Comment: I recently tried to apply to Park Place, and the experience was nothing short of a nightmare. When signing up, I requested a move-in date of July 30th. However, to my surprise, the lease agreement I received stated a move-in date of August 10th instead. This discrepancy was a major inconvenience as I had already informed my current landlord of my move-out date.Furthermore, I spoke to multiple people, including the AI agent and Amber, who assured me that parking was included in the rent. Despite this, I was being charged $35 a month for parking. This misinformation is unacceptable.To make matters worse, they attempted to take my deposit when I decided not to proceed with the lease due to the incorrect move-in date. They claimed that I had to rescind my application within 24 hours, but I was actively trying to resolve this issue with them during that time. I expect a full refund of my deposit, and if I dont receive it, I will be taking this matter to small claims court.I would strongly advise anyone considering Park Place to look elsewhere. This level of mismanagement and poor communication is simply unacceptable.

Comment: [Update 6/2024]I decided to terminate my lease early. I choose the rent responsible option, meaning I pay till the apartment is reoccurred. Park place management is continuing to renovate the apartment and not put it on market for after more than a month of us moving out!!! We pay the rent, don’t live there and park place management is able to renovate plus get rent, this is fraud. I also open up the apartment portal one day and see charge of $10,866.36 due, with no explanation of how and why that’s due. The summary provided also doesn’t add up to the $10,866.36, see the attached image for proof. This has been very stressful and a nightmare.I filed a BetterBusinessBureau complaint to which they haven’t responded yet.[previous review]Decent living. Any issues in the apartment are promptly resolved by Marquez/Joe & team.

Comment: Been living here for three years and it’s utterly sad to see the place we used to love turn into this poorly managed situation.There are 2 elevators in our building and the one close to our apt has been down for more than 2 MONTHS. While we can get around using the other one but it’s such a hassle for people with disabilities/strollers/wheelchairs. And now the other one also broke down - meaning no accessibility at all. Idk when those elevators will be back on cuz this means folks can’t use strollers/wheelchairs. It’s a joke.Package room - “smart” room access system constantly broken, packages are all over the place.I would like to take this opportunity and leave feedback so the management team can actually pay attention to those more and more arising issues and show some care to the residents. Bay meadows is a beloved community and please show some respect to your tenants who paid a premium for this location and community.On the side - maintenance team is top notch and always brings smile to our faces. I’ve never experienced such great customer service with any leasing buildings.

Comment: One of the two elevators in our building is broken for 2 months with NO fixes. I have to go all across the building to the other one, but it’s broken today too.Same thing happened last year, broken elevator for months, and it’s making scary noise even when it’s functional.I have to say this is the worst apartment I’ve ever live in. Don’t be scammed by the Google reviews. The good ones are for maintenance team as they’re the only good part of this property.

Comment: I’ve lived here for three months and am honestly shocked at how poor my experience has been. For the price, you can definitely find better housing. Unfortunately, the noise makes this place unliveable for me, hence the one star.Pros:1. nice parks and greenery.2. Next to Whole Foods3. Maintenance is quick to fix issues in your home.Cons:1. YEAR-ROUND construction. They are remodeling old apartments as people are moving out, so there is constant LOUD noise. If you ever think it’s over, just wait a couple weeks… it WILL start again. No advance notice of noise/construction is given either. If you work from home or wake up past 8am, DEFINITELY look elsewhere.2. An ALARMING amount of flies near entrances and in the garage. Nothing is done about this.3. Package room is a complete mess. Packages are littered everywhere and it’s a nightmare trying to find your package.4. Public amenities are often broken. Gym has had missing/broken equipment for awhile, the garage door was broken for a month, the hot tub was under construction for months and then was broken for a week within days.

Comment: UPDATED REVIEW:Me and my gf have been living here for about 6 months now so thought id give an update.Pros:Overall its pretty quiet and nice area, we like the trees and the wild life you can see from your balcony.We got a good deal on our rent payment since our unit isnt one of the renovated ones.Dog friendly as right behind our apartment there is a great little concrete track + grass field.Neighbors arent noisy but this could also be because we are on top floor.Maintenence team is great and responsive and will fix whatever you need.AC + Heat work fine - youll be fine during the summer / winter.CONS: (theres a lot)1: Was no heads up on when construction would start next to our unit. (was a solid 2 weeks of loud construction noise.)2: Our unit has a TON of silver fish bugs. I have probably killed a dozen already and thats not even counting the ones my GF has taken care of.3: FLIES...FLIES everywhere. At least 20+ flies right in the pathway to your car in the garage (they do nothing about this.)4: PACKAGE ROOM is horrible - hard to find your packages (get as much delivered to whole foods across the street as you can.)5: They replaced all our locks with smart locks (pretty cool and useful). But they didnt give us a new hardware key...so if your phone dies for whatever reason good luck getting inside your unit.6: Our unit isnt renovated so the appliances suck (Im sure the renovated ones are better.)7: Fire place is a joke - it will gas you out of your own apartment dont even bother turning it on unless you want to suffocate.8: They only have a bunch of 5 stars because people like the maintenance team and they ask for reviews.While we are overall enjoying our stay here its hard to justify the cost with all the other issues.Maybe this is just a bay area thing..

Comment: The apartment management team is horrible: sent you a notification on Saturday to notify needs to enter you apartment on Monday. No response from email or phone because office closed on Sunday and Monday. I lived here more than one year but I never receive a response from the management team.(update) They enter my apartment, change the lock and then leave the door unlocked (for hours?). I am even brother to file a complain for it.On the other hands, my email to manager team dont have any response till they changed my lock.Also, the funny thing is, they have time to address comments on Google map but have no time to response to their resident concerns.Hence reduce the score to 1 star

Miss Danica at the leasing office helped us find the best unit, parking spot and provided the best care and service for years.The gym they have, the office space with modern work pods and the overall high tech infra that they maintain is most suited for the quick lifestyle of us IT professionals.There had not been one incident in years where we needed their help (like a plumbing repair or a mailbox key replacement) and they didnt deliver in the quickest and kindest manner. They are the most awesome people. We never had one moment in years where we would feel unhappy with the way things are here. Comment: I have been living at Park Place apartments for over a year now and have had a great experience. The location is incredible, the apartments are quiet, and the maintenance staff is really good - I’ve had several small maintenance issues including needing to replace the water heater, shower drain issues, etc. and it’s super easy to put in a request; someone from the maintenance team usually shows up 1-2 days later to fix the issue, no questions asked! Special shout-out to Tiger, Joel, Ken, Jackie, and David on the maintenance team who are always super quick to respond and do a great job. I had a particularly urgent issue with the water heater leaking into my bedroom, causing wet floorboards and mold - Tiger and David moved mountains to expedite the process to get everything dried and replaced. Super thankful that maintenance issues are easily fixed and that the team is so kind!

Comment: We enjoyed living at Park Place, and I think it’s probably one of the best place to live around the Bay Area, especially with a dog.It’s very convenient to walk dogs as there’s two parks in the complex, and I would also take my dog to Bay Meadow if I want a longer walk.It’s also very convenient that there’s a wholefood right around the corner.People at the leasing office is very nice and would go above and beyond to help you, especially Samantha Ting and Danica Jaffin. I had very important mails that was send to my old apt at Park Place after we moved to Massachusetts, and Samantha Ting helped us getting the mails back. It was a huge relieve!Definitely highly recommend!

Comment: I have lived at Park Place and wont suggest anyone to choose this apartment complex.The high ratings of Park Place are majorly coming from the positive appraise for the maintenance team. Besides that, everything is far below the expectation.Cons:- The entire community is under renovation and construction for exterior and interior, from 9AM to 6PM Mon - Sat. Given the community has very thin walls, those noise is extremely load.- The leasing office and Equity dont care the residents. They extremely seldom reply your email/phone after you sign the leasing. For whatever reason, if you want to contact the leasing office, it is too difficulty to get the responses.- There are numerous package thefts happening in the community, and the leasing office doesnt care nor doesnt offer help to check the video recording of front door. The community used Luxer One package room. Usually Amazon will use it, and the packages can be still stolen there.- This is a so-called closed community with front gate and back gate. However, both gates are easily being broken, leave it open for weeks, and everyone can get in.- This community has extremely bad phone coverage because it is in the middle of multiple companies (which has much higher carrier tiers than traditional customers). Your phone internet and mobile connects are deprioritized in the business hours.- If you are unlucky, you will get a un-renovated apartment, and everything is out-of-date there.

Comment: We were scammed by Park Place and would strongly discourage future residents from signing a lease with them and to think twice before signing with any Equity Residential community. We applied for an apartment in October 2023 on their website, and paid $301 in deposit and application fees. We were approved, but were then informed that the rental rate on the website was wrong, and would no longer be honored because the rent needed to be raised for renovations. This was a blatant bait and switch. We no longer wanted to live there and respectfully withdrew our application and requested a refund. Our leasing agent, Danica, agreed verbally to refunding the whole amount. On her instruction, we emailed the office to confirm the refund in writing. Four months later, in February 2024, we have not received our refund. We also looked up the reviews of Park Place and Equity and found that this company has a history of stiffing tenants of their security deposit and are nice to you only before you sign the lease. Beware.

Can’t get any worse.------------Updating rating from 5 stars to 1 star after the worst ever move-out experience, which still has not been properly addressed by the management office.Moved out on 5/24 and still dealing with the final bill.First, there was an error with final billing for move-out. I checked line items and they incorrectly included a charge that should have not been included. I disputed and waiting for their response.Second, no communication whatsoever. In May, I had to initially call them a few times and sent 3-4 follow-up emails before I got a response back. I replied and no response. I called them in mid-June to get a verbal confirmation that they will respond. Still no response until mid-July. I sent two follow-up e-mails in the past week. Zero acknowledgement.I am not sure when this will ever get address and Im tired of dealing with them. My initial move-in was great because Joe was there. Now that hes gone, this office is really mediocre at best and does not deal with customer issues with urgency and respect. Just stay away from here.----Leasing team: 5/5 - Joe is the man. He is the nicest staff member and its unfortunate that he is no longer with this property.Maintenance team: 5/5 - Every maintenance staff is kind and responsive. Shout out to Joel especially. Comment: Pictures speak for themselves.Hazardous Mold. Extremely Hard to get in touch with the management team.I did a mold test from Immunolytics to my Apt at Park Pl, and the mold level on the shared wall between my closet and the bathroom is hazardous. Nothing concrete have been done by the management team, in the time span of more than 30 days (from I reported this issue to I terminated my lease earlier).Things Learned:1. Park Pl have the right to tear down the moldy wall without your consent, because mold is a high priority public health issues.2. I only got my lease early termination penalty back because the renovation team at Park Pl make a mistake and started remodeling my apartment while I legally holding the keys. Ironically thats how I get a look at the mod issue (see attached picture).I dont recommend living in this complex. The leasing team is nice, but the management team are non-responsive. The rent is too high for the quality. Yes, the location is very convenient. But so is the health. And for those who wants to do a mold test to their apartment, talk to a legal aid before you talk to the Park Pl office.

Comment: The construction has been constant since moving in last April. They start every morning at 730 am and it is so loud. The leasing office mentioned street parking not usually being an issue for tenants during our initial visit. The street is very crowded with large garage bins taking up several parking spots. There are large parts of the curb that are also constantly marked No parking. This has been going on for months. Elevators are frequently broken but there is at least two per building. Its a nice place to live otherwise, but the noise and construction is tiring.

Comment: Pictures speak for themselves . The construction noise reaches 94db in my apartment. The pictures are what this apartments building looks like inside. There is no permit for the construction and the apartment management gave no heads up.The construction went on for months.Besides the construction, the regular noise is also an issue. The wall is paper thin and I can even hear my neighbor snores in the unit next to me.The only advantage of this place is the price compared to the newer apartments nearby but they are not cheap right now. So do yourself a favor and don’t live in this place. I guarantee that you will regret.

She told me its been reserved and no longer available. YOU HAD MY NUMBER AND EMAIL, YOU KNEW I WAS COMING. WHY DIDNT YOU CALL ME TO LET ME KNOW IT WAS NO LONGER AVAILABLE. Last night, I discovered there was no hot water for a shower, and after reporting the issue at around 10 pm, Joel came over the next morning. He checked the water heater and found it could produce hot water normally. It seemed like there was no issue, but after listening to my description of last nights situation, Joel checked again thoroughly. Eventually, he discovered that there was a problem with the hot water circulation when the heat was turned on. He then helped us replace the entire water valve and pipes. Now, we can have hot showers while using the heat, and I am very grateful for Joels diligent and responsible work! Thank you!

Comment: Ive been a resident in this apartment complex for 3 years, and its with regret that Im leaving a 1-star review. The constant disruptions due to the continuous and unannounced construction and renovation projects — including a noisy glass patio revamp — have created a highly disruptive living and working environment. This ongoing construction starts from early morning hours, continues throughout the day and interrupts not just my sleep but also WFH meetings due to the excessive noise. Despite being a resident for such a long time, there has been a marked lack of communication from the management about these disruptions. This lack of consideration for us, especially for those working from home like myself, is extremely disappointing. If you are a person who relies on a quiet environment for work, please be aware of these issues. They strive to keep the complex clean and well maintained, and always have a proactive attitude towards pre-storm preparation for the tenants. All of the technicians, specifically, Joel Zambrano, is wonderful. He has a great demeanor and always displays a very positive and pleasant attitude. He is a very customer service oriented professional who is genuinely concerned about the happiness and satisfaction of the tenants.The addition of the mailroom for delivery of packages was a great idea. I really enjoy living in this community, and feel very safe and content. The surrounding area has many restaurants, Whole Foods, Chipotle, Shikis, Starbucks, Peets, Blossom Salon and Spa, also Kaiser, and many other great businesses in walking distance.The amenities offered are awesome and are above average compared to most apartment complexes in this city and county. It is also the only apartment complex countywide that offers their swimming pool and jacuzzi open year round! This is a great place to live!!

Comment: Let me tell you the ONLY (subjective) cons first: carpet only for 2+ levels. Thats it. All the others, this apartment is way BEYOND par. Im telling you that again.Superb apartment.Too many pros to list, but let me tell you some essentials:1. I have not seen such a green green, park-full area. There are 4+ parks (1 pretty big, others mid to small sized) around here, you will be amazed how well managed they are. Just check out their restrooms. Havent seen that clean public restrooms in the bay area. And this apartment is in the middle of them. Big company buildings around the apartment keeps the environment very clean & want-to-walk.2. Too safe to be true. Before moving here, I came to check out the apartment & area many many times, during day time, night time, sunny day, rainy day, etc. No suspicious random wonderers, very clean in all the corners of the area.3. Whole Foods in front of your apartment is crazy. In my first 5-6 months, it was my delightful daily routine to check out the market and walk around to see whats new. Also youve probably seen the markets near apartments, but many times, you need to go across large roads. Here, it feels like the Whole Foods and Park Place apartment are in a little town in a very walkable neighborhood. No big roads to cross. This is definitely huge win if you use Amazon often (for returns and everything).4. Very big & nice pool.5. ***Most importantly***, their management is very very nice and generous. I can see, the maintenance people enjoy working here. Whatever issue you may have, they come and help within 2-3 days. Probably one of the best teams in the bay area.If you are considering this apartment, hope you would enjoy this nice apartment & also keep this neighborhood as nice as it is now.

They are doing renovations on each unit so when someone moves out, construction comes in.There have been non stop construction in my building for more than a month from Monday to Saturday. The leasing office gave no heads up. Their resolution is to leave the apartment during weekdays and deal with it on Saturday.I talked with them for three times to at least lower the construction noise on Saturday. Nothing changed at all. Drill noise woke me up like an alarm.

Comment: I WOULD NOT RECOMMEND THIS PLACE! I have lived here 3 years and the only positive thing is their maintenance staff. Those guys work hard, and Joel is the best! Apartments are small and walls are paper thin. I had a family above me with 3 kids who would make so much noise every day. The mom would tell me Im doing my best and the leasing office folks did not do anything about the noise. The leasing office staff are not approachable and often have a bad attitude when you need to talk to them. It is not the residents fault if they are overworked or whatever the issue is, I expected a minimum of the phone calls/emails to be returned. The pool looks nice, but its often closed for maintenance and the jacuzzi as well. They have been doing construction on our building #3 giving no updates via email for months. Access to elevators was shut down, access to our storage unit was closed with no prior notice. We even had to cancel our camping trip because we could not access our camping gear in the storage unit.We just moved out last month and had a horrible experience. First, no one would respond to me for weeks when to schedule an in-person walkthrough of the apartment. I sent at least 5-6 emails asking. They got back to me the day before they wanted me there, so I had to shift all my work meetings to make it. I met Gabriel there who walked with me thru the apartment and said everything was very clean, no issues at all. Yesterday, i got a message saying that i must pay the following:$537.98 for giving insufficient notice. I gave 30 days’ notice while my lease was on a month-to-month basis already.$350 for cleaning. I paid professional cleaners to clean the place already and they are asking I pay again.$112.50 for walls painting. We left no holes and painted the walls.$90 carpet cleaning. The carpet was not new when I moved in and had many stains. The carpet was also cleaned by the professional cleaners i hired before moving out.With all of this, they kept my entire rent deposit and are saying owe them money! And of course, no one is responding to my email i sent yesterday. This is super frustrating. Even if you have a nice walkthrough inspection, they will keep all your money and ask for more. My friend who moved out last yeah warned me about this but i was hoping it was just a mistake that happened to her.Every place I have ever lived in considers that there is normal wear and tear when a tenant leaves. I was there for 3 years and took good care of the apartment.DON’T RENT HERE! They will treat you nicely to get you in but treat you poorly on your way out and keep all your money and ask for more. And if you live there now, just know you will get ripped off for cleaning and painting no matter what you do, so dont waste your time and money.

The office never replies to emails. My friend referred me to this apartment and it has been 6 months but she still didn’t receive the referral bonus. I also referred another friend a month ago. I emailed the office for referral bonus a few times but they never replied.2. The elevator in my building is old and unsettling. It makes loud noises and sometimes drops slightly before coming to a stop, which is concerning. I sent email to express the concern to the office, but again, there has been no response.3. The elevator doesnt have an inspection permit, and a pending application notice has been displayed since I moved in. Other reviews mention that the permit expired in 2020, and a new one has yet to appear. I’ll consider reporting to the California inspection agency if the office still don’t put the new permit.4. The common area rarely got cleaned. Seems the cleaning team will come one or two times a month. The trash in the hall way would stay there for weeks before it was cleaned up.5. Several things were broken within a month of moving in. Several lights were dead, a drawer was broken, and the oven would always trigger carbon monoxide alarm whenever I turned on the boil (possibly a gas leakage).6. If you have an electric car you’ll be quite painful. There isn’t a public charging station on-site. They only offer installing a charger on your parking spot, which costs $95 (first free spot is NOT allowed) + $210 a month.8. The package room is a mess - with so many packages squeeze in a small room, it’s extremely hard to find yours.9. The renewal price is 10% higher than the current rent. With the new price that almost comparable to luxury apartments in the area, the only good thing about this apartment no longer exists.

Comment: I would not recommend this place to anyone.Pros: The only real pro is the location. Its conviently located next to food places, whole foods and the event center. The apartments look nice but arent worth it because of bad customer service.Cons: Once you become a tenant, office staff does not respond via email or phone. Tenants have to hunt someone down to talk to anyone. The hot tub is always under repair. To top it off the elevator in my building was frequently broken. It was broken on my move in and move out dates. Evidenced by the inspection permit not being updated since 2020. Also be careful during the move out process. You will be billed for things the complex is responsible for. Such as black mildew on the windowsills (problem in many units), grouting and dust in ceiling fixures only maintenance can access. And last but not least, expect rent to go up at least $200 when renewing.

Comment: Lived here for two years. Overall a good area to live in, nearby Whole Foods, Mendocino Farms and Chipotle are very convenient. The major downside is the price point. Its too expensive for the value. Some more details:Pros:-- Area is perfect, especially if you like walking/running in neighborhood parks.-- Convenient whole foods, restaurants & coffee shops nearby.-- Freeway is easy & fast to access.-- Service requests get prompt responses and employees are great.-- Leasing office staff very professional.-- Complex has an underutilized gym which I will greatly miss.Cons:-- Too expensive for the value. And its just another typical corporate landlord in that they will keep increasing your rent to the maximum extent allowed under the law at every renewal; with the inflation numbers we have and projected over the coming years, expect exactly 10% increase at every renewal which is the max allowed under CA tenant protection law (5% + CPI inflation capped at 10%).-- Biggest pain point for me was the package room. Its very small for the number of residents. Hundreds of packages are always in the room making it a major hassle when you get anything delivered to find yours, if the carrier misplaces it on the wrong shelf, finding your package can take upwards of half an hour easily. Particularly an issue with Amazon deliveries as the majority of packages are from Amazon in there with largely identical packaging. The situation gets unbearable around the holidays as there wont even be enough space to walk around with the volume of packages in that shopping season and yours can be buried deep under other boxes.-- With the complex so large, there are moving trucks parked outside every day, making it hard to drive around or sometimes outright blocking streets.-- For building 2 (1125 Park Place) specifically, the recycling dumpsters (for all buildings) are placed right outside the garage ramp for collection and spend ~2 days of each week there, making it hazardous to get out of the garage as you have no visibility into traffic coming from either direction.-- Even without the dumpsters the garage ramps are quite dangerous, as you dont see pedestrians once the car is pointing uphill, and people walk around all the time. There are no mirrors outside that would help drivers.

The location is extremely safe, with a courtesy patrol who patrols around at night. Also really quiet at night for people wanting some peace.2. Good restaurants on site. Theres a few good restaurants on site, as well as a whole foods market.3. Leasing office + maintenance staff is great. We had a really smooth move in and move out process. Maintenance is also quick to respond to requests.4. There are great parks on and around the property.Cons:1. Expensive. Rent is really high for the old appliances provided in the apartment. The apartment furniture was also really outdated, and overall, the quality of the apartment did not feel worth the rent we were paying. When we got a renewal offer, we were quoted >10% over our existing rent (the San Mateo county allowed limit being 5%), which made our decision to move out really easy.2. Package room is a big mess. The room is unorganized, making it really hard to find packages delivered through amazon.3. The toilet bowl is really tiny. This might be me nitpicking, but the bowl was extremely tiny, and caused a few bowel problems.4. Thin ceilings. We could hear our neighbors upstairs stomping while they walked around, which could get annoying sometimes.

Comment: A big thank you and shout out to the maintenance crew at Park Place Apartments San Mateo. The crew is diligent, quick and extremely patient. I called in asking to turn up the heat on the hot water, they not only took care of it the same day but also checked pressure across the 3 shower nozzles, and replaced them with new ones!I should’ve asked for their names, next time I will just do I can personally thank each of them.

Comment: Our apartment required a major repair recently when water from the roof (we live on the top floor) started leaking into the apartment through the ceiling fan. We raised a ticket with the support team (at Park Place, San Mateo). Tony and his team from the building responded promptly. They came to inspect the problem first thing in the morning. They informed us about the nature of the problem and what the process of fixing it entailed. They promptly brought in and installed machines that needed to be run for a few days to dry out the ceiling. The same day, Tony brought over Jorge from VCS Inc. Construction Company to inspect and start the work. The team at VCS was incredibly professional: they were extremely courteous, considerate, and professional. They took great care to seal off the work area, cover the carpets, and to ensure cleanliness while the work went on. Considering they had to cut open the false ceiling to find the problem, it could have been very messy, but they took great care to see that it wasn’t.As the damage was in the living room, there was severe disruption for close to a week. But Tony, Jorge, and their teams were highly responsive to our concerns and did their best to expedite the repair and return the apartment to its normal state. The work was completed a day ahead of the estimated completion date; and the ceiling was returned to normal seamlessly—not a single trace of the damage or repair work remaining.We’d like to thank Tony and the team, and Jorge and his team at VCS for their professionalism and for being great throughout the repairs!

Comment: As a resident for 6 years, I have had a normal number of service requests. I cannot say enough good things about the Service Manager, Tony L. and the two techs whom I have seen more than others. Joel Z. and Jackie are experts in fixing things quickly, explaining problems clearly, and are kind and polite. In a recent problem, Tony was tactful in listening to me and that problem, a multi-day repair, was fixed two days earlier than usual. Great place to live.

No job left unresolved - exceptional follow up. No job to big or small - they are pretty clever at resolving unique problems. I also noticed that they work/collaborate very well. And they are pretty quick to find and implement solutions. Comment: Nice place to live. We just moved in and the leasing office has been nothing but helpful and kind. They respond promptly to the work order requests as well. This place is conveniently next to chipotle, two poke places, two coffee places, a WHOLE FOODS, and walking distance to work. The garage is gated out the wazoo… floor to ceiling gated, probably to keep people out of it and make it safe. Everything you need in this vicinity, what more can you ask for? We love it here. We have had no issues with neighbors so far, super quiet. Hope you find this review helpful if you’re looking for a place.

Comment: Management office refuses to fix the package room issue.I have had my package missing and stolen, Luxer One tells talk to property management, property management refers to Luxer One support, in this back and forth nobody is willing to look for my package and I end up stuck in a limbo. If its Luxer Ones fault then its responsibility of management to get Luxer One to pay for damages as they are the ones that allowed this broken system to fester in this community in the first place, if its managements fault then they are a big nationwide chain of property management they should open up to their mistake.I hope the package room gets demolished nobody should have to go through such a disgusting and disastrous package room process.I sincerely hope everyone in the office gets moved to some other property because they have clue how to manage this one, especially when it comes to handling the packages and organizing it correctly.

Comment: I have been a resident here at Park Place since 2016, and one of the highlights of living here is definitely the maintenance teams. They are accommodating, professional, considerate, responsive and most importantly, knowledgeable in their trade. With the exception of occasionally needing to place an order for a part, all repairs are done during the visit or within the same day. The teams have also improved year after. Joel M and his team embody everything mention above, and always exceed expectations. They are prompt, and go the extra mile to make sure everything is taken care of. They are definitely one of the benefits of living here at Park Place.

Comment: Tl;dr I really liked the apartment complex but stay away from units next to Saratoga Dr., in particular building 6 (the one with Starbucks).If we had a different unit I think we would have stayed here. We like the area. We can walk to the mall and a few parks. While Whole Foods isnt my first choice of a supermarket its nice being right next to it.- Either our neighbors were really quiet or there is good sound proofing between units (we have no one above us).- You have 3 options for internet (Astound/WaveG 1Gbps is the best, ~50 a month, no caps) and the apartment has ethernet ports running throughout.- Onsite maintenance was great. They were quick and always were able to solve the basic problems.- The place is owned by a corp thats owns a few places. There are pros and cons to renting for a company. Just be aware. We had major issues moving in and had to do the leg work to make sure certain things go done. In the end it worked out but it was stressful.Our biggest complaint was being next to Saratoga Dr. Its is a lot noisier than we expected or were told (that is partially on us for believing someone trying to sell us something). Building 6 is the one with the Starbucks and a bus stop. A few things about that:- The bus runs from ~4am-12am. Each time it stops it broadcasts a loud beeping noise (think of a semi backing up but quicker). You can hear the hydraulics when the bus lowers and the loud gear shifting as it drives away. A least 1 of those buses goes to SFO since it occasionally broadcast the destination on a loud speaker (it seems).- Its next to a major freeway so you get a lot of traffic. Cars are mostly fine, occasionally loud, but you get a lot of semi trucks, work shuttles, and construction vehicles that fill your apartment with sound as they chug by. This starts around 5-7am.- Those trucks also idle in the bus stop to go into the Starbucks. The sound is surprisingly loud like someone with a leaf blower outside your window.- That Starbucks would get deliveries between 12am-4am. Where a loud semi parks, sometimes idles, right outside. There are loud bangs and slams that have woken us up several times.At this point weve had to sleep with ear plugs and headphones or make sure the windows are closed. Its difficult to watch TV at night with the windows open since the traffic drowns out the sound.Another downside is the nearby lights can be really frustrating. They dont seem to have sensors and instead are timed.

Comment: We have lived here for about two years now and absolutely loved this place.The location is great with Whole foods, Starbucks and Mendocino Farms right downstairs. We love walking around the community and Bay Meadows park, it feels very safe. There is also a optometrist and dentist right in the same complex.The staff are very polite and extremely helpful. They are also very quick to respond to any questions and service requests. We especially want to thank Joseph Cruz for all his help from move in to move out. He is excellent.I also want to share that the service crew and really great at responding to requests and fix things in a timely manner.They have recycling and now recently composting as well. I love that there is so much greenery around here.Overall, this place really does feel like home. I highly recommend living here.

Comment: The apartment complex is nice with great greenery.But the management of the apartment complex is bad. They never reply to emails, put you on hold on the phone, honor any agreements they made. It’s shocking that a public company where you’re paying thousands of dollars for rent a month, you have to become a manager to resolve issues on THEIR PROPERTY. People usually stay in a managed property so that their renovations, maint nance and issues will be taken care of. Don’t expect that here - you will become a communications and project manager with the property office. If you have a job and a family you need to take care of, you are better off staying somewhere else.Also don’t trust the google reviews - what have they done to get them? How is it that their yelp rating is 3 stars and google is 4.5 stars?

Comment: Living here was great, a nice and quiet community with multiple restaurants, parks, and shopping within walking distance. Also immediately off of the freeway.Moving out however, was a whole different story. It took the leasing office multiple weeks to respond in between my emails asking questions about my deposit, key returns, etc. I had to follow up 2-3 times after every email to get a response. We also left our place SPOTLESS, but when we received our move-out inspection, they told us it was dirty. Lets laugh together, shall we?:- They claimed the patio was dirty because there were leaves on the ground from a nearby tree. We had already moved out for WEEKS when they took that picture and inspected our patio. Im sorry- were we supposed to come back after moving out to sweep the back?- They claimed our front entrance was dirty. When we moved out, we vacuumed the entrance to our home (because whoever was cleaning the hallways never bothered to vacuum up to our door). Again, weeks after we moved out, they took a picture and put it on our inspection as dirty. To make it even more unbelievable, the picture showed new carpet, wall color, and door color in the hallway/entrance to our home. This means that remodeling was done to the hallway AFTER we moved out, and somehow it was our fault that the front entrance was dirty!- The bathroom floor was marked dirty. When we moved in, the grout in between the white tiles were already stained black, but they still blamed us. Even if it had been clean and white, WE HAD MOVED OUT FOR WEEKS. There had already been people moving in and out of the apartment, of course the floor wouldve been dirty.I can keep going, but I think I made my point. I of course sent an email following up on this to ensure that it didnt reflect on our deposit (we got roughly half of it back). I sent this email on February 25, 2022, and OF COURSE havent heard back. My advice to the leasing office: Dont screw over those of us who were great, respectful tenants. Also, make sure your damn move-out inspections happen THE DAY OF or the day after tenants move-out, otherwise, of course you will find leaves and debris outside of the unit. Shame on you for blaming us for those things and refusing a response. I HIGHLY caution everyone before moving in or out to take pictures of EVERYTHING.

Comment: Coming here to give an honest review about this place. Its very conveniently located right between San Francisco and San Jose. Because you are in the middle, you can go around to just about anywhere in the Bay Area with ease. Weather is great, doesnt get too cold like SF nor too hot/dry like San Jose/Santa Clara. You are 15 mins away from SFO. Whole foods, Chipotle, Starbucks and other restaurants are nearby within the community. Didnt really get to communicate with the staff much but all our service requests were fixed within 1-2 days max without a problem. Ample parking available for guests.They increased their prices too much - I wish I can renew here but have to move out because I cant afford $4k/mo for 2b2b apartment.

I did the virtual tour and compared a few apartment complexes in San Mateo all from out-of-state and finally decided to choose Park Place because of the lovely neighborhood and the fantastic staff. Our leasing agent Stephen is extremely attentive and patient, answered all my questions and helped me find the unit that best meets my requirements. Close to everything. Life is so good and convenient here!

Comment: Moving to Park Place in Oct. 20 for the location and accessibility although most amenities were not available due to covid. Living here has been what you can expect for the times, simple and straight forward. However there has been ONE true superstar, Sam the Maintenance Manager. This guy is not only the most handy of all men but his customer service goes above and beyond anything you could expect.I had a problem with my toilet on a Friday and had a guy there that evening as well as Sam on the phone/in-person and the same evening to ensure things were done correctly. Understanding the importance of a toilet problem in a one bedroom apartment. Long story short, Sam shopped a new toilet and had it installed himself by Tuesday. In addition, three other issues including one on Christmas Eve that he once again answered the call and handled accordingly.Sam and his maintenance staff are courteous, knowledgeable and timely to say the least. Thanks again!

The community is quiet and everything is conveniently located - so no hassle getting anything you need from groceries to restaurants to shopping centers. Early this week we noticed what was literally a plumbing emergency starting to form in the ceiling of our bedroom. We immediately contacted the office and spoke with our main man Joe Cruz, who then dispatched Sam to our unit. Sam was the epitome of prompt, professional & personable. Everything was taken care of with the utmost expediency and care. Above and beyond type service. Grateful to have staff like these guys on sight.

Comment: I lived here for a year. 2 stars for nice and renovated apartments, nice locations and repairs completed rapidly (only ever had 1 issue with the shower which was fixed within 2 hours).However, I had a really negative experiences with a number of staff members. I would consider the treatment incredibly disrespectful, not because of people being deliberately rude but for the reasons explained below.1) In the one year I lived here I had 3 leasing consultants due to rapidly changing staff, this was very confusing to me and not surprisingly the assigned staff did not seem properly trained to address my issues in addition to being very unresponsive:- I had continuous upstairs noise issues during the later 9/12 months of my lease to the point of being woken up almost every night, sometimes up to three times. These could not be resolved by talking to the neighbors in person and through the leasing office so I asked for a transfer 9 months into my lease. “Consultant 2” told me they would fix the issue instead.- 7 weeks before the end of my lease I told new “Consultant 3” I would either transfer to a top floor apartment or move since the noise only got worse. Short story: The 4-5 available top floor apartments were rented out within the next 3 weeks while failing to negotiate, communicate or respond to me about this issue. It is beyond me, given the time, how this could go wrong. I had to consistently show up at the office during a pandemic due to the phone not being picked up and emails not being responded to. It has nothing to do with my record since I don’t have any late payments and am a very quiet resident.2) Move out inspection: made an appointment, the person did not show up. My email if they are still showing up today got an “out of office” response and was never responded to.3) The front elevator was broken down both at move in and move out, an additional $300-500 of moving costs due my movers having to do a hike with my furniture, in addition to the already extensive moving costs caused by disturbed nights and a pretty rough year. But of course $350 of my deposit was used for cleaning, which I already expected from previous reviews.

Comment: Unfairly charged when you move out! Still get charge with cleaning fee AFTER I hired professional cleaning service! We moped the floor, clean the rooms in and out, wiped the wall, but still got charged both Cleaning and Painting! Unbelievable! Also, the carpet was pretty out dated and they charge the replacement fee as well! That’s more than 1000 in total without any explanations! Please reconsider before you move in. There are plenty of places with better management. So terrible.

Comment: The only sound insulation is between side-by-side units. There is absolutely no insulation between you and your upstairs neighbors. Pair that with families who think its acceptable to turn the apartment into a 24-hour bounce house, and you have a nightmare situation. If this apartment is your only option, I highly suggest you only consider top floor units. We have been unable to relax at home for over 7 months.Edit (Nov 12, 2018):I am pretty surprised Park Place left the response below. Park Place is very well aware of our complaints, and so far no changes have been made. We have been making complaints since May. Over the past month, we have been sending them recordings (~100 clips) of the noise generated. You can hear our neighbors beating on the floor over my conference call. You can hear sprinting over our white noise generator. You can hear someone body slam the floor over our TV. We have also called security when the neighbors were out of control. We are aware that Amanda has read our emails (because we have the Gmail Streak plug in installed that tells you when/where the email was read). We asked Amanda to email us what the next steps are, and we haven’t heard back since.Although it is clear our neighbors are making no effort to curtail the noise generated, we realize that it is tough for a family to move. That’s why WE have offered to move in the middle of our lease. Moving is expensive and painful, but living under this family is worse. Equity Residential WILL NOT LET US MOVE WITHOUT PAYING A PENALTY OF > $4650 (1.5x our monthly lease). They also want to penalize us a FULL MONTHS RENT to move into a different unit.Either the person who wrote the response to my review doesn’t work at Park Place, or it was a half-hearted attempt to look like they care. They don’t.

Comment: Same old predatory management company as out east where we were living prior with equity. Rent is high, fees everywhere for everything no other management company charges for, and at then of every 12 month lease they try to get an extra 10% in rent out of you. Take no responsibility for shoddy construction and appliances in apartment. Took us a dozen service requests to get apt into shape it should have been in when we moved in. Should have replaced stained carpet before we moved in but instead pocketed the money and said they wouldn’t charge us for steam cleaning on the way out. Gee, thanks.Also they take no responsibility for issues. Cherry on the cake was dog below us barking all day and neighbors above us clomping around at all hours. Never had any issues with noise like this with neighbors in 10 years of apt living in nyc.Also, they beg you to write favorable yelp and google reviews a week after moving in because all employees on the property have a boss (a level above the property gm) they are deathly scared of despite the fact that they don’t want to do the work and take the responsibility worthy of a 5 star review. Zero financial remediation when they f - up. I think they lose track of the fact I’m paying them $5Ok a year in rent - I’ve had customer service at restaurants to car dealerships willing to work much harder and do backflips to keep me happy - these guys don’t care.Really focused on acquiring new residents and charging them through the teeth with random fees but no interest in retaining clients or garnering loyalty - zero business sense. Don’t waste your time.Only reason it’s not a one star review is property is beautiful and on site staff is really nice and attentive.

Comment: Weve been living in this apartment complex for more than 2 years and would keep staying here for much more. ​The staff is absolutely superior and treats you like a family member. In our case, all the issues with appliances or windows we had were solved instantaneously​ and without any arguments. When we were required to move to a 2 bedroom apartment before our 1 bedroom apartment lease was over, the management allowed us doing this without any questions.Thanks for​ such a great ambiance​ and cozy place!

Comment: My husband and I have lived at Park Place Apartments for 4 months so far, and we have nothing but good things to say about the complex. Sophia and Jeff in the leasing office are super responsive and friendly. The other leasing office staff weve interacted with have also been great, but we have dealt mostly with Jeff and Sophia. Jeff and Sophia both know our dog by name, and they always have treats for him when we visit the office. Also, its nice that there are so many other friendly dog owners. I can walk to the Whole Foods in under five minutes, and I end up getting last minute groceries from there several times a week. The price is comparable to every other apartment complex we toured in the area, but it seems like you get a lot more for your money here. The covered and private parking is super sweet, and we like that our delivered packages are stored in a secure area.

Comment: The apartments are clean and arent tiny and some of the amenities were great but they leave a lot to be desired. They really nickel and dime you for everything. They brag about all these new things that they have added but none of them are included (such as bike racks and electric car charger spots). Compound that with their rules about not allowing you to keep your bike in your apartment and it just becomes another fee. The maintenance team was not very good either. One or two of them really did a good job but the majority of the others didnt fix things well if at all and didnt communicate what they were doing. They also renovated many of the units recently and the maintenance staff flat out told us they did a bad job doing them. Many cabinets in the kitchen dont open right and we couldnt open the fridge or dishwasher all the way without hitting the cabinets. The elevators in my building were broken more often than they were working and getting stuck in them isnt unusual. I later learned that they are about 20 years old and arent the right type for the building but management didnt want to replace them till no longer work at all. When we moved out they said that no matter how much cleaning we did or didnt do we were going to be charged for a full cleaning and a complete repaint of the apartment regardless of if it needed it. Overall awful management.

Comment: Park Place in San Mateo has been our home for the past two years. Its proximity to The Nueva School in Bay Meadows and pet policy allowing us to keep our family dogs in residence were the initial motivators. Now it is the excellent property management, family-friendly international culture, well thought through apartment layout, lovely exterior landscape, positive community police (SMPD) presence, neighbors who are both friendly and respectful of one another’s privacy, transportation convenience, and amenities that continue to make this a very attractive and desirable place for our family to live.Previous reviews describe the place and amenities, and you would want to come and see it for yourself. I want to commend property management personnel who are responsive to residents’ needs while keeping the site clean, well maintained, and constantly improving. Amanda leads the property and runs a steady ship. You may not always get a yes (it’s a big corporation; there are rules) but you are guaranteed a fair hearing. Amanda’s responsible presence keeps the trains running on time while her outgoing professionalism sets the tone for the culture of the community. The two members of Amanda’s leasing staff with whom we have worked, Brendan and Daniel, are exactly who you would hope for in leasing executives: effective development representatives who advocate for their prospective and continuing residents. Brendan was promoted and has left to run another property. Daniel F. has stepped in as Senior Leasing Consultant. Ask for him. His responsiveness, personal commitment and knowledge will help your sort your options, get settled and remain a happy resident. Abbie is the friendly, unflappable front office manager with an ever diplomatic, kind and helpful attitude. Mail, keys, complements, concerns, amenity reservations, parking, etc., she is pretty much the perfect residents’ services manager. Maintenance and operations staff are, with one exception, incredibly responsive and polite - always willing to go above and beyond. Service requests are answered promptly. Benny and Scott are the maintenance techs you dream of. They always get the job done with dignity and kindness. If I could name two people who would make me never want to leave Park Place, it’s them. These are the real human beings who transform an attractive corporate development into a desirable place to call home.

Ive been sick & its a already a busy holiday week & we didnt have hot water for 2 days so it was not tiring out to be a great week. Comment: From our tour with Dan to getting approved at Park Place was overall a great experience. The staff has been very helpful with everything to make our move-in as easy as possible.Our apartment was clean and in working condition as expected. I haven’t taken full advantage of all the amenities but I’m looking forward to going to the gym and entertainment area with the full sized pool table.The location is perfect with everything in walking distance... crunch gym, Whole Foods, Starbucks, Shiki Japanese, and the Ponzu Poke Bar are amongst my favorites.

Comment: The community is beautiful! The apartments are nicely remodeled. The neighbors are friendly. Lovely parks and greenery. Close to some great shops/ restaurants. The management is engaging and adept. The only reason we are not staying is because of the lack of sound buffering. We can hear EVERYTHING the upstairs neighbor is doing from walking to talking to opening drawers and using the bathroom. If you are not sensitive to noise then this place is fabulous. But if you are, then forget being able to relax at home. Very disappointed it did not work out here.

Dan even sent me pictures and room measurements for planning purposes as I was moving from Virginia. Everyone in the Leasing Office is very friendly and helpful also. Park Place is centrally located and in a wonderful community setting but still close to the 101 and 92.

Comment: We stayed at Park Place for two years and found it to be a fantastic residence and living experience. We had the pleasure of working with wonderful members of the Park Place Team. Dan Fairbanks for example, was always absolutely wonderful, on many occasions. Other staff, past and present, have been very nice and helpful. The maintenance team has provided thoughtful and timely service, on occasion going out of their way without our having to plead or cajole.The pool area is fantastic, and now after renovations, is even more so. I will miss the gym, it was super convenient and open 24 hours. I used it for cardio purposes and did not make use of the second gym with weights. It was nice to have the two separate rooms. I have also made use of the office accommodations in the lounge and love the electronic package receiving room.There is community life at Park Place. Special, not infrequent events, that the staff put together, such as safe eclipse viewing, painting parties, mixers and all sorts of things. Its an excellent place to live and let me walk easily to the Caltrain to commute to my job.Our moving out had two objectives: school district and saving a little money. The staff was extremely helpful in that regard, as well, beyond simply steering us toward other Equity Apartments. Having fully completed the move out process, I can say we were treated very well there, too, and in Park Place style, they went above and beyond to accommodate us with some special circumstances when we had an overseas death in the family and had to scramble out before having everything in good order. I wasnt even in the country on my final move out day.In short I will miss Park Place very much and do not hesitate recommending it to anyone looking for a nice, luxury apartment experience. Comment: Park Place San Mateo is by far the best place to live. I personally searched 13 other communities that compared in price, space and desired location. I considered a couple of others until I met Daniel, the Manager at Park Place.Dan listened to my needs and without writing anything down, he addressed each one with understanding. He answered all my what-ifs, superbly.As he spoke about this community and the facilities, I could immediately see that his concern for the residents was second to none. His caring approach and passion for making sure he didnt miss a single detail with respect to ensuring the facility was operating at peak-performance was aww inspiring. I listened to how he follows up on vendors and maintenance needs and felt that he was truly on his game!I couldnt have picked a better community thanks to people like Daniel, and all the other people who I had the please of speaking with in the leasing office. So friendly and helpful even when you can see they put in long hours. You wouldnt know it by how well you are treated. Comment: I lived in the complex and community for about 5 years - would have been 5 this June. We came here as newly wed young couple, had a daughter and grew as a family. You cannot beat this location - no matter what - Whole Foods, Chipotle, Peets & many more things knit into community, no way anything comes closer.While scouting we looked at plaza - again location bought us back here. We looked at Woodside apartments back then - again location wasnt a match.Apartments are upgraded to granite counter tops, stainless steel kenmore appliances. Theres elevators which is definitely a must; controlled access - definitely needed and keeps us safe. Right next to a great park - actually 2 great parks - one of them happens to be extremely good for young kids and dogs.Staff is courteous and friendly, we never had any issues, theres 24 hour Gym which is very very well maintained and nice. Theres a lounge area with kitchenette thats common for everybody. 24 hour package pickup service - if you miss a package - well you didnt.Theres security on ground and maintanence is always available. I mean what more can one family ask for? We had a lot of fun - my daughter knows only park place as home; had we not bought our own we would have rented in park place for another 5.

Comment: My husband and I just renewed for another year here!In 2016, we returned to Park Place at San Mateo after a year of living in another nearby Equity property. Transferring out for a year helped us save some money, but we really missed the features of the apartment itself, as well as the communitys proximity to things we like.We originally moved to San Mateo from downtown Los Angeles in 2014, for new job opportunities. That said, we toured just about every Equity property in the Bay Area, as we were transferring mid-lease from LA and that option was a big help to us. Park Place is definitely the nicest Equity apartment complex that Ive toured in the Bay Area, and has that resort-style feel that many complexes in Los Angeles have.THE APARTMENT-We live in a 2nd floor 1 Bedroom / 1 Bath, 713 sq. feet with an exterior (not courtyard) view.-We love the upgraded appliances, in-unit washer and dryer, garden tub, walk-in closet, ceiling fans and thermostat-controlled A/C and heating.-The apartment complex we moved from did not have a thermostat-controlled A/C or heating. We had many people in the Bay Area tell us you dont need it - but trust us, WE do - we were miserable all summer and winter (basically the entire time we lived there).-Since we lived here at Park Place before, we knew what to expect in terms of floorplan and storage space. Yes, there is limited kitchen cabinet space. However, there are two linen closets, two shelves above the washer/dryer and we have an Ikea shelf with drawers that we use to store kitchen things in.-We were in a 1st floor exterior-facing apartment last time and thought we would miss the walk up patio entrance that those have - but so far not at all. We prefer the privacy of the 2nd floor.THE COMMUNITY-Living within steps of Whole Foods and Bay Meadows park are huge bonuses for us. We love this area and are so glad to be back.-We live near the day care center and at first were worried that it would be too loud. However, its been barely audible so far and not a problem at all.-We must be lucky because we rarely hear our neighbors upstairs or to either side of us. Yes, the front doors slam quickly but we dont notice it all that much. All the years we lived in LA must have de-sentitized us in terms of noise!-We appreciate the ample guest parking all the way around the community. Very helpful when we have people visit.THE STAFF-Dan especially, was an incredible help to us when it came to making the transfer. He was very knowledgeable about the community and Equitys polices, and helped the transition go seamlessly.-When the accounting department made an error and charged us for days that we werent living at our old place, Dan immediately took care of it, emailed us an updated statement and let us know when we could expect our refund check in the mail.-We havent had any major issues with the apartment or complex itself. The maintenance staff did come to fix a minor cabinet issue quickly after we moved in. I know from living here before that the maintenance team always does a great job and responds to issues promptly.Glad to be spending another year here!

Comment: While looking for a place to call home, I toured Park Place in San Mateo and found the team to be extremely helpful and knowledgable of their apartment complex as well as what other complexes in the area had to offer their residents. Overall, park place offers far more than other complexes. I called three or four times during the process and their sales team was extremely helpful and accommodating to take the time to answer my questions. In the long run, If I had to do it again, I would not go anywhere else.

Comment: If youre the type of person who enjoys having restaurants, parks, gyms, grocery stores, a daycare, year-long pool, even a dentist and doctors office all within walking distance of where you live, then this place is for you.PROS:-The amenities here at Park Place are kept in fantastic condition, and my family especially loves taking our young son to play on the playground(s).We are looking forward to the upcoming BBQ area being put in the renovated year-round heated pool.-The on-site workout center has a healthy amount of updated equipment to use, and the media-room is perfect for getting friends and family together for a fun night at the movies without the cost of the movie theater.-The underground parking keeps your cars out of the elements, and elevators make it convenient to get your family/groceries/etc. to and from your vehicle.-As far as maintenance is considered, they are fast at getting to your tickets, and if there are any foreseen delays, they are quick to let you know up front and explain why itll take longer. (For example, unusually heavy rain this winter led to some green algae on the patio - I spoke with the front office and they gladly put in a ticket to get the patio pressure washed. They were upfront about the time and said it may not happen within the next two days due to several maintenance people being out with an illness. I really appreciate their setting an honest expectation instead of the standby well get to it eventually that Ive seen in other apartments.)-The front office staff are fantastic to work with, very knowledgeable about the local area and ready to assist with any request.CONS:-The price. Lets face it, thats the bay area for you. If youre looking at the price as just covering the apartment, then yes, its high. However, you are getting so much more here - this is a community with convenience built right into its fabric. Youre paying for access to two phenomenal parks (very large parks at that), local shopping, close access to the highway, and a beautiful community that is also kept safe with a police department being pretty much across the street.-As random as it is, the only other big complaint I have concerns two components of how the kitchen in our two-bed/bath is laid out.~The dishwasher is in the corner, so you cant actually reach the shelves when youre unloading the dishes.~There isnt much storage in the kitchen itself, so Ive had to add my own.Altogether, weve been very pleased with our stay here, and are even considering going to a 3-bed variant (assuming the right price can be reached).

The Assistant Manager Daniel Fairbanks was very friendly, funny and motivated us to move in, making us feel like we already at home. We love the hardwood floors, the layout and our big patio where we spend a lot of our quality time at. We are so happy that we are here and thanks to the Park Place Team we have been able to our service requests completed in a fast and efficient way. Our two dogs: Daisy and Diesel love their new home and we look forward in making our memories with Park Place. Comment: Just moved in to this expensive apartment a week ago and hope to enjoy life. And after a day, I was washing grapes with a white bowl and found that I was never be able to wash the grapes clean. Plus the bath gel seemed harder to wash during shower. I started to doubt about the hot water and yes! it was brown.Requested service and after two days I got a notes left on the table saying everything was fine . Check! Check!. As a handy person, I just bought a hose and tried to drain the heat tank, just out of engineers curiosity. OMG, I never saw this kind of dirty heater tank in my whole life (I owned a house before and did flush few times myself, the first time was after ~3 years of using), and showed the NICE water to the leasing office, they asked me to come back in 30 mins. After 30mins, the office was closed in the frond and found one of sales person at lunch at the club room? it was 3pm, anyway, he said he was at lunch, I could see that but he turned the back to me and I said ok, I could wait. After a min, he saw I was waiting and was not willing to leave at all and he called the maintenance to see me in my room.Ok, we did full drain the tank, the whole tank is like a LAVA!!!!!!! attached few pictures after the first burst, I missed the best ones. But it is good enough to feel it from these too. Also flushed three times from half tank with cold water. Now, we could at least see the bottom of the basket we were using to check the water. And the maintenance person said the hot water should be fine after the settlement. But to be frank, after you see the water from the tank, this heater has to be replaced for sure 200%. After another two days of suffering the brown water, nothing gets better. Drained again, the bottom of the tank is still like lava + now big white segments can be seen. And since this apartment was rented by seniors for 16 years, I bet the tank had never been serviced for 16 years !!!! Poor people and did not find the water they were using is like this. I hope they are still fine.Also the original 16 year old dryer takes me two hours to dry a half loaded clothes.... Great too for a $3600 apartment!Request to replace the heat water tank and the dryer!! and will see how long it will take to fix this and I will update the post....If it is complete, I can give more stars, now it is zero!!! I am not sure why this place is rated 4.6. Unbelievable to me at least for now.----------------------------------------------------------------------------------Updated on 2/15/2017Thanks for Google reviews impact and I got phone call right on Monday morning (compared with two days) and discussed the problem again and blabla I should have gone to the office to see them. I DID already! but nobody took care of me. I dont want to bring my basket again with the dirty water and stand there like a homeless. So I got the promise to get the heater replaced on Tuesday and also they will look the dryer.I thought this was the end of the problem and we will move on. No. They cleaned the vent of the dryer and I tried again. It gets better but still not great just like my score here 3 out of 5. On Tuesday, got an email from the Director of the service, saying they were still trying to troubleshooting the heater and flushing more water and it was not THAT OLD... blabla.. I could not hold my anger when I saw his email signature how home should feel... What a joke! NO WAY!! I spent another 20 mins to reply the email as well as my wife and we planned to move out from this place! Finally, the general manager spoke up and the new heater was installed eventually. Thank God. Why? Why so difficult to replace a 500 buck heater...Still not 100% clean I guess the pipe also takes time to flush out. But you feel it getting much better, no bad smell at least! Again I think 3 stars is the best I can give no matter what and it is very generous. From the day we moved in until the day the heater problem got fixed, we suffered exactly 10 days! Readers can judge by yourselves. Thanks for reading all my angry words and sorry too.

He definitely made a great experience for us especially being here for the first time. We looked at so many apartments for the past weeks and definitely found a place we can call home. The apartments are well maintained and cleaned. We fell in love with the hardwood floors and the spacious patios but also the staff here at Park Place at San Mateo make you feel like you already part of the community. We were looking for a cozy place, somewhere close from work and we definitely found the right place. Meghan the Community Manager was very helpful as well and very outgoing and easy going, she makes you feel like you are just part of the community already. She made us feel comfortable and happy on making the decision of moving in. We really appreciate the work that Daniel and Meghan do for this community. We looking forward in having a great living experience at our new home. Daniel thank you for being one of a kind guy and make us laugh a couple times and just making us feel like we belong there. I highly recommend everybody before making a decision to check out these apartments and look beyond especially on what amenities are offered. You may find a cheaper place anywhere but the quality of service of the staff and the amenities they offered is pretty damn good. Comment: Park Place San Mateo offers a great value for a modern and comfortable rental home in the Bay Area! The community is well maintained with easy access to shops and services either within walking distance or just a short drive away. Theres a gym with 24 hour access as well as a jacuzzi and pool to enjoy during the summer. Most importantly, the staff at Park Place are amazing! They are attentive, helpful, and patient in answering all questions regarding the community big or small. There are countless perks living at Park Place and I will truly miss having called this community my home for over a year. :)

Comment: The staff is great, but our move-in experience was not what I had hoped. We had made an appointment to pick up our keys and the apartment was not ready. Maintenance was still being done on the place and it wasnt cleaned very well. Spots were dusty and the hardwood floors were dirty. But again, the staff quickly fixed stuff I brought to their attention. Other than having to spiff up the place, so far so good. Great location! I can get my exercise in when I walk to the Caltrain less than a mile away. Quite convenient with a dry cleaner, hair salon, Whole Foods, Kindercare and a few places to eat a few yards away. 3 stars for initial move-in, plus one more star for location.

Comment: Park Place is conveniently located near 101 and Hillsdale station, and theres Whole Foods, a daycare, and several eating joints at walking distance. Zach was very responsive to all our questions during our initial apartment search. We ran into a little hiccup when the apartment we originally shortlisted did not get vacated, but Megan was super helpful in finding us another apartment very quickly and accommodating all our requests. Dan gave us a warm welcome tour on the day of the move. Its been a month since then, and we absolutely love living here and watching our son play at the two big parks inside the community.

Comment: It has been a great experience. The location is great and building maintenance is also great. The staff at the office are friendly and helpful. Any maintenance is carried out quickly. I had a great experience with Daniel Fairbanks. He goes out of the way to help residents even after his office timings. My front door got locked as the previous tenant had put a night latch and it got engaged when I closed the door. Was very responsive and helpful even after I closed the lease. The rent increase tends to be on the higher side.

Comment: I have lived in this complex for about one year and I love too much the community here. The apartments are very comfortable, we dont have noisy environment. If we have any issue the people of maintenance are avid to help in a professional way.Besides, the staff in the office are the best! We stay here mostly because of our Community Manager, Daniel who is very sensible, helpful always with a solution for every problem. I consider him the best worker here. Even when we are Hispanic and dont speak English very well he accommodate the vocabulary in order to flowing the communication.I strongly recommend this complex and go straight to Daniel to accommodate your needs.

We were seriously considering moving after dealing with the old regime but Daniel F. changed all of that. He is completely committed to making residents happy and comfortable in their homes. My experiences during that time are all over the map and a few times I thought about moving out. But when I looked around at alternate sites I couldnt find one I liked as well. The project has a lot of open/green space and has a perfect location. When Equity Residential purchased the complex a few years ago it was a bumpy transition; however we have a new management team in place now and they are really great! They are responsive to complaints, suggestions, and tenant needs.

Comment: This is a first impressions review on Park Place at San Mateo. My husband and I are moving from Chicago IL to San Mateo CA next month. We toured the facility with one of the leasing agents, Zach on Saturday 9/17/16. Zach was very friendly, knowledgeable and personable. Although he is very new to the area himself, he answered any and all questions we had about the surrounding area. Any questions (about local stores, grocery shopping and farmers markets) he didnt know the answer too, he kindly looked up for us. We were able to get a very good feel for the area with his help.As for the Facility, it was very well kept, very clean, well light, and felt very secure (having 2 small children, this is something we appreciate). The gym was nice, the pool/lounge area was great, theyre building a outdoor grill area soon, the park area was nice (great for tiny humans to expend energy in), there are party/event rooms you can rent or just hang out in, the location of the building is in a very nice area close to a police department, everything about this place felt right.We came in looking for a 2 bed/2 bath unit. We toured 3 layouts with Zach, one on the top floor that gets LOTS of sunlight and had light brown counter tops, One on the first floor that had hardwood and a larger porch, and one on the 2nd floor that had black granite counter tops. At the end, we sat down with Zach and he found us the 1 available unit that had everything we liked from the tour (we decided we wanted 2nd floor, with the darker counter tops, a lease that started on October 14th, and the 2 bed layout where the rooms were across from each other rather than right next to each other). He made the process very easy for us and we are very excited to join the community!

Daniel in the leasing office has the most exceptional customer service we have ever experienced. Id recommend asking for him to handle any questions or concerns while moving in or out of the apartments. He is the only reason why we would concider leasing an apartment with this company again, he spent almost 4 hours with us in his office to finish an accounting dispute we had with the corporate office. He was very honest about pricing and trade-offs of this property vs others in the area. Also - his level of follow up and follow through was perfect!! Comment: We have lived in this community for more than two years and it has been a very positive and pleasant experience. The pool was recently renovated as well as the gym and community spaces. The community is very family and animal friendly and makes for a total experience in urban living in a park-like setting. We love the convenience of Caltrain and bus transportation nearby to travel in either direction to Palo Alto, San Jose, SFO Airport and San Francisco. This is an excellent environment for walking to many convenient food outlets at the Whole Foods and nearby restaurants as well as Hillsdale Mall. Comment: I toured nearly every high end apartment complex in the area from San Mateo to San Bruno. This included Field House, Metropolitan, 888 San Mateo, 55 W Fifth, Avalon San Bruno, Acapella, and of course Park Place. My goal was to be far enough from the city to have good weather but not too far for my commute. Park Place was the perfect fit, it had literally everything I was looking for. Prime location (4 min bike ride, all residential roads), every amenity you can think of, top notch leasing office, responsive property management, etc. I moved in only 2 weeks ago but Ive been so happy with my experience so far that I had to share it. Dan was my leasing agent, he made the whole process a piece of cake. Hes a super friendly, low pressure kind of guy, which is exactly the kind of person that I (and probably all people) like to deal with. Im so glad I made the right call on this place.

Comment: We have been living in Park Place for just over a month and are really happy to be here. We had to move quickly and the leasing staff made it happen for us seamlessly and we had a lease in hand the same afternoon. The staff have been friendly and really prompt in responding to our questions and requests.The location is fantastic; its right next to 101 and 92 and, dangerously close to Whole Foods, Peets coffee, and Starbucks, to name a few. Its great being able to walk to these places without having to get in the car, especially when needing to grab an item or two from Whole Foods in a pinch.Were in building #2 in a second floor unit and have a nice view of the courtyard. The courtyard is pretty and surprisingly quiet for being such close quarters. The apartment itself works really well for us (love having an in-unit washer/dryer!). We moved from a three-bedroom, two-bath into a two-bedroom, two-bath and were able to fit all of our furniture due to the generous size living space. (In fact, we ended up at Park Place and were willing to pay a bit more to be here because all the other apartments that we looked at that were in a slightly lower price range had living room/dining room areas that could barely fit one couch and a small bistro table and chairs let alone anything else.) We do hear footsteps from above (even walking normally) but this hasnt bothered us (and Im a light sleeper). We dont hear any noise from our neighbors next to us except for the front doors which close very quickly and loudly on their own.An added bonus to living here (in addition to the pool thats now just reopening) is the on-site storage units. We ended up paying significantly less for a unit that was virtually the same size as an off-site, nearby storage facility. This has been SO convenient!Overall, were really pleased with the place and - for apartment living - I think its a great choice for this area.

Comment: Park Place has been our home for about 8 years. We enjoyed our stay there due to the convenience of work, school, and the shops in the area. When Park Place was under Archstone, they had the best apartment amenities such as a heated pool w/bbq access, a beautiful clubhouse with a theatre downstairs. Management was awesome. When Equity took over, they changed everything from diminishing our enjoyable amenities to the same service we received from the previous management.Ive had my fair share of bad experiences with the change of hands and different associates at the leasing office. But when I met Daniel, he was a breath of fresh air. He was very attentive and have been able to answer my questions regarding moving out and has been very helpful from the noise complaints to the incorrect information received from a few of the associates regarding my new rate change. He followed up with me when I was charged for not painting the baseboards. I dont agree with the move out charges at this place as they are renovating it anyway plus considering the time Ive spent living here.Overall, I can say that Daniel have been the only one in the leasing office that have gone above and beyond to help me with my questions and concerns. I would only recommend this place because of the service I received from Daniel.

Comment: Park Place San Mateo Apartment Homes are beautiful! I moved here in December because I needed more space. I lived at another Equity community in Fremont prior to my move, which was also great! The transfer program that Equity offers made my life easier when I needed to find a more convenient location for work travel. My two bedroom home at Park Place is so amazing! I just love the open layout and the space! My Kitchens has new appliances and the apartment was upgraded before I moved in. I was very satisfied with the condition of the apartment when I moved in! My family will be coming to visit for my wedding and I cant wait to show off my new home! My Dogs love the park right next to us and the grounds are very plush and relaxing to walk through. There is a pool with hot tub and underground parking in what is a very very safe area of town. We were greeted by a man named Dan who was very happy to immediately start a conversation with myself and my husband. We will be relocating from Colorado in May and were happy to find this hidden gem. The apartments have been refurbished and off all upgraded stainless appliances. Conveniently located to all major freeways, shopping, restaurants, and the Caltrain. He also mentioned the beach was right over the hill. AWESOME! After reading so many negative reviews, my positive experience makes me wonder if Equity Residential management has changed or possibly even stepped up to better standards from the time of these previous postings?The highlights of this 4 star review include:- Murray Frost, our Leasing agent, has been professional, engaging, responsive from start to finish. He has been an advocate for the renter, looking out for the best available apartment for me based on my search criteria. He e-mailed me with availability as they came up even after I had put down the initial deposit, in the event a more recent apartment appealed more to me. Since weve moved in, hes been so responsive, helpful, and available to all our moving-in needs. He was one of the key reasons we felt so happy with our decision to move here.- The newly renovated apartments. The new renovations make a big difference to the apartment. The kitchen and bathroom are fully new with modern appliances, tiling, counter tops, cabinetry. They make for a great look and feel. Our carpeting was also new, as was the flooring at the entrance and kitchen.- You cant beat the peace & quiet neighborhood feel. The apartment complex has a community feel, even despite all the construction going on around Bay Meadows. The demographics of young couples and young families is great, and gives the place a mature and friendly feel. The proximity to downtown San Mateo, Foster City, are all less than 10 minutes away, and the ease of getting onto 101 is convenient. You can have your city and suburb all within a stones throw.- The My Equity Apartments website is handy to manage your rent payments, maintenance requests, package deliveries.Why I didnt give 5 stars:- Where there could be improvement is the storage space within the apartments. The studio sizes actually arent the smallest Ive seen, they could obviously be bigger. Considering how much area space there is for the kitchen, dining, and living room area, the actual cabinet and closet space is very limited. The bedroom closets are small for 2 people, probably okay for 1 person. The cabinets in the bathroom and kitchen are plenty but they are shallow.- Notification of pool renovation and unavailability through year-end. Being new, we dont yet know how often maintenance occurs but this is an amenity that we will just need to wait for!

Comment: I moved in 2 weeks ago and so far my experience has been great. I relocated from New York so I had no idea what to expect with the apartments and the neighborhood. I flew in for the day view apartments so I had limited time to view. Daniel Fairbanks, the leasing agent, made the whole experience wonderful and calming. He could tell I was anxious to get everything wrapped up. He provided me with every detail that I would need to move in right down to the key phone numbers I would need and estimates of the monthly bills so I could provide my company with estimated costs. He gave me information about the area AND the day I moved in even helped me load my huge boxes onto the dolly, so friendly and helpful. I was so impressed with the level of customer service I received from Daniel. I highly recommend the complex for the convenience of the stores in walking distance, location to SF and other areas of interest close and the friendly office staff.

Its close to Highway 101, close to Caltrain but no disturbances from either of those. Comment: My wife and I went to Park Place at San Mateo Apartments as our 3rd apartment to view that same day. We immediately noticed the professionalism and kind greeting with no pressure to sign papers right away. Daniel Fairbanks was very good and asked us what we were looking for and when we planned on moving in. After understanding our needs/requirements, he mapped out 2-3 apartments for us that were ready to move in to see and told us the pros and cons of each. We also walked the grounds which included the gym, pool table area, lounge/reading area as well as the outside where we saw 2 parks, a walking area for dogs and an underground garage. We were told there is an olympic size pool, but its currently under construction. We fealt very secure knowing you need a key to access anywhere in the apartment except for the lobby. We were also told there is very little crime in the area which is reassuring. There were also several stores and restaurants(Italian, Japense, Middle Eastern, etc), cleaners, grocery store(Whole Foods), etc within walking distance which was a big plus. After seeing the apartments (which includes central heating/air, built in speaker connections,stainless steel appliances, garbage disposal, energy efficient lighting) we realized this was the best overll fit for us for the price. I transitioned to a job in Palo Alto, so the commute is only between 25-35 minutes depending on traffic. Once we made our decision to rent, we worked with Melanie Kreitz on getting the lease filled out online, which was a pretty pain free and straight forward process with her guidance. She was very helpful and friendly which helped in the overall experience. I look forward to moving in and being part of the Park Place community in a few weeks. Daniel also mentioned if you need rental furniture, Park Place has a special discount with Cort Furniture and that they already know the layout of each sized room so know what fits best. I have not looked into it yet, but may to get some pricing. Thanks Daniel and Melanie for making my transition a seemless and stress free one!

Comment: I have lived here for six months now and have found the grounds well maintained, the buildings impeccable and the staff very friendly and attentive.This was a very difficult cross-country move and the team made the entire process very easy.I have a beautiful two bedroom apartment - which I was also worried about, as I am a light sleeper. The very well constructed apartments are not altogether sound proof but are very very well insulated and I only hear my above neighbor practicing the piano.Park Place is a wonderful location, central to everything, a quick trip to SFO but without any airplane noise. So glad I chose Park Place!
