Comment: Iv lived in multiple apartments and this has been by far the worst one…. Super unsafe wierd smell coming from the apartment. Crime is all around and the leasing office does nothing Jackie Diaz literally is the worst she just repeats the same thing over and over call security but their not even onsite they don’t even call back. then she goes on to make the excuse that the property is big like that is no excuse especially if they know how bad the area is then they should hire more I just moved in theirs creeps everywhere a stalker stole my laundry they steal cars from inside they are just acting blind but management knows and wasn’t surprised she only repeated the same thing to me over and over no resolution it’s illegal to not provide a safe place it’s a civil code. Do not rent here!!!!! go places elsewhere it’s not even low rent and now I’m paying so much money to put up my own security measures.

Rules need to be enforced…like picking up after your dog or excessive nighttime noise…if you love to party, let your dog poop everywhere and never have to answer to anyone this is the place for you! Comment: Apartments are infested with roaches, management in the leasing office is extremely disrespectful and rude (nice when you’re first signing the lease.) 🚨🚨🚨🚨BEEARE OF THE APT MANAGER SERENA CAMARILLO. She is a very rude and deceitful human being. Also, google the crime rate it’s in between holy and mission the two worst streets in Pomona. Because it’s located by western university you get deceived into thinking it is and nice and safe environment. They never respond to emails I was told they do this so that there is no paper trail of any malicious neglect, unprofessionalism or housing violations on there part. If you are fooled into moving here and u get anything problems with your unit call the housing authority right away all you have to do is google the number they will send someone out asap it’ll save you the headache of living with that infestation of roaches along with the other things I’ve stated. When you are doing a tour look above you at the light fixtures they usually have dead roaches in them check the trash area don’t take the elevator take the stairs it’s usually smell strong marijuana, or cigarettes (and the roaches). There are units that sell drugs out of there units which keeps homeless there. The security sucks they are never there. The gates are always broken so don’t get a false sense of security. Do t let them lie and also say the police station is near by because that’s literally meaningless this is a terrible area infested with homeless and drug heads.These are also section 8 qualified apartments so with all that being said you do the math. ALL I CAN SAY IS DONT SIGN A LEASE HERE RUN. IF YOU NEED LOW INCOME GO TO POMONA CITY HALL THEY HAVE A HUGE LISTING OF ALL LOW INCOME HOUSING THAT EVERYONE CAN QUALIFY FOR. Again beware of the following apartment, leaks, mold, roaches, drug activity, homeless, a lack of security, the gates, always being broken, the mailbox is always being broken, Western university, deceiving you to think that it is a nice apartment unit, lack of customer, service and professionalism within the leasing office, don’t let the police station nearby, fool you, remember you’re in between Holt and mission

Comment: Would give zero stars if I could. The laundry rooms were unsafe, dirty, and often occupied by people who did not even live in the complex. People smoked on the landings and my unit constantly smelled like smoke despite being strictly nonsmoking. I had to call the police several times during the year I lived there due to overhearing serious domestic disputes. My apartment was broken into while I lived there and the leasing office was completely unhelpful and unapologetic. There was very limited parking inside the complex and my license plates were stolen off of my vehicle while parking on the street outside of the complex. They kept my entire security deposit despite me steam cleaning the carpets and leaving the apartment cleaner than I received it. Now, 18 months after I moved out, I randomly received a notice that I am being sent to collections without any prior notices/attempts to reach me. Avoid this place at all costs.Update: After numerous phone calls to the apartment complex, Greystar Receivables, and the collections agency, I learned that the debt that was sent to collections was for my last months utilities even though I was told at the time of move out that my security deposit should cover my last months utilities. 777 Place/Sienna NEVER reached out regarding the bill even though I provided them with my mailing address. After requesting my resident ledger, I learned that they sold the debt to a collections agency 10 days after I moved out. This place is a total scam. AVOID!

They never get back to you regarding any type of complaint you put on the Greystar app, pets are left out of apartments unattended, and let’s not forget the ROACHES that every where around the apartments. That it literally the first thing me and my sister saw when we moved in, also the tour apartments you go see when you come in for a tour are nothing compared to what you get. It is a totally different layoutsUPDATE: Moved out of this ridiculous place July 2022, provided them with our new mailing address and never received an invoice regarding any unpaid balances. Almost two years later we get an email saying we’re being sent to collections. This place is a joke. Please stay away unless you like living in roach infested apartment and end up in collections.

Comment: Do not rent here. The new management that started last year has been terrible. There extremely hard to find parking because parking passes are not enforced as much as they should. Pool is closed, and gym is closed even though other gyms are open in LA. When asked management if they would open the fitness area soon I got a response “you know there is a pandemic going on” I understand that but at some point things need to move forward. I’ve now had to buy a gym membership somewhere else because of it. Their online portal system to pay rent is also terrible. I’ve set up automatic payments multiple times with people at the front desk and it will work for a few months and then every once and a while it will not charge me and I’ll get a late fee. And of course it’s “my fault” even though all accounts set up should be working but their payment system does not. Washing cloths here is a nightmare because the machines always have trouble reading cards and sometimes takes me swiping it 10 times until it finally works. Many better alternatives.Update: 1.5 years after moving out I got a collections notice from an unpaid bill after 777 never reached out to me about anything. Crazy that almost 2 years later I’m dealing with this nightmare of a place. Do not rent from here!

Comment: UPDATE: On top of the previously stated uncleanliness, there has been a MICE infestation for AT LEAST 2 months and the staff seem to have known about it. Nothing has been done...NOTHING! No notices to inform people (but quick to inconvenience about foolishness or payments), nothing to help repell them or block the holes in the poorly built kitchen areas, no rent discount...NOTHING. My entire apartment smells like rat and I can hear them in the walls. Absolutely disgusting.And when I ask for updates I am essentially blatantly ignoring or railroaded. Greystar also doesnt respond. So I am living in hell.Dont respect privacy and enter your apartment without warning or even knocking. They dont respect our space or time but gladly take our money. The power and water are always randomly off and it is noisy everyday from some type of ongoing work so if you work from home, this aint the place for you...with the terrible customer service, aggressive homeless people and garbage everywhere this aint the place period.

Comment: The people who live here are nice, but the new 2022 admin definitely has some points they should focus on. I have rented apartments for 10+ years and I am currently a college student. If you are anything close to being in my position, I highly recommend looking at other locations.Edit: I may have just been unlucky with my account and credits being miscounted. I am glad my situation is clarified and solved....but I dont know if the process is improved. Threatening eviction over a clerical error is stressful for everyone involved. I really hope the process gets another look.2023: I had an emergency. My family came to visit. My family came in the middle of the night to help. The next morning their car was towed for their troubles. Current parking rules are NO VISITORS. Anyone without a sticker for ANY AMOUNT OF TIME are towed at the owners expense. No exceptions for emergencies or friends.Find a friendlier place to live with a better parking policy.

I learned about this on my own but what you should do is after youre done doing whatever youre doing and walking everywhere and doing all everythings all your errands you need to go to your home and get some wipes and wipe the bottom of your shoes and youll see all the stuff on the dirt on the bottom of your shoes that comes off in your carpet I can walk in here barefooted in my feet are still white on the bottom thank you.

Comment: A professionally managed apartment complex. The staff are friendly and down to earth. The apartments are equipped with electric stoves and ovens.For you cigarette smokers:There is absolutely no smoking on the entire grounds. You must walk out to the street to smoke.They combine the electric, water, and trash bills for the entire complex, then divide it by the number of tenants. The product is what you pay every month. I dont think that is quite fair. What1 if I am a conservation minded person and keep my electricity usage to a minimum. My neighbor has all of his lights on 24 hours a day and his stereo and all of his other electronics, t.v.s, etc. I would be forced to partially fund my neighbors glutinous consumption of utilities. Patently unfair.Other than those issues, the place is centrally located near downtown pomona, easy access to all the amenities. The rooms are about on par with industry standards.All in all, a very nice place to live. Too pricey for my budget. However, my friend seems to be happy there.

The place looks like a hotel when you come in, and the apartments are large, comfortable and very close to where I work. The management is responsive, picks up the phone and provides written price list that is lower than any place else with equivalent service.I looked at Monterey Station and The Gabriel before deciding on this place, and here are my pros and cons list that I have included for all 3 places on their reviews.777 PLACE:Pros: : Larger units than anywhere else, on-site laundry, responsive staff who answer the phone, prompt maintenance, security gated complex so transients cant just walk in and lowest price than any of the others by a lot! Great value for the money and they have a tired system of rent due to being awarded some government funding that allows them to keep rent low. My one bedroom is about $1,400 month because I make less than $50K year. This is not low-income housing, its just some extra funding they have. My neighbor pays over $1,600 for same unit due to income level. I think this is a benefit to get a discount and I did not need a guarantor.Cons: Parking spot is not guaranteed so you have to reserve early and unless you are able to reserve at time of lease signing, you may not get one at all! I am still waiting, but looks promisingMONTEREY STATIONPros: Awesome units at a fair price, great vibe with grand entrance, parking included, fast internet speed, lots of community engagement and activities so you can make friends, gated and secure parking and units. They have a club room that looked like fun with a lot of the tenants hanging out and becoming friends. The vibe is lively, friendly and tenant community.Cons: The two guys who manage the front desk are not responsive and literally no one answers the phone if you call. Have to walk in to get a question answered and I am shocked at the lack of management oversight.One bedroom units hardly ever available and low chances of moving up on wait-list so dont hold your breath. Move on...THE GABRIEL:Pros: The building is brand new, so of course it looks nice! The location would be considered a plus if it were not for the train tracks right next door with horn blaring all day and the massive construction project in progress right next door with drills, heavy equipment noise and general chaos all around.Cons: This list is long! I was excited about this place until I visited a friend that lives there and heard all his complaints with ever changing rates, terms and conditions not shared on their website or in writing anywhere. They simply can change their minds about anything so be warned. their website says 11, 12 and 13 month lease yet when I called, I was told 13 month lease only! Their specials claim free month rent and move-in bonus but I was told its only for 4th floor (the most over-priced) and bonus is only if you agree to lease within 24-hrs of seeing unit! They dont disclose this on website to get people in, hoping they will quickly sign within 24hrs. BEWARE! Shady practiceInternet is slow and not included in rent and they charge lots of extra fees for butler, gas, water, electric and you have to buy renters insurance on top of all this. The WORST con is that they have one security guy for over 340 units who looks like he can barely walk, much less patrol. No full time security skimping on tenant safety to save money despite theft and auto damage.In general, this place is way overpriced and traffic is always jammed right outside due to constant trains coming all day and construction so dont rely on MAPS time, add like 20 minutes of sitting in your car hardly moving if going towards the 10 fwy. There is not enough guest parking either so good luck if you have a visitor and there is NO security gate at the entrance or exits coming onto property so transients just hang around right outside units.

Comment: The most terrible place to live. I wish there could be a -5 star rating! Look for another safer and peaceful rental. Its has gotten even worse since the new admin took over, it is a daily disaster. They are fixing the aesthetic of the complex but declining funds, or whatever you want to call it, to security. Homeless people can get inside the complex as they please, invading laundry rooms and stairs. They write on the walls, elevators, leaving their mess in the stairs and everywhere. I no longer take the stairs because anything can be happening there. Then, the housekeeper, Antonia, is always trying to clean these transcient people’s mess, but it’s too much for one person, I feel bad for her. Comment: To renew the contract to live here, you will pay 150% that you normally do each month. There is no communication from management here that it’s coming to allow anyone to prepare to pay for it and they do not care at all that they are demanding almost $1000 more of their residents out of the blue AFTER signing a lease renewal and not mentioning the fee until 2 months AFTER the lease has been signed and threaten eviction unless it’s paid within 3 days. Predatory and soulless. Maintenance is done by absolute angels though. They’re wonderful and care and take care of things quickly. I’m so sorry they have to deal with the management here.

Comment: I love my corner apartment. Perfect lighting and space in my Two bed. maintenance requests are taken care of right away. The community is well kept although I don’t understand why some people leave their trash or mess around the place. If you live here, then take care of the place & pick up after your dog or don’t have a dog it’s pretty simple. Other than that it’s pretty cool, the office is always friendly which I appreciate. They listened to our feedback about the washer / dryer and upgraded all the machines. Haven’t got to know my neighbors but it’s been peaceful. I don’t have parking complaints I did lease a garage but I have seen the tow taking cars without permits at night so it seems like they’re on it.

Comment: I’ve been here over a year. When we first moved in things were okay but lately all they did was go downhill. The gate is always broken, parking is first come first serve and homeless people are always in the apartments and trash cans. The laundry rooms don’t work half the time and people will leave clothes in the dryers for hours. They only allow 1 permit per house so if you have multiple cars forget it you’re better off getting a garage. This place honestly isn’t worth the money and the staff have become so rude as well. They just don’t care anymore no wonder everyone is moving out.

Comment: DO NOT RENT HERE. SERIOUSLY.They will sell you a lemon. The windows rattle when the train passes. The parking spots are free reign, meaning you may have the entrance to your unit completely blocked by other peoples cars. The staff are totally sweet as they basically tell you get f-ed. Peoples music will rattle the entire building when they drive by. The leasing office doesnt talk to the renters insurance office, which doesnt talk to the lease-renewal office. This means you will constantly get mail saying you arent covered for renters insurance and must purchase new renters through their 3rd party affiliate. You may also get a letter saying your rent is being hiked by 200$ BEFORE your lease is up (because they dont know when its really up).The COURTESY PATROL blasted music at full volume under my apartment window at 5 am, waking up everyone inside the local units. He didnt stop until I went downstairs to find out who the hell was making the racket.One of our toilets have never worked properly. Even after having reported it to maintenance. It takes about a half hour to fill after use. Workin, eh?Our shower handle wont turn temperature once it has been turned on. Still workin, eh?The carpet is literally old by the time we moved in, and is lazily stretched over wood linoleum they didnt bother to pull up.Every screen on the windows is permanently stained with bug killer residue.The light switches will effect random power outlets. Some light switches connect to nothing. Others will shut entire outlets off.I hate this place. Im ready to move onto the middle of the tracksEDIT: Today they towed my buddys car from the inside, although he had parked next to 17 (we counted) other vehicles without permits. The one car they towed was inside the gate because my foot is broken in two places and I cant walk. When the situation was brought to the staff, the person whose car was towed was told there was nothing the staff could do.I just want to know why they target who they target.

The apartments are far from safe, random people were always coming inside the property. Bad pluming, washer and dryer would always break down. If you move in here MAKE SURE you write used carpet and mentioned that the paint job is not new- and write down on the INVENTORY AND CONDITION FORM every little thing that is old and used with the apartment- because they will pretend that the carpet, paint job, and entire apartment was in new condition and guess what? THEY WILL CHARGE YOU. It is horrible.

I was advertised a special and said that I would be eligible and now after signing the lease they said Im not eligible and blame it on being under staffed and miscommunication. The application process for me has taken 18 days and still no contact from them to hear if its passed or not. They will ignore your phone calls and emails when you try to reach out and find resolution to the problem. This place has been a major headache for me and would recommend anybody to look else where for an apartment.

Comment: Dont move in to this place. And here is my side of experience.I was leasing a one-bedroom apt, and my rent was $1603.I moved out on 6th Oct. Natalie was the one who handled my case, and she asked me to pay $433 to cover utilities and those extra 6 days of rent, which I agreed and paid. But later on she claimed she had made a mistake on the check. Instead of refund my check, she held on to the $433 and added extra cleaning, and month-to-month to my final statement with $73 as my final refund. However, even that $73 was incorrect.I understand how nervous she must be, so I tried to explained to her calmly how the final statement was calculated incorrectly and even told her like Look I am not trying to make you have a hard day or anything, if you just calm down and we can go through the statement together while she was yelling at me on the phone.I mean I could have let it slide even though they took advantage of me for a few hundred dollars. But they finally managed to piss me off after not returning my emails and yelling at me on the phone.TLDR: 777 Apartments made mistake and over charged tenant, and not returning the correct refund.Update:Yah they did reply to this comment I made, but when I try to contact them several times, they hang up on me, I have forwarded them several email with their incorrect invoice statement in pdf and my proof of the check they claim they didnt receive, but my bank has indicated that they have cashed it on the same day. I havent heard any words from them ever since. I think if this keep happening after I left, people should consider taking this management or Natalie to court.

Comment: Staff is super polite and all have a great attitude unfortunately, I can not recommend the area. It is very noisy. Theres at least 1 siren an hour at night primarily and if its not that its a car alarm going off. Pomona in general has a bad reputation for being dangerous and I wont sugar coat it, it is not good, but I feel as though it had more bark then bite. There was a domestic violence incident outside of the complex which was resolved by the police so it does not feel like somewhere you want to make a long term living. But the apartment is furnished and has a small gym, pool and other various amenities. I unfortunately would not recommend this complex to anyone i cared for but please do not take this as a insult to the staff. It is not their fault for the surrounding area and they kick butt to provide great hospitality!

Comment: Dont ever rent here. Late fee for apartment is $181 and its only less than a week fee WITHOUT NOTICE. And they let arrow towing to tow your car at 3am/4am when everyone is alseep then the towing company charge you $263 the apartment security will call the towing company. Towed our car twice and parking is very limited only 1 vehicle allowed inside! Even the laundry is so old and doesnt wash clothes well it my clothes were not very clean and charges you $1.75 for only 30 minutes! Very few rent here so they love to take residents money! Dont let the ONE MONTH FREE fool ya!

Comment: My review is simply because of management, it is horrible and they do not inform their normal staff of issues that are ongoing or have taken place. This apartment complex banks on young professionals or students for the school across the street. Nothing is up to date any longer as far as amenities go and most of them are used by non residents that just walk through the gates or hop the walls to enter the complex. Parking is horrible as previously mentioned its right next to a school so any spots are taken by this, if you do have to park outside or have someone visiting they have to park blocks away in downtown pomona and if youre from here you know thats not ideal.

Comment: This review is for students at WesternU considering to live here. I wouldnt recommend that any student live there for any reason. If student housing is full, just move to Claremont or Upland. My wife and I are both students at WesternU and lived here during our first year. Below are the pros and cons of living at 777 Place.Pro:-Close to school-Slightly cheaper than WesternU housing-Maintenance staff is excellent.Con:-Many of the items in the gym are either broken or dont work perfectly.-Parking is really bad. If you get home after 10pm, plan on parking on the street. I never had my car broken into, but several of my classmates did.-Homeless people are often digging through the dumpsters at night, which make walking the dog or walking home from school at night a little uncomfortable.-Homeless people linger outside the gates.-The appliances are extremely cheap. I had my dishwasher completely replaced 2 times in the spam of a few months. The oven would heat up the whole apartment when we used it. There were very few lights in the apartment so we had to buy lamps for the rooms.-The paint job was nearly laughable. You could see where the painters just painted over hingers, handles on cabinets, and even painted the breaker box shut. The paint was peeling in large chunks from doorways within a few months. It was clear whoever painted the apartment didnt sand off any the old paint or place any primer.-The closet doors came off the runners multiple times per day, even after the maintenance staff came to fix them.-The air-conditioning is a wall mounted unit in the living room and wasnt very effective at cooling the one bedroom apartment during the hot months.-During our time there a pipe burst under the floor and they had to pull up the carpet and repair it. (The maintenance team did a good job).-The neighbors are NOT typically students. The website makes it look like tons of students live here. That may be true, but it was not our experience. We had to call the police once (after we called the office and they werent able to fix the situation) when our neighbors were fighting and slamming doors for over an hour. Of the 15 or so apartments around us, I believe only 2 of them had students in them.-The management is very hard to work with. The first month I lived there I accidentally entered my online banking information wrong. I didnt get a notification that my payment didnt go through until after the late fee due date had passed. I was charged over 130 dollars for late rent. I tried to explain to them that this was my first month and an innocent mistake had been made, but they wouldnt budge. I tried to explain that their online system didnt give me any warning and that the system they are using ensures that any errors will also result in them getting to collect a late fee, but they were unwilling to even discuss that option. I owned up to the fact that it was my error but they had zero sympathy for a tenant making a mistake on the first month he lived there.- There was a dispute with my security deposit and it took 3 months to resolve the issue. It often took 1-2 weeks to get a response via email, phone calling was hard because the person that could help me was hardly ever in the office, and going in person left me frustrated with the customer service. A one point I went into the office in person and spoke to an employee for over 15 minutes. She said I should get a response within 2 days. Over 2 weeks went by without a response. I finally called the office and spoke to the assistant manager and she had zero clue what I was talking about. Her coworker clearly never passed my information along. The same assistant manager once emailed me some information and I responded immediately. I asked she get back to me within 48 hours, as this dispute had been going on for nearly 3 months at this time. Eight days passed without a reply. I went into the office in person and talked to her and she had no idea what I was even talking about.

I came to find out the laundromat where I actually moved into (Not near the model they showed and nice laundromat in view) was way smaller and wasted my soap in a machine that credit card machine was not even working. Also, apartment stank bad like the chemicals they used to put in the new Thin carpet which is cheap since i can tell uneven floor at three bottom, even feel rocks here and there and already fraying in the ends. Ive noticed that if you get home paat 5:30pm youre lucky if you find parking inside the gate. Its free for all with a parking permit. You dont get an assinged parking, not even one. THEN comes Valentines day, Im doing laundry at 11pm and even marked the machines with color magnets and set a timer on my phone to come back before the 2 machines even finish. I come back with 2 minutes left to find one of them going and the other one open with some items on the floor and the rest GONE! My work clothes, some gym, and pjs GONE! WHO Does that? ...nways DONT do it. Unless u dont mind any of the above. Comment: I used to think this place was great but man has this place shown its TRUE colors. I mean where do I start. Lets start with the parking. GOOD LUCK finding parking even with a parking pass. They have no way to stop people without passes from parking in the gate. Forget it if you have 2 cars. They will only give one pass unless you buy a garage which is $80 per car spot a month. If you park out side there is no guarantee that you will get a safe spot. Eleanor is the only safe street to park on without getting a ticket. The university will not let you park in thier parking lot or on the street. YOU WILL GET A TICKET PASS 8 AM. You can park on third street but you cant park there over night every 2nd and 4th Wednesday of the month YOU WILL GET A TICKET PASS 8AM. Lets move on.... the structure of the buildings are very poorly made and let me explain. I live on the second floor. Without any furniture you will not hear or feel any shaking, but with furniture, you might as well tell the neighbors downstairs sorry for living above you because every step sounds like you are dropping rocks on the floor. Doesnt matter how big you are. Im 62 and weigh 215 and I have to tip toe around the appartment like a damn ballerina. The walls are super thin and you can hear most things. Like people talking and having a conversation. The windows only hold the wind from sweeping in but thats about it. You can hear everything thats happening outside like your window is open. The windows shake for everything. The upstairs person is walking and it feels like an Earthquake. Which reminds me, when there is an earthquake and there was one this past year and will continue to be, this place feels like its going to fall down. Last decent size earthquake was about 4.2 but felt like a 6.0 with things falling off the wall and falling off the shelves. I could only imagine if you had a pet, how bad it would be? Imagine a dog getting zummies, that would be horrible for anybody below you. Ok so thats about the structure but now on to security. Security is from the university but as I just found out they are only around after 10pm. When you call fhe front office the voice message gives you the number of the university security and boast that you can call them at any time which is not true. Only from 10pm to 7 am are they patrolling. Which all they really deal with is people parking in the gate without parking passes. I hope they actually stop homeless people from coming in the gate at night because I dont normally see them around but during the day no one can control that. You vet crackheads and homeless going through the trash looking for bottles and other things. Let me now tell you the positives. Maintenance is quick and easy.

They lie and trick you into signing a lease when youre not ready so they can lock you in and threaten to make you pay the full lease term if you back out. And the apartments are way too small and theres not enough parking! Dont trust Samara with anything she says!After about a month of living here they towed my car for not having a parking permit when it WAS there on the floor next to the drivers seat, it had just fallen off the rear view mirror. I was late for work and it cost us almost $200 to get my car back. None of this would have happened if they just issued a sticker permit LIKE IT SAID ON THE LEASE. Also the office management, the security company who called the tow, and the tow company were all very rude and giving me the run around when we were trying to figure out what happened. Since we DID HAVE OUR PERMIT IN THE CAR we asked management to reimburse us for their mistake and they REFUSED! ABSOLUTELY HORRIBLE! DEFINITELY DO NOT FEEL WELCOME TO LIVE HERE!Not too long ago the leasing office sent out a mass text warning residents about parking in the future residents spot. They sent out 4 separate warning texts about the vehicles that were parked in those spots being towed over the course of a WEEK! WHERE WAS OUR WARNING TEXT? OR IS IT MORE FINANCIALLY BENEFICIAL FOR YOU TO TAKE OUR MONEY UNNECESSARILY?And, just recently, the laundromat on site wasnt working, but of course we didnt get a mass text informing us of the situation either. My wife had already wasted laundry detergent on two washing machines before figuring out that the payment gateway wasnt working. When she called the office, they already knew about it and were working on it, and we were more than welcome to use the laundromat across the street oh really? Thank you Natalie for letting us know that we can waste our money somewhere else!!TL;DR DONT MOVE HERE. DONT LET THEM TRICK YOU INTO SIGNING ANYTHING. AND IF YOU DO SIGN SOMETHING MAKE SURE TO GET A COPY BEFORE LEAVING! THEY WILL TAKE ADVANTAGE OF YOU. ALL THEY CARE ABOUT IS $$$ AND NOT PEOPLE. Comment: 777 Place is not a good place to live.First and foremost, its in a bad neighborhood. My wife and I lived here for a year and a half. In that time we witnessed multiple crimes. Within the first couple of weeks we lived there, we witnessed what we believe was a drug deal; a man inside a car handed a paper bag to a man outside a car and the man outside the car handed back a large wad of cash. After we had lived here a couple months, we were awoken at about 2 in the morning to someone pounding on the window of the apartment directly beneath ours and screaming at someone inside. Eventually this escalated and they broke the window with a rock while I was on the phone with the police. A few days later, there was a helicopter flying over the complex for awhile and we were wondering why this was happening. Shortly thereafter, we got a text from the complex telling us to remain inside with our doors locked because an armed robber had escaped into our complex and the police were looking for him. Another time, when my wife was at class in the evening, I heard a girl screaming something. I went out to see what was happening, and there were multiple people surrounding a girl. I believe she had been assaulted or mugged.As for the apartment itself, it was pretty crappy. The entire apartment sloped toward the middle. We had our bookshelves against the walls, and they all leaned inward. Fortunately, there was not an earthquake strong enough to knock them over while we lived there, but it was a constant concern for my wife especially.There was a gap of about half an inch between our countertop and the wall beneath it.The bedroom door and the closet door both had holes in them that had been poorly repaired.There was an air conditioner in the wall, but it wasnt really sufficient to cool the apartment down if it was already hot.The complex does do a lot of events, and thats nice. If youre going to WesternU, there is no complex closer.Nevertheless, these benefits so not outweigh the downsides and I dont recommend people live here.

Regardless of how clean you leave your apartment, they will NOT return the deposit.2) METH LAB EXPLOSION occurred in the apartment upstairs from mine. For the following two weeks, there was broken glass on my patio and ZERO presence from apartment maintenance or staff.3) HIGH SPEED CHASE ENDED IN COLLISION WITH SECURITY GATE. One afternoon, there was a high-speed chase on Mission Blvd and the suspect decided to ram the security gate at 777 to flee from the cops. My husband was out walking our infant daughter at the time and could have been killed. Luckily, he made it across the street and witnessed the whole ordeal. After that, no communication from management.4) ZERO water temp regulators for the plumbing. Want to take an ice-cold or scalding hot shower, then 777 is your place. If you want safe, comfortable shower temps, perhaps look elsewhere.5) Try contacting management about anything, I dare you. The person you need to speak with will never be in. The support staff cannot act on their behalf. Enter the infinite loop of incompetence.6) Parking enforcement? NOPE! When we first moved in, they informed us that residents get 1 parking spot per unit--other vehicles would need to purchase a garage or park on the street. Didnt happen. One night, after circling the entire complex and finding zero parking, we did an inventory and about 1/3 of the vehicles parked outside did not have a parking pass displayed. We proceeded to call the tow company listed on the parking pass. Tow company informed us that the security company that 777 (allegedly) employs would have to make the call for the tow. However, there were no security guards, as promised upon move in. Basically, the parking situation was out-of-control.Bottom line: spend a few extra dollars each month elsewhere. Its an investment in your safety and security. AVOID this complex at all costs, if you can. If you cant, Im sorry you had to make this choice.

Comment: NO stars. This place sucks. If you get a new car they will NOT replace your sticker, so you lose parking privileges, even though you pay for them. youre supposed to pay rent on the second. If you are one day late, there is a 10% penalty, AND they make you pay by cashiers check. They will no longer take the check they were willing to take the day before. 10% late fee is usurious and would never hold up in court in California, by the way, but the staff all give you this little smarmy smile and tell you it was in the contract. As if that makes it right. I encourage everyone to take them to court or refuse to pay and let them. ALSO, STAFF FREQUENTLY GO THROUGH YOUR APPARTMENT. THUS, YOU HAVE NO PRIVACY. I wouldnt recommend this place to someone I hated. Also, some of these reviews are clearly lies posted by owners or management.IMPORTANT: the lease is for 11.5 months, so the last month you pay the same rent for only two weeks of the month. If you renew, then you pay the regular amount. THIS IS BUILT-IN RETALIATION FOR NOT RENEWING. Everyone should refuse to pay and make them take you to court. I offered to pay the pro-rated amount and they refused it. I told them to take me to court. they never did. THEY KNOW ITS ILLEGAL IN CALIFORNIA. 777 is the biggest clip-joint in the area. Comment: Where to start with this place...Pros:Well the staff was always helpful and friendly esp. the maintenance staff which responded promptly to repair requests. But aside from the customer service my wife and I have had nothing but problems with 777.Cons:The apartments don’t feel safe as they have very minimal security (as I understand it there is one guard on duty at night for both complexes and no security cameras) and transients are always walking the complex going through the trash. A neighbor’s house was broken into last fall and robbed and 777 would not accept any liability.There is a fee to have a second parking spot inside the complex (don’t remember the exact details but it was over 1k for the year. This is a serious shortcoming as the neighborhood streets are not very safe to park on (just last week the car next to ours was broken into and all the windows were smashed in).A couple months ago there was a mandatory day evacuation of the all apartments because of a cockroach infestation. We were delivered a notice that we had to empty all kitchen cabinets and vacate the apartment for most of the day. They threatened a $100 fine for non-compliance and a $45 fee if the apartment was properly prepared. This was frustratingly inconvenient to empty all our cabinets and cover our belonging in a tarp while they sprayed chemicals in the kitchen, not the least because I work from home and had to relocate my office for the day. Aside from the inconvenience I found the whole process to be very patronizing and ingratiating as if they were doing us a favor. The heading of the notice began “great news!...” Not sure if they were referring to the cockroach infestation, mandatory evacuation, threat of fines, or pesticides they were spraying into a confined 600 square foot apartment but I was not particularly ecstatic about any of the above. Regardless, the cockroach problem still seems to be an issue. My wife walked into an adult cockroach that flew out of the vent in our bathroom this week...The lease is 11 1/2 months not 12 and they did not make that clear at the time of signing. So not only were we paying a higher rate than we thought (11.5 months divided by 12 instead instead of an actual monthly rate) we also had to leave our apartment two weeks earlier than we were anticipating. So that was an unpleasant surprise.They charge a 10% late fee on late rent, which is also illegally high per legal precedent in California. Obviously, it’s my own absentmindedness’ fault for knowing this and should have never been late on a payment but regardless. I spoke to the front office we decided on 5% for a first time offense, which is high but at least reasonable.Lastly, our apartment is ridiculously hot without AC including in the winter. Except for winter nights when we could open the window we’ve barely turned our AC unit off. I think it’s because they have uninsulated water pipes running through the floor that act as in-floor heating. Not sure if this is confined to first story apartments or not, this has just been our experience and something our guests have noticed as well, but has contributed to our frustration with this apartment.Moral of the story:I don’t think the administration of this apartment acts in good faith and they will take advantage of you given the opportunity. I’d highly recommend avoiding 777 if at all possible.

Carefully review your lease or you’ll end up paying for weeks that you are not even outlined for! Management has nothing to say to you when you ask about this flaw in the contract, it seems that no one here actually reads the contracts. Unfortunately, we were in a bind and hastily signed the lease here. The only good thing about this place is the maintenance crew! They always did an outstanding job helping us out at all hours, especially the time when someone was parking in our garage (that is an extra cost on top of rent) at 1am. If you can avoid living here, find somewhere else!

Comment: If I could rate this place lower than 1 star, I WOULD.Where do I even begin with this place?First of all, management is horrible and of course some of the staff are friendly but most of them have unwelcoming attitudes, except when youre about to sign a lease. When I first moved in, everything seemed fine and promising but it was after that I realized how this place treated its residents.Rent is late after the 3rd day. If the office is open, I usually would take my check to the person at the desk. Now, if you turn in your rent IN PERSON, hand it in to a STAFF MEMBER, how in the world could it ever be counted late? One day, I received a late notice for our rent payment and I was confused as to why it could be considered late if I handed it in person to a staff member. The office asked for a receipt, being my first time renting a place, I had not thought to ask for one. I went to the office upset and asked them what was the issue if I handed it to someone. The manager I guess, Im not sure what her name was, told me she would talk to her boss and see what they could do. She came back 2 mins later and I quote, we are going to waive the fee this one time, and one time only AS IF IT WAS MY FAULT!This was one out of two times they tried getting easy money from us and charging us a late fee for rent. The other time, my roommate complained and I guess the office realized they could not get us to wrongfully pay a late fee and sent us Starbucks gift cards because they messed up.To me, wrongfully charging people late fees is just a ploy to scamming people out of money.Another issue I have with this place is the security deposit. 777 place makes you put down a $500 dollar deposit. From what I understand, a security deposit is for possible damage reparation. To 777 place I guess a security deposit means money left over to improve the apartment. Now, at the end of our lease, I agree we had left the carpet dirty and a $70 fee is understandable for carpet cleaning. But I know for a fact a $280 fee to REPAINT the place is not understandable. We did not damage the walls in any shape or form but I guess 777 thought it was fair to repaint out of OUR pocket. You can kiss those $500 dollars goodbye. We only saw $25 dollars back.The point is this place tries anyway possible to put people out of money.The place is infested with bugs. The water is always being shut off. They always try to fix things wrong with their apartment but never do.Honestly, stay away from this place! It is a huge headache!

First of all please dont get fooled by the HORRIBLE management people at the front office!!!My apartment (along with many others which were being occupied by my classmates and others) had mice problems because the building had holes in the wall which made it super easy for mice to crawl up and get into the apartment. Mind you, me and my roommate are clean freaks (OCD level)so I wont get into how clean we kept the place. I tried contacting the management and after the 5th try they finally sent over the handyman who wasnt able to do anything. It took us another month along with legal threats in order to get a pest control team to come. Whenever we called the management for an issue, it would take forever to get a response and even worse, the staff would just open the apartment door and get in our house without our permission (I walked in my apartment and nearly freaked out when I saw the handyman working on the sink without our notice or permission). Oh and if you want to keep your items in your possession, dont move to 777. My PS3 with all my games got stolen (I dont know who did it but Im suspecting the workers since they have the keys to all the apartments).Do yourself a huge favor and AVOID this place !!!!

Comment: Ive been a tenant here since March 2013, and honestly ive seen improvements. New Management took over at least over a year ago and while yes the rent has gone up every year, its for the better. Example, I used to not really like the demographic of the complex, lots of noise, my car was vandalized twice, and overall it was for the lack of a better term, pretty ghetto. Now im seeing a whole lot more college kids and families that live here, and they pretty much keep to themselves. The real Pros and Cons are this. Cons-Its a little older so there are times where theyre working on the water, but they give a written notice and its handled same day. Another con is parking, we have parking stickers but if you get home past 9:30-10:00pm...then youre parking outside of the complex if you dont have a garage. Pros- They have renovated a lot of the apartments and they look a lot more modern and overall nicer. Also although the parking is tough they do offer garages, and are good about letting you know when one is available. They have these little community barbecues/movie nights and free giveaways every now and then. Maintenance manager is nice and theyre fast when you call. Fitness center is pretty solid, TVs, Free Water Cooler, and the equipment is modern(free weights,machines, and treadmills).Also they have night security, so I worry less about my car getting messed up again. Lastly the manager Monica is good with communication, and is reasonable and fair when it comes to any financial situation. Ill most likely be moving closer to my job when my lease is up, but for the time Ive spent here, overall no regrets and I would recommend when asked about it.

Comment: These apartments are located in a quiet serene location nestled between the rustling trees in Pomona, California, While these units are a bit pricey, they offer Quiet cozy spas for some relaxing romantic interludes, and located on the property is also a magnificent pool that most any tenant will gladly tell you is the happening spot during nice weather. In the main building there are additional amenities for your comfort and enjoyment such as a well maintained exercise room, a quiet computer room and a private meeting room that will accommodate a reasonable sized group. There is also ample room on the property to even take your four legged family members on for a walking tour of the property, (Please utilize the free doggie bags for cleanup). we all enjoy our pets, however no one wants to slip and slide. Additional services that make this property worth the extra dollars spent include: accepting packages left by parcel post or other delivery carriers, this eliminates the worry about lost packages, and the friendly staff is on property seven days a week, and usually do not go home until 6:00 P.M. Security quietly patrols the property at night as not to disturb the tenants, however is readily available when needed. There are hours when parking is hard to find, however wait a little while and availability will return as the night workers rotate out for their shifts. There is no Onsite Guest Parking, (Please do not upset your guests by sneaking them in and later find their vehicle is towed) Parking is by current permit only, permits are changed often enough to thwart would be intruders from gaining access to tenant only parking. There are ample parking spots across the street and in the large parking lots across the street which is patrolled by this facility security personnel and security from other complexes as well, do not worry you will find a spot. If you are day workers park by 8:00 p.m. and you will find choice parking. Once you are parked, their are plenty of activities within walking distance which also provides an opportunity to stretch your legs and enjoy the surroundings. When you check into these fine apartments you will be provided with a folder that includes listings of many various forms of entertainment including dining and dancing nearby. I have lived in this complex for approximately three years and I still live in building F Third floor. The neighbors are real friendly without being nosey in your personal affairs. If this was Condominiums I guaranty you that I would purchase this unit. There are also laundry facilities located all around this community and they are well maintained by an outside vendor whom also owns the machines. Monthly activities are always on a constant change so once you become a resident here please check the monthly bulletin board (located next to the mailboxes), or check them out on your tour when you visit. So if you are curious about the prices being pricey, yes the prices are high and your enthusiasm will be high as well after you become a resident and are enjoying life to the fullest. Comment: So me and my partner moved into these apartments back in April 2016I wanna say living here has been peaceful..We really didnt like that its PET friendly because people leave their pets S***t laying around and I have a daughter that likes to play outside and can easily step on it.We recently decided to move to a different apartment in the same duplexBut this time around we had asked if we can see the place before renting it out and they said NO.. I kinda though that, that was lame.. they were rushing us to pretty much find a spot soon.So we ended up having to get an apartment by what it looked from the outside..We payeda 200$ transfer fee plus from the other apartment they want to charge us damage fees of 450$ so in realty You never see your deposit.. They will find anything to pin it on you..Which leads to my biggest problem..We moved to this new apartment August 1stAnd it was damaged all overThey had us fill out a paper with all the damages so that they can come and repair them and sure nuff they never did..Its September now and still nothing!!! This place os horribly managed..They charge for everything.. And the parking sucks!! Theres never a place to park which makes no sense.Overall experience dont rent here.. Its OVER PRICED AND SO SMALL.Theres better places out there.

Comment: 7 reasons why this place sucks!Fyi no stars.1. My car got broken into on 9/2014Near building E2. My car was stolen from inside the property on 12/2014 Near building H3. My car was stolen again from inside the property on 10/2015 Near building E4. Neighbors smoked marijuana all day, smell would go inside my apartment. Complained to 777 apartments.. management said, they couldnt do anything.5. My car was towed from inside the property with a valid permit. When I called the office they said my permit looked old, so they towed my car thinking the permit was fake. I had to call the security company and towing company because 777 apartments didnt want to help resolve this issue. Finally after 6 hours.. they had upper management speak to the towing company, so they can release my car free of charge. But I had to pay for towing to bring it back home.6. 777 apartments charge you an extra at the end of your lease. There response to this.. just the way the lease is written7. Forget your deposit, they seem to always find something wrong with the apartment.

Comment: Tell me why you give a 30 day notice, the only time that you can check out with maintenance is M-F 9am to 3pm. How can they expect a person with a full time job to go at these times? There is no flexibility. As well, the option given is You dont have to be there.

Comment: 777 Place Apartments, why do you give us parking stickers if there are not enough parking places for our cars? I feel this is a simple issue. I do not care to drive around for 10 minutes coming home late from the university trying to find a empty spot. Please, tow cars that do not have a parking permit, or assign spots. I am guessing you have given out more parking permits than spots you have. From the reviews I have seen this seems to be the biggest complaint with the apartments and biggest opportunity to increase happiness of renters. Overall, the staff are friendly and responsive, and facilities are well kept, so thank you for that, but please enforce a effective policy for parking. If I can expect to come home to find an open spot, then I will rate 5 stars without hesitation However, this has been a recurring frustration. Thank you for reading this.

Comment: Love living here. It is convenient for me since I go to Western University of Health Sciences! The staff is really nice and always makes sure everything is up to par. My apartment is the perfect size for me and my dog and it feels cozy and I always feel safe. I havent had any problems in my apartment. I dont think I will be moving out until I am done with school!The only trouble I have is with parking. It is easy to find parking inside the gate during the day, but if you try to find parking after 7pm it is very difficult. I often have to find parking outside the gate in the school parking lots and move my car in the morning

Comment: Ive had no problems whatsoever since moving in. My only issue once in a while is the parking, but its never drastically bad. Sometimes there is nowhere to park inside, so I have to park myself outside on the street. Aside from that, living here has been a good overall experience.

Comment: I lived at these apartments like 4 yrs ago I wanna say n I luvd them. They gave us a good price on our 1 bedroom but I think now they have new management. Just the parking suck of course cuz no1 is assigned to one, any1 can park where there is a space available. I would definitely move back 2 these if they worked with what I can pay 4sure.

Comment: Im a current resident with 777 Place Apts. Im happy where Im at. I dont feel like this apartment is perfect but I was never mislead by the woman who signed me up. She told me about parking the first day I came in for a tour. I stuggled for the 1st year living here with that situation. They reached out to me about garage openings and now that my roomate & i have parking with the gates; we are solid! Im happy with the staff. The office is open everyday but I really dont need to talk with them. Their website is SUPER helpful. I can submit emails to them, fill out work orders, and pay my rent without talking to anyone. HUGE PLUS! And when I submit a request for a work order they quote me 72 hours before the service will be completed - but it is always performed the next day. My neighbors are pleasant and if they are noisy - well its an apartment. Im happy here. I would recommend it to anyone I know.

Comment: Hated living there, the general manager was great to work with but their marketing manager was horrible to interact with, very rude individual, also their campainges to get you to resign your leases were very aggressive and misleading. one week they would send out a flyer, the next they would have someone call with a follow up and negate parts of their promotion unless you signed up that second. maintenance was completely unhelpful unless they had access when you arnt around. which was always a very concerning thing for us. very poor experience in our six months there, and still having problems to this day with them trying to make us pay 6k even though they already rented the room to someone else. My personal advice is to avoid living there at all cost its not worth the stress of dealing with a schady area where there sirens going all the time, and they have such a problem with break in that they have the police over every week to try and make residence feel safer. we at one point had a girl run to and knock on our door afraid for her life because of stuff that was happening out side the gate.

Comment: This property looks nice because they repaint over the dirty walls and even the ground pretty much every month. Its very dirty and Building X on the trashy side is absolutely infested with roaches. My roommate and I are not dirty people and we had some sort of body builder roaches that kept wandering their nasty selves into our place. They dont follow up with any appointments for bug spraying, they dont give accurate or helpful information in the office. On top of that we have been waiting for our deposit refund for over 3 weeks now. We moved out over a month ago and they still havent sent our deposit. I had to call pierce education property management (corporate office) to ask where my deposit was. They claimed that the Metropolitan just sent our paperwork to them today, so they will send our check today. It took me to call corporate to get my deposit on route to me, otherwise they probably would have never sent it.

Comment: Horrible place to live, for those who are looking for a place, look somewhere else.There is really no upside, people who give positive review are probably from the front office. The place is dirty and noisy, to make the matter worse, the place is filled with cockroach that never seem to go away even though I never cook or bring food home; this apartment complex worth around half the price they are charging you at most. On top of that, the air conditioner is old and broken more often than functional, need to be fix way too often. Maintainance is sluggish and the most common response from the leasing office is we dont do that here or thats not how we do things to 90% of complaint. Cant wait to get out of here in 2 months

Comment: Not worth the rent we have had a roach. Since the day we moved in. It took 6 phone calls to finally have someone properly fix our air conditioner and the area is very noisy. My boyfriend and I were walking across the street and almost got run over and there were no security guards to help even though they tell you they are there to help they are not.

Comment: Iv been living here for a year now and here is my advice FIND A BETTER PLACE 1- No enough parking spaces ( dont believe them if they tell u that they are working on it)2- too expensive for pomona. dont let the beauty of the leasing office give u a false impact.3- people who work there are very conceited . ( i mean smile at least )4- if you loose your parking permit, you can NEVER get another one5- if you loose your gate key, they charge 50 bucks for it.6- make sure you walk INSIDE the complex to see how clean it is. ( not clean)7- dont be shocked if your neighbor pays 200$ less than u8- try walking outside the complex after 10 pmnot worth it . Take my word for it.
