Comment: I lived at Los Alisos Mobile Estates for two years. At first it was a bit rocky but as of the last few months they have really put together a great team in the office. Maintenance since day one has been absolutely incredible. I have no complaints about them at all. I have really enjoyed my time living at Los Alisos Mobile Estates and I will definitely miss living there. The place is always kept up The people within the community are very kind and very quiet, which is very nice considering it’s in between 2 freeways. In my short time there I have seen the community grow and I wish everyone who works and lives there the best as it’s probably one of the nicer places to live in Westminster.

Comment: I lived in a unit for a year with my spouse. Spoiler alert, it was overall a terrible experience. We saw some negative reviews before moving in (that they hadn’t deleted yet) regarding their “shady” practices in taking as much money as they could from you, and how they are cheating you with the utilities. Regretfully, we didn’t listen. Please listen to this one.They will charge you astronomical amounts for your utilities! To the point it is comical. The first month will be really low, and they will continue to increase by hundreds. DO NOT be fooled by the solar panels, they are pocketing the money. While this is speculation, I think they tack on the payment for the solar panels too. If you ask for the bill from Edison, they will give you the run around.The leasing office staff will give you misinformation all the time. Do not trust them. Whether it is intentional or they are not trained properly… I don’t know. Example: We asked the leasing office (multiple times multiple people) if they would tow our car in the fire lane if we left it for no longer than 15 minutes. They said there’s a strict policy to knock on the door to notify you to move before they would call the tow truck. Well they towed my mother in laws car after being there less than 15 minutes. They never knocked, and the security guard Jose argued, and said that he didn’t need to notify and any amount of time is means to tow.Example 2: before moving out, we were diligent about obtaining all the information needed for a smooth transition. After our inspection, we never received an itemized list of repairs. So we painted and cleaned every single inch (even stuff we did not do). Well they charged almost 900$ for cleaning and 1500$ for painting. No surprise, our property manager OWNS THE CLEANING COMPANY. After asking for photos of what was so expensive to fix (we thankfully took our own before moving out), they charged us for a bad spackling job that was there BEFORE we moved in. THANKFULLY we had a video to prove this, the first month we moved in. We also argued the cleaning charge because the unit was less than 1400SQF and we had photo video proof that it was spotless.Additionally, we talked to staff before moving out and were told the charges for utilities and rent on the portal did not need to be paid and were automatic (because obviously the lease was up). Well, that was a lie. They tacked on double the charges for utilities out of our security deposit (more than we had ever paid). After giving them the California civil code stating this was illegal, they spoke to their attorney, reformatted the utility charges (essentially making them “unpaid”) so its technically legal, and lied stating that we could’ve paid them at any time by check at the office. Idk if I explained this well. I have numerous more examples, but in short it will give you a headache living here. They will do anything to take money out of your pocket and lie to your face. For us, we are deliberating if we want to take this to small claims court, because I’m sure we would win.

Comment: I lived there for only a year, but the person who walked us through everything was very warm towards me and my family every time we requested something. Although some of the staff were actually a bit indifferent towards our requests, one of them always made time for us and made sure our stance was as pleasant as she could. There was always something and everytime she made sure we could get into a resolution as soon as possible.Due personal matters out of my control we had to leave but we left happy and we definitely would consider come back again if the situation allows it. I believe the agent name was Olivia, my best wishes to her and everyone in my family remember her with love for making our stance possible and pleasant.

Comment: Update: I hate to have to change my review so drastically but now I realize why there are so many disgruntle ex-tenants or current tenants living here at Los Alisos Estates. I know many fear speaking up because property management is extremely retaliatory and believe me I fearfully write this review but I am an Advocate by trait and know that it is not ok to harass, yell, and dismiss residents due to you being in a position of power. I love living here and live blissfully that is until I have to encounter any interaction with office staff, in particular Olivia. I do want to mention that Natalie is not included in this review (she is great and any time I have to encounter management I pray she is there). I really hope the owners read this in that my only purpose is for their office staff to obtain proper training and start treating their tenants appropriately. This place goes through constant turnover in management and through observation Olivia seems to be their longest lasting office staff member which has lead to her acting as if she can just mistreat people since she feels untouchable. She operates with an arrogance and is dismissive, rude, condescending and utterly hostile. My goal is to rectify the behavior in which she treats people and obtain proper training when working in a hospitality/service industry. Once again beautiful place to live until you have to deal with office staff where you are made to feel like a nuisance.Previous outlook:I am writing this review primarily on the level of professionalism exhibited by Shaw during a recent incident. Throughout my time living at Los Alisos Estates my interactions with management have lacked luster. However recently I have noticed a splendid change in management and Im attributing it to the presence of Shaw. She showed great conflict resolution and inclusively followed up to see if the level of service she had provided exceed our expectation (which it did). I hope that the entirety of Los Alisos Estates management team can maintain the new standards being set by Shaw and look forward to expecting a pleasant experience with management vs my previous uncanny perspective to dealing with management. Over all the property is maintained and a safe environment for families.

Comment: The first two years were very pleasant as management was always very courteous and helpful with any and all issues. After that all the helpful people seemed to have been replaced by rude, lazy resentful folks who either hated their job, or the people they were supposed to be helping. Any request for assistance was met with attitude, disdain and rudeness. However, any miscue on the tenants part was IMMEDIATELY swooped on by, what we called the Golf Cart Gestapo. Also, the tenants who are still there should look into the billing of their utilities. Clearly, there is some sort of fraud going on there.

Comment: Owners can have pets but renters cannot. It’s heartbreaking.pets are part of the family. The owner in the past used to allow it and the community felt like a family with pancake breakfast, owner waving and asking everyone how we were. You get cared about. Now it’s strictly business, no hello, no wave. It’s not like before l get that the place looks so upgraded but you can do upgrades and still treat the owners and renters like family.

Pandemic really effected the community. Owner had an extremely hard time finding a person who was a fit.FOUND A FIT. WOW THE MOST PROFESSIONAL MANAGER IN 8 YES DAY 1, I asked for 3 issues to be handled. In 30.ins 1 issue was attended to. I CAN SEE HER PROFESIONALISM HAS INFLUENCED THE EMPLOYEES .There is a CUSTORMER SERVICE QUOTE. CUSTOMER SERVICE EMPLOYEES ARE ONLY AS GOOD AS THEIR SUPERIOR/BOSS.WOW IT HAS HAPPEN NOW. All though the rental didnt work out, her and Shaw went above and beyond their call of duty and was able to get us in contact to the adjacent park for RV space rental and enabling us to be able stay in the estates. Who know what the future holds for myself and family but totally feeling blessed right now :)

Comment: I have been living here for quite sometime now so I can fairly rate this place. The community is nice and peaceful. The homes are nice. However, dealing with their maintenance is tedious and frustrating. It takes several calls to get them to come and fix something. It seems as if they were understaffed. Also, the parking system here is a nightmare. I brought my girlfriend home to meet my parents for the first time and I needed to get her a parking permit. It was around 6pm and the administration office was already closed. The guard who provides the parking permits wasn’t around so we called the number on the window and waited long. He never showed up or called. I had her park in the guest parking anyway. She met my parents and it all went well. By the time I walked her out to her car they had already towed it. I had to pay 400 dollars that same night to get it out and avoid more charges. We pay our rent on time every month and have never caused problems. When they ask us to remove something (such as Christmas decorations or other objects in the porche/garage) they want it done right away. But when we ask for their service (that they are supposed to provide) they take forever. Another important thing to know, they don’t allow any fiber/coaxial internet company here. So we are stuck with their $60 a month for “12Mbps” Internet. And I used quotation marks because it doesn’t work all the time. In this time and age this is atrocious and unacceptable. Please consider this before thinking about moving here.Update: I contacted them as they requested below and nothing has been resolved so far. I was told I would get a call back but never did. Not surprised.

You have to contract with their desire-internet company who have contract with them (with low speed and high price... cable, no food or high speed...I contacted some companies with better deal like spectrum ... but they said they unable to get in and provide service because the landlord/ manager didn’t want them to provide service in the community.I talked 2 hours long with the tech and he said as long as the landlord say ok, they need to go to spectrum website and fill out a form, then resident able to get spectrum service. But they attempted many time and it seem they didn’t want to cooperate... is there anyone who experienced similar situation please confirm it?

I would also like to say that their staff is great especially Liberty but the Director leaves a lot to be desired... He has held up the escrow process and delayed the close of escrow for several days because he is simply to busy to sign a piece of paper!!!

Comment: Hello, for me it is a very quiet community and people live very comfortably, but a very bad disappointment a few months ago they asked me that I was supposedly related to a worker, I am not related to that person, he does not call me anything, they asked me and my daughter. We were steadfast with the rent. And everything and suddenly they came out with that because we had to vacate...then I found out that that persons sister lives there, I dont understand that, it sounds bad to me...but everything. It happened for the best, thank God.

Comment: I went with my husband To look at mobile homes at Los Alisos we had an appointment with Nadia on Sunday, she wasnt there so Daisy was there in the office but not working, she said Gresselda, or Grassel thats her name by last name Garcia will help us. Gressel had a real nasty attitude with us, very short with explaining things to us, as if we where bothering her at work. She showed us three told us there is four, we liked the first one, she wasnt willing to work with us, my husband gave her a credit check deposit, she didnt have the decency to call us back, so I had to be persistent, every time I called, she was giving me and my husband and I dont care to rent it to you attitude. She said my husbands credit score was bad, but when we went to another place they said it was good. They discriminate here, if you are Caucasian or another race other than Hispanic and you get a Hispanic rude chic in the office, they wont rent it to you, they rent to their own. Sorry to say that, but its true. Stay away.

Comment: Some of these mobile homes look really nice and modern on the inside. They are pretty big almost like a house without a backyard but comes with very small patio to bbq. Very nice area with security driving around. The grass/basketball area is pretty big.

Comment: I vista Los Alisos after calling and making an appointment for 1 hour from the time I called. I wanted to see the community so I asked if I could come right away and she said yes. When I got to the community the staff were very friendly to me and eager to show me around. The staff member who helped me showed me 2 or 3 different floor plans. I was impressed by the upgrades to the mobile homes. There was a variety of different floor plans to look at. I was impressed by the way they take care of the property. It was neat and clean. I think they have parities 1 time a month for there residences. When I went they were getting ready for a Halloween party which I thought was very thoughtful. Next May when I am ready to move I will go back and see what they have to offer.

Comment: Stopped by just a few days ago.Place looks like they have a lot of plans for expanding and growing in the next few months.We toured one of the 2 bedroom 2 bathroom units. It was really nice. It is a shame they dont allow animals but very understandable. A critter could do a lot of damage in one of those places if their owner was not taking care.We are still shopping around right now but this place is at the top of our list. All the staff we spoke with were very nice and straightforward about how they work.I saw a lot of families in the units. It was great to see that as we have a kid ourselves. The community seems quiet and peaceful. Everyones yard seemed well maintained but at the same time individual.Definitely worth a look!

Comment: My wife 2 kids and I have lived here for about 2 years now and we absolutely love it they have on site security that patrols the area and are working very hard to make it a nice place to live for the residents they are a little strict about keeping the outside of your home tidied up but I guess if they werent it could get out of hand overall the staff has been very friendly. Also we have had great communication from management if they need to shut the water off or gas off for a certain period of time only thing that would make it nicer to live here would be if the pools were heated and the workout rooms were up dated and maybe a better clubhouse to entertain your guests without being charged. Overall we have been very happy living here it stays pretty quiet. Most of our neighbors have young kids and are very friendly I would highly recommend anyone take a second look and ignore the bad reviews.

Comment: I just called just to ask for rent (Luckily I havent put my butt into this place yet), and the one who answered my phone whom I guess is a manager, was very rude. I asked for one 1 bed, 1 bath, she replied to me as she doesnt want anymore tenant even she has room avavilable. Then I ask for utilities covered, she said very rude way, NOTHING!. Just only 5 mins to ask for info, I already can conclude how management they have over here. Very bad impression.

Comment: Rented here for over 8 years. Nice quiet park. Two years ago management was rude, not true anymore. Massive modernizing going on. Never had any problems with Management. Seen people get evicted for selling drugs, vandalizing, non payment of rent, failure to follow the rules agreed to when signed the rental agreement. Dont know how you get raped with fees. Only ever payed what was agreed to in the rental agreement, just like everywhere else Ive lived. Only park in Orange County that rents as far as I know. Pay a visit to a few mobile home parks in the area, Nicest park by far. Will be moving to a larger unit in the next couple months. No plans on leaving this park! Families with more than 2 cars may have a tough time finding parking. Rule is 2 in the driveway, other cars on the street. Have seen 3 to a driveway. Seems to be ok as long as you dont hang over driveway. Cars parked on the street have been broken into many times over the years. I moved here for quiet and I stayed here because they dont tolerate noisy drunken partiers. When I moved in the place had a 1970s look to it, much nicer now, and rebuilding many new coaches every month.
