Comment: After living in my house for a quarter century, I felt nervous about finding the right person to represent me to sell it after I had decided to move. When I mentioned to one prominent area realtor that I was considering Ray, he rather sniffily told me that while Ray might be good with condos, he wasn’t the right person for a house like mine. Totally wrong. I hired Ray and couldn’t be happier with how the process went. I was completing the remodel of the house I was moving into and the last thing I wanted was to spend mental energy on my home sale; I really wanted an agent I could trust who would just take it over and get me the best deal at the lowest cost to myself possible. And that’s exactly what Ray did. He did a marvelous job whipping my house into shape – and it needed a lot of work – at a cost well below what I expected or feared, and it looked fantastic. We fielded an off-market offer before it was listed and he did awesome work shepherding the negotiations to a successful conclusion and getting me the very best outcome I could imagine. All I had to do was set some very general parameters and sign documents – exactly what I was hoping for. I can’t recommend Ray highly enough.

Comment: Ray had sold our daughters house in LA which ended with highly competitive bids. When their first buyer declined after inspection, Ray had a back up contract already signed and ready to go! So when we decided to sell our home in Rustic Canyon, we first looked to Ray. I was impressed with Rays attention to detail, out of box thinking and overall marketing acumen. As we are ten minutes from the Will Rogers beach, Ray left his surfboard in our carport to make that point. We were hoping to sell in a short amount of time and the market was so-so and we were not full time residents. Ray used the month before we arrived to stage our house - without us! - and the photos were absolutely brilliant, including one long angle from our gas pit which was awesome! A natural extrovert, Ray was fabulous at the Open House. By the end of our time with Ray, he was more experienced at repairing the gate for our driveway than either of us which was key when the gate malfunctioned just before the final walkthrough. It was obvious that he had a detailed knowledge about all the pockets of LA and Santa Monica. While other homes in Rustic Canyon were not selling during this time, ours was sold immediately after the brokers lunch. You will not find a nicer and more competent guy to deal with than Ray.

We had just sold our home the year before with another agent, and was very disappointed by the process and lack of communication/attention from our prior agent. However, Ray was 100% different and refreshing. Ray always made time to respond to all of our questions, and went out of his way to share his real estate and construction knowledge with us. We had to remodel the house immediately after escrow closed, and Ray gave us so many great ideas, and even shared his contacts for the remodel work. What impressed us the most was his follow up even months after the purchase. We had a couple of issues that came up after escrow closed, and Ray stepped right in and helped us get in touch with the sellers to get our questions answered and the issues resolved. Even the sellers worked well with Ray, because he is truly kind and sincere in everything he does. I was trying to find an entry-level house in Santa Monica. I had a tight budget.but I didn’t want to lower the bar on picking houses.I knew it was a hard task. Eventually Ray did it. He helped me find and get my dream house at a reasonable price on the red-hot sellers market.He has long-year experience focusing on Santa Monica and surrounding areas. He explained to me the pros and cons of every house I was interested in. I felt that he knew every block there. He shared his thoughts for the houses he walked us through at the open houses. It seemed that he understood my needs and situation more than myself. When I got frustrated after several weeks of searching, he didn’t push me to raise my budget, but explained to me that it was just because of the shortage of stocks. He suggested that we keep searching and wait for the right houses to come out on the market. When I became aggressive in an offer battle, he reminded me that I was overpaying. Thanks to his suggestions, I didn’t end up buying a house which might become a burden for me. He did a quick search to see if there was anything else worth seeing before meeting us for a scheduled visit to an open house on a Tuesday morning. We loved the house he found for us that day. That was the right house I dreamed of at the beginning. The location, the amount of bedrooms and bathrooms, the backyard, the lot size, the listing price….He knew how much we should offer and the strategies to win out of multiple buyers. Comment: This review is long overdue. It’s no surprise to see all of Ray’s 5 star reviews. Ray helped my family sell a buy a replacement property a few years ago. It was a tricky sale involving a 1031 exchange and we had very little time to sell our property and identify a replacement property. With Ray’s expertise and marketing we were able to get an all cash offer within only 5 days of being on the market. He helped us negotiate favorable terms and got the buyer to participate in the exchange. There were lots of moving pieces in this deal and within 15 days our place was sold and we were in escrow on a replacement property. This whole process (selling -to- closing, purchasing replacement property -to- closing) took less than 40 days! Ray was involved in all parts of this transaction and he went out of his way to make sure it was a quick and easy transition. We could not have done this without Ray or his team. Comment: If youre looking for a place on LAs westside, youd be making a huge mistake if you dont at least give Ray a call. Going with him as our realtor was the best decision we made after deciding to move to LA.Ray was everything we were looking for in realtor, knowledgeable, friendly, responsive, tech savvy, and insightful. Consider also that we were moving from over 400 miles away, he made the entire process as easy as it could be for us. The few times that we were available in the area, he made sure we made the most of our time. He even went out of his way to show us around the area when we were in between showings. And then when we werent there in person he was always available and in touch throughout the process of us buying a home. He was at times so quick to respond that my wife was worried for his sake that he didnt have any other clients.In the end, Ray helped us find a great place in West LA and we couldnt be happier. Comment: I contacted Ray a few hours before we were leaving Santa Monica on Feb. 10 to list a condo that our daughter had been living in. He met with my husband and I within the hour, with a full market evaluation for us to look at. He really impressed us with his local knowledge and his willingness to help us get the property sold, as we would not be in Santa Monica. We signed with him on the spot.Ray had the condo beautifully staged and held two open houses. We had 3 offers within 3 days, all over asking price, one of which we accepted. Comment: We just moved in to our new house and couldnt be happier with the guidance Ray provided to us. The loan from our initial lender fell through early in escrow. Ray was able to refer us to another lender who ended up getting us a better rate and loan package. Comment: Ray is outstanding and we have already recommended him without hesitation to our friends.Things we love about Ray:-Very responsive and punctual -- He always got back to us immediately by phone or email, even when out of business hours or on the weekend, and was always on time, or more frequently, early to our meetings when looking out houses, etc.-Good knack for the business -- With each place we seriously considered, he accurately predicted what the place would go for which was a big help when considering what to offer. Especially in this market where everything is going for above asking, it became reassuring to be able to trust his instinct and avoid that icky did we spend too much feeling. Nope, no icky feelings.-Proactive -- The place we ultimately found, Ray sent us the listing immediately after it came out, visited the place himself before we saw it, told us how much he thought we would like it, and talked to the selling agent and made a good impression on her (as she later remembered both him and us when we went to visit). This is with me scouring the internet on a daily basis -- I had not yet seen this place listed. Soon after, we went to visit and Ray had been spot on about our tastes and now we own the place! He also is proactive in talking to the other agents (eg finding out how much other offers were, etc). And during the escrow process, got us a $2000 credit for minor repairs that will cost much much less.-Not pushy -- We found a place in our budget and never felt pressured to look for more expensive places even though Ray knew we were pre-approved on our loan for more. We were also outbid on two places prior to finding our ultimate home (that we like better anyway... funny how things work out) and decided to let them go because it was more than we wanted to spend, and Ray never once pushed us to go above our comfort level.-Has connections -- not just with other realtors (many of the other listing agents were people Ray had worked with before and was friendly with) but with contractors too. And they all like him.-Treats you like a friend.Initially, at the beginning of the process, despite being first time buyers, I thought do we REALLY need a realtor? I know how to use the internet. YES YOU NEED A REALTOR, AND A GOOD ONE. In 4 months, this very picky budget conscious couple found and bought a place that we are very happy with and our friends told us we made it look so easy. I recommend Ray, he is great!!

Comment: Just to clarify I almost never write any reviews, but because Ray was such a great agent I felt it necessary to share.1.) A few days after I called Ray to say that I need an agent to buy an apartment we met up for coffee to discuss. I told him this was my first purchase and also being originally from NY I wanted to know the entire process that is entailed in buying a condo. He spent over two hours with me going over all the details and any questions I had. This already gave me a good feeling that he really cares for each of his clients.2.) I discussed with Ray exactly the criteria I was looking for and he set me up with an automated email every time a property that fit my criteria was put on the market. I was very picky with my criteria and Ray understood it could take awhile to find my perfect place but he was very patient and understanding.3.) Ray is probably the top three most responsive people I know. Every time I emailed or called him he would get back to me latest within the hour, but most time within ten minutes. He would also get back to me if I emailed him at night.4.) During my almost 1 year search I saw more than 30 apartments and I made two offers on other apartments that I was outbid. It was a blessing I didnt get it because the apartment that I live in now is much better than the other two I bid. The irony is that the apartment that I purchased was an off market pocket listing. This means that it was not available to the public and Ray had the connections to get a hold of this listing. If I was with some other random agent I would never have known about this.5.) All in all Ray is just an extremely professional person, really nice and understanding, and treats you like hes youre good friend. If youre every looking to buy or sell your place I highly recommend him.

Comment: My husband and I couldn’t have been luckier than to find Ray Lyons online as our realtor. If it wasn’t for Ray, we never would have gotten our home in Sunset Park. We were so thoroughly impressed with him during every step of the process of buying our home. Ray negotiated the deal like a shark and was able to save us a ton of money in a very hot pocket of Santa Monica. He pays attention to the finest details and goes above and beyond. He doesn’t just sell you a home but helps you make it your dream home. He helped us find our contractor and has an artistic background and offered us great suggestions for improving our home. He stayed on top of our mortgage lenders and was able to help us close escrow in 35 days (and was even gone a week getting married). The day we closed escrow he was going above and beyond trying to help us find a gardener and calling the water and trash company making sure we wouldn’t be charge for the previous owners past due notices. Comment: My last 2 realtor encounters had left a skeptical taste in my mouth. Ray was fresh breath strip that made everything shiny and new. He came in armed with every possible strategy to sell our house, helped us stage it while we lived in it, and even helped me make a minor repair when something went wrong!
