Comment: Office staff is very condescending and unhelpful. The property is run very very poorly. I am a full time out of state student at SDSU…. IF YOU DO ANYTHING RIGHT IN LIFE DO NOT GIVE THIS CORRUPT BUSINESS YOUR MONEY!!! 1) ALL hallways reek of trash that you have to hold your nose 2) NO SAFETY MEASURES! Do not let your student live here. Anyone can come and go as they please including the homeless from the trolley stop and any trespassers. If you are in a security predicament, and need help, the office tells you they can not help. Caring parents: your student will NOT BE SAFE!! 3) The trash service charges each student $100 if the trash can is left in the hall even for 5 minutes. They will take all of your money! 4) If you park in the lot THEY MAY TOW YOUR CAR. It will be $325 dollars to get your car back. Even if you are a resident, they may tow your car and give a random reason. 5) The emails that are sent out to residents are extremely unprofessional and condescending. Treats residents like irresponsible teenagers who need scolded. Quite sad as a responsible student who pays all rent on time and respect all rules. 6) The aesthetic and artwork inside is GRAFFITI?! Bright neon colors with graffiti artwork…. quite distasteful. 7) Apartments are extremely dirty when you move in… don’t let the office space fool you. It is the only taken care of part of the property. 8) I wake up everyday at 6am due to the construction outside of my window. They are building low income apartments next door. Another reason to not let your student live here for their safety. Construction begins at 6am every day and concludes around 5. Windows are extremely thin and you will have no peace for studying or anything. Still pay full price on time every months. 9) Package room gets rifled through and there is no system for delivery. You may or may NOT get your mail/ packages. Anyone can enter and take it. 10) Unable to walk to campus even though it is considered “student apartments”. You will have to take the trolley and be prepared to have pepper spray and be on alert every commute to campus. 11) Leasingoffice rents to low income people who are not students. I have had encounters with older creepy men Do not be fooled… students should not be living here. 12) Washer broke and flooded apartment beneath me. 13) Office is open RARELY. the hours on the door are never correct. They close about 2 or earlier everyday…. unable to get help or get them to answer the phones. I don’t ever leave bad reviews…. but paying the price I pay I want to warn you not to let your students live here. 14) Elevator in my building has been broken since I moved in. I have to walk across 4 long hallways to get to a working elevator. Or take the stairs that have months old trash and are a bit scary and feel unsafe at night.

They keep sweet talking and fake promises but the fact of matter is issue still remains unresolved. They keep blaming the vendor n outside contractor. My contract is with you and you are responsible for services provided. Do not ask me to be professional when you have FAILED to provide professional services!!They seem to remember that we were impatient and ‘cursed’ out (which we didn’t) a month ago but they seem to forget the issue until we call n lose patience yet again. Maybe use your memory to actual remember the jobs you need to do!!!I would not recommend this place to anyone.

Comment: Bunch of stuck up people in the office and running the place. Not my problem with this place. Ive had to deep dive for a number that actually works over the past couple years and try all four of them every time I need to contact the office because not once has one just worked off bat. And they all do the same exact thing like its really all the same line, even the manager Brandon who responds to all these reviews and so graciously leaves his number on every one of them even though it is also completely useless no matter what time of day you call, you will not receive an answer. Not even an option to leave a message or opt for call back. This advertises for college living but they close the office early or in general absolutely any chance they get, they cant answer the phones and the office hours have changed at least 3 times in the past year. Focus less on activities and decorating the office and actually taking care of your tenants. Cant wait until our lease is up.

Comment: Roach infested apartments, smelly hallways, pricing is unfair for service and quality of the apartment. Washer broke a couple weeks after moving in, took maintenance another month to bring a new one. The walls are thin and you can hear everything that’s going on inside the apartment as well as the loud construction next dooR. Overall only real advantage is location and distance to the trolley. Do not live here if you do not have to.

Comment: This is the third year of my daughter leasing 1 bedroom in a 4 bedroom. This year the parking fees doubled for a tandem, and there is no utility allowance built into the lease price.Hopefully when she moves out at the end of the year we dont experience the move out fees that everyone else is complaining about. Apartments take maintenance and cleaning when turning over, and landlords shouldnt charge after a three year lease, it should be part of doing business.

Alot of things wrong here specially management and front desk they ALWAYS got attitude and super rude they hire kids thats far away from professionalism and no one cares almost like they enjoy being rude .They gave me the apartment with oily walls and dog hair EVERYWHERE and a super dirty balcony that i never enjoyed and i had to hire people to clean the apartment .. you ready for the fun part ?They charged me almost around 400$ in cleaning and item removal fees, only thing was left is a TV . And apartment was almost spotless and charged me extra stuff i got back only 400$ from my 1400$ deposit 😆No one cares they had a million bad review’s only thing they know to do is change the name or give students gifts to write good reviews .don’t believe me go check out yelp you’ll probably see the lowest rating you have ever seen 😂This is the last place on earth that students should come to for housing .ITS NOT A GOOD PLACE SPECIALLY FOR STUDENTS .

Now I have to pay them ~$13,000 over the next year to live with strangers.Edit: (Aug 2023) ALL GOOD REVIEWS ARE THE RESULT OF BRIBES TO TENANTS, NONE ARE LEGITAfter telling me they couldnt help me, I left the original review. Then suddenly, they were able to fix their error. Now Ive come back to tell you what else will happen to you.•You will be charged a full months rent for the first 10 days you move in. Then immediately charged another months full rent.• They are in bed with a local towing service that has access to the garage 24/7 to screw over tenants who make mistakes. My rental was towed from my parking spot that I pay $100 a month for because I didnt buy a new $25 sticker. NO WARNING. Just opened the secure gate to the building and took my car from my spot that I had just paid for. And they do this on weekends so they can charge an extra $100 weekend fee. $400 they got out of me because I didnt buy a second $25 sticker for the spot I just paid them $100 a month for.•There is an inspection like every month, sometimes multiple. Balcony check, fire alarm check, unit check, etc all so they can find things to charge you fines for.•Even if your apartment is clean at the end of lease they will charge you $300 move out fee to clean the apartment. Theyll say its for paint, carpet, and trash removal. Even though my apt was cleared. And youll notice when you move in that the walls are touched-up (not newly painted) and the carpets are not in best condition. I try contacting management and no one will respond.If you like being fined to hell and cheated out of your money this is the place for you. I saw other bad reviews and ignored them because my sister goes to SDSU and bit the bullet for her convenience. This place is a racket and they will squeeze you for however much money they can get out of you.

He shows up with a smile and is always pleasant, as well as making sure that his team completes every job the proper way. He even goes above and beyond to complete trivial tasks that are not in his job description. He is a huge asset to the Iconic team, give him a raise!!!!

When first looking for an apartment we were worried we would not find a place but we were so fortunate to tour Iconic. Staff were friendly and professional answering all of our questions. After her first year there, we can share that my daughter really enjoyed her time there and we have renewed our lease for another year.When issues arouse, Brandon and Mignon were very responsive and helped my daughter address them. Ms. Gianna in the front desk has been very sweet and professional as well. Even when waiting on the managers I could hear her attending tenants over the phone with such cordial and profesional manner.Going back to the apartment complex, the study rooms were so helpful for my daughter during finals! Pool area was always clean and overall my daughter had a positive experience living there. We are looking forward for an even better experience this year.

Comment: Property staff and management are unprofessional, unresponsive, and careless. They make no effort to create a postive experience for residents and are ruthless with their management approach. The units are nice enough but I would reccomend living elsewhere due to the staff’s character and unwillingness to address legitimate issues. When issues arise, you will not be helped, only ignored. They also subject residents to unnecessary and numerous inspections that I haven’t experienced at other properties.

Comment: Property and apartment showed well online and it has an EV charger on property!! In reality, the place is dirty and lacks maintenance. The one specific EV charger to use is never available to charge your car because management allows every non-EV driver to park there. Plus Tesla has their own EV charger but park their cars at both chargers regardless if actively charging. They are parked there for over 4 hours. There are no written rules or enforceable rules by management. Some EV cars need to charge 2-3 times daily so you need to talk to management daily to have other tenants move their car to provide access for its intended purpose to charge your car!! Suggestion to management: start towing or fining non-EV car owners $124 (CA fine) who illegally park at the EV station.

Comment: These people are unprofessional and need to be babysat to do their job. I’ve never lived there but I applied to live here around 8 months ago so I used my personal Information. I receive an email from then stating that I owed them $65 as a move out fee with my name, and an address at their establishment. They expect you to log in to your portal even if you don’t live there in the event your application fee bounces which apparently is what the email was about (even though it never stated that.) No emails are sent directly unless it’s a pre-collection notice for their money hungry establishment and they are god awful with communication. The managers are of no help and take no desire in helping you and clearly it shows with the ratings of their establishment living conditions. Unprofessional place. Do yourself a huge favor and APPLY somewhere else, much less live here. What an absolute displeasure to be in contact with you people.

Security cameras dont work anywhere in the building, and theres random, unannounced inspections done by men. No Emergency numbers listed anywhere. Cleaning crew sucks, and the elevators and hallways always smelled disgusting.

Comment: From Parent to Parent, do not allow your child to rent from this company!Iconic management sells a pipe dream of affordable, safe and fun campus living when in fact it was a true nightmare! They are simply put, money hungry! My daughter was charged extra fees for everything including parking. Her roommate was hostile and bullied her. Within three months of living there she had to break her lease due to her mental health from her experience there. They lied and said she had to pay just a months rent after SHE had to find someone to take over her lease and when invoiced she had to pay more than stated by iconic or they wouldnt let the new tenant move in and take over lease. Kids, our kids, are charged for dirty fan blades...yes, fan blades...during inspection if you have dust on your ceiling fan, you are charged by management. I understand apartment living and the rental aspect of life but this company is absolutely ridiculous with fees. Our children dont deserve this greedy experience as their first living experience away from home. And they were useless in mediation between roommate issues. Roommate was allowed to have 6 pets, make all rules, scream and yell at other roommates. Police had to be called. Apartments could care less that our young adults are not equipped mentally how to handle these issues. Save your child and rent elsewhere.

Comment: Cool atmosphere and the leasing office staff is always nice. Definately recommend coming down and just chatting with the staff here. Also they often have mini events happening in the office where you can get snacks so thats always nice. I really like this community. The rooms are very large and you get your own bathroom. I live in a two bed two bath and our living room is also very large. I have a pool side balcony view so thats also a plus. Make sure you all interact with David from the leasing office, he is sure to answers your questions or provide you with the right resources.

Comment: Don’t do it, save yourself. Whatever you saw touring the place, you will NOT get as your living space, especially the stainless steel appliances. The management is definitely lacking hospitality on all levels, especially Mignon and the young Asian girl. Management is virtually unreachable unless you go to the office and they just-so-happen to be there. The people at the front desk never have an answer and have to consult with their manager who conveniently isn’t there. Of my 2 years living here:- the garage door was broken half of the time- inadequate lighting in the parking garage- new fob system implemented that requires you to use your phone to open the garage door… good luck getting wifi or service to use the app in the garage tho!- multiple doors leading to the outside were broken (and currently are)- package room broken into multiple times- someone stole from my car in the middle of the night (while the garage door was broken)- the Pool is green and the furniture around it is trashed- basement flooding in the middle of the night- a fire that no one was notified about (multiple story damage from sprinklers)- multiple unwarranted fire alarms in the middle of the night- 6 months of exterior painting of the building which made the patio unusable- ants living in the walls and coming through unfinished gaps in the walls on 3rd floor ( I’m so sorry 8309, they’ll only call the exterminator and won’t fix the holes)- a leak in my washer that effected the floors below. Their solution? Cut a hole in the wall and let it air out for 8 months :)- maintenance does the best they can with what they have, but they don’t have much. Fridge broke 4 times and they replaced two of the parts twice. I lost hundreds of dollarsof food and have yet to see a reimbursement. The freezer is still a tundra and the fridge is still luke warm.- the poor cleaning lady has to tidy all 6 floors by herself-kitchen cabinets literally falling apart- they threatened to evict my ESA dog because they have poor management and could not find an email with the paperwork I sent to them when I moved in- management takes no accountability so if there’s any issue, it’s your faultThis place is definitely cheap for a reason. If you can deal with terrible management, then it might be okay, but I literally steer all of my sdsu friends clear of this… I don’t even know what to call it.All of the 5 star reviews are lk bribed from the office…. “Give us a 5 star review and get some iconic swag!” BlehI bet they’re going to reply with some generic “I’m sorry you feel that way, we hold ourselves to high standards.” Don’t believe it. Do yourself a favor and live elsewhere.Edit: Also, the fact that Brandon, the property manager, leaves his phone number for us to call and does not answer his phone while having a full voicemail box is absurd. Comment: This place is extremely poorly managed and I would NOT recommend living here. Their shared bedrooms only have one desk and nightstand for two people and not nearly enough space to put in another desk and/or nightstand. I was paired with a roommate who has threatened my safety multiple times, has harassed me while I’m sleeping at 1, 2, and even past 3 in the morning, made everyone else in the apartment feel unsafe, and used my personal products without my permission. I have told management multiple times that I am scared for my safety, and everyone else in the apartment has done the same thing and told them the same. They have done nothing even though the rest of the apartment reported issues with the same roommate. However, their leases do not allow for breakage, even in extreme circumstances such as mine, without reletting. In addition, the apartment came with multiple technical issues such as the oven light not working, the door frame not working, and the individual bedroom lock not working. We have put in multiple maintenance requests and maintenance is either extremely slow to respond or does not respond at all, some of these issues were reported near move in and still have not been dealt with.

Comment: My experience at this complex was the absolute worst. When I moved out? Didn’t get any better. It is like pulling teeth to get a correspondence from anyone in the office. I am constantly being told to send an email when you don’t even receive a response. My suggestion for anyone moving in here—have every complaint in writing (send via email and record attempts to contact office) and also take pictures. It’s insulting that I’m being charged for things such as cleaning, garbage bins, etc. although when I moved in a year ago the carpets were filthy dirty and I never had a bin during my entire stay although I went to staff with my concerns. I was told I would have to pay for a bin that residents were initially supposed to be given for free upon moving in! Don’t be fooled by the three star reviews. Pretty sure it’s an “incentive”. Now I would really appreciate it if someone could respond to my multiple phone calls and email and not waste your time “apologizing” for my horrible experience at your complex.

Comment: Incoming students for SDSU, dont even think about living here. There are so many reasons like the fact that the elevators havent been inspected since 2019, the staff is unfriendly, the office is never open, they do not have a 24 hour hotline for emergencies, the package room has been out of order for weeks now, the washer and dryers provided are broken in multiple apartments, the pool is hardly ever open, the security doors on ALL of the floors practically never lock and unless you want to deal with roaches Id say its a pretty terrible place to live.Also some of the 5 star reviews on here are people that WORK and LIVE here, I dont want to specifically say their names but lets just say they have a very positive view of this place.The only convenient thing about this place is the fact that its close to SDSU but unless all of these other things get addressed, I would advise everyone to stay away.

Comment: Terrible. The leasing office is the least helpful to their tenants. They make it clear they don’t care. For example, around 12:30pm I was working from home, alone, and there was a man running around our hallways, banging on doors, telling people there is someone screaming for help in one of the units (whether that was true or not, it was an obvious security threat). I tried calling the front desk 5 times to tell them what was happening, no answer. I went down there and explained what was happening. With the most condescending and annoyed tone in his voice, he said they already knew what was happening and it was a false information and they couldn’t do anything as leasing people and that the police is on their way. I told them “well the least you could do is answer the phone” which then he replied “we are on our lunch” and abruptly tried to end the conversation with “Thank you have a nice day” over and over again to force me to leave. Complete unprofessional behavior. The least they could do was answer the phone to explain the situation, especially when they knew what was going on in the first place. So to future tenants, just know your safety is not more important than the leasing people’s lunch break.

When I first moved in, the whole fridge was missing all the drawers, ice maker, and racks. AC leaked consistently. Wrong size bed frame with a wrong size mattress. And it was dirty dirty dirty! They charge outrageous move out fees and for what? For me to move into an apartment like that?3. Apartment fire alarms have gone off countless times in the middle of the night and it’s very very triggering. I’m talking about the entire building has fire alarms going off.4. COCKROACHES. Lord we had them for MONTHS before we could get rid of them, even though we were super clean and had the pest control guy spray for a month straight.5. A pit bull that was UNLEASHED attacked another residents dog, and management tried to brush it off even though their contract says dogs must be leashed. Did not care about the incident whatsoever until the resident tried to get lawyers involved.6. Hall floors are really gross and no one has cleaned them in months.Honestly, the list goes on and on. I have too many negative experiences in not even a year of being here. Shout out to the maintenance guys tho, love them. They put up with a lot.

I recently toured the complex and met with the property manager, Mignon, as my son will be transferring to San Diego for school next year. The property is so clean, well maintained and the staff are all incredibly personable and professional. It made me feel so much better about my son being so far away from us (we live on the east coast) and knowing that he would be living in such a nice community. Comment: I do not even know where to start with this apartment complex. I had so many issues living here, and for the price I was paying, it was absurd. Within a 2 months of living here, they tried to tell me I didnt pay rent and served me an eviction notice, when I have only ever paid rent on time. They messed up my parking which resulted in me paying almost $300 dollars because they wouldnt remove the extra parking charge. They also messed up the parking spot when I moved in and that ended up getting my car and my roommates car towed. Now, after 5 months of moving out, Im still dealing with issues from them. I paid my move out fees, and they still sent me to collections, even thought I didnt get a move out billing statement until almost an entire month after i moved out. They also never forwarded my mail, even though I set up my forwarding address with them. Everything about this complex is terrible. Also the garage gate was always broken, and the hallways always smelled like trash. My shower also randomly wouldnt work, and when we moved in, the apartment was dirty and things were broken. Trying to get ahold of anyone in the office was terrible, I was hung up on multiple times, and they never respond to emails. But hey at least it was close to school.

Comment: Absolute disgrace. Son moved out of Iconic on Alvarado in San Diego at the end of July. Received a move out statement six weeks later for $325.00 to paint two rooms, clean carpet, and something about trash bags. The space was spotless. There was no move out walk through. He emailed several times without response. He called and was told it had to be addressed at the corporate level, but they could not supply any contact information. I got involved and was told by the lady that answered the phone that she could not help and to call another number. It was the same number I was calling. 2 emails have gone unanswered. My son received a call from a collection agency and subsequently paid as not to damage his credit or mine. Bearing in mind we were sent a second statement which mentioned collections if not addressed. We have been trying to address for 6 weeks. Hopefully this review will get someone to reach out, or perhaps this is a P&L for them which I am certain is very profitable. Avoid at all costs.

Comment: I’m honestly getting real tired of iconic. When I lived there the hallways constantly smelt awful. The doors were never locked. The gate into the garage was constantly open. God forbid you need to talk to management you either have to set aside an hour just to get someone in the office to answer and have to call about 10 times. I’ve tried talking to the manager multiple times but never can. I’ve been charged an outrageous move out fee and my portal was deactivated and I could not pay it online, and now I’m being charged late fees. I was never even sent an email about paying it in the first place. Not to mention the place was spotless when I moved out. I emailed the manager and it’s been a week and still haven’t been responded to. I once spent almost an hour standing outside the office waiting for someone to let me into the gym and talk to them. The staff is nice, but the whole complex itself has severe management issues and are too cheap to fix anything.

Other than that, if you need to contact the leasing office or get straight answers from the staff you’re out of luck. I’ve lived here for two years and trying to ask questions or get in touch with management was a nightmare each time. I Only Mignon the manager(?) knows what’s going on and the other members of the staff are clueless. I’ve gotten different answers to the same questions from them and would have to run around and jump through hoops just to be told they couldn’t accommodate me. They locked my roommate out of their own room randomly, would come into our unit without 24 hours prior permission (which is against the law), allowed tenants to leave their trash in the hallways, and did nothing to address the crazy crowded parties that residents would have during peak covid times. Overall, if you’re someone who is ok paying for an overpriced apartment only to be neglected as a tenant and wait 3-4 business days to get an answer that might not even be correct, this is the place for you!

Comment: This is a nice location for state students. It right by the trolley and its really convenient. The apartments are nice, Dont let the first floor fool you though, the rest fo the building is not that nice. My only problem with this place is the management. When you first move in they will charge you for the whole month even though youre only in the unit 10 day out of the month. They try to charge outrageous fees for basic wear and tear like painting and carpet cleaning. I am being charged $75 for a kitchen cleaning fee because they had to sweep behind the fridge. I was not the only person who lived in the unit and contributed to the mess but since I was the last one to move they stuck me with the charges. When you move out there will be a painting fee $150 unless the walls are perfect ( they stain very easy), a carpet cleaning fee $65. If even one blind is bent $7 per blind, you missed a spot on the mirror before leaving? $75.

Comment: Upon moving out, the company had charged me a few hundred for the cleaning and painting work, despite me having left the unit fully cleaned and haven’t made any damages to the carpets or walls that they claimed they needed to clean and paint.I’ve spoken to Mignon Watkins, an Assistant General Manager, but she was very Abrasive and gave me some generic “we do what we do” statement. I have submitted video proof of the state of the unit, and she promised to get back to me with dispute resolution, yet it’s been a few months of going back and forth to no avail.I’ve made multiple attempts at contacting Iconic management by email and only received a generic response (that the email has been forwarded to management) once.Overall, the property is managed EXTREMELY POORLY. I would really stay away at all cost.That, in addition to a few other inconveniences make this a no-go:- monthly inspections of the unit by their staff even amid Covid concerns- inability to have a spare key for the time when, say, your family stops by for a day or two (basically it’s kinda a prison - super restrictive)- trash-like smell around the propertyOverall, I’d say save yourself a trouble and get some place that’s better suited for you.

Comment: After living around the college area for four years, living in boulevard, on campus, and houses, I can say Iconic is the dirtiest, loudest, most chaotic building I have ever walked into. I still live next door and am PLAGUED by the CONSTANT fire alarms. Ive seen trash line the halls, the security door allow ANYONE through, and not a single staff member come by to do anything in years. Comment: Not worth staying at this apartment complex, with the headache that goes into it by trying to get ahold of them along with many hidden fees you are not told about. Make sure to take a look at the entire complex instead of just looking at the room that is on show because the floors are NOT alike including the rooms. Floor 2 and above smell mildewy because there is a garbage disposable area on the following floors vs the first floor.They randomly started charging trash fees when I moved into the complex after 3 months. Also make sure when you move in to take pictures of EVERYTHING including living room area and kitchen, because if anything is damaged prior, they will charge you for it once you move out, despite you not creating the damages. Comment: Worst place Ive lived in. Everything looks updated but its the cheapest quality they could get. I lived here because it was close to SDSU but didnt look like the quality you get with on-campus housing but it was probably just as bad. I weigh about 110 pounds and my couch broke when I went to sit on it. Comes to figure out it was being held up by a single nail and some wood. I sent a request in march and they didnt get back until I called 3 months later. Both my blinds broke while I was trying to open them. The first one I thought maybe I was just too forceful but the other one broke anyway. When they finally came to take a look they just took pictures and didnt replace it even though i know many students moved out when school went online and ended. A note was left in my apartment accidentally and it said look to see if you should charge for the couch and blinds when all i did was sit on the couch and try to open my blinds like its intended purpose. Can you just get it unfurnished? You cant really do that, they make you pay the 30 dollar charge for furniture regardless if you want it or not. If you have your own furniture just put it in storage and pay for that on top of your 30 dollar furniture fee your paying per month. They also randomly added a garbage fee about one month into living there that you were required to pay. I havent even touched some of my furniture and the fake wood film on it is peeling. On top of it all amenities were close do to COVID but we still had to pay the same outrageous price that was only ok when we could use gym, tanning room, study, printers, game room, and pool. The only plus I have is the maintenance and a couple people at the front desk have a great attitude and try to be helpful as much as they can but they can only do so much.

Comment: Iconic is a great affordable housing option with lots of facilities available and decent customer service. There’s a game room, a pool, relative privacy. For students it is by far the best option near SDSU as you get private room/ bathroom, and a significantly larger living area for a lot less then the competition (@BLVD)I’ve had a couple minor issues in the past that the customer service team has been pretty quick to help fix. I will say they have a problem with promising too many gift cards to people but that’s it.

Hallways smell like trash and only the first floor is renovated so all the others look run down and not like the model they show you. After a few months they will start charging you for stuff they didnt at first, making your rent go up way more than the rate they tell you. They come up with charges out of nowhere. Cars in the parking garage are always getting broken into. Things in the apartment always break (Ive been here for a few months and have already had to have the sink and balcony door fixed, same with a friend of mine on another floor). The furniture is not good quality. If you bring your own tv and want to use it with the wifi, it simply will not connect (even an employee told me that) so you will either have to not use it or get your own wifi which is yet another thing to pay for! Not secure at all, anyone can just walk into the complex at any time, hence cars getting broken into. My friend had a man stalk her and another girl had a man come into her apartment without her knowing. Vomit would be in the elevator rooms for days. Youre better off literally anywhere else, dont come just because its convenient you will regret it. I cannot wait to move out.

Even just to sign up with a parking pass takes a lot of effort, but if I want to have a couple people over for dinner, I have to use the entirety of my guest passes to make that happen.The apartment was dirty when I moved in, which isnt a big deal, but I also had no furniture (promised furnished), hot water, or a bedroom key. Several weeks later, we are still waiting on that hot water to be fixed.The staff are very friendly, and will usually try their best to help.Package room is very helpful but can be an issue of people taking packages. Individual lockers should be used or pick up packages in leasing office with ID would be more beneficial.The worst part, it smells bad. I think because the complex provides trash valet service, when people leave their trash in the hallway, it smells everything up. Comment: Rent prices quoted leave out a ton of extra fees that are MANDATORY. 30$ a month to rent terrible furniture, and you HAVE to pay - no option to opt out of having a furnished apartment. Parking is 70$/month - ridiculous. Whatever they quote you for rent is going to turn into 150$-200$ more each month. The building itself is never clean, the hallways stink like garbage all the time. They are constantly sending me emails to join their exclusive community rewards which is just a scam to take personal information for marketing purposes. The area around the building is pretty ghetto, someone was shot outside the apartment just this year - yet they had the audacity to raise rents. If you change apartments then they kick you out on July 31st and dont let you move in to the new apartment until August 20th, BUT you still have to pay a full rent installment for the month of August. Not a deposit that you could get back, a full months rent!TLDR: Do NOT recommend. There are better housing options nearby. I encourage you to look for them and pass on Iconic. Stupid name too.

There are people walking around smoking weed all the time and just yesterday and man was murdered on the property, but they are trying to act as though the incident just happened to occur right outside. As is typical of a murder aftermath, a large crowd has assembled in the place where the killing happened. I have a young daughter who lives alone in the building and is an SDSU student. The crowd that has assembled blocks her particular entrance into the building. I asked Management if they could issue her a temporary pass to park in their private parking for the next 2-3 days so that she can avoid that crowd and be safer, and was told there is nothing they can do to help. The incident was out of their control and she needs to just buy a pass for the month at $70.00, on top of the overpriced rent they charge. They said they had no liability for tenant safety.They also do not allow you to do walk-throughs prior to move-in, so you are pretty much stuck with what you get. Had we had more time to find a place for her to live for this previous semester, they would never have been an optionResponse to Owner - we did reach out. No one did anything to ease our mind and in fact ignored my question as to the safety of the tenants altogether.

The room upon moving in was in great condition, and you get plenty of space for what you pay for. I understand here in San Diego that is a rare commodity. They are just waiting for a reason to tow you, charge late fees on rent ($87) after 3 days, charge for extra electricity, charge for painting and carpet cleaning when you move out, etc.When we moved in the carpet in one of the bedrooms had not yet been cleaned. Had to wait a day to move into the bedroom until they could clean the carpet.The cockroach problem is bad. When they replaced the counter tops in the kitchen they never finished the job. When they replaced the dishwasher they never finished the job.With regards to the towing, they are informed by the towing company when your car has been towed. But Iconict will not let you know so that a few days could go by before you are aware that your car has been towed. On a Friday evening we discovered the car had been towed. We were in a hurry, had Friday evening traffic to deal with so then had to find a way to get to the tow yard before they closed for the weekend. Iconics response was Its just not our responsibility to inform you that your car was towed. Dismal customer service! Despite the advertising about how important you are to them you are not.

For being a location geared towards college students, it has been mellow my whole time here so far.Blake was exceptionally helpful throughout my move-in process. From showing the model space and amenities to setting up the lease, parking, and any insurance hiccups. He even pre-checked my room for discrepancies since I was somewhat of a rush move-in and made sure my carpet was cleaned with only a one day notice of moving in. He really knows his stuff and is on top of all the details.For Iconic itself, the roommate match gave me 3 out of 3 great roommates. Since I was a last-minute move-in, theyre working with me to get the room I want when my current lease is up. They seem flexible where they can be. Overall theyve been ridiculously accommodating.There are reviews complaining about security, parking, and management. As a female, I feel safe throughout the complex in the garage and the halls. The elevators in my building havent been out of service at all either.As far as parking complaints, Im glad theyre strenuous about the towing policy. I would hate to come home after a 10 hr day and then deal with some other car in the parking in the spot that I pay for. If you follow the parking rules, youll be fine. Its not a scam to make a buck, its more like a service to keep your spot available to you. Plus, the reason paying for parking is separate is probably because not everyone here uses the parking garage. The trolley is across the street and many people ride their bikes to school. Why would those supplement the cost of a parking garage that they dont use in their rent?As far as management, Ive never had such attentive staff. I cant stress just how helpful theyve been.

Being a Fulbright Visiting Scholar from India, this is my first international trip and first visit to the US. I came to live here about one month after arriving in this country and was clueless about almost everything, beginning from the use of certain home appliances to making sense of the social cues here. This apartment complex not only gave me a neat, spacious, sunlit (and moonlit), safe home with sky and hill-view, more importantly, it provided me with a helpful but non-interfering community of people led by a courteous, efficient and empathetic management team ready to help and answer all your queries. The corridors on my floor are always quiet and clean. Any repair issue is handled deftly well within 24 hours. The computer lab is convenient with many desktops and two printers to stand by us on bad laptop days. Study rooms are pleasant, can be booked in advance or you can just walk into an empty one, spend long hours working undisturbed, gazing at the pool when needing a break. A minute away by trolley from SDSU, the Alvarado Trolley station connects to every destination of interest in San Diego and important bus routes, becoming almost our private transit station. A safe, green neighborhood that’s walking distance from Ralphs, DZ Akins, Marie Calendar’s bakeries, with the Cumaya highway (no. 8) right ahead. The ambience @ Iconic is a good combination of serenity with regular leisure activities centered on bringing residents together and having fun. There are no loud parties, but cool poolside and game-room events with free barbeques, pizza parties, continental breakfasts and competitions with cute rewards. Indoor and outdoor gyms, two swimming pools, high-speed Wi-Fi, parking on each floor stretching to the roof---Iconic has everything that makes living in San Diego a relaxed and happy affair.

Comment: Sad. Is all I have to say. Lived here for an entire year and all they do is scam young immature college students into long term leases. The prices are outrageous for the quality of living you are receiving. They hide everything by using edited pictures of a “sample apartment” that they show you during tours that completely differs from all the rest of the apartments in the entire complex. Shortly after your tour, it is likely that they will drag you (and your parents) into the office and try as hard as possible to have you sign a lease.Water, WiFi, and electricity are all sketchy. I completely missed a work shift one time from a power outage that only affected our building and kept my car locked inside the garage because the stupid gate does not have any kind of emergency override. 1 of 3 showers you take are likely to be cold due to inconsistent water heating.Security is a joke as well. I know of multiple friends that have had their cars broken into. A tow hungry company patrols the garage at night, looking specifically to tow any cars possible to make a few bucks off of poor college students. My bike was stolen and they did nothing about it and the police told me they never received the camera footage that was supposed to be sent.Lastly, management is the worst. Especially the passive aggressive general manager. They have nothing more in mind than how much revenue they can acquire from this complex instead of focusing on quality or even safety. There are much more reputable places you can find to live in San Diego, using an apartment or roomate finding website. SDSU has a specific website for housing off campus and numbers you can call. Do yourself a favor and just avoid this place at all measures, you’ll be glad you did.

I had a parking permit and left my car for a few minutes in the guest parking and when I came back it was GONE! The office said there was nothing they could do so I wasted $300+ for no reason. I ended up finding out they had a contract with a towing company in which they make money off of college students by towing their cars. UNBELIEVABLE!The majority of people living here are college students and the place is extremely loud and disgusting. There is trash and puke on the hallways, there is no air conditioning in the hallways either, the elevator smells really nasty. The office people are INCREDIBLY unhelpful and unprofessional.When I moved out they charged me 500+ in damages for things that were not even true. If I could go back I would take pictures of everything because they are INSANE and will charge you for anything they want.Please take my advice and NEVER move here. I had friends that lived here and they also had multiple issues. A couple of them actually ended up hiring a lawyer to sue this AWFUL place. DO NOT WASTE YOUR TIME AND MONEY LIVING HERE.

Comment: My daughter currently lives here. It isnt horrible, but it certainly isnt five stars. The good stuff: definitely more room than the dorms, sharing a bathroom with only one person, in room laundry and full kitchen. You dont have to leave at certain times for holidays etc. You do get more for your money. However, the day she moved in her unit was not clean and in fact very dirty. The staff was overwhelmed so we and the other roomies ended up cleaning it. The microwave was broken and the fridge makes a horribly loud noise. The place was infested with gnats. You get nickle and dimed along the way for various items including wanting to pay your rent electronically. There is no visitor parking which is a drag when we come to visit. The common areas dont seem to be kept that clean, spilled rice in the elevator lobbywas there for days during our time in town. But she feels safe and the trolley stop has been very convenient for school and work. So a mixed bag kind of place.

There is always a line of cars blocking the entrance that are parked on the fire lane with their park anywhere button activated, or Uber and Lyft drivers. You can find trash on the elevators on the regular. I had to park badly in order to avoid a glass bottle of vodka that someone decided to break on the parking. If youre visiting, you need a guest permit or else youll be towed. Which is enforced regularly. My girlfriend lives here, so I visit every other day. After a while you can get used to all that stuff.

Comment: I originally had a good experience with my move in and my time staying there, besides the fact you will be discriminated against by their security judging you even if you are not a student and live there and look like you are younger they will treat you as if you dont know better, one night i was leaving the gym and walking passed the pool when the security started questioning me which was no issue but when i asked about the pool hrs and why its closed so early and he said that there are two types of residents here the students who dont listen like you and people who pay the rent and follow rules. I was not a student but I myself working in property management this was a very unacceptable comment they do not follow any fair housing laws which does need to be further looked into by others, and due to the mistreatment of myself and the complete disregard to communicate back with me in regards to theses situations I have tried emailing them in regards to my move out statement and stopping by in person and they will not let me discuss my issues. I know my rights working in property management as well as being a renter and am currently talking to lawyers to address the discrimination and the fair housing laws that are being broken. if any other resident has experienced the same thing please feel free to reach out to me for more information.

Comment: The ABSOLUTE WORST experience I have ever had with a housing company. If I could give them zero stars, I would. I lived here over the summer while I was doing research. They towed me from the space I was paying for in their garage, and then charged me a towing fee of >$300 which was never refunded even though it was their mistake. They tried to charge my roommates and I (4 of us in total) $100 EACH for common area paint, which was eventually withdrawn after we provided video proof that there were no paint scratches upon our move out AND calculated the cost of paint ($20 based on square footage) even if it were. The staff was uneducated on the policies of the facility. The common areas were constantly dirty and smelled like garbage (there is no ventilation system other than ceiling fans in the hallways). IF you are willing to take the risk to live here, my advice to you is: 1) DOCUMENT EVERYTHING - take photos on move in and move out, and photos of anything that happens. 2) Read everything - they WILL try to rip you off. Make sure you read what they are charging you for and it is accurate.

Comment: Watch Out For The Towing! (And a few other things as well.)Sterling uses a 3rd-party towing service to monitor their garage. When a car gets towed the service emails Sterling a list of cars that have been towed but Sterling WILL NOT notify the resident. I asked if wouldnt it be a simple courtesy to let their residents know. (Car was towed 3 days ago because the parking permit had fallen off the rear view mirror.) Sterlings response was its not their responsibility to let residents know. Thus if a resident mainly uses the trolley, walks, bikes to wherever, they may not know their car has been towed for several days. So the towing service gets to charge for extra days and probably Sterling gets a kick-back. For as much as Sterling charges for rent, letting the residents know their car has been towed should be an included (and inexpensive to them) courtesy.I noticed that a response from Sterling management to an earlier negative review said this; We strive to be the best property in San Diego and the only way to do this is through open communication with our residents. In our case these are empty words.Also, when my son went to move in, his room and bathroom werent ready. The carpets had been cleaned in every room of the apartment except his. Carpet was matted with dirt (and who knows what else), was stained and smelled bad. He had to request it be cleaned before he could move into his room so he had to pile all his bedroom furniture in the living room until it got cleaned. Also the apartments periodically smell bad and have a roach problem.

Comment: They have good days and bad days. Other than my car getting broken into under their watch a few months ago and they swore up and down theres nothing they could do. Oh and dont let the study/computer rooms trick you because they arent what they seem. Out of the 8 computers youre lucky if 3 are actually functioning. On top of that theres only two printers and they themeselves hardly work. You want to print something you are rolling the dice either you are going to get a non responsive printer or one without ink. The staff just dont care. Lastly if you get locked out of your room because maybe they changed the locks or you just lost your keys, good luck trying to track down or get ahold of maintenance after 10pm, I had to sleep in my car because I couldnt get into my apartment itself and spent all night looking for someone to unlock my door but found no one. The place and housing is nice but theres a lot of neglect when it comes to the treatment of their residents. One thing sterling is on top of is towing any cars that fit their towing criteria, seems like everyday im seeing a tow truck outside waiting. So if you dont have a parking permit you better pray for your car that the staff dont notice it.

It does feel like there are a lot of extra fees for things that should be included in the base rent (green fee, utility billing fee, etc...). There are gas stoves which is a plus. From time to time the hallways are dirty but that is usually taken care of within a week. The office, Blake especially, has been helpful whenever I have had any issues that needed resolving. I dont know where to start but Ill save the best for last.The leasing staff are rude,lazy, condescending, facetious chits . Theres a lot of that in San Diego in general but here its worse because they hire kids who are out of high school,to pay them poorly, and who know nothing about customer service. How about you treat the people who are paying you salaries with some respect sterling.Dont let the marketing fool you. My apartment looks nothing like the pics on the website. Everything is old. I have the biggest size apartment,montezuma, (4BR) and they give us the smallest oldest fridge possible. The cabinet opening is twice the size as our fridge for four people. Theres no water pressure and there are these useless vent openings above every bedroom door to ensure all of the sound can travel from living room into your BR. Good luck having privacy.The halls are dirty and smell awful from the piles of trash maintenance never seems to clear out fast enough.They sure did spend a lot fixing up the outside though. Just like their personal lives im sure, as long as it looks good on the outside is what matters.The most dispicible thing about this place by far is the predatory tow company theyve contracted who have been relentlessly terrorizing the tenants, without exaggeration, every single day for months. They towed my vehicle out of the spot I pay for every month!Sure there was a few guests who were parking in guest spots on the ground floor for days and sterling had to posts notices. But since they notified western towing about it they have been stalking the place incessantly, literally everytime I came home Ive seen them there towing more cars. They started sneaking past the gate after a resident drives through, into private property where no signs are posted and pull cars from the spots people pay for. Its sickening.They said my pass wasnt on my rearview so they towed my truck illegally on Christmas eve, after the office was closed .I know they went into my truck and took my pass off because Ive seen the little bastard tow guy sitting in peoples cars. Not that it matters, its still illegal.I spoke with the manager Derek Trent about reviewing the security footage. He didnt take my side at all and gave me some canned response about policy and has done nothing. Actually he put all the responsibility of such a sensitive issue on his teenage looking office worker Blake. He told me hes going to have the 20year look at it SMH. Real managerial and professional sir.Its been over a week and theyve done nothing despite the cameras being all over the garage. And Its all while I was away visiting family, so now I have to get a cop down but not after the exorbitant towing charge.Ive contacted the city attorney about this and apparently there is already a huge out cry over this and sterling alvardo has certainly contributed to it.

Its a minute and a half trolley ride to SDSU and about a 15-20 minute walk. Its a prime location for students. HOWEVER, that is the ONLY good thing about living here. If that is ALL you care about then this is the place for you!Sterling Alvarado does an excellent job at having an incredibly DISORGANIZED leasing office. They are impossible to reach via email and phone and they have terrible customer service.The leasing office representatives are unfriendly. They are hard to talk to and theyre very short with you and sometimes very sarcastic. Theyre not personal and they dont take responsibility for issues they have caused. I dread going to the leasing office, even to just get a package, because no one in the leasing office seems like they genuinely want to help you. They always seem too busy to be bothered. They treat everyone and every problem the same.My move in date was switched around multiple times and was much later than I was informed when I signed my lease. When I was finally able to move in the apartment was still dirty. The fridge, bathtub, and toilet were cleaned (which was the important stuff) but everything else looked like it hadnt been touched since the last resident moved out. My boyfriend and I had to sweep and mop the floor 3 TIMES before we could walk around barefoot without our feet turning black. Under the bed was disgusting, the amount of dust bunnies and piles of hair we found looked like the place hadnt been properly cleaned since Sterling Alvarado was built. I found a bright blue fake nail, I dont wear fake nails.When they say student living, they mean student living. This place was made of the cheapest of cheap materials. Lots of stuff in my apartment is poorly built and put together. The cabinets and drawers look like theyre nice dark wood in the pictures, BUT THEYRE NOT. Theyre cheap wood with dark wood stickers on them. Most of which are poorly cut and placed. Lots of my drawers are peeling and look like whoever put them together did not care about his job. There is a section on the top of my cabinets where the molding is missing and nails are sticking out. My boyfriend cut his hand on one.IF YOURE STILL READING, THE HORRORS CONTINUE:If you want something to be fixed or need something to get done YOU MUST verify, check, and tell the leasing office MULTIPLE times to ensure that it happens! If you dont, they will blame you and say there is nothing that can be done.At the beginning of the summer I asked to reserve a parking space for my floor, the leasing office representative assured me that it would be taken care of. When I moved in I was informed that there were no records of me reserving a spot so I had to reserve one again. I did this in the leasing office with a leasing office representative. When I came back from vacation a week later I was surprised to see someone in my spot. Apparently the leasing office representative who helped me forgot to email me the verification form to sign for my parking spot even though I reserved it. Since he let someone else sign for it there was nothing that I could do. I now park on the top floor and it takes me 3-5 minutes to make it all the way down the parking garage.This place is tolerable. With good furniture, decorations, and good company it can be an okay place to live for a couple of years. If this is your only option, you can make it work. If you are lucky enough to have another option CHOOSE THAT ONE.The hallways are kind of like walking down a prison. Other than that its relatively quiet for student living. That and its close to SDSU. Those are the pluses.Im not sure how this place has a 3.9 stars, dont believe it!!!!

Comment: Do not stay here, go to BLVD 63 if you can. At BLVD 63 not only will you find a better atmosphere, but the rooms are bigger especially if youre sharing for the same price. The pictures for Sterling look very nice online, but when I moved into my apartment it was very dirty and things were broken, my roommate and I had to clean it three times before we moved our stuff in. Also it may be because I live on the first floor but my apartment is filled with spiders and brown beetles. Ive complained to the leasing office who got an exterminator to come out but Im still killing spiders and finding beetles crawling around my kitchen countertop at night. The thing that bothers me the most is I requested top floor when I signed my lease only to find out they placed me on the first floor and am now having all these issues with bugs. The leasing office is very disorganized as well; I purchased a parking permit and they forgot to assign me a spot at the time so my car is now parked on the sixth floor even though I live on the first. My overall experience at Sterling Alvarado has been unpleasant to say the least. Location is great, but the apartment itself is overpriced for the quality.

Comment: I love my experience at Sterling Alvarado. Ive lived here for one year now and I just re-leased for this upcoming year. The prices are very good especially for being so close to SDSU, two pools, a small gym, maintenance, free wifi, 24/7 area, close to the trolley, and amazing staff.The manager Nancy is incredible! I literally cant stress this enough, she is AMAZING! From the beginning she was so accommodating with me and my friends when we had a last minute friend wanting to live with us. She rearranged things literally on the last day and made it work. She, along with all the staff, is friendly and so helpful with any situation. Also, if you are going in alone or need roommates there is a roommate mating system.Maintenance works really quick and they fix everything you ask them to.The apartment itself is great. I use to live in a Montezuma style and it was very spacious, but the double bedrooms are pretty small, however the large bathroom and living areas make up for it. One big seller for me was having a washing and dryer INSIDE my unit and AC.Overall, it is a great place to live, especially for a first time moving out. There are other students that live here, but its actually pretty quiet and safe. I would recommend this place to anyone 10/10.Great job Sterling!

Comment: Are all these reviews paid for or what? This place is pretty mediocre. The model rooms look nothing compaired to the actual apartment quality. Safety wise they have locked magnetic key doors but unfortunately half of them are broken so anyone can walk in the complex. Speaking of which there have been robberies in this building! I hardly see anyone in my hallway, its not a very social environment. And if you want a pet theres no need to bring any, my apartment had mice! Which is not the only incident since my friend who also lives here commented on a mouse problem. They dont even take care of the problem for you! They give you a mouse trap so you have to deal with it. Would not recommend.

Comment: It has been a good experience overall. The only problems Ive noticed are that the trash get so full that halls start smelling really bad. Also the small pool is almost everyday closed because the staff forgets to open it. However, it has been a pretty nice experience without big problems :) I recommend it if you are a SDSU student

Comment: The place is amazing with great amenities and surroundings. Perfect if you want a resort-style college lifestyle. Pool, tanning booth, free gym and a lovely cafe and specials. Perfect place, but sometimes the hallways are always filled with trash and there have been a couple break ins, but overall the place is amazing.

Comment: My experience at Sterling Alvarado has been bittersweet. The bitter has been due to roommate issues, but that is out of Sterlings control. Management is great and very accommodating but occasionally unprepared. I would love to live here again, but it is just out of my price range.

Comment: This is a really good place to live. I dont have to deal with the traffic on college ave. to get to the freeway everyday. The maintenance gets taken care of almost immediately and there isnt any noise issues during the week. This apartment is very spacious and offers a lot of useful amenities.
