The worst customer service ever, the property Im staying at is literally falling apart, and the management team in charge of taking care of the issue is a joke. They have zero care for the tenants. Multiple properties at this location are suffering and the only people looking for solutions are the actual tenants. Also that are not based out of the US, so good luck trying to talk to these people in person. Again the worst property management around is Poplar Homes.

Comment: Popular Homes is the worst management company. They do not care about their tenants. My sink was stopped and had rotten wood underneath for several days for someone came out and fixed it. It has been 2 weeks since they sent someone out for fix my closet doors. one of them is still off the hinge. They Guy came out last Thursday, started the work but didnt finish. Our whole apartment building, six apartments plus a laundry room have been without water for 3 days because they didnt pay the water bill. They received a disconnection notice at the end of July stating that the water will be turned off if the bill wasnt paid buy August 11th.

You can also attempt to make an appointment to visit their office in Cupertino and they will still not contact you. They are all working remotely outside the United States.

Comment: Stay away if you can from Action Management. They wont return your deposit money. I moved out after a move out inspection carried out by the apartment manager. I also received a check list which says everything was in order. However, after 1 month when I inquired about the deposit, I was told that I will only receive 10% (approx.) of the deposit. When I inquired about the reason, Lucille emailed me grainy pictures pictures at the time of moving in. Not even pictures at the time of moving out. I was told that the deposit was being withheld for some maintenance.I also did not have electric supply in my kitchen for the last two weeks before moving out. The electric wiring and switches were really old and prone to breakdown. Although I notified them, they did not send any maintenance staff in time. The electrician called me after I moved out and after 2 weeks of notifying them about this issue. I also had to call them repeatedly to get some crusty plumbing fixtures (most probably mold) replaced at the time of moving in.So my advice is to stay away from this property management group. Id have given 0 stars for this unprofessional group, if that was an option.

Comment: Our repair man, Mundo, came out this evening and replaced a broken light fixture in our apartment and checked on the pipes that our property manager, Lawrence, was able to fix the night prior. Both are exceptional people, and I cant say enough good things about either of them!Mundo came to our door to see when we would be home during the week, but ended up just installing the light fixture on the spot while he was here. He was a joy, as he has been every time he has come to help us out! As he was leaving, he told us that it was his birthday today and that he loves his work so it was a pleasure to help us with the repairs. He is an absolute gem, and we are so grateful for him!Thanks again to Lucille and Action Management for hiring such lovely and competent folks who are always helpful, reliable, and kind! We appreciate all of you!

I am over the moon with manager Lucille. I always feel heard and valued as a tenant. My requests are quickly responded to. On top of that, Cesar Mundo, the maintenance man is top notch. There have been several stellar jobs he has worked on in the apartment but the one that got me out of my shell and onto this platform to comment was his job repairing a hole in the wall behind my cast iron tub. No corners were cut (besides the literal corner for the wall...lol) He went above and beyond to make sure it was repaired and properly sealed. When he noticed a pipe that was old, he went and got a new one. Most would have just done the task and moved on but he does such a thorough job. Much Appreciated, AM team!

Trying to get back my deposit from roommates was very POOR, on their behalf as well since I never get a response regardless of how I contacted them but never got any reply while I lived there.. Goodluck since they leave everything to be dealt with by roommates. Rating could be better if deposit issue was resolved positively but doubtful since Im not getting the same response to the situation from either management or roommates. We will see what happens with situation. UPDATE: Still no change as of March 2022 so its funny that you say you will help my situation out but old roommate says he was instructed to use all new deposits to cover back pay left by other tenants. Old roommate probably planned to keep my deposit which is why the others took their deposit without asking!

Micheal, who is very professional, handled my concerns with compassion and worked with me to help the family keep their apartment. He understood that unforeseen socioeconomic challenges can arise (one household member died due to Covid-19 and another household member diagnosed with Stage 4 cancer) and negatively impact people’s economic circumstances. Honestly it was hard to leave but we needed a bigger space. From my first visit viewing the vacant apartment, Michael was so warm, friendly and thorough in answering all of my questions. The process to apply was smooth (and fast!) and our adorable space was perfectly ready for us upon move in. Throughout our year + living there management continued to take good care of us, repairs were done in record time and the entire complex was always kept so well. Our move out experience was no different, Michael even helped me move some things out of the apt. And after a few weeks living at our new place under new management I can tell you what a contrast it is, we miss our old place managed by Michael! Comment: I have dealt with many property management companies but Action Management stands out. The process was easy and personal. I felt that I am being taken care of and even after renting, Michael is always available to answer my questions, no matter how many questions I have. The company also charges less money per application than most companies and its a very easy straight forward process.Lucille and Michael spent extra time and were very accommodating scheduling my move in date and stayed longer to make sure that everything was ok.

They were very helpful in upgrading the units and improving the living conditions at the property. Their fees are very reasonable for what they do. I get a comprehensive report from them each month. Comment: Where to start. Everything from the move-in process to the move-out process has been an absolute disaster and nightmare. Do not move in with this company. They will cheap out on everything they do, cut corners, but demand that first day of the month rent check like nobodys business!When I first moved into my apartment at Glendora, I was greeted with the wrong set of move-in keys, all after a 22 hour drive all the way from Texas. Welcome to California. Once I got inside, I entered a dirty apartment that clearly hadnt been swept upon the previous tenants move out, a fridge and stove top that didnt operate (no ground on the outlet!!), and a heater that didnt work and it was cold at night. Not to mention the inside of the oven had old burned food in the bottom. The toilet seat even had crust from dried urine from previous tenant.Additionally, the garage that was promised to me was FULL of another tenants belongings, and I was paying for this space.When this was all finally settled and sorted, the nightmares continue. For starters, the garage door was new but had clearly been installed by the cheapest contractor. The door broke multiple times and even almost FELL on my beloved classic car. The very thing I was paying for to protect my investment was going to hurt it. The garage also had loose electrical wires (that were live!) and had black widow spiders in the corners that pest control never took care of. You also find these same spiders in your mailbox.The worst repair request was that of my kitchen sink when the disposer failed. It took over a week for a plumber to arrive and fix the problem. By that time, my dishes had completely stacked up and I had to eat out a lot, which costs a good amount of money. The real kicker was the plumber they hired who decided not to clean up his mess and left the trash of the new disposer and sealing and shavings everywhere. He even had the audacity to track mud into the floors of my apartment.When move out came about, Rosa tried to ding me for every single hole in the wall from hanging items like my bike, TV, pictures, etc. When you live in a 500 square foot apartment, hanging things on walls is a must. Luckily I was able to waive this by cleaning the apartment incredibly well. It look spotless, oh my, so much better than when I moved in. I mopped, cleaned the calcium off the shower walls, took the toilet seat off and cleaned under all the hardware. Literally looked eons better than my move-in.In the end, I did not receive my full deposit back, stating that the apartment still required cleaning and that they miscalculated what I owed for the garage. Seems pretty ironic considering I moved into a dirty hole on move-in day and didnt have my garage ready for some time!!!! I cannot believe I was charged extra for the garage at move out, considering I had to wait to use it in the first place, and considering the door almost really damaged my car. As a courteousy, instead of returning $200 that they owe for my deposit still, they thought $35 was enough. Additionally, the $35 has mysteriously bounced back from the post office and the stop payment fee is also $35. Wow....nothing back.This business is a joke. Nothing but crooks and liars and thieves.Update: Weeks later Rosa got me a return check FINALLY but for an incorrect and lower amount. Despite written confirmation of the agreed upon amount, they are not sending me what is owed. Cheats from the start, and cheats in the end, and continuing cheats. Not willing to make anything right, even if its small.I BEG that you read this review and decide not to choose Action Management. I really hope this review helps even one person. Stay away, stay far away. If you choose this company, make sure you have a lawyer on-hand ready for when you move out and get crooked.

Comment: Ive lived on cherry and 20 th for two years,Ive had a great experience with this company.I had a slight plumbing issue and received a new sink,and maintenance repairs needed were sent out the next day,they have always responded and took care of any issue and responded right away.I cant say anything negative,I would definitely give this management company a chance,I believe they have new employees working with the company,Lucille is the managing property supervisor and she is wonderful.

Comment: I applied for an apartment accepting section 8. They had one apartment available I paid $35.00 I was told 2 turn on utilities. Then it went south. The grant deed had the different names. In 4 weeks action never told me what was taking so long. The housing Athurity finally canceled the app.I had already given notice to my landlord. My Sister a Realtor called Rosa numerous times. Rosa of Action management Sec8 never returned a phone call to me or my sister. We gave them the benifit of the doubt (HUGE MISTAKE). Rosa finally corrected the name on the grant deed 12 years after the subject property had changed notice. So Rosa finally turned in the correct deed, No One From Action ever called me to tell me. I cut off the utilities. Which in total cost me about $60.00. I found another place Thank God for my Sister and Ms. Roberts of HA. Comment: I had to click at least one star, and they dont even deserve that. Action Management is a horrible institution. After trying in vain to get in touch with them for repairs when I first moved in, my late landlord informed me to call him with any issues as this place is horrible. After he passed, I was forced to deal with a company that does not return calls, took their sweet time getting back to you about repairs, never took messages because no one ever knew why I was calling them, and frankly, after reading other peoples posts, I dont think Rosa even exists!! I told them I was on my way to their office while I was on the phone with them, and somehow, in two minutes, Rosa left the office...imagine that??? I was forced to leave dishes on my table as it took almost a month to fix a leak in my kitchen. They never took care of the rails that a small child would undoubtedly fall through...but that rent better be in on time! When it came time for me to leave, I explicitly requested that I be called when the check was ready so that I could pick it up. After the 21 days, my property manager, Alyssa lied to me when she told me that the check had been mailed out a week before, to my previous address. She even had someone go to the property to check the mail box. When I called to speak to her manager, I was informed that the check had just been sent out a day before, and that I should have been called to pick it up as I had requested, but she saw no notes stating that I had requested it. If I ever see their name attached to a property, no matter how beautiful or well priced it is, I will NOT take it because this management company should not be in business. They do not care about anyone, or the properties they represent. If you see their name, look elsewhere...you wont regret it.
