Comment: My experience living at The Madrid was really wonderful! The homes are updated and very clean, all of the amenities are beautiful and the neighbors were all very nice, quiet and respectful. I only needed a few things for the maintenance team to work on and they got to me so quickly and fixed the issues immediately. The entire staff was so delightful, especially the manager Kim who helped every step of the way. I would highly recommend this beautiful complex!

Comment: We have gone weeks without our main light in our bathroom. I took off work to have maintenance come after speaking to the assistant manager scheduling when they would come and they never showed up or responded to my call. They came the next day. The light didn’t stay on unless by motion so we were still taking showers in the dark. The light still has a time limit of 30 limits. For the rent increase these kinds of things are unacceptable. Furthermore. The lack of care in the management is very disappointing. In addition, the disturbance of another persons car has yet to be addressed walking us up and shaking our entire wall every morning and every night.

They do their absolute best with the tools and amenities that are allowed to give out.David is a person that will always give you the option to say hello to him can help someone, and he always finds a way to ask if I need help. He always says hi to people in the morning or afternoon. My kids know his name and are always wanting to say hi to him. He is very kind, compassionate, and humble. Comment: AVOIDThere are only so many 5* reviews here because they monetarily incentivize residents to do so!PLUMBING ISSUES ON DAY ONE:When I first moved in, any use of the shower caused flooding to my downstairs neighbor. I was not able to use the shower for the first week of living there because they failed to do basic verification that the unit was actually ready to live in (e.g., making sure using the shower does not immediately FLOOD the apartment below it)ANTS INFEST THIS LOCATION:Ants live in the buildings and will come into your apartment when it gets hot, through cracks in the paint. I had ants inside my dishwasher at one point. We had to repeatedly get exterminators to come spray the apartment with dangerous chemicals. They refused to ever truly fix the problem.CONSTANT APARTMENT INSPECTIONS:They enter your apartment like 6 times a year and almost never give more than the minimum 24 hour notice.THEY STEAL YOUR SECURITY DEPOSIT:Their handling of security deposits is borderline fraudulent. They will charge you considerable money for things like dusting the top of the ceiling fan blades, or having normal wear and tear on appliances. Even after living there for four years and carpet being _barely_ damaged, they will charge you $100+ for carpet repair. I provide pictures of the Fridge, ceiling fan, blinds, and one wall which all apparently required professional cleaning because they were just so filthy. Note that I lived here four years and they dont consider any of this within normal wear & tear - nope, I just didnt clean them good enough. I guess they just have to charge long-term residents for 90 seconds of dusting fan blades and blinds. 😆Oh and SECURITY GATE BROKEN HALF OF THE TIME!

Comment: The lock on my front door was stuck and wouldn’t let me lock it when I was trying to leave so I called the front office to submit a work order to have it checked out. They hopped on it right away and sent David to come inspect it. Ended up having the lock replaced. This is the 2nd time we’ve had to request for maintenance and both times have been 5/5 service. Comment: I am writing this review in response to the amazing efforts of Maria (part of the leasing office) and Lance (one of the maintenance workers). I called Maria Saturday afternoon when our washing machine started flooding water from the back side of the machine. I told her it was our laundry day and trying to get it done while our children were taking their nap. She informed me that the maintenance crew wasnt available that day due to the scheduling but would put the request in as an emergency service. I was unaware the maintenance crew wasnt working on Saturday but so beyond grateful for Marias efforts to my concern. It wasnt long after, Lance showed up with all the tools needed to fix the issue. He promptly got to work on the washing machine and instantly knew what the issue was. Not only did he fix the problem but he went above and beyond to help prevent the issue from coming back. He also gave us information on how to maintain the machine from having the same issue in the future. Having 3 children we go through a lot of laundry and cant be without out washing machine for very long. Overall I am so beyond grateful for both of their tremendous efforts to help assist my family through the issue.

Staff on-site is great as well and put together great activitiesfor individuals and families. The property management group that owns the property unfortunately like to raise rent every year. Quality place to live, except the rent raising every year. Just know you probably will have to pay 200$ more every year you live there.

David is one of the maintenance guys there and he is amazing. He always makes sure to say hello and ask how you’re doing whenever he sees you around. He also goes above and beyond with being helpful. My husband accidentally took our garage clicker to work and I needed our stroller for a day at the baseball fields and David went out of his way to help us open it quickly so we weren’t late. Comment: Madrid is a great place to live. The pool area, complete with a hot tub, large grills, and tons of seating is a perfect centerpiece to this great complex. Not only are the amenities great, but so are the staff. David, the resident handy man, is everything you could ask for in a maintenance worker. He’s extremely friendly and professional, whether he’s working on your sink or just sees you around the complex, and is a very diligent worker. For the few service requests I have needed, none have ever taken more than a day to complete, and he is very mindful of your space while completing his work.

He understands that your needs may be urgent to you, even though not technically. He is always responsive and does an excellent job at resolving any problems. There is little stress in encountering a maintenance issue because I fully trust that it will be fixed well in a timely manner. David is super friendly, and I see him around all the time, tidying up the community ground. I can tell that he cares about his job and values doing a good job.

Comment: I have so many reasons why I love my new home. The complex is quiet. It is gated (there’s an app that lets you have access to the pool, gym, etc). The renovations look beautiful. And the price of the condo I got was fairly reasonable. However, one of the main reasons I love my new home is the complex’s maintenance man, David. He is the glue that holds this place together. I had a couple of minor issues come up recently and David has come to the rescue the very same day or the next morning. He goes above and beyond every time and stays to test to make sure that everything is in working order before he leaves. Not only is he knowledgeable, he is one of the kindest people I’ve met. He’s probably going to be one of the reasons why I stay at Madrid for while. AMC if you hear this, you did great with the complex, and even better by choosing this man to represent this place. This man deserves a raise. He is a gem that you cannot lose.

Comment: I really dislike leaving poor reviews but this has to be said.I notified the leasing office I would be driving 60+ miles to view the property to get a feel of the community. That very morning, I viewed a new posting online for a unit that would be available in about 5 weeks.The unit itself wasnt available for viewing, however there are videos online of the floorplan. After walking the property and viewing a model unit, I agreed to apply for the unit which had become available. I applied, paid for a credit check, signed up for their rent pay service and associated fees, put down a deposit, and signed an agreement on the price, unit, and lease terms.Two weeks away from moving and I was informed that my application was approved. However, here is where the bait and switch happens. The unit in question was now unavailable, yet there was another unit with the exact same floorplan, albeit a premium view and detached one-car garage (no garage for the other unit) for an additional nearly $400 a month! Outrageous! For a place where vacant units are rare there is suddenly another exact same unit available for the exact same move in date? Give me a break!I left multiple voicemails and emails requested they keep the garage for someone else and honor their pricing that we had agreed upon since it was the exact same floorplan. Isnt that fair?One week away from moving before we hear anything back. Finally they say my request is denied and we will be forced to pay the higher amount for the same floorplan if we want to live there.BAIT AND SWITCH. W T FA ton of time wasted. Money wasted. Heartache. Scrambling to find another place to live.Terrible company. Terrible business practices. Terrible experience.

Comment: I moved in beginning of June. It has been nothing but positive vibes around the neighborhood. Everyone minds there own business well a least around my building and it’s not nosey either. The pool is very nice and the jacuzzi is good after a long week. One thing that stands out to me is when I have lived in other places and whenever something went wrong maintaince would take days to the fix the problem but not here! I love that David fixes problems on the spot, whenever he sees me it’s always smiles and good energy. Comment: After moving back to Southern California in October of 2019, Madrid Apartments have been a great place to live. We are closing on our two years of living here. Nothing to complain about in this community, this past year has been tough on everyone, and the staff just made it a lot easier to deal with by keeping the community safe. The safety of the residents has been their priority, and I cant thank them enough. We recently had our first issue, and it was our AC just blowing warm air and not cooling. My wife and I work from home and were not looking forward to being in a warm townhouse working 8-10 hours. Javier did his magic, and in less than 30 minutes, our AC was as good as new. The staff works quickly and efficiently to ensure a pleasant living experience. We would easily recommend this community to anyone.

Having a new born and trying to sleep at night was very difficult. Comment: It started off ok...but when the pandemic hit it got really annoying. They are really bugging The residents (including the ones that don’t do anything wrong) in the form of letters through your door about letting their kids play outside with chalk on the ground or riding their bikes. I’m not doing anything like this, but still receiving letters like I am. Very passive aggressive. Also no gym access (yes you still pay for it) only an hr in the pool at a time and power outages with super loud fire alarms that go off. Maybe it will go back to normal after the pandemic, but maybe not. Can only recommend it to someone who doesn’t have kids or doesn’t mind all that stuff.

If I could give them -10 stars I would!!!!Any person working here is absolutely rotten and rude, and singles people out that they have issues with. During this time of Covid 19, they are threatening to come into our apartment due to late rent as EVERYONE ELSE is not paying rent due to no jobs. They don’t care that people are out jobs, they just want money! Completely not understanding of the situation.My car with the sticker is parked outside and they threaten to TOW my car due them believing it was a visitor when it clearly had MY sticker on it!! You can clearly see other Cars parked in resident spots without any stickers but they do nothing about it. Even upon telling them there are cars parked without stickers they tell us to mind our own business. They wanted to tow a car when no one can even pay rent due to covid 19, they are INSANE!When I had my daughter call to ask information and they yell and scream at her on the phone saying they won’t talk to her. Unbelievable! They threaten to tow a car but scream when asking information and treat us horribly.Stay away from this complex, it is the worst complex in the WORLD, they will steal your money and find ways to charge you wrongfully. They divide all of the complex utilities amongst the tenants and split it evenly even if you make sure to cut back on electricity, water, and gas. Why are they charging everyone the same price when we use a different amount?! STAY AWAY

Comment: This apartment complex is the worst around. I surprised my friends that live here with a visit. I was parked in the VISITORS parking spot and they had my car towed. Ive have never been to an apartment complex tow the visitors section. Why have a visitors section if you are going to tow the car? They have been dismissive and cold through the entire process. They refused to have the tow company bring the car back.

Comment: First of all, the maintenance guy, David, is AWESOME. He is extremely nice and responsive. He always solves every issue quickly and efficiently.The grounds are very well kept and it is a very pretty community.Neighbors are quiet and there’s never any drama going on.Almost all of the units are updated very nicely and this is very nice for the price point in Orange County.The staff does little things like breakfast for the residents and activities around the holidays which is nice.The clubhouse is also very nice and can be rented out for events.The 3 stars is attributed to some extremely rigid policy within this complex. I also find that the office staff is very unforgiving around honest miscommunication or mistakes.We referred a resident and were promised a $250 referral fee. Months had passed and they finally posted a $125 credit to the account which was the amount being offered at the the time they posted it. Any efforts to understand why this was the case were ignored. We just referred another and the credit right now is $500. I’m hoping we don’t run into the same issue again.Our lease renewed and the amount went up. We were not aware the autopay amount does not update automatically. You have to go in and manually update. We got a notice on our door that we would be evicted if we did not pay the remainder of around $100 obviously the difference in the lease from last year and the current lease that just renewed. Honest mistake...so I requested the late fees be waived as we’ve never been late and this was clearly a misunderstanding based on the outdated technology being used for autopay. Request denied.Make sure you are up to date on the parking policy as it changes often. We were towed due to another miscommunication from our own complex and had to pay $400 to get our Jeep out on a weekend.It’s unfortunate because being so unforgiving leaves a bad taste in the residents mouth and does not promote loyalty. I’ve heard other residents grievances and they are all pretty consistent with my own.It’s a mixed bag of good and bad which is to be expected with renting. Overall it is a good place to live but don’t expect the staff to give you any breaks if you make an honest mistake.

Comment: My husband and Love living here. We have lived at Madrid for almost 3 years and definitely going to be renewing our lease in the next month. The people who live here seem like good family people (not partiers or rude). The size for the cost is impeccable and glad we found this hidden gem. The dog park is a plus so our pup can get some exercise. I also want to spotlight David who runs and maintains the facilities. He is an additional plus that keeps us here at Madrid. He is so friendly and pleasant to interact with. Anytime we’ve needed anything at all he has been more than helpful and gone the extra mile to make sure we were taken care of. Other places we’ve lived in the past the maintenance work would take forever, not here! David is on top of it and takes care of it fast and efficiently with a smile on his face. We appreciate him so much!If you’re looking for a family oriented community, this is it!Great neighbors, kind staff, and just a great place to call our home.

Comment: I have lived here for 9 months and I only have positive things to say. The newly renovated units are beautiful, the management is on point, the maintenance very quick, and the overall atmosphere is great. Sure the parking for guests is a little tricky and can’t always be promised, but they are pretty upfront with the visitor parking situation when you sign the lease. I also love David the maintenance/grounds keeper. After I met him once he remembered my name and always warmly greets me whenever he sees me. Such a small touch, but it always makes my day. My husband and I both agree this is a great place to live!

The apartments are pretty spacious and the community as a whole is pretty nice and clean.I would summarize my review as follows:ADVANTAGES- Kind & helpful staff : I want to start by giving 5 starts to David, the communitys service technician. He is the best!! Very professional, kind, considerate, and always willing to help. Whenever assistance is needed, David is the man. He is the kind of person that will make your stay in the community even more pleasant.Next, I want to thank Kim II (Temp Receptionist/Leasing Officer who replaced the Kim I during her maternity leave), she is the most helpful & kindest person that ever worked in the leasing office. I wish she could get back to Madrid as a full time employee. Just like David, she deserves the 5 stars. Wish we could have both Kims in the office, they are both lovely, friendly & sincere.- Spacious units : Units are spacious compared to all the other communities in the area.INCONVENIENCES- Parking : it has always been an issue in the community since I moved in. Each unit has one garage/carport and 1 parking spot. If you forget to stick the parking pass on your cars windshield, your car will most likely get towed.Paying $400 because of that is very irritating.Guest parking spots are limited. If you have a guest, you better get a guest parking pass as soon as you can. Otherwise, your guest will have to park outside the community, most likely in the closest shopping center.- Rent & Fees : New investors acquired the company lately. Rent has been increasing gradually. Starting next year, they plan to add an additional fee for garages and carports in addition to the annual rent increases.

Comment: Get away from this property !!!There are a lot of problems with parking and the office doesn’t do anything about it, they are a joke!!When I move in they assign a parking port for my vehicle and they ask me to place a sticker on the car because that was going to be the way they’ll identify that my car was park in the correct space.I have been living at this place for around 8 months and there have been cars parked in my assigned parking at least 6 times. (Left myself notes on those cars asking not to park, no one wants to be towed away!!) (A couple of them were towed)Recently they send a notice to all apartments because they was going to do something about the parking on property, we went to the office and they gave us new stickers and they threatened us to place them right away on the cars, otherwise they will be subject to be towed.Why I’m writing this review, why I said the office management are a JOKE?Today 9/11/19 around 5:30 PM I walk in to the office and let them know that a car took my parking spot, they went out and left a note on the car and the note said that they will be towed if they haven’t move by 6:00 PM. (I park my car on an open space, where you are supposed to have a different sticker)I went out to move my car to my designated space around 8PM and the same vehicle was parked in my spot! Since the people that work at the office didn’t do anything about it (a note is not enough) I decided to call myself to the security patrol (incompetent as well) they couldn’t do anything and ask me to call the towing company and I did that.They arrived and I showed them me leasing agreement (necessary to prove that the space belongs to my) but turns out that they couldn’t took the car because the leasing documents doesn’t have the parking spot written out.11:45PM I left my car park on an open space and left a note explaining why they should not tow it away (doesn’t have any other option)

Comment: Lived for an year. Decent place with responsive people in their front office, maintenance requests were fulfilled fairly quickly but the parking situation was absolutely a deal breaker. The manager promised that parking wouldnt be an issue when we signed our lease, but yeah it was a big headache throughout the year. The fact that it rained quite a bit this year didnt make it any better. Sometimes late in the night (after 9pm), there were literally zero spots available on the property, the leasing office expects you to call the towing agency to figure out whos parking there illegally, which is a pretty terrible solution in the moment but im not sure what else they could do either. Its just an underequipped place. There is no street parking in walking distance and there were multiple instances where they were out of guest passes by 10am for that day.

It is well kept by the maintenance man David, he is always around the property with the broom and pan cleaning constantly. When I would take my kids to school early in the morning even before the office would open, I would always see him sweeping and cleaning around the complex. He is a very kind and funny easy going guy, I appreciate his work and can tell that he enjoys his job. Comment: I have lived at Madrid for over 8 years and managed to live through changes in ownership, staff, maintenance, etc. This maintenance team by far is the best! David is always on the property and keeping it clean for all of us. He has a smile on his face, knows the residents, greets them and is skilled at multiple tasks when it comes to assisting the maintenance team. He has cleaned out the pipes and garbage disposal a couple times and no issues. He and those he works with are the back bones of Madrid and keep it running smoothly.Consder - if we could send messages directly to maintenance instead of through the front office and be able to get some type of acknowledgement that it was received. Technology does fail and if the message doesnt hit the office, the tenant does not know and wonders why nothing is being repaired or replaced.We know David, nor anyone else cannot take care of a problem if they dont know about it!My hats off to David, Hansel, Edgar.

DO NOT RENT FROM AMC THEY ARE THE WORST COMPANY I HAVE EVER ENCOUNTERED!!!If I could give this place a ZERO or negative stars I would. DO NOT RENT FROM THIS PLACE!!!! The management is horrible. The front office is not helpful, and all they do is lie or give blanket im sorrys without ever trying to fix the problem. The main management company, AMC is the reason for all of the issues. They clearly do not care about the tenants.They have come into my home without notice and ruined a priceless gift. Ripped stuff out of my bathrooms and kitchen cabinets and then left it there. I felt SO VIOLATED! Then they denied any wrongdoing. Im almost positive their contractor did something to my dog too, but they claimed that they didnt even know he was there. Which is a complete bold face lie since my dog would bark at the sound of someone at the front of the door. There is NO WAY they could have done any work for a couple of hours in my home destroying my things without my dog NOT knowing that they were in there.They have been doing construction since they took over, and the community has become a dumping ground for their contractors. We havent been able to use any of the amenities, its been almost half a year with no use of the pool, no use of the clubhouse (which makes no sense since Essex literally just remodeled it), and we barely got our gym back recently (Essex also remodeled it right before AMC took over, and for some reason they decided to do it again, and now it just looks awful, and their new fan system is worse than the old one, now NO air circulates in the gym, the pics you see with the green wall is what it use to look like) and they took away our business center.They are NOTORIOUS for nickeling and diming their residents. They literally charge you for every little thing, from gaining access to your packages through a system NO ONE wanted, to paying for a fob if you dont have a smartphone to download an app to gain entry into these so-called amenities, which like I said are not even open for residents to use at the current moment. This has been happening since fall of last year, and its about to be March!Just this morning I had to call, in tears, from all the construction noise they have bestowed upon us. Constant pounding for 8 hours a day 6 days a week! Tonight they went until almost 9:00pm with their construction. It has been a nightmare. Yet they still do not care, and continue to do nothing to make it better for the tenants.Parking is also a nightmare, and even knowing this, they still take up a whole row of parking with their contractors storage and dumpsters!I have called more than dozens of times to complain about all the problems, and nothing has been resolved. I have sent dozens of emails to all the managers, including AMCs VPs and still NOTHING.There is a reason why they are rated F on the BBB.They have literally left a fallen light post with exposed electrical wires lying around for two months (with electric current still running through it), with nothing more than caution tape around it, and then blamed the City of Mission Viejo for not giving them permission to fix it.Their contractors have also literally chained equipment to trees with bike chains. Once I told them about it, the next time the landscaper just hid his chainsaw in the bushes instead...I mean REALLY??Please save yourselves the HEADACHE and find a better apartment in Mission Viejo. There are way better options than here. Good luck with your search. But please, do not take any of our warnings lightly...I am not the only one that feels this way, nor are the many complaints and negative reviews they have received. Every morning I see David walking around picking up trash and making sure the neighborhood is tidy as if it was his own home.Unfortunately, it makes me sad to see how careless some of the people in this community can me. For example, leaving trash all around or not picking up after your dog.Parking can also be a pain after 5pm.

Comment: The maintenance guys are great. Super helpful and nice. Everyone in the office is nice but a bit disorganized and they have trouble communicating. I put in my maintenance request and made an appointment for 1pm the following day. I also asked that they tell maintenance to wear booties. When he arrived the next day, it was 11 am and no booties—so the office staff didn’t pass the message along to him about the appointment or booties and I felt bad that he had to go back and grab the booties. And I just happened to be home at 11.There was another time the office staff told us we had a late rental check notice posted on our door, so they couldn’t accept our regular check, but there was nothing on our door. My husband called the following day to straighten it out and they said everything was fine and accepted our check. It worked out in our favor but is no one communicating in this office?Also, when management first switched over to the current management company, there was a member of the office staff (she no longer works there) who just couldn’t get it together. We had a package delivered to the office and for THREE DAYS we kept going back to the leasing office to ask if it was delivered. She kept checking in the back and said it wasn’t delivered, and that “sometimes the post office takes things back.” What does that mean?? On the fourth day my husband asked the post office carrier if they do that and she said “no.” He then asked about our package, and she looked in the back room where all the packages were in the leasing office and found it inmediately. That staff member wasn’t looking hard enough. Really annoying.

Comment: I have been living here for almost six years. This is by far the WORST management team in my time here. Their communication is extremely poor, taking weeks to respond to simple emails (I have several examples), refusing to follow-up and inform residents (me) on maintenance requests which required rescheduling, I guess assuming the problems will fix themselves.They lose paperwork, example my renters insurance policy, same policy I have had my entire time here. Which Im assuming they have found because there has been no follow up communication on this issue either.However, they are very quick to communicate through your mailbox or letters on your door when they believe you owe money. Leaving threaten letters about $11 owed from the week prior rent or to post inaccurate 3 day eviction statements on your door about unpaid rent (on the 4th of the month) which was paid. Oh sorry it said processingIt is posted on the gate a security company monitors the property. I have seen a car one time! The previous management company had a car here just about every night. Since they (AMC) have taken over I have had 2 neighbors calling the cops on each other and another decided a Wednesday night would be a good time to be loud and obnoxious until 4:30AM. Did not happen once in the 5 previous years. Well, at least they put up a sign saying we have security.AMC should really look at replacing this entire team....or...maybe Im wrong and this is how AMC trains their management team; money first, customers last.I would leave now, if not for the unreasonable $4,100 early termination fee. Ya that doesnt include the rent...Oh & P.S. The pool has been CLOSED ALL SUMMER. They continue to send out letters on the doors saying only one more week I have had four of those now. Clueless!!!

Comment: I hate this place and cant wait to get out. The apartments are old and out dated. The parking is horrendous and even if you have a pass you can be towed. They give such a small notice before coming into your home and when they do they make a mess and leave it there for you to clean it up. The office takes forever to get back to you, you’re better off calling non stop. I am 8 1/2 months pregnant with a two year old and was reassured by 2 leasing office employees that my car would be not be towed due to construction they have going on and I come to find they towed me and now they say there is nothing they can do. Also a side note as a parent this place smells like cigarettes and dog poop. Dogs and cats everywhere not on leases and poop everywhere even the playground. The front gate never works and people drive out the wrong sides and anyone who lives here or not can get in. Because of the constantly broken gate I have been almost hit straight on in my car with my children in the car. I’ve told the front desk and like always it’s a blanket excuse like “we are sorry we are fixing the issue” but nothing ever gets done. This place is dangerous, any one with a family I urge you look else where. I wish I could give 0 stars.

Comment: I wish I could find a 0 star.I LIVED here for 4 years and recently moved out.It was not the best Appartments buildings in Mission Viejo but the staff treated us like family.Everything started since the new team took over.I dont want to mention construction and amenities and ... which other people have mentioned here. Someone should tell the office staff that its not a DMV or Sherrif office.they usually have attitude with Fake smiles.to cut the long story short, I moved out less than a month ago and office manager told me since we will remodel your unit we charge you $150 By default for cleaning fee.We moved out and in 24 hours (very Quick)they sent us a letter with a check which they charged us $230 for a smallest 1 bedroom unit in the community.$180😁 cleaning +$50 wall repair.Which according to our lease it must be around $120 maximum. I called couple of times and emailed and finally after a week Manager assistant simply stated we can not charge you less than what they will charge usSeriously? You might find the most expensive cleaning company in OC, why should I pay for that.?besides you are going to remodel the entire unit and you charge me for your cleaning?Under the previous management they charged me $120 for a 2 bedrooms unit and because I moved In to another unit in the same apartment they gave me %50 discount.Just Take these bad reviews seriously and have a second thought before moving here.**Reply**Thanks for your reply, You dont need to mention the charges upon move out since I have payed that before as well and there is no need for clarification since I have the itemized list of charges which dont make any sense after being 3 years in a small one bedroom unit. In or contract we clearly see estimated charges which was $60 - $120 but thank you so much since based on that Estimated charges you didnt charge us $500 . you can not do whatever you want and make it up with a paragraph full of sorry or apologize that doesnt change the original story.Thanks

Comment: STAY CLEAR OF THESE HORRIBLE APTS!!! They are high prices for rundown apts that havent been upgraded in years. When we moved in they were owned by Essex. Our apt had not been clean out. The crisping drawers of the refrigerator were all cracked and broken and didnt slide in or out. the cabinets were warped and do not close. Our kitchen cabinet under the sink the doors dont even come together. when they are closed there is a huge gap between the doors. The stove didnt work properly. If you turned the oven on it would not turn off. Maintenance didnt seem to think that our gas stove staying on all night was an emergency. smh The pool was closed every other month and closed for months at a time. So as if the Madrid wasnt bad enough under Essex...a new company buys the property and becomes a new nighmare. First they start making all types of changes that made sense at first but and time when by you realized that these people are worse. They came in and did all of these renovations. great. However, we had already spent the majority of our lease not being able to use the amenities that we pay for now they shut everything down so we had no amenities. Every new change they made somehow cost us money. They got a new system for paying rent online and you have to pay for that. Including one option that charges you a percentage of your rent. And its pretty big. Then they changed the systems for opening entryways to an app which means if you dont have a smart phone you cannot access any of the amenities unless you pay for a fob. Can they even do that? I can see making new leases paying for a fob but if we didnt have to in our original lease we shouldnt have to because they took over. When it was essex we got all of our packages in the office. They created a space now for packages to get delivered there and they are limiting what kinds of packages we can get there and telling us our other packages will have to be put outside of our doors...during CHRISTMAS!! This place is a mess and the big ogar looking chic they have working there gives you the same robotic answers and lies. She tells you one thing one day and will deny saying it the next day. Our spa still isnt working. Im just disgusted with my entire experience here and I would NOT recommend ANYONE moving there unless your looking to pay high prices for garbage!! I only gave them a star because this system makes you!UPDATE: This place gets worse by the minute. So they finally have their mailroom up and running and why is it that i cant get my packages? I call the office and all the chic could tell me is that nobody else has said anything. WHO CARES WHAT ANYBODY ELSE HAS OR HAS NOT DONE!!! Im telling you that I have an issue and you need to solve it. It is completely unacceptable that i cant get my packages because of this stupid system they put in place. My package that i cant get out of the mailroom is a part for the BREATHING machine I have to sleep with because I have sleep apnea. I cant get my package and the only thing the chic can say is nobody else is having a problem. I swear to you the level of incompetency is DISGUSTING!! DO NOT RENT HERE EVER!!!!!

Comment: Lived here less than a year and have had nothing but challenges. Thankfully we were relocated through work because the rental unit went up $500/month and not worth it.Lived in a middle unit, dont recommend. Neighbors above parties on the weekends. Called police twice. Notified management, with no response. Parking is HORRIBLE. Had cars block my garage. My son had to park his car at the local high school twice due to no parking. We were told it was our responsibillty to tow the cars. I actually called the patrol service to tow, which they did nothing. Our car was hit twice, scrapped along the bumper... no note. Had a few maintenance issues. Only one guy on staff who actually cares to fix things right (Noel). Otherwise, we moved in with painted kitchen counter-tops, dirty vent filter, broken cabinets.The facilities are okay. The playground needs to be replaced. The fitness center is nice. The pool is a work in progress.Overall, two stars because Paula (office manager) was sweet and tried her best to make it better for us. She is limited on what she can do though.

Comment: I did not live here. This one star is the the renting sales rep. They did not honer what they listed on craigslist. They even told me somebody else put the ad on craigslist. Gime a break! When you talk them on the phone, they wont even honer the price they said the day before. Crazy. I cannot imagine how much trouble they will give me when I move out if lived here. I dont know who the stupid trained those sales rep.

Comment: Was just involved in a really bad roomate situation; Paula and Natalie were very helpful the whole time. Good pool. Good gym for an apartment complex. Good sized rooms for what you pay for compared to South Orange County.
