Comment: Moved into a place with the equity group and everything was so quick from the application process, communication was quick and easy always answered all of the questions I asked. We had a minor issue with my sink and they were so quick had a tech over right away to fix the issue and it wasn’t done the lazy way. I’d recommend equity group to anyone I know looking to rent a home or looking for management for their properties. Coming from a previous management company this one gave me a whole different perspective and it’s been amazing. 10/10

Comment: This is my second review . First one was disappointing maintenance issue. But was corrected by Crystal. Now here we are a couple of months later and I have a maintenance issue again. This time with a unreasonable charge for a plumbing job. I spoke to Monica on 6/17/2024. Crystal was not available. Monica assured me that she would let Crystal know my complaint. I had my bathroom sink start to slow drain, and leak at the base of the sink. I submitted a maintenance request, and they came out to fix it. Now I receive an invoice for $80 for the repair. For hair clog. This house is about 50 years old. I get a haircut around every 2 weeks, so my hair is short. My wife is not losing her hair. To say that we are the cause of this hair clog is so ridiculous, I just cant believe it. I take care of this house. like its my own. With this invoice I am not feeling that I should take care of this house the way I do. Really, Equity $80 charge to a tenant you do not have to worry about. This so disappointing and demotivating. Im sure if they do a complete inspection of the plumbing they will find discrepancies because of the age of the home. We dont own a hair salon here and purposely put hair down the bathroom sink. Well, I guess I have no choice but to pay this. I dont want Equity to go under.Very unhappyDaniel

Comment: My name is Rebecca Lowdermilk and everything I say from here on out is truthful and my personal experience being a contractor for The Equity Group. I own a small cleaning service and started in 2016. In March I sent an email to Ali about a past due invoice which went unread. Fast forward to April 2 I emailed Ali again and she stated she was holding my payment for services I provided because she wanted me to send her my new COI mine had expired but the one they had on file covered the period I was owed for my services. When I questioned her ability to withhold my payment she became combative and basically told me my services will no longer be needed and my check would be upfront. I am not the first contractor this has happened to. After 8 back breaking years with the Equity Group she basically threw me out like trash. I work hard for my work reputation and thank goodness I have a customer base who appreciates my hard work and dedication. Ali has made it so difficult for me that I have to walk on eggshells to please her or tip toe around her because she is absolutely awful. I was so upset with Ali that I wasn’t going to let her tell me anything. I did not do anything wrong whereas she has! If anyone shouldn’t be working for The Equity Group it’s her and here’s why.For the last 8 years 7 of them I was not able to send an invoice in for my work performed until they got a controller Jes and bless her heart super sweet staff member. I was told what I was going to be paid for my work performed. I was not able to tell them how much they owed I have countless emails of Ali charging owner A for owner B’s cleaning . I would at times work for as little as 4 dollars an hour. I would have to clean 3 of Equity’s rentals to get what I get for cleaning 1 with any of my other customers. I was underpaid. Once I cleaned a unit and Ali paid me 170 dollars for it when I told her it’s cost me 270 to get it clean she stated we want you to make money but you can’t always make money. Again I can go on and on from my time being with the Equity group and Alis nonsense but I’m not putting in anymore effort. It’s been over a month since I performed any work for them and I did absolutely nothing wrong. I work hard to support my family and kids and how would she like it if someone did it to her. Contractors count your days don’t piss this girl off you are all replaceable.Onward!

Comment: UPDATE: We really werent sure what Equity Group knew prior to today. Equity took over the property we were renting in March of 2023. *They were clear that the electrical issues fell on to the landlord Robert & Natalie Harlan to fix. Granted it took 11 months for it to be fixed then about 10 days later we received notice to move. I did say I felt it was in retaliation FOR going to code enforcement for a substandard rental and fire hazzard.IT IS MY POSITION that Robert & Natalie Harlan willfully and knowlingly rented us a house that was not habitable and was unsafe due to preexisting electrical issues throughout the house. Furthermore I contend that the Harlans knowingly attempted to commit fraud by claiming WE were running an in home mechanic shop and demanding we turn over our business insurance to cover the costs. Both Electrician companies and SCE said the problem was in the electrical panel and it was old. Additionally, one or both of the Harlans entered the garage at some point within the past 4 months without notice (before or after) and seemed to rummage through our files. We know because one or both left something of theirs behind with all their personal information like SSN cards, DLs, and kids information... They breached the lease 2x and dodged code enforcement by claiming they dont live in California. At no time did we withhold rent. Our eviction is pure retaliation.Ive created a blogger account and facebook page to upload all the photos and videos of this house and the conditions we lived in. Ill update the blogger address once complete.Updated post:If youve found Equity Group has engaged in fraudulent accounting, please contact me!

Comment: I am very frustrated with how this business has treated my daughter and I. We were tenants for a year, gave an appropriate notice to vacate, and left the property cleaner than when we moved in. We initially were denied our pro-rated rent and our deposit was kept. All we were given was an invoice with a charge for Carpet cleaning $125, General Cleaning $160, and a accumulative list of items (replaced blinds in living room, painted all doors, installed AC filter, cleaned AC filter grill, replaced toilet seat, installed clip on bathroom sink pop up, adjusted a hallway closet door, painted front door, replaced light bulbs: includes Labor and materials $541.68.) We have asked for itemized costs for that lump sum of $541.68 and have been denied. My daughter called multiple times and was sent to VM with no return call. She finally told them that she was going to go in person because she had all her photos and nothing needed paint nor were blinds broken in the living room. We also paid an extra $10 a month for the AC filter to be replaced monthly, replaced all light bulbs and even left 2 extra on the counter. Once in the office, she was able to speak to Ali who was extremely unprofessional. My daughter asked for the initial walkthrough paper work from when we moved in that included pictures so we could compare the condition of the duplex. She was told that she could not have the initial walkthrough paperwork and there was nothing they could do to help with that. After my daughter explained the legality of the prorated rent, she did agree and gave a check for that. She asked to speak to the owner Steve and was told he was too busy to talk to her and call to leave a VM. While speaking to Ali, she asked why she could not have the initial walkthrough paperwork. Ali slammed her hands on the desk, and stomped up the stairs. Ali never made it back to finish the conversation. This was in front of another tenant that was there to sign his lease and he made a comment, I better take a lot of pictures to ensure my deposit Still have not had any response from anyone from that office and we continue to call for the past two weeks. REDICULOUS!

Comment: We moved from 4 hours away The equity group made the viewing of homes and whole rental arrangements easy. They were very flexible with us because we moved from so far away. The in person deadlines and dates and photo drop off dates were scheduled around when we could come to do them being so far away. This was much appreciated when dealing with leasing dept I highly recommend Selena De La Mora rather than the other gal. The maintenance dept is on their game and addresses all concerns quickly. Comment: We are not happy with Equity Group. They had a tree trimmed because a roofer told them the tree was hitting the roof. The trimmer came out, trimmed one limb, and charged 650.00. Equity Group said they never went out before to see the tree or after to see the finished job. We went by and it was the wrong tree! Additionally instead of calling to let us know about service requests from tenants they email. We didn’t get the email for hours and there was a leaky pipe and the tenant was without water. Communication has not been great!

Comment: Overall my experience has been mostly positive. My concerns pertain to that of organization, communication, and clarification of duties. There’s particular agents that are in charge of certain things throughout the rental process. There seems to be lack of communication between them, for I have yet to hear back from someone who was supposed to send me open listings of apartments for rent after my lease was terminated by the owner. Another example is I had a question pertaining to something and was told by one of the agents that she was not in charge of that and that another agent was to get back to me. Never did. Besides those instances, quite professional despite the lack of cohesive communication

I cannot say enough about how efficient and thorough they have been in vetting potential renters, maintaining the properties and the courtesy of their employees.I have managed my properties myself in the past, so I know it is not an easy task. I feel using Equity Group to oversee this for me has saved me time and money, which more than compensates for any fee I pay for their service. They have their own maintenance staff at the ready and it is also a cost savings over finding and paying the maintenance on my own.I appreciate their business staff and the end of the year statements they prepare for tax time. Was handed over the home while home was flagged in violation of HOA rules and had to request that the yard be brought up to code or else nothing would have happened. Until I get a real response addressing the roach problem and the many other issues I disclosed, I unfortunately cannot recommend this company.

Comment: I lived in this complex for 2 years. Camelia, the apartment complex manager is amazing, she responds to emails, text messages, maintenance requests the same day, most of the time within the hour. This is a really safe apartment complex, no break ins, no loud music, no disturbances (no drama) we don’t have a neighborhood watch but if anything suspicious comes up Camelia will email all tenants and ensure that we know that she has a plan on how to keep us safe. There was a time that somebody vandalized the mail box, not the units or the property. She emailed us to be more diligent in monitoring our surroundings at night and to report anything suspicious to her and she would notify security or PD. MOST apartment complex managers don’t give a s**t. The rent is reasonable, not over priced. Camelia keeps all the residents up to date on renovations, apartment inspections, and any upcoming changes. Recently the complex pavement was revised / replaced, that was a pretty big project, they do a good job on keeping complex looking clean and well groomed, they have a yard service weekly to provide lawn care and maintain the bushes, etc. The neighbors are pretty friendly and the pool is functional, stays open late 9am-8pm. The pool is well maintained, Camelia makes sure that things get taken care of, she’s doesn’t put things off. She is proactive when there is a problem, she communicates when there is problem, and she’s truthful NO BS. She will work with you to figure out a plan, some things aren’t in her control and she doesn’t feed BS, she’s honest. If anything is out of her control, she sends you to the right person to talk with. This happened to me once where I had to deal with someone else and I regretted dealing with anyone else but Camelia. She maintains her professionalism and does not hold grudges. Her attitude towards you doesn’t change in any situation. When you’re dealing with hundreds of people you have to be able to keep your cool, and she does that well. Over all a great place to live, residents feel safe, they keep up with maintenance, and there are many residents who have lived in this complex long term ( that says a lot about a complex).

That being said, Im waiting for the plumbing crew to come pour cement that had to be removed for the last repair. I realize they were probably waiting for the weather to get better to pour cement. Especially I like the annual property walk through inspection and evaluation report. So I can have some information about my propertys conditions. The only thing I would say is sometimes hard to get hold of person that I tried to reach and take a while to get call back from them. But anyway I enjoy to work with Equity Group.

Comment: Slow on maintenance requests. Sent me a bill for 800 dollars when I moved out. I contested this and received 300 of my deposit back. There was a HUGE bug problem, so I called the office and asked if I could leave a few cleaning supplies and some raid under the sink for the next tenant. They said it was okay, there would be no issues. I was charged a ridiculous amount for removal of items left behind by tenant. I had the house professionally cleaned, and they charged me a hefty cleaning fee for mold in the grout near the sink (an issue we had since we moved in, we called maintenance about it multiple times) as well as the bathroom tile needed to be wiped down. The pictures they sent showed a very clean bathroom wall. I attempted to contest these charges, and was told they will split the cleaning charge with me and I can take them to small claims if I want. The lease stated the house must be left in similar or better condition than we found it in. The house was disgusting when we moved in, dead cockroaches in cabinets, mold all over the kitchen counter in the grout. This is predatory.

Comment: Ive been renting through Equity for 7 years and this year 2022 for our inspection my daughter had COVID and we had COVID symptoms and we got a text to schedule it, but because we felt horrible we didnt call. Our lease isnt up until July 31. We got a second text which we still felt horrible. Finally after a third text we were told to contact otherwise they will enter in 24 hours. We contacted Alma to let her know we had COVID and we were only given two dates to inspect. The upcoming Friday or Monday, so we went with Monday. We finally felt okay enough to clean over the weekend, but I felt after 7 years of renting they would understand. So even if you have COVID they dont care and will still require an inspection. I hope the person that comes doesnt get it since the bug isnt gone from our house, but AGAIN they DONT CARE. I liked this company until this happened.I really enjoy renting through equity group. You can pay online, and request maintenance online as well. When you request for maintenance its a very quick turn around. If there handyman cant do the work they will send someone else out to fix it. Our kitchen light went out and the handyman couldnt fix it, so they sent an electrician and he fixed it. After the kitchen light went back up there was a hole in the ceiling and they sent the handyman to fix it. Now we have a very bright light in our kitchen that I love. When Im ready to purchase a home I will be going through Equity.

The lady said she’d give us a call by the end of the day which that didn’t happen. We called them over and over bugged them to get an answer only to have them tell us we didn’t qualify because our credit score! She said we needed at least 550 to be looked at and I have a 600!! Very unprofessional wasted 60$ for nothing!! Definitely wouldn’t recommend unless you want to get scammed out of your money!

Comment: Equity sent their representative last week Tuesday to do an annual inspection of the house and property. Let me start by saying that the representative was very conscientious, because on Friday when she was first set up to come over, the representative wasnt feeling well and rather than share what they had they rescheduled for a later date after the upcoming Holiday.When the inspector came over on Tuesday she conducted herself politely and professionally. She examined several areas of the house to see if there was anything that needed maintenance or repair. She examined all the plumbing fixtures above and under the cabinets both inside and outside the house, tested all the smoke and carbon monoxide detectors and checked out the water heater. She also took several pictures of the house inside and outside to examine later. She also was careful not to be intrusive of any of our personnel property or furnishings.The inspection went well and we invited her back any time she might need to come over and update or inspect the house.

They charged us for a smoke alarm that was not in the house when we moved in, and the house we moved into had a big bug problem they refused to help fix the whole year we lived there. The house had NO GRASS front or backyard we were willing to put grass. The kitchen had cabinets that were dirty and missing cut boards, the cabinets in the hallway had little pictures that the last renters kids probably drew, water leak in garage made I mean like really ? And they want to be picky LMFAO....We just really would like to relocate.. All the women in that office honestly just seem like they hate their job . I’ve been in management for 10 years I notice employees behaviors. So for others who want to apply to this rental agency..Don’t Apply and spend $30 an adult to get denied better off choosing total property management. At least they are honest .

All the employees Ive encountered over the years have been very pleasant, always helpful, easy to work with, and proactive in keeping us posted on status/issues with the property. They use a nice on-line accounting system and we receive thorough statements every month via email. Have a good repair group that handles all small repairs for reasonable price. Rental Mgt Fees very reasonable. Property never remains empty for very long. They also are very accommodating with problem clients. If the tenant doesnt pay rent, they handle the eviction process. If there is a financial issue that stems from any lapse in setting up properly to begin with, they handle it with no haggling about it. Cant imagine you will be able to find a better outfit to handle your property rentals.

I placed the call in early April and was barely fixed a month ago. So needless to say, it took 6 mths to fix a small problem. Also, at the beginning of Sept I switched banks and updated my profile with Equity Group so that they could have my new bank info so that they can directly withdraw my rent (as usual of course) from my account. Turns out that they didnt and I found a VERY nasty note placed open on the outside of my mailbox indicating if rent wasnt paid in 3 days I would get evicted ! I then called my bank and sure enough the rent was paid and on time. I called Equity group and spoke to Erika who apologized for the note as my rent was paid and the note should have never been placed at my address. This is embarrassing as I live on a busy street and that note was placed open and everyone could read it. I let it go, but now a couple of days ago, I come home to another open placed letter, stating an eviction if not paid in 3 days, when I had already infact paid my rent due. I am very disgusted with the staff as they are VERY unorganized and make it seem like its our own fault for this. I have taken pictures of how they have left those notes open on my mailbox. Ive also taken pictures of the shower issues through out the months. Ive saved receipts to back me up as I will need them in the future for proof. People, dont be fooled by this equity group. You will find out the hard way if u even consider renting thru them. But if you decide to after all, please save your receipts and take pictures of before and after of any mishaps. I DO NOT RECOMMEND ANYONE FROM RENTING through this equity group. They are a joke!! For me in this case, Im glad of those nasty notes left openly on my mailbox, saving them on my files as they will sure come in handy soon :) so thank you staff of equity group for been so unorganized and leaving me with proof of how pathetic you guys work !!! One very unhappy renter !!

Comment: I would like others to know, the Equity Group surprised me!!! I read the review of others and I was very skeptical. I first called and spoke with Steve, owner, to address my concerns. Before I rented and signed an agreement, he was willing to meet with me as well. He was very professional, friendly and accommodating too! The staff was very friendly and helpful, any time I had questions they were friendly, quick and precise. Anytime I had requests that needed to be addressed during my tenancy, the maintenance team was also quick, friendly, very helpful and accommodating. In addition, it was a very nice home. All my appliances were new, with new floors, blinds and newly painted. I did have issues with cock roaches at first, whenever I requested a spray, they took care of that right away. For the most part, they were no longer an issue. I would recommend the Equity Group to anyone. Thank you Steve and the whole company for a wonderful place to live!

Comment: The entire application and rental process was very smooth.Once we moved in, we found a lot of things that needed repair and not in the best working condition; most of these were things found after usage, after moving in.However, once orders regarding high priority work and maintenance were placed, the repairs and work were completed very quickly and faster than expected. The professionals who were brought in to do the work were very kind and knowledgeable; they also communicated with us well.There are still things, of lower priority, that have not been attended to yet even though work orders have already been placed.

Comment: I will never rent through them and dont recommend them to anyone I know looking for a place. I met the qualifications with a co-signer and both my income and my co-signers income were stable and met their absurd request of 3xs the income, but they still denied my application and kept my application fee even with my perfect credit and no prior evictions; it still was not enough for them. The apartment I applied for would have been my first apartment. I had even offered the office manager months rent in advance on top of the asked for rent and deposit, but he said no and turned me away. I now rent through a way better rental service and have been with them for many years now. I dont get treated poorly or feel discriminated when I go into their office or call them as the way I felt when I was dealing with Equity Group.

Comment: EVIL EVIL EVIL PEOPLE ! they stole part of my deposit without justification, and evicted me WITHOUT CONSULTING THE OWNER OF THE PROPERTY !!! Thats correct, I called the owner and they had no idea equity was evicting me. Equity has no care for the common person or common good. I was evicted because my neighbor, who is not associated with equity, complained to equity about an argument, equity sided against me. if you want a property manager who will not defend you and side against you for no reason, go with these people. They like other people more than their own tenants !Their maintenance was also terrible, when I moved in their team had painted the bathtub and the sink. I was forced to bathe and wash my dishes in toxic paint, who does that ? It was 4 months before they fixed the tub and they never bothered with the sink.Worst off now they are evicting a 70 year old senior citizen I know renting from equity, without reason or cause.I am appalled at this company. Living at a place is built on trust, I paid them early or on time every time. I hope karma comes back to these people. They also stole a part of my deposit even though I hired someone to clean the apartment for a whole day, leaving it cleaner than when I moved in.

Comment: Equity Group kept our deposit but now shows up on my girlfriends credit report as a resolved collections account, despite the fact that the deposit was paid, why would this have anything to do with collections? never late on rent or issues with damages that the deposit didnt cover we even received a 60 dollar check from the what was left over from the deposit after the cleaning was paid

Comment: First impression: Neldy, who is the manager at the front desk was very polite. Explained the application process in detail and was told I would hear back in 3 days . On the 3rd business day, I received a call stating I was accepted for the house I had applied for. I was then transferred to Crystal who handled the lease paper work. Crystal had a good personality and made it easy to understand the lease and explained how you can fill out all required signatures online. She explained how I could pay my rent online which made things so much easier. I moved in and noticed a problem with ants, I contacted Neldy about this problem and was told she would take care of it. The following business day, I had pest control calling trying to set up an appointment to come spray. So as of now, Neldy and Crystal have been true to their word and have been very helpful. I would totally recommend them to anyone looking for a place to rent.

Comment: I was very disappointed with the way they handle their application process. I paid $75 just to turn in the application, but before I did, I asked what the qualifications were, and I was told there was only one person ahead of me. I overheard that this person did not meet the qualifications. So I submitted my application knowing I had a good chance. I received a call saying I didnt get the house. I asked why and she said I dont know. You qualified through us. But for any given reason. The owner said no if I had known thats how they screen applicants I never would have handed over the $75. We met all qualifications. Including family composition, credit, and income.

But biggest warning is be careful with these people, when they want to get you out of a rental house/building they will let you go in and take your stuff after they change the locks and steal what they want. We mysteriously had a True fridge worth over $600 missing. Yes, this is the kind of crap nobody should be putting up with... no respect for belongings and this is while we still had time to clean out the building with our stuff. NOT RECOMMENDED

Comment: I recently rented an apartment from Equity Group and got in easily enough which was great. I moved in last Saturday and within a few days I woke up to a flooded apartment. I called the Repair line and the plumber came out that day and fixed the problem (although I still do not know what the problem was as I have not been contacted by Equity Group). A local business was also utilized to extract the water from the carpet and then upon my request the next day another business was used to extract the excess water yet again. I still have a very damp carpet and have had to sleep on the couch as my bed and bedroom furniture have all my packing boxes on them due to the wet floor. It is sad to me that the owners seem to not care about their property and possible ruined carpets. I spent Christmas day with my family and it was upsetting that my apartment smelled and my grandchildren got their clothing wet when playing on my carpet. I have just signed a contract with all types of legal terms defining what would happen if I did this or that. Cash sanctions are set deeply in place to ensure that all goes well at the managements end but I have had to endure a lesser quality of living in my apartment due to the management agencys lack of concern for the property and me as the tenant. Shame on you Equity Group!

Comment: My husband and I rented our first place together through Equity. We loved our duplex, especially the neighborhood it was in. When we left we got our deposit back within a week and were thrilled with Ali Lanfords quickness and efficiency. The one thing we were bummed about was the landscaping. They mowed but did nothing with our flower bed. It was hard dirt when we arrived so we planted our own flowers and added bark. All in all it was a good experience.

Comment: Was trying to relocate long distance and was in communications about one property. Always promised me that they would call me back and send me photos of the property and additional info. I called regularly to check up since no one bothered to stay in contact. Finally they gave me an excuse of why they never did as they agreed and followed it with but the property has been rented. You could have started the conversation with that. No concern for clients. No grasp of customer service and following through. Dont waste your time.

Comment: I agree 100% with the comment above. Equity targets low income families. My family could have died due to carbon monoxide because of a dirty flame in the water heater and build up and they are now trying to charge us 838 dollars for the replacement. Not only that, we have received several noise complaints and a couple eviction papers because of our one year old son. He is a baby! Babies make noise! Not once have they bothered to call and see what was going on, they just drop a paper in front of our door.They are supposedly taking us to court to evict us, but we have yet to even hear from them anymore besides the water heater bill. It has been over a month since all of this stuff happened and I have called them several times since and they will not return my calls. We have never been late on our rent and we do not bother anybody. Our apartment was disgusting when we first got it and it looks 100% better since we have fixed it up. we have been here since September of 2012 and not once have they bothered to come fix the problems that I put on the walk thru sheet that they had me do by myself. Equity is a terrible company and I hope nobody has to deal with everything we have. I definitely do NOT recommend their horrible management.
