Comment: This real estate team is absolutely amazing. The house and yard we were wanting to sell was 71 years old and had hardly any improvements. It was looking pretty shabby and run down. But the Millman team, for minimal amount of money, made it look like a gym and it sold the first weekend we had an open house.They also gave us wise guidance, and dealing with the buyers and help everything goes smoothly to a final close of escrow. Comment: Working with the Millman Team, we recently sold my father in laws property in Torrance. Selling the family home was a very emotional and stressful situation for my father-in-law and wife, but due to the circumstances, we did not have any other choice. The Millman Team understood this and showed us compassion and a lot of patience which we greatly appreciated.Years ago, I saw a news piece on TV regarding an effective strategy for selling property and ever since then, I had in the back of my mind that if we ever have to go through the process of selling a home, this is the strategy that I want to employ. I was pleasantly surprised when I first met with Ray to discuss the sale of my father in law’s home that this was the exact strategy that he and his team use. We had a unique situation in West Torrance where the house resided on a very large lot. From day one, Ray and I were on the same page with regards to where we wanted to focus our attention, The Lot Size.Unfortunately, we were not able to take advantage of the Concierge program offered through Compass, so we wanted to limit the amount of money that wanted to put into preparing the property for sale. Working with Ray, we strategically focused on where we should spend the money to get the best results.Working like a “well-oiled machine” sounds cliché, but it’s true. Everyone on the Millman Team has specific duties and carried them out to perfection, yet they can all step in for one another when needed. Reaching out to contact or meeting with any team member was easy as they were flexible and accommodating to our needs. After vetting some pre-listing offers (“to buy as is”), our family said that we had enough of these low ball offers and decided to go full steam ahead. Once The Millman Team got the ball rolling, the cleaning out of the house, landscaping, painting, flooring, some selected repairs, staging, etc. it all went like clockwork. Regarding the actually listing period, the Brokers open house, the actual open house, collecting offers, down selecting, working on best and final offers then accepting an offer all happened in about 10 days! What’s more incredible is that we accepted an all-cash offer from what looked like a really nice family that was well over asking price. We were through escrow in under 30 days! Comment: Following my retirement last year, I decided to move to a different state. However, I was hesitant about getting my home on the market because I was bit overwhelmed by the process having never sold a home before. Thankfully my brother recommended the Millman Team to me. After contacting them Ray Millman came to meet me within a few days. I was impressed by his knowledge of the local market and the research him, and his team had already done on my property. He was able to breakdown the whole process for me including what repair and upgrades he felt I should make to get the best return on my investment. Not only that but the Millman team was able to set me up with a group of contractors that they have experience with. Once I had signed on with them Thomas McMahan at their office contacted those contractors and schedule a time with me and them to get those repairs done as quickly as possible. While those repairs were being done, I was able to move out of the house and to a different state. During this time Thomas oversaw the repairs and presale preparations and kept me informed on everything. Once the house was ready to be listed, I was informed about what that would intel. Within a couple of days of the open house I was contacted by Jon Millman with a list of offers that I was really pleased with. With Jons help I was able to close the deal on an offer that was better than I had expected. The Millman Team then walked me through the whole closing process. We were a first time buyer, and we feel very fortunate that we were able to purchase our dream home in such a short time (we got the house with our first offer) with minimal stress thanks to Carly.We started the process about 20 month ago, when we met with a loan officer and came up with the plan to save down payment and prepare for loan process. At that time, we met with Carly. We were very impressed how she wanted to get to know us and our needs, and she offered to show houses then, even we knew we could not purchase the house for a while. Until January of this year, she would always send us email from time to time, asking how we were doing & needed any help. She was consistent, always on time, always available to show us properties, and allow us to take as much time as needed.Once we were pre-approved in end of January this year, we really started to serious looking, going to as many open houses as possible every weekends. It was exhausting process, but Carly was there for us to provide emotional support. Once we decided that we wanted to make an offer, she spent so much time with me finding out more information about what the seller was looking for and guided me to write a personal letter. She updated me very frequently, talking to her several time throughout the day.We got very lucky and our offer was accepted. I found out that there were other offers with higher amount, but we got it, and I believe it was partly due to Carlys expertise on how to make our offer best with things they can do (such as contingencies) and her guidance on writing personal letter. Escrow process was not stress free, but, again, she and her team was constantly updating me minimizing our worries. I was very happy with the home inspector she brought who did a very through job.As of March 26, escrow was closed and we got our key.Till this date, we cant believe that we were able to get this amazing dream house with our first ever offer, without long emotionally painful process of getting offers rejected and compromising what we want in our house, all the stories we hear about buying home. It still was a tough process, but we feel fortunate that we had someone like Carly who we could count on and rely on. She is absolutely wonderful in what she does!! We highly recommend her and her team.

Ray knows the neighborhood and how much each house is worth.We had our house inspected, and after going over the problems that were found, set us up with the people to do the repairs on a very efficient schedule. He also suggested staging, which at first we thought to be unnecessary, but deciding he knew best, went along with it and found how absolutely right he was.To our amazement, the house sold for $89,000 above what we were asking, thanks to their negotiating on our behalf.All during this time the team was there and ready to answer any questions we had. I have dealt with a good number of realtors, but none of them even came close to the extremely high standards of the Millman Team. Comment: I first heard of Ray Millman when I was looking for a home in Torrance. The home I wanted to buy was listed by him. Due to Ray’s diligent distribution of a newsletter monthly, I remained aware of him over the years.When I decided to put my home on the market, I decided to put to the test his slogan which I paraphrase – “If you list with me, be prepared to move”.I found working with Ray to be very easy and educational about what it takes to sell a home. He carefully explained the process and the market. As he specialized in the area I lived in, he was spot on.Ray and his son, Jon, work as a team and individuals. What this gave me was availability to either one of them so almost instant answers to my concerns/questions.The ‘Millmans’ began work immediately to sell my house and worked with me through the whole process. Ray kept me from ‘giving away’ the house when I became too anxious to move.I truly don’t know how you could find a more knowledgeable or competent realtor(s). They are easy to work with and willing to do what is necessary to sell your property. I moved before my house sold and they we so accommodating when something was needed to be done so that I didn’t have to travel back to Torrance.
