Only giving this 5 stars because of maintenance. Allan is by far the best maintenance person I’ve had living here for almost 2 years. So kind and very attentive, he made sure everything was taken care of properly before leaving. I’ve had so many issues with maintenance not fixing things right or not at all, so this is extremely refreshing!!
I have only been here for a little over a month and having so many issues that have never been resolved. I have a window that leaks water all over the place every time it rains. I have complained about it twice already and nothing has been done. They charge me for pest control but yet there’s so many bugs here that I had to go out and buy my own ant traps and insect sprays. The carpet is old and wasn’t even replaced, there’s broken drawers in my kitchen. For the price that you pay here and an HOA free as well you would think that they would take better care of the units here. Especially when most of the reviews complain about lack of maintenance. I was so excited about moving here and now nothing but disappointment.
When looking for apartments we liked the Oaks at Hampton because of the location and price. We saw the negative reviews but having personally worked in leasing for several years before, we decided to ignore the reviews because I understood how it worked in the office.However, every negative review on here is absolutely true and I would not live here again. Their office staff have never been helpful when we have called and had questions. Their online app payment system does not work, they blame it on our bank each time, we have told them multiple times it is not the bank (we have called them). This results in late fees that they refuse to waive, we have paid $200 more than our actual rent some months due to these fees. we had fees waived once and that was because we asked a couple times but were told it wouldn’t happen again. We are also not given any phone calls to tell us when a payment didn’t process correctly, so late fees add up until we get a warning of eviction in the mail. Which we were given an eviction notice for our first time being late on a pet fee payment. Not even months overdue, a couple says, and like I said before it was because we were never notified my email or call that the payment didn’t process.On top of this, when moving in one of the staff members promised us a new stove and a new dishwasher since ours are very old and have issues. Additionally, when you move in they ask you to write down anything wrong with the apartment and to put a Star next to things that you want fixed immediately and they “will fix it within a week of move in”. This was in May, we have called a few times since then to remind them, it is currently the end of August and we still have yet to get these new appliances or see ANY changes made that we put a star next to. ***We did not submit maintenance requests for these because we obviously didn’t see the need to when we were already told by staff that all of these would be taken care of within a week, as well as assured us when we called that they would be fixed/replaced.Overall, we don’t enjoy the staff here, they have no concern for the residents. We are disappointed that the reviews turned out to be true. We won’t be living here again.
I am going to give a very fair review solely based on my experience.Pros- Very good neighborhood, Location is good, Apartments are in good condition, Staff is fine, Lots of lease options available.Cons- Maintenance is extremely poor and slow, I had to follow up every time when I put a maintenance request and the usual answer was that the team is short staffed, Equipment are old, High electricity bills, I compared my electricity bill with my neighbor and they had the same problem.Overall if you are looking for a good location and neighborhood this is a good place but the electricity bills were high and maintenance was slow and poor. (most of the other review will agree on the maintenance point).
Apartments are quite spacious and well designed. There is plenty of storage and closet space available. Neighbors are nice and unobtrusive. Overall its a nice area to stay.There are some problems that make it more difficult to stay over a long period of time. Most appliances are really old, yet functional, so they refuse to replace any. Right when we moved in, the analog timer on the electric stove malfunctioned and started chiming so loudly that we had to unplug to stove to stop the noise, and maintenance only disconnected the wire to the timer in order to fix it.Maintenance is sometimes not timely. We kept having an issue with the heater/cooling unit over few months, and every time the maintenance only fixed the bare minimum of the issues in order to keep those units working until it completely broke down multiple times. The heating broke down twice at least and that too during harsh winters. It took a few days to fix as they had to completely replace the heating unit. The cooling unit also broke down during the summer days, but it wasnt fixed immediately as problems with cooling are not considered under emergency situations. We had to keep our windows open for any ventilation through the night. We also had to call multiple times just to get any updates to the situation.The lack of communication has been quite evident in the time we have lived here. Once our car was towed without our knowledge when repaving and repainting of the parking spaces was underway. The central office had no idea about the towing, and ended up creating a work order. We didnt even know if the car was towed or stolen. We ended up calling the cops to find out where our car was, and it was found to be on another parking lot of the property. There was no note, no letter, no email, no phone call, no text, no communication attempt made to convey us about the towing. We filled out the survey for the work order and let them know about our frustrations and dissatisfaction, but do not know if anything was done to fix the situation.Rent also went up every year, and not many changes were made to make the rent cost worth the cost of living in this apartment.It looks like they are starting to upgrade apartments since many people have started to leave due to these issues. Ensure you talk to more people who have stayed here before committing, and also see if there are upgrades available before you sign the lease.
TERRIBLE SERVICE, OFFICE AND MAINTENANCE!I would not recommend this place... sure paperwork was easier than some, but everything in the apartment is cheap. Vinyl was peeling up on the floors WHEN WE MOVED IN, cabinets fell off hinges and were never repaired, the washing machine water was not hot at all and they would not come fix it, and the carpet was in poor condition since we moved in, the closet doors would not open or close and were never repaired, The edges of countertops and trim boards were in very poor condition and peeling off even though they said they were brand new. In addition we had a neighbor that smoked inside their apartment and the smoke seeped into our apartment and nothing was ever done even after repeated phone calls and emails. Upon move out, they are attempting to charge us for things that were already damaged!!!All of these thing combined, 0/5 stars is what i would give this place. Would NOT recommend.
I think I would not recommend for any one to move in. This is the worst complex and maintenance I have ever seen.I just moved in on middle of July and I let them know about many things to fix in my apartment within the first week of movement.I can tell you up to this moment I did not hear from them.On first of August I had an alarm going for half an hour, I contacted the office overnight while I am on the street with my kids. They told me wait until tomorrow morning.Up to this moment they did not come to change the bad detector that was removed by firefighters.They just need your money without giving you any kind of safety or service.
My wife and I loved the experience at Oaks. From the first moment I inquired to the last day we moved out everything has been wonderful. The only reason we moved out was due to my commute to Imlay City. The apartment we rented 2BR 2BA was spacious and well laid out. The front office made the process easy and painless, and even when a few things went wrong they were still there to help us out. I have never experienced a complex that truly cared as much about its residents. For example, our fridge was old and started to smell shortly after move in. Without a fuss, they replaced our fridge. Any time we had a question they were happy to help. A big shout out to Brie, Antoinette, Maria and the rest of the staff for taking such good care of us. Keep up the good work!
Really bad maintenance, complaining about front door weather strip since last three months but no body really care. In cold and windy weather it is really hard to live in, all the windows and doors are leaked and not properly insulated, all the appliances are very old and untility bills are way high.Not recommended at all!
Worse place to live at. Apartment is all full of bed bugs and spiders. Maintenance doesnt come on time, Rudest Staff ever, maintenance service is slow and Extremely Poor service. Appliances are incredible energy suckers. Every chance they get to steal a couple hundred dollars from you they take Broken cabinets.Electric and gas bill never comes less then $300.Bad management stuff. Now communication between Property manager and the staff. Property manager gives you a different rates depends on her mood. The rate she can change with in an minutes.
We moved here 3 years ago. The layout of the apartments is a lot better than other apartments nearby. There is a lot of storage and huge walk-in closet, which makes us not move out of the apartment. However, the service is really poor. They have given old appliances and are reluctant to give new ones until the current ones are completely broken. The rent keeps increasing every year but we get no upgrades whatsoever. I hope they learn from these reviews and make better adjustments for their customers.
THIS PLACE IS TERRIBLE!!!!!!!!!! Old, run down, SO MANY BUGS!! In the winter you’re risking your life walking out of your apartment because no one puts salt down. We have so many gaps and holes in our unit that I know bugs are getting in that way and I’m sure other ways. You hear all of your neighbors. The appliances are a JOKE and old as dirt. They need to be torn down or blown up and never rent to people again. I HATE IT HERE!!!!!!
Awful. Plain awful. They over charge on everything. Appliances are old use WAY to much power. Never have I paid more for water than I have at this place. Apartments are small, walls are thin. By far the worst apartments in the area. Previous reviews speak for themselves. Do not live here. You can buy a house for the amount of money these crooked thiefs charge you. If I could give a 0 star I would. Trash place.
So far, so good.It amazes me how many people write reviews and complain about the shared water bill, or the trash fee. Did you read your lease before you signed it? This information was disclosed to me the moment I showed interest in the apartment. Yes, it sucks to share water usage, but I knew what I was getting into.The appliances are outdated, which can cause an increase in your other utility bills.Aside from those two gripes I am enjoying the place so far. I have only been there 5 months but I have a huge two bedroom, two bath for just $920 a month. I looked at dozens of places in Troy, Shelby Township, Rochester/Rochester Hills, and this place was BY FAR the most bang for my buck. It is in a nice area with walking/running trails, nearby downtown, conveniently located near a major freeway (M-59), and plenty of grocery stores nearby. They also just opened a Fresh Thyme within walking distance, if that is your thing.I have only had to call maintenance twice and they were out within a day both times. Once I called because the front door was showing light from outside (i.e. letting in/out air) and once because I could not get the light fixture off of the kitchen light to change it and I feared breaking it if I continued trying.
I’m astounded at the incompetency of the leasing office. I received a charge in error after moving out and after getting it sorted out and corrected, I found out it was sent to collections only three days after it was charged. I’m still wasting my time on these inept people a month after moving out.They responded to my review before calling me back like I had asked! My billing issue was resolved before the due date, but the apartment office failed to notify the collections agency it was resolved. I also had no knowledge of the collections account, so who was supposed to tell them it was resolved?
I would give 10⭐ if I couldPatty & Antoinette are Rockstars we called and needed an apartment in two days Im in the industry so I know it takes time to do all the paperwork but they did it and we had no more worries, they saved us!The apartment is nice and maintenance must be great because everything works in my unit. That usually never happens. All in all this is place is Awesome.
We lived here in 2016 and was out by 2017 April! Location and neighborhood was great! Apartments are not bad either!But the front desk staff are super rude, the only pleasent conversation we had with them was when we signed our agreement and moved in!We had few maintenance requests and they were quick, so the 2 stars, also theres online portal, if we had to go through front desk staff i doubt it would be the same experience!We had very unpleasant moving out experience! We submitted the notice but forgot to take the proof of submission, staff lied to us saying they dont have it on system! I even went far requesting them cc footage if available to prove i submitted, we had no choice but to stay one more month with hefty month to month price.While price was least of our concern, the rude behaviour and the bad attitude we got from them during the process and other times has been very unpleasant!Its sad to see its still continuing, But no surprise so many others got similar treatment and are under similar opinion!If you have a choice my suggestion would be to avoid this place, if not i hope you dont run into problems with the rude staff!
Where is the “0 star”. Worst apartment complex in the area. The office people literally don’t care to do what’s right for tenants. They a Poorly run. Rent is too high, no utilities included. Water bill $80 a MONTH. Was told i would be called back about multiple things and never received a call. Everything in the apartment is cheap. Get better office people who care to fix issues
This place is horrible! Do not suffer a minute living here. By far the worste maintenance and management staff I have ever had the displeasure of experiencing. There is a woman by the the name of Heather in the management office who is completely and utterly incompetent, not to mention dishonest, and she is not the only one. Head maintenance fellow is also complacent and without integrity. Experienced a very serious maintenance issue in which the ceiling in my laundry room was flooded from the above unit causing water to come through my ceiling and flood my laundry room. To make matters worse, the water came through the light fixture and wires creating a very dangerous electrical hazard. After a few days maintenance cleared the flooded area and promised to return to repair the damaged wiring and light fixture. I spoke with the head maintenance fellow several times over the next few weeks each time stating that they would be over to make repairs soon. Repairs were not made for 6 months!In addition, they do NOT remove snow for several days after large snow fall. My vehicle was once rendered immobile from a snow fall which occured on the same morning, by 2pm, myself along with several other tenants were attempting to dig our cars free. If i could rate this place with negative stars i would!
Horrible ownership. Horrible apartments. Horrible reception crew. All they care about is money and dont want to take any responsibility for their negligence. They make you feel like they are giving shelter to homeless people. Increase prices without notification. Reception is rude. Especially the broken English Chinese lady. She feels like she owns the place and claims no responsibility for not responding phone calls or voice messages, and on top of that threatens by asking to go and read the contract. When it comes to the apartment itself, everything is old, no insulation, u can hear every step of ppl walking upstairs. U can hear people taking in the unit behind. Spider webs outside. Appliances are old and junk. And yeah, if the previous tenants had pets, they have a policy that they wont tell us. So, good luck if u are allergic to cats. I had horrible allergies until I cleaned up the whole carpets professionally myself. Once in a while they enter into apartments for some maintenance without giving an option for tenants permission. Stay away from these apartments. Lots of better and helpful apartments around the area.
Ive been a resident at Oaks at Hampton apartments since October. Before I moved in, I had a hard time finding places to lease near where I was from, because I had two dogs. Oaks at Hampton understood where I was coming from. I didnt want to have to get rid of my dogs. They made it easy to move into my apartment. Great community for pet-owners (even big dogs!). Its close to, well...pretty much everything you can think of!
I moved in a year ago. The good thing is they have indoor washer and dryers. But everything is old. Just after I moved in, the washer broken down. I submitted 4 requests ( 2 online, 1 over-phone and 1 in-person) and the guys finally comes. It took 3 weeks. In this 3 weeks, I drove to coin laundry to wash my clothes. It was a pain. Also, the utility bill is ridiculous. I am working 9-5 on weekdays at my company. but I still spent $200+ per month for my 1-bedroom apartment.
The main office staff is as rude as they come. And the other office lady is very unsure of her self. Maintenance never shows up on time or fixed our fridge correctly. Neighbors are ok. Parking is less than desirable. Found many many bugs in the beginning of the spring. The pool was a selling point but the pool pass situation was a joke. Then when we were getting ready to move they told us we didnt give a two month notice and charged us a fee.Dont move here.
So oaks at Hampton is surprisingly cordial. After writing the lawnscaper destroyed my tulips they called with an apology and offered to replace them. Now, thats never happens during before.Anytime I had any maintenance problems they fixed it quickly... the maintenance people are so nice. Also Rudy is amazing and he is always so helpful. He keeps you updated on progress if he sees you.Our refrigerator had problems in the beginning, they replaced it with a new refrigerator.Our toilet had problems, they came on Monday the first weekday. The tulips were decimated- they called and fixed it.So... I dont understand most negative things here.The commute to anywhere is very good. 20 minute to 30 minute walk to any store. Protected covered parking space. Packages safe at doorstep. I just like it very much and Im very thankful for here.
The upper management and is the worst ! the apartment layout is inconvenient to set up the living room. Secondaly it’s almost 10 miles away from I75. The management was good generally throughout, but after moving out, they gave us a bill for 1500$ - and for what - the house wasn’t clean. Really ? I had moved all the trash out, but ofcourse didn’t use a broom while vacating. The manager didn’t even talk properly after we moved out. Overly priced, bad location and if it’s 1500 bucks extra for an year, totally not worth it!
If I could give this dump zero stars I would. This place seemed wonderful when I first moved in, until they jacked the rent up so high I could be paying for a house instead of a small apartment. The apartments are ok. Very out dated and the bathroom was not cleaned before I moved in, and the grout was disgusting I had to scrub it myself. Also there was a smoker in the apartment before me, so whenever I took a shower, black tar stains would run down the walls and all my clothes and dishes had a cigarette smell to them! The maintenance guys were nice and seemed to care. My biggest problem with this place is the ladies in the office. They never have their crap together and are airheads. I moved out back in mid-March, and am still dealing with their crap with payments and what not because they CLAIM they did not get it. It has gotten so bad that a lawyer has been brought up to settle the stupidity. The ladies in the office do not know anything about how to run an effective business or communicate properly with one another. They are rude and you have to tell them something ten times, and even then they will not understand. I moved out of my apartment BEFORE my lease was up that is how bad it was. I would say the location is relatively safe, however neighbors are not the friendliest at least mine were not. Rent is too high in my opinion for what you get in the apartment. If they changed office staff out completely this place would not be that bad, maybe 3.5 stars also if they changed pricing around. DO YOURSELF A HUGE FAVOR AND DO NOT MOVE INTO THE OAKS AT HAMPTON APARTMENTS!
This is a nice place to live. I love the area and disagree with most of the posts written. As a resident at The Oaks, every time I visit the leasing office the staff is very busy. I often have to wait a few minutes. Since the office is small, I witness a lot of abusive behavior towards the staff from other residents. It amazes me how people want to be so rude and nasty and argue incessantly with the office staff over items that are clearly listed in the lease. I know this because I am an attorney and actually read my lease agreement. The staff has always been very nice and personable. Maintenance can be slow during the winter when we have a lot of snow and when the temperatures outside are very hot. Other than that, they typically respond within 24 hours. My advice to my neighbors, read your lease agreement and stop treating others like they are second class citizens.
*years later - when applying for an apartment in San Francisco, I need proof of residency from Oaks at Hampton. They lost all the records of me living here. 3.5 years later and this place is still haunting me*The apartment staff has screwed me over too many times to count.My first issue was after living there for 1 year, the autopay for rent was cancelled. I got no notification, no call, and no letter from Oaks at Hampton. They swiftly sent my rent check to collections without a second thought which reflects on my credit score and also reflects on their respect for their residents.Then a few months after that my hot water heater broke, and I was without hot water for 4 days in the middle of winter. I put the maintenance request online, i left messages, and nobody would answer or call back.When I finally moved out they sent me my final water bill to my OLD address despite knowing that ive moved out and having my forwarding address. Of course it gets lost with USPS and they send it to collections AGAIN. No call. No email. My charge has doubled and once again im fighting to get it off my record.If you are unfortunate enough to live here, dont trust the apartment staff. Either they are incompetent or are actually trying to screw over residents.
The absolute worst! I dont know how they continue to get new residents, let alone have current ones renewing a lease; Incredibly expensive for no updates whatsoever. The worst bug problem I have ever seen. Absolutely no insulation, we could see a gap in our front door, office did not care. We had a lower unit, and could pretty much hear EVERYTHING our neighbors did. Everytime they took a shower, went to the bathroom, walked to their kitchen..I mean everything. Water bill is a complete joke..they base it off of how many people are in your apartment, not what you actually use. Even Dte and Consumers bills are astronomical. They also took $71 from our security deposit for a water bill. I strongly advise to take these reviews into account, I really wish I had before we decided to move in. I honestly did not think it could be this bad, but sadly theyve proved me wrong.
I have lived here so far for 4 months and I have regretted moving here since the very first month. First off I was completely caught of guard with the multiple fees that are added on to my rent every month. There is a trash fee, a water fee, and a service fee for them to place your bill in your mailbox. The way that they divide the water bill is absurd. The bill is added up from the whole building and divided by the number of people in your apartment; which of course does not account for the people living in apartments that are not accounted for and there is no way that my children use the same amount of water as an adult. Last month my water bill was $54 and this month $74. It is utterly ridiculous considering I paid half of that living in a 3 bd house and this is a 2 bd apartment. Also without knowing what the bill will be every month it makes having a steady budget impossible. I am easily paying $100 extra dollars monthly on top of my rent in just feesThe maintenance is horribly slow. I was told I was going to have my refrigerator replaced because it keeps growing mold on it due to the seal being broken. After a week of back and forth calling, telling me that they were putting it in and then they couldnt because the wrong size was ordered and I would have to wait for it to come in, It has now been over a month and I still have not received a new frig. My dryer just recently went out a couple of days ago. I have put in a work order and I am anxious to see how long it takes for them to fix it.The apartment is very outdated and the amount that they charge for rent is ridiculous. I am seriously debating breaking my lease. I cannot see me having to suffer through another 7 months of this. I could seriously be renting a house with well needed more space for the amount of money that I pay every month.
Way over priced for what you get. Seriously just keep looking, youll find something better.The number one complaint I have is the price of my electric bill. Winter or summer its always over $100 usually close to $140. Everything is electric! So keep that in mind when you look at the price of the apartment..add $100 just for electric. Unless my cats turning on all the lights and running the washer while were at work im not sure whats going on.Next are maintenance issues. The washer has never worked great. Ive had maintenance guys over a handful of times and they can never figure it out. Its EXTREMELY loud. like to the point I feel really bad for my upstairs neighbors whenever I have to run a load. Thats ridiculous. Bathroom vent fan suuucks...shower drain clogs non stop. Dishwashers broke a couple of times. (weve lived here less than a year) Also the walls are pretty thin. We can always hear our neighbors.Non of the side streets are labeled. My apartment building number is different than the actual address number which makes it confusing. Ubers can literally NEVER find us lol. More importantly weve had issues with our mail lately. Not sure if thats the Apartments confusing numbering system or the post office but I have a feeling its both.The ladies at the leasing office were friendly when we moved in but every encounter since has been less than enjoyable.All in all id say just keep looking. We are moving to a cheaper apartment just down the road that in my opinion is a lot nicer.
Apartment and community seem nice. its fairly quiet which i like, and seems like a family community. things are older but get fixed in a reasonable time based on severity. my only real complaint is the lack of groundskeeping in the winter time. the sidewalks ice over easily and sometimes it took days before any salt was put down (and even then, the amount of salt was minimal and didnt do much). also now that things are warming up, it would be nice if theyd spray for bugs, as im finding a ton in my unit.
I have stayed here for about 2 and half year.They dont provide good service in the front office, more importantly the appliances and wiring are very old, the power bills are really really high.Not at all worth leasing apartments here...!They try their best In not returning the deposit amount.
I lived here for 4 years. Everything went fine.. till some smokers moved in to the apartment building below us. They smoked non stop and it seeps to our upper floor building through numerous cracks etc., by 10PM our living space smelled like a bar!. After repeated complaints they did nothing to really fix these gaps... When I asked the lease office to let me move to another building... they said that I need to provide a doctors certificate that the smoke is affecting our health. Really!.. So I need to wait till me or 3 month old to get asthma or something worse before they let us move. How considerate of these folks. I am sooooo glad I left this place.... I can breathe a lot better now.
Worst experience till date. House was a complete mess when we moved in. Broken door as can be seen in the photo below, that management has refused to fix till date, 7 months into our lease. Creaking floorboards, clogged toilets, faulty electrical connections and overall bad construction quality of the house. Snow clearing during winters was a joke too. Worse thing is that management refuses to act on anything at all.
The only reason I I wouldn’t give this place a zero is for their maintenance, which still is not up to par considering that they do quick fixes as oppose to fixing something in the correct way. But at least they are fast about. As for the customer service and people in the office. The women in there are very much rude and make you feel as though you’re interrupting their day. With the whole eye role, the dull stair as your sharing your issues, and the long sigh that they make when you ask for anything. They just really know how to make you feel wanted. And I’ve seen them do this with other residents. Even the phone calls...they sound soo excited to help(sarcasm). And they always have new people in there. Overall the apt was nice but it wasn’t even worth it considering how rude the people are who work there.
I have lived here for 8 months not a bad place to live . The rent is higher then i think it is worth . The appliances are dated not energy star I would like to see new appliances for the $1000 I pay a month to live here . it would be vary nice to have a common area were you could bbq and picnic with family and friends. I have just signed a new lease and plan to stay another year .
Repairs are slow. Apartments run down. Extra fees. Sometimes rude staff. If you get a bill when you leave that you dont want to pay for repairs due to damage, which is really wear and tear of the normal variety, get your lawyer involved right away. They will charge you the original fee and the fee to send it to the collection agency if you dont pay the original fee and dont have a lawyer contact them right away. If you dont have a lawyer then you just have to pay the fee whatever it is. They will not adjust it. Just dont live there. They will try to rip you off.
In all my years of moving around in the military and renting, I have to say this is the worst place. Sure the maintenance people are responsive however they dont know what theyre doing. There was a wasp nest in the dryer vent that never seemed to go away after submitting multiple requests. Come to find out it was pest control that was supposed to remove the wasp nest and they never did. Eventually the wasps made their way into the vent in the spare bedroom and the way they got rid of the wasps was to tape screening over the vent. A few months later I had to submit a request to have the screening removed and the wasp carcasses removed. The window in the spare room is in disrepair and the way they fixed it was to put masking tape around the inside. Its mid march and there is still ice on the cement outside the front door and there has been throughout the season. Needless to say I am glad that Im moving out.
If you can avoid this place, at all COST please do! The water bill is charged based on how many people reside in YOUR apartment unit, not by the actual use. The apartment that they show when you first go in for a tour is not the apartment you will be renting. The rent increase and exponential amount if you do not renew for 11 months. They paint, and repave areas to make the outside community look good and the inside of these apartments look like crap. The walls have been painted so many times you can see the dead bugs, nasty hair from GOD knows how many tenants from years past, and the office personnel is a joke. So, ask to see the apartment you are actually signing a lease/contract for, only put one person on your lease to be billed for the water you actually use and renew your lease, if you plan to stay, for more than 11 months and always always renegotiate your rent rate. Trust me, you get what you pay for and there are better looking and updated apartments in Rochester Hills. Oh yeah, if you leave early they will rent your apartment out and still charge you for the remainder of the rent. GO FIGURE!
This is the worst apartment Ive ever lived in. Apartment has impractical rules and leasing office staffs are the rudest ever. Maintenance always come after 2 weeks for repair and that too after lot of phone calls. Emergency is a so called emergency and is of no help for emergency situation. If you want to live happily, just stay out of this place.
Any maintenance request takes at least 2 weeks to respond, I got a problem with my garbage disposal and they came 6 times and not fixed permanently .the rent is increasing each month for water usage.taking extra $15 for garbage and they dont do anything extra to take that money. and I still have to throw the garbage at the dumpster.
These apartments are nice inside and a beautiful community! We had a rocky start but they fixed everything right away, they were short on maintence staff when we moved in but after voicing our concerns they were quick to fix it. Now that we’re settling in we are loving it more and more!
The apartments are nice but the landscaping and garbage bins are horrible.the doors haven’t been painted for years We were paying suburban prices for ghetto living....the office staff was pretty decent. I wouldn’t suggest doing any business with Antonionette she’s rude and would ignore us every time we walked in. Had an attitude every time we called, extremely rude and I’m not sure how’s she isn’t out of a job yet. Between the lack of maintenance, and care from her I wouldn’t recommend this place. If u decide to go only work with the black girl(can’t remember her name) super nice & ALWAYS help or the one in the back.
According to the service, quality of the installations, apartments age, maintenance support and location, the price should be cheaper. When you are jumping to this apartments the first impression you mate have is that the landlord wants to take advantage of the potential renters offering higher prices, theres basic maintenance activities that should be made like fan filters replacements, air ducts cleaness or proper doors and windows maintenance, my recommendation if you are looking apartments in Rochester Hills is to look with paciente others options around the area, and leave Oaks at Hampton one of your last options.
Never trustWe were on a month to month payment. We have them the notice on 17 of March and we moved out on 13th of June and they charged us the late notice fee. I called the office several times but the person in charge was never there at the office when I called. They took my phone Number and told me that she would call me.l which never happened. I called again and was given an email address but the address would not work. In the end when we finally reached her she said we are too late and she does not keep the records anymore. They overcharged us . After we moved out we called them and they told us that we would have received 300 of the deposit we paid . What we received was around 80 . Never trust and follow up they Get your money for nothing.
Worst Apartment complex Ive ever stayed at. Very unprofessional staff, never return phone calls. They dont prioritize residents. The apartments arent updated yet prices continue to rise. From one 12 month lease to the next I was asked for a price increase of over $200. Then later lowered to $50 when I declined to renew. Find somewhere else to live.
I pay $1000 for an apartment complex that cant afford to have a good maintence staff. You cant even contact/call the maintence staff at all even if its an emergency; such as your A/C not working for 3 day in the summer. The worst maintence Ive ever delt with ever! They will tell you nothing is worng or its not broken, when really there is something wrong. It will just take them literally 6 different times coming to your apartment to finally figure out something is actually not functioning right. Rent should definately be cheaper for the service/quality they provide.
Very bad management and very bad staff in the leasing office. I lived in almost 6 states of now with different apartments last 10 years. But first time i am thinking needed rating below 0 which is -ve, That credit goes to Oaks at Hampton. Cost vs Maintenance never match. I am already struck here and would never suggest any one again to this.Unfortunately, this system does not allow me to go wo starts so i selected 1 star...which i do not want to.
Very irresponsive management, they don’t even respond for emergency repairs immediately. Rude way of handling residents. Even for non-emergency work, like oven repair, they took 3months to fix it. Most of the appliances in the apartments are old and they are often for repair.
DONT LIVE HERE The management office is the most poorly run and pathetic group of individuals. I had to move out early and went in spoke to the office followed their procedure and paid the early move out cost. After checking out and moving across the country suddenly received a debt collection letter for $1800. I called the office and they said that there was NO balance and that I owed no money to them and that it was a mistake. Then a couple months later another debt collection letter. I called again and this time spoke to a manager who said that I didnt pay to move out early. I did everything they instructed and argued and argued and ended up with the manager saying well its off to a debt collector it is out of our hands and hung up. These people will con you. DONT LIVE HERE
It cost me more to move out of this place with minimal stains on the carpet than it did to pay the outrageous $1000+ in rent each month. THIS PLACE BLOWS! DO NOT MOVE IN HERE! The interiors are cheap and outdated, the office staff sucks, my heat went out 5 times this past winter before it was fixed correctly. ALL IN ALL, NOT WORTH YOUR HARD EARNED MONEY!
Horrible place I wish I would have paid attention to the reviews that I read beforehand. I thought that there might have been a few disgruntled tenants but after living here for 1 year it is absolutely awful and they raised my rent to over $1100 dollars a month.The appliances are from the 80s and there is mold and mildew in the walls. I cant afford moving expenses right now so I am stuck. The worst decision I have ever made DO NOT DO IT!
They have old appliances! They dont pay ANY utilities! If you dont make 3xs the rent when the lease/special is over dont even bother wasting your time or money! The staffing sucks and the maintenance is slow as christmas! I dont recommend this place at all! They share 1 pool with all the other complexes! The only good thing about this place is its in a nice neighborhood!
Bad place. Electric and gas bills were very high even when we actively watched our usage. Was told the complex had a pool. That is not true. There is a pool a half mile down the road that the entire area uses (5+ complexes) and you have to pay. Stay away at all costs.
This apartment complex is the worst I have ever encountered in my ten years of living in various apartments. Their staff is rude, will lie to you at every opportunity, and fake. I would not live here if it was free. Their website is misleading as to what they actually offer as well. I highly suggest that you look elsewhere if you want to be treated as a person rather then just a number.
Terrible apartment. It is very old and outdated, but the worst part is there is no proper maintenance to support this old complex. People in office dont respond to residents either. Everything is very difficult. I have lived in many different complexes, but this is the worst ever.
Actually 0 worst maintenance,,2 yrs ago it was good Maintenance but now they are not caring any complaint who needs emergency complaint they said pandemic situation wait sometimes,,...we are waiting from till one year this is too much they are neglecting renters,,, Ill give 0 stars

2022-01-27Love my apartment here! Maintenance is done timely. Allan is kind and courteous in fulfilling any maintenance request. He actually talks to you instead being quiet and leaving you in the dark. He made sure all my concerns/ questions were address before leaving that day. The whole maintenance team worked together Craig, Phil, and Allan to get things repaired and cleaned in an efficient manner when the pipes in my apartment got clogged and water was on floor. It wasn’t a pretty sight.

2022-02-23The reviews here on Google make it sound like if Alan ever left you have no reason to come and stay here. I would like to correct that impression. We moved here about two years ago after a fire in a nearby apartment from lightning. Since we moved here it’s been nothing but pleasant. I lived in my old apartment for 12 years so I know something about apartment living. If you can’t put up with noise from other people around you don’t live in an apartment, the office staff is not responsible for noise in your apartment from Neighbors, it comes with the territory. The maintenance crew here does get to you right away, if you feel like they don’t a simple call to the office will push this along. Antoinette helped us gain our apartment two years ago and Maria in the office is wonderful. The area is nice, the neighbors are usually nice, the scenery is pleasant. I leave for work at 7 AM and when there’s ice and snow they have already been out and plowed and salted. They are not chintzy with the salt. They have even gone as far as putting a bucket on my porch when I requested it. When there was something wrong with my washing machine they just came and replaced it. The only thing I would say is the floors are very delicate and you will have to get some kind of foot protector for the legs of all your furniture. Knowing that in advance helps. That’s my reason for the 4 star instead of 5. My consumer and DTE bills are accurate for my lifestyle so I cannot agree with reviews complaining about that. Overall we have been very happy here and are currently moving my mother into an apartment here as well. People nowadays are angry at life in general. Don’t let those bad reviews ruin your chance to live in a great complex.

2022-02-03Beware of lease termination charges:They do not add to your initial lease contract during move-in. When you give a move-out notice you will sent the contract with all clauses. They add rental income, administrative charges on top.Pros:Rest of all things are fine with apartment. Only they need to fix their electrical systems and window leakages in winter, so electricity bills go down (you pay $300 approx. in winter). Maintenance people are quick and clean.

2022-04-13Allan came to replace our boiler and was professional, timely, and fast. He did not leave a mess and finished our new installation in under 40 minutes. He was also very polite and respectful. This was the best service I’ve had with the maintenance team.

2022-05-14Way too expensive, quoted me at one price and changed last minute because of an error on thier part. Super intense rules about what you can have on you balcony. Heavy on hidden fees, and quite old. Is a nice, safe, and calm neighborhood though, but this complex has management that will ding you and scam you at every single possible opportunity. Would beg you to avoid at all costs. The only positive reviews on here are for Allen the maintenance guy... literally carrying this 1 star complex with a solid 3 star rating, mad props to Allen.

2021-11-22The maintenance at oaks at Hamptons has been amazing. I’ve put in a maintenance request for a light bulb and had it fixed the same day! Also when we moved in we discovered our washer didn’t work. The next day they replaced the motor in it and we were good to go. On the other hands what ever company is utilized for the new renovations we had for our unit hasn’t been as smooth but not terrible. Pretty much every new appliance or renovations we’ve had problems with or you can just tell it’s just sloppy work. Now that we’ve had all are issue taken care off from the usual maintenance guys were smooth sailing now! So far I’ve dealt with Alan and another person but I didn’t catch his name, But they were both awesome!
