Comment: Ive lived here since 2000. We love it here, this is home, we feel safe here. I havent had any major issues here except for the water going cold or too hot SOMETIMES, but they do fix it fast.Some of the comments are shocking.I have never had roaches, bugs or mold since I moved here and thats 24 years ago!Keeping your apartment clean ALL the time is key!I would recommend this place. Its close to schools and shopping centers. Its in a good place of Fontana.

Comment: Honest review. Been here for about 5 months, this is my first apartment to rent and its taught me a lot. Reading reviews is one of the key lessons. Had I done so for this place Id not have sunken a dime. Certain topics seen in the aforementioned reviews from other tenants of this place are pretty accurate and true. Parking is abysmal, not in the sense of there being no parking available but quite the opposite, there is plenty of it. The problem is that there is a 2 car limit per unit; absolutely no exceptions, no guest/temporary parking along with frequent calls to the tow yard theyre contracted with. If you want to avoid getting towed then your only other option is to take a gamble and park on the street where bums and homeless walk at night. Ive had my car broken into twice in a single week doing this and Im not the only one dealing with it, Ive seen other reviews with similar cases even getting their tires slashed. I brought this up to the office to express my discontent, Im sure it can be guessed what response I got. Put all that together and its a great scheme to make extra money off your tenants since people will obviously get irritated and worried for their vehicles being on the street, theyll start parking in the complex and risk it. Then they eventually get towed while the office is still expecting/demanding them to pay over 2k rent on time after dropping $400-$500 for the tow, the whole thing is predatory and disgusting to do to people in general. Another issue is the gates being broken frequently and randomly which allows homeless to roam and wonder. Doing something as simple as taking a shower is a game of chance as the water will switch temperatures hard and fast about every 15-30 seconds sometimes, Ive seen a review that one of the tenants here were scared to bathe their kid since they didnt want them to get burned by the water every few seconds. I had leaks in my bathroom sink and ac unit start just weeks from my move-in and im still dealing with my ac leaking. The worst thing by far is the staff. Theres two main women who work the office, dont bother trying to ask for any leniency or expect any kind of understanding or sympathy. These two are soulless drones who need to be employed at Amazon. Ive spoken to both of them and have had better conversations with a brick. This job requires someone who can connect to the people they do business with and form mutually beneficial relationships, not one track minded individuals who are only here to make money and could care less about their tenants problems and concerns. I can tell theyve had many talks about the parking situation too as they dismiss it immediately when its brought up. One would think that after lots of people complain about the same thing, maybe it would warrant changes to keep residents happy. Thats not the case here since they want you to get towed so they can get paid. All this is wrapped and tied with a bow 🎁 asking for the low price of $2200. Apologies for the long review but I think people should know and understand what theyre paying for. This is what lies behind the charade and false smiles they give you when you sign the paper.Edit: typical response, they can try to justify their mistreatment of tenants as much as they want but the mistreatment is happening regardless. Getting my car broken into along with other unlucky tenants because were being forced to park on the street is something that we should never have to worry about or deal with especially while needing to pay over 2k for rent, even if we get towed. Response also said they want it to be fair for the residents to park...while me and other residents who pay to stay here are dealing with this crap, completely contradicting their own response. Absolutely disgusting.

Comment: If I had to rate -0 I would!! These apartments are old and repainted all over!! Cynthia the manager is problematic and pick on you (if you let her). Also, I was done wrong when I moved in here. I signed a contract without inspecting the apartment first. I am getting charged for an upgraded apartment when is the same as the regular ones but paying more. 3 doors dont work, the screws come off often. Master bedroom has a lot of mold! 2 times maintenance guy came and clean it out with bleach, 3rd no one has come but the ticket was closed as resolved?? I emailed back about the issue not being resolved since last year and as of today; no response. Theres no guest parking lot. It any of your 2 cars permitted to park inside is not registered to you or a tenant; it will NOT get a parking permit!! If your tags just expired, your car get towed asap!! Also they require for you to have a clean car?? Yeah, thats what i was told, if not your car would look just parked/storaged and ending up being towed🤷🏼‍♀️As soon I get a chance, Im out!! ✌️ Will call corporate about my issues. Yesterday i submitted my 30 day notice and was told that the manager needed to authorized it first?? Whos moving, me or her?? Dont make the same mistake as me!! 🤦🏼‍♀️FYI, there are rats inside the cabinets and or parking lot dead.

Comment: Now i know why it took 8 months to rent out the adjacent apartment. So why I’m writing the poor review? Towing company that they have is pure abysmal. I came in and saw them next to the leasing office, I went upstairs to quickly grab some medical documents and came down and guess what? Yep, they took the car. Now I understand I didn’t have a parking permit but for less than 10 minutes, they took the car, illegally tried to charge me more money, and illegally stalling so that we don’t make the time deadline they told us in order to keep the car another day. I was even so forgiving that I extended my lease for another year but not anymore. I’m done with how terrible this place treats its tenants. I would have understood if I left the car for 30 minutes to an hour or longer, but for 10 minutes they charged me almost the $500.00. And guess what? Rent is coming and I’m $500.00 short. Oh but I can’t be late either because of late fees! If they really valued their tenants they would never have treated me this way, saying there is nothing they can do. Mind you that towing truck was not called by management, it was there when I got there. All opinions are my own and in no way discouraging others. It’s up to you if you want live in a place like Maple Hill.

If anyone in your building, that means all attached 8 units smoke inside their apartment, you best believe that smell and sometimes even the smoke itself will get into your apartment which is even more awful when summer comes around cause they are going to want to run their AC and in return all that smell and smoke ends up in your apartment SMH

Comment: Ive been a resident at Maple Hill Apartments for over a year now, and I recently renewed my lease for another year. Overall, my experience has been positive, with a few minor drawbacks.One of the highlights for me is the absence of roach problems mentioned here, although I understand this can vary depending on individual tenants. The fact that they offer free weekly pest control from Orkin is a nice bonus, even though I havent needed to utilize it myself.On the downside, the lack of guest parking is definitely a downside, and the active towing of cars on weekends without passes can be frustrating. However, whenever Ive had maintenance issues, the staff has been quick to respond and resolve them, which I appreciate.In terms of safety, Ive felt relatively comfortable walking around the building at night, thanks to relatively quiet neighbors and a generally secure environment.One area for improvement would be the laundry service provider. The company they contract with is subpar when it comes to customer communication, and I hope they consider switching to a more reliable provider in the future.Overall, Maple Hill Apartments has been a decent place to call home, with its positives outweighing the negatives.

Comment: There is no guest parking and there seems to be a predatory relationship with the towing company poaching the lot for cars. It’s unfortunate because it can create a destructive cycle of poverty. The surrounding streets always have damaged vehicles lining the roads ai felt uncomfortable asking my friends or family to park outside the complex. I wish they would put time into figuring out a solution. It would show they care about their residents and their safety. We should be able to have some form of guest parking.

Comment: Way over priced for amenities and area . Gang writing all over outside . Dog poop in all grass areas . Gates left open and closed randomly . No parking for guest . Manager calls tow truck to tow tenants at her discretion. No hot water in shower . Hot water in sink will burn you or child ! Plumbing issues and homeless frequently digging in trash and walking parking lot . Maintenance unprofessional and un reliable . High police activity in area . Trash areas constantly overflowing. One day was blocked off and had to speak with police to be let inside ! Possible shots fired heard on several occasions around area . Garbage disposal smells due to bad pluming and old disposers. Small laundry room with old machines and leaking . My 1st apartment coming from house, not good experience. Please do research before choosing I’m sure you can find better price and location.

Comment: I shared this apartment with my husband and it was a terrible experience. To start, the apartment had roaches which were not uncommon throughout the complex from what I heard from neighbors. We also had many problems with our vehicles being towed. We left notes informing management when we had a new vehicle to prevent being towed, and they were ignored. Also, they have some sort of deal with the towing agency that they use, so make sure to be extra cautious on Fridays! They love to tow cars without parking passes then, because you can’t retrieve your car from the tow yard on the weekend due to them being “closed.” You’ll end up paying around $500 if you’re lucky. They used to be a lot more lenient with parking, until recently. If you are in an emergency where you have to break your lease a few months early, your initial deposit is gone; they will keep all of it. Sad to say this is the worst apartment complex I have ever lived in and these problems are not even half of everything wrong with this place.

Comment: Ive lived here for about 4 months and in that time, theyve done construction in the upstairs apartments surrounding my unit around 3 times without notice. As someone who works long overnight shifts, I dont appreciate being woken up after two hours of sleep. They could at least give notice to surrounding units so those of us who have to sleep during the day can find somewhere else to sleep. Also have issues where the water will be boiling hot, even if you turn the cold water on and while showering the water temp will change about every 30 seconds, so its a game of hoping you get out from under the water before it burns too bad. They had maintenance look at it but havent done anything about it. I spend nearly my entire paycheck to live here, I wish it would at least be a more pleasant stay.Exit gate is also almost always broken, letting in homeless and solicitors. Whats the point in making us pay for a gated community if anyone can just walk in?EDIT: Ive once again been woken up after two hours of sleep by construction so loud my walls shake. I can understand weekdays, but on a saturday???2. along me to contact them about my review and then not bothering to respond. very professional.

The pool is disgusting. They never clean it. They hardly ever fix anything in the units. They find reason to make it your fault. They are all around unprofessional. Comment: My boyfriend and I currently live here and going on our first year. Everyone in the office are nice and professional Our neighbors are so nice. Once a work order gets put in maintenance will come the next day. The complex is very clean and never had any issues as far as loud music or homeless people wandering around. Only thing I suggest changing is the parking. Makes it difficult for family or friends to come visit. There’s alot of parking space for residence but none for visitors. Other than that we’re happy here.

Comment: Woke up to having 2 of my tires slashed and 1 of my sisters tire is slashed along with 8+ cars some with all tires slashed. Called management apparently they have no cameras they’re just for display. As a resident you pay a premium price bc this place is considered “luxury” but yet they had security stop coming months ago and gate is always open. So where is our money going if not for the luxury we’re paying for and forget having vistors they have a contract with Steve’s towing who come in with 3 or 4 tow trucks taking as many cars they can get at the middle of night or after 11am. When there’s nothing clearly wrong with the parking which we obviously have enough space for vistors. I asked for assigned Parking but no they won’t budge with there residents they’re looking foward to there cut of the deal with steve’s towing.

Comment: Was good at first, but their maintenance is absolutely terrible they refused to fix the air conditioning unit for my family, my 2 year old niece had to suffer in the 100+ degree weather at times due to the air conditioning unit not working properly and management taking weeks to fix.Management is also horrible here dont bother talking to them/negotiating anything with them. They will try to charge you a fee for everything and put it on your next rent payment.Also Im a caretaker for my niece and I cant even park my car in the complex because they have some predatory towing contract with Steves towing and they like to tow cars randomly and in the middle of the night for cars without parking permits. (Forget about having guests over even for 20 minutes they will tow your car) Theres plenty of parking space here and 0 guest parking.Theres a serious ant problem and theyve done nothing to help remedy it, the garbage cans are always full of garbage and arent thrown out in a timely manner and it smells horrible.The cold/hot water hasnt worked properly for anyone it randomly gets unbearably hot or cold. None of the toilets work properly either.Rent is also increasing by alot every year so dont expect this place to be affordable in the near future. Overall if I could give them 0 stars I would.Look elsewhere unless this is your only option.

Comment: Ive been living here for almost a year now and plan to renew my lease this month. I dont have any issues with the complex or management. Sometimes they dont answer the phone, but it is usually because they are busy. Any issues I have with maintenance gets taken care of and I have no issues with roaches. If you treat the people in the leasing office and maintenance with respect you wont have any issues. Neighbors keep to themselves and parking is free for all, you wont have to worry about being towed. Security does come if you have any issues as well, but they are not on site. The only downside is they dont have 3 bedroom apartments, so I will have to be looking to move out soon for a bigger place.Update 08/2022:After living here for a few years, I have to give it three stars instead of 5. Overall, the complex is nice. I havent had any issues with roaches or staff, but in the summer ants are a stubborn problem in the restrooms and kitchen. My hallway AC has been leaking for several months now, constantly putting work orders in and though maintenance responds in a timely manner, it is simply drained and not repaired and the AC will leak again within a day or two. I would not be surprised if I had mold underneath my carpet at this point. Another complaint is the rent. I understand rent goes up yearly, the 2 bed 2 bath rentals range from 1774-1900ish. They do charge water on top of rent. I moved in with a monthly total of $1,350. It is now currently $1,815 with zero upgrades to the apartment compared to other units that pay similar amounts. Due to constantly having to call maintenance for the same issues and paying nearly $500 more for the exact same apartment as when I moved in, it is no longer ideal for me. Theyve also changed parking rules. You now have to have a permit and visitors are not allowed to park inside the complex. Steves towing will come randomly at 4am on weekdays or weekends and you or your visitor will be charged $300+ if you do not have the permit placed on your windshield. They do not offer visitor parking.

Comment: Do NOT move here. The gate is always open, random cars park in the back and drink in their cars with loud music. Kids hang out at the laundry room and go through clothes as a game. They said they were strict on the no drugs policy yet people smoke on their patios. My neighbors have 8 people living in their 2 bedroom ! Rent was 1280 when I moved in a year later 1404, this place is not worth the price! There is NEVER hot water and it always smells like sewer as you walk through the complex.

Comment: It is true that it is a quiet place, the apartments are clean, the parking is good, in more than 2 years I have never had a single cockroach. The neighbors are good. My comment would have been 5 stars. But since nothing can be perfect for a while to date I dont have hot water at night they solve it in 1 day and it happens again. I just renewed my contract and it went up 110 dollars, its a lot of money, in 2 years I have been paying more than 200 dollars more. The pool never worked during the summer and winter begins and you have to bathe with cold water therefore.

Comment: If I could rate this no stars it would be wonderful. My family and I had the worst experience living here, the pool was never opened due to it never being cleaned. To take a normal decent shower with nice temperature water would be a miracle but never happened. It takes them years to fix one simple thing. The manager is stuck up, don’t move here save your money.

Comment: Since me marching down to the office every other week about my complaints doesn’t make them do anything, I’ll take my complaints to their reviews where potential renters can see it. If you love taking ice cold or scolding hot showers to the point where it feels like your skin is melting off then this is the apartment for you! I have lived here for almost a year and I have not been able to take a decent shower. Twice now the water has fluctuated so bad while I was taking a shower that it went from ice cold to scolding hot within a second and burnt the hell out of my back. To keep in mind, I’m pregnant too! What about people with children or babies? How do they bathe their children with this bs going on? I move out of here next month and then my grandmother moves out in August. The people around here are very nice and keep to themselves. Very quiet. There is also plenty of parking and the gate is closed whenever the office people aren’t here. But the water temperature is ridiculous! They’ve sent plumbers, maintenance workers, even the office lady came down to our apartment to check the water temperature because she thought we were lying. My brother was going to move into our apartment after we moved out but after dealing with the water issue he’s looking else where. ALSO, someone keyed an M into my grandmothers brand new car. Found the group of rug rat kids who were screwing with cars. Watched them with my own eyes. Parents let them run around till 11 at night. Rent a cop did nothing about it. Had to threaten them with the police myself. I’m telling you, even if you’re thinking “they’ll fix the water when I move in”. They won’t I promise you.

Comment: Rent goes up dramatically every year. For us it went from 1050 to 1275 within 2 years. December 2016 thru the end of January 2017 was spent without hot water (broken water heater), if you asked for an update all you got was a there working on it. Once the new heater was finally installed the water pressure was about at half of what it was originally. Then they only credit us 45 dollars for the inconvenience. Apart from this incident the gate is broken 75% of the time. Your car will probably get broken into at some point (3 times for me in less than 2 years), management is a joke as she always giving the same answer theyre working on it i know what youre going through(she doesnt live on site nor do the other workers so they really dont), and my favorite theres nothing I can do, you have to call corporate. Corporate is a receptionist who asks what complex youre calling about and directs your call right back to the useless management on site. If youre looking for something short term 6 months or so and on a budget then this maybe for you just dont expect much (except roaches, ALOT of roaches). If you can afford something better do yourself a favor and do it. Boiling water for 2 months to shower isnt something id wish upon my worse enemy. FYI and apartment you see they will tell you This apartment was just renovated when the last person moved out, youre the first one getting an apartment this nice. Lastly they have a yearly inspection, they say there only looking to make sure it isnt being over occupied or trashed but we had my sister in law come over to have someone there (they go in even if you arent home and break the lock if you change it) and she said she literally had to shut doors and cabinets on them because they were trying to look through everything.*In case this may help anyone (not just at this complex), when moving out they try and keep your deposit by saying they have to repaint and redo the carpet. State law says those arent things they can charge for as those things naturally ware out with time if someone is living there*

From what I saw they have great amenities and it looks family friendly they have a cute little playground for the kids and a pool. The residents here look happy especially all the kids. I would love to live here but cannot apply at this time but i will keep this place in mind for when i am ready. Will definitely return

Also theres rarely any parking if you get here after 8 p.m. every year my rent goes up and it gets worse and worse. This last year my rent went up $121... the year before it went up $56. How are they able to charge more and more for such a crappy place to live?

Comment: Just finished a 10 year lease from maple hills and I wanted to stop by and say thank you maple hills for making my stay here a very positive experience. I would definitely recommend this place to a friend. Management is very professional and always quick to fix any issues I had when it came to a/c repair, light bulb replacement, etc. I seen somebody mention in the comment section that every apartment has roaches and termites and I just want to say thats a flat out lie. I have never in all my 10 years of living in maple hills experienced any sort of bug infestation. This place is very quiet at night and they have security on patrol at night which makes this place very unique and comforting compared to other apartments in the area. If it wasnt for me expanding my family i would continue living in maple hills. Best apartments I have ever stayed in.

They always in the back office gossiping!! Management is lazy as hell. Manager is always out running her personal errands... At least thats what she taught her staff to tell the residents here when were asking for her. Its impossible to get in touch with her because most of the problems we having here have to go through her, her staff cant do anything about it. She never called back and she never do anything to solve the problems we are having. And she is rude as hell. Dont expect any skills from this woman. She deserved to be fired!Every unit is bad. Everyone has bugs in their place, roaches, ants, spiders and recently termite on the ceiling in some bathrooms n rooms... Doors & windows arent shut all the way. Work orders will be just piling on her desk.No bag for dogs waste. Residents here are mostly disgusting & jobless.Most family will bring their whole village to their units to live with them. U will see at night how many cars waiting to get in bc they dont have the keys to enter(they arent supposed to be living here). They trashed the place. No such thing as luxury as posted outside the gate! We were fooled by it! $1200++ a month for a crappy place?!Save ur money from ur hardwork..find a legit luxury place else where..im not joking!

Comment: I wish they would get new windows at least for people facing foothill Blvd the winds hit the apts so bad and the old windows cant keep out a lot of the dirt so I have to Google the weather and put up sheets in my apt so I wont wake up to the taste of dirt in my mouth from the dirt coming in. Also assigned parking would be great because people take two spaces and thats not fair I have to park around the corner when my apartment is close to the entrance or at least put the lines on the parking lot. Besides that there is some problems but not that bad.

Comment: I lived there for a year, besides the rent a cops ... when it came time to leave I paid my balance after trying to get pictures of these cleaning charges so they said where needed after we had cleaned it for over half a day.. after that I had to contact beacon management b/c the manager never filed it and sent it to collections.. after two more months it showed up on my credit report b/c the apartment manager still hasnt sent anything to the law firm for the collections.. I had to once again contact beacon management and they took care if it right away.. the apartment manager is lazy and should be fired, I always got the run around when trying to get into contact with her.. when I would call they would say let me see if shes in and then come back and say no... that office isnt that big you knew she was there and she just wasnt doing what she is paid to do.. waste of money.. rethink your management beacon property those apartments are worse with that manager there.
