Comment: This company is making me go through hell. A month ago we applied to rent a home that “we had qualified for”. The house ended up not working for us and the realtor told us she was going to have something else available in about 3 weeks. She gave us a tour, we liked the house and everything was going well. We were given a 2nd tour and a date to sign the lease. I have my movers working early that morning to be ready to move and we get a call from the realtor and she tells us we don’t qualify. The same day wer supposed move!

Comment: Property Owner Review:Wow, poor communication.Their structure was not explained clearly at all.Seems like a nice family style organization but really just another large corporate giant where you are just a number.I had asked for and was promised good clear communication.However, after two months of not finding a qualified application and the without explanation of what an SHRA form was. They simply cancelled the management contract without explanation. After forcefully inquiring higher up the management structure I did get a good explanation of an SHRA form but was too late.: Ok, now I understand, Ill sign it.: Sorry sir you had your chance. Comment: Been trying to contact a human being, via phone, no luck. Have had email contact with an employee to sign contract for fence replacement. Apparently, they are so inept, they cant manage to email contract. Poor customer service. If I had a rental property, I wouldnt use.

Comment: Lived there over a decade in NorCal... absolutely a nightmare experience. Though to be fair when I needed something it they got to me fairly quick on scheduling help. But the help was horrendous and they tried to charge me for a botch job the contractors did! The worst part is when you move out of the place. I cleaned the entire house, then hired professional cleaners to come in and they still took over half my deposit for the same thing and to power wash a driveway and house that were clean, no oil etc. That isnt even a charge they should pass on to us! I could see if it the place was damaged or not taken care of, but it was very well taken care of.

Comment: Having been a very un-stellar Management group, with a high level of un-professionalism and un-certainty in making any educated or professional decisions in a housing market that is struggling to keep people housed. However, Sac Delta eagerly works hard at keeping good honest people out of vacant homes even when they are overly qualified. Lets discuss the overly scrutinized application process, we had documented an income of 6.5x greater than the monthly cost of the unit. The Sac Delta Scammers required both adults living in the apartment to apply when only one individual was truly needed, just power collecting $40 over and over again, day in and day out (I am smelling an employee of the month certification is coming soon for JESSICA). Appreciate the lackadaisical and un-courteous replies, Im going to take a shot in the dark and say that this is most likely the reason Sac Delta is NOT getting their vacant apartments filled. From living in SF, Folsom, Mid-Town, Reno, Tahoe and Rancho Cordova the length in time to get proper correspondence and addressing application issues was never done in a timely manner or fashion. From the looks of it, Google reviews is a great place to document how horrible companies like Sac Delta are and if they took the time in Reviewing all of the 1-Star reviews they would take action within their company to be more transparent and user friendly. Its apparent Reviewers dont lie when it comes down to just warning others to NOT make the mistakes that they may have done by using a company that isnt in tune with making the housing market as successful as it should be, from the application process to general maintenance. Trusting your housing agent or Property Management company needs to be taken more seriously, scamming applicant for $40 is really a low point in any industry. I understand that the $40 illustrates your interest in the property, but I dont think you need to double that interest by taking another $40 when the first applicant was overly qualified. Be a little MORE professional and less scammy if you ever want to end the 1-star onslaught of reviews. Therefore, when looking for another rental space, Ill have to decline my interest if its managed by Sac Delta again.Lastly, my roommate has 3-kids, two by one father and one by another person. Its a rarity that the three kids have ever shared the same space at one time. The one child may come over during the week for dinner and the other two children on the weekends at most. JESSICA stated that there is a 2 person per room limit, which is understandable. However, we were just being transparent on our end and stating who may be in the apartment at times, not necessarily all the time. If there was a chance to clear this up via a call, it would have been done in a more professional manner. After Jessica took her time in returning a decision in our application status, thankfully we already moved on and found a place that processed the application and set a move in date. So, for anyone looking to have better success in locating a vacant place to readily move into, make sure the property management company is NOT Sac Delta and I am sure youll do fine.After I got notification, my application wasnt accepted, Sac Delta lowered the rent from $1495 to $1350, that would now put my income closer to 7x greater than what was needed in qualifying. Jessica you gotta do better girl, you just lost $145/mo for passing up on an overly qualified applicant, which ends up being $1,740.00 during a 12-month lease. Maybe youre not cut out to be a part of the Sac Delta Scammers Team. Hopefully you can make up for it with all those $40 app fees....

Comment: This property management makes such small tasks seem like they are impossible! Ever since they have taken over it has been a nightmare. I have been calling every single day now for at least 2 months, leaving voicemails etc and not once have they ever called me back. They had told me before they would take care of it and I trusted them yet when they did solve my issue they only made it worse by charging me more in rent rather than showing the funds I had previously paid. Comment: Sac Delta did not manage our house effectively in the 15yr period (2004~2019). We quitted them in 2019 and sold our Rental 2 yrs later.- Back in 2019, Kesha wrongly advised us to clear up 18 for a neighboring fence repair. Yes, you read it right 18 feet vs inches even after we specifically pointed out the typo. 18 feet is like half of our backyard. They did not admit the error (even after we escalated to her manager). We ended hiring gardener to clear up 5 foot from the fence line. Even the neighbor said it was overkilling after we got a chance to talk to the neighbor 2 yrs later.- Sac Delta was very low tech and sent paper statement every month vs. electronically. Not sure what it is now.- Sac Delta abides by 9-4ish M~F rule with no exception and not reachable/ responsive after-hours. I am not saying they should, but the service level is definitely not comparable to Bay Area Management Companies.- Sac Delta one time submitted a repair quote ~$20k to the tenants favor. The tenants wanted as much upgrades possible from us vs repairing for functions.Anyways, we are glad we are no longer in business with Sacramento Delta and want to share our experiences.

Comment: I rent with them and I love my home but dealing with this property management office has honestly been the worst. They make it so difficult to even get approved. It seems like they are determined to deny people and collect application fees. They tried to deny me twice before I was approved for my home. It was like I had to do their job for them by resending information and correcting them during the application process. They were not paying attention and kept looking for reasons to deny me until I proved them wrong.. thankfully I got my home. They’re not friendly or professional. Always got to deal with hidden fees and attitude over the phone. I try to deal with them as little as possible. Hopefully they can change my mind and maybe I’ll add a different type of review one day. Until then.. this is all I have to say about them. Happy with my home- wish it wasn’t through these people.

Comment: Their customer service for applicants is beyond terrible. It took weeks for them to process our application. Throughout that time they never communicated with us about the status or timeline, we had to call repeatedly to try to get that information and many calls werent returned. They asked for excessive documentation, requests we responded to immediately each time. At one point they told us we didnt need something because we had other verifications and then were told the opposite by the next person we talked to. Ultimately two and a half weeks later they called to say they had already rented the property we applied for. According to their own website policies we should have been refunded our application fee but they refused to do so and defending that by saying we hadnt been approved after they had just told us we had been. Save yourself stress and time, dont work with them.

Very pleased to have a PM as capable as Maya who provided help to prepare the properties for listing and found qualified tenants in 1-months time in one case and a mere 4 days in another. It is true that they have many requirements (such as specific home insurance policy terms), but I believe it sets the stage for a higher standard of service down the line. Maya and her team have always been there to help residents, even in the case where an emergency replacement of appliance became necessary during the holidays (during shelter-in-place). I appreciate their professionalism and the peace of mind they offer to owners. Thank you!

Comment: This is the worst experience that I have ever had with a rental. My boyfriend and I were approved for a rental and we submitted the deposit. We have the receipt from our deposit with a move it date and two weeks before the move in date we get a call from them saying that there was an issue that they missed (they said that there is money that my boyfriend supposedly owes from a rental from a few years ago which he never received a notice for and happens to be from this property management) and now they are saying that they are not sure that we can rent with them. How is this okay to do after they have already approved and taken our deposit money. My boyfriend has rented at two other places after the rental where he supposedly owes money from and he did not have any issues when getting approved for the other two places. I am beyond disappointed.Update: A few days after this occurred we found another rental with another rental property company and were approved in 48 hours and moved in 1.5 weeks after.

Comment: Wow, what a horrible experience. I understand things are different during this pandemic, and we all need to have more patience with people and businesses. With that said, the staff at Sacramento Delta Property Management are rude, unprofessional, and incompetent. I was interested in a rental in the Heritage Park community and submitted my online application. 3 days later I received an auto reply stating that the home was still available, but I needed to submit an application. Ok, so I called the business. The receptionist was rude and dismissive as if I was disturbing her. I emailed Karla who was the name on the listing. Karla replied that she does not handle rentals and would have her assistant Courtney contact me. Two days later with no reply, I called Courtney and left a message. No reply. Two days later I called Karla who said that she needed my application before it would be processed and that there were already several applications in front of me. Good grief! I told Karla I had already submitted an application over a week ago. She had a long pause, and then said in a condescending manner Im going to have you speak to my assistant, Courtney. Then Courtney got on the line and was not really sure what to do and then said Oh, I see your application, but your attachments arent there. She said they have been having problems with their online application link. I said, it would have been nice for someone to have called me or emailed me. She didnt say anything. She then put me back in touch with Karla, who was rude, short, and impatient with me. She basically implied that it would be a long time before they would get to my application and it would probably be a waste of time. In my 60 years, I have dealt with a lot of property management companies, and I have never seen one this poorly managed. After this experience, how would they treat me if I needed something regarding the rental? Based on that, I withdrew my application. They clearly dont understand how to hire people or train them properly, and they clearly dont understand the term customer service. If you are someone looking for a property or in need of property management services, I highly recommend you find and different company. This one is a complete mess.

Comment: This place is looking for any reason to deny an application. I have excellent credit, and a decade history of home ownership, and a history of long term employment. My significant other and I have lived together for over 11 years, he has paid his fair share of the bills and house payment for the entire time we have been together. He ran our 24 acre organic farm for the past 4 years too. We have money in the bank to cover the whole year lease no problem. We both have verifiable job offers from excellent companies in Sacramento with pay rates that far exceed the minimum requirements for the place we applied for. Sac delta has denied us a rental because they say my significant other cant use his history of renting from me as rental history. My Significant other pointed out how can he establish a rental history if the property management companies wont allow him to rent? The first lady we spoke to Gina was great, but her manager is a rude, arrogant person who refuses to work with people. I wouldnt recommend anyone to spend there hard earned money with this company or trust this company to fairly and reasonably manage their property.

Comment: A nightmare experience! No hot water, no heat, mold and asbestos! I moved in November of 2018. My unit had no hot water in the kitchen, very limited in the shower, and no heat at all. The hot water took more than 6 weeks to get working, the heat even longer. Our property manager Sarah Laroa was non responsive to our calls and emails. When we asked the city inspector to help, she finally responded but was incredibly rude, condescending, and suggested we find a different place to live.We discovered mold in our bedroom in June. Sac Delta told us they would not be cleaning it because there was no mold, even though the expert at PW Stephens told them there was. I was forced to clean the mold myself since my wife was pregnant. I was also forced to pay for a professional mold test to prove to Sac Delta that there was mold. The test showed levels up to 4x higher than legally safe. Finally by the end of September they agreed to clean the mold. We had to leave our apartment and pay for the machines electricity. Four days after it was finally cleaned, Sarah gave us a 60 day notice to vacate in retaliation for us asking for the mold to be cleaned. After fighting the illegal notice to vacate, we discovered mold again in December, 2 weeks after bringing our newborn home.The mold this time was cleaned in a timely fashion, but the bedroom was left completely uninhabitable, and asbestos dust littered the room and hallway. The wall was never fixed, forcing us to move out. We could not use our bed or bedroom for the entire month of January. Our newborn could not use her bed. Due to the missing wall in the bedroom, the entire apartment was freezing. This was an incredibly difficult time being forced to live like this in the winter with a newborn baby.Finally, we moved out and found a much better place to live with a much better and nicer property manager. When we moved out, we were not given any move out instructions, any walkthrough. We reached out to Sac Delta on the 1st of February asking what to do with the keys since no instructions were given. On the 3rd we were told to drop they keys off at the Sac Delta office. On the 5th we dropped them off. When we received our deposit, 5 days of rent and utilities were deducted since we returned our keys late. I have reached out to Sac Delta asking for that money back, but they refuse to return it. I put a complaint in with the city. Let this review be a warning to all what you may experience.

Comment: Would prefer to leave negative stars, because even 2 years after having lived there, THEY ARE STILL THE ABSOLUTE WORST. Trying to rent a house from another property mgmt company, who is trying to confirm rental history with them, but they are saying they have no record of ever managing this property. Weird, because I sent them checks for about two years, and somehow managed to keep documentation indicating that I lived there. There is a statute of limitations regarding document retention (4 years from date of property vacation), which they are DEFINITELY not complying with.I know the rental market is rough, but please be advised, if you move forward with this company, keep all your records of everything, and track everything they do. I would be willing to bet that at least one of their actions while you are a tenant (or after you are a tenant) is illegal. Know your rights, fight back.

Comment: They do a good job of collecting rent and take care of the tenants need. Other than that they dont enforce rules or go after the tenants for damages. We had a tenant that totally vandalized our property, but the annual inspection report didnt say anything. The damages were way more than the deposit, yet the tenant still got most of the deposit while the owner was hung out to dry. They should look after the interest of the poor old landlord, but this duty falls far short. Other than that theyre pretty nice folks.

They know the area and provide good advice. They are professional and ethical, looking after my interests as well as balancing those with fair treatment for the tenants. Since the longer its vacant the more it attracts squatters so I need work to be done ASAP. I thought I might get help from Sac Delta since they seemed very professional on the phone, but their agent took a look at my property and refused to work with me. They told me they dont take units that are not rental ready. What a cop out! They probably were only looking to service units that take as little time as possible and just rake in the management fees every month.Another management company I called was very enthusiastic, went to my property the same day and sent me a list of things that should be repaired, as well as guestimates for cost. They had no problems taking my listing. Now that is professionalism! Comment: Working with Sac Delta was a disappointing and frustrating experience. We hired them and worked with 2 property managers in the year and a half time frame that we kept them. During this time I felt uninformed as a property owner and lost all trust when tentant issues were inappropriately and inadequately addressed. Their negligence, (not addressing root causes of issues or following through on work such as cleaning gutters) caused damage including mold, excessive costs and inconvenience to my tenant. We had to escalate to the business owner who was polite but uninformed and had no standards in place for processes like issue turn around time, communication, or tenant issue/repair tracking. They certainly did not make it easy for a property owner to feel good about leaving their home/ investment in their hands. They became down right rude. I would not recommend them.

Comment: My experience with this company has been disappointing and frustrating. They have managed my property for 10+ years and Ive had enough, time for a change. First problem, the revolving door of property managers and their supervisors. Second problem, communication and follow through is poor, Third problem, they send out the same form letter every year say recommend no increase so rents remain under market unless you intervene, which Ive had to do for several years now. Still playing catch up. This year I received the form letter after a rent increase was agreed to. Fourth problem, they dont return phone and follow up promptly. My experience tells me when things get this bad, there is a leadership problem at the top.

Comment: It seems sac delta will always side with the owner. Our air conditioning has been out for over a week and it took an Act of God just to get somebody out here to look at the unit. Sacramento Delta keep stating that its not that hot even though its over 97 degrees in the house. I have a 15 month old son his room is very hot even at night it doesnt cool down enough to keep his room cool. It took the technician 15 minutes to determine the problem but we have not had a call back or any information since they came out 3 days after conditioning broke. Ive called around and been able to find companies that would come and fix it this day but according to sacdelta we have to go through the landlords insurance. California law doesnt list air conditioning as essential, if it was the Heat that would be a different matter. But again no remorse or understanding on the part of sacdelta just excuses. I would think that keeping a renter happy would be very important to an homeowner but in our case the landlord is more like a slumlord who would rather have her tenants suffer in the heat. So Ive gone out and got an air conditioning unit for my sons room at least hell be comfortable at night. I would not use Sac Delta in the future because I feel that they could have come up with a solution that would have helped everybody.. this house is had several issues including two electrical fires, after telling sac delta about the first one and what the electrician said about the grounding they just ignored us and then another electrical fire happened and the landlord wanted to short that work that as well not wanting to check all the outlets in the house after two electrical fires. Again most of this is the landlord but I feel the goal of a rental company is to ensure the renters are happy. If I was a landlord I would not let my tenants suffer a weeks worth of heat over 90 degrees each day I would get someone out there as soon as possible. Im the kind of person that would probably split the bill if the insurance couldnt cover it soon enough but they dont want to talk to me or work with me.

Comment: Terrible property management company. They completely robbed me of my deposit. I had the entire house cleaned and they still charged me to have it cleaned again. Plus they charged me twice for a pet carpet treatment even though my pets were out door pets. I paid my rent on time every month and I didnt even complain when I went 3 days without ac in the middle of July. Seriously, choose a different property management company. Sac Delta is terrible.

Comment: Wonderful folks. Ive worked with DJ and Sara for the last three years and they made the rental experience way easier than it traditionally is. It was obvious the landlord couldve made our lives miserable, but Sac Delta stepped in and mediated to make sure everyone was happy. Really down to earth, understanding people. Cant recommend them enough.

Its hard to find a property management company that stays on top of things. Also, being able to pay my rent online was so convenient and easy. I would have no problem renting a property through this property management.

Comment: We moved into this property November 2015, so our experience with Sacramento Delta Property Management is fairly new. But we’ve had issues from the day we moved in, including plumbing and electrical. Desiree White and Vicki Smith have always responded immediately to our issues. The day we moved in, on a Saturday, I called with a plumbing problem, and Sacramento Delta had a plumber here within an hour! As another renter pointed out, some reviews on here are negative, but repairs need to be approved by the landlord, which has been the reason for some delays in my situation. Desiree and Vicki are professional and friendly, and do what they can to get the work completed as quickly as they can.

Short and uninformative soon became downright rude. It was then that I decided to check out the reviews for this company as I couldnt believe how dismissive a company was being to a potential customer. Seems to me that terrible customer service is the norm for Sacramento Delta Property Management and we dodged a bullet by not going any further than a simple inquiry. Thanks Ronda!

Comment: I have been a tenant with Sacramento Delta for close to 15 years. I have never had a problem with them as far as maintenance issues, etc. I could put in a maintenance request in the morning and someone would be calling me sometimes within the hour. Lyn and Janeth are great people to work with. If I was staying in this state, I would recommend Sacramento Delta Property Management to every one. Thank you for your rental services. I will be moving back to California eventually and hope that I can rent from them again.

They have always been very responsive with any concern we have. Especially Lyn Ivans at the Florin Road office. All we do is e-mail her with any questions or problems and she responds the next business day, sometimes the same day.

Comment: Bad service. I would NOT recommend this company as a renter OR an owner. I was a faithful renter for three years, but this counted for nothing. You can tell they are definitely on the side of the owner and they act like you have no rights at all as a renter. They took out way more than needed from my deposit for cleaning/repairs. I know this is typical of nearly all property management companies. The thing is, they never showed up to the final walkthrough that THEY had scheduled for me. So I wasnt able to go through THEIR walkthrough and have time to fix anything that they came up with. Pretty shady if you ask me. This is only one example of many that I thought were red flags. I dont want to take up any more space than needed.The problem with these reviews is that the renter will probably never see them until they are already roped in and start having problems. Owners, you may read these prior to selecting Sacramento Delta Property Management and I strongly suggest looking into some other management company.

Comment: Hi my name is James - Im currently a renter for ONLY a little over 3 months only!Im super disappointed on the service I received by just one person - the secretary/assistant of our Property Manager.Accountant messed up my rent on the 2mo of payment double charging me for twice my rent is. She made it soooooo difficult.Her name is Penny & numerous of times on the phone with her she is realunprofessional.I dont get how she was hired? Very simple: CUSTOMER SERVICE!I only been renting 3 months & each month I have issues with paying rent!Can you believe its been ONLY 3 months.thanks - hope they or better yet she improves her Customer Service skills.I should of gave a negative Star if I could but only gave 2 b/c the Property Manager called me back & apologized.ANOTHER QUESTION IS WHY is the price $18 more if you pay online???sucks - now Ill be driving to the Property Management office to deliver my check.WOW! CRAZY. very inconvenient.

Comment: Tried to rent a property from these guys, met every requirement but 1. Rental history cannot include property owned by family members (even if you have an ownership stake in the property). Anyone with any sense would choose to rent from family versus a property management company and that this company has chosen to take a stand against family shows the arrogance of the management. Red flag folks.
