You’ll be in great hands with anyone on their team. When looking for a realtor to help us purchase a home, I reviewed about 10-15 other realtors before finding KRBE. I was a little skeptical about all of the glowing reviews, but after working with them, I can say without a doubt every one of them was earned. Right from the beginning, Mike was very clear, honest, and transparent: all qualities that we struggled to find with our previous realtors. From sharing the MLS list, to walking us though buyer negotiations, and through closing, Mike was very punctual, made things as easy for us as possible, and was very informative. Comment: I reached out to KBRE 1 ½ years ago for a consultation and met with Hannah and Mike. I told them I wanted to sell my house, but I was not in a rush and knew that I had things to improve for the sale. They walked the house with me and gave me their advice on what things to change. No pressure. Over the following year plus, Hannah would follow up with me periodically on my progress. Each time we talked I had some additional questions. She continued to provide me with advice. I continued to make the changes that made sense. Still no pressure.When I got to a point where I had made a substantial amount of the changes, I asked Hannah to walk through the house once more. We reviewed my progress and discussed what else I ought to do to maximize the value for the sale. We agreed on the items and Hannah helped coordinate the work. In addition, Hannah put a detailed schedule of activities that needed to get done to list the house. I then left the state for several weeks, and while I was gone Hannah managed the process to complete all of the work, the staging, the landscaping, and the photography. We had a call to rediscuss the listing price, and we agreed on what made sense based on the current competitive homes on the market. When I returned, my house was like a model home, and it was listed on the MLS.Hannah and the KBRE team then worked with me on the private showings. Their communication was fantastic! In a week I had multiple offers. After reviewing all of the options, I ended up selling over asking and Hannah supported me through the negotiation and expedited closing process. From listing to close was about one month.These are the things that stood out to me with using KBRE: First, the responsiveness. Hannah is extremely responsive and communicative, and the rest of the KBRE team was, too. I could not have been happier on this aspect. Secondly, no pressure. I told them upfront this was going to be a long process and they never pushed me to accelerate it. We worked on my timeline. I was also always asked whether I could accommodate the private showings. They were respectful of my time. Thirdly, they provided sound advice on what changes I should make. I am rather discerning on getting value back for spending money upfront. I feel like the work I did on the house had a good return on the final price. Lastly, their staging and landscaping work, which they pay for, was excellent. I was happy with how the house showed and it demonstrated its value in the sale.I highly recommend Hannah and KBRE, and have already told several of my neighbors to talk to them. And boy did we make the right decision.From the moment that Karl and Hannah met with us when we signed the listing agreement, to the day that escrow closed, we have nothing but good things to say. Comment: I dont support or disparage products or services on social media primarily because I dont believe half of the reviews I read. This will be the exception. I needed to sell my fathers home as he moved to a board and care facility. KBRE brochures were one of several in his mailbox. After preliminary investigation I decided I would confer with them first. I met with Hannah at my fathers residence and explained I would be meeting with other realtors and eventually listing with the one who best met my needs (meaning I would need help with everything) How to empty the house, finding contractors, brokerage fees, likely sales price etc. There was no question left unanswered and no pressure to list. I took my time emptying the house which I decided to do on my own. I got an occasional text from Hannah asking if she could be of service or if she could answer any new questions I may have. still no pressure. I decided to go with KBRE when I was ready as long as Hannah was the agent I would be working with. All of my inquiries regarding home preparation were met with several options including price, quality of materials, timelines and return on investment projections. The third party companies did the work and I wrote the checks (perfect). After the work. landscaping and staging the house was beautiful & ready for sale. My husband is very methodical and thoughtful in executing big decisions, so selling our beloved home was something he spent time researching. I remember the night he called me and told me that he spoke to someone at Katnik (now I know it was Mike) and he told me he gave our info but most likely we were going to go with a local realtor who knew the area and even lived in the neighborhood.We were prepared to sign with the other realtor, but Robert (said husband) suggested we meet with the Katnik team as well to weigh our options. My goodness, I am beyond grateful we did. From the first meeting, it was a class act above anything I could have expected. Kathleen and Mike arrived on time for our first meeting at our home, where I was frantically getting my two toddlers to bed and the house was a mess. Comment: I saw my neighbors selling their homes for record highs and I just took a new job 40 miles away so I figured it was great timing to sell my house. I met with Karl Katnik and Hannah. They didnt put pressure on my but they also made themselves easily and readily available. So when I finally listed my house, it was just about the same time interest rates went above 5%. Comment: This was our third home purchase, but this time was different--we were jumping into a home search in a notoriously difficult buyers market. We had heard the stories of people making 20-30 offers before one was accepted. We did not know what to expect, but we knew we needed to find the right home for our family, and we knew we needed to work with someone who had the skills necessary to allow us to compete in this market.We interviewed three other agents before stumbling on the Katnik Brothers website. The website promised a lot, but could they deliver? I left an after-hours phone message at the office, briefly explaining our situation. Shortly afterward, I got a call from Austin. I knew immediately he was different than the other agents I talked to. For one thing, he was immediately responsive—not just with the call back, but every time he said hed send us information, he’d do it promptly. Sounds like a basic thing, right? We never experienced working with an agent so responsive before. Austin comes across as assertive, pleasant, and confident without being pushy, aggressive, or passive. Thats a hard balance to strike! We knew wed want to work with someone that could establish a good rapport with a sellers agent, and he fit the bill. He also set up a meeting at his office the next day, and he not only explained what Katnik Brothers was about, but offered to take us to showings that weekend, before we signed an agreement to work with them. We just knew he’d be the person we’d want to work with.Austin took us to showings for weekends on end, never pressuring us to settle or make an offer on a house that was overpriced or otherwise not what we needed. In fact, there were several times he really encouraged us to not settle and to be patient. He also very actively discouraged us from waiving our contingencies. He was realistic with us that it could take a while, but wed find the right house.Approximately two months after we started our search, we found The One. Austin immediately went into gear--drawing up the offer, calling the sellers agent, and coordinating with our lender so our lender could call the sellers agent directly and pitch for us. And our offer was accepted--only $2,000 over asking, with our contingencies in place! He explained every step of the process and ensured the inspection process went smoothly. And even after that, he didnt stop--he took the items in the inspection reports and presented a very well-put together letter to the sellers agent requesting a credit for repairs, justifying every request. He got us the full amount he requested.We are now in a home of our own that we love. Thanks to Austin, we never had to settle on something that just wasnt right. He always said you just know when you find the house thats right for you. I think its the same way with real estate agents--we just knew hed be the right person to work with on this very important decision, and were so thankful for all his work.

The first time was selling my Dads house in Lemon Heights. Despite the pessimism of my Dads neighbors, KBRE sold the house at full asking price well above the listing price of several similarly situated homes in the area, represented by other Brokers.This go round they sold my In-Laws home in an area that was somewhat out of their market. Since I live 6 months a year in the Netherlands and it is too much of a problem, it is time to sell. He told me that my uncle Carl wanted to sell that house 4 years ago but many things happened and he did not go through with it. Comment: Katnik Brothers Real EstateWe used the Katnik Brothers to sell our home in North Tustin. We purchased a home in Idaho in late December, as a non-contingent buyer, with a closing date of February 15th. We interviewed Karl and Hannah around December 27th. We signed the listing agreement on December 28th. Due to the Christmas and New Year holidays, there was a great deal to accomplish getting it listed on the MLS by 1/7/22, which included staging our home and sprucing up the landscaping. We were under contract on our purchase in Idaho and removing contingencies on 1/14/22. We really wanted to have a solid buyer in escrow prior to that date. We also asked for a two-month rent back. That was accomplished with no discussion.Not only did Karl and his team accommodate our very tight timeline, but they also provided excellent knowledge and advice on accepting the buyer. The worst possible scenario for us would have been to open escrow, have it fall out, and have to start all over again. That would have required a great deal of additional maneuvering that we were able to avoid. Talking to Karl and Hannah assured me that selecting them was probably the right choice considering my plans for preparing the house for sale. Having gone through the process successfully with KBRE as a partner I cant imagine now trying to do that on my own from a remote location. There were hiccups here and there, there always will be with a process like selling your home but I can honestly say I never once felt like KBRE had dropped the ball.Three things stood out for me in having KBRE as my agent. Comment: From start to finish, we could not be happier with our experience with Katnick Bros. After interviewing four realtors we chose them. We were so pleased with the staging of the house, using the furniture and decor contained in their warehouses. We could see at once how it showed off the house so much better than it would have being empty. We quickly realized as well that the videos, 3D layouts and drone pictures they took made it possible for someone looking at the house online to see exactly what it was and potentially attract more interest. Comment: I cannot give high enough praise to the entire team at Katnik Brothers Real Estate. From our first meeting I was impressed with their professionalism and their focus. Their presentation of themselves was exactly how I wanted my property presented and I was not disappointed.The excellent help of their designer for exact placement of furniture, the advice on what to leave and what to remove for the best presentation, and the bits the team brought in for pops of color, were key in creating the best palate for the photographer, and the videographer to showcase the property to its very best.The fantastic photos and the 3-D presentation, as well as the video presentation of the property, were excellent and spoke to the talents and the understanding of how to present and sell a property by the entire Katnik Brothers team.Indeed within a few hours of the property going live on the market there were dozens of requests for viewings and in just three days there were over 50 viewings and over 20 offers on the property. Everything was exciting and it appeared all would be easy.I wish I could say everything went smooth and easy, but as with most of life that was not the case. Even though every effort was made to parse the buyers for ability to achieve their offer and loan, the first buyers were slippery and not fully forth coming and tried to renegotiate the price they offered and kept missing deadlines.However, the Katnik Brothers not only had plan A, they had plans B and C and D ready to go. After the first buyer missed a second deadline the Katnik Brothers moved to plan B and then to C seamlessly. They were able to achieve this seamlessness, as they had never ceased communications with the other potential buyers. The Katnik Brothers constant communication with the other potential buyers was absolutely key in the property not losing momentum.Additionally, the Katnik Brothers contacted the appraiser and gave a full description of the property and all the upgrades and improvements; this was crucial due to Covid-19 making in-person appraisals impossible. It cannot be overstated without the Katnik Brothers dedication to communicating to all parties, in what can only be called a very challenging time, the appraisal would not be a true reflection of the value of our property. It is due to the Katnik Brothers professionalism the second appraisal came in at the offer price as expected.The second buyers selected by the Katnik Brothers were able to achieve the purchase. Of course the Katnik Brothers made constant phone calls to the bank and underwriter to “poke” them into completing the paperwork in a timely manner and all their “poking” paid off and we closed on the property faster than I ever expected.I am convinced The Katnik Brothers’ professionalism, dedication, and full team approach, as well as their complete focus and relentless communication with banks, underwriters, other relators, was key in our property selling for a good price and in a timely manner.I cannot recommend the Katnik Brothers high enough. This was never the case. In fact, we stayed in close contact with Karl over the phone and in-person, often talking to him late into the evening, or even early morning hours over the weekend, conference calling all three of us in every time. He was always available, as was the rest of the team.So how did we decide to go with the Karl Katnik and what made his real estate team stand out? To begin with, staging and responsive selling feedback. We had a 3500 square foot home to stage and they did it with style. We would have easily paid over $6000 to stage it on our own. They did it as part of their complimentary service. We highly recommend Cindy, staging expert extraordinaire! She helped us pick out paint color and new carpet to freshen up our home. The end result almost made us not want to sell it. Either Karl or Hannah personally showed up for each showing and walked the house with the prospective buyers and their agent, answering questions and highlighting our home’s unique features. Additionally, after each showing within hours we received feedback via text. Not once did we have to call to find out who toured the property or what comments they made. After the first day of a two-day open house, which garnered over 50 showings!, they wrote up a multi-page report for us EACH NIGHT with comments and details on EVERY visitor, making us feel connected to the process even though two of us live in other states. Their level of communication and hands-on service, which we consider their hallmark, became our lifeline to navigating the maze of repairs, showings, decisions, and happily, multiple offers.End result? Due to their diligence, skill and care, we received four offers in less than a week, sold our home over asking price, and closed about 5 weeks after the house was listed.Losing our last parent and then having to empty the house and sell it was emotionally difficult, as it would be for anyone, but hiring Karl Katnik and his team lifted our load and made the process lighter. Comment: My siblings and I were faced with selling our parents’ house in North Tustin – a house that had been owned for 45 years by our family and which represented a huge financial investment for our family. None of the us siblings knew much about how to sell a house and we felt we needed a company which could guide us and provide sound advice. We definitely found that in the Katnik Brothers. They determined the exact right selling price, recommended that we make upgrades and stage the home, and chose the correct time to put it on the market. They staged the house beautifully, and provided top of the line website coverage of the house. The number of people who came to the open houses was phenomenal. We had a minor hiccup (an initial buyer who was not following through) which Karl quickly realized; he advised us that this buyer was not likely committed, and he immediately moved us on to the second buyer. We interviewed other well-known and proficient brokers but something special resonated when we met Karl Katnik. Karl had quite a “presence”… knowledgeable, articulate, easy-going; was really on top of the market. His data-driven presentation and use of technology to keep us informed of potential buyers impressed us so much we decided his real estate firm was the one to sign with. Presentations are one thing but the Katniks’ delivered on all that they promised. Comment: Our experience with Katnik Brothers in the sale of my mothers house in Tustin could not have gone more smoothly from our initial meeting with Karl to the closing of escrow 6 weeks later. As soon as we listed the house their team went to work: their landscaper spiffed up the gardens front and back (removed dead stuff and planted annuals everywhere); their designer brought in furniture, artwork,etc. which she used along with some of the furniture that was already in the house....all this was accomplished in a couple of days. In short the house and yard looked better than we could have imagined.We received a full price offer the day after the house was listed.Karl and John as well as the team of folks that work in their office were all courteous, efficient and helpful. Comment: There were two things that impressed me most with Katnik Bros when we interviewed them. They said their goal is (1) to take on all the challenges of selling a home so that their clients dont have to, making the entire process stress-free for the Sellers. (2) They want their clients to like them even After the job is done. I would say that Karl and JJ are not only expert Real Estate professionals, but for our situation, they also proved to be equally adept with psychosocial issues. We didnt need to have private showings.They brought in an interior designer to help stage our home. They also brought in landscapers to freshen up our grounds and bring in some color.We were moving out of the area and used a different agency to buy our new home.
