delivered after we were scheduled to checkout. We had to use personal hotspots for the 4-night stay and the owner was unwilling to compromise on allowing us to order a movie on their direct tv account for our last night, which we spent hanging out at the home. We offered to pay with our personal credit card when we asked.The Wi-Fi issue is the main reason for the 4 star review.I would stay here again, but think the owner needs be able to make quick/easy updates to areas of the home, without a 4-5 day wait or they need to have a handy man on call if they are not available.Thanks,Katie

Plenty of towels and extra blankets, No stains . Comment: Branson, MO- The Point Royale--This condo far exceeded our expectations. Most of the time I veer away from click baity pictures of elegant VRBO places. But the price was too low to resist when we could bring our fur baby too, so I clicked and hoped for the best. When we got here it was dark as we drove from Colorado. To walk into a fully lit space with everything we needed was so inviting and welcoming after a long day. The bed was as comfortable as it looked in the pictures and everything was clean and felt like home away from home. Nicer even. The rest of the condo looks just like the pictures and felt so much more luxury than the price. I have no complaints other than I wished I didnt have to leave! Thanks for the great stay! Would recommend and come again.

Comment: We stayed at the Ski Hill Chalet house for 6 nights. The house exceeded our expectations. We loved the layout with the kids rooms downstairs and the master upstairs. The extra space of two living rooms was great. We love to cook and the kitchen was well equipped with everything needed even a crockpot and a lot of extras you don’t normally see in a rental. Full size washer and drier also made so easy cleaning. Private hot tub on the deck with mountain views was a huge bonus and we used it several times! We 100% will stay here again.

Comment: Just stayed at a Grand Welcome rental for the first time on the Big Island Hawaii in the Mauna Lani Golf Villas. The communication was great and accurate. The house was super clean upon arrival and it was located close to the pool . This rental had so much to offer including private beach club access. We had a very relaxing and comfortable stay. I was so grateful for all of the little extras- beach towels, chairs, toys, ice, a rice cooker, cooler etc.

Comment: The spacious apartment is super cute and really clean! It has 3 bedrooms and a nice kitchen. One of the bedrooms is warmer than the other two. Each bedroom has its own tv. It has two bathrooms. I did find it inconvenient that the one shower didn’t have any shelves to hold soap or shampoo. Not a huge deal. It is close to so many places. There is a Target and Trader Joe’s right across the street. Behind the Target is a really nice walking path that circles the golf course. We enjoyed our stay and would be stay again!

Comment: The house was lovely and great proximity from the water. Great views, and lots of wildlife. We enjoyed our time in this cozy house, and would go back again. The house does need some minor repairs and maintenance. When we arrived and opened the gate to the courtyard, the gate dropped to the ground, needs some attention, and the courtyard was unfortunately being overtaken by weeds. The home makes a great impression upon entering, but the sliding screen door on the main slider fell off the track when I tried to close it, so we never left that door open, to avoid letting spiders and bugs in the house. My only complaint about this house is the lack of routine maintenance that has been neglected. For the amount it costs to rent a house like this on VRBO or one of the other sites, I feel there should be funds for minor fixes, a Gardner and perhaps a regular exterminator (lots of bugs!!). Overall, a beautiful home!

Comment: First off let me tell you that I would not stay at this location again. The good things: The lady that checked me in at the office was very nice. It’s right next to the village if that matters to you. It was clean. The kitchen sink and faucet, the bathroom sink and faucet worked well.The bad things: The icemaker in the refrigerator did not work. The pots and pans are old everything sticks to them and the handles are loose. Makes cooking a little challenging. The bathroom shower head is not completely attached to the wall it fell off on me several times. They made the bed with a top sheet on the bottom instead of a fitted sheet. If you move around when you sleep you will wake up with a wad of sheets beneath you. Who doesn’t use a fitted sheet?!? Be careful you do not trip on the carpet in the hallways it’s buckled in several places. The entire place is rundown and badly in need of updating and repair. I paid $685 for 3 nights. Not worth the price.

Comment: When I made the reservation I requested the hot tub be in clean and working order, been there done that. On arrival it was to low for the pump to circulate the water. Grand Welcome was no help when I called. We eventually found the house and lowered it down 3 stories and filled it.Internet is provided and according to Grand Welcome wifi is NOT included. Bring a cat5 cable if you have a laptop. Was told by a Grand Welcome rep wifi was not a listed amenity and there was nothing she could do. Not the fault of the owners but there is about a half a bar of cell service at the house. There was also no instructions to open the door other that at 4pm my cell # would work, it did not. Luckily the last minute inspector person gave me the actual key when he left. I was never given a code for the seperate key lock box so left the key under the door mat when we left. Good luck!

Comment: This review is for Club Cortile in Kissimmee FL. My family and I stayed here on 7/3/22. Upon arrival we noticed the smell of stale cigarette smoke on entry, and the primary bedroom had a queen size bed despite the listing stating it had a king size bed. There was also no curtains on any windows, or curtains/blinds on the large sliding glass door at the back. Granted the unit is on the second floor, it would still be nice to have some covering over the large sliding glass door, especially at night as anyone at the back of the building would be able to see right inside the unit. And no curtains on the windows meant that the house was so bright it was difficult to sleep as soon as the sun came up. More importantly, we noticed ants in the kitchen upon arrival. We let property management know who stated they would in the next day to check out the issue. As the night went on, we noticed more ants in the kitchen, then in the living room, and later even in the beds. The ants were throughout the entire unit. The next day they did have someone come by who sprayed pesticide and vacuumed, however if youve ever had ants in your house before, you know it is not as simple as just spraying one time to get rid of them. Next we noticed a cockroach inside the display of the oven. We reported this to a member of the property management team who was there and she also saw the roach. We decided at that time we could not stay. The woman there was apologetic, and told us we would be refunded our money (7/4/22). The next day (7/5/22) I received an email stating I would not receive a full refund unlike what they previously stated. I asked to speak to the manager making this decision, and was told I would receive a call within a few hours. It is now 7/8/22 and I have not heard back from any manager. I called on 7/5/22 and was told I could expect a manager to reach out within 24-48 hours, which still has not happened. I was told that I was receiving a full refund but not the fees for cleaning etc. That is not what I was told at the property, also not receiving back 100% of what I paid is not a full refund. These people are liars, deceitful, and do not communicate when or how they state they will. Do not stay at this pest infested place or give them the satisfaction of your business.

Email sent “Your Grand Welcome Arrival Instructions” “To unlock entry to home: “Keyless entry code is last 4 numbers of phone# the reservation made under. ZERO further information provided to us re- this rental.• Keyless entry not allowing access. No internet or phone service. Contact Grand Welcome at the #provided on the email for questions/problems. To do this we had to go back in our car, drive down the street until we had a “signal,” call the onsite # to explain we cannot get into the rental. The text response was “Here are a few codes that might help you with checking in at 4P. NOT one out of 5 codes worked that they gave us via text.• This occurred 4 more times of not being able to get in, 4 more texts with codes not working, back in our car 4 times with a 2 and 3 yr old. Finally, the onsite “maintenance” individual called us back, gave us the code to the owner lockbox where there was a KEY to enter. The maintenance individual stated he knew there was an issue with the keyless lock and why this wasn’t fixed is anyone’s guess?• 3 plus hours later we were able to gain access. We were stuck out in our car driving up and down the street to get a signal to call for access. Once inside there were ZERO instructions on, how to access WI-Fi, directions, guides, how to use the TV, phone, jacuzzi, etc.• No internet code provided? Get into our car once again, go down the street to text the onsite person how to access the internet, code? It was now 6:45 and received a text with the wi-fi password. This is again 3 plus hours later!• Once having wi-fi we could now text but unable to call out.• EMERGENCY SERVICES: “IF LOCATED IN AN AREA WITH INADEQUATE CELLULAR SERVICE, RENTALS SHALL CONTAIN A WORKING LANDLINE PHONE. If an emergency arose there was no method to call for help. There was an inoperable landline phone on the table. No instructions, directions and was not working. VERY concerning for safety. If we had a landline, we would have been able to communicate verses in and out of our car to get answers.• The description of the rental stated guest passes included. There were NO passes at the home, no information on how to access them so we had to text again. Their response came back at 5:47 Sat. evening after they called the owner to get the passes at the front desk. The day was already over so we lost out on pool/rec. access.• The microwave was broken, unable to use. Jacuzzi cloudy with ZERO instructions on use.• SAFETY ISSUES: California Residential Code requires functioning smoke & carbon monoxide detectors. Smoke alarms are required in each sleeping room and outside each sleeping area in the immediate vicinity of the bedrooms, and on each story of the dwelling. (This rental had no smoke detectors in master bedroom, & both downstairs bedrooms, and each level).• Carbon Monoxide alarms are required outside of each separate dwelling unit sleeping area in the immediate vicinity of the bedrooms, in addition to every level of the dwelling including basements. (Carbon Monoxide detectors in hallways only).• Fire extinguishers: should have one five-lb fire extinguisher installed at a readily av. Location near the kitchen. If multi level, a fire extinguisher must be mounted within each level. (One fire extinguisher located under kitchen sink).This experience was unfortunately dampened by the lack of accurate information including no information given on many fronts. The customer service was horrific when texting was their primary method of communication. Having a “manual” describing this rental, the how-to’s would have eliminated many of these issues. We will definitely not reserve a rental where Grand Vacations is the manager of the property.Having a former property at Lake Tahoe that I rented out has opened my eyes to understanding the role/responsibility of the property management company in charge of my property. They ensured the renters had everything they needed and were always available to contact.

Comment: First, the instructions to check in was confusing. instruction said, there are no registration and that we should have gotten an email 72 hours prior to our check in, didnt happen and we had to see the registration desk after all.second, we walked in and the place had an unpleasant odor and this room is design for handicap guests, this was not specified during reservation.third, the bathroom lights are dim and it’s dark when using the mirror. sink drains very slowly and water just stays in the sink for minutes. bathroom towel fixture is broken and just fell off the wall.4th, the lamp near the bed is also broken and just turns upside down. the fridge is sticking out about a foot off the wall casing and literally sticking out on the walkway. the carpet and floor looked dingy and unclean.lastly, the lanai is dirty!!for $350 per night, this has to be one of the worse hotel we have stayed at.

The private pool and Tiki hut were great additions! Our family was able to gather for group dinners under the tiki hut rain or shine while the kids enjoyed the pool. Not to mention that all 4 units were very clean and stocked with all that you would need while away from home.

The pillows on the couch were so disgusting that I wouldnt let my dog sit on them. (No dogs) It was supposed to be a bedroom on the main floor but it was not! It was a 3 story and living space very cramped! Look closely before you get into this place!

Very clean and accommodating. Highly recommend.For the parking, I give 1 star. There was zero designated parking spots and it’s truly first come, first serve. A couple condos had multiple vehicles. There was maybe eight total spots to park in front of our building, and three of those were handicap spots. I had to park four buildings down each night. I called and asked about a refund on the first night so we could just get a hotel but was told that wasn’t an option I do not recommend staying here for this reason alone.Quick review: condo nice, parking atrocious.Won’t stay here again.

I located the router, unplugged it, replugged it in and now we have done this at least 4 times and it doesn’t fix the problem. The dining room lights can’t be employed at night because they blink and we are told that will be fixed when we check out. I am not sure this is worth the money that they charge for this place. We have missed the Warriors parade in SF, and we apparently will miss any movies we may have watched while we are here. Oh, as far as I can tell, there is no private access to the beach, that is just bogus advertising and an outright lie.

Comment: The listing picture of the Quaint Carmel house is not the rental. Its the front house. The rental unit is in the rear attach to the front house as a separate unit. The view is not a colorful yard with flowers. It is a deck view looking into our neighbors kitchen.The problem with Grand Vacation who is located in San Francisco has no team management for this location so has a result does not provide immediate attention to problems. We had no soap, no bathroom towels. Bed sheets had not been changed since the listing. There were dead nats under the pillows. The sheets were not a complete set.No Liners for kitchen trash can. We were the 1st to test run the unit . I contact management prior to my stay asking specifically about kitchen utensils plates.cups, silverwear where provided. The reponse was these were basic essentils so I assumed that hand soap and towels were among basis. We arrived at 4pm check in time and couldnt enter the unit because the management company Grand Vacation forgot to sent the code for entrance of the unit. We waited 2 hour before we received the code. The women living in the front unit gave us a key. Thank god she was home. The worse of it ...is that we can not lock our rental unit when we leave because the lock box doesnt operate. I called in to report this issue and was told there was no team management in the area.The only way to get into the unit is by key which is occupied by the front house occupant. She is a pleasant women who is paying for a property management to mange her rental but their NOT. And theres no REFUND...

When a technician finally showed up Saturday night he informed us the water heater was broken and left. Comment: AVOID Grand Welcome! We booked this spot for a Spring Break vacation. When we booked, it was one of a dozen or so listings for Sea Ranch. About six weeks after booking and before we were set to stay here, Grand Welcome cancelled our reservation out of the blue. We were left with no Sea Ranch rental options. All the other listings were gone except for one - a lesser home at twice the cost. Because Grand Welcome cancelled our pre-planned vacation, we had to go somewhere else and spend a lot more money. Extremely poor customer service, especially for a family that has been staying with Grand Welcome for years. If WE had cancelled, Grand Welcome would have charged us thousands - but when THEY cancel, they leave you up the creek without a paddle. They told us that the terms and conditions protect Grand Welcome - but not their customers.

Also, don’t count on using the fireplace- no kindling and the wet wood would not burn. Finally the rental company wrote and asked us to give a five star review… and then when I asked for a late checkout (10am is awfully early) and then said sure but they charge $30 for every extra hour. This is a wonderful house but don’t count on the second bedroom, having a fire, friendly late checkout and don’t believe ratings from this company.

Comment: We stayed at Poinsettia Palms in Corona Del Mar for a month with another couple, and it was a wonderful experience. Throughout our entire stay, the property manager, Phil, was extremely responsive and helpful, as well as kind and professional. He went above and beyond to make sure we enjoyed our stay. I even left something behind, and he was kind enough to find it and send it to me right away. The house itself is amazing - great outdoor spaces, parking, and nice appliances (washer/dryer, dishwasher, TVs, AC, etc.). The kitchen is stocked with cookware, dishes, and drinkware. You could tell that it was professionally cleaned right before we arrived. The house is in a great location- walking distance to the beach, Crystal Cove State Park (great for runs or walks on the beach), restaurants, grocery store, post office, coffee, you name it. The neighborhood is also clean, and felt very safe. Highly recommend and would stay here again!

Comment: If I could give them negative stars I would. We booked a family vacation in Tahoe. My daughter and I tested positive for COVID and we didn’t even want to cancel our reservation we just wanted to reschedule it and they kept declining. After trying to fix this issue for 2 days, they finally sent an email stating that they will not reschedule due to their cancellation policy. The contract never said anything about rescheduling. They never contacted the owners of property. They didn’t care at all that we had covid they would prefer for us to go to the property sick rather than to just reschedule us. So disappointed with their customer service and how they handled the situation. In the end, Airbnb gave us a full refund due to the circumstances and we will never ever go through grand welcome again. We also plan on contacting the news with South Lake Tahoe to let them know that they would prefer to contaminate South Lake Tahoe than to simply reschedule us to a different weekend. They do not care about any COVID protocols so do not book with them! By far the worst experience they should be ashamed.

Just out of town traffic and within walking distance to the Keauhou shopping center, and farmers market on Saturday, as well as the Keauhou bay where you can catch a snorkel excursion, it also has a nice pool and sunset views. The place is well equipped, lots of kitchen tools and gadgets, chairs for the beach and towels and, the bed is comfy but, don’t look to close or you will see that everything is a bit worn and shabby. If you are looking for luxury, look elsewhere but, if you are looking for a good value, I think it fits the bill.

Comment: 5 Stars!!!! We had a wonderful time at this Adorable Cozy Cabin!! We went to a nearby hiking spot that was only a 2 min drive, called Eagle Rock! When we reached the top it was the most incredible view Ive seen. There is also an awesome pizza place right down the street in walking distance, and then a few miles down is a fantastic restaurant on the lake, named Sunnyside. We were relaxed,slept great, had a blast and the cabin was perfectly clean. Definitely recommend this cabin!! We will for sure go back!!!

Comment: Had difficulty getting into the gated community as well as the rental property as I was sent the wrong codes. After several calls to Grand Welcome, the local property manger had to come to the property to let me into the rental. The decor was lovely, wonderful beds and the only disappointment were the 2 shower/ tubs. Slippery tile when wet and very difficult to climb into the shower/ tub and it was impossible for me to use the master shower with a huge step down with no step stool . I did go purchase rubber bath mats for showers as well as non slip bath rugs on the tile floors in all the bathrooms . If one has a handicap I would not recommend this property because of the bath facilities. The owners were thoughtful with luggage racks, many hangers and the basics in the kitchen . There is no TV in the living room, although each bedroom had a huge well channeled TV with Netflix etc.The area was lovely and peaceful, unfortunately the fire pit was not working . I would return to the rental especially knowing the few glitches .The 2 months I was there, felt like home and a quiet, peaceful gated community !

There were plenty of dishes and pots and pans in the kitchen and quite a few spices and oils for cooking. We were able to put our car in the small garage every night. They sent a code for the front door via email and text. No problems at all, just a great family trip!

Comment: The Sea Village Resort is quiet and the grounds nicely landscaped. The ocean view from our balcony is beautiful and the perfect place to relax and enjoy the sunset. The pool area is conveniently located and well maintained. The location of this condo resort is an easy walk to the shops, restaurants and entertainment. The reason for designating a three-star rating is because of some issues my wife and I had with the general maintenance of this unit. We are not overly picky with our lodging needs, but a few comments need to be shared. The unit itself is somewhat dated, which is fine, but problems exist relating to the age and upkeep. Upon our arrival, the power breaker for the bedroom electrical outlets was not working. We called the Sea Village maintenance office and a service rep arrived in a timely manner. After inspecting the breaker box, he stated an electrician would need to handle the problem. Service was provided the next day. It was frustrating to read a guest review describing this same problem with the breaker box. In order to have electricity in the bedroom our first night, we headed to Walmart and purchased an extension cord and power surge plus a box fan. The patio door doesn’t lock, the screen door to the entrance needs repair, and one side of the bedroom windows would not open. We banked on not needing a/c in February but after Day 1, regretted renting a unit without a/c. Even though the unit has two ceiling fans (living room and bedroom) plus two floor fans (only one fan was working), it was difficult to cool down the interior space by early-afternoon. The bedroom was too warm for sleeping. We had stayed in Maui the week prior at a comparably priced unit offering many more amenities and it was well maintained.

Comment: When you look for a vacation home on Airbnb, the pictures are what we go by first, then the reviews and of course the final cost. So lets start with the pictures. The details on the listing are all on point. The home is very clean, modern look and feel. Clean bathrooms with clean towels provided. Well stocked kitchen for all the home chef needs. They even provided a propane tank if you would like to have a BBQ.We were a group of 9 friends and 2 kids. The bedrooms were perfect for our little group and everyone were comfortable.The home has a decent internet connection to satisfy all your basic online needs. To entertain your group they have a pool table as well. Maybe some more room around the pool table would be nice as the space can get a little restricted. But then again we came to the Tahoe to be in the outdoors.Heavenly is about a 15 min drive from the house so you can head out there to really enjoy some of the best that Tahoe has to offer.Cost wise I think we got a very decent deal and having a group of about 10 people will be a little easy on the pocket as long as everyone chips in.Overall I recommend this home and the company that manages the home for the customer service and for all the information they provide you before and while you are on your stay.

Comment: We had a wonderful time at the Grand Welcome Kona Reef D22 location.Clean and well appointed for our needs, 5 adults and a toddler. This is the second time we’ve stayed at this beautiful location. I recommend this to anyone that wants family friendly, oceanfront accommodations that are a short walking distance to town.Great prompt service too. I noticed the water filter replacement light on the fridge was lit and emailed to have it replaced. They sent someone to replace it the same day.Love it.(One tiny drawback is the master bedroom ensuite fan kept throwing the breaker. The service person showed us where the fuse box was, so we just reset it when it disconnected).

Comment: We really enjoyed the location of the unit. Sunsets were great, surfers were entertaining to watch. We used the kitchen every day for breakfast and lunch, we found it to be well equipped. Furnishings were comfortable and didnt appear to be worn out. I found the bed in the master bedroom to be very comfortable. Bathrooms were great with plenty of towels. Some odds and ends that we found were very nice like beach chairs, snorkel gear, and a beach umbrella (the umbrella was a mess and needs replaced).On the negative side . . . 1) The lighting in the kitchen is either REALLY bright or off. We replaced bulbs in the range hood so we could have a nightlight (both bulbs were burnt out). 2) The sliding shutters between the bedroom and living room were dirty -- badly needed dusting (or worse). 3) For the air conditioning to be effective in the unit, we had to keep sliding shutters open and a fan circulating the air. We were expecting to be able to close the shutters to have some privacy in that bedroom but that made the air conditioning ineffective in the rest of the unit. 4) There were two fans in the unit but we were only able to get one to work.Overall, we enjoyed the unit and if we choose to return to The Big Island we would definitely consider this unit again.

Comment: I am so disappointed with the poor customer service exhibited by Grand Welcome during a recent stay in one of the properties they manage on Airbnb. A group of friends and I rented a property in Breckenridge, CO for a weekend recently and it was a total disaster. We arrived to find that the incorrect keys were in the lock box so we were unable to enter the property. The rep from Grand Welcome eventually sent out a lock smith who we had to deal with to rekey the cabin (this should not have been our responsobility). Finally we got in and found that the place had not been cleaned from the previous occupants. Clearly the cleaning crew could not enter the property without the correct keys. After numerous phone calls and texts to Grand Welcome, they finally responded and told us that they would put us in a hotel for the evening since it was too late to get a cleaning crew out to the property. At this point we had already lost out on hours dealing with all this, but we were told over the phone that we would get a refund for the first night. This seemed fair considering we did not even get to stay on the property that night. We figured it was behind us and were even applauding Grand Welcome for their good customer service. However, once we left the property we found that the rep from Grand Vacations completely stopped responding to our attempts to get into contact with them regarding our refund for the first night. This was absolutely ridiculous and so unprofessional. We requested the refund through Airbnb which they promptly denied. We also still had to pay a ridiculous $300 cleaning fee for a house that was not clean on our arrival. Airbnb finally stepped in and refunded us only partially for that first night, no thanks to Grand Welcome who completely ignored our very reasonable requests to be compensated for this terrible experience.

Comment: We stayed at the Makana Kai home in Kailua-Kona, and while the house was beautiful with a gorgeous view of the ocean, I would rate our stay as only 3 stars. The house could use some maintenance - things were outdated and a few things broken. We also had ants all over in the bathrooms and kitchen, two cockroaches, and some sort of mouse/rat ate through a sealed bag of bagels on the counter (very uncomfortable feeling to see in the morning). There was also a grounds crew that came by in the middle of the week, and it would have been appreciated to have a heads up. We weren’t sure what was going on and dealt with leaf blower noise for about an hour. I’m normally not super picky/critical, but we paid over $3000 for 7 nights (>$400 per night) which was much more expensive than 5-star resorts in the area and it simply was not worth that much money.

Is basically 3 bedrooms with the loft witch is super spacious and 3 bathrooms with good shower. Is 5 min walking to the grocery store and 15 min drive to sky resort but also have the bus in front of the house to get the bus to go to ski resort. Comment: We were very disappointed in the property The Birdhouse, and wonder what the owners would think, if they walked in and had to stay for a week based on the amenities listed.There is no dishwasher, as listed. This left us immediately washing dishes to use, because who knows how clean the previous renters were.There is no DVD player (that we could find) for either TV, as listed.There is no garden/backyard, as listed (on property management website).There is no fireplace, as listed. This compounded with the fact that the heater in the living area is inoperable and the space heaters provided were not capable of heating a room in December made it miserable. (Have you gone in and tried to heat the place at 4:00 in the afternoon, in December?) The heater in the bedroom does warm up the room, but is too noisy to leave on when resting or sleeping (if you want to hear the ocean, which you can, even with closed doors). We left heaters on all night and still woke up to a cold house.The linens provided are sorely lacking. The bathroom towels have stains on them, as do the thin sheets in the bedroom. The pillowcases were absolutely covered with pills, on both sides. No one wants to lay their head down on that.We were immediately invaded by ants in the kitchen. We bought and brought groceries for our 6 night stay and couldnt even use the kitchen. The knives provided were left out on the kitchen counter, and had to be washed before use. Every time. The kitchenette prepared with everything needed to prepare delicious meals consists of one pot, and one pan, some salt and pepper, and opened soy sauce.Besides these misrepresentations, it should be made clear that the parking area is VERY muddy (after rains), and youll track mud everywhere. Including back into your car. Also, there are many more steps than the photos show. We were not prepared for that, as our luggage for a weeks stay was heavy.We spent 6 hours driving to what we thought was going to be a peaceful and lovely Christmas, only to be faced with a total and complete misrepresentation that forced us to drive 6 hours home the next day. These accommodations could be so lovely with a heating system that works (even one of those fake electric fireplaces), decent linens, a better stocked kitchen, and no ants. Youll need to correct your listing for fireplace, DVD, garden/backyard, and dishwasher so other renters know exactly what theyre paying for.

Comment: We rent their house in South Lake Tahoe. It shows the house has fireplace on Airbnb, but when we checked in, we found it didnt work. They said the fireplace wouldnt be usable during our stay. My kids were not happy about that. They agreed to refund $25 per night to us, but they never actually did that and even stop replying my email. They still put fireplace in its amenities now even they know that the fireplace is not usable .There were lots of spider webs on the ceiling of living room . The basement was cold even we set the temperature at 80 degree. We can also see carpet stain in basement.Its backyard was good. The kids loved playing snow ball and on ice.Overall, I wont rent their house any more.

Comment: A couple of minor reasons it doesn’t get a 5 star.But first of all, the location is beyond perfect. Right on the ocean (our unit). You can’t get much closer. The sunsets are picture perfect.The unit was clean and large for my family of 5.Minutes to a great snorkeling beach and 10 minutes to Kona.Why not 5 stars?It could need a couple of updates. For example the top rack in the dishwasher is broken (but we were able to adjust it). And some of the screen doors could need a refresh. Very minor stuff to be honest.If you’re OK without a/c you’ll love this unit. I kinda like a/c, but it does cool down decently enough at night without it.Overall a very nice unit and complex. Highly highly recommend.

Comment: We had a wonderful stay at Gray Eagle #8. It was the first big snow of the season and once we had settled into the condo, it was apparent that the heater wasn’t working properly. We decided to call in for assistance since it was almost 5pm. Very shortly someone arrived with enough space heaters to warm the place until maintenance could check it out. To our surprise, the repair guy showed up that night! The problem was quickly fixed and there were no further issues. There was plenty of space for our family and it was nice for each bedroom to have its own bathroom. The garage was greatly appreciated! Our car was safely out of the accumulating snow so no digging out for us. We were worried about the beds (we had heard they were hard). The mattresses are actually very good quality, felt like memory foam, on the firm side but worked great for us. Overall we had an exceptional time and would highly recommend Grand Welcome - They were exactly that!

Comment: On the plus side, some of the problems reported by previous renters have been fixed. The broken windows were repaired (although there were a few glass shards left behind), the carpet had probably been cleaned (though not spotless), screens had been replaced allowing the windows to be opened, and the master bathroom had been nicely remodeled.However, the stairs off the upstairs master were still broken, with a railing that was about to fall off. This is very dangerous, particularly given the best views are from that deck, and could lure people out into harms way. They may have added lamps to address the lighting issues, but there were no hall way lights on the downstairs or outside, making going out in the dark an iffy proposition. The railing in the kitchen has gaps big enough that a toddler could get their head stuck or slip underneath the railing to fall down the stairs. There were exposed electrical wires in the ceilings and no plate cover on the electrical plug in the stone sitting area near the fireplace. The smoke detector was simply laying on a table (and didnt work). There didnt appear to be a way to open the garage door (and the company didnt respond to our texts asking about how to get the door to open). There was no working light in the garage. There were several fairly attractive throw rugs, but unfortunately they kept bunching up and becoming tripping hazards. Many of the windows were fogged between panes. The kitchen drawers hadnt been cleaned out of crumbs for who knows how long. The kitchen drawers had no stops so they could come how and fall on the floor if unprepared. The doors to the bedrooms upstairs couldnt be closed because they caught on the carpet of throw rug.The home in the photos looks really nice and pristine, but it is not representative of the condition of the property, which had quite a bit of water damage. Worst of all, we had contacted the management company once we read the previous reviews and had been assured the problems had all been fixed. We cannot recommend this property, particularly if there are children.

Comment: I booked a vacation home with Grand Welcome in South Lake Tahoe. Since I was over the 60 day time frame, they were to take 20% of the amount due from my account. They took 50%. When I called to ask why they took the higher amount, IT WAS THEN I was told the property wasnt available due to a collapsed deck. Understandable. Then I was told I had to wait 10 days to get my $ 1900 refunded on a home that shouldnt have been posted in the first place. I just check this morning and the dates I wanted are still available for this property online. I dont get it, Grand Welcome. First you take 30% more out of my account then you tell me the house isnt an option and I have to wait 10 days to get my money back. Also, you arent allowed to talk to a manager according to the service staff that answers. Never again.

Comment: Grand Welcomes modern, spacious and well appointed (there were so many towels, pillows, linens were available!) Mauna Lani Golf Villas Unit Q-22 perfectly accommodated our familys weekend getaway. The children adored the pool (its not too cold, not too deep and expansive enough to not be crowded), the adults enjoyed the quiet serenity of the complex (quite unlike the sprawling, crowded nearby resorts which cost much more), and the fully equipped kitchen allowed us to self cater most of our meals comfortably and easily without needing to add things (like we often do).Grand Welcome also provided a personal phone call from an on-island agent once the booking was made, and then followed up with a second arrival call to make sure everything was all right with the self check in process. I have used a dozen other booking agencies/platforms over the last decade, and this is the only company that reached out in this way...and twice. Very impressed, and highly recommend both this company, and this unit. A large family would find the loft particularly private, roomy and an ideal third bedroom! You wont regret booking this accommodation in such a gorgeous setting with so much to do (the private beach club is something you wont find anywhere else on island).

Comment: Well, it turns out that I should have read the reviews about the condo i stayed in. I didnt, and resented it.The pictures show a rather nice place, but they proved slightly misleading. Upon checking in in early August, the inside temperature was 83 degrees, and when we called we were told that the condo doesnt have air conditioning (so they brought 3 fans over the next day). We also told them about a ceiling light fixture that came off its mount in the middle of the first night (it snagged on the ceiling fan chain, or it would have fallen right in the middle of a bed someone was sleeping in). We also reported a broken TV in the master bedroom, and the blinds in the master bedroom were also broken - neither were addressed by the property management during our 5 day stay.The carpeting doesnt look like its been shampooed in recent history. The screen door on the side of the condo fell off its track, so we put it back together ourselves rather than waiting for the property managers. The redwood decking material outside has worn over the years, and now most of the deck screws are above flush and could cause injuries to someone barefoot. My wife found a bit of mildew in the master shower the first day and had to clean it up.

Comment: My friends and I had a great time. The kitchen was a big enough space for us to cook. The utensils that we needed were all there in the kitchen. The beds were comfortable to sleep in. Entertainment systems and games were fun to play with. The house was a good distance from the grocery store and the lake.It would be nice if there were extra blankets and bath towels. That is the only thing I would add. For some reason, We had trouble turning on the TV in the living room, so we weren’t able to use that. Those were the only concerns that we had. Comment: We had a wonderful time at the cabin! It had plenty of room for our large family gathering, and room to spread out for separate activities or quite time. Grand kids loved the pool table and the legos and the bunk beds in the large upstairs room. We were fortunate to have great weather during our stay, so we spent a lot of time at the dock and on the extensive sandy beach playing in the water. We also enjoyed the patio and the fire pit for hot dogs and smores. It is a very relaxing location, and tucked back in off a quiet street. The house seemed well prepared when we arrived. Just a couple of minor inconveniences; ran low on T-paper, and had no dish soap for cleaning up in the kitchen, so made a quick run to the store. Overall a great experience! Will likely book again.

Comment: What a fantastic place! The house was perfect for our extended family gathering. There were plenty of seats for meals and the kitchen was well appointed with everything we needed. The views are stunning.We went boating on Cascade Lake which was 3 minutes down the hill, enjoyed the pool and went mountain biking at the resort, sat in the hot tub on the deck, used the sauna, played pool and ping pong late into the evenings. We even went river-running about 30 mins away, and played two different golf courses. Trudy, the property manager was outstanding. This was one of our favorite trips!

Comment: The home was absolutely beautiful, and was in the perfect location, but when I booked it, is was run by Home Away. Grand Welcome has changed up some things that, in my opinion, should have been left alone. No coffee, bath soap, shampoo, conditioner, lotion...these should all be standard. Two blow dryers that quit working after about 20 seconds.There were no instructions as to how to use the fireplace, tv, audio, nor hot tub. It was difficult to reach them on the phone, although they were quick to respond to an email. An urgent problem went unfixed. The master bath shower drained slowly at first, then not at all. Three calls and two days without any resolution. I learned from housekeeping that the problem was supposed to have been fixed the previous week.

Comment: We stayed in the Fairway Villas in Waikaloa, HI for 7 nights and loved it! The condo was even better than the pictures showed and we had everything we needed. The attached picture was our actual view from the 2nd floor balcony. Within driving distance of everything we wanted to see on the island, we took day trips over to the Hilo side of the island, and had plenty of time in Kona/Kailua as well. Would definitely go back!

Comment: The cabin itself is cute - a little on the dark side in the interior downstairs, but cabiny cute with all the wood. And the kitchen was adequately supplied - except maybe for some serving spoons? The view from the back deck is lovely - lots of space around the exterior of the cabin with all kinds of trees and no neighbors right close. I did wish, however, there had been a full-size table on the deck rather than a low coffee table. The furnishings were comfortable except for the main level bedroom bed which had an awfully soft mattress, and I wish the beds had been supplied with summer blankets. The heavy winter quilts were too much for the summer weather.A MAJOR COMPLAINT: There was no welcome portfolio explaining how to run the TV, or letting renters know when garbage pickup day was, and etc. This was the first cabin weve rented over the years that did not have such a thing. I was surprised! And disappointed as we had trouble trying to run the TV without any instructions. Other than that :) we did enjoy our stay in Cozy Tahoma Cabin.

Comment: The house did NOT have a working hottub. There was trash left from previous renters. The dishwasher was left full and contained broken glass. The upstairs balcony railing is dangerous. The downstairs bath/shower is out of order and unusable. The front door keypad stopped working and although it was fixed for our last day, we were not informed that someone would be accessing the house during our stay.Grand Welcome, the property managers, did not attempt to call, text or email me at all to address these issues, but were very apologetic when I called them. The home had a Wii with lots of games, both TVs had Netflix, and lots of games for the kids to play. Comment: I should give this house 5 stars because of the amazing location. There were 10 of us staying in the house. Three couples and 4 children ages 3 to 10. Everyone had a wonderful time. We also had 6 additional family members over for dinner a few times. There was seating and dish ware for everyone.However the description of the house has some errors. The trail to the beach ends in a small cliff & a rope. Luckily a short walk along Highway 1 leads to the excellent official trail to Cooks Cove beach.The sleeping situation had a few problems. Each couple had a room. Two couples had queen beds & one couple made due with a double bed. To sleep the kids we used the one twin bed and a crib mattress we found in a closet. (but no bedding.) Luckily we brought two folding twin sized mats & bedding for the other two kids to use. The queen roll-away did not exist. There was what looked to be a queen mattress & box-spring in a bedroom closet. We didnt wrestle it out, as there was no space in the bedroom to put it.There was a shortage of glassware. Only 4 wine glasses, 1 high ball glass and no kid sized glasses. Lots of huge plastic glasses and an amazing collection of ceramic mugs, however.The wall decorations and the huge collection of decorative items in the house seemed inappropriate for a place where children stay. We spent a long time putting away things that scared the kids or we thought might get broken. Just an FYI for other families.We needed to contact Grand Welcome several times during our 4 day stay. All the outside lightbulbs were burned out. The garbage & recycling cans were already over flowing when we arrived, plus we ran out of dishwasher soap & toilet paper.So, I sound like a grump, but I want other guests to have accurate info. about the house. Really the problems are minor when compared with the fantastic location, amazing ocean vistas and the spacious kitchen and public areas.P.S. There actually is minimal Verizon cell service from the southwest corner of the deck!

Comment: I will start with the positive about the Kyuka house. The house was situated on a prime lot with an amazing waterfront view. We have been renting homes in The Sea Ranch for the past 7 years and this house had the best views of the ocean and sunsets so far. It is quite a large house with an open floor plan which suited our party perfectly (5). The living room and kitchen along with the view were great for cooking at home and enjoying the amazing views.However, we were really disappointed with this house. It is not a 5-star rating. The house was not clean at all. We had to wash all of the dishes and cookware before using. The BBQ was filthy, there were bugs and cob webs everywhere throughout the house, and the windows and screens were filthy. There was also mold in some of the showers and in the kitchen sink.The house could also use some updating, especially the bathrooms. It did not live up to the description on the website. I would not consider the master bath a spa experience at all. In fact, the soaker tub is stained with red spots.This is also the first time we have used Grand Welcome and the last. Check-in time was 4pm. Sometimes we arrive around 3pm so I called to ask if we arrive early could we get the keys. I was told it would be a $60.00 fee for early check-in. I shared that with other agencies we have used in the past we have never paid for an early check-in. They told me it was a standard policy. When we arrived at the local office to pick up our keys, we were told that if there was still garbage in the house that someone would be sent out to get it but we would need to call and let them know. While the agent was courteous, the experience was not professional in nature.Feedback is a gift so thank you for asking. I hope this helps both the homeowners and Grand Welcome to provide a better experience for their next Sea Ranch guests.

Comment: This fantastic location in Sea Ranch is a must-visit for those of you who wish to live like you do at home, only with a fabulous view of the ocean. Perched on a hill overlooking the beauty of the Pacific, youll enjoy all of the kitchen items any gourmet would use in your own kitchen. This place is STOCKED full of all the proper utensils and devices one needs to make a meal of any kind...all while watching the ocean! There is a perfect propane grill out back for some fish you might pick up at the excellent Surf Market just up the road. (They have EVERYTHING!) The aesthetic here in the home is lovely with all of the right touches. Great beds in three bedrooms and three bathrooms with excellent showers. THIS IS A WINNER!

Comment: The house in So Lake Tahoe was nice. The views from the porches were beautiful. Hiking trails close by and a short drive to the lake. We did have some issues with the smaller kitchen appliances, ie toaster, coffee maker not working. The bear box where we were instructed to put in the trash would not open. Had to call Grand Welcome for instructions on what to do with the trash before departing. Grand Welcome was always helpful when we needed assistance. Will use Grand Welcome again!

Comment: House was nice and in a great location for South Lake - close to beaches and down, and some good stuff within a mile walking distance. Quiet neighbors and enough privacy.However, was disappointed to see the lack of some basic essentials you would normally expect to see in a rental property like this. No cleaning supplies for the kitchen, limited garbage bags, no beach towels / chairs, limited silverwear. We had to purchase all of this stuff and was a bit annoying.Also no central air conditioning was a bit of surprise when we arrived. It was not that big of a deal at night though when the temp drops.

I can say in my experience, I have not had a better response from a company in getting back to me, sending someone over to check on our AC unit and following up to make sure we are happy.

Comment: The cabin we rented was beautiful and in a good location with privacy. There were some serious concerns with the cleanliness of the cabin. The first day we were there, we found a dead mouse in one of the closets and a box of exposed rat poison (poison pellets)in another closet. The exposed pellets could have been a danger for children. In the master bedroom we found mouse droppings in one of the closets. It was apparent that the floors had not been cleaned. There were some stains on the carpets, as well, that should have been cleaned. We called customer service and received a visit from local management staff who removed the dead mouse and the poison. They also put batteries in the media room remote and got the video equipment working. They also replaced a broken broom.When I called the corporate customer service number, I was on hold for about 15 to 20 minutes. When they answered they transferred me to a manager, she said she would contact the local manager. I requested that they should discount the cost of the rental... reimburse part of the cost, for not having fully cleaned before we arrived and for distress caused from discovering a dead rodent and poison in the house. The manager at corporate that I talked with said she would call me back after she received the report from local staff. I still havent heard from her...not very good follow up...or customer service.If it werent for the problems mentioned, I would probably have rated it a 5. But because of these problems and lack of follow up I rate this a 1. Hopefully someone will at least follow up with me. Still waiting.....

The furniture is old and smelly and should be replaced; the rooms are smaller and much less appealing that the pictures suggest; the exception is the master, which is great (futon-type bed) and has a nice connecting room; and then there are all the extra charges that bring the price way above what is advertised. We had one problem and the Grand Welcome people were very responsive and we thank them for that.

Comment: Working with Grand Welcome was great. We found a wonderful cabin at Zephyr Cove Lake Tahoe that fit our needs perfectly. We were a family of two grandparents, two additional adults and 3 grandchildren. The cabin had great sleeping accommodations for everyone. Upon arrival the place was immaculate and well stocked with everything we needed including toilet paper, etc. We only needed to bring our own food. Grand Welcome did an excellent job of communicating at every point. They gave us directions, told us what to expect, made sure a key to get in was available, and contacted us periodically asking if everything was OK . Though we never had to use it there was always a number provided that we could contact should we have any questions. All and all an excellent experience and well use their services again in the near future.

I was a little hesitant because other reviews mentioned this and it turns out they were spot on.As I told told the front desk girl when we returned the welcome package our only issue was the house was dirty. I made the mistake of looking under the bed to make sure none of our items were under there and I almost vomited. All around the bed looked like it hadn’t been vacuumed in years; the shower curtains were covered in thick mold at the bottom; most of the dishes had to be run through the dishwasher again and in general the floors weren’t clean and the furniture was really old.It’s a shame because location and lay out of the house is great but it needs a major cleaning and updating.

Comment: Our family has vacationed at this lovely lakefront home on two separate occasions. December 2017 and June 2019. Both times, the house was perfect for our large gathering of family members from near and far. I would give this gorgeous retreat 5 stars, but we had a couple of issues.Smallest issue first...a window shade was missing in one of the upstairs bedrooms, allowing lights from the building next door to flood in at night, and providing a lack of privacy, of course. We hung a sheet over the window...functional, but not very attractive.More upsetting issues...due to the fact that the house is not regularly inhabited, when the water pipes detect new activity, a blaring alarm goes off, with the warning: leak. We were able to disarm the alarm, but then realized that the entire system had shut down...no water. The first emergency number listed...the one belonging to Grand Welcome...answered our first call around 10pm, and promised that a repair person would arrive shortly. After an hour or so of waiting, with no repair person in sight, I called the Grand Welcome emergency number again. After numerous attempts, I was finally able to connect to someone when I clicked on the support line not for Lake Tahoe, but for San Diego. With no help on the way, I luckily discovered that our neighbors were still awake. They were able to provide us with instructions for getting the water flowing again.The next day, a clogged shower drain prevented us from using one of the upstairs showers. We did not have the tools needed to remove the screen. Again, the first emergency number listed, Grand Welcome, was called. After numerous calls, we finally connected with someone after clicking the line as a potential home owner wanting to list our property with Grand Welcome...quite a damn diss!After the two emergency situations, we THEN noticed a second emergency number, a local number.I suggest that a more perfect vacation couldve been had if: 1.) The local emergency number was posted FIRST, and was prominently posted in the house for all to see, and 2.) Should the water leak alarm blare with each new use of the pipes, a notice should also be prominently posted, with detailed instructions as to the steps involved in returning the system to full operating mode.Due to these inconveniences, Ive asked for slight refund of our rental fees. That is yet to be seen...will keep yall posted!

Empty BBQ propane tank was left by front door, patios looked like hadnt been cleaned in awhile, with beer caps, bottles, and cigarette butts mixed in with tons of pine needles. Inside bowls had ring stains and rugs hadnt been beaten/cleaned. Place served well as a last minute option, nice space, downside, price was exorbitant with the fees, cleanliness, was away from action, no hot tub, and wouldnt take dogs after emailing they would. Comment: The location to downtown Kona with shops and restaurants is perfect, easily walkable. The accommodations were clean and orderly. Kitchen well stocked with cooking essentials. It is on the third floor with air conditioning only in one bedroom. Therefore, very hot during the day. If I had any plans of having one day to stay in and relax it would be difficult. The loft bedroom is especially hot at night making sleep challenging if you are not used the climate. That being said, most places are not air conditioned so this is probably to be expected.There were a few minor areas in which improvements could be made. The supply of beach equipment was old and worn down. One of the snorkel masks was broken. The beach chairs were perfectly usable but have seen better days. The upstairs bathroom could use some new towels and the drain in the sink replaced. The showers both had some mildly irritating issues as well. Overall we enjoyed our stay here, but several small issues kept me from giving it a higher rating.

A nice property with two large decks off the back (would be extra great if there was patio furniture and a grill). The kids (and the parents too) have really enjoyed the arcade machine in the game room. The furniture is very nice and comfortable as are the beds.This house seems fairly new or recently renovated but is not as well equipped as other houses we have rented. We were only provided with 9 bath towels, 4 hand towels and 4 washcloths for 11 guests and as much as we searched through the house we could not find any extra. Pots and pans were minimal and a bit small trying to cook for a party of 11.We also could not find any potholders or dish cloths anywhere in the house. When we called the management company they were not very helpful and said potholders and dish towels were not provided with the contract. Seemed strange to us as these are not items we would have thought to bring (plus there was a drawer clearly labeled for them but it was empty) - made making dinner that night a little challenging.Another note - lots of stairs in this house with the main living space at the top. Likely not a problem for most but we had 2 sets of grandparents with us (coupled with the altitude was a bit of a climb).Although neighbors are closer than expected, it is a very quiet neighborhood and very relaxing.

Comment: My wife and I recently stayed at Casa Del Mar in The Sea Ranch. The view was nice but far from the bluff. The internet didn’t work at all which I was told was a provider outage. The spa was toxically shocked and unusable which was a real disappointment. Overall the house and outdoor furniture were dirty. Cobwebs, dead insects and just in need of a thorough deep cleaning. The water pressure was terrible as well. The grill was good and they had a spare tank in case we ran out which I asked for ahead as this has been an issue with other rentals. We made the best of it and won’t be back. I brought these issues to the management of Grand Welcome and asked for compensation and after the fact they offered me an early check in or late checkout on a future stay which is lame because I wouldn’t go through Grand Welcome again. On a previous stay they told me not to go thru VRBO that it would be less thru their site. In reality the unit listed for the same price and fees on there and it would only save them money if I booked direct as they wouldn’t have to give a cut to VRBO.

Comment: The location of this condo and the condo itself was great. The description of this unit specifically stated each of the bedrooms downstairs had their own bathrooms. This was not the case. there is only one bathroom for the two bedrooms to share. Also, we did not have internet access for the first day and a half because we were given the wrong Network and the wrong password. The TV was not getting a signal until somebody fixed it, but then even with the volume turned up to Max, it was barely Audible. Also the channel guide was all wrong. There were several things throughout the condo that were in need of repair. The king bed had King pillows with standard pillow cases so the pillow stuck out. The twin beds had full size fitted sheets which made them loose and rumpled up. Everything was just sort of substandard. I asked for a one-night comp, and I still have not heard back.

Also we really like the condo 😊! Comment: Grand WelcomeWe arrived after 10pm to a townhouse (802) lacking even minimal amenities. Having a digital door key is a great idea, no chance of loosing keys. A garage door opener would also be a good idea, it could be secured the same way as the Beach Club pass with a $250.00 replacement fee if lost. The condo itself was nice but dated. Carpets needed a cleaning, as did the throw rugs in the bathrooms which were filthy. We would have thrown those in the washing machine if there was washer soap available, instead just used towels.The welcome booklet was comprised of all the rules and regulations, but no map of the Fairways complex. Instructions were to register our vehicle with complex manager, but no directions as to where he could be found, or the pool. WiFi was erratic and appeared to have not been paid.We have rented condos in the past and generally basics, dish and laundry soap, toilet paper, paper towels, coffee, etc, are provided. We would have just accepted that the owner/rental agent was just trying to recoup strata fees and make the best of a bad investment except for the fact that our son and his family were renting the unit next door where all those amenities were provided and more. Including general cooking supplies and condiments, (our salt shaker was empty). It was also obvious because of their attitude towards the renters that renters had in turn left condiments and amenities they had left over at the end of their stay; the place was literally over stocked, even suntan lotion. A map of the complex, location of pool and manager’s office were included in their welcome book as well as vehicle mirror identification hangers.At the end of our stay we left all leftover amenities and condiments we had purchased in my son’s unit.

Comment: We rented a condo in Kona through Grand Welcome for spring break. Unfortunately the unit isnt really as advertised. I dont know if this issue is specific to our unit or if it is typical of what Grand Welcome has to offer. We stayed in the Surf and Racquet Club 6-303. Wouldnt recommend it until some updates have been made for the reasons below.1) Most of the furniture is falling apart. The chairs in the dinning room are splitting and they pinch your leg when you sit on them. It’s a bit painful to be honest. The cross bars on the patio chairs are coming out so when you sit there you cant lean on the back of the chair because it doesn’t have the support that is needed. The sofa is just worn out and is uncomfortable. All of this made it difficult for us to relax while we were in the unit.2) There is no A/C in the unit. We knew this up front but what we didn’t anticipate was having holes in the screens that let bugs in when we needed to open up the unit to let it cool off. The screens on the sliding doors are in need of repair to prevent this. On that note, there is a pest problem in this unit. We went to the grocery store when we first arrived and bought some fresh pastries. We left them in the package while we went to the pool and by the time we got back they were covered in ants. Part of the reason we rented this unit was to be able to prepare food at home. The pest problem limited our ability to do that.3) The sink in the 2nd bathroom doesn’t drain. The bathtub in the 2nd bathroom is rusted and we were unable to give our daughter a bath during our stay. The master bath shower leaks and water pools in several spots in the shower pan.I have tried numerous times to reach out to Grand Welcome on these issues and as of the time of this review I havent got a response.

Comment: Condo was perfect. Upon arrival the key was easy to pick up. At the pick up location the key was located in a combination locker of which the code is emailed to u with all the needed info about the Condo, including wifi codes, check in and check out times and what to do with the heater when checking out. As well as other information about the Condo.Upon getting to the Condo it showed very clean. Condo came with all the kitchen utensils needed for cooking. Nice king-size bed. Had 2 sofa beds. Had fire wood to use if wanted.And since this particular set of Condo Units were at an intersection u had the choice of hopping on two different shuttles taking u to different mountain lodges to get to the slopes. Very convenient.Only thing I found was that the previous occupants had left a couple items of clothes in one of the drawers. I left the drawer open so that the items could be removed. Im a little surprised though that I didnt receive a notification that something was left behind.

Comment: We rented a property in Kailua-Kona ( Keauhou Resort #110) managed by Grand Welcome via Air B&B and our experience was outstanding. The property was better than advertised and the Grand Welcome check in process was easy and convenient. Communication was excellent from booking to check out. Zero complaints. This was my first Air B&B experience so I didn’t know what to expect. I will definitely use it again and would have no reservation using Grand Welcome managed properties in the future. We were very satisfied and highly recommend Grand Welcome!!!

Comment: UPDATE MARCH 2019:The owner of Grand Welcome contacted us and offered to give us a refund / future credit for our experiences. They admitted they were having some issues in Idaho and were working on it. 8 months later we stayed at one of the properties they managed in Tamarack, ID. They have a new onsite manager. There was a HUGE difference in their customer service and cleanliness. You can tell the new manager really cares about doing a good job. We are so glad they have fixed the issues they were having and hope to see it continue! I have changed my review score to 5 stars.Will not stay at any of the homes managed by the company. We tried 3 different homes and they were all disgusting. Floors were black, bathrooms had pink slime and mold, one stay one of the beds had been peed on and just made up wet. Had to remove the bed to the garage because of the smell. Not sure why any owner would trust this company with their rental. We emailed them during our stay and never received a response. Called them after two of our stays (we love traveling where they have 90% of the inventory of homes) trying to let them know of our concerns so they could fix it. They clearly do not care. Have talked to others that have used this company and they had the same experience.UPDATE: Their response to my review asks that I contact them about our stay. I contacted them after 2 of the 3 stays. Was told sorry and thatsomeone in management would call me back, which never happened. To the person that responded to my review: you have my information and if you wanted to contact me, you could. I am confident you are just trying to make yourself look better by posting the response you did. Contact me if you really want to make it right.

Comment: We had a wonderful time in Mammoth. Our accommodations were great. The condo was very clean and we were provided with fire wood which was not expected. We were placed in a location close to the elevator and close to everything.Thank you for the great service you provided us. Comment: Nice basic unit. There was fire wood and the kitchen has all the pots and pans and appliances needed. Yes, its a little older and rough around the edges but Im not living here. The shuttle is literally right out the front door. We want comfortable and convenient and this was it. The unit heated up very nicely. The beds are comfortable. The unit is very spacious for the number of beds provided. We would definitely stay here again. Its not five stars because its not a brand new and upgraded condo. However, it is definitely worth the rate being charged.

Comment: We stayed at house in Sea Ranch managed by Grand Welcome. The service was terrible. We could never get anyone by phone when we had problems. We left many messages and never got a call back. Sewage backed up into our tub and after a few calls, they finally got a plumber out, but never called us to let us know what was happening. They also rarely even answered emails. It was very complicated making the reservation and our stay was full of troubles. Strong milden smell in the house. Greasy head marks on the best view windows. Dirty dishes in the dish washer. Water level very low in the hot tub so we had to add a lot of cold water and wait. No instructions on how to work the TV so we almost missed the Academy Awards. On and on. Really terrible service. We have been going to this same house for 25 years and always had good service until this company took over.

Comment: This was our second stay; we felt like we were coming home. The condo is very well equipped---and the location cant be beat. There is more street noise than we remembered, but with the A/C on at night we slept well. To get within walking distance to Kailua Town, you will have to put up with traffic, and with traffic comes noise. We love being able to walk to town and not worry about parking, so we are willing to put up with some noise.Comfy king-size bed, great shower, washer/dryer---all the comforts of home.

Comment: The home we rented for the month was terrific, as nice as the pictures suggested it would be. We rate the home with five stars. The service from Grand Welcome, however, did not meet our needs or expectations. Due to a snow storm, our travel plans changed abruptly. We attempted to contact Grand Welcome multiple times via email and phone calls to discuss, but never heard from them. Quite disappointing. We would rent the home again, but not sure we would use GW.

Comment: We stayed in Sea Village condo #4206. We’ve stayed in many other units at Sea Village over several years, and we like this one-bedroom unit the best. It is tastefully decorated and updated with cool artwork (no dusty fake flower arrangements), stainless steel appliances, a well stocked kitchen and comfortable king bed and furniture.This unit faces southwest, so you get afternoon sun but not so much as you’d get if facing directly south, meaning this condo doesn’t get too hot and cools down overnight from the mountain side winds in the bedroom. Sunsets from the lanai and being right over the surf crashing on the rocks ale this unit a solid 5 out of 5.

Comment: The check in staff was incompetent. We drove in at 4 and wouldnt let us in early. We had to wait till 5. she promised to call when the unit was ready and didnt. No one answered the phone when we called, so we drove back, only to find out they were closing for the night. Had we missed the closing, 1/2 hour after our earliest check in, we would have had to sleep in the car.The unit was advertised as 3 bathrooms but it had 2 bathrooms and a sink in one of the bedrooms. The confirmation letter from the manager stated 3 bathrooms. I asked for an adjustment but they never gave one to me. They acted like it was my fault.The room heater made so much noise that you had to be cold if you wanted to sleep.The place needed repairs and cleaning.

Comment: We had a wonderful family vacation at the villa. The loft with bunk beds for the kids was great! The villa was clean, comfortable and everything worked well. This was probably the best stocked kitchen that Ive ever had in a rental. Highly recommend!

Comment: Don´t understand the partially worse reviews... We stood at Kona Isle, HI in condo C38 in dec 2018. The condo was absolutely clean, well and comfy furbished with fully equipped kitchen and nice ocean views. The beach chairs were quite new, there was really nothing to complain about. I really recommend a stay at this unit.

Comment: We stayed at the Kona Bay View house. The place has a great view but the house itself has a few issues. It was advertised as having a hot tub, but it never gets hot. In trying to heat it up, we blew the main breaker twice. The electric service for this house is not enough and needs updated. We called for help the first time it blew because we could not get the breaker to flip back. This happened to be at night. They sent the electric company out to help us. Also the cover on the main breaker was off, husband says this is dangerous. Never did figure out the hot tub, so gave up. The house itself is nice and had lots of room for our family, the pans in the kitchen are worn out, especially the fry pans, we like to cook so this was an issue for us. We were disappointed about the hot tub.

Comment: The place was super clean and in very good shape. The unit is not new but they definitely keep it up. The pool and jacuzzi were very close by. One issue we had was there are no pool towels! They were nice about late checkout. We comfortably slept 4 adults and 6 kids. The distance to the village gondola could not be beat! Thanks for the great memories. Heads up, the stairs in the unit are very tight spiral stairs, if you are very heavy or get dizzy this may not be the unit for you. But my kids absolutely loved that!!!

Comment: We stayed at the Mauna Lani Golf Villas on Kona Island. Everything was amazing. The Villa was super clean and well taken care of. The grounds were immaculate. We had a wonderful time.Grand Welcome was great to work with and quick to answering any questions we had. Would not hesitate to stay at another Grand Welcome property.

Comment: The sea view that greeted you from the sitting room, waves crashing with no obstruction, was unique, actually fabulous. But from there everything went down: no wifi, a large TV screen but grainy to no reception, the furniture date from the 1970s with missing handles, kitchen ware sparse and awful, did they have in the 1970s nonstick pans? Noisy wall heating but no way to get fresh air unless opening the front door. We stayed three nights, two too many!

Comment: The properties are nice and well maintained. We’ve stayed in 3 different cabins, 1 of them multiple times. The email communication is great. I’m just still waiting on some feedback of our last stay reguarding an unforeseen issue. We definitely plan on using them in the future.
