Also it was a pleasant surprise that they auto deposited all the July rents into my bank account on July 1. I have another rental coming available soon and plan to turn it over to Krystle.Update - now Ive been with Krystle for over a year, they are managing six of my properties, and everything is running smoothly.Update - Its been 1-1/2 years now, and everything is going well with Krystle. I continue to turn rentals over to them as they become vacant. Its nice dealing with less day-to-day property management.Update - Its been almost 2 years now, and everything is going well as I continue to turn rentals over to Krystle. Stephanie is doing a great job getting my places rented quickly!Update - Its been over 2 years, all is going well, I have added more properties to Krystle management, and plan to add more in the near future. Comment: This company is so unprofessional or at least the lady that helped me out with my payments.I moved out of one of their properties, I agreed to paid the fee for breaking my lease early, because their service when it comes to maintenance sucks. I made sure I was not going to be charge for remainder of contract before letting them know I was moving out. A week later, I received a bill for almost 5k; I called them a millions times and when I finally was able to get in touch with someone, they told me the bill of 5k was an error. they fix it. made payments arrangements, but when I asked the lady what amount I could pay monthly she reply with any amount just make a payment I made a payment in January, and called them back today to pay the balance off and they just replied with your account was send to collection due to non paymentI have emails, and luckily I always called from my work line so all calls are recorded. so I have PROOF of conversations through phone and email.worst experience ever. their lack of communication is terrible. I wish I could give them zero stars

Immediately when reported the Krystle Property office gave us a space heater and sent over a well known professional company.Before the new year arrived they replaced and updated the furnace with new ducting and shrouding with a new digital thermostat control. They also did a custom installation in maybe three hours. I will admit I am impressed with how well everyone at Krystle performed when needed.Many thanks to the Krystle Property Team

Comment: Alright, so I moved into a home in Benicia owned privately and managed through Krystle properties. I had zero issues, aside from a gardener who was absent-minded with his leaf blower, often causing things to fall, and sometimes break (one of the things that broke was a trap door on the patio the appeared to be held together with hot glue, which I was later blamed for when Krystle properties replied to my text 8+ months later, after they tried to kick us out.) Approximately 2-3 month before the end of our lease, I was asked if “Kathy” had contacted me about renewing our lease, which she had not. The rent was being raised. My partner and I asked if we could take a couple months to decide if we wanted to find a new place to live and go month to month- they said yes, and offered us rent $100 cheaper per month. When I asked them for written proof/ confirmation in regards to the situation, I never received an answer. Weeks later when expressing my opinions about the gardener, I got a text that said “… and your lease with go month to month automatically,” (this, immediately after they sent me a text doubting any plausibility that their gardener could have caused any of the damage that he caused). While this was all happening, my partner and I had already signed a lease addendum to allow us to install a car charger, which, per the addendum, which remain a part of the property when we moved out. Then, when our lease had 15 days remaining, at 5 pm on a Friday, Krystle posted a 15 day notice to vacate (legally, having lived there for 2 years, they are required to provide 60 days notice). When we made it into their office on MONDAY (we had to call to even be let into the locked door 25 minutes after they opened), we were told that the owner was retaking possession of the property and that the best that they could do was another 30 days. In fact, legally, they had to give us 60 days notice, which we knew. Despite asking multiple times over the course of the next month, we were never once provided with any reason for which they are continuing to kick us out, but for which they are so sorry. The day after we made our main move, a sign showed up in our yard from Krystle properties saying “Coming soon.” When I called and expressed interest in the property as an anonymous individual, I was told it was being offered at the exact same price which we were paying. When I called Krystle to ask what that meant in regards to their claim that the homeowner was repossessing the property, I was met were intense hostility. When I informed them that, due to their inability to address the situation with me as a professional adult would, I would be putting this online on every review forum legally allowable, I was then told that they would call the police if I did so. So here’s my review. Call the police, Im waiting.

Abdul would leave incorrect information about next steps and when we called to clarify only then would he tell us that he gave us the wrong information. Abdul was EXTREMELY rude anytime we called. We ultimately ended up being qualified to rent the property we were interested in, but decided to go elsewhere because of the poor customer service we received. We did not feel comfortable with the thought of having to have to deal with this company every month or if we needed anything as tenants.

Comment: I have had to ask 2 years in a row for a yearly inspection, or I wouldnt have gotten one, and the last time I had to ask twice.Also, repairs were needed on my rental, and for a simple task of toilet replacement, Krystle proffered an estimate of $950 for the service.My friend performed the service for a grand total of $400. Does it not reflect poorly on your company if you have contractors who charge usurious gouging costs for the work? You arent Home Depot, but that is exactly the knock on them, and I fear if we have to have another repair that I will have to have someone else do it? Perhaps I might consider your service as no longer necessary?

Comment: Krystle Properties has an abundance of employees, all of which can barely do their job. Communication with them is like pulling teeth and they have a great setup in which to take your deposit, so beware! Take pictures and document EVERY CORNER AND CREVICE OF THE RENTAL as they will find anything to take as much if not all of your security deposit. I was charged a grand total of 700 dollars alone on supposed “landscaping” and 300 dollars for a couple faint wear and tear marks on a beige carpet. Not to mention a cleaning fee of around the same price, because of window sills and small amounts of dust on the ceiling fans and ash inside a furnace we never even touched once. I spent a good 2 to 3 days cleaning every single corner of that place and cleaned up the yard as well. We were supposed to stay at this rental for about 3 years and we ended up being told we had to leave 10 months into our lease. The entire landscaping situation was also a mess - as the property owner had unrealistic expectations with an upkeep on a large property with a broken and outdated irrigation system to add to the fun. This was all a very disappointing experience and in the end to be manipulated out of a thousand dollars has been very unsettling. But, you live and you learn! There are plenty of other reasonable rental companies out there - don’t let Krystle Properties steal your hard earned money!

Comment: I must say I am very pleased with Krystle! My renter recently gave their 30 day notice and I live 400 miles away. I was nervous about at the entire process and when you consider this crazy Covid process, it added more anxiety. What if the renter left things in shambles? What if we couldn’t find a quality renter? Do I have to go and preview the property? Krystle took care of it all and had a new renter in the house in about 4 days of turnaround. Any normal wear and tear issues were taken care of by their excellent team of professionals (I received emails for every needed repair). They were able to find a high quality renter at the monthly rate I needed. And while I sometimes feel like they aren’t getting back to me in the amount of time I was expecting, they always come through and I also realize they have 100’s of properties to manage and mine is not the only one. This last go around confirms to me why I am content with Krystle properties, thank you!

In this particular case I was transferred to the Bay Area. Not knowing much about the area I did happen to see a variety of some very nice homes for our family through Krystle Properties. The one we selected was in Hiddenbrooke. The application process was very simple and we even got to meet Krystle on the day we signed the lease! She is super nice and very professional just like the rest of her staff. If you are looking for a nice property to rent in this part of the Bay Area, there is no need to look any further. Comment: (Long but full of info) I dont usually give a bad review, let alone a review on ANYTHING! But this was HORRIBLE AT IT FINEST!!!! If I could give 0stars I would!!!! During this time in age it is very difficult to live on your own as the rent prices keep going up everywhere you look so we decided to move as a family so it wouldnt be hard on everybody, this place discriminate against AGE and etc. and its a fact. Abdul karimian was the one that was handling our family paperwork and was to meet up with him 2 days later after he only ran my mother in-law and father in-law credit first because they was the oldest in his words and even though my husband was going to be the primary person on the lease do to his 800+ credit. We met with Abdul the following day and boy Im NOT over exaggerating BUT IT WAS HORRIBLE!!!!We went to him said good morning and he had a hard time saying it back as we are holding our hands out to greet him he stated in his words oh I usually dont say good morning nor do I shake people hands I like to get straight to the point cause Im a number men I speak numbers 😶😶😶 then he went on to tell my husband that he have a 20yr old(by the way my husband is not 20yr old he is 24+) that people like him is not responsible enough and thats he ran the oldest people first. Like its obvious that he didnt want to deal with us from the gate he act like we came in there looking for a handout we ALL (5) work very VERY good paying jobs at hospitals and some truck drivers. I couldnt believe this guy then he said he will pass it to the owners when we left.The following day got a text from Abdul saying the owners said to stop running credit and to refund our money back. No problem as I do know sometimes things happen and might not be the perfect fairytale candidates they was imagining. Ill take that fine. Keep pushing . Im not complaining about us not passing which was already a fail before we left the office, what Im complaining about is the level of service that the company should upheld when dealing with customers as you never know what type of situation any family might be in or going through.So I called to speak to someone hire up and that was a BAD idea as they are ALL family. Spoke to Krystal to tell her the experience that was distasteful and unprofessional and only thing should could say that he been doing it for 50years so obviously thats a problem right there he is a old head thinking back in the days. Neither did she care about the problem as she hurried me off the phone.If you will like your time wasted, Humiliated and discrimination then this is the place for you!!! Good luck and the other reviews that raves about this place is fake!!!

Comment: These guy are the most Unprofessional/ Racist people in the world. I applied for a rental property and spoke with Abdul by the way i have a A1 credit 760 fico score And met all the requirements as directed, My house hold made over 6 times what the property monthly rental fees required and he said you are to young( 24 years old!)( My kid is your age!) Im a full time commercial Hazmat driver with a ton of professional references and he said i dont knoe let me talk to the owner...Rather than treating me as a equal applicant he Never processed my Application and said i cant come pick up the application, App Fees, Ect and that im not accepted????How? and why? Hmmm Maybe Due to the tone of my skin? Please Dont do any Buisness with these guys thats seriously unfair!

Comment: Kathy the agent was very rude, first our appointment was at 2 but the first agent forgot the keys so we had to come back an hour later. When we came back at 3 no one was there and when they did arrive she made a face at me and worded something and just looked at me very rude.

Comment: Absolute Integrity in Real Estate in the Vallejo, Solano, Napa, area! In Vallejo there is no competition when it comes to a real estate company that can back up what they say. None come close to the professional caring attention that this business provides. I was lucky enough to be in contact with them when I need emergency assistance with housing that also involved my Section 8 certificate. The apartment I have now looks out over the entire bay and was once consider the location for the original capitol of California. Comment: This had to be one of my worse experiences with a rental company! Derrick Karimian is a joke and disrespectful monster. He was all buddy buddy when it came to me first renting the property but when it came down to the end of it he was plain rude and shady. I have always paid my rent on time, never rude and Respectful but they tried to cheat me. Do your self a favor and go far away from every one in Krystle Property! They have no souls, no respect for others, only want your money and will never help you. They are the absolute worse and tell you whatever you want to hear so they can get you to pay. I even complained to them to the Better Business Burue. Darren if your reading this learn how to respect and be ethical with others!

Comment: They have horrible service, I had turn in a application for a property and paid $70!! they told me they will get back to me in a couple days, they never did I had to call just to have them tell me that I never turn it in and/or they cant find it . Spoke to the manager and he cant figure out what happened. I got my refund back because I kept my receipt and they never apologize for having me go through all of this . I will not recommend having them as your properly manager.

Comment: 5 Stars!!This is my second time renting a house through Krystle Property Management over the past 5 years. I have nothing but good things to say about the way that Krystle and Derrick have worked with me in finding suitable housing in Vallejo, on short notice. And...I received the rental deposit back from them promptly at the end of my first tenure with them with no hassle.They are very professional in their approach and have always been very responsive to what few maintenance requests that I made over the years. One thing that I *really* appreciate is the smooth functioning website that they have which allows me to make electronic rent payments and to file maintenance requests from wherever I am as I travel quite a bit and USPS mail is just too slow and inconvenient.I hope to be able to engage with KPM the next time that I need a rental in the Vallejo area.

Comment: The worst Property Management Company on the Planet.I had to call and email repeatedly just to get a response.When I was finaly able to set up an appointment,things got even worst.I arrived at the office only to find out that their parking lot is only for thier employees.They insist that thier client park on the streets.That set the tone for the customer service you will recieve.We were rushed through the application process,and was told that that one of the properties that we had agreed to view was unaviliable due to a plumbing problem.I was told that the tenats in the back unit was using the water in the front unit.The thing about this is number one a simple courtesy call that the unit couldnt be view would have been nice,however these people have no clue on customer service.Secondly in their ad there was no mention of a secondary stucture or people living in it.The Agent said she would take us to a simlar property.She end up taking us to the worst part of Vallejo.The first apartment she took us to we could barely get into.The front stairs are a difinite safety hazard(By the agents own admission)The previous tenat was suprised by us visiting.The unit itself was full of code violations, uninhabitabal is how I would describe it.The next Apartment we viewed was even worst.The minute we opened the door an overpowering scent of mildew greeted us.As we further entered the apt.we were greeted with MOLD,in also every room.We left immediatly,We tried to ask the Agent questions however she basically threw the application at us and left.We went on to view another property they had listed by ourselves.Their ad listed it as a penthouse,what it really was, was a ATTIC!!!!!!These people have no ideal of what customer service is,They are very deceptive in thier ads,and after dealing with these people and viewing thier properties,one word comes to mind......SLUM LORDS!!!!! stay away from this company.

Comment: Our visit was very unprofessional. We called at least four times to set up an appointment and they never called back. We finally had to go to the office to set up an appointment, which was an open house which was only a 15 min window (the shortest open house Ive ever heard of) and the realtor hadnt even seen the place. The whole experience was not very satisfying and they were not helpful unless you went in and bothered them. Even then, however, they did not seem pleased to have my business. You can find better rentals and managers elsewhere.

Comment: I have been working with KPM for about three years. KPM has provided very professional services to take care of our rental properties. I am very happy with their services and how they are keeping a good balance to keep both me and the tenant happy. They keep me informed of all major issues with the properties and upkeep thats needed. As an owner, we wanted to have happy tenants and KPM is definitely providing the services to make that happen. I have not heard any unhappy tenants due to conditions of the properties and KPMs services. We will continue to use KPMs expertise and service.
