Your entitled to a walk through of the apartment and they said they couldn’t do that for me, but they were happy to take my money. Comment: It’s very Sad to see how Poor Hignell has become since Doug Hignell. I have called and talked to Greg Wietbrock Four times and Lisa twice about the trees in the Lassen trailer park that hang over my fence and thrash my back patio, patio cover, backyard & Pool. PLUS they block my SOLAR! Two years ago they had a different property manager that was helpful and kind who sent a tree service to cut all the massive trees back. Unfortunately that manager is no longer there..... if Doug Hignell was still alive he would be Ashamed of how his company is being run!

Comment: These apartments are not insulated therefore in the winter in order to keep warm takes a lot of energy in the summer it takes a lot to keep cool. the same can be said about the water, you have to run the water a while before getting hot water in the winter in the summer is the same for the cold water. Also the carport where Im supposed to park my car when it rains something on the top pf the carport is mixing with the rain thereby staining the paint on the vehicles, brought it to the attention of the manager nothing was done about addressing the problem. I even asked about a different parking space and was told no. I am not the only one with a problem of staining of the vehicles from this section of carports.

Amanda Place is also located near great shopping, much within walking distance. Comment: Sterling Oaks is a wonderful community for us to live. There is a great balance of various age groups who live here, which makes it great for our kids ages 10-17 years. The Caring Communities Team adds such fun by providing special games, dinners, breakfasts, etc, even during COVID! They are creative and safe at the same time. We have had only a couple maintenance needs, which were taken care of in a timely manor. The gym and pool and hot tub really add to our enjoyment, too. We truly enjoy our home here!

Comment: You spent lots of money updating the laundry/bath facility, but you didnt add needed laundry equipment that there is room for and theres hookups for. Some days you have to wait up to an hour for a washing machine and/or dryer. Do you really give a Rats A$$ about your customers (the tenants). The new folding tables dont work any better than the old ones... they just look better. Are you doing it for the tenants? OR are you just trying to look good.Ive been a tenant for 12 years. You havent done anything in that time to garner a 4 or 5 star rating from me. Remodel of the clubhouse sucked big time. And on top of that its worthless. Its only available when YOU say so. Its NOT a clubhouse by my definition.

The complex remains impeccably clean, the neighbors are friendly, and the resident manager is extremely helpful, responsive, and professional.It took about two months of applying for apartments, being transferred from office to office, and scheduling a walk-through to finally land at Villa Del Mar. When I first moved into the complex, the resident manager at the time wasnt responsive to emails or calls concerning walk through inspection images. This wasnt necessarily the best experience, but my opinion of Hignell completely changed with the hiring of Villa Del Mars current resident manager, as she represents Hignell extremely positively.

Last year a tenant who had not been properly screened caused a huge amount of damage to many vehicles, including vandalizing my own car so badly that my insurance company declared it totalled. The property management company was rather slow to respond to this individual and it resulted in more than $40k worth of damage to tenant vehicles over 2 episodes of felony vandalism.In general, management have been very professional and responsive to any other issues.

Comment: Sterling Oaks - The management on property is beyond awesome, helped me so much with any isshues I had, ether with tenants or the acctual apartment. Staff is very friendly, even stopping to chat with me, (socially distanced across the drive, of course) during their work. Matanance is awesome and friendly, and reliable, something you rarely see c:I moved in 5 months after the Camp Fire, and while I hadnt seen the apartment, I was very happy with it when we did the initial walktrhough: hignell manager was very diligent at her job and kind. I didnt realize just how awesome my view was, and that the price was worth it. I call it the rainbow apartment cause I always see rainbows when it rains. Worth the rent!While it has problems, its nothing but basic apartment isshues that come with living in one: I feel safe and secure. Its a blessed quiet neighborhood, and a path to the local park.Thank you Hignell!

Comment: Much improved since the company stopped continually harassing its longer-term tenants in an attempt to encourage them to move out in order to raise rents even further. And it was encouraging to see that after two years, they finally addressed to issues with the roof and leaking gutters. Disappointed in the company response to the coronavirus, encouraging residents to put themselves at risk for things like Easter egg hunts, and other social gatherings in the midst of a pandemic. instead of taking a leadership role for the community, they simply adhered to the loosest interpretation of social guidelines, without real regard for public safety. Overall, some improvement in quality of service over the course of the year, but still far to go.

Comment: I have only lived here since July. The place is nice and it is quiet. One of the better places in Oroville. But we had a hard rain in Oroville last month. With in minutes my balcony was flooded with water and I couldnt open the door because the water was already up over the base and in the glass area. If I opened the door it would pour in. But the water was running under the door and by the time it was low enough to open the door the water was half way across the living room. This kind of crazy to me as Im on the 2nd floor. My place was easy to fix but the water went down to the 1st floor and ruined the 1st floor apartment. I felt sad for them. But I could do nothing. talking to them, they had just finished fixing there apartment from the last time this happened. I said wait a minute you mean this has happened before? They said yep and they just put it back like it was, didnt fix the problem. It will just happen again and again. You need to address this problem. The balconies dont drain well. 2 floor balconies drain clog very easy. When they drain right, they drain into the 1st floor balconies that have no drains at all that I can see. The apartment below me had a lake down there. No way for the water to get out. Bad design. Maybe add scuppers in the bottom of the walls. Need to add more on 2nd floors for less chance of clogging. Maybe the same on the 1st floor. Drill big holes through the bottom of the walls and add pipes through the holes there to make scuppers there as well. Probably need four or five along the base. I dont know just think out loud. Water attacking your buildings causes mold problems, water damage, rot, which affects your apartment complex and your investment. Continual repairs to a design flaw will never stop till it is fixed. Seem to me you are throwing money down the drain. Spend money to fix your investment and you stop that money drain. Hurts a little at 1st but is better in the end.After all that I would just like to say again that staying here has been nice, management has been very nice. Hope all goes well for you and your properties.

Unfortunately, there is a problem with the sink in his bathroom so that they are going to have to move him and his cat into a hotel for a couple of days as they repair the leak. I understand that issues arise but it is frustrating as my dad has severe health issues and is just getting settled into his apartment. The impending move into a hotel is causing him a lot of stress and not being able use the sink in his bathroom has been challenging for him. It would have been nice if the issue would have been identified and remedied while it was vacant and prior to my dad moving into the apartment.

The people were very accommodating and flexible, getting us approved fairly quickly so we could move into the duplex within a few weeks. Moving out was simple and we got our full deposit refunded. Considering we move multiple times each year, we were impressed with Hignell and will seek them out again next time we have a contract in the area.

The information I was able to take away from their webinars, far exceeded the cost.I subscribed to their newsletters, which I look forward to receiving. They have already answered so many of my questions. They are spot-on, tell it like it is, without any fluff.Both Brent and Gary, are approachable and extremely friendly. They have been helpful in guiding me in the right direction.I highly recommend, if you are a HOA board member, big or small, take the time to subscribe to their mailing list. Their website is never-ending and is packed with great, in-depth information.

Comment: I have many complaints about Hignell. Do not trust this company!!! We were promised a washer and dryer with our move in, but it turned out that the washer did not work. Hignell took several months and many calls/requests to have the washer fixed. Turns out whoever installed it did so incorrectly. The second problem was when we had a bee hive in our wall and they took 3 weeks to take care of the bees. Same deal, my roommates and I had to pester the company to take care of it. Not to mention we were told that we would have yard maintenance, but a maintenance/yard person only came maybe 5 times out of the 8 months living there. When it came time for us to move out, we called and left messages regarding our move out and walk through for our security deposit (which we had given more than a months notice about in writing). I finally got ahold of them a day or two before our move out. It took us disputing and pestering the company to receive our security deposit back - they tried to give us $500 out of the $2000 deposit we deserved back. We had by no means left the place in poor condition. $500 of the deposit was my pet deposit, but they told me at the end that it was not technically a pet deposit, just an additional deposit which would be treated as the security deposit. I had to write a letter requesting my $500 back. I believe they intentionally forwarded my roommates and my calls to voicemail to ignore us. DO NOT RENT FROM HIGNELL. They do not respect young adults, and if you are sending your students to Chico they will take advantage of your students ignorance and your money!

They have a lot of beautiful homes to choose from and are VERY curtious and patient. Whenever you need them for anything they are there. Whether it be to fix something or just to ask a question. Comment: If youre looking for a company that doesnt know that its 2018, youve come to the right company. Its truly amazing that this company, which manages god knows how many HOAs, has yet to go online. Either the CEO is 80 something and cant be convinced that the internet is something he should give a whirl, or automation just isnt their thing. But the fact that an owner of a property that is overseen by Hignell cannot go online to see what he or she owes and instead has to pick up the phone and call the office where they certainly wont get an answer immediately is testament to the true cant do attitude of The Hignell Companies. ITS 2018!!!

Comment: AVOID THIS COMPANY!!!! If I could rate it a zero I would. Do not rent a house from this company. Their business practices are unprofessional. What they did to my mother in law who is relocating to Chico is the perfect example of unprofessional. How do you tell someone you are approved to rent the house, collect money, and then 24 hours later say the owner changed their mind. That could have started a catastrophic series of events if notices were given to employers and current landlords. The negative reviews on this page and Yelp speak for themself and I should not have ignored them. My credit score of 800+, my wifes credit score of 800+ and household income that is well past the absurd six times the rent that they require was not enough to co sign. We have professional jobs. They were not dealing with college students!!!!

Comment: Recently I listed a home for sale of a client of Hignells, when I went out to meet the tenant they told me that the bathroom had just undergone quite an extensive repair. She said that when the rental was managed by the previous company, they (the tenants) would call the property manager all the time with things that needed to be fixed, but their concerns were never addressed. She said in the short time her home was in the care of Hignell, their concerns were addressed and items were being fixed. I recommend Hignell for both tenants and landlords alike. Having leaks go unfixed is neither good for a tenant or landlord. The Hignell Properties cares for their rental fleet and their tenants.

Comment: I wish I could give a negative star rating. I started renting from Hignell about 6 years ago and at that time the service was wonderful. Over the years the Hignell employee who was responsible for handeling the property I lived in changed and I eventually ended up with Joan as my contact person. I cannot fathom how this woman still has a job with this company. She rarely returns phone calls or emails and when she does, it isnt in a timely manner. I lived in my last Hignell property for 5 years, during that time it would take several months to get basic repairs scheduled and fixed. I eventually gave up trying to deal with her on those matters. Fast forward to my moving out...things went downhill really fast. I turned in the paper to request a pre-walkthrough inspection at least 3 weeks prior to my final day. No calls or emails from Joan about this. I called and left many unanswered VM about scheduling this inspection and other things as well. Even talked to her in person about it and she didnt offer to make an appointment. It took me calling Raven on my move out date to get a response from Joan. She came on her lunch, handed me a paper, pointed some minor things out and said other than that the place looks great. Imagine my surprise when three weeks later I see I was charged 12 hours of cleaning on a townhouse. This started another month of hassling with her to determine why I was charged so much. Also took her a month to forward the move out inspection pictures to me. I was refunded more of my deposit, but still feel it wasnt enough. Unfortunately, she was also the contact person for the new property I moved into....but that experience is a whole other 1 star review. If you decide to rent from Hignell and Joan is your contact person, I suggest you find another place to rent or prepare to be frustrated. As a whole I felt my move out and move in experiences were handled extremely unorganized and unprofessionally.I did have positive experiences with Raven and Denise.

Comment: I can never get ahold of the lady that I am supposed to call with questions or issues. I called 4 times in 3 days and go no response back. When I signed my lease she said she replaced all of the batteries in the smoke detectors and carbon monoxide alarm, one of my smoke detectors batteries was dying so down both trying to figured out which one. Turns out one has no batteries and one expired in 2013. It ended up being the carbon monoxide alarm thats batteries are dying but Ive lived her for almost a year with NO smoke detectors, I understand I could have check to see if their were batteries but I trusted the lady at Hignell that lied to my face.

Comment: I wish I could give them less than one star! I rented an old home that had a modern thermostat on the wall, saying heat and cool. Not a perfect place, but satisfactory. After I moved in, and the cool did not work, I called the Hignell agent and told her it was not working. She called back, having spoken with the owner, and said that there was no AC in the house, and she had not known that. She said that the owner would get bids to see if she could afford to put in AC. I purchased a portable AC unit, and they did provide one, so the bedroom and one other room were at least livable. After about 4 weeks, she had not called back, and all of my emails and voicemails went unanswered. She had told me that if there was no AC, I would be able to break the lease, because they had not been aware that there was no AC. (How is that for vetting property???). Several of the windows did not work. It took 2 weeks for a clogged sink to be fixed.I finally went to the office to get it in writing that I was allowed to break the lease, and she said; I never said that. She said that I could leave, but if they were unable to rent it, I would be responsible for the rent once I left. She had simply lied.She said that she would put the house back on the market, but first, I could not be sure that I could find an appropriate place at this point, and secondly, how can I possibly trust a word she says. So I feel I am stuck here for the time being.Meanwhile, I have a private practice that is on hold, and after being here for 2 months, I first have to unpack. Then, next year, I will have to do the move again.Do not trust Hignell. They lie!!! They dont give a damn about their tenants. They said they cleaned the property, and one of the windows has bugs and cobwebs in it, on the screen. This is clean???? The windows are all filthy.This is the worst company I have ever dealt with!

Comment: Needed a consigner. Which I get for a rental company. But the 4x the amount of rent plus high credit score requirement. Is completely ridiculous. Especially when those applying made more then enough to qualify for the rental especially an a apartment. Pretty sure half the people working for this company themselves dont make 4x the rent of there propertys. Good luck if your new to renting.

Comment: Hignell did not start off our relationship very well in the beginning. There were repairs that had not been discussed with me and questionable hours charged.. Hours for a cleaning crew were inflated (and the house had been previously cleaned two months prior-the house was clean already!). Also, I was told that rents collected would be deposited into my account by the 20th of every month. It was more like the 25th. Much of the problem for me was the due to the property manager at the time-Ellie, who was a poor communicator regarding repairs, issues, and rents received. This changed for the better once Raven T took over. Communication and expectations were clear. Upon a tenant move-out inspection, Raven caught several things that either required a small repair or cleaning that I would not have noticed. I appreciate that. Make sure your manager is paying attention to the subcontractors hours and spells out issues and expectations very clearly. Other than that, I appreciate Hignells vetting good tenants for my home prior to signing a lease. The main reason I used Hignell to manage my property is because I had a terrible experience managing a professional tenant who refused to leave my property after the lease was up. Hignell will vet tenants thoroughly.

Comment: I used them to manage my home and they did horribly. I DO NOT recommend them. They made repairs that were un necessary and didnt repair the things I wanted. They told the renters the rent was less than they had agreed with me. Their personnel changed multiple times. After being with them for under a year, I have had to take over $5000 out of my pocket to cover expenses including two missed mortgage payments with late fees. DO NOT use them to rent out anything of yours!!!!

Comment: Train Station....Nice big trees for shade, A Pool and tennis courts are good but not worth the rent going up $25 every year. Same 550sq ft apartment but its $200 more now than it was 3 years ago. Leases are no longer offered so the rent is month to month now. It seems they want short term tenants. Those of us that have been here 8 years like myself arent treated well anymore. The first few years I was on a lease, people (management) were a lot friendlier.. Now emails are ignored (rude yes!), phone calls not returned, the apartments are worn looking inside. When asked they say they will wait until I move before cracked doors and misc. aesthetics will be freshened up or fixed. Caring Community they say but the Christian attitude the management team once had is gone. Now all they want is more money. Sad! Haha, the peep hole in the door is too high, not to ADA code. So when I ask to have one put lower (ADA height) so I can feel safe, he says I should use a chair. Great!

We have had Hignell manage our HOA for years and our representative, Christine Markay, has been more than helpful and carries a very heavy workload for us. She maintains a constant, even disposition and is very patient with us as HOA officers change over time. She is the consistent, go-to professional that we rely on. The Hignell Company also has an annual dinner and seminar for HOA officers...excellent educational service for us! We appreciate the expertise we get with Hignell! I am also a 40-year real estate broker in Butte County ...I have worked with Hignell in the sale of properties that had tenants...tenants can be very negative and destructive for various reasonssuch as youth, inexperience, unsophisticated, immature, destructive, unethical, stoned, dictatorial, and downright sociopathic...I have had nothing but very, very positive, professional, friendly experiences with the Hignell reps. in my escrows...and some, let me tell you, were the escrows from HELL!

I have only had them come twice and the last was to replace a fire alarm battery. Within the hour Raul was here to change them out. Hes new to the staff but a funny and wonderful person. Not only is it mismanaged, but the reviews are true about them lying, cheating people out of their money and evicting a certain number of renters to make money off their deposits. I figure they evict 5 apartments every 6 months to make a quick $5,000 or so. They have their racket figured out. As a parent who helps my daughter... I was appalled by their tactics.Anyone reading this stay away from the HIgnell company!

Comment: I lived in a Hignell managed apartment for two years. Am a disabled senior who moved out under difficult circumstances. I cleaned my apartment well. Tried to have numerous problems dealt with in a professional manner. The former on site management lost or intentionally discarded my move in check list. Cigarette ashes in kitchen drawers, holes in doors, filthy bathroom, I was given touch up paint by the maintenance man for the general area and used it to touch up where I had spackled and sanded where I had hung pictures. Turned out to be semi_ gloss and they charged me for painting and deep cleaning the entire apartment. Hindered my access to moving out and failed to notify me when I would be able to move. Lost my help twice because of a broken pipe which took them a week to fix. Office closed on numerous occasions when I tried to schedule a walk through during normal business hours. Kept my entire $600.00 deposit and charged me $39.00 following my move. Used a different standard to judge my apartment than prior tenents. I know because two other family members had moved out in the past year. Higgnell staff lied and cheated me. This cockroach infested complex is a disgrace and their representatives lack integrity. My advice to anyone is to take close up pictures of every sguare inch if you dare move into a Hignell managed property.
