I just moved here and the process was so easy and Kelsi mad it a wonderful experience!
This is a wonderful place to live. The staff are really doing there best to take care of the residents. They always try and give back to this community rather its a bingo night or food drive. I am proud to call this place home.
The only reason for 2 stars is allowing our deposit to be transferred to country heritage in Dundee. We were told in the middle of March we could move in at the end of the month to a brand new home. We paid our deposit immediately and let our old apartment know we’d be out April 1st as our lease ended at the end of April. I found each time we needed to be updated I had to constantly call or drive out there to get ahold of anyone. A week before we were supposed to move in I was told I’d receive a call from Katelyn which I did not. I had to call only to find out the home didn’t pass DTE inspection. I was told they are out there only twice a week and was told they didn’t know when it would be ready. I was faced with the problem my family may have not had anywhere to live. Katelyn told me my deposit could be transferred to another community. My husband and I looked and saw country heritage in Dundee. I immediately called the following morning and Melissa took wonderful care of us. The process was very fast and she was great. The only plus from Rawsonville woods like I said in the beginning is that our deposit could be transferred to where we are now. I recommend country heritage as it is a beautiful community and each home has their own drive way perfect for 2 cars there is also visitor parking. We are very happy with where we are now and thank rawsonville woods for transferring our deposit. However, being out later we still had to pay our April rent which we would have not had to do if we were able to move in the 1st of April.
I wouldve rated it more than 2 🌟 .....Our WiFi network has been hacked, Our security system & cameras have been hacked in order for them to just freely invade our space on a continuous basis by intruding our home..... People keep walking through our yard (both sides of our trailer) on a daily basis. We have security footage to prove it....To top it off theyve only hired security for only 4 hours a night & 4 days week . Ha what a joke!Its time to move & get the hell out of here before we get seriously harmed.And to think 🤔 i used to really like living here. Not anymore 🤬
Been here 9 yrs..alot has changed with new management ..they have managed to bring this old park back to life! Proud to call it Home😇
Wont shop there again. Taking advantage of their neighborhood prices way too high .

I used to live here as a kid and I remember is great memories! I missed it so much when I moved here to Texas in 4th grade! Ms./Mrs. Levi was amazing! She even worked at the school I went too! Literally one of the sweetest ladies to impact my heart!
Does not answer phone or return calls. Called everyday for a week and they never answer their phone. They also have not returned voicemail. Cant get through to corporate office either. I emailed and called corporate and no response. Is this how you conduct business? Is this how you would you want to be treated?
Manager of this community is very professional and always handles things in a professional manner. The community is clean and the front office is almost always able to answer my calls and are easy to reach.
Ive lived here for a while now and I love it. Its quiet. They have several parks for the children. Ive never had any issues with maintenance or otherwise. Not to mention its affordable. I love my home and see myself living here for a while.
The people here are amazing, they were so patient with us trying to move into our new beautiful home. They always kept us updated and made sure we felt secure. I love the community and how quiet it is. Also very cheap to move in. If you want a new beautiful home for your family with no problems getting it, Rawsonville woods is the place to apply.

Man and my girl been here for a little bit. We pay so much in rent and we keep our side yard looking decent and always cut. We spend a lot of money on big and little items to make it look nice but so many rules about gazebos And stuff.What about it we don’t have patio to sit on y’all want us to go outside and bake cuss we don’t got no trees in our yard basically if we pay so much on rent let us have our nice things outside . When y’all start getting last month rent and the keys to y’all houses y’all will wonder where y’all messed up at

Kaitlin is the best.We had a situation and she was compassionate caring and so understanding.With all things getting in here move in here was very good.Honestly have no complaints ,a few flaws but they were on top of it.Also given wrong key maintenance drove from his home to get me in my house and so cant thank you all for everything.Now I also have family in here and thats awesome too and grateful Thanks again.
The property looks very nice, very well kept. I gave only 4 stars because the management still has some work to do on this property.I would give them a 5 star rating on improvement alone considering how much the management has improved the community.
A quiet neighborhood that is safe for kids to play and enjoy the summer. The staff is always out working on the property and making all vacant lots looks inviting and waiting for their new owners to continue the love and care. The office staff is always friendly and willing to help any of the residents when asked. I would recommend this park to anyone looking for a quiet place to live with low expenses.
Its just a wonderful place to be. All the ladies in the office are just truly amazing and always willing to help. I couldnt ask for a better place to be

New management is well.......kinda meh since there best worker left for real estate. Short on maintenance crew but they do there best and are always friendly.
Katlyn was great to work with we were approved and moved in so fast she kept us up-to-date with everything .They Are very understanding and understand that everyone is going through hard times As long as you let them know what’s going on they will work with you.
Been YEARS since Ive left a review here. (and it wasnt nice back then)New management has come in and fixed up the roads and removed the blight and moving in new homes and DECENT families, since.I LOVE it here, and I absolutely LOVE our new manager, Leisa!This woman has taken this community from what I would have considered less than 1 star, all the way up to what I would consider 5 stars.I was close to removing my home a few years ago. Since new management, Ive decided to stay the duration and look forward to seeing what becomes of our now beautiful community.

I have lived in this community for about 6 years. The amazing turn around here has been great! lots of improvements to our roads, parks and all around up keep. lots of new families have moved here and its nice to have such a strong community again.
I live in this trailer park and would not recommend it to anybody. I am now trying to find. A new home The property manager is very rude. Does not treat the residence with respect. Send other agencies over to the trailer to relay messages. I have had a problem with water leaking under my trailer for over a year. I was told that it was a broken Croc by their employees. Finally after saying Im calling the Health Department. Somebody came out a contractor within an hour or two. To tell me that it was my problem. And that it was not the crock and was given three days to fix it. After being told that it was their problem two weeks ago and nobody came out to fix the problem. When its something that you need to fix their on your butt when it is something that they need to fix they take their sweet time and are very rude about it. I would not recommend getting a place in this trailer park.

My grandma lives here so Ive been through this trailer park for the last 20 or so years, I can say that they are making extremely good progress on the right direction. Most of the rundown trailers have been replaced with new trailers, theyve added brand new parks and equipment for their kids, and there doesnt seem to be any drug dealers around. Unfortunately its still way off the beaten path in the middle of nowhere
Live in this park and I would never recommend anybody to live here if youre not even more than 15 ( that just the lot rent for that month) days late they tried to evict you and if you can manage to pay up what you one between what you owe in lot rent and the lawyer fees . Not only that they are changing to have my kids pick up to go to school (public school). Today I was wake up to the sound of them Tearing up the end of my street I would normally not have a problem of this except I was never notified and I work nights. So my over recommendation is find a different park to move into.
My family and I are very happy with the management and community here at Rawsonville Woods. My children have gained many great friends along the way, along with my wife and I. The grounds crew are always on top of what needs to be done to keep it looking pristine. The pool is always enjoyable! This was one of the best decisions I have made by choosing Rawsonville Woods to call home!
Its only fitting to say, this is our wonderful community with many wonderful people that reside here... As with any community there will be ups and downs... My home, my Love...
The Management and Community here is GREAT! My family feels safe and loved in this community. There are numorous activities to keep my children busy! The pool and grounds are always well kept. Im glad I made the decision to move into this community. I LOVE IT HERE!
This place is a great place to live. They have really cleaned up. The pool is back in tiptop shape. New play grounds for the kids. The grounds are kept in beautiful shape. There are many programs for the children , homework class, bike lessons and a reading and science program for the summer. There are actives for adults also. The managers and workers are extremely friendly and do so much to make Rawsonville Moble Home Park more of a friendly community than just a place to live. If you are looking for a great place this is it!! PLEASE REMEMBER MOST OF THE REVIEWS DEAL WITH THE PAST NOT TODAY!!!

Wonderful place and people that work here. It was very trying to find a home and a deal. It was hard. No one posts any move in specials but they did. Made me feel very welcome and made everything easy for moving in. I am glad to be a community member!!!
Ive lived here for one year. My wife and I paid cash for a used trailer and pay lot rent MONTHS IN ADVANCE. We improved our home, take care of our lot and this week we were informed that because MY WIFE took care of paperwork since I work long hours, we were informed that new management wants us out since I wasnt on lease. I signed lease and was told that I didnt pass. No violent criminal history, not a predator, just didnt pas. Now we have to move. One more empty lot. Also was asked SEVERAL TIMES BY MANAGEMENT TO SELL OUR HOME BACK. wasnt asked if we wanted to sell, but we were asked to sell it back after we bought, when scott Kloc paid winter rent,( living in Florida winter months) and again after being told that we werent wanted in rawsonville woods part time. ??????

Yeah man itll geter done , but just moved in and playing bumper cars with the neighbors and having random people park in front of my place . Sweet.
I lived there when they first opened in the 70s. It was bad back then, it was owned by Pat Fish & her ex-husband. My friend lived there in 2000s and his place was torched by some kid. My friend almost lost his life, he did lose all his belongings, and the park never persued the situation. My advice, if you are a good family please get out of there. Let the trash tear it down. My heart is breaking for that 4 year old child.
I would NEVER recommend living here. The management is a total joke. They ignore paying tenants, they have caller id so they ignore phone calls. I rent a home here and had a tree limb go through the roof and my bedroom ceiling, and had to go as far as having channel 7 Call For Action Team contact them as I had not been able to for weeks to get them to call me to fix the hole. Between August and December I spent 27 days sleeping on my floor because they do not do anything in a timely matter. They acted real quick after channel 7 called them and I withheld my rent. If you have an enemy, I would recommend them living here. But if it is anybody you care about-DO NOT MOVE HERE!!!! AWFUL!
Been alot of social incidents in the park but Mgmt is working on this issue an sorting out the problem w/t tenants an their guests
I’ve lived here for over 12 years & I am very happy & impressed with the quality of the trailers & the professionalism of the staff.
This is a great place to live, and the management and staff are absolutely awesome!! And although were out in the country management has all sorts of events and adventures for children and adults alike, and we are a community that cares about everyone in it and all who visit.

There have been some changes in the neighborhood. The management is working very hard to make sure it is a happy and safe place to live.
I wouldnt even consider moving into this place mangment is a joke they will claim to take care of you and the place is ran down for the $ they will add all kinds of fees onto your rent making it impossible to keep up on your rent then put notices on your door telling you its nothing not to worry about it then when you choose to move out they claim that your evicted and will change the locks on your home while your in the process of moving and keep and steal your personal belongings as in your childs baby pictures things that have no value to them but to you and your family and also keep things for them selfs me and my husband had all of our things taken from us but were suing filling my papers and we got witnesses as to them carrying toys tools and everything else off and calling sumpter police dont help you if you have a problem call the state police thats your best bet and in the end there just crooks

2022-06-13Our refrigerator went out on 5/27/2022 and it is currently 6/13/2022 and they have yet to give us a replacement. First they told us it would be here on 6/9/22 but it never came so they said by that Friday it would for sure be here. WRONG again. The front office keeps giving us the runaround, claiming they only have an email for the vendor and they don’t know when it will be here. The 844 number they keep giving out in the comments that is supposedly for Resident Relations is a joke! I’ve called that number several times and left voicemails and no one has even attempted to get back to me. When my husband told them that if we had to purchase our own refrigerator we’d be deducting it from our rent he was told “that couldn’t be authorized”. The office operates as if everything is completely out of their hands.This situation is BEYOND unacceptable. I would not recommend this place to anyone.

2022-03-06Ive lived here since March 2017 and have never been late with my rent ever. This month I paid my rent on March 2nd with a confirmation email. On March 5th I got a Demand for Possession non-payment of rent letter from Management. This is bogus but is typical of the Barney Fife form of management that goes along with the tyranny of Covid restrictions and anti 1st amendment restrictions imposed by this Management team. I cant have a flag displayed. Isnt this America?

2021-06-28I absolutely love living here! The neighbors are so friendly and it’s easy to feel comfortable here. The staff is amazing, they have the fastest and most consistent maintenance services I have ever received in housing. I feel safe to enjoy the park and I always see a security on patrol at night. I’ve had a lot of questions and Ella Lyles always puts me at ease for whatever I need! I had heard it was a great place to move because of the new management and upgrades. This place has completely transformed to a beautiful neighborhood and I definitely won’t be leaving here anytime soon.

2021-08-26I was trying to move to MI from 300 miles away so I applied and was approved for this community. I was given the impression that it would take to the end of August to have them trailer ready. I applied end of June and approved early July. They would not give me any true estimate of a move in date no matter how many calls or emails. Finally they were going to but me in a used trailer that had opened up. I came into town to view the trailer/park for the first time mid August. The used trailer just needed a little work and it would be ready. I called on a Friday morning to get an update and the person I spoke to said they would check and call me back. Well they never called. I waited till the afternoon to call back and the person who was to call me left for the day and would not be back till Monday. Meaning I would have to wait till Monday to maybe get an answer. I ended up calling another one of their communities and found an opening and could move right away. At that point I got an email from another staff saying the place might be ready within the next week. At that point my husband was done with this community and we chose to transfer out application to the other park.I will say I do think the staff here while nice needs to improve their communication to be more transparent. I was never treated rude in any way. I understand somethings are out of their control but that is where being transparent comes in.I also will say this park does need some improvement. When I came to visit I was disappointed on the upkeep of many of the trailers. Please note Im not saying this is a bad Park I can just see room for improvement.All said I think this community has potential to be better. I think the entire staff is very kind. I will also say I have spoken to most of all of the other Yes Communities in the area and have found all the staff at those communities to be very kind as well. I do think that we are in an extraordinary difficult housing market whether buying or renting and that there are some constraints put upon the staff at this time that may have made this process more difficult for me.

2021-05-21I used to live in this place it was okay then but it had a lot of issues with certain things. Then recently I had visited a friend and recently I visited some friends and I will not say no names but that place needs to be fixed and a lot of people kicked out for a lot of reasons which I want to say on here theres also a lot of people in there that are great folks but like I said theres so many others in there that are rude and its just not a very good living environment if you have children or if you have issues because your issues will get bigger in that Park sorry to skip around what Im talking about but I cant put that kind of stuff on here and I wont even if I could. But I was saying that now the place looks a lot nicer than it did but the problems when I live there years back are just getting worse and Id rather talk to the lady at the office then talk to the number that she sent me and that was nice of her to send me that stuff.
