Instead of making excuses or ignoring the review, the owner did a thorough study of our experience, apologized and resolved our issues to our complete satisfaction. Wow! Their team is professional, friendly and highly responsive to our needs or questions. Rebekah at the front desk is the best point-person I have dealt with in years (dealing with/working for many companies, including Fortune 500). She is readily available, if anything comes up, acts quickly and resolves issues, or directs to the proper contact. PLUS Rebekah is friendly, and I see her engaging with their tenants and contractors and getting along with everyone.Pennys entire team is great. They brought a good group of people together.Side note: On the renter side, my family has vacation property rented from Penny since 1980! (We would rent a beach cottage on next to the boardwalk every summer for 3 months). A lot of memories and changes over the years, but Penny always remained consistent. They have always been our go-to, professional, friendly and comfortable/easy to deal with. My husband and I were in the process of purchasing a home when we initiated the process with Penny Realty to rent out our condo in east county. What I really loved about the process was the initial contact with the owner Greg before setting up the property Managment contract. He walked me through all of the steps prior to signing the contract to ensure compatibility and I was then assigned a property manager. Our property manager Aleesa B. has been fabulous! She not only got the place listed (and that’s after we vacated the unit) but rented and occupied within 5 weeks! With a 12 month lease. Which is a huge relief. Penny reality took care of all of the logistics including the list photos, which were incredible honestly. And the communication is great as well. Emails, texts, whatever I need, she gets it done. Any questions I have, get answered without hesitation. Even now that the unit is occupied, I’m still getting regular communication. Any maintenance requests - a quick text for approval and we’re off. A smooth smooth transition means I don’t have to worry. I highly recommend.

Comment: Important info for people looking to rent this. You really are well-supplied in this home. It is beautifully maintained. The location is away from the maddening crowd. Close to sand volleyball courts and a smaller park. Garage was large enough for two cars..an MDX and a Rav 4, with plenty of room between. No need to take beach chairs or boogie boards. They are there. HUGE washing machine. Staying here was less like a rental, more like a friend lending you their home. The only short-coming (in our estimation) was the odd step at the foot of the bed and the step up in the bathroom, the bathroom one was not an issue. The one in the bedroom did cause me to be caught off guard in the middle of the night the first night. Fortunately, I was able to catch myself. Might not be the best for an older couple. The room is lovely and HUGE. And there is a large outdoor balcony. The beds were comfortable. The front deck was really nice as well. We would (and already have) definitely recommend. One thing to make sure people know…this part of Mission Beach area is especially close to an airport. We always travel with an air purifier or fan for white noise, so it was not an issue. The air traffic is heavy in the AM. It is much less heavy around 10 PM. It did not prevent us from sleeping quite soundly!

Jennifer Woods, the property manager, has been fantastic to work with. Her communication, expert advice and recommendations to me over the years has been excellent. The few minor maintenance needs that the tenants raised were communicated to me immediately and a quality vendor lined up and addressed the maintenance for the tenants in a timely manner. From my experience, I suspect Penny Realty has access to a strong network/source of vendors for maintenance needs. I receive photos and a detailed/itemized list from the vendor through Penny Realty’s portal so it is easy to understand what was addressed and to keep in my records. Comment: Only negative was that key pick-up and property is at different location (Uber new feature to the rescue.) Up the boardwalk from Belmont Park where there is great restaurants, rides, and an arcade. We had loads of fun renting a bike (surrey) to ride on the boardwalk, walking, and rollerskating. Beautiful location to spend the day on the beach collecting sand dollars and shells, plus some playing in the water (little cold for swimming in February.) The three story walk up was totally worth the view you get, hot tub was wonderful, and the rood deck where the hot is located is a perfect place to hang in the afternoons when the wind kicks up- get to listen to the waves without getting windblown.

Comment: We really enjoyed this property! It was right next to the beach (cove) and across the street from the main beach (Mission Beach). It is within walking distance of the jet ski, boat, kayak, etc rentals. All kitchen appliances and tv worked. The wifi wasnt great, so we didnt stay connected to it. There is no real front door since the entrance is through the main bedroom or through the sliding door, but that wasnt an issue for us. We were able to check in after hours with their system so that was great! Checkout was easy. Really enjoyed and would recommend.

Comment: I rented one of their properties in Ocean Beach, San Diego. My review for the house is below. Working with Penny Realty was also a breeze, they were very responsive and there were no issues.Loved this beach house! I came with my family and it was perfect. There is a ground floor bedroom with walk-in shower that is good for any older people, and suited my 94 year old grandma very well. The other bedrooms are upstairs. The main dining area, living area and downstairs patio has direct views of the sand and waves. We were worried that grandma wouldnt be able to see the waves from the patio because of how broad the beach was, but you are able to see crashing waves so that was great. It is very easy to spend time on the patio and it is pretty spacious, easily fit all 6 of us staying there. There are two TV/living areas in case one part of the house is going to bed earlier than the other. The kitchen was very functional, but if you need things like tin foil and baggies you should bring your own. The beach out front is great, with direct sand access from the patio. When we were there there was a rip current on the beach directly in front of us, but the lifeguards recommended just moving one lifeguard station up. There are about 10 bonfire rings on the beach just in front of and slightly north of the house. We went during grunion run season (pretty prolonged march-august) and there was an amazing turn out on night 3 of the run just to the south of us, between the stone break and the pier, but almost nothing on night 4! Overall, a nice cozy beach house. Not super modern or gonna wow you with style, but definitely clean, put together, thoughtful furniture, and well done.

We were moving from out of state and the Penny Realty team was more than accommodating to do a zoom tour which not many other management companies were offering, even during covid. Comment: I live at a property they manage and had some issues with my kitchen sink and one of my toilets leaking, as well as the floor in another upstairs bathroom coming apart. It’s an old beach house, and while charming, needed a little TLC. Once I told my property manager (Jennifer) about everything, she got the right people out here to assess and fix the issues with very little turnaround. The repairs were completed expediently, and everything seems to be holding up well and stronger than ever before. I just wanted to reach out and thank Jennifer for her professionalism and thorough pragmatism in helping us remedy the issues that we had. And also for her patience and superlative communication with me that helped me understand the process of how home work orders are carried out. Comment: I loved this rental! It was much nicer inside than I expected. Clean and functional. The proximity to the beach is unmatched and the dog beach was only a 5 minute stroll in the sand. All the windows and sliding doors made it easy to let the ocean breeze in. Kitchen is well stocked. Beds were comfortable and rooms roomy. There was some concern on the balcony with our small dogs. We didnt feel safe having them out there because the rails are too far apart. However that was a minor inconvenience. Overall there was nothing more I wanted or needed. We had a wonderful time. Parked the car when we arrived and didnt drive again until we left. Heck, I didnt even wear shoes the entire stay. :)

I enjoyed the short walk to the bay with my granddaughter in the morning to collect little shells. No air conditioning but they have ceiling fans and a few extra fans to help. But Jeff helped approved our last minute vacation rental that we got to enjoy starting the DAY OF. They were super fast and efficient. When I got there, everything was super squeaky clean! The views were... well you’re just gonna have to see for yourself! So amazing sunsets will never be the same unless I’m looking at it from my living room window or balcony. We loved it so much we got two more days! There were some hiccups, my door knob fell off late night on the first day but someone came the next morning. Comment: If youre looking for a very clean, comfortable place to stay at Mission Beach that is only a few steps away from the boardwalk and ocean, then this is the place that you want! We rented this affordable beach house to accommodate my family of 4 and 3 adult in-laws. This place was spacious and comfortable in that we all had our own private bathrooms and balconies. We didnt use the living room as a living room per say, but it worked out perfectly as the 2 children slept on the pull out sofa beds and my son was able to hook up his play station (which is important to 10 yr old boys lol.) The bottom level was a communal space where we would hang out to read and play board games on the front porch, grill out, cook and eat. I would like to note, that all the necessities are there, just in case you forget anything (i.e. pots, pans, blankets, iron, ironing board, hair dryers, etc.) as well as there was a brand new gas grill, washer and dryer for us to use. I would have to honestly say that this is the best vacation place weve stayed at Mission Beach, and we have been going there every year for the past 10 years. We absolutely are thinking about booking this place again next summer when we go back.

Comment: My family rented Decked Out I and Decked Out II twice in five years. We just finished our second vacation there and both were wonderful experiences. The houses were clean and well maintained with minor wear and tear that most rentals come with.The service of the staff is great. They allowed us to check in early and also allowed me to check in for the reservation under my aunt’s name. Overall they are an easy going down to earth group of people.The clean up process was easy, they cover everything, only asking us to gather towels and run the dish washer. They are not nit picky the way some places can be. It was nice to just leave the place after several nights.We are excited to return again in a few years and we will most likely get this place or another Penny Realty place.

The property was not rent ready when we leased it. It has been brought to my attention that it has been correctly repaired and is in working order. The company strives to make their guests happy and do what is right by their customers. The property came with many issues; however, Penny Realty did resolve them. The owners care about customer relations.The vacation home is situated in a great location. It has parking for two vehicles which is very nice in Mission Beach. Parking here is very difficult. We rented a Ford Explorer and had no issue parking in the space provided. It is conveniently located close to the bay and ocean.

Comment: Ive used them to manage my property since 2008. There was a high turnover in the past. My manager kept changing and I have had bad experience with some. Then, there was a time when my unit was 5 months empty because of neighbor harassment at showing. There wasnt any incentive for Penny Realty to fill the unit since they still got pay when its empty. Upon review, we changed the agreement and now, no payment if the unit is empty. Right now I have an awesome manager, Patricia Terry. She helps me as much as she could, care about the tenant rights, and very knowledgeable. I hope Penny Realty does everything they can to retain her.

Comment: This is for our Airbnb rental, Mission Beach Tower #1: Our family had a great mini-vacation here. There were only 3 of us, and I felt like there was enough space to sleep 5-6 comfortably if we wanted. We love to cook, and were happy with all the kitchen amenities. We never felt like we were missing anything. The location is a beach-lovers dream. You have two beaches to choose from, and both are a 5 minute walk away. Either catch some waves on the coast, or enjoy some peace & quiet at Mariners Basin. Belmont Park is also a short walk away, where there are some fun rides, shops, and restaurants. During our stay we went to Seaworld, which was about an 8 minute car ride away (We Uberd there for about $7), and the Zoo which took about 15 minutes. There is a small market down the street where you can buy most groceries from, otherwise the nearest grocery store (Ralphs) is about a 10 minute drive away. If I had one complaint, it would be that the area isnt the best for families once the sun goes down. Lots of loud drunk college kids throwing house parties, coming in & out of the bars down the block, and hanging around in the street. I asked one of the Market owners if this was a regular thing, and he said it was fairly common on weekends. It was a holiday weekend, so maybe they were more active than usual, but something to be wary of if you enjoy your peace and quiet.

Comment: Great stay right on the beach with a spacious unit and clean, with three bedrooms and two large sitting areas. The view from the master bedroom and upstairs sitting area were heavenly. We watched sunrise/sunset and waves while sipping ones drinks. The host provided a Keurig for easy access to coffee and other hot drinks. Too cold to swim during the week but the storm brought in huge waves that were tremendous to watch right from the back upstairs porch! The unit is very close to OB pier and town, with great restaurants, coffee shops, pharmacy, and florists. Great beach town vibe and local character. The units backyard is a public beach, with volleyball net posts for summer fun. Very well maintained and stocked unit. We enjoyed a very relaxing stay and hope to be back!

We have rented this awesome place four times now. This beach home has EVERYTHING you could want for a perfect beach vacation. The owners clearly take pride in their rental. Comment: I have been nothing but disappointed by the service provided by Penny Realty since picking up my keys and beginning my lease on 2/24. It was clear from the moment I walked into my new apartment that no move-out inspection had been conducted when the last tenant moved out. Items were missing and/or broken and the place had not been cleaned. I cleaned out an entire medicine cabinet of prescription drugs!! A contractor was sent in five days after my move-in to fix the items I had initially found that needed addressing. Unfortunately, he could not complete all of them on that day and to come back the following Saturday night to fix the rest. He has been great. Viviana, the property manager, has some of the worst customer service skills I have seen. Since my move in, I have sent several emails and called multiple times in regards to other items that still need to be repaired/keys that are missing/the rent credit that we were promised for all of our troubles. On the 24th, she had told me she would accompany the contractor when he came out and I asked that she specifically be there so I could go through the list of all the problems in the apartment so the owner could be notified. When the contractor was finally scheduled to come out after work she told me she couldnt accompany him because it was past my time and I cant work that late. WHAT! She has refused my attempts to contact her via phone though I have specifically asked to speak to her further regarding the ongoing issues. I have now left a message with the owner of Penny as well in attempts to get someone on the phone and have not heard from anyone. I would never have signed the lease when I did knowing that the place had so many issues.

Comment: Penny Realty was recommended to me by respected realtor and so glad she did!! I was active duty military, leaving the area and needed to rent my condo while I was gone. Penny did a fantastic job, screening, marketing and dealing with all the issues. My condo had a tenant in it the entire time- 4 plus years! The management and staff at Team Penny are exceptional and very good at what they do- it has been a pleasure being their client. Highly recommend!

Comment: This is the first time I have worked on AirBnB and with Penny Realty. It was a very simple process and they were so helpful and accomodating. My parents, grown sisters and I really wanted a nice place for a few days on the beach to relax and just be together. My dad was just put on Hospice Care and to not have to worry about renting hotel rooms and us just being together in one place was more than I could have hoped for. It made a sad time us a bit better and my dad (well we all enjoyed it). Thank you!

Comment: My family has been with Penny Realty since the late 1970s. Penny has grown considerably since we first began using them. We have had good property managers in all these years and some not so good. The manager that is currently assigned to us has done an excellent job at communicating with us regarding our property. We live out of state so Penny is our eyes and ears. When something needs to be dealt with, we count on them to let us know. We also count on them to provide us with accurate and reasonable cost estimates. This has generally been the case.Over the past year or so, there seems to have been a large turn over at Penny. As I stated previously, the addition of your current property manager has been a positive addition. I cannot say, however, that I feel the same way about all of the new staff. It seems that a new bookkeeper was added sometime in the last 18 months. Since that time, we have not gotten our monthly disbursements in the timely manner which we did previous to that addition.In conclusion, over all we have been very pleased with Penny Realty. When we call, we always get a reasonable response. We believe that any property management company is going to have growing pains. Mostly, Penny keeps their issues under control. They have done a good job at keeping our units rented and rents appropriate for the area. We do appreciate what they have done.

Comment: I never write reviews but felt it necessary for Penny Realty and the Harbor View House. Working with Penny Realty was super easy. They were accommodating - I wasnt able to pick up keys to the rental property within their business hours, and even with very short notice, they worked with me. And it didnt matter if I was calling or walking into the office, they referred to me by my name and knew exactly what property I was in. That made me feel important, that I wasnt just business for them. Not going to lie, responses through texting via Airbnb (which helped to facilitate the rental) were a little delayed, but next time I know to just call them because they really are on top of it all.We stayed in the Harbor View House. There were 12 of us and it was plenty big. It was a great home. We loved the location - easy access to major highways, super close to the airport, yet you couldnt hear the airplanes, close to Ocean Beach, Mission Beach, Sea World, a Ralphs grocery store and plenty of eateries around the harbor. The neighborhood felt safe, neighbors were friendly, the house was very well kept (loved the A/C), and the view for Fourth of July fireworks was perfect. When we rented this place, there were no reviews about the home and the price seemed too good to be true, but we were very pleased. All around, it was a great experience! Would definitely stay here again and definitely would do business with Penny Realty again.

Comment: Jeff - we loved the Bayfront Cove house from the moment we walked in he door. It was so warm and welcoming...it felt like home. Its location in a less busy area of Bayside Walk is ideal for all family types. Having the sand and Bay right outside the front gate is wonderful! That area of the Bay has less boat traffic making it safe for swimming or just floating on a raft! We loved sitting out on the front deck and just watching people pass by and the Bahias sternwheeler going in and out at night all lit-up like a birthday cake!This is one of the most well equipped vacation rental homes weve ever rented. The kitchen has everything you would need to prepare meals - the appliances are like brand new. The three bedrooms were very nicely furnished and the mattresses were perfect for a good nights sleep. Our family will definitely be back to the Bayfront Cove house!And, we were very fortunate to find and work with Penny Realty! We had just had a very bad experience with a VRBO listing and were gun shy about booking again. But, the staff at Penny Realty made this process very easy and we felt confident we had made the right choice. I will definitely use Penny Realty again!

Comment: We had a great time at the Aloha rental from Penny Realty!I highly recommend working with Penny Realty, they made this experience so easy and carefree! They were very accommodating with a travel snafu that I had, but luckily one of the other guests who stayed the weekend was already in San Diego, and was able to pick up the keys and get the weekend started. I didnt get into San Diego until very late the night i was supposed to check in, but they worked with me and I was able to sign the rental agreement the next morning. The rental office is super close to the house too- it was the perfect morning walk down there, and we were even able to hit Starbucks on the way back for a coffee!The house slept 6 grown men comfortably, and everything we needed was right there. There are many bars and restaurants within walking distance, and even a Ralphs supermarket- one night we bought groceries and cooked our own dinner! This property isnt next to any other residences, so it was nice and quiet at night, and all of us slept like babies. Not to mention the benefit of having a bike rental shop on one side, and a great Mexican taqueria on the other side. The food from the place next door was delicious!Everything was very clean. The appliances were modern and well cared for; the linens and bath towels all looked basically brand new and we used them with no reservations! The porch areas are awesome during the mornings to watch the sunrise- the perfect way to start a day in SD!Of course, this review wouldnt count for anything if I didnt talk about how close Aloha is to the beach- step out the front door, cross Mission Blvd, and in 5 minutes you can dig your toes into the sand! We had a great weekend playing beach football, and a great night walking up and down the boardwalk, watching the waves come in. Talk about a prime location!Thanks to Penny Realty for coming through in the clutch on our check-in day, and making up for SeaTacs terrible TSA lines. I was stressed until I got to San Diego- from there on out, it was smooth sailing!

Comment: New to the area as a military family, we needed a month or two furnished rental for our transition. Penny Realty, and specifically Melissa, were very helpful to our unique needs. The Oasis, 3630 Bayside Walk, with beautiful views was more than we expected and turned a stressful transition into a relaxing and pleasurable time that we enjoyed! The apartment was well stocked with anything we might need for a lengthy stay, even a crock pot!
