Five star is an understatement in my opinion.After personally researching for quite a while and putting in a lot of effort to find a new home for me and my family , Thankfully I stopped in to kings arms. When I first inquired I was greeted by very professional staff members that made me feel right at home right away. They were more than happy to take their time explaining and physically showingWhat they had to offer and made the whole experience a breeze.I was amazed at what a clean well-kept environment Kings arms truly is.It almost seemed too good to be true.prices are great, staff members are great.The pool, playground, and basketball court is definitely a bonus and maintained beautifully with plenty of room for me and my family to enjoy the outdoors. I am more than satisfied and am looking forward to moving into our new home.
Have lived here for almost a decade, and it has always been up kept around the grounds. The office staff has always been receptive and responsive. Theyre always working hard to make sure that coming home looks amazing and they take pride in making people in the community happy! People that care about what they do is second to none! The maintenance is amazing too, all the staff here is and has been great! This is home and a great place to live , its like family!
As a resident at Kings Arms for two years, I have been very pleased and would recommend their complex to anyone. The maintenance team is very responsive, the management team puts together cutesy little things for the residents kids for the holidays, and the grounds, especially the pool, are well-maintained. They really do make an effort towards providing a comfortable atmosphere. Its a great value for the price.
I have lived here going on 14 years. The Burton Carol management and maintenance teams are the best. If an issue comes up, maintenance is on top of it quickly and professionally. Always pleasant, friendly, and caring for all residents. The management team is very proactive in communicating with the residents. They listen and follow up which is greatly appreciated. I have no complaints. Highly recommend!!!
This has been a wonderful experience! The community is welcoming, friendly, quiet, clean, and a great place to Live. The staff feels like family and the maintenance crew is amazing. Lived here for several years now, any maintenance issues staff will take care of it in a timely manner. fairly quiet neighborhood, no real issues. leasing staff are very courteous and nice and will work with you as long as you work with them.
The vetting process is thorough. Its an older complex but they maintain it well for what youre paying. Im super anal about my clothes and the laundry facilities are adequate. There is a fitness center that came in handy during a blizzard last winter when the sidewalks were un-runnable.The office staff is professional and responsive. Any problem Ive had has been addressed immediately. I havent had any issues with noise but no one has any control over who your neighbors are. In a complex of hundreds, its hard to blame management for a few undesirables. There are kids here and kids are kids. Anyone who complains about that most likely never had any.Overall, I am extremely satisfied. One would a hard time beating this place for its price and location.
I lived there for three years and really enjoyed living there. The people in the office were always very nice and helpful. I had to move due to my employment. I would still be there if my situation was different. If you are looking for an apartment, please check this one out.
I have lived @ Kings Arms Apartments for the last 6 years. I truly LOVE the piece of mind that I have had since I moved into this apartment. They are always available when I need them for anything to be fixed (which hasnt been much at all). If U are looking for a place that U can relax & feel comfortable. Kings Arms Apartments is it.
I have absolutely nothing but good things to say about Kings Arms! I have been there almost 10 years and not once during that time have I had a reason to leave. Maintenance has always taken care of whatever problems I may have encountered, and the leasing office staff is always accommodating to my issues. I love that they are always finding new ways to make our community a fun and safe place to live. Can’t beat the price for the location! I enjoy calling Kings Arms HOME!
Office staff is friendly. The manager, Shawnie is very nice and professional. Maintenance is professional as well. If a problem ever arose they show up immediately to fix your problem and are in and out quickly. I would recommend Kings Arms
The ladies in the leasing off were polite & wonderful. Working with Christina helped me a lot. She was very Informational, open to any question I had to ask. Maintenance is fast on getting things fixed. Its amazing.
I am a new tenant and only been here for 3 weeks. After 2 weeks in my unit I started to smell marijuana at least three times out the day. The smell is so strong it is starting to get into my clothes. Went and spoke to the leasing office and was told it is out of their hands and contact the Sterling Heights police. I also asked for certain things to be fixed in the apartment and the leasing rep didn’t even ask what unit or apartment I was living in? Honestly I should have read the reviews before signing this lease. I am not looking forward to the next 11 months.
As a long time resident I have ample experience as a resident of Kings Arms Apts. The grounds are very nicely groomed and well maintained, They take a lot of pride in appearance, Office staff is professional in every since, Maintenance staff is prompt and second to none. I can highly without reservation recommend them . Hope this helps ~Rocky~
The management.When I applied to the apartment, I was told that it was quiet and chill apartment complex. They said that they ask that everyone be respectful of those around them and keep the noise down at night. I quickly found that was not the case at all, and that was a total lie. The management does not enforce their noise rules at all. They are not helpful in anyway possible if you have an issue with the unit you live in because of an extremely loud and obnoxious neighbor living near you. The walls are thin so you can hear everything, Yes, EVERYTHING.This guy that lives above me is always stomping around while yelling and swearing at someone on his phone almost every single night until 2 or 3 in the morning. I am never able to get any sleep because of this guy. And if I do manage to get to sleep, he always wakes me up. I got extremely fed up with him, so I went to the leasing office and complained. They told me to call maintenance so someone can come out and witness the noise to be able file a report. The guy that came out was extremely kind, but by the time the he came out, the guy above me had shut up. So nothing was done about him.A neighbor of mine called the police because the same guy was fighting with this woman, and it did not sound good. Later on the police rang my door to ask me about the incident. I wasnt the one the called them, but I knew why they were there so I spoke to him. After that, they still did nothing. If anyone has a noise complaint, I noticed that people automatically call the police because of the fact that management doesnt help at all with noise complaints. So needless to say, the police are called very frequently. I am never surprised when I get back and there are a few police cars in the parking lot. I went over there two or three more times to beg them to at least move me away from that guy because I honestly cant get any sleep. Its negatively affecting my job performance, my daily living, and my relationship with my S.O. and my friends because I am just so tired and irritable because of the lack of sleep. Not to mention that no one wants to come over to my apartment because of how loud the guy above me is. To sum the conversation up, they said they wont accommodate me because moving me wont fix the noise issues. So, why dont THEY fix the noise issues then?? I told them that I cant take living there because of the loud neighbor that lives above me, and the police getting called and them ringing my door when I didnt even call them, not being able to get any sleep. I begged them to move me, but they told me that they would just let me out of my lease. So Im gone. I moved in there December 2017 and it has honestly been nothing but hell living at this apartment complex, so Im leaving by the end of April.The apartment unit.The apartment units are okay, but you will be freezing your butt off in your bedroom in the winter because there is only one heating vent in there. The bedroom is always 10 or more degrees colder than the living room. You have to pay for electricity here, so needing an electric heater will be expensive. When I moved in, the vents were broken, so you couldnt shut any vents to get more airflow to the bedroom.If you decide to ignore the reviews, and move in anyway, DO NOT SETTLE FOR THE BOTTOM FLOOR. When someone walks above you, the ceiling makes very loud creaking and cracking noises. The guy above me was also 300 lbs minimum. So it honestly sounded like he was going to come crashing down through the ceiling every time he moved. This is not an exaggeration. It really does.Also you can always tell when someone is smoking marijuana around you when the heat kicks on. Its gross. It smells hot and musty.Just dont move here....
Office staff was never very friendly and wouldnt smile at you when you walked in the door. Basement pipes were always making noises. Ice would form on the howling windows in winter. Mold underneath bathroom cupboard due to upstairs water leak. But unfortunately, this is what you get with apartment living.
I went to visit an acquaintance. And visited with folks in the we talked about those tax brackets all the time craft room. Everyone seemed to be having a good time. The apartment complex looks a little bit run down in the parking lot its a challenge but I enjoyed my time there
My family and I have lived here for 2 years. We are happy to call this home. My children love the park, and pool. I love that it is quiet, and that we have friendly neighbors.
Toured this Beautiful Community and the Leasing staff were very helpful. Hoping to move sometime in 2020. Townhomes are amazing with washer/dryer included. 🙌🏻☺️☺️
BEWARE!!! Where you decide to live. My complaint is the neighbors I live by, some of the kids are so loud outside all I hear is screaming and yelling during the day and evening EVERYDAY and that’s with my windows closed.It’s really starting to get annoying.My other complaint is the garbage we can’t put it out until the day of, some how we got notices for throwing it out early, we stopped doing that but now have all of the trash in our house which is annoying.Parking is small and not enough also
Even though they didnt have availability, the lady on the phone ( I forgot her name) was very helpful and made sure I knew all available options. I am really bummed I couldnt wait on moving because my lease was expiring soon. Hopefully next year. Thank you!

The apartments are descent , but the neighbors are disrespectful .The police came 3 time ... we had 8 police cars ,and 20 officers at one night . The management are ok , but they have to be more strict with the community or it will be welcome in Detroit down town ... I wish they will apply to the ppl explanation and tell them that they do not live alone ... no loud music work week after 11 .... now is 2:30 am ..on Friday morning and I cant sleep because of a neighbor ... what should I do ?
I just moved in and Christina in the office was very helpful and polite, its very quiet and neighbors are being very friendly I love it here
The complex is nice. The area is near many restaurants and stores. The only downside is some apts are kind of outdated for what you pay for.
They have 16 units using 3 washers and dryers. My clothes come out dirtier than I put them in with black streaks all over them management admitted to me they perform no routine cleaning.
Very well run community. Maintenance is always very fast and helpful. Apartments are quiet .

2022-06-12I have been living at Kings Arms Apart for many years. Our daughter were born here. She enjoys so much the nice green area outside (park, pool, creek, nature, etc) the staff is great, always ready to help with whatever we need all those years. I appreciate very much all of them. The school district is another plus in this area, Utica District.

2022-06-10Lived here 10 years, great staff, super fast maintenance (usually within 24 hours), thick walls, very reasonable yearly rent increases, and you can walk to Freedom Hill. Its pretty great. Theyve always worked through any concerns Ive had and accommodated anything Ive asked for.The concerns you have about signing an apartment lease arent found here. This is a great place to live.

2022-05-14Let me start off by saying to wash your clothes here is $5 a load, worst apartment I’ve ever had they try to throw every fee possible on top of your rent they increase the rent every year my apartment when I got it had mold in the bathroom just painted over all my appliances were old and maintenance team doesn’t do anything but maintain the problem not fix it if you dont want to die here you’ll hate it here it’s cheap for a reason I’ll add some pics of my “new” apartment. Ps don’t move here

2022-06-10Bugs, washers don’t work. Cracks in the window seams for bugs to come through. MOLD EVERYWHERE. and it wasn’t just my unit because I’ve lived here twice and the conditions were the same.

2021-12-08Ive lived here almost two years and I couldnt be happier. I feel like I live in a real community. Neighbors and staff are so friendly. And, if theres a problem, staff are really fast to make repairs. I couldnt give Kings Arms a stronger recommendation. I found a real home.

2021-08-16Christina Kazyaka in the office was so helpful during the move in process. It is my first place on my own so I was, rightfully, very nervous about lease signing. She explained everything to me very well and answered any questions I had.They have washer and dryers that are incredibly accessible, extra storage space and plenty of community places such as a pool, gym, basket ball court and playground.So far I have had no issues with any of the neighbors and it has been incredibly quiet here during the day and most importantly, at night. Parking is super convenient (tons of parking spaces) and even covered parking is available.So far, Kings Arms and Christina have been very accommodating and helpful with anything I need.Thanks for everything!

2021-06-12Ive been here since 2017 and I enjoy every minute of it. Its a beautiful area to wake up everyday and hear the birds. Since Ive been sent to work from home I actually had time to really enjoy my stay. I usually feel bad for bothering them with my service requests but they never complain. The maintenance staff is super cool and informative. The leasing office staff is amazing as well. They always respond and provide suggestions regarding the upkeep. I will be sad when I move but I would highly recommend this place to anyone looking for peaceful place to stay!
