Comment: Mold, leaks, infestation and then lying about it. Thats what you can expect from this evil company. They do not care for the safety of their renters. Do not rent from this company. You would not believe the evidence I have of the unlivable conditions that I informed them of the beginning of May. They say they dont care and that I need to take them to small claims court. They sent two roofing companies out who both said yes theres mold this place is dangerous and invitation homes told me that they just have too many houses with even more mold so its not a priority. It also sounds like they tried to delete the evidence on their app but Id already screenshot it. My family had to go to the doctor because we were sick from the mold and roaches. There were so many roaches you would not believe how disgusting the house was. The leak was literally over the washer dryer. So when it rains, there was standing water on it. The company says thats fine. Invitation homes still claim I owe them rent even though our attorney made it clear their practices are completely illegal. They count on people not being able to pay the fees and to be stuck in the home.Unless you want a nightmare of a living situation, do not move into invitation homes. I had to move twice in several weeks and Im one of the lucky ones because I got out.

Comment: Charon the tech that came out to fix our water leak and mold remediation was very professional and able to answer our questions that put our minds at ease. I would highly recommend him and his company to my family and friend. Also invitation homes, please send him to our home in the future if it the work order requires his level of expertise.

The technicians arrived on time, were friendly, and went to work right away. They were efficient on their time and effort. I am extremely impressed. I highly recommend RLS Pros team.

These people are the absolute worst people to deal with. Aside from my own horror story experience with them, everyone I know that has ever dealt with them all say the same thing, BEWARE OF THIS PLACE. It may start out nice but BELIEVE ME, it will NOT stay that way, especially once you finally realize exactly how shady these clowns really are. Its not a pretty picture at all. These people DO NOT CARE and since they always have the upper hand, they win every time.Unless youre looking for a total nightmare of an experience, take my advice and AVOID ANY RENTAL that has anything to do with Invitation homes.I shared my entire nightmare experience in a very detailed review I left about these clowns 10 years ago, feel free to read how dirty these fools really get down. I had a terrifying incident that happened to me while I was renting with them. It involved the police, the Feds & the FBI storming my house! & as if that wasnt the most terrifying experience of my ENTIRE LIFE... Turned out good ole Invitation Homes knew about the situation the ENTIRE TIME but CONVENIENTLY failed to disclose that piece of information when they gave me the keys. Best part, they ended up evicting me, not for non-payment of rent btw, so when I shared my experience and how shady they were handling it, they had the AUDACITY to contact me on SEVERAL occasions asking me to please remove my post about what happened. I told them Id remove it IF they removed the unfair eviction they placed on my record. They wouldnt, so I didnt & Im going to continue exposing the truth about how these shady clowns get down EVERY CHANCE I GET. I want as many people as possible to know what kind of shady business these people get down with.Do yourself a HUGE FAVOR & AVOID DEALING WITH INVITAITON HOMES AT ALL COSTS! Comment: We have had nothing but issues with the corporation and the home we chose to live in with in the first 8 months there was back to back problems with the home. It looked very nice day one but you can tell it is a typical renting agency where they just slap some new stuff over old and never fix the true internal issues. Along with the hundreds of small fees they put into your monthly statement or seems like they move your money around thinking you don’t notice, was not in a financial position to break the lease but will be out of their house soon enough and will never work or rent from invitation homes ever again. Word of advice for renters search for homeowners renting out or small real estate or smaller agencies.

Comment: Updated Review: Updating my review about a year later: Since we had a positive experience so far we decided to move forward and transfer to a new home with Invitation Homes. I thought since we have been current residents for the past 2 years it would have been an easy and smooth process. In reality, this has been the most unprofessional and stressful experience with this company. Not only was our application cancelled multiple times WHILE waiting from a response from the department that processes the application, we are now supposed to move into our home TODAY and still have not even received a lease to sign. Yet they already took the money for the new deposit. There is no sense of urgency from this company at all. They take their time and let you stress about your living situation until they feel like doing something.I have lived in my rental home for almost a year and the maintence has been one of the greatest perks of renting with Invitation Homes. Some wait times are a bit lengthy depending on severity but when our A/C and Heater went out, we had someone here within 2-3 days, issues have always been resolved. Today Federico came to fix our kitchen cabinet under our sink and he did an amazing job. He was kind, quick, and very knowledgeable! 10/10

Comment: I have been renting with invitation homes for 10 years. I am very satisfied one main reason is they send the same technician technician who has been at your home before. Alex Mallque has come often, Alex is knowledgeable of any situation that Ive had and explains whats wrong and how he is going to solve my problem. Any maintenance needs have been met in an appropriate time frame and completed. I have never had to call someone back because something was done inappropriately or didnt continue to work after theyve been repaired. I would recommend renting from invitation homes to my friends and family and anyone I dont know that may be thinking about it. 05/20/2024 Alex shows respect for my home he covers his shoes with the paper protectors.Alex Mallque came to my home again he continues to be thorough. He makes an assessment of the problem explains whats wrong and what hes going to do. He gets everything working and an appropriate amount of time then he makes sure that I dont have any other problems. If I were allowed to make a request for a certain technician it would be Alex.

Comment: This place has absolutely no regard or compassion for their tenants. My sister and her family of 6 have lived in their home for less than 2 years, and are dealing with extensive water and mold damage from leaky pipes in the crawl space. It’s to the point where the home is basically uninhabitable, and the water is obviously not potable with no possibility to bathe, brush their teeth or even wash their hands safely. All 3 bathrooms in the home have leaks, the water comes out discolored from every faucet, there is extensive wood rot and long term damage to the studs, and of course the crawl space/deck area is covered in mold. There was a major leak just a few days ago, causing the huge spongy bubble to form in the master bathroom flooring, which is obviously a safety hazard with the subfloor now being seriously compromised. The home also has asbestos and they are trying to make my sister, her husband and their 4 children stay in the home while the asbestos abatement is being performed, which is a major safety hazard. Is that even legal? She has tried reaching out to everyone possible at this point, even the health department. All “Invitation Homes” does is play phone games with her (doesn’t sound very inviting to me). My niece has been sick for weeks now, they’ve all had to get checked out at the doctors to make sure there is no serious health problems going on. The smell of the crawl space is absolutely horrendous, and they are expected to live in an uninhabitable home through this whole process with no offers to be put up in a hotel or temporary housing. They refuse to communicate with her, and you would think that a corporation would have the insurance and the means to make sure their home are livable for their tenants. They make honest, hardworking people like my family pay an exorbitant amount of rent for a rundown, unsafe home. Children are expected to live in the middle of a safety hazard, if my family had the means to move out they would have already. But it’s corporations like these that take advantage of our countries hardworking, tax paying citizens and have no qualms about endangering the lives of these people and this country’s future generations. I don’t understand how they have so many good reviews. And legal counsel is being sought, if anyone has any advice or help to offer it would be greatly appreciated.

Super dirty, windows dont close or lock, drains clogged, water heater broken. Have been contacting this company since day one to get out of the lease since they are trying to make us pay for a crappy house! Management with invitation homes has been avoiding contacting me and are asking for $5k more to get out of a lease for a home that isnt even safe to move into!! Once scheduled appointment they came out 7 times bc none of them recorded coming over they didn’t fix the floor and then charged us for denying the fixes bc we didn’t want two different colored flooring in our LIVING ROOM. They are dealing with a lawsuit now in which I have got an email about how much they overcharge their residents. Stay far far away from invitational homes. Comment: Feels like a Scam. Invitation Homes is a heartless corporation out of Texas who treats their assets poorly. Unless you like a challenge that compromises your nights, weekends, and days off from work trying to figure out if a repair person is coming, stay away from this company. Unresolved issues since moving in with leaking pools, buckling floors, and foundation. Then you play the telephone game with the Invitation Homes Call Center (thankfully most reps are nice and empathetic - lucky me!) awaiting for invitation homes to pay their vendors so the work will be completed. Other homes owned by LOCAL companies like Wildwood property management or Granite Harbor are better than this company. The IH local office has nice folks, but they cannot force their bosses to do the ethical thing. We pay over $3,000 for a home advertised for less because of their hidden mandatory fees. Beware.

Lisa knew our top choice of property and spent several days, many phone calls, text messages, and emails in an attempt to get us qualified for our top choice. Despite our strong financial credentials, with all applicants boasting credit scores above 700, our application was unexpectedly declined. Comment: So many problems with the home from day one. Hole in the floor from wood rot in the subflooring. Plumbing backed up, toilets bubbling, nasty, foul smelling water dumped out onto the laundry room floor and I had to call my own plumber on a holiday weekend. Feral cats gained access to the attic and crawl space because the opening had never been closed off during or after renovation. Feral kittens fell into the walls. I had to hire someone to open the wall to remove the kittens. Electrical wiring so old it wouldnt support a new dryer. The outlet was replaced. Then it was found that the whole fuse box had to be updated. The vinyl flooring came apart on the stairs because Invitation Homes declined the flooring companies recommendation to replace the subflooring (hence the hole in the floor on day 1 that happened from just sitting on a bed while unpacking). Flooring company informed me there is not much more they can do, except use stronger adhesive, without repairing the subflooring. Now the foundation repair is failing. Cracks are forming fast all over the home. Invitation homes canceled the work order and the appointment for a company to give an estimate for repair. Invitation Homes claims I canceled it verbally. I have an email from the outside company informing me that the appointment was canceled because of an error on Invitation Homes side and that I should have been informed by them of their error and the canceled appointment. I agree.Had the renovations been done properly, I believe a lot of these problems could have been caught/ avoided. I have come across lawsuits in Southern California against Invitation Homes for not obtaining the proper permits for their rentals down there. From their actions, it is clear that tenant safety is a joke to this company. They have proven that its about fast, cheap work to get the home back on the market as soon as possible between tenants.I have been in this home for only 5 months. The problems started on day 1. The problems listed are only some of the problems I have come across. There are many more. Invitation Homes has agreed to release me from my lease because of all these problems. For the last 3 of these 5 months, I have been actively searching for another rental with a different company.

The yard waste was not cleared or removed, tree brunches on the front yard, broken appliances on the front side of the house. The house has a heavy mildew/moldy stench,(sadly they didn’t even test for mold). The door was broken and couldn’t lock properly. There was a leak in the kitchen. There are creepy crawly bugs and ants that keep coming from god knows where( I guess there wasn’t any pest control done idk). The pool was not cleaned nor did it even have a pump or a sweeper. All three bathrooms are disgusting and have old wear and tear and a lot of mildew from the previous tenants . The shelving is old and even with it falling apart they just painted over the problem. Some of the windows couldn’t even open. The cleaning done in the house was terrible. The toilets are shifty there wasn’t a screen on the back door. Lisa Ramsey our leasing agent was pathetic. Prior to our move in I had to be the one constantly reaching out cause she lacks communication. She didn’t do a final walk through before having people move in, she just gives excuses like a lazy worker. Telling us “oh I didn’t do a walk through because you moved in right away. Shows the lack of competence to do her work. I had to reach out to her about the condition of the house. Then she finally came out the day after our move in, only to be another useless pawn in the mix of it all. Thank God Joel who is the regional leader or something, then finally got on top of most of the problems. I would never recommend invitation homes Roseville office to anyone. They did get U.S.A. premier as the third party contract and the maintenance guy that came out was super nice, and helpful. As a specialist he even pointed out a lot more of the problems that are there. I have videos and pictures of everything from my move in orientation, and I strongly encourage every other future tenant to do so. it’s only our third day and My biggest regret is not having done research on this company before signing the lease, because now we are locked into a two year lease with this company. Lord help us all.

Have maintenance clean them all during your move in inspection or else in the future when you encounter your 1ST clog in your kitchen they will magically pull out children’s plastic forks when you have no toddlers in your house and no kids have ever came to my house and slam a fat bill to your face saying your responsible. He came to replace our kitchen faucet and as we use a faucet mounted water filter, he realized the one he brought would not work for us. Comment: I gave the company a rating of 4 because my overall experience over the last 4 years or so has been good, my only complaint concerns all of the extra fees they charge. Besides that, most of the staff at my local office in Roseville are helpful and professional. While this is true, one person stands out to me as being different from the other staff. Over a long period I struggled to pay my rent on time. In the beginning there was a level of embarrassment that came along with not being able to make my rent. When calling to inform staff each time I would be late, they were professional about asking me when I could pay, making notes on my account, and doing the things one would do pertaining to their regular job duties. Having said all that, there is one person named Melinda, who stands out an above the scope of doing just these things. Melinda is not just professional, but she carries a genuine kindness in the way she interacts with clients over the telephone and through email. She gave me kind words of understanding and acknowledgement of my situation on a few occasions, and I actually feel like she sees me, and not just a client. Melindas kindness goes beyond what she is trained to say as an employee, as she communicates with people on a human level. And truly, human kindness trumps professionalism any day. Thank you Melinda.

Comment: If I could place 0 stars I would . My family and I have been tenants for almost three years and we have had several issues with items breaking down in our home. This is the second time that I have been truly dissatisfied and disappointed.I will no longer recommend people to apply to home with invitationhomes. The chain to our toilet in our master was rusted corroded and definitely hasn’t been replaced in decades.We put in a work order as soon as the rusted piece broke they sent ARTEMIO MALTOS to repair. He was also sent about a week later to replace a part to our sink that caused a leak . We are now being sent a bill for the charges a month later. Same maintenance guy came inspected and said it was leaking due to the spout for the dishwasher when the water comes out it’s shooting into a crack in our cabinet. Here we are over a month later receiving a bill for it.Those items are wear and tear and for them to charge tenants for something they did not physically break is unfair treatment. Reached out to discuss with management and nothing. We will be putting a complaint with housing because there’s plenty of issues occurring with this old house that are passing the cost onto the tenants. Again we have lived here over two years and has had CONSTANT issues with repairs.

We had an agent assigned to us after we paid a holding fee, and they were outstandingly helpful!Likewise, the Maintenance crew is awesome and very conscientious. They allowed my ex (who I had gotten a restraining order against) to remain on the lease even though there was a move out order associated with the restraining order. My ex then used his ability as a lease holder to manipulate what he still could in my life until we decided to move away from the home completely. These horrible storms did major damage, and it took a huge hit. They sent two guys out to take pictures and they came the next day and did a spectacular job. Above and beyond in my book. It was an extensive job because the gate was bad and they needed to dig new holes, set new posts and build a whole new gate. It is so beautiful now. Comment: I’m a property manager for a small, locally owned PM company, and I have never experienced or heard of what this company does. If I could give this company zero stars, I would. Save your time and money and stay far away from renting with Invitation Homes. Nothing gets done promptly, and they’ll send multiple Invitation Home techs for the same issue, and still, nothing will be completed. When you call in to ask why work orders were closed out with no resolution or report another problem, it’s the same cycle over and over again. If you call in, no one ever knows what you’re talking about because nothing has been “noted,” or there’s such a high turnover rate of employees that you have to explain the situation all over again. There’s currently mold growing in my bathrooms, and I was told, “there’s nothing that can be done about that, and it’s normal” I grew up in the PNW, and I’ve never had mold and been told it’s “normal.” They’ll charge you for “smart home” features that barely work. They keep the water/trash in the company name and charge you $9.95 monthly in addition to the chargebacks for those utilities for “utility set up & service fee.” If I’m not wrong, that’s typically a one-time charge upon setting those accounts up, not monthly. The company states it’s “pet friendly” unless you’re neighbors isn’t, and then refuse to make any improvements to the fence to protect the property or your family. This company is a never-ending money pit, and they do not care about their residents, the properties they’re living in, or their safety of them. Stay FAR away from this company.

Comment: If I could give them ZERO stars I would. We have put in a work order over 3 months ago. And have reopened it 4 times with the same problem. The staff is decent but has zero communication and no work knowledge. Each time it was the same problem a dishwasher not draining causing flooding to the house. Guy came out said he cleaned the drain trap. Was fine for a week started not draining shortly after. Then one day the propeller came off due to the clog and melted on the heating coils. On the second time the tech came out (I made sure to clean the drain trap and check the hoses) he was in the house for maybe 3 minutes and said everything was fine and left. Later that day same problem but this time it didn’t sound right. Now the last time before they had to get a vendor out the said it’s the drain pump and that it’s going to easier and cheaper to replace the whole thing. So they send the vendor out and he’s just repeating the same steps our second tech did.Needless to say after all else this, this might be our last year leasing with this company.

Comment: As someone who has pets, I was having a hard time finding a rental to downsize after divorce. Invitation Homes was one of the few who accepted mine, even my large dog. Before finding the right house for me, I self-toured another of Invitation Homes’ homes. It had been gutted and replaced with brand new counters, sinks, etc. Just beautiful, and cleaner than other rentals I viewed. Their self-tour option is easy. They offer keypads on front doors which stay there after move-in as well as video doorbells. I was excited about that, too. My rental was not gutted, but most of the flooring was new. There were some minor issues with the house that I asked them to fix just after move-in. They have an app to request maintenance or repairs. The process was fairly simple and they followed up within 24 hours with every request. Each issue has been fixed. The only area for improvement I can think of is that they quote a base price for rent, but then you have to add on pet rent, cost of air filters, etc, so the actual monthly payment to them is larger. Otherwise, it has been a pleasant experience living in an Invitation Homes home.

Comment: We had a major toilet clog and Miguel F was great! He communicated with me easily, did multiple things to fix the issue including removing the toilet. This after dealing with a flat tire. I highly recommend Invitation Homes, their maintenance crew is awesome!

Comment: We have recently signed a home with invitation and this process has been so easy and fast. We were approved within the same week and were able to get our move in date asap. They have been so helpful and definitely made moving less stressful. Also love how easy it is to contact them online.We were assigned Shelby Munoz as our leasing agent and from day one she has been so kind a responsive. She made the whole process less confusing and as easy as possible. We also love how she made a connection with us, she definitely made it really easy to contact her whenever. Even now she always helps us with any questions we might have and is super kind.For our orientation Matt C was our technician and he was super helpful and kind. He definitely explained everything to us and made a few things around the house easier to understand. He answered every questions and even fixed up stuff as much as he could. He was also really fast with getting us our work orders.And we’ve talked to Amy and Stephanie over the phone a few times and they were super fast into helping us and were really kind.Overall renting with Invitation so far has been the right move for us, and we definitely love the process and the house. We are extremely happy and satisfied. We would recommend it to anyone!

Comment: I was helped be lupe and Miguel. They were polite and straight forward. They listened to my issue and responded with a positive attitude. They didn’t bull around. But instead went straight to handling my work order issues. I feel like having good. Communication and a sense of humor is something someone would need in their position and they have both. They made me feel comfortable and left me feeling like everything is and will always be done right.

Comment: I needed help with the website. Sherri was outstanding. She heard about my issue and actually called me to help me with the website. They had made changes and I was stuck in navigating. I noticed how kind, clear and patient Sherri Green was and it really shocked me. Property management is a challenging job but she treated me like I was at Nordstroms. I really felt her care, concern, and willingness to help you. You could really tell that Sherri wanted to give me excellent service. She did not rush me off the phone and she did not act like she was busy. I strongly suggest you keep her around. She makes your company really look like an outstanding company. I also was really surprised she was a manager as normally you dont get help from them but she does her job and very well. Sherri deserves a raise and lots of praise. Comment: We just started renting and weve had an awesome experience so far. Getting to schedule a self-tour for 8pm was great. We applied the next day and the house was taken off the market while our application was reviewed, and we were able to move in the same week we applied! Everyone weve interacted with has been so friendly and helpful.Sharon was our go-to person during the leasing & move-in process, and she was so patient and accommodating! She even swung by the house on short notice.Sherri was super helpful in helping me get an insurance issue solved the same morning I called.Ive also spoken to Amy several times and shes been very helpful and responsive in returning my calls.Tony, who did the orientation and helped us with an issue with the keys, was also really great to work with. He was very patient in explaining things.Awesome experience so far, the process was amazingly smooth and all hiccups were resolved very quickly! Really grateful to the local team.

He was professional and knowledgeable about everything and gave me some tips on how to fix minor things in the home. He went above and beyond the service request. Comment: I received excellent service today from the technician Federico Alvarez. He called to make sure I was ready for him this morning.He also took time to go thru every work order through and completely with me along with making sure pictures were taken of each area so he didnt miss anything.After he was done he made sure to go back over the pictures with me to confirm my satisfaction with his work.His customer service has been the BEST so far and I appreciate 🙏 🙌 👏 his willingness to even look at items that were not his list to advise me.Invitation Homes 🏡 hes definitely a keeper!!!

Comment: Lupe was our technician for our move in and he was absolutely wonderful! Very thorough, answered all questions and addressed any concerns I had. I was even in a hurry because due to timing our orientation was the same day as our move in and he finished everything in a timely manner and locked up when he was finished so I could get to our truck and help our family load up. He was kind and patient and very charismatic. I loved working with him!

Comment: My wife and I have been working with Invitation Homes for over 6 months now and have loved the experience! All of the staff we have worked with have been incredibly helpful, friendly and prompt with responses. Lisa initial helped us with the move in and was great! We also worked with Tammy, Kelly and Sharon later on and they were all fantastic! They are fast with work orders when things are needed and the people who have come to the house are very professional. Alonso came out recently and he was super nice, respectful and seemed so happy to work for Invitation Homes! We are looking forward to a long relationship with your company!

Comment: Alex M. who has attended maintenance concerns to my home previously continues to be timely and informative. He not only arrives during the scheduled time, but use the system in place to alert estimate arrival. This has ensured my readily welcoming of his/their arrival to complete work order.As Alex access the concern he shares what his discovery and offer suggestions on how the matter might have happened. This also helps to avoid service needs in the future for same or like issue. Even then Alex gives tips on how to self-repair should it be possible. This is help for a quick fix and avoid the wait; however, when need arrives the schedule is met. This yields the issue(s) resolved and the respect given while servicing my home.Alex and others on the Invitation Homes (Northern Cali) maintenance crew are dependable and knowledgeable of their trade as they respond.

Comment: The tile in the kitchen popped up the weekend before Christmas, 12/19/20. They sent someone to check it out and recommended it all be replaced. They left and we havent heard from Invitation Homes at all regarding what they plan to do. It is now 1/9/21 still no communication from them
