Comment: I asked for the rental property to be removed and have my keys returned, ZERO response, the listing representative Shermona Clark, on 2 different occasions, left the doors unlocked, the windows unlocked and opened as well as the kitchen light on, I was out of town at that moment. With squatters an actual thing you would think there would be a level of responsibility, when I texted Paul White, his response was that is out of her normal behavior, since then I have called, texted, and emailed with ZERO response, this is what you get from RPM, when they get called out on their irresponsible and unaccountable behavior, they go radio silent. This is usually a great company, and I did not have any issues with them previously, I own multiple properties I would of hoped they would of been more professional however because of ZERO response I will not use them in the future,...

Comment: Rats, mold, cockroaches, ants, termites unattended for months. Horrible, rude and disrespectful attitude of the management representative who is residing in Philipines and have access to the data of the US citizens without their consent. The hotline phone leads to the call-center in India, who, as well, manage the personal data of the US citizens WITHOUT their concent as well. The repairs are taking weeks and months, and, once in a while, never done at all. The management representative is constatnly lying and misrepresenting information, ignores dozens of text messages, drops calls in the middle of conversation and lacks suitable communication protocols for residents. The last straw was that recently they had ignored the urgent sewage issue. So we have no sinks functioning in our apartment. No hot water in the washing machines. No video cameras working at the parking lot (got my car vandalized). Awful attitude. Lived there for 7 years. I highly doubt the truthfulness of the 5-start reviews of other customers. Avoid like the plague!

Comment: I never make reviews, but I do not want others to be going through what we have been dealing with since we moved in on Friday. I made the mistake of making a Google review before signing a lease. Dont make the same mistake I did. Pay close attention to how all the Google reviews mention Shermona and dont forget to look at the Yelp reviews of this company. We toured a condo 2 weeks ago and were rushed into moving in this past Friday. Upon moving into the house, we realized it was so dirty and hadnt been cleaned as promised. We spent the entire weekend cleaning everything that should have been done since we were promised a move-in-ready place. We understand it is not a new home, however, when you move in somewhere you expect it to be cleaned. There were even dishes left in the cabinets and dishwasher. We continued to run into issue after issue some of which were hazardous such as a kitchen sink leaking onto cords beneath, the dishwasher smelling like it was going to catch on fire, and a sink upstairs flooding the bathroom, so we called the emergency hotline on Saturday and that person did not show up to fix our emergency until Tuesday at 10:30 am. What is the point of having an emergency hotline if things are not taken seriously? This company just wants your money once you sign a lease they do not care about you or any issues you run into. The staff is so rude and unprofessional including the maintenance guy. They will ignore your calls and texts. We have spent so much money on not only the security deposit and rent but also supplies to make our rental livable. This has been nothing but stressful. Save your time, money, and energy, and go with a different company that actually cares about its clients. California law requires landlords to maintain their rental properties in a safe and habitable condition and to make repairs promptly when necessary. However, this has not been our experience, and if we do not get everything fixed we will be taking legal action. It is unfortunate that this exciting time has now been ruined for us.

We viewed the home on Saturday and after asking questions and being told to apply, we did!We had not heard anything from anyone until we reached out to Shermona on Friday, only to be told they had offered the home to an applicant days prior (Monday) that applied before us. Our application was NEVER processed, and yet they kept our application fees. We weren’t notified or considered and that in our opinion was bad business. I just renewed my lease, and customer service is tanking… staff have been slow to respond and rude/unprofessional when they do! Very disappointing. The high Google reviews almost all talk about Shermona. She gave the tour of my home and was truly wonderful - give her a raise! But my day-to-day tenant experience has *not* been with her. Two stars because I love the property and, though there were initial hiccups with the home when I moved in, they handled them very promptly and professionally. Hoping this is a staff issue that can be fixed.

She met me at the site at the specified time, was knowledgeable with respect to all details of the unit: and the layout of the complex : street access to the parking area,, whether the pool was heated, the laundry facilities, and every detail of the unit itself and the process for renting the unit once I indicated I was interested in renting. She was also careful to address all my questions. She has a talent for working with clients as she makes one feel at ease at the same time maintaining a professional demeanor.. I was impressed with her scope as I’ve been to various showings where the agent barely knew how to access the entrance door . This agent never missed a beat.The company, although I previously was not familiar with them also greatly impressed me. Every communication was answered promptly and with useful information. The personnel I dealt with from top management, to the leasing agent, to an assistant all communicated with clarity and purpose. I would not hesitate to rent a property in which this company is the managing entity. In today’s world so many transactions are unpleasant. My experience with this company has been uniformly productive and pleasant .I can easily say that this company and its personnel are outstanding by far the best I have experienced. Comment: No one had shown up to my initial scheduled appointment and the number that was given to reach the office went straight to voicemail. However after searching on their website for RPM ESGVs phone number, I was connected quickly and spoke to Kai who was very professional and responsive in helping me schedule another showing. I was shown the apartment by Shermona who was very professional and detailed in explaining everything about the rental property. So far, they have been very responsive to any questions that I have had. Good experience so far!

Comment: I have properties in three states and have owned rental properties over 20 20 years. I tiered this company because they were the worst property managers I have experienced. First of all they are not responsive to phone calls. They typically do not answer and rarely respond. They let tenants fall behind in rent without notifying the landlord or following up with the tenants. They let rental rates fall behind market rates and don’t take action when requested. They went well over a year without inspecting units and never followed up when requested. We typically did not receive our funds until late in the month and sometimes not until the following month! When we notified our tenants that we had fired them, many tenants thanked us becasue of their lack of responsiveness.

Comment: Real Property Management has been horrible to work with. Our gardener stoped coming because they are not being paid. Our rent is paid early or on time every month. Our list of items promised to be fixed upon move-in 5 months ago still have not been scheduled to be fixed. It took them over a month to remove the previous tenets furniture and debris after we moved in. They send over handymen that walk in the door saying they will not be returning. The last handyman that called me was completely unprofessional. They must source people who are completely desperate with not my experience at all. I am afraid to let these people in my home.Also, read your contract carefully they add some things in there that most property management groups would never allow. Lastly, when you need help with your property they are either no where to be found, put you off or just do communicate with you at all.Find another company. The reviews are here could not be real this company should be ranked well below a 1 star. They are horrible. When you are paying over a few thousand dollars a month for a property owned in full by the owner you should be treated much better than this.PLEASE BEWARE OF THIS COMPANY!!!!!!!!!!!!!!!!!!!!!!!!!!!

Comment: I highly recommend this company. Ive done business with these guys for years and was always very impressed with their expertise, honesty, and effort to do things right the first time. They really know the market and treat each property as if they owned it themselves. I worked with a lot of different companies in the area and RPM is still my first choice. They use good vendors and have always helped fix any issues with a vendor or a repair. Its rare tenants AND owners like their property manager, but both groups like Paul and Dave. Give them a call.

They had great tenants moved in by the time our first payment was due on the property - perfect! They have a handyman who does a nice job on a wide variety of repairs, and I like their online account reporting system. My only wish is that they reported back in a more timely fashion on the status of requested tasks so I knew when they were completed. Id gladly recommend RPM to others
