This place is trash and nothing ever gets fixed my car is been broken into five times my basement just got broken into and they stole all my kids clothes shoes fishing poles and hard telling what else because I haven’t went through at all because it just happened last night I wouldn’t refer this place to anybody you can’t contact any management their rent is super high for such a trashy place every apartment gets charged a different price. This is the worst place I have ever lived.
I left a review on off broadway regarding them; however, it has been 5 months since I moved out and I still haven’t received my $500 deposit back. I was told it got sent out at the end of august but no one can tell me where it was sent or where it is at. Also it seems like a long time for a check to take more than 2 months to get me. Just wondering where my money is at ROCO
They are extremely unprofessional. They refuse to address any issues people have with the property. When they owned in until Feb 2021. I moved in June 2020 and the apartment was filthy trash was still in cabinets and drawers. Theyre was missing drywall and closet doors were laying on the bedroom floor. Nothing was ever offered to be fixed about it.
I was a resident of Roco in the Birmingham, AL area from Aug 2018 to Aug 2019. I have never seen a worst management company as bad as them. My entire experience there was terrible. I probably left the apartment in a better condition than when I first moved in. To date of me writing this, it has been almost 5 months and I still have not received my security deposit back. Ive talked with the office staff and theyve told me that my account ledger, online lease copy, and the office copy of my lease are missing so I need to reach out to corporate. Its also impossible to reach corporate because no one responds by email, answers the phone, nor responds to fb messenger. Very frustrating.
I tried to apply for an apartment with them but because of how they handle calls you cant get ahold of anyone locally. You call their business number and they get ahold of the local apartment and you wait. And wait. And cross your fingers that you dont miss their call because you cant call the local office back only the corporate office. Their emailing is just as bad if not worse. Waited over 5 weeks and still didnt have even a lease made up to sign.
I lived in Golfview Apartments in Shaker Heights, Ohio prior to the ROCO Management buying the building. When it came time to renew my lease, I never received a copy of my newly proposed lease after asking multiple times and decided to move out. There seemed to be an excuse every time I asked for the new lease information. If I talked to the apartment manager, she would say it was coming in the mail or had been sent out a month prior to me asking in June for a newly proposed lease, but it never came. When I talked to other secretarial staff, they were never able to give me specifics about what changes would be made. Finally after calling on two to three separate occasions, I visited the office and one of the secretaries informed me that there would be a $45 utility fee that was not previously part of the lease when owned by the previous company. I am fine with changes due to switching management companies, but how the changes were communicated was poorly handled. Prior to moving out, an inspection was done to see what needed to be done in order for the next tenant to move in. I asked questions regarding expectations and what would be considered outstanding damaging, and I was given no information at the time or indication that things needed to be repaired by the maintenance man who inspected the apartment other than the drip pans on the stove needed to be changed which I did before leaving.After moving out, I received a letter a little over 30 days later stating that I was being charged an additional $246 for claims that my apartment had damage and needed additional cleaning and to pay the company within 14 days or the unpaid amount would be sent to a collection agency. They claimed that the apartment was not clean upon leaving, but the place was left spotless. I have pictures to prove it. I asked them what would I be charged for prior to moving to try to fix anything if needed, and they said any outstanding damage would be the only reason for not getting my security deposit back. The letter I received gives very vague descriptions of damages/replacement fee that totaled $240 along with the $240 cleaning fee. They claimed the faucet handles and a toilet seat needed to be replaced, and the needed to be repainted which was not part of my previous lease agreement. They claimed the kitchen, bathroom, floors and cabinets needed to be cleaned although I mopped all the rooms in the apartment, scrubbed the floors/walls/cabinets/bathtub, sinks and had the carpets professionally cleaned which was part of the lease and which I turned in the receipt as proof when I turned in the keys to move out. I was never told that I needed to repaint the apartment, and it was not in my previous lease that I was required to repaint. When trying to contact the leasing office prior to closing time today, the manager had already left for the day which seems to be common occurrence when ROCO Management took over the apartment building. I understand being charged for excessive damage to any apartment, but after living in the same apartment for 4 years, normal wear and tear is to be expected. At this point, if I dont get the deposit back, thats fine, but the additional charges are unjustified and should have never been added. I hope to get this resolved with the building manager, but from reading other reviews, it seems that might not be likely. I see a common pattern of the building offices at numerous locations not responding, numerous excuses, and unprofessional customer service. I do hope that my feedback is taken seriously not just by the management staff for Golfview Apartments but by ROCO Real Estate because if reviews are mostly negative for your agency then big changes need to be made. This has nothing to do with management coming into properties that needed a lot work before your company came to take over. This is about how poor communication with tenants causes problems that could have been easily resolved before it turns into something of this magnitude.
In October of 2017, a note was left on the door of my apartment letting us know the property was getting sold to a company named ROCO Real Estate. At first, I wasnt worried because I was convinced it couldnt get worse than the Connor Group. I was wrong. The company that took is a fairly young and inexperienced company by industry standards, and it shows.My property has been through 3 managers, 5 or so office staff and 3 maintenance men since the end of October. This makes it impossible to get anything done or to have any sort of consistency in the upkeep of the property. There are things I requested be done in DECEMBER that are still outstanding. They havent kept the residents up to date on policy changes, changing things like UPS/USPS package acceptance, rent due dates and office hours without any warning. The office hours on the door dont even match the website. Each manager has asked for time to get used to things, and for us to be patient, while the maintenance requests pile up. Its been 5 months and things just arent getting better. The apartments are not very nice for how much I pay, and the First Billing Services bundle is ridiculous. I was told that when the Connor Group left First Billing Services would go away too but it hasnt. The complex used to feel really safe and the location is great, which is what has kept me there for so long. But its going down hill and fast.The biggest thing that has happened though that really put me over the edge was an eviction notice that was put on my door on the 7th of March. I sent a rent check to the office, as I have for the last 4 years, on 23 Feb. On March 5th, they sent out and email to all residents reminding us to pay rent - another policy change, as rent was always do on the 1st before. When I called the office to inquire about the email, they said they sent it to everyone and not to worry. I asked Shelley, the current employee in the front office, while I was on the phone if she could verify she got my rent payment. She explained to me that the pile of checks is very large and she wasnt going to go through all of them to look for mine, but told me not to worry that theyd let me know if something was missing. The way they let me know is with an eviction notice, that not only should have NEVER been issued, but that had my name on it with an incorrect address (one that doesnt exist at that) and the rent amount owed was incorrect. I was extremely upset. I had to take an hour out of my morning the next day to go work out the issue, one that would have never taken place had the woman checked for the check when I asked. I then spoke with the regional manager of the property, Kelly, and she could not have cared less about what happened to me, offering a half hearted apology and explaining to me that its not like I was inconvenienced. They had an opportunity to make things right and didnt and I am so disappointed that I wish I could just terminate my lease now and never look back.ROCO Real Estate should not purchase properties they arent ready to manage - its not like they are in a retail business - they are in a business where people are paying them to manage their HOMES. When you dont remove snow, fail to keep the hallways clean, issue erroneous eviction notices, allow mail to pile up all over the floor of the building, have no control over the property in general - you are impacting people -people with jobs, families, lives etc. When you start not to feel safe or comfortable in your own home, its more than a management problem. They should do better or find something else to do with their time. Being from the area, and knowing what else is out there, I encourage any one reading this to live literally anywhere else. I certainly hope the company treats its employees better than its employees treat their residents.
My husband and I live at Garfield Commons for a little over 3 years. We have been promised that you guys were going to make updates 1 year ago to the outside of our apt building. Our building looks horrible on the outside. Bricks are falling off of the building. What will it take for you to make changes to the apt buildings that are falling apart. You have good tenants that pay there rent on time. Take pride in your properties. Do some work. Spend some money on the buildings not just some of the buildings all of them. You finally fixed some of the pot holes. But have consistently complained to theres plenty more you have not fixed near the leasing office. Weve also complained to the leasing dept. they gave us an email to contact Stephanie Huot which we have yet to get a response back? When we call we get a voicemail. I have taken pictures as well. We also have sent them to this Stephanie person?
I Moved into the StoneLedge Apartments 1year ago.I will be extending my lease. I’ve only 1 problem and when I notified Rico Property Manager it was resolved that same day. The people here treat tenants with respect and will follow up to see if your issue is resolved. I highly recommend the Property Manager Rico. He make sure his staff are knowledge & friendly to all tenants!
I am a vendor for ROCO at Timber Creek Apartments in Niles, Ohio. I have not been paid since December 2018. In January, I was told the check was in the mail. I sent an e-mail in early February with a list of over 40 unpaid PO’s/invoices at that time & I was told an emergency check would be cut & overnighted, but that never happened. There are now a total of 68 unpaid PO’s/Invoices & I need paid. E-mails are never replied to by a person just a generic message, I’ve never received a phone call. I provide great services that management is happy with and just want your company to do whats right and pay what is due. I also contacted the property manager at Timber Creek apartments in hopes she could get ROCO to send me what is due. I see you have helped other vendors get paid and hope you do the same for me so I can continue to provide you with my companys dependable vendor services of Cleaning, Tub Refinishing, Clean-Outs, Painting and even minor maintenance to help out extra when needed.UPDATE:I was paid March 2nd, and now this, I have submitted 24 unpaid invoices that are more than 60 days old & 11 unpaid invoices that are more than 30 days old. You have been ranked #48 largest apartment owner in the United States by the National Multifamily Housing Council. You also donate $1000 to a charitable organization each quarter, that’s fantastic. This show’s you are making a profit and can pay your vendors but chose not to. You shouldn’t take your vendors for granted. I contacted the property manger & she will be sending an e-Mail. This is the last day of April and yet again there is no check in the mail.
I live in the Westland complex on Wayne Rd.There indoor and outdoor pool have not worked since 2015. There gym equipment area has not been functionable (closed) since 2016. You pay for your water your gas and your electric on top of your rent. You share the water heater with four units so if somebody is taking a shower at the same time you are youre going to get scalding water . Its as if youre paying for a house, but you only get 800 square feet if youre lucky.When I moved in, in November, I gave them a checklist of things that were wrong with the apartment that needed fixing... here it is August and the dishwasher still needs to be replaced, the sliding door on the balcony needs to be replaced, theres a hole along the carpet on the floor that is exposed to the outside by the back door that needs to be fixed. The carpet was only shampooed, it was not new when I moved in. Theres cops in and out of this apartment complex like crazy. The only good thing about this place is the location the rest of this is like a dive. Go somewhere else to rent! Its just not worth it here. This is the first time I have left a review at an apartment site and I wouldnt even give it one star but thats all that I could give.They make it sound so nice and dandy when youre applying for a place to stay, but be aware of what youre getting into. You cant say I didnt warn you.
Highland Towers in Southfield has poor if any maintenance. I have lived here over a year now and not one of the my maintenance. issues been have been completed. Its seems Roco mgmt is in violation of their own lease agreement. You can notify mgmt verbally or written and nothing happens. Now you want to increase rent. This sounds like a class action lawsuit waiting to happen.
Im having problems securing my security deposit back from ROCO. They said that I would receive it 45 days after my departure and its been 62 days. Contacting the local leasing agents have produced only the passing of responsibility to the Corporate Office, ie. ROCO and so far leaving messages has yielded no results. These companies are quick to implement all manner of fees on their tenants but cant hold up to their own fiscal responsibilities. Poor professionalism.
Ive been wanting to do this for a while already but finally got the chance. ROCO Real Estate has helped me out tremendously. I was moving from California to Michigan for work and I just had 10 days to find a place to stay. I have a thing with hotels so I really didnt want to stay at one for too long. I spoke with one of their representatives and they assured me they could help me out. Believe me I was very skeptical but they ended up being great and of their word. They gave me different options and answered all the questions I had for them. Let me just say that they where able to get me a place without me having to come out there. Everything was done online and over the phone. I flew out to Michigan and that same day I was able to go straight to my place. The staff received me with open arms and really made the move easy on me. So far everything has been as described. Just want to express how grateful I am to ROCO Real Estate. They will forever hold a place in my heart. Thank You!
On February 4, 2019 one of your gates on Shadow Creek Lufkin Texas closed on my son and damaged my vehicle. I have contacted the apartment office the same day the incident happened. The office manager took pictures and said she would contact the main office. Since then I have been calling apartment complex office and emailed several request forms through your website under contact us, as well as several voice messages. I have not received a reply from anyone. The office told me they would contact regional manager for them to call me, and I am still waiting for a phone call. I am not sure what kind of people you hire to run your company but it sure is not safety oriented and provides poor customer service.I would not recommend this property to anyone, according to this they do not care about tangents safety because it should not over 3 weeks for someone to call and see if you are okay. They will take your money and charge all fees possible, but when they are at fault they just ignore their residents.I WOULD NOT RECOMMEND THIS PROPERTY BECAUSE YOU PROVIDE VERY POOR CUSTOMER SERVICE AND HAS SAFETY CONCERNS.
**UPDATE** After contacting ROCO Real Estate they were very responsive and quick to action with my companies concerns.We are pleased to say as far as our business to business relationship with ROCO it has improved exponentially.Their staff was over accommodating and made my company feel that even if issues have occurred they were willing to stand behind their companies name and values to ensure all matters were resolved and or addressed.We are leaving a 5 star review (after originally leaving a 1 star review) based on our recent positive experience with the corporate office team members! Because of their staff and their genuine heartfelt concern to assist us. We were more than compelled to ensure that we express our gratitude and to make sure to leave an honest feedback reflecting our most recent experience.With ALL things considered we are looking forward to continuing services as a vendor with ROCO Real Estate for the foreseeable future!
I stayed at Sierra Townhomes through Roco a few years back. The units were terrible many people had issues with bed bugs. I only stayed a little over a month and never moved my belongings in since there were also a bad roach issue and i wanted to bomb it before moving my stuff in. After a little over a month i called it quits.Long story short i ended my lease,got my kids and went back to staying at hotels.Roco went as far as stating I continued to live there after my lease ended. They went as far as putting this on my credit. I disputed ...showed my hotel bills and had it removed. This was 2017 ...now 2019 i get a new collection agency harassing me about the same debt i disputed in 2017. The previous company claims the account was closed after recieving these documents but ROCO real estate took this same account and sold it to a new collections agency. Ive already spoke to both collection agencies and confronted them and confirmed this information. Ive contacted ROCO and hadnt heard back but i want answers. Why?Update: I see the site owner is suggesting i go to there crummy website. I already did that two days ago and still heard nothing back. Of course nothing new to help.

I lived at their Edison Point property for two years. Our apartment was shot not on one, but TWO separate occasions by our neighbor. They still did not let us out of our lease. When we moved and broke the lease (like any sane person would) they sent us a $1,800 bill. We disputed the charges and were ready to take the fight to court. They instead illegally sent us to not one but TWO collection agencies on two separate occasions. The first account was cancelled due to it being disputed and just last month we got a second debt collecter. This one being a worse and shadier company, once we got our lawyer involved they cancelled that one too. Ive called the Michigan office three times now to discuss this, but they arent calling me back and any Facebook reviews left the default wErE sOrRy tHiS hApPenEd and to contact them via their website. (which I did. Guess who they didnt call back?)Glad to see that the reviews here show just how garbage the company is as a whole and its not just me. 🤷
I moved in these apartments in November 2017. When I first officially moved in the first problem was the bugs. It took a minute for them to come spray. They kept giving me the run around. I had to handle that myself. Second issue was my patio door didnt lock. Third I had a bad leak by my patio that they just fixed a month ago. They only fixed the outside. Next there was a leak in my sons room. It got so bad his ceiling started falling. Then he started to grow mold on his ceiling. They came and said they fixed it but its still leaking cause the ceiling is changing colors again. Then I had a leak in my sons room and bathroom. Its was flooded in my bathroom. And my sons carpet in his room was soaking wet. It was wet for so long it began to grow mold. Had to remove my son from our home because it was unsafe for him. I kept telling them about these problems. No one still hadnt came. March I went into the office 3 times to tell them about the issues. I have no hot water. I had to take one of my videos to the office and show the manager and she called maintenance. They came and fixed the leak but they still have replaced the mold. They sprayed over the mold in the ceiling and the carpet cleaned the mold when they said they would replace the carpet. The office staff are very rude. This is my first apartment and this is the worst experience ever. They do not care about there tenants. I hate I moved over here. I am not comfortable at all in my home. Now they demand rent or nothing will get fixed. Wouldnt recommend these apartments.
I am a heating and air conditioning business in the Peoria, Illinois area. ROCO owes our small business almost $7,000 with some invoices dating back 6 months ago. They have since sold the apartment building and even at that point have not paid. I have tried... 1) calling - no answers and no return calls 2) emailing - no response 3) filling out the Contact Us form on their website - no repsonse 4) messenger on facebook - I did get a message that someone will look into it, but no further response since. Beware doing business with this company.
On May 15, 2018 my apartment experienced a flood of about 3inches of water. I reported the flood to the assistant property manager, Katherine Samuels, the day of the flood as the water flooded my apartment. She told me she was on her way and that she was coming right behind me back to my apartment. She never came. That night me and my 1 year old slept in a flooded apartment with no where else to go. Katherine did not contact me until the following afternoon. From there I spoke with Breanna Champion who proceeds with promises of removing the water in the following days of that week. Nothing was done. I filed a personal property claim through the renters insurance company and they denied the claim because the issue was with the property itself allowing water into the apartment. I asked Breanna what would the property management company do since the issue wasnt on my behalf and she told me nothing. All of my property was destoyed due to the lack of building maintenance and she nonchalantly told me nothing. The health department assessed the apartment damages and said that the apartment was inhabitable. After about 2 more weeks of promises she asked me to move to one of ROCO other properties. I was pleased with that decision until I started the leasing process and was instructed to sign a concession letter and the lease displayed nothing that was discussed between myself and Breanna. I decided to not move to the property and try another property. Mrs. LeAnn said that she would return my last months rent of 635.00 and the security deposit of 200.00 in which I have not received. Ive been calling the property of Chateau Glen Oaks located in Fairfield, AL and none of my calls have been answered. Ive called Breannas personal cell several times leaving voice mails and I have not heard from her since the week of 7/9/2018 in which she told me she had to speak with ROCOs accountant to check the status of my refund. Nothing has been done 6 months later. Ive lost everything because of poor maintenance of the apartment complex and they will not respond to any of my attempts. Who can I talk to for help? Or point me to the closest attorney
Their so called management here at their Georgetown Apts changes without notice. I had two instances where this management sent a notice to my apartment for past due rent when my payment was there, and on time. They didnt even want to answer the phone which could have saved me a trip, and all they had to do was double check the payments that were in. Then they have this thing where they like to do these random so called apartment inspections without anyone being in the apartment. I actually keep my bill payments as money orders or cash in my apartment. Since they have access to the apartments they will wait for their maintenance person to notify them of when you are not there to perform these inspections . I actually think its maintenance themselves that go into the apartments.
Worst place I have ever done work for. If you are a vendor stay away from this place. They owe me thousands of dollars from invoices over a year ago. They have blocked my number from every email and phone number they could. They find every reason they can to not pay you. The poor tenants live in the properties without working appliances and air conditioners and they just skip from scamming one company to the next. This place is trash as well as the majority of the people that work there.EDIT - I only think it’s fair to write that I have been paid in full. It took over a year but they did send me all remaining invoice payments.
I am a small vendor for two ROCO properties in Texas and they refuse to pay for services provided (apartment make ready and cleanings). They seem to do this often to other small service providers across the country. I would not live there, i do not trust them, we may begin protesting at various locations in the coming weeks if they continue to be unresponsive and fail to address their outstanding bills. If you are a resident or potential resident know what you are supporting, look at the faces of the poor cleaning ladies that can’t feed their kids because of the actions and nonpayment of this company.
I have lived @ the Warren Manor Apartment for over 10 years, have notice decline in getting repairs done we have been without an interior & exterior lighting both in the hallways 434 up & down, also outside; my floor need new tile I put the request in back when I renewed my lease last year 2018, nothing has been done, now I have bed bugs & the office wants me to pay $300 to get my apartment exterminated, ask why do I have to pay, was told when you moved in you didn’t have them! Well I’m on the break of getting ready to move because nothing seems to get done!
Off Broadway in GR. These guys are the worst. The worst. Leaking water from ceiling in room for 4 Months. Complained a dozen times, came to try to fix about 3 times. No fix. When calling last time they said this is just what happens when you live on the top floor in a historic building. And that repairing roof would cost 250k! No plan to ever fix leak. Could move to another apartment, but a replacement renter would have to be supplied first for the room with leak. Slumlord. 1.7 rating on google! 180 reviews, over 140 with 1 star! Answering each one with fake generic message - without obviously ever really addressing the customers’ issues. Who are they kidding? Must be worst rated business on google. How do these people live with themselves - owners and employees?UPDATE: as expected, 24 hours later, I received the same template reply as every other complaint - just lip service reply by someone in management. Over 10 complaints have been filed in last 4 months. Several time maintenance work orders got filled out on website. Everything is documented - pictures and videos of leak, every email or text sent, screen shots, etc, NOTHING happened. Just this week my daughter was told by somebody at corporate office that leaks have to be expected as a resident on top floor and that it would cost $250k to get a new roof. (I could not make this up!) I bet complaints never get passed on to local management- and if they were, they wouldn’t do nothing. Look at the reviews. 140 one star reviews!!!!! Every one has reply - a generic BS reply. Exactly zero reviews have an update because problem got fixed. Nothing ever gets done by Roco because nobody gives a s..t. It’s part of their business model.Also, just called their number - menu refers any resident issue to be logged on their website. The same website where several complaints already have been filed. Roco knows my name and from there can deduct my daughters name and could get to work. But again, that’s not what they want to do. They put the ball in my court to contact them and they make it impossible to contact them. So since they never hear from me they consider problem solved - all while roof is leaking into bedroom every day.
My apartment comleco has been recently taken over by Roco Real Estate and it as all gone to hell. I will admit that I am behind one month of rent due to a speed bump in money. I was told that Roco will not work with me with that past due amount even tho my house hold if currently on a fixed income. And then today I get a 3 day notice for $898 when it should only be $603 at the most. I have contacted the local leasing office and asking a explanation on the extra charge and was refused information!!! I did send an email to the corporate office today and will be chaging my review if this gets resolved.
My apartment in Highland Towers has been without air conditioning for the entire month of July and it looks as if it wont be fixed before the end of August either! This is no way to treat a senior citizen & military veteran. It is a deplorable way to treat any human being.
I live out at Carriage House Apt. and my biggest issue is my neighbor that stays behind me. Since I have been living there October, 2014 this person has been blasting his/her music as if there are sound proof walls. After being too nice for over a year, I started reporting the issue and this individual would stop for a short bit and then start back up a couple of months down the road. No matter how many times I reported, the individual did as he/she pleased! I finally started contacting corporate “calling them and leaving voice mails” earlier this year, and never got a response back. I then chose to e-mail them ( corporate) asking them if they had a noice policy and the current manager at the time responded back to me stating that they in fact do and it would be taken care of. Of course, as always the tenant stopped for a short while then started back being careless. This past week or so I personally e-mailed corporate again telling them how I felt about the situation and of course I knew I wasn’t going to get a response, but they still need to know how I feel. So since as I am currently writing this and the tenant is playing their music to where I can hear it , maybe they will remove the tenant or is their actually no noice policy? I asked them why hasn’t the tenant been removed in my e-mail ( obviously I can’t have that info.) but at least be honest as to why someone is so careless out here. I shouldn’t have to deal with this. In that case, we all can party and blast music whenever we please since this individual has been doing it proudly ever since I have resided here. If losing a good tenant is what corporate wants then maybe I need to be 100% on board on finding a new place before my lease is up. Simple as that! If they don’t care, why should I stay waiting for change?
Pool was under renovation from April/May 2018 until August when the sign posted was taken down and the pool never opened. They sent everyone a letter stating the renters insurance we had through the previous company was now invalid. I had my door not open because the place for the key was not working. I was told that was not their problem and to call a locksmith. We asked the community manager at the time (as there have been 3 after him) to come with us and he realized their master key didnt even work only then would they change it. I had a maintenance emergency when my toilet flooded. I called the emergency line the 1st time at 7pm, the second time at 8:15 and the third time at 8:40. We finally recieved a call that a person was on their way and they did not show up to our apartment until after 10 pm. I moved out almost 2 months ago and am still battling them for my security deposit when they already rented out my apartment
I reside at Hidden Village in Atlanta, GA. I have been requesting my HVAC system be replaced as it was found stolen in February. My first written request was at the end of February. I have placed many other requests for this issue and other maintenance repairs and none have been completed. I was just told today, the property manager who I have been dealing with has quit however the new units have been approved (which is what I was told months ago) but it could take weeks for them to come in and be replaced. At this point, I have been patient enough and reasonable time has been given to fix this issue. I will be contacting a lawyer and definitely not paying rent until a solution is come up with. I have also written to corporate through their website because of course, there is no phone number that gets through to a person, it just tells you to write to them on your website. This has been one of the most horrible rental companies I have had to deal with from the move in until now.
DO NOT RENT FROM THESE PEOPLE!! I lived at the Aristocrat in Shaker Heights, Ohio for four years. I was a good tenant and left that place cleaner than I received it. All I wanted was at least new carpet to get me to stay, but I was told no by their office management. Really after four years and who knows how long the carpet had been there before , it had ripples in it , old paint and dirty patterns from normal wear and tear. Each time we as tenants would ask for anything we were told NO! But we were always informed that there would be a rent increase and no improvements!! I decided enough was enough, now they want to cheat me out of my full security deposit, for some bogus charges that I cant even get a true explanation for. Take pictures like I did from day one to my final walk through better yet record everything. They want your money bur they do not want to maintain their property. They have know pride or care in the world. Theyre spoiled rich brats that treat their tenants like their personal ATM machines. One of their properties in Shaker Heights, the rent was said to be too low, so their staff was instructed to get rid of the current tenants and move in the new ones at a higher rate. Property management changed at the beginning of February. I have always been a dutiful tenant and paid my rent early. This time, due to the change, my rent was credited to my account for Feb. Since I am financially responsible I chose to write a personal check for my rent to the new owners, ROCO, Just in case there was an issue. However, even though the credit was there, the check was still cashed. I am overdrawn on my account and while the manager is trying to assist me, I feel this is an issue that requires immediate attention. 2stars for poor communication until this is resolved.Update: The issue has now been resolved and lines of communication were opened up within 24-48hrs of contacting the necessary people. I feel like my issue was addressed and that mistakes such as this will not happen again. I am satisfied with the resolution for this situation. 3stars for customer service at this time.
I want to explain about how they quickly fix any problem in the building. I have been wanting to find an apartment building with great staff and I found it! I will be living here until I can’t afford it anymore. I’m overly impressed with the Roco Real Estate Property Management and want to refer this company to everyone in Michigan. If you don’t live here, just call and ask about their properties. The staff responds fast and is very patient with anyone they speak too. I appreciate the service and help Roco Real Estate!
I am extremely disappointed with my experience Ive had with Roco Real Estate and I cannot reach any corporate member to talk about my experiences and frustrations. Multiple voicemails have been left and I never get a call back. Even when I call during business hours. I am currently in the search of a new apartment and will be making sure that the management company is not Roco Real Estate. Please save your money and spend it at a property that isnt just looking for money in their pockets, but rather a company that actually cares.
I’ve been trying to get in contact with corporate to talk about my lease and how my apartments took $1100 from me, framing their words to make it sound like I was paying October’s rent as the deposit. No one has reached out to me, and own Cheswick is saying they’re filing an eviction notice in 1 hour while I’m at work. Didn’t even give me a warning. This company is not what you would hope for.
VENDORS BEWARE! I have worked for this company and still have not been paid. My invoice dates May 23rd 2018 and it is now Sep 10th 2018 with no payment or answer as to when this will be paid since there is no way to get in contact with the actual management. Ive called, left messages on their corp website and contacted the property manager (University Courtyard Apts) with still NO ANSWERS. You are required to sign a contract to wait 30-60 days to be paid for your work which is already a long time. I am now on day 109 with no payment and on the verge of calling a lawyer.*****UPDATE***** I got a response from ROCO on this review telling me to re-submit everything and that they would contact me, as you can see. I submitted my information again along with the unpaid invoice as well as sent another message through their website. HOWEVER, nobody has reached out to me to resolve this matter and payment still has not been mailed. I have gotten NO RESPONSE yet again. I have no choice but to take this to court now as we are passing 152 days without payment or contact. PLEASE SAVE YOURSELF THE NIGHTMARE and work for a company with integrity. I did not research this business before I signed the contract and have definitely paid the price. I will continue to update my review and let everyone know if they do in fact pay their invoice or Ill let you know how the court settles.
I posted a review about The Advantages apartments and received a response stating to contact rocorelestate to voice my concerns. Why refer us to roco real estate to voice our concerns when our concerns go directly back to the property manger who is already NOT ASSISTING RESIDENTS. As soon as I clicked contact, and submitted my issue the property manager called me and told me that corporate does not deal with my concerns and issues, everything I submit will come directly back to her. This is horrible. I have also been calling the property manager all morning and she refuses to answer the phone. I called at 9:00 and they put me on hold and did not come back to the phone. They said they were getting the office ready. If it opens at 9:00 It should be ready. I sound like a broken record with my issue. Will someone please contact me for a resolution to my issue. I have not stayed at this complex since August of 2017! everyone associated with these apartments and this company are so unprofessional and uncaring!
I had not one but 2 appointments to tour these apartments they own. When I arrived (30 minutes out of my way) I called the agent. She was very rude to me saying “there was nothing to show.” She did not come. No one texted me. No one called me. I drove 30 minutes out of my way to see these places and no one cared to tell me that they needed to cancel. Once I got in contact with another lady she said someone would call me. No one called. I have lived and toured a lot of apartments and I never seen anything more unprofessional.
If you are a contractor looking to do business with ROCO Real estate think twice. In 2015 I was contracted to complete apartment rehabs. I spent over $23,000 completing their units. To date they have not paid one dime of the money that I paid out of pocket.I placed a Mechanics Lien on their properties and when I contacted them and their lawyers and informed them about the lien and that I would be looking to pursue a legal remedy their lawyer laughed and said good luck.
Rocos Kalamazoo property, Hunters Ridge has been without proper management (e.g. no Property Manager) for going on 5 weeks and has had a maintenance staff of 2 strong (1 of which just started) since move-in. They have not addressed the most simple of maintenance requests we’ve submitted work orders for (like provide us with blinds—which are missing entirely from our windows) or addressed more critical concerns like providing a sliding door that locks or fix a built-in microwave that has exposed internals. It has been 5 weeks since the requests were submitted prior to move-in.There’s nobody to talk to about getting issues solved because there’s no management that you can get in contact with and although we’ve (my guarantor and I) reached out to Roco themselves twice (through their relations email address) we’ve received no response. And although their staff in the apt office is friendly, professional, and accommodating, they have no power or support from management to actually resolve issues.Roco and Hunters Ridge have yet to show me that they can handle providing basic expectations of safety, security, and privacy to me as their tenant. Im more than willing to update this review if I see any effort on their apart to address these critical issues.
Warren Wood Apartments 26096 Ryan Road Apt. 204. The property had improved since Roco Management has been on board. Unfortunately when you took on the Warren Woods Apartments you took on an older property that needs updating. Many appliances need to be updated...Wiring is a problem, especially in the bathrooms...there is no heat in the bathroom. In the past a wall heater was provided. When asked in the office they said that the wall heaters are not being replaced. Can you please tell me how they will provide heat to their residents if the bathroom heaters are not replaced? Are they going to replace the heaters?
Hi I live in the Woods at Ridgeway in Memphis. I have made request for the leak in the roof to be fix. This issue has been going on for about 5 months. I have made several requestwith a number of office staff and even asked the maintenance staff to take a look at it. I have had no interested enough to resolve this matter. I just keep getting the run around, finally this last request the staff member told me that the company was bidding on a contractor. Ok please tell me how this help now, every rain storm the roof leak. I dont know if Im breathing in mold or not, the carpet is starting to develop a mild mildew smell. No one there has tried to compensate me in any manner. I spend my money here for going on three years for me to living like this. This not the only problem Im having, Ive put in request after request to have my sinks fixed even had maintenance members promise to come right to fix the problems...sad but its 3 months. Why is my kitchen sink shooting water from the side and my bathroom sink dripping water only. This company actions has lost you guys a good tenant.
ROCO real estate is not a professional real estate company. They do not respond to resident concerns about terrible office staff. After tornadoes destroyed my apartment complex, they refused to tell us the state of our apartment. I talked to the person who is over The Reserve at Jacksonville and he told me that he instructed the staff to leave us in the dark about our apartment and our belongings. It has been almost two months since the tornado and no one has gotten deposit or prorated rent refunds. They claimed to have sent them on May 4th. It is now May 11th and no one has gotten anything. They most likely did not send them at all. I checked with corporate and even they told me that the money had been sent. They are liars and they are unprofessional. I will be sure to tell anyone and everyone to never rent from any property that Roco owns. They do not care about their residents. They only care about the money they get from them. DO NOT RENT FROM ANY ROCO PROPERTY!!
If I could give this review negative stars I would. I live in the Huntington Club Apartments and they are awful. So awful to the point I dont invite people over because the place is embarassing. Let me just list a few issues I have with this place:- Rats from overflowing dumpsters- A skunk that lives right under the entryway in one of the buildings- A pool that is full of water, ripped cover, that hasnt been opened in years. Im sure you could get Zika just walking by it.- A horrid bedbug infestation that NO residents call about because they dont want to pay $300 for extermination so the bugs hop from apartment to apartment, which the manager will disagree with you on, They dont go from apartment to apartment. When in fact they do!- Potholes in the parking lot- Giant cockroaches- Washing machines that are constantly out of service- A entryway that smells like rotting garbage- If you live on the second floor, there are no ramps for people who have a hard time getting upstairs to take. In other words, not accessible friendly.- Insanely drafty windows which now you are expected to pay half of your utilities.- None of the lights in the parking lot work.- Not updated at all. Every apartment is stuck in the 60s.If Roco really cared about their properties they would do site visits often to see how their properties are really run and maybe knock on some residents doors to see what they think about living there. Rent is expected on time, no questions asked. I expect that the property be kept up and that is absolutely not being done here.
WARNING: DO NOT RENT FROM A PROPERTY OWNED BY ROCO. Roco is in the customer service business and what a shame that they are dealing with peoples lives. They only care about $$. I have lived at Stone Lodge in Columbus OH and I have been completely scammed since they took over.So this is an update, for some reason my last review is not posted. Idk what happened but I have been fighting for my security deposit for weeks. I was told through numerous paper and email trails that I would be given my full security deposit back. I finally received the check and like I expected (because these people are scammers,) the check was short. I immediately followed up to see why I wasn’t given what I was promised (literally have the managers signature saying I had a $0 balance and would get my deposit back,) and I was given a spread sheet of my tenancy at Stone Lodge apartment with a slew of bogus charges which were in turn, deducted from what I was owed. After weeks of back and forth with the manager and not taking no for an answer (also has to tell them I was taking them to court,) Brandon Carpenter (the manager,) finally got the issue escalated to corporate. Now, I was speaking with Jenna Martin on this matter who told me I had to provide documentation proving that the charges were bogus (aka do her job for her.) Luckily, I had saved all my emails, paper trails and text messages (since I know they do not know how to run an organized company) which I provided in the email to Jenna Martin. She called me days later apologizing and stating I was correct and that this was caused by miscommunication between the management office and corporate (DUH!) She told me upon her calculations, I was actually owed $106. She told me she would speak to the acccount the following Monday, and I would finally get what I am rightfully owed. So weeks pass by where I am emailing Jenna for an update because surprise, I hadn’t heard anything. I finally took it upon myself to call her and she answers and tells me (wait for this- HA,) SHE NO LONGER WORKS THERE. She told me that she was so shocked that no one followed up with me and that she made sure to specifically mention my situation to her boss, Kristin Fiore before she left and was told it’d be taken care of. She quickly tells me, “let me call her right now to see what’s going on and I will call you tomorrow, I know I don’t work there anymore but I will follow up with you.” Again HA because she didn’t even follow up with me when she DID work there. So she gives me an email for Kristin Fiore and off the phone she goes. I immediately forward all my emails with Jenna, CCing Brandon Carpenter and surprise, surprise; NOTHING. Also, Jenna never called back which I knew would happen- good thing I didn’t hold my breathe! I mean honestly, who’s running this scam of a company? They don’t give two sh*ts about their tenants. They go through management like underwear. I have dealt with 6 different people who are no longer with the company since they took the property over a whole 8 months ago! It’s a disgrace. Nobody here cares about tenants or customer service. I have been giving them chances before I take this the legal route but no, it seems that’s the only way this will truly be fixed. How are these people still in business??? Look at these reviews!!! Absolutely despicable. Stay far away from any property these people manage. You’ll save yourself high blood pressure and mass anxiety. SMFH.

I have contacted the apartment office the same day the incident happened. The office manager took pictures and said she would contact the main office. Since then I have been calling apartment complex office and emailed several request forms through your website under contact us, as well as several voice messages. I have not received a reply from anyone. The office told me they would contact regional manager for them to call me, and I am still waiting for a phone call. I am not sure what kind of people you hire to run your company but it sure is not safety oriented and provides poor customer service.I would not recommend this property to anyone, according to this they do not care about tangents safety because it should not over 3 weeks for someone to call and see if you are okay. In an amazing feat of gentrification, ROCO decided to buy my apartment complex SIlverstone Properties. Now I wont say Silverstone was a gem to begin with, but at least they didnt leave threatening, disrespectful, condescending and (overall) poorly executed letters on our doors. (attached)Mind you, we heard nothing from ROCO then all of a sudden we receive these letters on our door. They disregarded all arrangements tenants had with the previous owner with no time to correct themselves for the transition.Most of my neighbors were immigrants. Very nice people just living their lives peacefully. A lot of them moved out during the choas. Absolutely horrific. I tried my best to advocate for them, especially with me being in a place of privilege.Most of the tenants were on month-to-month, so ROCO decided to raise their rents so theyd have to move out. I received the same letter telling me that my rent would raise by $30 if I resigned a lease or $40 if I went month-to-month.Egregious since my bath tub is still peeling profusely, so what am I paying for?You hear about things like this happening but it completely something else to see it in person.There is a reason this company has and average of 2 stars with over 100 reviews. Bad business practices and a severe lack of empathy has lead them to this point. Id wish theyd do better.
Don’t bother renting from a place this company owns if you want stuff fixed! I’ve been a tenant at stone crest in Lansing mi for a year and a half and our hot water heater has been out for 6 months! I called our leasing office and they tell me that they are waiting on approval from the owner! For 6 months?!?! I am beyond pissed and ready to report these people to the BBB for breaking our lease and not getting this stuff taken care of! I’ve tried sending an email and calling the corporate number numerous times and no response! If something does not get done I will report you guys!!

I moved only because the Manager (Stephanie Huot) is more a problem maker than a problem solver. You expect the Manager to resolve issues when you approach her with them. I approached her on numerous occasions about the noise from tenants above me. I was supposed to be moved to another unit but all the units that were offered to me were worse than the one I was living in. I did let her know the area that I wanted and she always told me nothing was available even though I saw vacancies and people moving in those units. I signed my 3rd lease she and the tenant upstairs turned everything around and stated I threatened and harassed them and served a Notice to Quit.12/13/18 I went into the office on Garfield to speak w Mgr Stephanie and was directed to her so-called Asst. Alexia about letters that are put on my door and sent to Mr email about dogs that should apply to everyone that has dogs and Alexia thinks she can say and speak to an adult like a child and expect no response. When she gets one she doesnt like she will threaten you with a 30 or 60 day notice to put someone out. So professional. You would think with the way people are moving out of this complex left and right your staff would try to make the tenants that pay on time and do their share to help keep the grounds halfway clean to stay instead of threatening them.Rather you have record or not. I have spoken with Cheryl when I paid my rent, I left a voicemail on the companys answering machine and Ive spoken with the new manager. The only resolution they arrived at was for me to move to another unit.To me, that is not an option. As I stated below, I am handicapped and on a fixed income so I dont have the money nor the manpower to move at this time. So since they have been a nuisance to me for the last 8 months I am forced to become a nuisance to them the next 4. And I told the manager that as well. My daughter rents an apartment in russellville ar at vista place, Please do not rent an apartment here! The prices are outrageous and the place is unsafe! My daughter has had nothing but trouble here from day one. The day we moved her in here the front door looked liked it had been kicked in then patched back together, it reeks of pot in the hall leading to the apartment every time we visit, and my daughter says the parties are so loud they cant sleep. When something is broken it takes so long to get it fixed and a poor job at that! They have no control over who they share an apartment with, which by way she pays almost $500 a month for, so that adds up to them getting $2000.00 a month for a very small apartment with a bedroom the size of a large closest. My daughters room has been robbed three times and now she is afraid to stay there. We have repeatedly tried to contact the owners about this issue and have been promised that they would get back to us, but no such luck! The office wont even give us the info so we can contact them! Again I urge you if you care about your child do not rent here! Nothing short of slum lords!!!! I will tell everyone I know about this!!!
Been working as a property manager at one of their properties here in Michigan. I love being a part of the ROCO family and I do not use that word lightly. They have taken me In as one of their own. The pay is amazing and so are all of the perks. I cannot believe I get to wake up everyday this excited about my life. Thanks ROCO.
My company has not been paid for work that we did in September. No one answers the phones or returns calls, emails, or Facebook messages. We were hired at the last minute to complete repairs for an HUD inspection. Our crews worked incredibly hard to get everything done in time. We have only been told that the owner must approve the payment. Why have you not done that?
Hi everyone, writing here from the Columbus, OH Stonelodge Apartments. I have been reading your reviews, and I’m not at all surprised that we are all saying this company sucks, their managers suck, their corporate office sucks. It’s pretty clear that these people are the worst, and out to cheat people out of their money. Let’s take action:-remember to read up on tenant rights in your state, check if your situation qualifies as a violation of their tenant duties. A lot of the issues that you describe are serious: mold, leaking, AC, heating, lights, etc. Send them certified mail reporting the issues, then go from there. Report them to the authorities if there is a health concern, fire hazard, etc, reach out to the news if possible, send reviews on social media and websites. The BBB needs to know about them and all the laws they are breaking and money they are stealing. Consider looking into legal advice to protect yourself.-save all emails, all written communication, pictures, anything you can that will be evidence for you. It is very likely a waste of your time to call their regional or corporate offices. They disappear like ghosts, ignore voicemails, promise and don’t deliver.
I am a Painting and Cleaning vendor from Tallahasse, FL. My company came in and bailed out there complex (University Courtyard) on a last minute case to save them from not having any of there units ready for their new tenants . They were so thankful and promised to get us a check cut immediately, needless to say that did not happen. over 120 days later and they have not payed us a dime and will not respond to us about our money. DO NOT work for this company!
The management is PISS POOR. Lets start with that. The communication between your immediate property manager and the Corporate staff is less than satisfactory. I am DJ in Tallahassee and I have a decent following. I stayed in University Courtyard and I did several parties for the company since they wanted it to be the fun spot. They then turned around and did not want to pay me for my services. I was in the leasing office every day trying to get the issue resolved and they kept pushing it off. They also never did repairs to our unit. I will NEVER refer this company nor property to ANYONE else.
My first day at Abington apartments and to say I am disappointed and disgusted would be an understatement!! Today would be my second day staying at this residence and I would not be able to stomach another night at this apartment. This apartment looks nothing like the model or the pictures you placed on your website which is completely false advertisement the apartment is trash. I moved in to this apartment with the window being Duck taped together and no one would be able to fix this until Friday how unsafe is this? There are dead roaches all through this apartment, the patio door does not lock and the screen door fell off, the cabinetry is completely torn up and the drawers are falling apart, the kitchen countertops are stained, all of the appliances in the kitchen are mix matched, the address on the front door of my apartment complex is spray painted graffiti, and this list goes on. I called to complain with your office staff and nothing was done they told me someone would come look at this apartment and no one showed up. I need the regional manager to contact me ASAP
Ive called this company more than enough times regarding my refund. I decided not to take the apartment and now I have to wait almost two months to get my money back. I need answers. It has been 30 day+ I have contacted my attorney for my deposit. This is a shame you have to do that. Didnt know they where like this. Its not alot of money but its the principal behind it.
Ive been living for 5 months in Greenbush Station in NY with a full on ROACH infestation. Ive allowed 5 treatments to be completed in my unit and have seen no change. The entire property has them, halls are filthy, doors dont lock and there are no working parking lot lights. I want out of my lease. I do not want to expose myself, my children or my pets to anymore chemicals. Ive lost money, furnishings and time due to this. Ive sent 2 emails to ROCO and left many messages at the leasing office. No ever answers.
CONTRACTORS BE WARNED Sad to say , I didn’t read these reviews before I dedicated my time and my employees time to helping them fix their problems . I see they would rather pay lawyers and have their employees lie for them before paying those who work for them .It took 45 days for them to even acknowledge my invoicesThen they would send me emails telling me my check was on the way , lie and be deceitful.Today they message me because I reached out after they said my contact (regional manager) no longer worked there. That they sold the property and I was LUCKY, because I would be paid in a few days.Needless to say I have emails and documentation saying they have cut my check several times .This company , all you have to do is call the main office no one ever answers .
Been tenants here with my husband for 4 years recently upgraded the space to the 2 bedrooms at capitol manor apartments. Have had decent neighbors but lately seems like the leasing agent lisa just favors and moves in anyone. We have had multiple problems with our current neighbor and called the police on her and whoever she has there during the week multiple times along with other residents calling. And NOTHING has been done police say she should have been evicted because they are tired of coming out and all the leasing agent does is mark it down. Yeah if this is how you guys would want to be treated if u lived here then goodluck but weve been here to long to have to deal with this!!!!!
I live at Kensington square apartments and their management sucks. When i first came in it was only one employee who was doing everything by herself and the manager just sat and watched.Then they got a whole new crew out of no where, But this past month has been a hassle, they saying i havent paid rent, but i have my receipts. There is never no one in the office and the property manager doesnt seem to care about anything she doesnt even show up for work. I called and left a message for her last week on Wednesday and still javent heard anything from her. What kind of management is this ? I pay 700 in rent every month atleast we can get a decent management that cares about their tenants. Can ya’ll do something about this please?
Was coming from out of town and had talked to the leasing agent from silver srone appartments saw pictures she told us it was clean well kept and updated with new flooring.. We paid the $140 application fee so we would be able to come into town with a place to live. Husband just tiok a new job. Well we showed up with all oir belonging and she showed us the appartment. It looked nothing like the pictures dirty and the new flooring was not new at all. Cabinets were old and falling apart no counters and the stove was super small not like the one in the pictures. Also the pictures showed nice new windows well the one that were there were old and leaking with a very old window ac unit. The pictures did not show any window unit. Old cars broken down in parking lot. The laundry room was really bad. Pictures showed a really nice laundry roo. Well we chose not to rent. We asked for our $100 back due to false pictures. We have called daily emailed ans have not heard from them at all. We had to drive around most of the day on a Saturday to find a new place to stay. I would not rent fromm this place at all total false advertising.
My husband and our two boys have been here at Winchester Woods Apts. In Fort Wayne, IN since September of 2018. At first, we loved it. Super spacious living areas. Pretty cheap rent. Quiet community. It was great. And then a month later our rent goes up by 30$. And then another 50$ a month after that. This month we are looking at having to pay over 750$ when our lease was 569$ for a 2bd 1bth. The management refuses to work with us or explain why they keep upping our rent. Our building constantly reaks of pot. The washer and dryer is in use 24/7 so we have to spend 30-40$ at a laundromat every week. The neighbors constantly slam doors. And one of the bedrooms doesnt get any form of heating. We have already decided to find a new place to live and will not reccomend this place to anyone.
This has been the worst complex Ive ever lived in me and my kids are so afraid of the bugs and rodents running around everyday inside our unit. I just received a phone call stating that I owe a out standing balance when clearly I paid my rent for july. You have know one to communicate with to discuss your issues with starting from management these people are crooks and you will have to deal with this company through the court system.
So far they are all unprofessional liars - 1st Joy Ruffin the local contact in Atlanta promised payment was going to be done in June. Then Jeff Foust was no help, all he would do is confirm they received our invoices and they were in their accounts payable system but that the regional manager William Fitzgerald would have to approve them. He never returns emails or calls. Luann Wonders, the compliance auditor began helping but all of sudden she cant be found and doesnt respond to emails. Then we began speaking with Stuart Keller and Ally Jones - we jumped through all of their hoops only to be lied to again. They should be ashamed to call themselves a business and/or management company. It just seems terrible to run a business into the ground but maybe that is their end game. We have been promised payment for over 6 months, only given empty promises. We are a small family business and cant afford to be stiffed by them. I see they have liens on other properties....... I guess they dont care!! Its just a terrible way to do business! ROCO - what would you do if your tenants stopped paying their rent???? We even donated to a couple of their charities they were promoting..... wonder where that money went to????? Going to see if the president of the company can help us..... will keep all posted.P.S. I tried to do no star but Google wouldnt let me.
After reading these reviews my impression is that this is ROCOs business model: To do the least possible for tenants and property while squeezing as much money as possible from the business. As long as there are tenants willing to live there, management will continue on that route. Owners are over their head and appear to be overextended with the worst ghetto attributes. A friend lives in a ROCO building and she has to call maintenance multiple times for intermittent leaks from apartment above (water?, urine?). This is a public health issue. Tenants should report their concerns to news outlets.
Im am the owner of a Bathtub Refinishing Company which has done work for Roco Real Estate. I just would like to inform any other contractors they do not pay and will not answer or return phone calls. This is the worst experience EVER. My car and apartment was broken into on complex, there have been no one to get in contact with. No one has returned an email nor phone call. No empathy & I haven’t been he only one as someone else has experience an apartment break in as well. Doors are just open to these complexes where anyone can get in. Maintence issues go ignored. I have filed a civil suit. I highly advise to avoid these people at all costs.
Lakeshore Pointe Apartments - Dangerous & disgusting apartment complex! They don’t salt or snow plow the parking lots, a large tree was hit by lighting & left fallen over in the parking lot for 3 weeks, boilers / heat that doesn’t work half the time, packages get stolen, Doors broken into. No security, no cameras, no maintenance.
I called the office and left 2 voicemail for the resident prompt and one on the Sofia Iglelias voice the president of property management.. Regarding my apartment. I just moved into Woodcrest Apts on Westland, Michigan. I have killed 14 German roaches since Ive been here ...I have talked to the assistant manager and still no answers..who said he would have the property manager call me and still has not. .I have went to home depot and bought numerous pest solutions but still at 0 results...no one has called me back yet. I have a son who is 1 yrs old that I am worried about. I have not slept at my apt but twice because who on earth would want to sleep knowing there are roaches crawling around. This is discouraging and disappointing. I will not be renewing my lease...I really want to cancel my lease.
This company is based on lies, lies, and more lies. They over charge you for rent, when your lease is up, they come up with the most bogus lies to get extra money. They charge you for every single thing. I have yet to know what the $250 is for. When I was told that I was being over charged for rent..( remind you its at the end of my lease) I was told by one person in the leasing office they would send me a check, But I was told by the other office manager that its not on there end. So which one is it? Not on your end or you guys will send me my check. Im confused, meaning someone is lying and I find out it was the office manager. Shame on you!! I will never rent from this company again.
They own Stonegate apartments in Memphis, TN, and they have failed to follow up on maintenance requests even ones that cause safety issues. This company does not properly run apartment complexes.The company stated that I could follow up on their website which I did before this post. No one has reached out to me! I left my number and email.
Fair warning...contractors do not get paid! Completed work back in June 2018. Superintendent was completely satisfied and signed off. Said check was in the mail. Not! Have liened property and turned over to collections. Just pay me and it all goes away.To your reply: Feb. 6, 2019I did that back in January. I would be glad to do that again today. I had an interview with this company and I can say that I was less than impressed. First, when I walked into the leasing office, the guy at the front was talking on his cellphone using the speaker setting, so I could hear the conversation coming from the other person. I asked to speak to the property mgr. as I had an interview and the agent seemed like I was interrupting his phone conversation - youre at work! If you have to take a phone call, excuse yourself. He did manage to briefly get off his phone long enough to tell the manager that I was waiting for him (I arrived a little early, so I didnt mind waiting). I asked the agent if there was a restroom and he pointed me in the right direction and....wow..... That bathroom was disgusting! Dead bugs along the window sill and walls, filthy stains, no paper towels/hand dryer. Clearly, no idea of cleanliness when it comes to their leasing office.When I finally did meet the property mgr. it was so awkward. First, we sat in the main lobby area, in front of the other leasing agent. I asked the PM if he was the APM and he said no, hes a temp leasing agent and I wasnt sure if it was normal for other leasing agents to be sitting in on interviews (mind you, hes on his phone still). Arent most interviews conducted in a back office (which there is because the regional told me there was) or a model?Then, the property manager seemed uninterested in the whole process - he was looking down the whole time and not looking at me, even when I tried to converse with him about my experience. He just seemed to be asking rote questions (and a lot of his questions could have been answered if he would have read my resume - which I thought was weird that he had not, even though he acknowledged that the regional did give him my resume). No energy, no sense of personality - like how is this guy a property manager? I called the regional and told her about the experience and, while she did think it was disconcerting that the interview was conducted in the main lobby area in front of another non-managerial staffperson, she could not have been more interested in the other unnerving conduct.ROCO needs to re-evaluate its hiring methods and who they put in the manager seat - I understand people may get nervous, but it was obvious that this PM was not properly-equipped to handle the interviewing aspect of hiring. If this is the caliber of manager that they hire, its not a shock to me that they have such poor reviews from their tenants. There needs to be a serious staff overhaul and more training of managers and maybe this company could go somewhere, but Ill definitely not be recommending people (potential tenants and employees) not affiliate with this company.
I just moved into the Loganberry apartments in Richmond Heights, OH. Where can I start by saying these are the worst apartments I have ever been in in my life I can see why they have problems with people not paying their rent why would anyone pay rent to a company that basically steals from them. I say steal because I have paid a security deposit and October’s rent and have stressed about things that should have been fixed long before I even moved in here. First of all, my shower did not work because of an outdated shower head that was put on the shower hose. I told management about this and after a week no one came to fix it so I bought my own shower head out of my own pocket and put it on the shower hose. Will I be reimbursed for this I highly doubt it. Second of all since the day I moved my sink in my kitchen has been on the verge of flooding over. I’m highly upset because I told staff about these and some have been extremely rude.. I will be contacting the ROCO office personally in the morning because I feel like I was swindled I should have been able to move in to a worry free apartment but instead I am living in a nightmare afraid that my apartment is going to flood.if nothing is done about these issues my next step is contacting the BBB. No one should have to live like this especially just moving in to the apartment this is totally ridiculous and I can’t express my anger more than what I have already.
I have contacted them numerous times I wish I could rate them less... they are very unprofessional and never return phone calls. Pebble Creek in Jackson Ms has maintenance personnel that never comes out and does what they are suppose to do. My apartment has mold and keeps flooding for over 6 months. I have asked to move out of the unit but nothing has been done. I pray that someone treats your family the way you have treated your residents!!!!!
I guess you cant give 0 stars...Ive been battling with my leasing office for my correct security deposit FOR OVER 3 MONTHS. They owe me hundreds of dollars and therefore seem to have a very hard time answering my calls.Aside from the fact that theyre [still] trying to screw me out of money, the building security is a joke, they dont bother to plow the parking lot, the units arent maintained, the carpet was gross, my bedroom flooded while I was traveling, they had the heat on so high stuff in my apartment started melting AND they threw away all the stuff I had in storage while I was away on business BUT the unit had great natural light and the woman who cleaned was super nice - so theres that, I guess...
I live at High Pointe in the Park apartments in Ohio. I moved here 4 years ago, before ROCO took over. They ruined this place. It used to be quiet, clean, and well-kept. Now, theres druggies everywhere, its dirty, if something is broken it takes forever to be fixed. Today is memorial day, and there has been 0 effort to clean or open the pool. I pay about 700 a month in rent for a 1 bedroom. Im looking at moving. Im done here, and its ROCOs fault.
I have only been in woodland towns for six months and six time Ive been left with no ac for days. At one point I was left for ELEVEN days with no ac. It got up to 83 degrees in my house. I have a three year old so we tried everything but eventually had to give in an buy hotel rooms. I called every single day. There was an entire month I didnt live in my apartment. They say there is a leak in the account and they just continue to pump fridgerant in it instead of moving me or fixing the problem. Now I have a living room and kitchen floor flooded. Ive had a window unit for three months now and I received my power bill and its over 200$ (my power has never been over 80$) and NOT ONCR have they taken off my rent. I pay 700$ a month to live in a raggedy apartment that floods, stays hot all the time, and I cannot get anyone to meet me in the middle. I also have a mold inspector to meet with me sometime this week because with the floor being wet and the Mississippi humidity there has got to be black mold. Considering the whole house has been sick for a while now. I will NEVER EVER live in any of roco real estate as long as I live. Id rather die. And the sister apartments down the road are even worse. Take my advice. Do not live in their apartments.
I live in Hidden Village Apartments in Atlanta,Ga. I moved in on March 15,2017. I have been having problems since the day I moved in. My Apartment was still filthy I had to clean the bathrooms,theres a roach problem my AC doesnt work. My outlets in the kitchen or the dining room dont work the outlet in my master bedroom just blew out, literally. Theres a swimming pool but is never open, The main reasons I chose Hidden Village Apartments for my family was the pool because I have small children who love to swim and to make matters worse there no play ground so the kids in the apartments have nothing to do but cause problems and destroy the property or mess with the residents cars.
The staff Roco hires is not the intended recipient of this- the staff does the best with what is provided by the corporate “thinkers” (or really lack there of). This is a typical real estate management company, those who say they (Roco) helped are probably right just because Roco wants your money above all else. Which is fine, there is nothing wrong with starting a business and making a really good living. EXCEPT, when it is at the expense of others. Roco is all about their bottom line and the fiduciary responsibilities to themselves. They will not spend money on their properties unless it ensures a monetary gain for their own enrichment. Bottom line, make sure the building manager is a good human, because Roco truly does not care- about you or their employees.
The only reason I would live in a ROCO property is the management / maintenance team we have. Tiffany and Jon are the best and really have the tenant first. Jon is amazing. Always there to fix whatever as well as respectful. Tiffany is a jewel. I dont know how she does it. They are really pulling this old building together in spite of the tons of new apt buildings going up in the area. They are both overly worth every penny they should get and a bonus for each successful challenge they meet. Happy tenants, = happy ROCO = $$$$ for them. Im not going anywhere. I have NEVER in my life experienced anything as bad as Garfield Commons. I have reached out to this company on many occasions. Email, FB, front office, called left messages, and now a letter. I need a regional manager in person. A response via email. I need results, NO EXCUSES please, no apologies, no cake plate. Actually respond and help your tenants. My next step is help me Hank. I dont know what else to do. Birds in the side of my home, oh dont request a hadicap space Alexa will tell you things will get bad for you if you do. Oh yea they got bad. Someone stole from my apartment and my master key is missing. I was told they would kick in my door. Crazy right when they have the master key.🤔who has it.
I live in calebs creek in westerville Ohio, the worst decision ever, I have police reports for all the noise and music that goes on and it seems nothing is ever done after reporting it cause it just continues, im being evicted because of a broken payment contract that they broke after they signed it and said it was a go from being transferred from a second floor to a first, Ive called ROCO over and over and get no response back. There is no professionalism on their behalf at all. All they care about is your money and nothing else. They do not take you seriously and they do not care my car was towed after I let them know it was my car they still towed it. You move here be prepared to not sleep as you will be sleep deprived. Just horrible.
I have been trying to contact this company for days now. Somehow the leasing lost my rent payment form February even though I renewed my lease in march. Now they are trying to evict me to cover themselves. The leasing office doesnt seem to care and they are giving me the run around. Ive left countless messages for roco management and they will not return my calls.
I cant wait for the day that I am able to move out of Cheswick Village and onto something better. I moved here 4 years ago when it was still a nice place to live but since Roco took over and the staff changed, its been nothing but pure hell. Roco made and agreement with me in regards to the rent and today will be the last day before they slam me with extra charges. I have seen the notice they sent around informing people that they will charge for any small infraction, and when you try to reach them either in person or on the phone, the staff is NEVER in. My daughter and I called the wrong number for the longest time because we werent informed that the number changed, we had to call because some of the kids on the property keep knocking on our door and running. I didnt have this issue before with the other company plus the fact that there always seems to be garbage on the side where I live. Today I am trying to find out if they got the rent check that was put in the box and of course no one is in the office ... I will NOT pay the extra fees because they did not cash it, I tried to call Roco and just get voicemail. This is a very poor way to treat your tenants ... my daughter and I dont bother you for ANYTHING as we try to fix it on our own. Let me see if you get back to me and discuss this matter, how long shall I hold my breath for? Again, I WILL NOT BE HELD RESPONSIBLE FOR OVERCHARGES, There ought to be someone answering the phone at ALL TIMES. How do you even get new tenants to live here ... no wonder so many units are empty. I would give only 1/4 of a star if that were even possible. Oh and that 844 number, it doesnt even work.
Me and my bf experience living here at Roco is terrible ! This company just took over October 6, 2017 before then it was Silver Stone properties I had a agreement with my old landlord that I could pay partial payments due to someone breaking into my car due to NON SECURITY !!! Which lead me to have to get a whole new car because the people who broke into my car messed up my transmission and start key These new people has taken over and won’t obide by my old agreement of partial paymentI have only heard from the new management twice since October they are giving out late notices on what’s the expectation of rent is not paid on time and also has not been out to fix: —my tub (which is peeling terribly)— my garbage disposal (which is baking up my water and busting through my pipes in my kitchen)—and my toilet which keep flooding in my bathroom into my bedroom !!!IM PIST OFF with the unaware changes that has been made im late with payment my rent !! I do not recommend any one to move in silver stone apartments on 14& mound in warren MI !! I am withholding my rent until things are better or court will be fine with me ! Not to mention there’s bums that walk through our apt to steals out of the cars smh terrible !!!!
Calebs creek in westerville is a joke, we were on a second floor asked to be transfered to a first floor, it was approved, we were ask to sign a paper stating we would make payments for painting, carpet cleaning, etc for the apartment we were transfered from we agreed already made a payment now they are saying it was not approved and the balance has to be paid in full or a eviction will be filed! Rent has always been paid, not to mention the apartment we live in the neighbor upstairs finds it fit to dump urine onto our patio and cigarette butts today. She is up till 4:30 or 5am stomping across the floor keeping everybody awake we have complained several times it still continues, this place is a joke and some of the residents are just horrible all they want is your money. DO NOT MOVE HERE!! WORST MISTAKE EVER!!
This company needs to be investigated by the feds and irs. I’m going to report this crooked business. It seemed like was a stand up company to rent from becsuse of there lavish office suite inside the 33 bloomfield pwky suite 135 building in bloomfield hills, mi. The Warren woods apartments is disgusting. It wasn’t like this during the tour and it being located between 11 mile and 10 mile of Ryan, you wouldn’t think either. They went up $10 dollars on the rent, I just moved in. Smh. Trash everywhere inside the buildings. Leasing office doesn’t answer or return calls. And more, I’ll save that for my lawyer.
I filled out an application for an apartment that this company managed. After taking my money, I heard nothing from them. When I went back online to check my status, the property was no longer list on their website. I called both the property number and ROCO number, but have not been able to reach either no matter the time. This make them thieves. How many other people have they stolen from?
I am at High Pointe in Birmingham Al I have been calling since I have moved in and that was February 2017-The sink in my only bathroom has not yet to be fixed-My air went out and I called for a whole month straight to get my air fixed keep in mind my husband has a lung disease so if he is too high his lungs can flare up and make it hard for him to breathe they didn’t care and they said they will not reimburse me for having to stay in a hotel for a month because they didn’t want to fix my air or even give me a portable one like they did a month later.-All my closet doors are broken no has yet came to fix them.-Not to talk about the bumpster furniture is everywhere boxes trash anything u name is out there it stays like that for months at a time.-Now that my stove is not working I have been calling and going up to the leasing office since October 20 2017. It is not November 8 2017. I was told that me not having a working stove is not an emergency so I guess I have money to throw away to keep having to eat out everyday in which I don’t.This is not they way to treat tenants especially if the rent money we pay every month keeps you in business and employees paid...
I work for The Waterworks in Columbus, Ohio and ROCO Real Estate has yet to return any of my calls or respond to any of my letters regarding their past due invoices. I would strongly advise you do not do any type of business with this company or any of its subsidiaries.
I’m a new property manager with ROCO. I’ve been with a few major management companies but what I like about ROCO the most is that they listen. ROCO takes every bit of feedback from residents, to managers, to employees and tries to come up with the best possible strategy to improve all areas. It’s not about just collecting rent-they care/we care! It’s refreshing to be able to have a voice and not worry about retaliation from your superiors. Landlords aren’t perfect-Residents aren’t perfect-but if we work together and communicate we can together give the ultimate living experience.
Ive sent this company emails about how poorly ran the complex I live in is, giving details of how my complaints were warranted and I received absolutely nothing. Not a call or email back. Ive left voicemails and still nothing. Maybe I need to call a safety inspector. Maybe we all should because we have the right to feel comfortable and safe and since moving into one of their properties, I feel neither. Please do read the reviews people leave. We are coming from a place of truth.
So my air does absolutely nothing. Management tells me it has to be 80 degrees outside in order for them to fix and not in my lease, never heard of that so I called 5 HVAC companies and neither have they. I work from home upstairs where heat rises, cant cook, cant exercise because it gets too hot. Office lady asks me can I open window, NO I cant again I work from home absolutely no noise. Im up here 8 hours sweating when its 65 outside. So I looked up my renters rights and if its not fixed in 7 day(3 weeks total) Im getting repaired and deducting from rent as renter rights allow, cheaper than paying for a room to do my job and Ill be happy to go to court because I pay to be comfy not miserable.
Ive been a resident at Woodside Meadows since june 2017 and the new employees have been rude because I have been into the office every week to correct my account because I paid my rent in advance and they have charged me twice for things that they shouldnt have. I should have a positive balance of $389.78 and its still not corrected since I notice this issue in September. If this issue was resolved I would have given a better rating but this issue has been going on since September and still isnt resolved.
Didnt want to give them one star but I had to in order to write a review...😩 The staff is unprofessional they constantly replace maintenance and management here because of how horrible they are. Nothing you need fixed will get done the buildings have rats bed bugs and roaches and if you see one they make you wait a week to get pest control out. The buildings arent safe and secure the parking lot is ridiculous craters everywhere pan handlers sleep in your hallway and all they say is call the police. They only save the work orders they feel like completing and discard the others. Complex barely get cleaned all they do it pick up trash outside inside dirty , washer and dryer never get cleaned building smell of mold when warm out its a unit in my complex the has mold eating the walls you can see it in the hallway. DONT MOVE HERE UNLESS THE HOMELESS SHELTER IS FULL ...😩
To be honest they don’t deserve that one star I lived in one of their apartments for a few months the young girl stole my money order and charge me again but u had my Receipt called western union let them start a investigation. Weeks later it was confirmed she had cashed it reached out to Rico company first they was calling for all the prof I sent it over but they stop calling and responding
I have been living at Farmbrooke Manor for over 6 years. Megan and Kristen is the best managers that Farmbrooke has ever had, if they ever leave i will be leaving too. I just transferred units a few months ago and my new unit was fixed so nice. Slava is my favorite maintenance man! He always does my work orders that day or the day after. Everyone that works here truly cares about this property. And to top it off I just won BINGO for the month of February!
It is so awesome that the Roco properties are pet friendly. I lived in The Woods At Ridgeway in Tennessee and I had a great experience. My dog had plenty of room to run around. They also helped me with some plumbing problems in my kitchen. The service was fast and efficient. Thank you so much
I definitely recommend Fox valley in Alabama to anyone looking for an apartment in that area. One of the only issues was the garbage disposal. It got fixed quick and the guy even showed me how it works If the same thing happened again. Great place, great property, awesome service. Thanks again
Put in an application at Pines of Southlake and the property manager is rude. I had a move in date of April 15,2017 and my application was threw out on April 6,2017. I asked about a credit check fee that was $350 I never heard of a credit check fee of that amount. All I did was ask management and she stated that me going to management would cause problems and I seem confrontational. Management never reached out to me to dispute the issue either. Very disappointing
I am a current resident of Pines of Southlake and I wish I could rate with zero stars. My apartment is filled with mold and mildew and leaking ceiling. My concerns havent been addressed and the condition of my apartment is worsening. I have reached out to Roco via website and phone and no return call or anything.

DO NOT live in any of their properties. They only care about money they could care less about the tenets and any issues you have. The corporate office doesnt return phone calls of complaints. Management at the properties and maintenance are a laughing stock. Move somewhere where your problems and concerns are addressed. They dont even deserve one star.
Edit: I have email the email address I was sent for my issues. It has been a week now and no communication from that email. I did hear from the regional manager on Monday 8/13 that they would call me. They have not done so and had very low communication with me. Further not addressing ANY issues. I will be contacting the BBB if this persists into next week.Not sure what to do at this point. Reached out to corporate twice via email. Called them over a dozen times. Spoke with my complex and they gave me an email address to the regional person. They havent replied to another 4 emails. Considering contacting the BBB if I do not hear back soon. Pretty ridiculous that they wont get back to me about anything but the second there might (there hasnt) be a discrepancy of pay, they reach out to you less than 24 hours later demanding money.
The property manager is refusing to give my daughter and her friend their security deposits back. These were refundable upon move out, given there were not significant damages. The property manager refuses to say why she will not give them back, but instead says “there’s nothing to be done” and it’s “out of her hands.” Extremely unprofessional and ridiculous that this now has to turn into a legal matter. Shame on you ROCO!
The security deposit is NOT given back to you upon move out. Even with proof via LEASE AND EMAIL, they block you and refuse to refund your deposit. I have several fellow residents (old and current) working for a lawsuit against ROCO real estate. Please contact me if you have a similar situation.Lived at Off Broadway.
Kensington square apartments in Trotwood Ohio!! By far the worst decision I’ve ever made in my life!!! Don’t do it!!! Unprofessional is an understatement for their ghetto careless money hungry employees. NOBODY wants to do their job yet they hassle you for your rent like the property is even worth what youre paying!!! And I won’t even start on the maintenance! I hate it this year can not go by fast enough!!
I just moved in High Points Apts in Bham, AL 2 months ago and I hate it. Worse move ever. Management doesnt care about our needs. They just drink and smoke with staff. Sometimes on the job. Plus I dont appreciate having to pay for water and trash when I take my own trash out which increases my rent. I am not a happy camper at all.
I didn’t even move here... I tried to talk to people in the office and they were so ghetto and rude. Nice looking apartments but if you already know you would probably have to sue the pants off a company it isn’t even worth it. Those women were so trashy it was commical. Roco owns alot and they don’t take care of it! It’s quite sad. I could run that place, flip it, and they could up the price. They don’t even know what they have! Roco should sell out of bham if they aren’t going to take care of it. Simple.
You get one star because it’s all that I could choose. Caleb’s Creek is a dump plain and simple. Garbage overflowing every other day. Dirty sidewalks and parking lots. 2 to 3 weeks to get lightbulbs for the corridors. Really? Go to Home Depot. Pot smokers galore. Sad part is the chick in the front office has blamed the smell and smoking on the “man and his wife on the third floor.” That’s bold since that man doesn’t have a wife nor does he smoke weed and I know this because he’s my boyfriend! Neither of us smoke weed. Unprofessional much? Avoid your job duties? Confront the situation and do your jobs. You’ve got spoiled brats trying to run apartment complexes just to collect cash. Use caution when running your mouths about tenants and not running the complex correctly. Tenants know a lot more about their rights then you know about how to successfully run a business.
Hi I have been at Hidden vallage apartments for 5 years management has flipped several times this time my rent had disappeared with them leaving me with no where to turn for help. I have sent several email 10 atleast left several messages and nothing is being done the unit below we molded out I ask to be moved due to my daughter getting sick nothing they took my money and this is not the end of it. Roco management careless Im in some disbelief as I have been there for 5 years I have heard the stories never thought I would find my self in the situation
They dont respond to the multiple voicemailsi have left. The multiple emails i have sent. Its sad when you have to call code enforcement just to get them too act as if they care. Every month right before rent is due they have done new fee they charging. Then a daily late fee thats ridiculous because your online portal dosent work so were forced to leave work early just to make it in time before the office close!!
I have left numerous messages and sent emails to the email address to escalate an issue from my apartments. I have no heard from anyone. I live in Cheswick Village Apartments in Indianapolis IN and have been having an ongoing MOLD issue that has not been resolved. This management company took over and doesnt care about tenants at all.
I am a contractor who has had the pleasure of serving multiple ROCO sites over the last 5 years. Some of the properties they have acquired have been neglected for decades. They are working very hard to invest in these properties and turn them around. I have seen some wonderful transformations. All of the staff I have had contact with over the years try very hard to find solutions to sometimes unavoidable events.
I have been having issues with my a/c unig for roughly three weeks now. I have spoken to the manager, and left numerous voicemails. In addition to speaking to office staff in person face to face. I have contacted corporate, and left a voicemail as well. This is by far the worst apartment complex I have ever resided in.
I know people that live in one of their properties in Lansing and they have a horrible complex manager! The grass as I type this is up to their knees and has only been mowed ONCE since spring! They advertise their units with central air that doesnt work and they have no intention of fixing it or any other issues that arise in the townhouse. I bet the owners and managers homes and yards dont look like this. How can you live with yourselves knowing you have people and CHILDREN living in these conditions. Trash all over the dumpsters children cant even play outside because the grass is so high! You are neglecting the needs of these children by not allowing them to have A SAFE PLACE TO GROW AND THRIVE!! YOU SHOULD BE ASHAMED OF YOURSELVES!!!!
Stonelodge apartments.... They manage those apartments.. This must be a horrible company, because all the apartments that are owned by this company is unacceptable. And every compliant has the same reply.. Im so glad to move from out of that place, and to never have to deal with ROCO Real Estate again!!
I have been attempting to collect on a past due invoice for work that my company (Alabama Lock & Key) did for several months and am not getting any response back after multiple voicemails to the contact who set up the contract, the office manager at the Bloomfield Hills location and through the contact form on their website. It is impossible to get anyone on the phone.
This company just bought our bldg in April...Ive been here 7 1/2 years and are now moving at end of my lease i had with the original owners....they are forcing tenants to purchase renters insurance, raised everyones rent and forcing smokers to not smoke in their own apartments that they pay rent to live in.....I am on a fixed income and cannot afford a rent increase of $25 plus insurance of $100,000 coverage! These apts are far from Luxury as they claim...every hallway smells like skunk (pot), they painted ALL hallways on every floor white so now it feels like I live in a hospital or mental institution....they painted the outside 3/4 Red and the other 1/4 diarrhea brown....no one here likes it!! People are sneaking out every night....I been living in an apartment that has a white paint line across the ceiling and down my walls about a foot wide from the old painting crew who was only suppose to shilack the corner of the ceiling...we cannot move our furniture to have it painted due to medical issues and its been 4 years since that happened but this new company wants to raise rent without finding out everyones situation....I will never in the future rent from ROCO nor recommend their properties....especially after seeing on their Facebook page how they are spending the rent increases by providing massages, pizza parties and bowling parties for their employees.. But yet their tenants rents are all going up....guess that proves who they need more....renters pay their salaries and youd think a company would want to keep actual paying tenants...not come right in and change something that wasnt broken to begin with...Shame on you ROCO!!!!
BEWARE OF THIS COMPANY!!! ROCO Mgmt does not care about their properties or their residents. MY SECURITY DEPOSIT WAS 45 DAYS LATE, THEY HAVE NO REGARD FOR YOUR PERSONAL BELONGINGS. PLEASE....DEAL WITH A DIFFERENT MGMT COMPANY. INCREDIBLY POOR CUSTOMER SERVICE AND POOR MAINTENANCE OF THEIR PROPERTY. I moved after 11 years all because ROCO Mgmt took over.They have lost the personal items I had in storage. After not getting back to me for 2 months, I finally find out nobody knows where my belongings are. They hung up the phone and now they wont answer. Ive called back 5 times to get some type of resolve. They wont answer the phone!! Corporate office wont either. Nobody should have to live this way. Nobody.CANT SAY YOU WERE NOT WARNED. DONT DO IT!! Vendors beware working for roco they are very terrible at paying. The management is horrible at the properties how does a company owe you 6k and send a $199 check how does a company operate like this the managers tell me the check is coming this month and then it its for a small amount. I got a email address from a manager to someone at corporate and got no response. Very disappointed in this company.
Carpet has been half done in my hallway since January, elevators are regularly broken down, Ive talked to multiple other residents who have no heat and were told to get electric heaters instead of their heat getting fixed. Stairwell conditions are deplorable. Lights in the front of the building have been flickering for months. Nothing being done to fix any of it.

Is nasty as hell. Ive been here two yrs and the security gate has yet to secure, it was bad before but now since they have changed office staff it is now God Awful. Do not move to The Woods at Ridgeway! The office decor is beautiful but the property is high priced slum I am now trying to contact code enforcement since nothing else works.
The Woodside Meadows Town homes in lansing mi is begin run right in the ground the office does nothing there is one person who does they job but it takes a team. the rest smoke most of the time plus the off the street homeless people they keep hiring is worst. Sad to say they just take ans take but dont know how to be proactive or honest!!!
Im a resident at Kensington Square in Trotwood. I just want to say that the new manager is a breath of fresh air. She’s been great. I don’t know what naynay below is talking about cuz ms Kathy always working hard. Just yesterday I saw her walking outside picking up trash off the ground with maintenance dudes. In her nice clothes and cold weather and all. Now that a true leader. Not just being a boss but leading by example. I wish my boss was like that
Beyond done with these people!Actually making us pay to break our lease or move to a different property BECAUSE the neighbors we live next to are a problem?!? I am having multiple issues with a property in Cleveland, Ohio. I am trying to contact the regional manager and the office is never open before 8am or after 6p (no weekend hours). Can someone contact me ASAP. I may need to seek legal counsel if I am unable to connect with someone who can assist me.
This by far the WORST realty company in history. Management, Corporate, Maintenence, etc... are all trash! They do not answer phones or requests. Rodents and bugs galore; inside and out! ALSO they run their properties as partnered halfway houses... creepy! STAY FAR AWAY!!!
This company is a bunch of thieves. I’ve been asking for my security deposit back for a whole year and a half. I’ve contacted you guys on numerous occasions sending emails and no one is answering me back or return any of my calls ,is this the type of world that we live in you guys are just out here keeping peoples money. I have been staying at my current Roco property for 8years now I have continued problems with management communicaton. In other words they would send mixed messages to me and then I ask the same questions a few days later and I am charged fees because of the miscommunication. I have been trying to contact cooperate but I don’t get a response
Do not rent from this rental company. They dont fix anything and they have a higher turnover with management. Thats will cause you a problem with rent payments and they dont answer the phone at the corporate office also you cannot get in touch with anyone on the email as well do not rent from this company
I live at woodland town home apartments in Biloxi Ms it was not bad place to live till I got lied too about the late fee here’s what happened we had a hurricane that was supposed to come in so the next day after it passed I went to the rent office and told them my rent might be late cus I had to buy some stuff for the hurricane they told me ok and they wavered the late fee because of the situation so I was like ok later I got a letter saying late fee will be after the 10th instead and I payed on the 8th before the 10th they still making me pay the late fee this is ridiculous I got lied too is why I’m mad
The city should investigate Garfield commons they dont put co2 detectors in units its code violation... they dont wana pay for it .... constant leaking pipes .... mold in most of the walls ... no one cares ... slum lord company ran by rich brothers who think they can run a business but all they really do is steal from the poor and screw over working class people ... roco is the biggest joke of a company and should shut down and start a 3 ring circus
Im just trying to get my deposit back I was there a year I was out of there within to 29 days I was out of the apartment awesome want is my deposit I dont think I was treated fair when I will steer the place is got mode in there and thats what a lot of peoples are saying and theyre right they did my son wrong to when they moved him in until a nasty places will I just want my deposit back I got my lawyer to and we will go to court
I stay at the Warren woods and noting but problems I just had a new born and my building is Hazard issue the man down stairs is disabled unable to care for himself and has alot of cats that smells the whole building.. it smells like car pee the managers here said there was noting they could do about it .. I plan on taking this to the news as long they are collecting money its OK but its not I sent a email no response Ive also left messages noting so I plan on making sure this apartment is unable to lease again until things are handle 4121 frazho Rd
I am getting very upset I’ve been contacting this company for months for my deposit supplement no one returns my calls they keep telling me they switched Realestate companies and keep pointing the finger at each other I’ve only ever been contacted back through a facebook via messenger I am seeking legal action because it’s now going on 5 months since I’ve moved and I still haven’t been compensated
May experience with willow Creek manage by Roco is very disapointing.All tenants just got a letter telling us that rent most be in on the 1st of the month.When they know very well disabled tenants recieve their payments on the 3rd of every month.lf no payment on the 1st we would get hit with a 50 dollar charge.l spoke to my office manager she said, she can do anything about this.Like if lm going to give them 50 so yhey can poked it.Roco dont be so money hungry specially with the disable this can couse problems.Becouse we have been here and you knew when we get pay.Plus all the violations in this apt..l never saw so many ROACHES and l came from NY.lve been spending all this extra money to kill these roaches and cover holes.l told the office about the bushes growing into my window and barcony as well a broken light in the hallway.lts really so dark you can get rape to open my door a use the flash light from my phone and guess what l been here 7th month and it has not gotten fix.Are you people for real.this is bad l wish l stay in NY.Do you have a idea how much money lve spend.NO IM A NY AND WE FIGHT FOR OUR RIGHTS YOU BUNCH OF GREEDY PEOPLE.I WILL CAN YOU TOMORROW.MRS SALAS

2021-10-01Its too bad there isnt a zero star review available. Believe the other reviews where they talk about these same issues. Management DOES NOT CARE and complaints about even the littles thing go absolutely nowhere. Inside common areas are beyond disgusting. Not cleaned regularly. They allow people in to rent that clearly have no regard at all for their surroundings. Constant pot smoking, constant noise at all hours, people dumping trash everywhere including inside the buildings. Our unit is a $1400+ per month unit! You would expect more, but you couldn’t get any less from these people. I’ve talked to residents that have been here a year and complained over that time and nothing is done. They talk a good game when you’re looking to lease, but after you sign, you are hung out to dry in every sense. Awful place, and even worse management. Lions Gate Davison “Luxury” Apartments. What a joke. On top of it all, we were in our second month here and they were treating the buildings for cockroaches because the residents and inside are so disgusting. Go buy a tent and live in it because youll be happier in the long run. The picture of eggs on our balcony is from our neighbor throwing them from their balcony to ours.

2022-02-06Ive been a renter for 3 years. When we 1st moved here we had the best office staff. The commication was great. There was a sense of care for families. Now the rent has went up pass the point of no return, this office staff and the business could be better. This is starting to be an upscale ghetto. The apartment itself is falling apart, every month we need maintenance. Its too the point we stop requesting because its repetition. Then this company charges fees to EVERYTHING from trash, water, admin fee, etc. Before you know it youve spent 1300 for a place with no washer and dry hook up. If you have section 8, this is perfect for you.

2022-04-27This company owns a lot of apartments and they try to scam you into applying for a until to pay the application fee then they dont have availability for months all of a sudden. I wouldnt feel like that if it wasnt for the constant emails and text messages I get saying they have availability but when I apply or talk to someone on the phone its a wait-list.

2022-04-20Lately, dirty unkempt, unstained. Its 10am and clubhouse isnt open?? This is third time in two weeks. Higher more reliable staff, sweep the pool area, vacuum and dust the gym. Brookwood used to be much better.

2021-12-19Can’t get in touch with anyone above the unprofessional property manager, here at Brookwood Farms. I’ve made phone calls to try and resolve the issue, but she hangs up in me. I’ve sent emails and my lawyer also has emailed and mailed letters. Nobody has responded. Which means I now have to drive to Bloomfield Mi.and physically walk in the building. Good times!

2019-06-18If I could give this management company ZERO stars I promise I would! I am currently a tenant at one of their Memphis properties and they DO NOT CARE about their tenants! Our security gate has been broken for over a year, simply driving through the complex requires you to get a wheel alignment🙄, tenants are having to deal with mold because they REFUSE to fix roofing problems, the lake at the complex looks more like a swamp, the pool has NEVER been able to be used, the trash receptacle hasnt worked in about a year, we havent had a dumpster to properly throw away our trash in almost a week so theres trash all over the ground, and the list goes on and on!!!! I am glad that were going under new management and I pray that they are a better management company than weve had to deal with these last few years! #goodriddanceROCO

2021-10-13Complete scam. I submitted my application for one of your locations ( Red Coach Village) my report stated that I was not approved due to am unpaid utility bill. My wife has always put the utilities in her name. My application was solely in my name and my name only. I looked uo the company they use and it is unregulated, has multiple law that are willing to take a case against fraudulent information resulting in denied applications.

2021-07-19Do NOT rent from this company.I submitted an application to rent a studio from their property named The Lofts @ 5 Lyon in Grand Rapids, MI and paid a $140 deposit to hold a specific unit (#203). I had scheduled an upcoming tour and was working with the leasing office to submit proof of income and finalize the application approval.Out of nowhere, a leasing agent named Alex told me that they gave the studio I paid to hold to another prospective tenant. Moreover, this tenant originally planned to move into a 2BR unit, but decided at the last minute he/she wanted a studio, so the company sold off mine. Alex proceeded to try to sell me 2BR/3BR apartments despite me being very clear from the beginning that I was only interested in a studio.I approached the property manager at the time, Mindy Gardner, who promised to “make it right” and then proceeded to quit without warning. This is a recurring theme with this company; their turnover rate is so high that every staff member I spoke to dropped off the face of the Earth within 1 month. I approached the newly-appointed manager, Brian Drenth, who admitted the fiasco was a mistake made by Mindy, who ran off without disclosing her responsibility for her error or fixing it. He also assured me that he will try to get back the studio unit I paid to hold and will refund me if unsuccessful.Sure enough, Brian could not help me get back the studio, and I requested the promised refund. Brain then proceeded to go radio silent. As of today, I’m still out $140 and scrambling to find housing.I have filed a complaint with the Better Business Bureau and Michigan Licensing and Regulatory Affairs. If you’d like to do business with a real estate company with a shred of integrity, this one ain’t it.

2020-08-21I worked for ROCO for two years and the entire time I was there was an unpleasant experience. I was never train for my position and I was thrown into it not knowing a thing about leasing. I pretty much taught myself everything. I have no nice words to say about this company, the only reason I had stayed was because of my property manager whom I worked with. Between four properties in the Albany area in New York it was only myself in my property manager doing all the work. On top of the endless leasing, move-ins, Constant complaints because we weren’t getting supplies we needed to fix tenants issues, myself and my manager we’re also CLEANING APARTMENTS FOR MOVE INS. We didn’t have vendors. The only reason our properties did so well was because of tenant relations and how myself and my manager handle each situation. Our maintenance staff was doing everything from tearing up carpet’s, painting, plumbing, carpentry, renovating kitchens, and dealing with the constant upkeep of the properties. I’ve never dealt with a more unprofessional and rude company to work for. Myself as a leasing agent I was never in contact with the corporate office and whenever I had sent an email to anyone in corporate I was ignored. If you ever get the chance to work for ROCO I highly suggest turning it down no matter the amount of money they try to give you I can guarantee it’s not worth it. They will try to make it seem as though everything will be in your favor to begin with and slowly take everything you need to run the properties away from you. They took away our access to almost everything including taking extra fees off accounts (that were being added on against leases onto accounts) Which resulted in unhappy tenants and again more complaints that we had to deal with. And the corporate office didn’t care to take care of this issue but slam us for our delinquency’s which were incorrect and had been reiterated to them multiple times. I can go on and on about the experiences and issues I had with this company but I’ll leave it at that and let you make the decision. Even if you plan on moving in I would recommend not to they are not Great at taking care of their properties and take no pride in anything. They don’t care about their tenants or their employees.
