Comment: Put in an application for a house almost three weeks ago. Called several times and left messages to see what was going on. Finally got a call back two days ago and house was rented, and did I want to put my application on another house. I gave them the address of the new property. They text me the next day asking for my paystubs, bank statements, how many people would be moving in, and did I have pets. I text back that I submitted all that with my app and you all made me do a pet screening, no response. Called again and left a message, no response or call back. Finally left a voicemail asking for my app fee back. All of a sudden I get an email saying I was denied for lack of information. Then wheres my app fee??? Why ask me if I want my app on another property if my app isnt approved??? This place is a total rip off. Do not waste your money giving them app fees.

Comment: Went to go check out a house in Clovis on Armstrong Ave today where asking price for rent was 2,150 (originally 2250). Their back yard fence was broken in multiple areas and fallen down, some of the lights in the house did not work, there was a big hole in the garage ceiling, garage had random lines painted across, the property was listed as NON SMOKING but smelled, a couple of doors wouldn’t fully close, the faucets were rusted, and did not look like it had been cleaned. When we called the office, to ask if the house would fixed before move in, the lady who answered the phone said the property was being rented out as is. It’s hard to believe that companies/landlords are able to get away with things like this and still have the audacity to ask for top dollar rent money.

Comment: We were told on Sunday by our landlord that we needed to move in 60 days. This was a stressful situation. We applied for a home on Monday afternoon and were contacted Wednesday morning stating we got into the home we wanted. Rigel was great and the ladies in the office were helpful when my husband dropped off the deposit. I appreciate the quality of service we received and the prompt responses. I couldnt have asked for a better company to assist us during this overwhelming time. We didnt expect this to go this smoothly. Words could never express how grateful we are. Comment: Update July 2023: The boys have moved out and the roof was never repaired.Again, if you are planning to rent a house on Whiteash Ave in Clovis, beware!Worse part of this whole ordeal is that the management company successfully prevented my son and his friends from renting another house because of this review. They didnt like being publicly called out and chose to retaliate in response. What a terrible way to do business.Update June 2023: Two months later and the walls in his room are still open and the roof is not fixed and yet we are still required to pay FULL rent. Thats 5 months of only being able to use 3 of the 4 bedrooms. The boys lease ends at the end of this month and I believe the owners/management company are simply waiting until the boys move out so they can repaint and cover up the damage for the unsuspecting new tenants.If you are planning to rent a house on Whiteash in Clovis, beware!Update May 2023: Nearly a month later and my son is still dealing with this mess. He has had to move home with us because his room is uninhabitable due to the repairs but he is still having to pay FULL rent. Why should they continue to pay full rent when one of the rooms is uninhabitable? The lease was for a four bedroom house and for over a month....they have only had 3 bedrooms. RPMs only concession was to offer to let all four tenants out of their lease, which would have negatively impacted all of my sons roommates. Not to mention the fact that when they did the original repair a few months ago....they simply repainted and called it good without doing anything that was necessary to actually fix the damage stop the water leak. That, of course, led to an even bigger mess requiring more extensive repairs now. I think this company takes advantage of college students. Only after *I* contacted them did they even bother to respond to my sons numerous contacts.Original Review April 2023: We are extremely frustrated with Real Property Management Platinum. My son and his friends, who are all students at Fresno State, are renting a property. My sons roof leaks and we are concerned about mold in his room. Comment: I do not recommend this company. I feel we were deceived into paying $100 and scammed for our personal documents and information. I viewed a property with an agent on 4/20 and she stated there was one approved applicant for the property. Later, that day, she texted and told us that applicant refused the property and to go ahead and apply so my partner and I did. We paid a $50 fee each ($100) and submitted sensitive documents like our W2, our socials, and bank account statements. Seven days later we were texted and told the property was leased to an approved applicant. It was the only time we heard from this company. It has been a total of 10 days since our application date and we have heard nothing else. Their agent stated it would take 2-4 days max to process our applications and inform us of an approval or not. In addition, the application process stated a credit and background check would be done and we would receive copies. We have not received those either. To date, our application has not been processed, we have not received our background check, or credit scores.

Comment: Im honestly surprised at the good reviews that this company has. We got accepted to move into a house and they said they would call us to discuss the details. They dont leave voicemails so you dont even know if theyre calling you. What kind of business doesnt leave voicemails? Then they sent us an email giving us less than 2 days to get them a security deposit in the form of a cashiers check. My partner works out of town during the week and Im a full time medical student. Why is there not an option to do this electronically? So I sent multiple emails and never got a response back. Later, I see on Zillow that they relisted the house...without even bothering to give us a call or any type of notification. This has got to be the worst communication Ive ever seen in a property management company. Dont even bother consider renting through them, they will ghost you.

Comment: I had moved into a duplex housing in Clovis thinking I was getting an ok deal for 2 Bedroom and 1 Bath for 1,550 a month. I did a video tour because of my work situation. During the tour I saw laundry hook ups on the back patio that the property manager pointed out to me. So, I moved in and started to notice a few things off. The kitchen had plates, cups, food and dishes from the last tenants. The stove top was left on and the only reason I noticed was because the kitchen was warmer than rest of the home. I didnt move in for the first week of renting because of my work situation so the gas bill that month 176 dollars. There was covered parking they never told me about. They never provided me with a location on my mailbox or a mailbox key. I bought a new washer and dryer for the back patio. When it was getting hooked up the delivery people said the owner used a T pipe to make it look like there was hot water. So, there is 2 waterspouts that are just cold water. I spoke to property manager about it and took them over two and a half weeks to get a response. They said there was no hooks up for laundry on the back patio or it was not listed in the lease, so they are not responsible and the gas bill issue was my problem. In November the whole heating unit broke down. Three different companies came out and said the same thing, it needs to be replaced i.e., it has been up there since the 1980s. Property management said the owner was going to take over the repairs. The whole month of November I had no heat, I had already paid November rent on October 28th before the heating broke on October 31st. I finally got a new heating unit that started to work on December 1st. I requested for my rent to be at least prorate or lowered for the month of December. When December came, they never lowered the rent or responded to the email I had sent a week before rent was due. It is very clear that RMP Platinum are slum lords that do not care about their tenants.

I am an Airline pilot with a high gross income and an excellent credit score.Real Property Management denied my application because my spouse doesnt meet the minimum required credit score.I called to their office. The agent said that submitting an application myself will get approved, however, my spouse will not be able to live with me.We both have clean record and the only reason for denial was my spouse credit score. Ridiculous.Of course, I am not recommending of doing business with that management company.

Comment: RPMP manages the apartments (per the rental agreement filled out) in a gated property that my son and daughter live in while attending FSU. From the start on move in day the apartment was filthy there was mold growing the restroom, drywall all over the floor, carpet and vinyl flooring stained and smelled, kitchen counters dirty etc, the appliances and HVAC are rarely in working order, the staff is lazy and rude. All of this is bad but in the last week my daughters car has been broken into and her bike stolen. She went to find security and found both officers one sitting in and one on top of their cars on their cell phones. The police officer who took the report told my daughter that the management has not fixed the holes where the criminals are entering and stated that in his opinion was one of the worst facilities near FSU campus. The majority of residents are students and are treated poorly by management the only effective method has been interfering as a parent which should not be the only effective method. Please keep looking and do not place your child in this unsafe complex.

We paid our rent on time every month never late and never short. Through COVID they didn’t care about what the whole world was going through they still raised our rent twice and when we did move out they want to charge us over $3,700 in charges. They have kept our deposit and now want us to pay out of pocket over $2,100. And they said they would work with us on a payment plan but then turn around and say the minimum payment is $200 a month. How do they want someone to pay $200 a month when they have other bills to pay makes no sense. And the charges are completely insane and when I asked for itemized receipts of what was done they said they didn’t have to give it to me. They are asking for us to pay for things that are considered normal wear and tear. Which is just shocking to me. I would definitely never ever rent from here. If you are reading this I hope that you steer from considering renting from them.

First in the fall of 2021 and second time in March 2022.In the Fall of 2021 I was always getting the same response, the listing you applied for already selected a potential tenant. 30 days later my partner and I are required to pay an additional 50 dollar application fee, each. In March 2022 one minute after submitting an application for a listing, and paying the registration fee again, I got a text alert saying that the house I applied for already have selected a potential tenant. Didnt want to give up so I applied for another listing that was available. Unfortunately, due to covid my partners credit score dropped because she was unemployed for a whole year. However. My credit score is well over 700 and my income is 3x the rent. She was able to pick up a full time job last month. Due to her credit score, they were unable to move forward with the application. Really? All tenants must have at least a 700 score to fit the criteria to apply is quite unfair and does not practice equal housing opportunities. Rpm could be legit or a fraud, but I will never come back nor recommend to anyone.

Comment: Take heed. Have a lot of experience with these guys, Brenda and Barbara, Stephanie, Courtney, Lacie, Judy, Karina, Steve. Dont be like me and likely many others. I was snowed by the almost 5 stars on Google. Avoid this company with everything youve got. Read reviews carefully; read between the lines. Most of the Positives read like overkill, sickeningly sweet. Read the negatives, both here and other sites. Owners, be advised your property may not be in the condition you are being told by RPM. The small amount youre giving them monthly isnt much, so theyre going to make up for that however they can. Tenants, be advised you dont have to pay rent during covid if you are financially impacted by the shutdowns, health issues, etc. You can defer for several months, and RPM cant throw you out, though they may threaten it very seriously (and if they do, take action to protect yourself). Check out local and state laws protecting tenants. You have a lot of legal rights but you have to use them, and dont be surprised if Barbaras talons come out when youre not towing the line. Theres a reason Barbara has been publicly called the biggest con artist on the planet - do your research. Beware of slander and libel from these guys against you. Get everything in writing from RPM, and anyone they send out to your house (who works for them, no matter what they say). No matter how nice they come across, tread very lightly.

Comment: Every aspect of my experience with RPM has been wonderful. I have met and been treated exceptionally by several of the people in the office. Shortly after moving in I had a minor issue mechanical issue and the following day a technician was at my home and the issue was taken care of. The technician himself was over the top professional.I have to take my review one step further. The RPM agent who first showed me the home and then handled it all the way through was so nice and professional it’s difficult to put into a few words. Her name is Lacie Pehrson and she is the epitome of what a leasing agent should strive to be. I never felt pressured or rushed and she made the entire process pleasurable.I don’t make it a habit of giving reviews but I had to make an exception in Lacie’s case. She must be the best in the industry since it’s virtually impossible for anyone to do better!

Comment: Hired them to rent out one of my properties. I thought it would save me the trouble of doing it myself. Big mistake. This place could not find me decent renters. They also hire overpriced vendors if you want them to help you get it ready to rent. It took them a month to get my rental almost ready, but they couldnt find any vendor for mowing a simple lawn under a budget that i gave them. I did ask for well qualified renters and when they couldnt deliver, the owner Barbara actually breached her contract and said she didnt want me as a client. I guess I was too hard to please. I only asked for good qualified renters, but they wanted to give me folks w/ bad credit, low wages and pets (which I specifically said at the beginning NO). This is a franchise company (beware of franchise!!), basically breached her contract when she decided she couldnt find us renters so she basically left us high and dry w/ out a rental company. Waste of time and money. There must be others who can find landlords well qualified renters. I was only asking them to find me renters w/ a decent credit score and they couldnt even do that!! They wanted to make a fast buck and rent to whomever, but I wouldnt let them, and now I am back to square one. Awful company w/ no good qualified online traffic. P.S. I hope owner doesnt try to come up w/ excuses for why she breached her contract and respond to this negative review as in the past. There is no excuse. I was not asking for something out of the ordinary. I was asking for a company to rent out my house to well qualified renters. I am sure she will say that I wanted to have really exceptional high qualified renters and I was very picky. Also, I hope they dont say that I was very demanding, as it took them almost a month to get a handyman out to do a 2 hour job and a cleaning service and carpet guys. ...and I had to email many times to follow up w/ the gal who takes care of vendors.. it was a complete waste of time, so please do yourself the favor and not respond and bad mouth a client who only wanted good renters. I appreciate it.

Comment: RPM has been my Management Company for the past 6 years in managing my rental property. Before I hired them, I tried managing the property all by myself and it was basically a nightmare. RPM took all the stress off me - they collected the rent, assessed any late fees, reviewed all applicants and assisted in all tenant issues. I had the best tenants I have ever had through them - literally dream tenants, so I know their vetting process works.Being new to working with a property management firm, I had a lot of questions, especially that first year. RPM was responsive to my questions and helped me understand how professional property management works. I am not an easy customer, but they were patient and always gave me the information I requested.I would highly recommend if you have a rental property, that you hire the experts at RPM to help you - there is not reason to try and do it alone. The rates are very reasonable and what you see if what you get - there is nothing going on in the background that you are not aware of. I shopped around and I couldnt beat the price at RPM.Thank you RPM for taken a large burden off my shoulders and helping me manage my property for the last 6 years!

Comment: We hired RPM Clovis to manage our house in Fresno. I can say in hindsight that this was the worst mistake ever. Without notifying us of their criminal and credit status, they let two convicted felons with bad credit rent our house. Right from the start the tenants complained endlessly about broken items in our house which culminated with a broken water pipe in the bathroom that cost thousands of dollars to repair. The tenants stopped paying rent and then RPM abruptly terminated their agreement to manage the property leaving us in a bind. We had to hire an attorney to evict the tenants, lost months worth of rental income and were forced to sell the property. The kicker is these frauds at RPM sent us a bill for property management fees AFTER they terminated the contract. We have evidence of all these events. Dont hire them. You will regret it.

Comment: I have mixed feelings about RPM.Pros:When moving to Clovis, Barbara (the manager?) made leaps and bounds to get one of her agents to show me the home were in now, and got all of the paper work processed quickly.They accept electronic payments for the deposit and rent.Yard work is included in the rent.Cons:When their agent showed the home to me, there were several issues that we identified. He (Mike?) said that they would be taken care of before we moved in. They were not.I’ve also had hit and miss experiences with their maintenance department. Some issues were taken care of quickly and others have taken months to fully resolve. The worst part is that I keep having to call in and remind them that these issues exist. Which tells me that they don’t keep track of pending maintenance requests.They claim to use these professional vendors for all of their maintenance work but that hasn’t really been my experience. After two months of calling in about a broken sprinkler valve two guys came out to fix it and slathered PVC glue all over the water hose that was coiled up nearby and left PVC and Teflon trash on the ground. Frankly it looked like my 3 year old tried to fix it.Summary:Just because I’m a renter, doesn’t mean that I don’t care about the quality of the home I’m in. I strive very hard to keep a nice home and I think my standards of quality are a bit above that of RPM. We do like the house were in and the location is great, which makes the issues weve had with RPM bearable.
