Comment: Awful complex to rent from!!! Too many new staff members. Noone ever knows anything! Try and get your deposit back is a joke!!! Theyll drag it out beyond the 30 days AND dont even giv6e you an itemized list as to why they kept the majority of your money!! When they do finally refund you any money, they back date it and it bounces!!!! If there are any attorneys out there, you will have plenty of clients because of the illegal practices here!!!

Comment: They steal your deposit. They have mold everywhere! They clean it for the walk through and 2 weeks later your whole apartment will be covered. They don’t fix any of the structural damages they literally patch and paint over it. They never call you back. This is the biggest scam of an apartment. They charge you premium rates and don’t do anything they are suppose to. And enjoy summer with a broke AC but make sure you pay them their $2k plus a month (hundreds of dollars of hidden charges each month read the fine print)

Comment: RUN! Office manager is never there never returns phone calls. They make you jump through hoops to get your deposit back and never send you an explanation on the deductions. I have been trying to get in contact with them because their check bounced and office manager never calls back. They have mold in every window and door in apartments. I was 6 months pregnant and they did not fix my broken AC for a week. The office staff kept claiming they were contacting maintenance and they were going to be right up for 7 days straight. I almost had a miscarriage because of it. I had to go into the office and refuse to leave before they actually ever sent anyone. Turns out they never contacted maintenance. They were enjoying their nicely aired office doing nothing. They charge outrageous fees and many of the apartments have water damage. The first apartment we looked at with them had water on the window seal. I insisted they get an inspection of it before I signed a lease (they originally also tried to force us to sign the lease before viewing the actual apartment we were going to be in). Turns out that apartment had roof damage and the water was leaking from the roof. We were there over a year and they never fixed the roof of that unit they just rented it out to someone else after. RUN!

Comment: DO NOT MOVE HERE!!Worst complex ever. New property manager doesn’t take care of anything nor does she know about anything. This property constantly loses checks how does a manager misplace checks?This property has a major mold issue or should I say “mildew” because that’s what they will tell you it is. We have ran our own mold tests that came back positive, but “our tests are invalid they have to use their own” MULTIPLE health violations and law suits on this property. They violate fair housing to the max. The prices of rent here is absolutely not worth it at all they charge $119 for a property fee yet ONLY the office area is the only maintained area which recently got renovated. Absolutely terrible property do not move here you will regret it. Terrible office staff they don’t want to help anyone EVER oh and don’t let me mention you will NEVER get ahold of anyone if you call so if you can’t make a trip to the office you definitely won’t speak to anyone! Parking is terrible cars broken into daily property stolen off of patios but it isnt worth going to the office because they aren’t reliable it is 100% our fault we leave stuff out on our patios! This property gives 0 care for their residents safety.DO NOT MOVE HERE!

Today’s lesson we will be talking about Deceptive and unethical practices and the techniques used to deceive you. 1st. Make the entrance breath taking and have security gates to give that added feel of security.. only problem is the gate coming in is always open and the gate going out is always closed😳. 2nd 😞They will gouge you for every single dollar they can squeeze out of you and believe me if they say your rent is 1800.00 per month you better figure it will be $2300.00 per month after all the add on’s. That’s just the rent. Nothing works, outside lights in parking, walkways, and feel safe with cameras that don’t work and never have, so don’t leave valuables in your car because if they don’t tow it someone will for sure break in to it. Oh and the security company we all pay for… gone too.. swimming pools?? Yes there are 3 and everyone who doesn’t live here drives in and uses them everyday when it’s hot.. the tenants as I am have to find other means to swim and that’s just the short version why you should look for a better more honest place, somewhere you are valued and appreciated….good luck..

I made the mistake of not reading reviews before moving in and it’s one of the worst mistakes I’ve made.A huge red flag in the beginning was that the front desk made us leave a 5 star review for them right after we signed our lease (So don’t trust any of the 5 star ratings you see here). She refused to give us our keys before we proved the review was submitted. We thought it was a joke at first, but she was serious. They didn’t allow us to see our unit before signing the lease either. The day after we got our keys, we came home to a note on the door saying our locks were changed and we needed to pick up new keys from the office. A day after? Made no sense.They will charge you almost $200 a month for property fees that they don’t include in your lease or discuss with you prior (regardless of them responding to reviews saying they do) and the property is disgusting. There’s trash, dog poop, cigarettes, and more everywhere. There are soo many bugs. Every time it rains, the sidewalks flood badly and they don’t do anything to fix or prevent it from happening.Parking is a disaster. There are way too many tenants living here for the amount of parking spaces they provide. If you are disabled, please do not move here. There are almost no handicap spots, and people without placards are parked in them anyways. They do nothing to tow them but will absolutely tow your car if you park in the “future resident parking”. There are more parking spaces for people who don’t live here than handicap spaces available.There are cops at the complex almost everyday. We watched our neighbor get arrested for drugs, and sadly a woman died in a unit that caught on fire (there was no communication or statement about her death, which I personally found off putting) The gates are open almost 24/7 so anyone can come in. There are car break ins constantly and it’s just an unsafe area.The buildings are old. The walls are thin, you can hear your upstairs neighbor very clearly. We’ve had upstairs neighbors before (elsewhere) and it was never this bad. We found mold right before we moved out as well. It’s not worth the amount they’re charging for rent.They will not respond to any of your concerns. They never answer the phones, and if they do, they’re rude and dismissive. I had submitted a complaint and I wasn’t given a response until maybe 4 months later. The response was something similar to “hope this isn’t happening anymore!”When we were ready to move out, I reached out to schedule a final walk through. After being on hold for a while, I was told “oh we don’t do that people typically just put their keys in the Dropbox.” She refused to set up a time for one, and said “you can pop into the office and hopefully someone will be available for you”. Simply unprofessional.Please take this seriously and do not move here. Do not give them any of your time or money.

Comment: STAY AWAY!!I have stories upon stories about how montage has made my wife and I’s life miserable, starting from literally day 1 when I came to pick up my keys and they said “we apologize but the flooring is all torn up and you cannot move in yet”… WHAT?? Thanks for the heads up! I’m not even going to waste my time reliving the unbelievable things they did, but please take my word, STAY AWAY! They have gates that never work, jacuzzi that never works, pool with duck feces all over, and good luck getting a hold of them, they’ll never answer the phone or return emails. It’s ironic especially since they brag in their cover pictures on the website, this place is a scam.I’m moved out now, 2 months gone and it’s amazing. However, I’m starting to lose hope that I’ll get my $500 security deposit back. They make you think that when you turn in your keys and sign more paperwork stating how you want to receive the money, that you’ll get it pronto… nope. 👎🏼If I could give it negative stars I would, Montage, home of one big scam. It’s unfortunate. Look elsewhere.

Comment: DO NOT RENT!!!! my unit was not ready on move in day, It was dirty and had holes in the walls. BLACK MOLD is also a huge problem. Had it when I moved in. There are a lot of false promises from management. They told me they would fix my rent online and never have. Also was told false information that is now causing me to pay them more money. They have had 3 new managers in the 6 months I’ve lived here. You pay $109 for Maintenence fee but the property always looks terrible, trash everywhere. Parking is terrible and you will get towed if you park in the wrong spot. Management belittled me because I was expressing frustration with their lack of help over the past 6 months but they didn’t “appreciate the way I was talking”. No one cares about the people who live here. It’s a scam.UPDATEVenessa in the office verbally told me she would adjust the check I was supposed to receive after move out. They charged me for a blind replacement but the blinds were broken when I moved in. She never did the adjustment and I did not get my money back. The lack of help from the office is unacceptable, and everyone in the office always has a bad attitude. They only seem to help the people that don’t question what they are doing. All the management company wants is your money and no one in the office is fighting for you or what is right. Vanessa refuses to hold herself responsible for anything she has helped me with, and unless you have paper proof of anything they said, you will get nowhere. They are heartless.

Before we move in they were nice and friendly, but after they became absolutely unfriendly, treat us like as if we live here for free and should be thankful for that. Was also sent this disgusting message from their corporate office saying they don’t have priority to send me Back my money, based on claims that are not associated with my application.Message from the corporate office:Please note that the application clearly states that:A non-refundable application fee and a non-refundable administrative fee will be required to reserve your new apartment. If you withdraw your application or change your mind about renting the apartment, we will be entitled to retain all application deposits, application fees and administrative fees as liquidated damages and we will have no further obligations to each other.The application includes clear requirements for qualification. If anyone is rejected due to false information on the application, money is not refunded. Verbal promises are not considered according to our business practice.This is a sick practice of business and they need to be shut down!

When we lived there management and the office staff were constantly changing, no one was ever there twice. Over a month ago we moved out, and got a letter stating how much of our deposit we would receive back. Well it’s been over a month and I have call and even stopped and they say it is “on its way”.I know they will probably comment saying “it was returned base on the California laws” but guess what?! As a landlord you have 21 days to return a deposit otherwise the tenants can dispute any charges and even take the landlord to court and get up too triple the amount of your deposit back.I will probably never see my deposit back willingly.

Comment: The place is awful. The rent is overpriced and not worth the low quality living accommodations. Our apartment faced the street (Fair Oaks) and the old single-pane windows meant that day or night we heard every car and motorcycle that passed by. It was always so noisy! There is zero privacy from neighbors, too. Parking is a nightmare and we regularly saw rodents run across the sidewalk at night. The sidewalks flooded regularly due to the shoddy irrigation and poor upkeep and anytime it rained. The landscaping is ugly too - except for the area near the main entrance and the management office - everywhere else is muddy and poorly kept. This complex is truly not up to date to the quality living standards of today. The final nail in the coffin is they did not return a dime of our security deposit and in fact charged an additional $200 that they sent straight to a collections agency! Even though we cleaned thoroughly and didnt leave any damages. The management company is running a scam to get as much money from people as possible, and still their buildings are mold infested, outdated, and gross. Dont fall for the scam. We stayed one year, only because it was more expensive to break the lease early. No redeeming qualities to this place!

Its not that theyre fully booked; its just that their customer service is non-existent. Once, they actually picked up the phone, only to realize their mistake and promptly hang up on me. Lol.When I was initially looking at their apartments, they fed me false information about the unit Id be moving into. And when I called them out on it, David, the epitome of unprofessionalism, literally locked up the apartment and walked away from my boyfriend and me without a word. It was as if we were invisible to him! No solutions offered, nothing. I was relocating from LA, already stressed out, and this added insult to injury.Thankfully, after a lot of back and forth with management, they managed to sort out the mess and put me in the right apartment. But let me tell you, that was the only positive interaction I ever had with them. My advice? Steer clear of this place at all costs!

I moved out a month ago and they still haven’t sent me my deposit even after they called, confirmed my address and said they sent it over. A month passed. Then I called and apparently they “didnt have my address” even tho they literally called and asked a month prior. So basically they were hoping I would have forgot or something??? I asked how much the check was and they took $800 for cleaning? I left that place spotless. They told me I could paint and they would even give me the color before i moved out. Which I did. And before move out i had a walk through done and he said the place was good to go then they charged me for painting anyway!!! This place will scam you. It’s also constantly overflowing with trash everywhere. I would live literally ANYWHERE else.

Comment: I would give it 0, but unfortunately its not possible. In October 2023, I submitted my application and paid a $400 deposit to process my application. The move-in date was set for the end of November. With the manager, if I’m not mistaken, Sarah, we decided on an apartment and went to wait for an answer, but we never received one, although we constantly contacted the office. As a result, we did not receive any response, we did not receive the deposit back, although we were told verbally and by email that the deposit would arrive by mail within 21 days (this was after November). After November we came more than once to clarify What about our deposit, which was supposed to be returned to us? To which they answered us, then wait, there was no number for our apartment to send a letter. In general, they fed us breakfast. As of today, 03/24/2024 we have not received anything, apparently we will have to follow the principle and go to court. It also turned out that we are not the only ones, there are many of us, and perhaps we will file a class action lawsuit. Another interesting news is that these machines have “hidden” payments for utility services that no one will tell you about, and the check will arrive after the fact.And this is 150-200 $. If I remember the name correctly, the manager Sarah tends to talk to her phone more than to you, dont be surprised, this is par for the course for them. I took a picture of this complex, but in the end I’m very glad that I didn’t go there. As it turned out, there are a lot of negative aspects. Apartment management, teach your management to work correctly and follow the laws yourself!

Comment: Worst place I’ve lived, apartments are subpar with black mold all though out. Even the top model has terrible vinyl “wood” flooring that gets scraped and scratched as soon as you move anything onto it. They had someone actively painting over EVERYTHING as we were moving in (they tried to stall for thirty minutes and wouldn’t give us the keys before this). Every appliance is visibly used and they refused to clean behind them. We found children’s clothing and years of dust behind both the washer/dryer and the fridge. Apartments are listed as “luxury apartments”, but that couldn’t be further from the truth. Maintenance staff is always rude and never shows up on time; had a 10am appointment (which took three weeks for them to schedule) and they showed up at 7am, banging violently on the door for twenty minutes. They didn’t even fix the issue. None of the pools or spas are ever working or clean. Office staff are extremely incompetent and rude. Multiple times I’ve gone in and they aren’t helping anyone, they are just gossiping or talking to their boyfriends and won’t acknowledge you for a solid 5 to 10 minutes. When they finally help you, they are rude about having to help you. They also never stick to the office hours and are always closed early and then are always closed before their lunch hour and way after the lunch hour. ( had to wait have 30 minutes for them to get back from lunch when I arrived after their lunch hour was over) if I could give zero stars I would. They should’ve paid me to live here.

Comment: Do not make the same mistake I did- avoid this apartment complex!Unfortunately I did not read the reviews before I applied.Our application got denied; and we were emailed saying that we would receive our deposit back. I tried to get a hold of the office to ask how the deposit was going to be refunded; I called the office over and over, I left voicemails and I even emailed multiple times. No one got back to me. I finally asked my fiancé to go in person and they said corporate is in charge of refunds; yet they have no corporate number or email to reach out to??? So who knows if our deposit will ever come; from the other reviews it seems unlikely. They even said “ya we get a lot of complaints about people not getting their deposits back”. We didn’t even do much and get an apology.A terrible experience all around.

Comment: Professionals in taking away deposits. They didnt refund approximately $400. Submitted applications. At first they deliberately dug into it. It took a very long time for the extracts to be taken, all revised. They changed the rules as soon as possible. Then, when, after a month of their nagging, after a month I pass that exam but they said the promised apartment was no longer available, and they gave me an apartment overlooking the substation, which is right next to it, and irradiates the residents (I I believe in it). It looks shabby and smoked. it’s not at all what was ordered about submitting applications. I said that I would not live here, they said that since you refuse, we will not return the deposit, and, as expected, there will be no other better apartments. Naturally, everything is very polite and with an incredible desire to help me. It seems to be a good business - processing work and not rushing to deliver on promises.

Comment: I really do like our apartment however 2 weeks ago during bad storm tree fell and broke our bedroom window. They gave us a temp fix of plywood to help the wind stay away however with the rain there are still cracks that let water in. But still no word or update or even a checking in to see if anything else can be done or what plan is set in motion. We were told we would get fans brought in to dry carpet but no such attempt has been made. Although I don’t think it would help since there is an opening at the bottom of the plywood and water just comes in. Now with all the heavy rain we are noticing brown spot on our ceiling that looks like water is leaking in. And went to go clean my daughter’s room and mold seems to be rearing its ugly head. Went up to the office and the girl up front told me office manager wouldn’t be in til Monday and this sounds like an issue I will have to discuss with her. So I guess we shall wait some more to see what will be resolved.

Comment: This complex has a beautiful entrance while driving up- palm trees, gardening, a beautiful office but that’s pretty much it. Our mail boxes were constantly getting broken into. Having to drive to the post office 1 week postpartum was an absolute nightmare. Lots of dates promised that it would get fixed yet nearly two months passed and they were still not functioning. The parking situation is terrible. You get one assigned spot, the guest parking was close to none with the same old cars sitting there. One year later they finally towed them but there’s nearly 20 buildings that share about 30 guest parking and its impossible to get a spot. So so so much garbage people are constantly moving in everyone is dumping their huge furniture the garbage and the apartments don’t do anything about it. Trees were constantly falling and damaging either cars or the car port covers. It’s not listed on their website but you have to pay a monthly fee for the gym,pool,key fob. It isn’t an option either. You must pay the fee our rent was 1625 but with the fee our rent was 1725. Your utilities will ALWAYS be over $115 a month that’s insanely ridiculous. $1820+ for a one bedroom? No thank you, after one year of living there there wanted to raise our rent $180 more.You can not walk a baby in a stroller anywhere so if you are disabled stay far away as they don’t accommodate. I feel like things will get better here but it might be a slow fix with all the problems. I appreciate that she was so responsive and willing to help with my current issues/complaints. My issue with Parcel Pending must have been a miscommunication with previous management as I was told when I signed the lease that it was a mandatory service. I have since cancelled it so that my packages do not get delivered there. Management is hopefully getting better, so I appreciate their effort.OLD: They are less than helpful and make issues persist with no resolution. All problems have to reported multiple times and youll be lucky if anyone ever even responds or resolves your complaint. The renovated apartments seem cheap... painted over unfinished wood, my drawers squeak, some cabinets arent lined up, the paint doesnt match and has been painted over uncleaned walls. They FORCE you to use Parcel Pending package service which is anything but convenient. Ive had a package stuck for over a week because management didnt have a master key (which they should have) and had to go over them and contact Parcel Pending and CC management to get my package! I just had FOOD delivered to the locker and now it will be stuck there until the 2nd so it will have gone bad.

Comment: Moved out on October 30, 2023 and still have not received an update on my security deposit. Please rent somewhere else where they actually care.Update- I called back a week later (yesterday) after still not getting an update. I was told I would get called back by the manager but didnt receive a follow up call. I called again today and after pushing hard for information, was told I didnt owe them anything but I wasnt getting anything back. Good information to have- frustrating it took so long and required so much effort on my part to get that information. Not surprised because all the views Ive seen are that Montage takes the whole deposit. Montage also sent debt collectors after others who apparently owed Montage for whatever reason. They said they would send me an itemized list, as required by law, through email but havent received anything. Really happy this chapter of my life is closing. This place is okay as long as you have low standards and are okay with poop on the ground, overflowing trash cans, fights in the parking lot, etc.Im not sure how Montage has 3 stars on Google when it has a 1.4 on Yelp. Do your research before moving in here. Be okay with no communication, no maintenance of the grounds, and overpaying for cheap apartments.Final Update - It looks like my Montage experience is finally coming to a close. After multiple calls, I was about to confirm I was getting something back on my deposit but turns out the management company sent the payment to my old apartment instead of my new place. That just shows how little thought this complex puts into its residents. Really really happy to close the chapter on this place.

Upon moving in and doing my inspection I noticed that they did such a cheap paint job there was literally hair painted over so it’s stuck in the walls. She was available and kind but not overbearing or pushy.The facility itself is probably 3 stars for us - it seems to be safe and quiet for the most part which is great, and we love the neighborhood; not a bad experience so far, just a little mid and not up to par with what we expected based on the website and tour...the hot tub and pool near us are out of service, the front exit gate seems to be broken, our unit is dated and has some minor water damage, etc...it seems like they just cut a lot of corners on facility maintenance - but the front desk staff have been fantastic, and for the price its honestly just fine :)

I had asked about this about a month ago more than once and nobody got back to me. They sold me a parking spot and I paid with cashiers check. Tonight, my car was towed. It didn’t even last a couple of hours because it already belonged to someone else. Luckily when I realized it the owner of that parking spot was there and told me what happened. He said this has happened about four times to him even though the apartment complex has been charging him for that spot since 2021. Seems like an employee was walking “yesenia” and he asked her when I can get my car back (since it’s neither of our mistakes) and she just said tomorrow.. so I will update but she didn’t even apologize or anything. I get shes off but that’s wild lol. I am having to take time off from work tomorrow to get this worked out, huge inconvenience. Hoping the resolution goes well but based on how things have been going I do not have high hopes.

At 12:45pm receptionist told me that she REFUSE TO SHOW ME AROUND then another girl (I assume a manager) told me to leave because they REFUSE TO SHOW ME PROPERTY TODAY, TOMORROW OR ANY OTHER DAY. And all because I wanted to speak with manager … They not only refused to show me around but also informed me that they had blocked my access and that I would not be permitted to live there!!! And they did blocked me. Not that I want to live there anyway after all humiliation and unprofessionalism. I said that I have a scheduled tour at 12:45pm and I want to see property. But I have been told to leave otherwise it seems like I refuse to leave and they CALL A POLICE. So they called a police. I was not shouting, rude at them. Yes I was upset. But that’s it.I was waiting for police outside as I wanted to speak to someone who can actually assist me. this attitude is unbelievable and unfair… by police I have been told to find who owns this place and bring it to higher management. The Maintenance workers dont show up when they say they are going to. Been waiting for my shower to be fixed for 4 days now they keep saying they are gonna show up but dont. The apartment also just has a bunch of other peoples dog poop everywhere including the sidewalk because no one picks it up. Also the nasties part is that the ac drains into the bathtub and comes out with rusty water and has stained the tub with rust due. Highly annoyed with management cause you always get sent to voicemail and never get a call back or anything. The washer and dryer doors are not installed properly and the guide pins arent even in them and one of the doors is to big so you cant even close them. This place is way to expensive for what you get do not move here. On top of there are always police officers here arresting people and the shower door doesnt even close all the way so water gets everywhere I also ended up paying about $4000 just to get the apartment and move in. Would give 0 stars if possible.

Its currently in the middle of Sacramento summer heat snd my AC unit has stopped working. Ive submitted several maintenance requests and called the office on multiple occasions. After waiting two days after my first maintenance request, I called the office and they told me maintenance leaves at 5pm (it was 140pm when I called) and they would be at my apartment first thing the next morning. The following morning came and went with no maintenance and apartment AC still not working. I called again and this time they told me maintenance was on lunch break (it was 130pm) and they would be at my apartment in 30 mins once they finished. 440pm rooks around, still no maintenance. I call the office and Im told, again, that they would be at my apartment first thing the next morning. I complained enough then that they decided to go to my apartment immediately. About 10 mins later after this phone call (it was more like 8 minutes), my girlfriend came home to a handwritten note left on our floor that said repaired A/C. Thanks (picture below) and absolutely nothing had been fixed at all. A/C was still blowing warm air. I really believe all they did was turn it on and left quickly. I made another maintenance request and called the following day (now 4 days after first maintenance request, in upper 90 degree sacramento heat) and spoke with a gentleman in the office. He told me maintenance doesnt work on the weekends, and that he would reach out to maintenance to see if theyll come out today when I asked about portable, temporary AC units, and that he would call me back. Needless to say, no call back, no maintenance, and stopped answering my calls when I called the office again several times. This management staff is completely unprofessional, dismissive, rude, and under qualified to be employed in any property management capacity. The maintenance staff is also completely unprofessional and extremely under qualified. They have no business referring to themselves as maintenance. And even after all this, AC unit is still broken. Ive since had to go purchase multiple fans to keep the temperature somewhat tolerable.STAY FAR AWAY!!!

Comment: Apartments get four stars, management gets zero stars.The apartments are clean & bug free, the location is safe, and the neighbors are friendly, but the management negates all those positives.The management has caused me so much stress and heartache and made everything much more difficult than it had to be. Their communication is terrible (wont answer the phone), they have no follow-through, and I wonder how they even keep 600 apartments running. They nickel and dime you (whats a gym fob fee??), and theres a $100 fee on top of the rent listed on the website.At one point I got a notice threatening legal action for delinquent rent even though I was previously told I didnt owe any money, and later they told me it was just a mistake.When I moved out they took my $500 deposit and charged me another $250. When questioned, the manager said these charges were for normal wear and tear and these fees are charged to everyone (which is against California State Law). The charges were sent straight to a debt collector (and the notice was actually sent to my montage address), and I was forced to pay to preserve my credit.I filed a BBB complaint, but received no response after over a month. I am currently in the process of filing a small claims case against Montage to get my money back and hopefully bring light to their sneaky business practices and unfair treatment of most residents.Its just plain unprofessional the way they do business, and I recommend living elsewhere.

Upon trying to understand why (many phone calls to Montage with no response), they finally responded and said that they dont know anything about this collection filing. Apparently, they filed it and have not lept track of why. Im still trying to get them to call me back. They are responsible for damaging my credit and seem tp have no motivation to get this cleared up. They are leaving that responsibility to me and slowing the process down by being unresponsive. Learn from me, DONT MOVE HERE!!DO NOT MOVE HERE!!! Not worth the prices at all. The luxurious LOOKING front office and pool are the only thing luxurious about this place. There are three pools that are never heated and two of them were constantly shut down. When they were open, they were always dirty with duck droppings and feathers. The spas will give you a UTI for sure. They have had all amenities closed since COVID started but never reduced the price of rent (which includes an amenities fee). They are now raising the rent, regardless of the lack of gym and pool access. The front office staff has a bad attitude pretty much all the time. My apartment has a broken things and slow drains since I moved in. They have never come to fix them, even though I have called several times.

Im only giving it 2 stars because there were a few really great employees that helped us out over the years, and the remodel is nice, however its still covering up a lot of the major issues.Here are just some of the problems we had in the 3 years we lived there:- The windows are single pane, so they accumulate moisture and mold over time. We had a leak in the skylight, which dripped down to the living room wall and created a bubble in the wall. After 2 weeks of calling maintenance, they finally cleaned out the bubble and just painted over it (in the wrong color lol). Instead of dealing with the root of the problem.- Our guest bathroom had an air conditioning pipe going directly into it, which leaked rust into the bathtub, and stained the entire bathtub orange. I have record of contacting maintenance at least 3 times over the few years we lived there, and every time I was told there was nothing that could be done. Im confident they charged US for this when we moved out, but never received an itemized receipt.- The gym is very nice, but I got in trouble with staff several times for going outside of business hours. Why would you give your residents something to scan in to the fitness center if they are not allowed to go outside of 9-6, and what about those of us who work during those hours?- When we renewed our lease the second year, we noticed the increase in rent was 18%. Per CA state law (AB-1482), landlords cannot raise more than 10% each year. My husband called them out on it, and magically there was another letter on our doorstep the next day with a decreased price. Were fairly sure there were some residents in the complex that ended up paying that 18% increase, because they didnt know.- When we bought our house, we still had a few months left on our lease, so we considered paying a fee to cancel our lease (especially since we were paying pre-covid pricing, we thought this would be a win-win so they could get a higher price for the place!) We assumed the fee would be one months rent, maybe two. Instead they told us the fee would be over $4,000. We ended up paying double in rent and mortgage for those few months just to avoid that astronomical fee.- After all of this, we received less than half of our deposit back, with no itemized receipt.I have steered people clear of renting at Montage before when we lived here, and will absolutely do so in the future. I think having a large management company is running this place into the ground.

Comment: The absolute worst apartment complex you can possibly imagine. My boyfriend is having to go and file a small claims suit against them to return his deposit. Getting ahold of maintenance or anyone in the office is a complete joke. He had two different instances while living at the apartments for 14 months. First was a garbage disposal which he had to submit 3 work orders and call the office daily to get someone to finally come and look at it 1 week later. Then about a month before he moved out (feb 2023) I was cleaning his aparment and brought a mold issue to his attention (it was concealed behind his sectional couch). He called maitanence and it took about 3 weeks to have someone come out and they sprayed the wall with a solution and asked him if he was cleanly. The aparment was cleaned often and mold is not something that can develop in the middle of a wall behind his sectional couch due to uncleanliness. When he moved out the mold was back and worse than before. I have pictures of before and after we cleaned the mold off together. (I will update this post with them when I get home) Now fast forward it is April 3, 2023 he moved out on March 6, 2023 and he has yet to recieve a call, email, or letter in the mail as to where his deposit is or an invoice showing the cost to repair the damage that was caused by him. The apartment was left in immaculate condition and we both have videos that prove so. Tomorrow he will be going down to Sacramento County Court House to file a small claim against Montage at Fair Oaks. He has emailed and went in person twice to drop off demand letters and the only response he has recieved is, A manager will be in touch. Do yourself a favor at look elsewhere for somewhere to live this place is not worth it I CAN PROMISE YOU THIS!!!!

It took a week of phone calls to get through to someone and when we did we were told someone would call us back. Obviously they didn’t. So I went there myself to resolve the issues and was told I would get an email within the hour. Obviously I didn’t. I emailed the next day to ask what was going on and was told I would have all the paperwork I needed by 5. Obviously I didn’t. The complete lack of communication is atrocious. I’ve tried calling corporate and once I mentioned I was trying to speak to someone about my deposit, she instantly hung up and when I called back three times after, no one answered the phone. Comment: I lived at Montage for one year and it was the most frustrating year of my life.Here are some of the highlights:-They kept my entire deposit AND charged me an extra $200 AND sent that extra $200 payment straight to a debt collector. The amounts listed were also significantly different from what was provided to us by Angela and the maintenance manager during our final walkthrough.-Having the AC break in the middle of the 100+ degree heat of summer. Asked maintenance to fix it FOUR times and gave up after the fourth time they “fixed” it.-No guest parking available after 3 PM-Garbage bins overflowing and needles in the barbecue area-Had a homeless person sleep under our window all night despite there supposedly being security on premises.-Office staff that are immature and unresponsive to calls and e-mails. Once you’ve signed the lease and you’re in the apartment they could not care less about you. Also, they lost our first month’s payment…while we were still in the office. So if you pay with a check, ALWAYS get a receipt.-Mold in the vents and all along the windows. Our neighbors had mold in their living room walls and maintenance just painted over it.On the plus side, we made lifelong friends because we bonded over how much we disliked living here.

Comment: I went to rent an apartment at the montage i explained my urgency that i wanted to rent an apartment immediately, the leasing agent agreed and told me that they had multiple units and they were ready to move in immediately, (which they absolutely weren’t) when i asked what the security deposit was i was told it was $460. When i asked to get the keys for the apartment after i was approved they told me it was gonna cost another $3600 for me to move in. And it wouldnt be ready until the following monday. Im infuriated at the fact that she intentionally gave me as little information about the real cost of moving in as possible and now Im going to have to take them to court for my $460 dollar deposit. Since they refuse to refund it. Legally they cant keep my security deposit, i never even got keys to the apartment!

There was large balls of mold in the vents and when I told management they told me to buy Clorox and clean it. The apartments seem nice at first but then you move in and the mold, and the amount of trash all around the complex is disgusting. Comment: BE AWARE - at the end of move out, they will send any money owed to a collections agency. Totally illegal. They do this as a scare tactic so that you wont question the fees and just pay it as quick as possible.No matter how much you clean or leave walls without holes - they will still charge you to paint the whole place, get the carpets cleaned and have a cleaning service come in. So automatically this money is deducted from your security deposit. I was shocked when a month after moving out, I received a bill for almost $500 AFTER deducting my $500 security deposit.They just threw on random charges and thought I wouldnt notice... after they updated the charges, they claimed I still owed over $200 but that there wasnt anything else they could do because their system AUTOMATICALLY sends the bill to this collections agency. It was a nightmare for a couple weeks calling the collections agency as well as the management office all day long trying to get ahold of Ovi the manager, but honestly I think this person doesnt exist. He refused to call me back and every time I called, he was out, or in a meating, or at lunch etc.... so if he really is the manager, he is terrible at his job if he cant deal with things like this.In the end, I just paid the money because I wanted to be done with this horrible place and not worth my time, which is funny because they know people will just give up and pay. Do yourself a favor and google IQ Data / JRK lawsuits.... there are too many to count.By the way, I moved in during the pandemic, so we couldnt use the gym /pool for almost a year of me living there, yet I was getting a $30 amenity charge every month. No way they were able to credit that back! This place is ridiculous. They will also raise your rent at minimum $100 every time you re-sign your lease. The little renovations theyve done to make it appear like its nicer compared to other complexes in the area are just not worth it.

When I told them about the mold they sent someone to clean the window because they also had mold but did nothing about what is causing the mold which is the ventilation. There we were told to fill out all the documents ourselves on their website, which is constantly buggy. We were immediately charged $500 deposit and $60 from each completed questionnaire. When filling out, we asked if the deposit would be returned to us if we changed our mind about removing the apartments? We were told - yes, they will return it. Comment: While our apartment was very clean when we moved in and never had to deal with any bugs, our struggle came with the office staff. We had a set day on when we were supposed to move in, I had called them a few days prior because I had a few questions. I was then told that our apartment wouldnt be ready until the day after the initial date. If I hadnt called them, would they have had contacted me to let me know?? Highly doubtful. We were moving from Monterey so it pretty much messed our schedule up. We had already signed a contract for the move in date. On the day of our move in, we were asked to sign a completely new lease since the move in day was changed, the lease was different and about 45 pages, it took about 2 hours to finally get our key since the only way for us to sign was on our phone. We were told that they would give us a walkthrough a few minutes after we were given our key. No one ever showed up to give us a walkthrough. I ended up taking pictures of the apartment and emailed it to them for records. Make sure you read the contract well because they charge you four months rent if you try to leave before your lease ends. Even though we cleaned the entire apartment and left it as good as it was when we first moved in, they kept $500 of our deposit. I didnt think this was fair since again, they didnt give us a walkthrough. Two months after we left, we get a letter from a debt collector saying that we didnt pay our last payment for montage and owed money with interest. Thankfully I screenshoted all of my payments and had proof that I did pay. So very money hungry, you really dont get what you pay for here. Only upside is their gym and their one clean pool.

Not to mention they charged me for a full paint when it was their roof that was leaking and causing mildew to grow all over the ceiling. Gates stay open 24:7. Staff will say “I don’t know, let me ask” a lot. No accommodations. They mainly just care about getting you to sign the lease and thats about it. Leasing staff couldn’t care less. They will ignore your calls or pass you on to their colleagues so they don’t have to deal with you. there is NO PARKING. They have a deal with the tow company, that sit outside the complex every night. Management doesn’t respond to email. NO PARKING.

Why do I pay $99 a month for Grounds maintenance, when they literally never fix anything. 3 pools? NOPE! 2 are closed all year long. Dog park gate is broken making it unusable. The gate breaks daily and you get stuck either trying to leave for work or not being able to get back in. Office staff just strings you along without ever doing anything. Oh yeah and the mold! My bathroom toilet was COVERED in mold. Entire water tank was filled with it. Single pane windows that sweat all year round. And the wall leak when it rains… from the inside of the wall…. Comment: This used to be a decent community.The exit gates are always broken.(Update: they fixed the exit gate FINALLY, yet the clickers provided are barely functioning to open the gate. New batteries, new clickers, same issue)The dumpsters are constantly overflowed with an insane amount of trash along the side walks and parking lots. Local homeless are either cleaning up the trash or stealing out of the downstairs apartment patios.Good luck getting responses from the leasing office for anything after you move-in. I just moved in so I’ve only been living here a couple weeks but, these apartments can get pretty cold, had to have some maintenance done on my thermostat and I feel like it’s more broken now than it was before I had them come fix it. A couple of my outlets don’t work and I have some other maintenance problems here and there but the crew they send out it’s always pretty fast and knowledgeable so that’s good. There’s like never any parking though so having two or even three cars is going to be annoying. The walls are very thin, I can hear every footstep of my upstairs neighbor and it’s only rapidly driving me insane but nothing I can do about that. Already found a couple roaches in my apartment but those are downfalls of being on the first floor. Trash is a mess too, lots of trash in the streets around trash pickup day takes a while for it all to get cleaned up and the front gate doesn’t work like 90% of the time so the remote you pay for when signing your lease is also 90% useless.I seem to have a lot to complain about and not a lot to write home about which is true but it’s a home, it was available, and it’s what I’ve got. Just try to get a second floor room.

Comment: Dont live here. Management is a joke. I called them in late July to tell them that I found bed bugs. We prepped the apartment and the pest control came and said that 1 of the rooms wasnt ready so they left. I called multiple times to ask how to fix it, how to prep the room better, what wasnt ready, can we schedule again and I never heard back. But I got threatened with a $3000 fine for not complying. I solved the bed bugs myself. And when I complained very early on that there was damage to the apartment and asked the property manager himself to come down and look multiple times well times, he never did. I couldnt even get ahold of him on the phone. I had to camp out inside the office just to speak to him. I had to call maintenance so many times because it was very clear that they hadnt done a proper inspection before we moved in. The dishwasher wasnt even hooked up to hot water or attached properly to the wall. The outlets were very badly and very bizarrely wired. I absolutely hated living there. And the top of all off there is no where near enough parking. Forget guests, there isnt even enough parking for 2 cars.

Comment: Overall the process of moving in was simple, my millions of questions were answered. David Wright specifically was/is very professional & helpful with everything. Even suggested restaurants, shopping malls, etc. for me to try out since I was new to the area. I appreciated that tremendously. The unit I picked out was in an area that is very quiet, so I appreciated that. I have no issues with neighbors or anything. I would be walking my dog & neighbors would say hi. 10/10 would recommend.Now with the maintenance, I did have a few things needing work to be completed, such as the bath tub wouldnt fill up & it would drain the water. One of the maintenance guys was able to fix it the same day. My washer hose for the water drainage was shifted therefore water was draining on the floor but that was fixed quickly during after hours. I appreciated the maintenance guy removing his shoes before entering my apartment, I didnt ask that of him either! I was shocked and that was def appreciated. Oh also, I learned if you fill up your washer with too many clothes then it will shake & make a loud sound. Lesson learned. Lol. 10/10 for the maintenance employees as well :)

Comment: I had a great experience up until recently. I did the application process and placed a $400 holding deposit for the apartment I was applying for. I was approved and everything was great! I recently just got a job offer in Arizona that I cannot turn down. It all happened very quickly.I emailed my leasing agent immediately and asked for the $400 deposit back. There is a clause stating I have to cancel within 24 hours to receive the $400 back. Uh what?? It is not like I am moving into a different complex, I am moving out of the state. They did not even offer half back. In my opinion, that is poor customer service. There should be exceptions made for certain circumstances. I am glad I am not moving in here. They probably have a lot more fine print in their lease. Do not move here!!!

Comment: I was looking for apartments for a couple weeks and never found what I wanted. Until I found Montage. I emailed the complex and David responded right away. We set up a time to get a tour and it was perfect. Felt like “home.” That same day I applied and David has been nothing but great. He responds to all of my questions, and he made moving in such a breeze. The complex is huge, and the pool is beautiful. Everything you need is here and around a great neighborhood

But when I looked more into the reviews and it described the numerous cockroaches that were in units, I called the office and they said don’t worry if you see any we will spray.. really??Then they declined the application and told me I’d receive a check for the $450 deposit... it’s been over 6 weeks and NO! Check!!!!!!!!DO NOT RENT FROM THEM THEY ARE A MAJOR SCAM. If my deposit isn’t issued to me legal action will be taken... FYI I CALLED THE OFFICE AT THE MONTAGE TODAY AND NO MGMT WAS AVAILABLE. Comment: *DO NOT RENT HERE* I have been living at Montage for 2 years with my Husband and our dog. At first we really loved this place and then in our second year we started to encounter problems with the management team. Our first problem was when our car (and multiple of our neighbors cars) were towed from an unmarked spot near the exit gate. Apparently the fire marshal told the complex that the spot in question was blocking fire truck access, so the management team decided (without telling ANY OF THE TENANTS) that the spot would be removed as a viable parking spot. They didnt bother to spray paint a no parking sign for an entire week, resulting in multiple cars getting towed and the management team refusing to reimburse any of us. We were just out $350 and half a days work getting the car back, and then made to feel like criminals when we had absolutely no idea anything had changed. We were livid but we moved on. Several months later we were in the last 90 days of our lease and trying to transfer units to a larger apartment layout. So we applied to a two bedroom only to find out that upon a new credit check, the management team decided we needed to pay an additional deposit because they were unhappy with our credit scores- never mind that we had two years of great rental history with them. Our original deposit that we paid upon move in was non-transferable. They also wanted to charge us a transfer fee of $400. That would mean $1800 dollars just to literally move across the landing. We talked them down from the $400 transfer fee, however the process of getting into a new lease took 6 weeks, and left us scrambling to find our move in date for our new place, our move out date for our current place, and an unclear amount for our rent. Not only that but when we finally received notice that our new unit was ready it was via email over the weekend, we were quoted 2 different move in dates and were given less than 72 hours to turn in our keys for our current place. We had to physically go into the leasing office and sit down in front of two different people in order to get everything straightened out. We were told we had to be out of our place before the end of the month even though we paid the full months rent, and that we have to pay a prorated rent for the new apartment and sign a lease online even though we havent been able to walk the layout of the apartment because the unit is still being renovated. Weve also been told that even though our lease will start tomorrow (2/18) and were expected to pay all of our move-in fees and sign our lease, we wont be able to do a walk through until 4pm because they are still cleaning it. I dont know how this is at all acceptable. I wish with my whole hear that we had just told them off and found a new place to reside because my Husband and I have been treated so poorly and been made to jump thought he most ridiculous hoops just to stay in a complex where people are treated like numbers and there is no grace granted to good tenants. I hate this place, and I cant wait until a year form today when we can move out and never look back. I should also add that while there are 3 pools and a dog park- one of the pools is infested with ducks who mate and live in the pool, rendering it completely disgusting and unkempt. The dog park is a small patch of yard covered in tan bark and never picked up, so you dont know whether youre stepping in bark or dried poop. Lastly, the beautiful gym is only open from 9am to 6pm, so good luck if you have any kind of day job that prevents you form working out within those hours- but hey, its not like theyre charging you $100+ to utilize those facilities. Oh wait, they are. It looks like an oasis, I promise, its a mirage. RUN AWAY NOW.

I have never left a bad review but this place deserves it and if my review can help and other people from living here. The staff is not friendly at all and they never know what’s going. They have towed my car twice. The first time was 3 days into living here and then again when we parked in front of the office but the montage knows there’s no parking AT ALL EVER. Our AC has broken 4 times already the first time they took a week to come fix it. The rent is ridiculously expensive and the apartment is not nice like there pictured in the website. The windows leak all time. There’s no parking ever. Please anyone avoid living here.. this place is the worst

Comment: This place is completely unprofessional. I applied to rent an apartment and paid a $400 deposit to hold the apartment while going through my application process. Unfortunately I was not qualified financially to get approved. I was super excited to live here, but now I am glad I did not qualify. I have been waiting over 2 weeks to get my refund of the $400 and still have not received it! And when I call to check on the status I always have to leave a message with the answering service and NEVER receive a call back. Additionally, I paid this deposit with my debit card and was told I have to have a check mailed to me from the corporate office in Las Angeles. It was told it was processed on May 29, 2020. It is June 15, 2020 and I still have not received my check. It is absolutely ridiculous I have had to wait this long to receive money I provided immediately!!!! They are quick to take your money, but when they owe you money, apparently it is not important to them. Also, I have had the chance to talk to residents of Montage and they complained how they were not told about the Utility expenses you are required to pay each month in addition to your monthly rent, which is approximately $200.Customer Service like this is horrible!!! I have to put one star to post this, but if I could I would give them negative stars.

Just based on one employee, Anna Marie, was completely unreasonable and did not communicate most information about the move in process. She was extremely rude and slammed the leasing office door and locked us out. Finally another representative assisted us. The entire experience from the application to the move that was handled by Anna Marie was not explained, helpful or even polite. If The Montage continues to employ people such as Anna Marie, then they can surely expect renters size to decrease.

Any questions I asked got answered within a days notice. If anyone needs help at all ask for a Logan at the front desk and he will help you get things setup on a short notice. He helped answer all my questions, schedule an appointment, and finish all my paperwork in a timely manner. Plus the staff will work with you in order to help clarify or find ways to help make your plans work.

Comment: The apartment complex looks deceivingly nice until you look at the fine details. There is black mold along the door frames of the patio sliding doors and along the bedroom window sill. The fan in the bathroom ALWAYS turns on on it’s own and will never turn off. The wood material used for the cabinets is cheap and easily will break from small amounts of weight. The new “renovations” include terrible paint jobs and fake crown molding that peels off the walls. The dishwasher usually leaks, and other utilities are constantly breaking leading to maintenance workers having to enter our apartment a lot. The management team is very slow/inattentive to residents’ needs. Parking is sparse, and they tow away any resident cars that are parked by the main office. During the COVID-19 stay at home quarantine, the management team has closed the front main office to all current residents but all non-residents are able to enter the facility. Also, after almost two months of the stay-at-home order and nonessential businesses being closed, the management team allowed the community swimming pool and gym to remain open up until last week. This has put current residents at severe risk.

Avoid this place at all cost.Dodgy management, shotty renovation, and taking advantage of tenants big time.Me & my girlfriend moved into a renovated apartment about 13 months ago. Renovation was shotty as hell. Cabinet crooked from the ceiling about 2 inches on side, floor board already coming up.Sign another year against our better judgement to avoid moving costs and such and 2 months into moving in we see a new charge for pest control (which before we only paid if we called, now apparently a standard charge?) and another charge for vaulted ceilings. VAULTED CEILINGS 😂😂 Same apartment we’ve lived in for a year and now we pay for that? Wanted to see the lease agreement and they avoided all contact.None of this would be as big an issue if our rent wasn’t nearly the price of a mortgage... Don’t be taken advantage of. Head the 1-star warnings and take the 5-stars with a giant grain of salt

Comment: Ive lived here a little over a year now. Havent had any bad experiences with maintenance or anything, more so the neighbors. My particular area of this complex has some unsavory people who on numerous times have had the cops called on them. Im honestly surprised they havent been evicted yet.As well as when I moved in, my rent was supposed to be negotiated down to a lower rate and was not, causing me to end up paying rent late most of the time due to my pay dates with my job. I explained this to the office and was told unfortunately there is nothing they can do about the late fee (was $150, now its $175).The only other problem Ive had is my gate key seems to never work no matter how many times I get it reprogrammed. If I am paying for the upkeep of the gate, I expect my key to work properly.

Comment: When we moved in everything they show you is great. They promise security and there is none. I had to get the Citrus Heights PD involved. Cars get broken into, homeless deficate on patios and look through windows. They add on all these fees to your rent so you pay about $1800 in the end. The pool was black and spa unusable for most of our residency. Vector control made them drain it while they ran the pumps for months 24 hours a day on our dime. Do not rent here. JRK holdings are slum lords. No safety or quiet enjoyment at all here.

Comment: I should have looked more into the reviews before I rented here. From the first day of move in I had nothing but problems with my apartment. I am not one to complain so it took me a couple months to call in about the MOLD issue. It was all over the windows and my clothes smelled like they have been in a basement storage for a year. I called and emailed management multiple times before I received a call back. I rented here for a short 7 months and physically stayed at this apartment (maybe) once a week. I had a dog that was there (maybe) 3 times, she passed away shortly after my move in. They charged me somewhere around $300 for pet cleaning when I moved out. They also charged me for many more things that didnt even make sense when I moved out. For instance painting. I did not hang one picture on the wall as I basically never stayed there. You will NEVER get your deposit back no matter what you do. My apartment was so clean that you could literally eat off the floors when I moved out. 10x cleaner then when I moved in. When I received this bill in the mail I called one of the managers, Cat. She called me back after the 5th time of me calling. She was very friendly (fake) and stated that she was going to take care of the bill because she saw the pictures of my apartment and knew that I was overcharged. After several calls and emails AGAIN it then became 3 weeks later. They send your final bill off to an outside company to take care of and it was going to be an overdue payment that would have added interest if I didnt pay the bill. I ended up just paying the bill so I could move on with my life. APARTMENTS ARE MOLD FILLED AND THE MANAGEMENT SUCKS. DO NOT MOVE HERE. This place was the worst living situation I have ever been in.

Comment: The remodel was totally worth the wait. Club house, gym and pool are top notch and beautiful. Love our apartment. Going on to our 3rd year now. We hung in there with them as ownership changed, and during several management changes while restructuring. Things are now sailing more smoothly. The office staff and maintenance people are great. The current manager is doing a great job. We do have some issues with moisture in our apartment..but over the course of our 2 years here, steps have been taken to try to resolve the issue. We also appreciate the maintenence staff who have been here to do maintenance on the A/C and we had a minor plumbing issue regarding a sink. Within 24 hours issues addressed and fixed. The one big negative thing for us is the parking situation. We have 2 cars and only one assigned spot. We didnt realize when we chose our apartment that the south side has minimal extra spaces. One of us (we take turns) walks a loooong way to the car....sometimes to the other side of this huge complex. So...a word of advice...2 car families need to choose their home on the NORTH side of the property. There is lots of available spots for a second vehicle over there. All in all we enjoy it here. Maybe next year Ill give 5 stars....but.....not quite yet.UPDATE: 12/14/18. I changed from 4 stars to five. 💪🎅👍UPDATE: 10/08/19. We are still here. Still happy. 👏👏👏

Comment: This place is LITERALLY A SCAM! The rent prices are just that! But they crowed you with hundreds a month in fees for the WSG, and fees of their own! They charge you a fee just to mail out your WSG bill, even though you live in the complex! Let’s not even mention the bogus 72 page long lease they have you sign, and how they walk into your apartment anytime they want.One day, my children and I were sleep, and some maintenance guy comes walking into our apartment, nor my husband agreed it was okay to do so. I was scared, because we don’t know these strangers just because they are in a uniform. My husband was home thankfully, jumped out the bed, and handled the situation well. My children sleep in the guest room, which is the first room in the unit. We begin to feel unsafe for a moment.I asked how much it would be to transfer to a downstairs unit, and was told there is none available at the time, even though there is plenty because we walk by so many of the empty ones when we are trying to get to our parking space that was assigned a mile away. We were also told there would be a $400 transfer fee, and I would have to go through the whole “sign up,” and “deposit” fees once again. They are ridiculous. I have a long list of writings of dates, and times of how the staff has lied on me and my families background, how the staff and corporate office has mistreated us.PARKING IS FAR! I don’t understand why or who came up with the idea to assign parking extremely far from the unit, but it’s extremely saddening. I had medical issues when I moved in and needed closer parking, and I was told to submit a medical form signed by my doctor and that “maybe” they will change it. How careless the office and corporate staff is?My husband and I were thinking about cutting our lease short, only to find out that it would cost thousands to do so, and they use the “law” as an excuse to make up reasons and expenses to not give you back your deposit!Last, but certainly not least, they scam us residence to give them a good reveiw to enter a raffle for a chance to win tickets to “Disney Land” and such on. Comment: My family and I lived at the Montage Apartments for 2 years.. the only reason we moved was because our family needed a bigger home.. we were in a two bed two bath non renovated unit.. which we were fine with.. the apartment itself was fine.. yes they have single pane windows meaning you gotta keep up with cleaning the humidity that the window releases.. but I mean you should be cleaning anyway right? The only complaint was the bathroom in the master being tiny.. but Kat was amazing from day ONE.. they have a new property manager and he seems legit.. so GLAD they got rid of I think Her name was Michelle? She had a very very terrible hair stylist who couldn’t get her blonde quite right.. she was just awful!! Good job JRK.. main swimming pool is legit! Beautiful! Well kept they just need to renovate the other swimming pools.. if you’re looking to rent go towards the back end of the complex near the ugly power tower yes I know It’s ugly but it’s nice quiet and plenty of parking! We are definitely gonna miss Montage and their sweet gym and fitness classes!!!

Comment: Lets just say because this is a bad review, the owner wont comment as they have in the 5 star reviews. How they treat their reviews is how they treat their tenants... Something to pay attention to if youre looking into an apartment complex to rent at. The only good thing I can say about living here... Antoinette was the only nice one who works at the office. But it also turns out shes fairly new so it makes sense why they have her do tours and sign leases, shes still fresh with hope and bubbliness for this place. Hope working here doesnt drain her like it did her coworkers, she has a good personality.I never leave reviews. Maybe I have for a food place, but this place had that much of an impact in my life that I must share in hopes it helps future tenants be cautious. Dont expect a return on your deposit. Dont expect them to be helpful if any financial issues arise and you want to figure out solutions to avoid evictions. They charge for EVERYTHING. Even if you set up an agreement to return any of their property so youre not charged, they will charge you without notice.. and I bet I wont even get a refund upon returning it. They dont work with you as much as they claim they want to. Apparently the corporate office is SO strict, they HAVE no choice, and HAVE to go by the book. The options they provide are not even helpful and they can careless what is going on in your life, if you dont pay on time and the full amount then thats that. The female I had to deal with lacked empathy and was just ready for me to sign the understanding of being responsible for a lease until next year because I didnt do the buy out to break the lease and avoid eviction. As if the buyout was even a doable option for me, as if I wanted to be evicted, as if I wanted to break the lease when i just moved in 3 months ago after being homeless for the previous 4 months. Yes show how little f***s you give as long as you get your paycheck and find a new tenant within days. To think I finally found a place of my own for my daughters and I. Yes just let me sign that eviction with a smile right? I came in to find a solution that would allow me to keep the apartment and I end up like this, not because i didnt try or because i was a bad tenant. No it was because they truly dont care what may happen in your life, whether its in your control or not, they just want their money.All the other bad reviews on here are legit. Believe these bad reviews, notice how recent these ALL are, and if you take a tour, ASK EVERY QUESTION POSSIBLE before signing a lease. Everyone will have a different experience, and as you see mine was not a pleasant one whatsoever so please just be extremely cautious of this place.

Comment: This place is a JOKE ! STEER CLEAR at all cost. They try to sell these places like they are newly remodeled, complete lies. They are poorly put together. They don’t want to fix huge issues like foundation, structure, plumbing. I’ve suffered through toilet issues, flooding, cabinets falling off their hinges, lights constantly going out. They send in a request that doesn’t get seen or completed yet they claim it was. They take weeks to months to actually do the fixes on your home all the mean while try to charge you for every little thing. The staff, office & maintenance are half assers & rude women run the office like they are superior to residents. I wouldn’t want you to think you’re getting one thing and not get it at all. Check around, much better places to move too

First the kitchen, next the bathroom, now there in my bedroom. We are quite clean people. Then there’s the issues with the air conditioning breaking every 2 weeks. Comment: I had inquired about the Montage Apartments online and decided to check them out and Im glad I did! My leasing agent, David Wright, was very friendly and inviting! He had a lot of knowledge about the apartments and was ready and well equipped to answer any and every question or doubt I might have had. All the amenities were impressively clean. The apartments are beautiful inside and out and the landscaping was well maintained. David paid a lot of attention and had very detailed descriptions that matched what I was looking for. He was very approachable and remained professional the entire time! Although prices were a little out of my comfort range, David broke down cost of rent + amenities and made me realize just how affordable and cost efficient it actually is. I would recommend David to anybody who may be apartment hunting!!

Now about the complex, its well maintained and the amenities are good and well taken care. The community is clean and organized, the apartments although simple they are clean and freshly remodeled. Montage is located in a great area and I couldnt be happier. If youre looking to rent a place in the Sacramento area, I suggest you stop by or give them a call, you wont be disappointed.

Lived there for 2 years, got my 2 cars stollen and broken in 6 months.Asked for maintenance, didnt authorized them to enter without anybody at home, but they enter anyway. Got my husband old truck tolled because the registration was expired. I can give you a list of many things. Broke contract with them, now they are suing me for $9000.Dont leave there if you have another choice, dont fall for there pretty swimming pool. They dont show you the dumpster flowing with trash for days that we need to walk through to go to the parking lot.

Comment: They are an ok place to live. There is a lack of storage space, not any closets for towels and such. Their maintenance is hit and miss. If you get Mario, you are in good hands, if you get someone else... not so much. Kat in the office is amazing. The pools dont get cleaned often enough. I am sad that they got rid of one of the jacuzzi and the other one is rarely clean. The parking spots are really small and there isnt enough open parking to cover people having 2 cars. The sound proofing is not good enough. The insulation is not good enough. Rooms are either too hot or too cold. I do like the new dog park, but residents dont take good enough care of it.

The management is entirely incompetent and constantly loses paperwork and costs you money.For most residents, they claim that your renters insurance does not have them as an interested party, and then charges you a fee. In reality, they just dont know where to look on the policy.For my final months rent, I was misinformed that I should pay online. When I went online, I was charged the full amount for the month, and unable to pay the prorated amount only. After I informed them of this, I was told I had to then pay a late fee due to their misinformation, and that it was my fault for not fixing it. They then claimed that they would try to see if they would get the fee waived.If you move here, look forward to constant rent increases, hidden charges, and rude, incompetent, and indifferent staff. This truly is the worst place I have ever lived.

Comment: The Montage is a great looking place with a 3 pools; the main one as if it came straight out of a catalog and an amazing gym with a rock climbing area. They offer 3 separate free gym classes and a small dog park. The layouts are also great. My only complaints are the noise the consistent pool of incoming cars make, the lack in extra parking if you have more than 1 vehicle and the weak spots in the flooring and walls regarding sound bleeds.

Comment: I have to 100% agree with Dana. Mario is the best maintenance person I have ever had. I will always request him when I need something done. Done right and the first time. He is awesome. But not not so much anymore because he was laid off??? Hard to believe they would let their best maintenance person go. As i see it he should have been the manager as he was the only one on the maintenance staff i wanted to deal with. I am sure that any tenant who had dealt with him would say the same thing. It was a very big mistake on the part of management to allow this tragedy happen.

Comment: I have lived her a little over a month, the amenities are great and the residents are nice. I love that they are big dog friendly. There are saunas which are utilized as storage closets for some reason, the gym and other features are appealing. The assigned parking is a little far from my apartment but I have plenty of unassigned spots to choose from near the exit only gate of the complex.

Comment: My car got towed this morning due to their lack of parking available in this LARGE complex. i am a leased resident and i shouldn’t have to go to bed at night wondering if my car is going to get towed. now i have to pay $300 on top of $1500 rent to retrieve my car. no help from anyone here. a car parked in a “no parking” across from me didn’t even get towed. this complex was great in the beginning, but when things happened, then run & leave you stranded. the friends that i refereed to live here, i told them NO and they finally backed out. and i no longer have access to my portal, not even to make work orders, check our balance, etc. save your money. rent somewhere else. where YOU matter & you won’t think your car is stolen because their towing company nor the complex cares to notify you on what occurred.

Not trying to write a long post, but here’s what’s important...-they will lose important documents- they will NEVER call or email you back FOR ANYTHING! Important or just a simple question- they are NOT coordinated, so you can ask three different people something and get three different answers-DO NOT BE FOOLED by all the new upgrades they’ve done! The complex looks stunning but you will have people riding around ad dumpster diving-your car can have a notice put on it if it doesn’t look like it’s non-operational (I haven’t but I’ve seen them on golf carts in the middle of the night)If that doesn’t do it for you and you still choose to move in, here are your other warnings:-they will rent out the apartment over the weekend, AFTER you’ve handed them your HOLDING deposit.-they will lose important items and scramble around looking for them (keys, folders w/ docs, etc)-the unit you will move into WILL BE DIRTY-the office and maintenance will NEVER BE ON TIME (or won’t show up at all) even when you’ve made appointments-your move in will be a complete headache (so don’t hire movers until you OFFICIALLY have keys in hand)-your move out will have you ready to take them to court.Old management was way better, but still needed work, these people are terrible and can’t hold on to anybody: not leasing agents, property managers, maintenance staff NO BODY!IF YOU STILL CHOSE TO LIVE HERE, final two key details:1. Mario Alvarado with the maintenance team is also extremely thorough and professional in his work. Comment: Ive been living here for over 4 months. We rent 2 bed 2 bath. Rent is expensive but I cant complain its worth it. I like this place because its quiet. It has gate which means homeless dont come here. Nice neighbors. And I feel safe here. Its close to winco, Walmart, Lowes, food Maxx, and many other places. I would definitely recommend this place. Before I move in here I read a lot of research and a lot of rewiews. In Google you can find a lot of complains from people who applied and didnt get approved but the main reason why people complain is because this company does only online applications which means that if you come to apply here they will still get you in their desk computer to apply. Everything is online. Submit documents is online and all ladys here in the office are most likely busy with applications online all the time. Michelle was super nice to me since day one. I would highly recommend her to do business with. She worked hard to get me in this place and I had 30 days notice in the last place so I had to move out in less than 3 weeks and she approved me. One thing you must keep in mind is that you will get approved if you make 3 times rent. But u can always get a roommate or add someone in your lease. They have special sometimes ask for them!! This is a dog friendly community. If you have dogs you must pick up th poop. Theres a fee if dont pick it up. (meaning if someone see you they could complain to office). They do have breed restrictions tho. Is in the lease. Amazing main pool!! Just renovated. They have 3 more and most of the time is employ since the main pool is nicer. They have security at night checking for break ins in cars. I have seen the guy at midnight flashing all parked cars. You must pay sewer, trash and gargabe on top on rent. Also you re responsible for pge and smud. Very clean apartments about 900 Sq ft. For 2 b, 2 b. People move in and out all the time and from what Ive been told from neighbor who been living here for about 16 years!!! He told me that people move in and out so quickly because its expensive or because they want a house for this price. No complaints for the place or office. But thats his opinion. I dont see creepy people around here and definitely no stray cats! Yay! They do have a small dog park where dogs have fun and poop. Unfortunately not all owners pick up their poop and its not clean that park. I dont see police here often like in North highlands lol. The 2 bed 2 bath apt has 2 balconies thats nice!..

Comment: The contract is unethical and you are stuck there regardless of what happens after you sign the lease.First, the apartment is low quality. The air conditioner was clogged and dripped water directly on my front door when I moved in. It took months for the maintenance guys to finally unclog it. During this time I had to keep spraying down the walls and front door with bleach because pink stuff grew in the constant drip. Cracks appeared in the walls about 6 month into my stay here. I wondered why the blinds were falling apart at the bases. It turned out that the single pan windows leaked and it caused the string to rot. I asked maintenance to fix it and it was never fixed in the time that I lived here. I had to clean every window with bleach every week to prevent mold from growing. When I did my walk through before moving in they told me that the carpet would be replaced and baseboards would be reinstalled. Neither of these happened. Now I am being charged over $200 on top of my $1,200 deposit for leaving it cleaner than the day I moved in. More on that later.Second, The Montage is dangerous. There were at least 3 police helicopter chases over the apartment complex in the 10 months that I lived in the complex. My second week there I walked around the corner on the way to my vehicle and stumbled upon several police with their guns drawn readying themselves to arrest a neighbor. Later on I woke up to a different neighbor slamming doors crying high out of his mind. Still another neighbor screamed like he was being murdered for several minutes right outside my dining room. I slowly went outside to see if what was going on, if I should call the cops, thinking someone may be being stabbed from the screams I heard. The police were already restraining him as he screamed at the top of his lungs until the paramedics arrived. I saw another neighbor as he tried to break into my apartment through the window (which was locked) at about 11 oclock at night. He was arrested a few days later.After all this I went to the office staff to discuss it with them. I wanted to move because it was dangerous. Part of the lease agreement says that you must pay 3 months rent if you move out early. I went to the police station to ask them since so many crimes were committed, my neighbors kept getting high out of their minds and having break downs, if I could move out before my year lease ended. They told me if you leave early for any reason and you did not write yourself down as victim in a police report its breaking lease, regardless of how dangerous it becomes. The Police gave me a print out and every crime reported at The Montage while I lived there. It was 14 pages long and averaged more than 1 crime reported per day. I tried using this to negotiate, but it didnt matter. I moved out and paid rent for the remaining months on my lease because that was cheaper than the alternative. I did this two months ago.Today I was notified that The Montage is charging me over $200 beyond my down payment of $1,200 ($700 for me and $500 for my cat) by a claims company because I was never notified by them. Because I was not notified my credit score will go down if I don t pay it within the next 72 hours, even though they never gave me notice of what I am being charged for. Since I moved out early a spent a lot of time cleaning the apartment before I moved. It was cleaner than the day I moved in. I was lied to several times by management, and they often contradicted each other as they made stuff up on the spot while I tried to discuss how inappropriate the situation was. This was my experience living at The Montage.

They are rude, incompetent, and literally everyone Ive talked to in the complex complains about them, especially Mickey. Hating her is a uniting force between strangers like Ive never seen.I left them a voicemail everyday for two weeks about a problem I was having with my gate key (which was especially a problem because they never gave me the gate code) and they never returned my calls. They straight up told me that because their manager wasnt in they werent listening to voicemails. When I called the corporate line they said theres nothing they can do.They constantly claim to lose paperwork to increase fees.The apartments themselves have nice floor plans but with poor quality features. Our apartment had cracks in the walls, and mold already growing in the shower.Their security is a joke. A woman was almost kidnapped on the property.save yourself a world of trouble and live literally anywhere else.

Comment: Terrible place to live. They will not follow basic tenants rights laws unless you badger them with calls/emails for weeks. The majority of the staff are either untrained or incompetent. Only one person (Crystal) manages billing, so if you have any questions or issues, you better hope shes shown up that day! The regional manager, Jennifer, does not respond to emails or phone calls. If you cannot visit the office daily and in person, maintenance requests will be ignored for months, no matter the severity.Edit: And they respond to my review saying to contact them, yet they refuse to return any calls or emails. Maybe instead of pretending, they could actually work towards a resolution. But thats too much to ask from the incompetent staff.

Comment: I wish I had listened to all of the bad reviews about this place. I have been living here for about two years and it was fine at first but then it turned bad really fast. I cant wait until my lease is up to get the heck out of there. I could deal with the occasional trash overflow, the periodic vehicle break in, the broken glass left on the grounds for over a year so your pet can cut its paw, the frequent billing mistakes, the disgusting state of the main pool area but when my mom from out of state came to visit and used my OWN parking space only to get towed is when I broke. The towing company clearly made a mistake so I went to the management office to see how they could help me. The front desk staff was really nice and understanding and directed me to Chris (the billing person). She was extremely rude and dismissive. Did not want to hear me out or cared. She dialed the tow company and handed me the phone. Now I am going to have to go to court over this because Montage allows this tow company to come in do what they want. This place is horrible. Please, Please DO NOT MAKE THE SAME MISTAKE I MADE.

Comment: We got the second floor with the remodeled kitchen and a cool lock/conditioner system.When we got there the cabinets were all scratched, the carpet had stains and worst of all the conditioner does not work. For two summers Ive been here, there were days when you came from work, and the temperature inside was 85 degrees. Its HELL. At first we thought it was just old and tried to keep the temp. At 72 at all times, but still for some reason it stopped working randomly. The management says there are many similar situations through out the apartments.Its also a lot of homeless people looking through the trash, sometimes I wake up because the neighbors are fighting, people in the pool at 1am. No dog breed restrictions whatsoever. I see pit bulls, German shepherds, and labradors every day. All maintenance that we encountered in the past 2 years was a letter telling us to get rid of the grill and a flag off the balcony because it ruins their image.Just dontOh and dont get me started on the painting theyve been doing. 😑

Comment: Terrible place. To live. Ladies in front office are rude. Lots of homeless people around and one tried to get inside one of the apts next to mine and sexually assaulted a female here. Cops luckily caught the same guy 2 weeks later at the trash bins finding bottles and plastic etc... Windows sweat and cause black mold due to being single paned and I had them in my apt 3x due to this. They are spending over a million to repaint when they should be putting it in the windows. They make it look good but dont be fooled heating bills in Winter are high and in summertime your apartment is hot due to insufficient energy saving updated windows. Maintenance guys are very respectful and prompt and my neighbors were amazing but for the issues here and the price of rent its not worth living here. I moved out will never go back .

Comment: After having lived at Montage Apartments for four years, I believe I can be unbiased about the quality of life here.First of all, the managing team has changed three times and this one communicates with tenants far less than any previous. The ladies at the office are really nice but if you need to reach them by phone, you most likely wont be able to. Also the office rarely sends out emails so you kind of feel disconnected from them.The maintenance team has changed over the years too but all I can say is, those guys work extremely hard and I cant say enough about them. Weve known Mr. Mario for a very long time, hes a hard worker and a wonderful neighbor. The same goes for Mr. Caesar and Rego.As for the quality of the apartments, we lived in a partially renovated one (new carper and paint, old appliances) but we didnt mind it because everything always ran smoothly or was fixed within reasonable amount of time/ However, there are single pane windows and no matter how careful you are, you will get mold! Bear that in mind especially if you have kids. Also the walls are paper thin. We literally gave up one bedroom and slept in the one not bordering any neighbors because we could hear everything. Gross.Now safety...Im not sure what to say here. Did I feel I could walk around the complex when it got dark? Absolutely not. There are quite some characters living at Montage and towards the end of the day, you can be easily asked by transients for money, or to help in any way. There are also dumpster divers every single day.Another thing that is worth mentioning is that Montage used to have Paladin Security and they would patrol several times a day and night but for more than a year, there was no such thing. They say that theres security on site but truth be told, the presence of Paladin was far better. Police patrols can be seen often too. Apparently theres a lot of domestic dispute and violence among the tenants. Mind you, if you have any problems with your neighbors, you can let the management know but dont expect them to do anything, they wont be able to. Just call the police.If you have kids, youll find a decent little playground on site. The only downside is that it is not always clean. That being said, Montage is definitely understaffed since you can also find junk mail overflowing the bins by the mailboxes. The same goes for the pool - youll find the same trash lying around for days.Theres also a nice park down the street, just a couple of minutes away. Its not a popular park and you wont find a lot of people there unless its late afternoon or some time in the morning.The gym is great.All in all, Montage Apartments could be a nice place to live at had it had better quality apartments, more staff and security, and if the money invested in it wasnt wasted on painting and repainting the buildings themselves (and what a sloppy work was done - old paint coming through or the new one peeling off after just weeks of the job done) but on the actual improvement of the life of its tenants.

Comment: I moved here 3 weeks ago and honestly i like it. I have an emotional support dog, and they said i dont have to pay any fees for him. All the fees were broken down for me. The management is not that much into customer service, other than Cat, but its cool. They got a new girl in the office who helped me walk the apartment, and she was really nice and detailed for everything. She still is. The other two in the office are kind of rude. I dont know their names, but this one with shorter black hair and glasses, when you walk in the office she will not even say hi or a smile. She doesnt even recognize that you are there. But hey, i wont let that get into me, down the road it will become a bigger problem and she will be the one losig the job, not me. i love that there is 3 pools, which helps to spread people around. The trash is everywhere by the trash cans, but nothing big. Neighbors are nice, i havent heard any parties go on. About the fees, when i read all the reviews i decided to pay my rent early, put in the notes what appartment and the month the rent is about. After that, on the 3rd i went and i asked if i owned anything else. And they said balance is 0. So not to worry for anything. Honestly its a great place to live, you have to be on top of things, you need to push a little bit things and everything works out for the best. Oh and get second floor apartment, they have the skylight and high ceilings, makes the apartment feels waaay bigger.

Comment: Everything has been ok at Montage, I came in and applied the day the new managers took over. Rented my place sight unseen do to the old tenants still live there. Was way more than i expected when we moved in . The only problem that i had was from August through November the utility bill from them was a disaster but the took late fees off in December and gave me a credit due to over payment. All has been fine since. Put one work order in on a Sunday morning and came home from work Monday afternoon and both cabinet doors had been repaired. The bad reviews might come from the Management raising rents, doing repairs to the property. I just renewed my lease for one more year. Montage is a much better place to live than it was 10 moths ago. We dont get woke up at all hours of the night and the parking lot parties have stopped since last fall. They cleaned out all the broke down cars that took up space so now even parking is way better. Easy to find a spot if you have 2 cars. Kudos To the managers we have now they are getting it done.

Comment: Dont waste time lawsuit you will not win because of their ridiculous detailed contract with so many rules. You will lose more money and I know because I have a friend who is a lawyer. What you want to do is just spread the word so that less people will live in this apartment just so we can save their money :)This is what happen when you lose trust, communication, and bond with your tenants.I actually came here because I thought the good reviews outweighed the bad... nope. I lived in other apt before and I never thought I would come across so many problems. This place looks nice but its not worth it. Look at yelp for my review. Please look for other apt because the staffs here are not organized and they dont care about you. They are not informative and you are on your own. They dont care if the same problems happen accidentally again because they just want your money. If they are annoyed by people complaining then they should try communicate and share common problems ahead if they have any human kindness...

Comment: UnProfessionals Management: I have gone through all the reviews from this site before initiating my tenant application, thinking that 80% of the people dont post any positive comments therefore may be the apartment is good. I applied for a unit 19x, submitted my application online, paid the deposit.After 36 hrs, They informed that the apartment is not available and asking me to choose some other apartment unit because corporate has chosen that apartment for some blah blah blah reason. I tried to reach the corporate residential line, It forwarded my call to voice mailbox which is FULL.Do I recommend any new applicants ? NOWhy? There is a reason for so many bad reviews thats why

Comment: Probably the WORST experience EVER! They have no clue what they are doing in the office. They are all rude and are no help. Moved out in February and trying to get into a new place, when someone has called to verify I lived there two years they say no. They dont pull the file to see my name on the lease for the two years. Instead the lady in the office hung up on me. I would not live here ever again. Apartments are small and not kept up by maintenance.

Comment: Currently live here and I have not had any issues. Read previous reviews on how horrible it is prior to moving in but decided to try it myself. Has great amenities as far as pool and gym. I live on the opposite side of the office where the second exit gate is located and I always find parking no matter the time. Anytime I have any issues they are taken care of promptly. I live on the top floor so it has higher ceilings which makes the place look that much bigger. The only surprise I had was the extra utility bill but every apt complex is starting to do that now.

Comment: Jazmine McCoyDealing with Montage Apartments has been a total disaster!! My husband and I decided not to go with this place after we applied because the apartment was not going to be ready on the date they promised. We were also concerned about the large power plant behind the apartment complex and the apartment looked old and dingy when we peaked through the windows. Dont be fooled by the model homes they show you. And please dont be distracted by the palm trees and the fancy leasing office like we were. I would suggest looking at the apartment you will be moving into before applying because our apartment looked nothing like the model home. They refused to show us our apartment because it wasnt ready. Mind you, when we came, it was three days before our scheduled move in date! Thank goodness we decided to go by the apartment ourselves so that we were aware what were getting ourselves into! We were extremely disappointed when we saw the condition of the unit.Anyways, it has been nearly two months and they still have not returned our $100 holding deposit even though we cancelled our application within the three day window. I have called them numerous times and showed up once. I was told their management company, JRK, handles the deposit returns. Well I called JRK and Carolina was extremely rude and hung up on me! Supposedly, she sent an email to Lauren who approved the deposit returns. I was also told she does not have a supervisor and that there was no one else I could speak with about this issue.PLEASE DO NOT SUPPORT THIS BUSINESS! I wish I would have listened to all the negative reviews on here before giving them my money.it happened to me too!!

Comment: Grateful that my experience has been positive considering the amount of horribly written reviews on here. I’d imagine most are from jaded people who didn’t follow the community rules or failed to honor the terms of their contracts. I have had nothing but praise for this community and have enjoyed it for many years through and through each ownership it has improved to be the nicest place in town. The lawns are kept up well (I wish people would pick up their dog’s mess) sadly many of my neighbors are too good to handle a palm full of steamy goodness yet they possess and animal as a companion? It comes with the territory people! My apartment is modernized with newer cabinets and what not but what really keep’s me comfortable is the big pool during the summer! I’m a sun worshiper and it feels like Miami beach with the big big palm trees and bright colors. If I were to give criticism it would be to my fellow neighbor’s who don’t always take pride in their homes. I see the service people working tirelessly outside to keep things tidy and I pains me to see people litter and misrepresent the posh image of my home. I will be buying a home soon and I’ll truly miss the vacation style amenities that Montage has afforded me over the years. I suppose an occasional visit to Arden hills Spa will suffice to supplement the relaxation of my sunny summer days here. I’d recommend this place to anyone seeking a quality atmosphere with less overhead. Parking isn’t optimal if you have more than two cars per apt which the contract enforces. Otherwise it’s fantabulous!

Comment: My fiance and I moved into Montage Apartments back in November 2014. At the time, Montage was offering 3 different options for their apartments; standard, partially renovated and fully renovated. She and I opted for the partially renovated larger 1x1 which was supposed to include brand new carpets, new black appliances and a faux bamboo flooring in the entry, kitchen and bath areas (rent for this apartment was $885 before AUM charges). Prior to her and I moving in we were given a walk through of the apartment we would be receiving and it was noted right away that the carpets were NOT brand new, nor had the apartment received the faux bamboo laminate floors. We were assured repeatedly that these upgrades would take place prior to her and I moving in. No problem, we thought.When our official move-in day arrived, we went to the office and signed all of the paperwork and then went off with an agent to do our move-in walk through. To our surprise the upgrades that we were going to be paying for (new carpet, faux bamboo flooring and new black appliances) still had not been done other than the black appliances in the kitchen. When we brought this to the agents attention she told us she would go speak with the manager and get back to us. When she came back she told us that the manager was out of the office until Monday (this was a Saturday morning) but this would all be resolved then. Again, we didnt think this was an issue and it would be worked out. We couldnt have been more wrong. What we eventually were told that following Monday is that because we were now moved in to the apartment there was nothing that could be done now about the carpets but they would stop by to install the flooring that week. So my fiance and I said that was fine so long as they adjusted our rent to reflect that we now would not have the brand new carpet we were promised on multiple occasions. We were flat out told no and that it basically is what it is. We were, and still are, in shock that a complex as large as this would essentially bait and switch. A year later (October of this year) we receive a rent increase to $975 and that was the final straw for us because our apartment was not worth that price. We received our move out statement today stating that we owe them $290 in cleaning/painting costs. We knew two walls would need touch up paint to cover the tiny nail holes where we had picture frames hanging, but theyre hitting us with $115 in carpet cleaning/repair WHEN WE WERE SUPPOSED TO HAVE BRAND NEW CARPET TO BEGIN WITH! We both spent an entire Saturday cleaning our apartment from top to bottom (literally) to make sure we would have minimal, if any, move-out costs. As mentioned, we knew two walls would need touch up paint for the tiny nail holes and the bottom of our oven needed a harder cleaning than what could be accomplished by hand, but $290 is absolutely absurd (which technically is $390 as they are keeping our $100 security deposit). Take a look at the photos we both took after we cleaned and were officially moved out as well as the photos showing the quality of the carpet.Pros:- Maintenance staff is fantastic. The few times we needed them they were prompt and courteous.- The grounds are kept clean generally (we did notice them actually painting the grass green the day we moved out which was very strange)Cons:- Parking is a nightmare after 4:30pm. This is something that cant really put on Montage as this is just such a large complex which translates to A LOT of vehicles.- Expect to see Citrus Heights police cruisers a couple times a month. Not sure why they were there so often, but it is something to be aware of.- The apartments have horrible insulation and condensation does build up on the interior side of the windows during the winter (which leads to black mold if you arent persistent in keeping them dry). Because of this, our PG&E on average was around $20 and Smud averaged out to about $70 in the Winter and $90 in the summer.- Bait and switch tactics with zero concern once you are signed and moved-in.

Comment: I seriously do not understand why so many people give Montage apartments bad reviews. I LOVE LOVE LOVE my apartment. I have been here for a year and I am re-signing my lease on monday with NO hesitation! When we first moved in the girls in the office did SEEM a little rude however, EVERYONE that I have had the pleasure of speaking with has been nothing but polite and kind to me. They have been doing a lot of renovating over the past year to make the complex look nicer but ALWAYS gave plenty of warning and it was never inconvenient for me. I think some people just chose to look only at things in a negative way. As for the reviews about health issues....When I first moved in I heard plenty of rumors about mold. When I thought I saw some growing on the wall management immediately handled my concerns. They even went so far as to replace a whole section of the wall to make me feel at ease! Our air conditioner went out in the middle of the summer and a maint worker (who was so kind and polite) was out very fast! When he found that he couldnt fix the ac immediately he went to the store and bought us a portable air conditioner.Now you can look at this review and say Wow a lot of things went wrong in the first year. But thats not how I look at it! Things will go wrong no matter where you live. You want to live somewhere where management will take care of you without hesitation. And I feel like the management at the Montage really take care of the apartments and me!

Comment: Do not make the mistake of moving here. We were newlyweds looking for a nice apartment that would be of reasonable price. Once we got in, we couldnt wait to get out. They look like a resort style complex from the outside, but the complex is so old. We just moved out and were charged with ridiculous charges; I am now forced to hire an attorney and sue the manager, Melissa, which makes things even more complicated.Throughout our time there, we dealt with pest control, mold growing on the windows because the windows are so old. There was condensation that leaked down the walls due to the poor isolation. Remember guys, this complex was built in 1988. The interior is old and in bad shape. We were paying ridiculous bills for the AC and heater because the windows would pass everything. the exterior might fool you with the nice palm trees, and rainbow colored buildings. But when it comes to the serious stuff that needs to be replaced, such as the windows, they wont bother.The staff is rude and unresponsive, and they only want to rip you off. And one more piece of advice: always have someone present with you when a maintenance worker comes into your home; there was a sexual assault situation a few months ago, and the management tried to cover it up and hide it from the residents. But word got out, and I never felt safe in that complex after that. Happy to be gone!

Comment: If Zero stars were an option, I would have selected that. The staff here is horrible. They are condescending, rude, arrogant, and ignorant. I have been reporting a leak in the laundry room for 3+ months. So far, they have come in and stated that there was no problem, replaced only the washing machine without fixing the leak, or told me that it must be something I am doing. I still have a carpet soaked in water every time I try to wash my clothes, and not once have they checked the carpet as I have asked. Additionally, my toilet clogs and overflows once a month. They refuse to check the carpet for this issue as well, and have done nothing about the toilet, except to tell me it must be my fault. When my front door wouldnt lock correctly the manager didnt send anyone out to fix it for a month, and in the meantime laughed at my concerns telling me they had a low number of break ins as it was and no one was trying to come to my house. Finally, I want to move out and when I called the apartments the girl on the phone told me all I had to do was submit an email to them with my notice. After 4 days went by I called to find out if there was anything else I had to do and the girl who had told me I needed to send an email recognized me. She said that because I was breaking my lease the process was different entirely. I have to pay them for the right to leave before they will accept my notice. When I asked if I could come in to do so that day and have the day she gave me the incorrect information be listed as my notice, she told me I could not as management told her they would deal with it. At that point, I had already lost 4 days and continued to lose more because she refused to take my notice. She stated that her management made her immediately aware of her mistake and indicated that they would contact me. I never received contact from management and even though they knew the information given was incorrect immediately. They are currently avoiding my calls and will not give me the contact information for the management company.

Comment: I have lived here for nearly 3 years and have loved it the entire time. Trinity has done nothing but make steady improvements. Lauren and the rest of the leasing office staff are warm and inviting. Over the years Ive had my minor normal apartment issues like I would at any home I lived in, and the maintenance staff have resolved the issues same day or next day at the latest. I would definitely refer my friends here.
