Bedroom & living rooms were large even for 1B1B. Our plan had renovated upgraded finishes.2. Loved the cozy greenery and regular landscape maintenance3. Maintenance is fast & responsive4. Keyless wireless entry5. Plenty of light6. Close to BART / shopping etc.7. Super safe community8. Sauna room in fitness9. Genuinely friendly staff. They were extremely accommodating during our move-out period and helped adjust / align timelines with us effortlessly.Cons:1. Pet owners not picking up regularly after their pets. Management had sent multiple warning & notifications, but some people just want to see the world burn :P

Comment: Adam Reed is a freaking Rockstar! In a world where customer service is pretty much dead it was refreshing to see some people still actually care. This guys seriously needs to be promoted to a manager. On a scale from 1-10 of how good he is, he is a 15. We have been looking for a place for months and have come across every issue you can think. Mostly horrible service where people just want to collect fees and then never call you back. When touring the property it was clean and pretty quite. We even ran into a guy moving out and he struck up a conversation with us. He said he never had any issues and he liked the place and thinks we will too. As we were touring the property Adam called and was very detailed about everything, just super helpful and knowledgably. Unfortunately as we were touring someone put a deposit down on the last apartment floorplan we were looking at. This was the only floor plan that worked for us. Instead of just giving up Adam promised to do everything he could to find something similar. He even stayed later to make sure we were taken care of. We toured another property but it did not work for us. Adam advised if anything came us he would call us right away and he would keep looking. That is exactly what he did! He called us a few days later and advised the person who put the deposit down backed out and wanted to let us know right away. We were able to secure the unit and he worked on EVERYTHING that day. Within a few hours we we confirmed and got the apartment. Seriously, Adam needs to be a manager. If everyone cared and worked as hard as this guy the world would be a much better place. Thank you, Adam!

Raised request with them over the app no response for 30 + days .. residents corridors are never cleaned .. I witnessed snakes between swimming pool and leasing office walking area where kids play around .. no one at leasing office it’s always closed … you can’t never ever reach them over phone ..

Comment: I no longer live at mission peaks. I loved my apartment and I loved living here. There are a few issues that I have. The complex of NOT always clean. I’ve seen trash sit in the hallway & staircase outside my door for more than 2 weeks until I cleaned it myself. Sometimes at night the complex turns off all the lights and it’s pitch back in the hallways and no lightning in the parking lot. I always assumed that this was a safe place but with the lights being out, it becomes a little creepyWhen they are working on the apartment we don’t always get an email or notification. They worked on the roof without any notification and I had to deal with the noise while working from home. It was not a good situation with zoom meetings etcIn the past the water has been turned off without any notice.The phone number does not work - I’ve called multiple times and it’s rare for someone to answer the phone, it gets routed to a call center and not locally, so nobody can ever really help me. Any issue I have I’ve always visited the main office to ask questions or see if maybe I am not receiving the notifications etcMy REAL ISSUE is the gentleman named Nick that works at the main office. I’ve had six encounters with him and each time I leave more frustrated (sometimes infuriated) than when I arrived to the front office. Nick does not have a desire to help. He never has an answer and always blurred us off by directing me to my “email” (Ofcourse I’ve checked my email, why do you think I’m here?? ) I’ve even checked my email in front of him, to show I haven’t gotten any emails about the particular situation I’m inquiring about and he still tells me that it’s on my inbox - regardless he can’t or won’t help.This gentleman is rude with a smile - and is very condescending when he speaks.I refuse to talk to this gentleman anymore. Anytime I go to the main office, if he’s the only one there I just turn around and walk away.I am not leaving a review to get anyone in trouble, I am leaving this review because I’d like to see a change. I lived here and I value the community but the treatment I got from this gentleman is the reason why I have no desire to involve myself in the Mission Peaks community and did NOT renew with Mission PeaksIn my job, I manage a few retail locations and I can recognize the lack of desire to help people. But the difference is I do not “shop” here, I “lived” here!!! If it wasn’t for this gentleman Nick I would have given mission peaks 4 stars.

Comment: PAPER THIN WALLS, You will hear EVERYTHING your neighbours do. Management did very little to take care of loud and incosiderate neighbours at night. A lot of people love to be loud after 10pm for some reason in this complex. At least all the people living next to me do. After 4 calls with the community and the Patrol nothing really changed. Also, forget about closing the door of the bathroom for more than 5 minutes if you live in the second floor. Sewer and humidity/mold smells will come from the bathrooms ventilation or behind the tub or the actual drains? maintance told me I just had to live with it as he closed the ticket.

Comment: Dont expect to get your deposit back, me and 3 other people scrubbed the entire apartment before moving out until it was spotless and they kept our deposit and used it to hire cleaners. Essex keeps your deposit to renovate after you move out. Also theres huge piles of trash and broken appliances taking up tons of parking spots in the north and west sides of the apartment complex. The property manager blocked my husband’s phone number and is extremely unprofessional. The apartments have ant and mice infestations year round and the property manager told us we have to wait over a week to have an exterminator. After we moved out we also got a bill for an additional $64 on top of all the money we spent to break the lease and move out.

STAY AWAY FROM THIS PLACE.I am current resident of the apartment, my lease is expiring soon and so and I tried to renew my lease and move to a different/ bigger apartment in the same complex. 2 weeks before my move in date the community manager called me and said that there are roaches in the apartment and recommended 2 other apartments which are expensive (or) they asked me to move in as per plan and live with roaches and then they will treat the roaches after I move in. The second recommendation was a shock to me.How can one live with roaches?.Now they are forcing me to vacate my current apartment and I barely have 2 weeks to find a new apartment.

Mice carrying diseases and putting health in danger, making the place totally uninhabitable but irresponsible managers even not answering emails and calls to say sorry! Very Disappointing!It has been 3 months since we moved into a seemingly clean unit at Mission Peaks. 3 weeks ago, we saw lots of mice dropping in our cabinet. Called the office, pest control came and set mice traps and caught TWO mice in the cabinet (Attached photo) and sealed some big holes in the cabinet. We threw away all our food and washed everything in the kitchen. After ten days mice started to keep coming again! Maintenance came and inspected the kitchen and could not find a path that mice are coming through, they did leave without doing anything or having any plan to fix it. We contacted managers to change our unit. At first, she said: there is no guarantee that there are no mice in other units, as we have mice report from other units too!. We replied we definitely need to change our unit. Since then managers did not even answer our email, I went to the office twice and the manager refused to visit me. They do not answer my call either. We had an awful experience with this complex, we can not sleep, we can not use the kitchen, we hear noises all the time, struggle with anxiety! I strongly suggest you do not waste your time, money, and health in this complex!Attached is a video showing a mouse coming out from our stove just to show you what is happening here at Mission Peaks!

Comment: EDIT 5/25/2020 : I am adding a star (giving credit where credit is due, I am not just a savage reviewer) because of the way my last maintenance order was executed, It was the freezer door leaking and accumulating ice. They responded fast, it took 3 visits one from GE also but there were regular updates and follow ups. Most important, closed the work order after asking me if if it was complete unlike previous encounters.. Read on.----------------------------------------------------------------------------------EDIT 1/30/2020 : looks like this is going to turn into a book. So today was just like any other weekday, I took a shower in the morning and left for work. I get a voicemail from a guy called Rafael from Mission peaks customer service informing me that maintenance will be going in my unit to check and make sure everything is fine because they were working on a clogged tub issue next door. I come reach back in the evening tired planning to take a hot shower and have dinner and sleep. But the moment I enter the apartment starts smelling foul and I find the bathroom tub in a pool of dirty muddy water choked up with some of my shampoo bottle and soaps fallen into the tub. guess how my evening went, I was bailing water smelling like rotten egg out for my tub and spend an hour cleaning it because I am working man and need to shower in the morning and go to work. I lost my appetite and got a headache because I was drained. The best part is I pay them rent for this. Please run as far as possible from this place DO NOT RENT with these people.---------------------------------------------------------------------------------So I have unfortunately been the resident of this hideous apartment building since 3 months and I have had issues with bugs and the latest one triggered me to post this review. The kitchen sink water pressure just went super low all of a sudden. Almost 4 individuals visited on different occasions to just review the issue. This takes about a month. Then the fun starts. They claim that someone came and fixed it when no one was home and closed the issue when clearly absolutely nothing was done. The person on the phone says that it was reported as fixed. Now when asked isnt it easy for a plumber who is replacing the tap test it an know if the pressure is ok. And this is the reply water pressure is subjective 🤣🤣🤣 like I was trying to fly a rocket with that tap.

Comment: We moved in here a month ago and have loved it from day one! Specifically because of Jorge Tamayo who is hands down, THE BEST, maintenance professional there is. Seriously, the only reason we transferred to these apartments is because of the great reviews he has (which are definitely not an exaggeration). He goes out of his way to replace any broken item with a brand new one, he installed a brand new A/C unit after our original one was acting funny with the timer. If you ever consider moving here, try getting an apartment on the right side of Guardino (Buildings A, B, C) because its so quiet and peaceful and is separate from the main complex. Plenty of parking and the neighbors are super friendly.

Comment: Hello,We have lived in this complex a little over a year now and have not had too many issues. Leasing staff is great and they work well with you and your needs. Our agent was Kierra and she was awesome. Appearance is 5/5 overall. The I have not used the Sauna but my boyfriend has and he has not had any issues with it. The gym I would give 3/5, while it does have many cardio machines it would be nice to have some weights to use or a leg press machine. Pool is a 4/5 only reason its not a 5 is because its only 46 deep. Other than that the area is well kept and clean same with the Jacuzzi.Walking and grass area I would give 4/5. It is kept clean 90% of the time, however there are some owners that do not pick up after their furry friends. That does not happen too often but is something you could see. The community is not too loud and they let you know in advanced regarding any alarm testing or construction that will be happening.I would recommend living here to anyone who is interested.

My daughters boyfriend got his car stolen several months ago and his bike stolen a month ago. Comment: I lived in this complex about 5 years ago. Staff was nice and responsive until we lived there. We had a bike stolen off our patio, our motorcycle almost stolen from the parking lot (someone tried to unlock the gas tank instead of using the tool on the ignition.. amateur..) and a peeping Tom (twice). This is a gated community, but it doesn’t matter. The proximity to BART seems like a good thing, but when you think about it.. it can be a means for an easy escape when commits acts or thievery and vandalism. Just saying.. it’s also close to the police station.. which didn’t matter when our motorcycle was vandalized/almost stolen. But there’s a dog park and Lake Elizabeth that is walking distance from the complex, so that’s nice.

Although the apartment still retains its chronic issues, the maintenance team and management show efforts to improve.Original Review: If you live here, you can expect ant infestations during the summer months, noisy neighbors upstairs, your bathtub spitting up sewage and your toilet overflowing, pipes leaking, appliances breaking down on the regular, and emergency maintenance putting you on hold for an hour before telling you theyre an hour and a half away. Check out my bathroom photo, and then imagine being told it wont be fixed for a few hours. Thats dirty water coming back up out of the drains.Nicely kept grounds and a great pool though, so you get a pity star from me.

Comment: Nice size 2 bd apt, nice area, BUT was full of cockroaches when we moved in (we personally had to take care of the problem and get rid of them), bunch of other problems with the apt...and takes them at least a week to come and fix something.... sometimes 2 weeks....very bad service! Also, very messy outside...people smoke a lot and full of cigarettes on the floor and other garbage...If it wasnt for that I would have loved living there.They blame you for bringing in the bugs. I NEVER had bugs/cockroaches...I lived in different places over the years, but did not had so many problems as I encountered here....Also apt was VERY dirty! Whoever cleaned should be fired.

Comment: Worst apartment I ever seen. They charge irrespective of the reason. We moved into a new apartment at Mission Peaks 1 on July 17 2016 and found beg bugs in 3-4 days. We complained thrice and they sent a inspection notice for August 10th 2016. After 18 days on 28th August 2016, we have received a notice for the beg bug treatment which costs $2517.00. This charge is for treatment for bugs. This is our one month rent. They never reacted to our problems and tried to charge as their wish. My recommendation is dont lease in the Mission peaks 1. Do not hurt yourself. Full of bugs all over the community.

Comment: Iss a convinient place to live. Close to the BART station. Nice swimming pool presents. Always enough space in the parking.You can find any stores nearby and spend you free time walking in Quarry lakes park or riding Mission Peak park.

Comment: New renters pls be aware ...these guys charge exhorbent rents when you try to vacate or just trying to terminate lease. My leave terminated mid month and they charging @ $3170 per month for the remaining 20 days. My previous rent at this apartment is $1930. Most apartments in this area charge 200 extra for month to month. They keep coming with these numbers from no where and top of that say we have 60 day notice. Its not always easy to get another place same marching the day of lease end. So they take advantage of that. And no one rents an apartment 60 days in advance. I hope there is some law that controls such extreme high costs like $3170 per month on single bedroom. Good luck and pls plan before selecting this one.

Comment: Lot of penalties here in Mission Peaks when we move out from apartment.This is Radhika. I lived at Mission Peaks apartment for almost 14 months. If there is an option to give 0% rating then I can give 0. I am not sure how people gave good reviews on these apartments. All the apartments at mission peaks got infected with bed bugs. It is not at all safe for kids to stay in these apartments. Even if we keep the apartment very clean still we cannot escape from bed bugs because complete apartment community got infected. But mission peaks management is not going to accept this fact and put all the fines on us. In past I have lived in Michigan, Ohio, Oklahoma City. But these apartments are very worst apartments. Management mainly concentrate on penalties than anything else. Maintenance is very bad. And maintenance guys are very rude. We stayed at home without using bathroom for almost 1 day because there was a repair in toilet. They never ever clean the corridors. Somebody broke my friends car and their GPS got stolen. This community is not at all safe.And management guys they put lot of penalties when we move out from the apartment. Here 8 persons live in single bedroom apartment. Even management knows about this fact but still they ignore because they have to get the money. They will raise rental price every year. It is not at all worth paying $2228 for single bed room apartment. When I tried to explain my concerns to Lisa she gave me Ali email id address. I sent him email regarding my concerns. He is saying you signed the lease agreement you accepted all the conditions so you have to bare all the expenses. Most of the apartments are vacant. And current residents they are leaving. Still there is no change in management.For job purpose I terminated the lease and moved out of the state. These penalties they sent to me in mail.If you are ready to pay below all the penalties, then please go ahead and choose these apartments.They have sent meLease break 1 month penalty: $2228For extra 5 days charge: $359.35For Bedbug Treatment: $504For Paint: $107.50For Carpet Cleaning: $60Because of bedbugs they cant put apartment in market for that penalty: $1868.65(they say vacancy loss due to bedbugs)Total they have asked me to pay: $5,127.50There should be good law in USA to support residents to protect from rental harassment.I have got reply back from Mission Peaks Team saying that they have charged vacancy loss due to Bed bugs is only $186.65. But the actual charge they have asked me to pay is $1868.65. 3 times I have posted my review on YELP. YELP is not showing up my review on their website. I am not sure why they are not showing the truth to residents and also I am not sure what they are trying to hide.
