Comment: They deserve zero stars. They are the absolute worst property manage company I have ever dealt with. They take forever to get back to you about repairs and it is very hard to get in contact with anyone. When we moved out they did not contact us back for several months after move out and refused to give us our our deposit in full after an unreasonable amount of time, we were forced to take them to court regarding the manner. It took over a year to finally get the issue resolved but in the end we were given double the deposit plus court fees. Beware of this company.

Comment: Thank you to the fast, excellent and professional work/maintenance that Mr. Jose Pedroza did to our unit. We waited for three years to have things done, fixed and replaced in our unit but it only took Mr. Pedroza a few days to fix them all and leave our house in leaving conditions again. He fixed windows, doors, shower, toilets and lights in 2 days. He was fast, professional and had a very positive attitude about it all. Never complain once about all the mess the other maintenance people left behind. Everything was done backwards and with out any hesitation he fixed them all. Great job Thank you Jose Pedroza for all your hard work.

Comment: I have NEVER seen a company with such poor management. A caller B from San Diego Country Property Management Co. (SDCPM) left me 4 voice mails yesterday and the day before, but when I finally was able to call back today, I got a different rep who REFUSED to transfer me to B. The rep said the transfer was not possible including transferring to his management, and he said B was in a different department. From a different department that B called me leaving the callback number to get him? He said I could wait for B to call me again. B was calling me to verify someones rental application as such I was doing B a favor after all. I am NOT going to wait for B to call again so the end result will be San Diego County Property Management fails to get what it wants. Obviously SDCPM that claims to offer full range of services does not even know how to manage phone calls - Ill let my friends and colleagues know to stay away from SDCPM.

Comment: As a vendor who has serviced two of the properties SDCPM represents I have been totally frustrated by this company. I emailed the bill and was then told I had to submit it through Property Meld...not email it directly. After multiple tries I could not get anyone to tell me HOW to get to Property Meld in order to upload the invoice. They kept sending the directions on HOW to upload an invoice but never any site to do it. THEN when I mailed the invoice to the PO Box we were given, surprise surprise! It came back Attempted-not known. If you are a vendor I dont recommend that you work for this company.

Comment: I scheduled a tour of an apartment with this property management company 3xs. The first appointment was canceled for an unknown reason. The second appointment no one was there to give me a tour. I called and had to navigate an automated system, untill eventually I got to selection to speak to a representative and it routed me to maintenance. The maintenance man advised you actually need to dial an ext number to get to a representative, which was not provided in the rental add or in any of the pre- recorded prompts. Finally I was able to speak to a woman who then advised I couldnt tour the apartment because the door lock was broken. She then went on to advise she didnt know when the lock would be fixed, estimated in about a week. She took my contact info and said she would email or call when it did to schedule another tour. Two weeks go by and no contact what so ever. I call back to follow up the same woman advises the lock has been fixed and I can move forward with scheduling a tour. I schedule the tour for the next available date the upcoming Monday, just 3 days away. Low and behold the same exact thing happens again. This time I am ready, I call the management company and use the ext number. I kid you not, the same women, whose name begins with P and ends in A said the unit is NOT going to be available for at least a month. The owner of the unit is repairing a whole wall. I was flabbergasted, not only did she not remember me from just 3 days ago, just like the previous 2xs she provided no real assistance, just that she was yet again sorry for the inconvenience. I asked her why is this unit listed as available if its not ready to tour and better yet why are they allowing people to schedule tours. She stated theres nothing she can do, its an automated system that sends back replies. No wonder this unit has been listed for 86 days! It was such a terrible experience.

Comment: UPDATE:I finally moved out and of course had a very unprofessional move out experience. They brought potential renters to my apartment without any notice ahead of time. I also was offered only half my security deposit back because they tried to charge me for pre existing damage. I have the photos to prove it. I have been waiting for an updated security deposit offer for 3 months. I have to email and call weekly to remind them to review my disputes. I am moving forward with court now as they have denied my dispute.Terrible property management. Today my water is off without ever receiving a notice it would be off. In my attempts to reach the management company no one would answer.Also, the water isn’t even hot when it is on.As well, I have been in a lease with them for almost a year and in that time I have been given wrong information, was told there was laundry in the building when there isn’t- but I still pay for it in my rent. I’ve been blamed for breaking things in the apartment when it was already broken when I moved in. They Are constantly trying to charge me for things I didn’t break.It’s hard to contact them and sometimes you don’t get a reply at all.They are not easy to work with, unprofessional, and charge too much for the spaces they rent.Terrible company. Beware.

Comment: AWFUL. Deserve zero stars but unfortunately thats not an option. They hardly ever respond and they dont fix problems, they just mask them. The shower handle was hard to turn so we requested a service to either fix or replace the handle. Monday, a plumber shows up and makes a whole bunch of noise for over an hour and says they need to send someone else. The shower was not leaking before he arrived, but it definitely was after he left. (My shower was out of business at this point). Tuesday, another plumber comes by, says they cant fix it and needs to send someone else out. No change. Wednesday comes and a plumber shows up at 9AM, property management company never consulted us about this appointment so we had to reschedule. Wednesday at 4:00 a plumber shows up, comes inside, turns on the water, removes the ENTIRE handle, and left. Didnt come back, just left the shower running on FULL FORCE without a handle. Also, radio silence from the property management company.

Comment: We are currently in the process of applying for a rental through SDCPM. We don’t have a verdict yet but I’m leaving a review on what the application process has been like.It was a little odd for us at first. We have only ever dealt with leasing offices where we walk in and deal with staff face to face. We try to remain in our homes for as long as possible and get to know the people in the leasing office and maintenance departments on first name basis.Sdcpm doesn’t work that way. They do have physical locations but all of their departments seem to be separate and most if not all of the communication is done virtually. I was able to view the property we are interested in without ever meeting a person face to face.I did end up going into an office (I hunted down the address) but it was for the wrong department. Nonetheless, the lady who helped me, Sandy was great! I showed up unannounced with four kiddos in tow and she was super patient. She even went ahead and scanned and sent documents to the correct department for me even though she didn’t have to do that. So thank you Sandy!And then there’s Mike. I’ve never met him in person, but he is who I have been communicating with for the rest of my application process and he was been nothing short of incredible. He replies promptly and has been keeping me updated every step of the way.I am really keeping my fingers crossed to get into the house we want. It is perfect for raising kids in.But, even if we don’t get it, I will recommend sdcpm to anyone who asks because they have been great! If we get denied I know it will be solely bc of bad credit.

Comment: This is the shadiest, absolutely worst leasing company I have ever worked with. I suppose thats the reason the unit I rented was on the market for so long. The realtor at the initial showing was so unprofessional. She rolled her eyes when I spoke to her, and was very rude to my mother whom I had brought along with me for moral support. Since then there has been a rash of incidents. Starting with my trash barrel being filled up by other tenants then being stolen, a manager who showed up at my door demanding I move my car from her parking space even though there is no assigned parking or so I was told. But she sure had everyones apartment keys in her hand. Upon checking with SDCPM, she is NOT a manager. Beware of her. And lastly, my rent payment was lost in the mail somehow. I was trying to get it all straightened out with the Post Office as well as the money order company, and all the time keeping in constant contact with SDCPM. No one could be bothered to return a call, respond to an email, or even text back. After numerous attempts, I tried to come in to the office but was told nobody would be there. And last night, I got home to a warm and friendly 3 day notice taped to my door after finally being told that my late fee would be waived and no eviction proceedings would be started. Please do not do business with these people. They are anything but professional. They are rude, unpleasant, and really should be shut down. My next order of business is to write the BBB. It has come down to that.

From the manager showing up over an hour late for my move in to the kitchen sink being rusted through and unusable to the manager not providing me with a needed key to the elevator to no one returning phone calls. Prompt and thorough in their responses and information they provided, they smoothly managed communications with tenants, contractors, and others, about the needs of the house, financial transactions, etc.SDPCM were also extremely helpful in assisting me sell my house, by working closely with the realtor at all stages of the process, while at the same time managing the temporary rental of the house, a fine balancing act.

If I ever had a problem at my rental, I could call or email them and their response time was always prompt.I would recommend them if you are looking for a rental because theyre honest and listen to your needs. The office administrators are always helpful, especially Sandy who helped me get into my place and helped me when I was moving out as well.Sincerely, Teresa
