Comment: Avoid at all costs. very unhygienic and a health hazard. A lot of pests: Tried to contact the management regarding this someone gave me a call and then no action. have been trying to contact them for several days. had to buy my own pest control as it was getting out of handvery unsafe and lack of security: my locked bike was stolen 2 days into moving hereit is very pretty neighborhood but very unhygienic and unsafe.

Comment: Earlier today, I left my son’s car seat next to my car for 15 minutes while I emptied out my trunk. After 15 minutes, the car seat was missing because someone stole it. I am very unhappy with the lack of security in the parking structure at The Park at Irvine Spectrum. They charge an arm and leg for rent but are unable to provide basic safety precautions to make sure my items don’t get stolen in broad daylight. And now, my son does not have a car seat and I need to purchase a new one for hundreds of dollars, which is a huge inconvenience. There are no cameras or security in the parking structure and I do not feel safe here. The lack of safety here needs to change ASAP.

Comment: Lived here for 10 months. the apartment is nice and the facility is clean and i had a great parking spot. however one of the maintence workers stole one of my laptops and a xbox controller unbeknownst to me until I moved out and put the pieces together. that laptop had priceless personal files and sentimental memories and to think one of their workers would steal it from me with a smiling face is unacceptable and reflects on the low-quality workers irvine company pumps and dumps.

Comment: Like most Irvine Company apartments, the complex and amenities are beautiful. However one unique thing about this specific complex people should be aware of is that it is not diverse. It is highly targeted towards a very specific culture, and if you are not of that culture you may feel very out of place. There are frequent summer parties blasting ethnic music, and you will rarely hear English spoken outside here. It felt very different from other Irvine Co apartments ive lived at. Another thing is, there is a large park in the middle but they are quite strict about not allowing dogs. I even got scolded by random neighbors. As a dog owner the park is a huge tease and there are very few other grass areas for your dog to relieve themselves or run around. I also found that many of the other dogs that live here are ferocious, aggressive, and not friendly. If you are a parent with kids of the specific culture meant for this complex, I imagine it is a dream come true. But if not, you may find yourself leaving shortly.

Comment: This place was really nice the first year I lived here 2021/2022 but it seems like it has taken a dump over the years. All of the good maintenance people have left and the new ones try to blame you for everything that has gone wrong. The reason we rent is so we can have issues taken care of, not blamed for... I was hesitant to write this review but today I saw the same dead rat that has been there for 3 DAYS which really grossed me out. On top of all of this, the rent for our studio apartment has increased $300 which is insane. We have been great residents so this is disappointing... There are much nicer places to rent for the cost you will pay here... save your time and look elsewhere.

Comment: Our dishwasher has been malfunctioning for the past 34 days. Despite attempts by technicians, it stopped working entirely 10 days ago. They promised to replace it but havent done so yet, and there has been no communication regarding an ETA. After following up with everyone, there might be a chance for it to be resolved next week. Its unlikely that a corporation like Irvine Company doesnt have inventory, and residents have to endure washing dishes by hand for about a month.

Comment: Don’t live in 20000 building.Dog pees everywhere, including the elevator lobbies, stairwells, walkways, breezeways, and in front of other homes. Not to mention they barks whenever they want to.The staffs cannot do anything but sending out a paper notice which is not effective at all.I lived here since last October and I saw dog pee in the community almost everyday.

Comment: Dog poop everywhere!This is a beautiful place, packed with irresponsible pet owners. You will have an easier time walking in snake island than navigating your steps in this poopland! I don’t understand why the pet ownership fee isn’t quadrupled to compensate for hiring a bigger cleaning crew …Now the other thing I have noticed, the crooked OC Land Care has f’ed up the once beautiful palm trees in the whole area. I see their cranes every week doing unnecessary pruning, leaving the trees as bad as a wheat farm after a grasshopper swarm. Just compare the palms with the ones in the lawn area, where the crooked OC Land Care cranes can’t reach. It makes me question if someone in Irvine Company is getting a kickback from an under the table deal with this crooked company…Now venting that off, this is a great place. Management is responsive. Services are addressed promptly. Ample parking space. Everything great, except, POOP

Comment: Annual rent changes in percent for the first two years of living at this complex: first year rent increased about 10% from $2790, second year they did another increase of about 13%.Gym is outdated and apartment/complex is nice. Have only had some minor issues which is mostly cosmetic inside the apartment, only some of which was resolved. I had to email back and forth for almost a month to get the AC fixed in the gym during the summer

Comment: The second you sign your lease - you are on your own. I have a horrendous neighbor who stomps around and causes noise disturbances all the time. I have called the office, security and the police so many times - and nothing. They also parked me next to a massive truck that ended up destroying my car door handle. When I asked to be moved, they parked me right in front of him- so now my bumper is destroyed as well. They do not care. I will say the maintenance staff is amazing but overall, this place is not worth the rent! I can’t WAIT to move!!

Are you looking for the worse apartment complex with two faced managers who will call and ask why you clap and sing to the sing that you listen too ? Then the village by Irvine spectrum should be your first and only choice. Because they will ensure that you are unhappy and once you become upset they will tell you to do not enter the leasing office and only email them. But no they will call and call and harass you for your happinessAlso the managers shirts his buttons were about to come off and hit me in the face anytime during our last convo. He sure can use 2 size up. Just a very unprofessional and sad atmosphere in the leasing office at this property.Nancy on the other hand is a Joke and she will lie to you about everything simply thinking it’s okay. But avoid getting advice from Nancy and the manager with his shirt about to rip off. If his shirt button could’ve spoken, it would’ve been on my side lol

Comment: I love how the place is always quiet and clean. Rarely heard any ambulance or police sirens during my 15 months stay. Highly recommend if you have children or pets because the amenities they offer are great. Spacious pool, park, and cafe. 15 mins walk from Irvine Spectrum which is another plus point. Their mailing and package deliveries are quite organized compared to other places Ive lived. Rarely got my package stolen. And the app helps to get maintenance service quickly.

Comment: Im into my 10th year at The Park II. I love living here. Its wonderfully maintained, thanks to Brian, Alberto and their awesome team. The grounds are landscaped wonderfully. I appreciate Mike, Carlos and Jasmine in the office. They are responsive, professional and easy to work with. There have been some issues with online misinformation, causing me to have to go to the office and personally manage them with your office staff. Thank you for providing a beautiful place to live.

Comment: Finally I moved away from this place a few weeks ago... Not only they raised my rent about $500/month! But also the place is not a luxury place anymore... Its so ghetto! Rats and cockroaches everywhere! They only clean the places that people go through on tours but the actual buildings are very trashy and dirty and almost never cleaned (I used to live in the 9000s and 11000s) The pool is full of dead animals and trash at the bottom all the time (You would vomit if you used googles and see what is underwater and is never cleaned), everyone smokes weed and management does nothing about it. Neighbors are nice and is well located but the place is very poorly managed...

Maintenance was so quick and responsive like no need to follow up at any times. Usually they will be conducting some good events like movies to kids in middle park area with big screen and sound system with some snacks and also good events like recently it was with Irvine Police team visited and given so much guides and chit chat. This us simply ultimate place to leave with security since entire apartment is gated community.

Comment: The beautiful community is just like a vacation destination. The check-in process was very smooth. Due to my poor English, I was fortunate enough to meet the super beautiful and patient Amy, who guided me step by step through the entry procedures, guiding me on how to turn on electricity and gas, and patiently accompanied us for 2 hours to complete all the entrprocedures! The moment I got the key to enter the door, I was really moved - the 2 bedroom and 2 bathroom room is very suitable for a family of three, the room is clean, and you can move in by adding some movable furniture! Of course, the overall facilities of this community are also very friendly to our new residents who have just arrived here. The community has access control (safety and security), the swimming pool is suitable for children to play on weekends, and the gym is suitable for us who enjoy sports every day。Living here, enjoying the sunshine of California, and vacationing every day!

Comment: The park was my final decision after multiple self guided tours in many irvine communities....Although other communities are also impressive but I chose the park for many reasons and satisfied with my choice much more after I started living there....I will analyze my experience after living for nearly a month in the Park.Location:In the heart of Irvine Spectrum, an amazing location surrounded by high-class communities and minutes walking to the irvine Spectrum Mall, near to the freeways, Irvine city as a whole is of unique location close to tustin, mission Vejo, Santa Ana and near beaches on the western coast.Community Amenities:There are a lot in the park, starting with its large park in the center of the community, three pools, three fitness centers with multiple varieties, barbecue areas in every building, parcel room, letter box, play area, playstation area, icafe, business center, cafe and much more.Apartment Amenities:Apartment equipped with all appliances including stacked washer and dryer in unit, secured building gate, secured under-ground garage gate, online maintenance portal, easy to use mobile application, trash roomLeasing office services:There is an on-site leasing office responsible for all services for the tenants.Outstanding level, since my first day with my family, I received all the care from Mrs. Nancy Bunbury, she is the one responsible for solving all pending problems and has answers to all my questions. Comment: AVOID AT ALL COST!!! Unethical business practices that will RUIN your credit!We had a HORRIBLE experience with Irvine Company. Months before moving out, we notified the office that we would not renew our lease. We sent them an email in early July with our lease end date in late August giving almost a 60 day notice. During our move out process the office claimed that we had not sent them a 30 day written notice to move out and claimed we owe another months worth of rent payments. After sending them email proof of our written notice, they completely ignored our emails and sent our account to collections. They said they would call us to discuss the matter and before we even had the chance to talk about the issue to understand what was going on they sent our account to a collections agency.

Comment: This REVIEW is for the PARK only - not the Apartments. As for the park, surrounded by the apartments and on the first floor, several gyms, movie theater, convince store and a Starbucks, also near a swimming pool, the park itself has a large green lawn that is home to events throughout the summer. A smaller dog park is tucked Im a corner opposite a playground for small kids. Plenty of photo opportunities with shade for hotter sunny days.

Comment: Honestly love it here. Virna was absolutely amazing, so accommodating and really went above and beyond. My partner and I were moving here from another state and due to some unfortunate events, we were running very late for our appointment to pick up our keys (like two hours late). Virna was so kind and helped us move in and get our keys even thought the office was closed by the time we got there.It’s such a beautiful place with such amazing people that work here. Would 10/10 recommend.

Comment: Can i leave no zero here? i would do that there was a mirros.Beautiful environment, but not safe. There is no security cameras in sensitive areas. The staffs almost forget what did you call or request for, careless to the neighborhood. The parking was open to everyone. I could see a person could stand there for whole not selling drugs and once I told them they said they cant do anything! They gave me a hardtime to pay them for move out, They charged me many none sence things and I wouldnt know where the are coming from and tried my best to pay them out until move out but they cahrged me another expences which they were not related to move out in peace. They wouldnt stop sent me too many emails and I contacted them to office, emailing but they didnt respond me and at the last they sent me a collection bill. I woulded them, even I said Im not safe here and paid them fully. I hope they fix these problems or train or change the staffing

Comment: I lived at this property over 5 years, recently moved out, and had the worst experience in my 30+ yr apartment life. Question everything they charge you at the move-out because they tend to charge crazy amount and ridiculous charges that you are not responsible for in addition to the apartment cleaning fee. Also they make rent adjustments after you move-out and dont inform you. For my case, they created rent adjustments to make it seem as if I had over paid and then use that to offset other charges from move-out, re-charge me for the rent they gave a credit for, and claim that I still have some rent unpaid on the final statement they send to residents after they move out. Highly recommend to not live at this property if you dont want to deal with the mgmt that are not reasonable, honest, or friendly. Go to Avella or other Irvine Company apartments. Lastly dont trust anything they tell you at move-in, they dont honor it (or get it in a written form somehow, dont rely on good faith).

Should not be the ambassador of such a nice luxury apartment. Management needs to be careful of who they put in the front. As a receptionist you need to be greeting incoming prospective lessee’s and have at least a little friendly demeanor.Despite this I still asked her help for directions since the property is massive in size and the “tour guide” app doesn’t really give you directions or clear instructions. When I asked her help for directions, she literally told me to F off & come back later even though I had a pre-scheduled appointment through the home office representative Josh over the phone. Btw Josh was awesome and gave a 5 star service over the phone.I tried calling the leasing agent Corey over the phone couple times. He was polite but of not much help. Also, since the property is huge, they didn’t even have the option of providing golf carts. They literally asked me to park my car by the leasing office and walk. With no real directions or proper guidance I didn’t end up finding the apartment and had to leave.Overall, the property is huge but I wouldn’t recommend my family, friends, coworker or even aquantainces to consider leasing here..

Last week they organized an awesome Halloween party for the kids & parents to enjoy their time, we really appreciate it!!We also had reserved the Madison lounge the day before, and Lisa Cookston went above and beyond, she followed up with a confirmation email promptly after reservation as well as to invite me for a walk through in the lounge the day before to address all the maintenance/requests we might have. She followed up on our requests proactively prior to our event, and made sure everything went well during, and that we enjoyed our time after the event. Comment: The main reason for the 5-star rating is because of the staff I have interacted with over the last 18 months since moving to the Park. Very professional, courteous and helpful. In particular I would like to mention the Community Manager, Ramona Lavo. Without doubt, the wonderful way she communicated with us by phone and emails during the pandemic made a huge difference to how we felt during such trying times. I should also mention the cleaning staff and maintenance guys, who have always been so polite and work so hard to keep the areas in our building clean and working in good order. I am very happy here and although every location has it flaws, this place beats the 4.5 years I spent at the Village, two blocks away, by miles. Thank you Ramona and your team!

Comment: For as much money you pay, I’m shocked they can’t afford more maintenance people. I’m on the first floor and my kitchen sink has flooded three times. I’ve been living here for 6 months and it’s flooded three times. I asked the maintenance guy why this happens so often and he said it’s likely because my apartment is on the first floor and connects directly to the main line which can get backed up and clogged. It’s disgusting. I called in to put in an emergency maintenance request but I was on hold for 20mins. I had to go into the office to submit the request there. I told the women I needed the sink to be cleaned up by 4pm because I’m having people over. It was 1:30 when I went in and the maintenance guy didn’t come until 3:15pm. He called the plumber and said the plumber would be here in 40mins. Needless to say, I was really upset to hear that the plumber would be unclogging the drain when my guests are just arriving.

From the minute that I walked into the leasing office, to the second I unlocked my own apartment, Julia Bakhoum was attentive, kind, explanatory, and patient. She answered every question that I asked and even entertained the questions that my family (who was there to move me in) asked. I cannot say a single bad thing about my experience with her! She even made sure that everything was taken care of with my renters insurance so that I wouldnt run into any complications with the insurance company! Comment: I wouldn’t recommend these apartments to anyone unless you like to live with cockroaches and all types of other bugs. I’ve mentioned it to the leasing office several times and in one response they said that cockroaches are a seasonal thing witch no they aren’t. No matter how much you clean how much bleach you use how much you mop, vacuum doesn’t Matter they still come. Watch your step when you open the door make sure there’s no visitors following you in. I’ve put 6 traps all around my patio still hasent worked. Your neighbors like to use there patios as storage units and for there animals to go to the bathroom so I’m sure that doesn’t help either and it smells and is also embarrassing if you have visitors. You pay a convenience fee here and theres nothing convenient about it. There so called “luxury apartments” that’s false information there’s nothing luxury about this place. You also pay a pest control fee witch obviously there not doing there job. I’ve been here for 5 months And I’m ready to bail out already. I will be out of here ASAP wether my lease is over or not and I will make sure I am let out without no fees otherwise I will make a few phone calls to make sure I’m let out because i know in the terms and conditions it doesn’t say “cockroaches and bugs will be included” I’d rather pay a 1000 more a month and give my money to someone else to live comfortably.

Theres a construction flaw, you can hear EVERYTHING the people above you are doing, even their conversations. I have contacted the leasing office at least 5-6 times to complain about excessive noise, even requesting to transfer my lease to another unit. ANY unit. They just always say they will notify the tenant to keep the noise down, but then dont do anything. No follow up, nothing.Disclaimer: Im not some Karen who complains about a little bit of noise, its literally unlivable. Comment: I am the first resident of The Park Apartments. Having been here for almost 12 years, I have to say that The Park is definitely one of the best places to live in Orange County. Geographically, it’s right in the heart of Irvine, which is right next to all the freeways, and it is literally across the street from Irvine Spectrum which is a SoCal destination for the best dining, shopping & entertainment in Orange County. In addition, the property which houses about 1,500 apartments, is absolutely beautiful and grand that has beautiful units engulfed in some of the best kept landscaping and a huge lawn in the middle and a café that invites a big social aspect. The amenities include multiple pools & lounges for residents to enjoy all year long. But I’d have to say that one thing that impresses me the most about The Park is it’s staff who are so nice and helpful. Heather, Ramona, Patrick, Nancy, Vy, Jose, Javier are just some of many team members who continually make living here a premier resort syle experience. Come live here!!!!

Jazmine and Suleiman for helping us transition from the unit we are in now, to a much needed bigger unit. They both were on the lookout for a unit that fit our needs and were on top of our application the whole time. We recently had an incident where our refrigerator stopped working throughout the night and a lot of our food went bad. Brenna from the office acted quickly and got maintenance over to our apartment right away to fix the issue. She also provided us with a credit due to the fact that we had a lot of food go bad. Thank you for the great customer service. Lastly I would like to give a huge shoutout to the maintenance team. All of the guys are really nice and take care of business. Its always lively at night with great people, kids playing, cute dog park, and wonderful vibe. Maintenance request are always super fast, and the amenities are great. Your own post office, gym, 3 pools, work station area. And lots of rec rooms. The only CON is that it can get a little noisy at night when people are having fun, but thats ones own choice in choosing an apartment complex to live in. I have never lived somewhere so beautiful where neighbors know each other and hang out 🌟💗🙏

There is no security at the park anymore like there was when we first moved in. The apartments are not clean as they were before. It’s horrible. The Park has nice amenities (when available) and the apartments themselves are nice and clean and located in a convenient location.However, while the initial sales pitch is smooth, its more a buyer (rental) beware as once you are locked in, management will do little to take into account your concerns e.g. there were multiple break-ins in the secure car park, the car park gate itself was constantly left open due to fob verification issues, the secure doors to the actual apartment blocks were constantly left unlocked or wedged open by rubbish bins due to fob verification issues (this happened for 2 to 3 months within my one year lease), the amenities were under renovation for months (and subsequently reopened for around 1 to 2 months before closing back down due to COVID), and there were people who came to hangout in the car park at night drinking and leaving bottles lying around. When my renewal period came up during this year, they offered to keep it at the same rent while the same apartment size/style in the same building block was being offered for $150/month cheaper - when asked about the cheaper offer, they said I was benefiting from being renewed at the same rate. When you move out, management will charge you for a paint job even when you leave the walls in the same state as when you found them on move-in (under California tenancy law, they should only charge you for damage outside of normal wear and tear but apparently The Park management persist in this questionable practice as its a long tedious process to challenge it). These are some of the reasons I chose not to renew and I question many of the 5* reviews found in this thread when it appears to simply be commenting about the looks of the facility without actually staying in The Park .The only reason I gave it two stars was because some leasing staff have been very helpful throughout my lease and this includes Brendan and Celine from the Leasing Office (thank you to them).Edit to the below response from management: Its curious that the below response mentions they couldnt identify me as a resident today as I received a voicemail from the Park a few days ago asking me to call back about this review I left. Given I have now moved out though, I dont see much of a purpose to calling them back to discuss and simply want to make sure other potential residents are aware of the potential issues before moving in.

When moving in and even on their website they talk about the fast google WiFi but they forget to mention that WiFi is ONLY available in the living room. If you have a two bedroom, den, loft, office, etc. You won’t have internet connection. The management doesn’t do anything to help you and maintenance doesn’t touch electrical so you’re forced to do your own research, buy new products, spend money on renovations JUST to get WiFi in your whole apartment. Just don’t move here if you like fast WiFi and want to pay for it in your whole apartment. Also, management doesn’t care about the Covid-19 rules. There are constant large parties being thrown at the pools and bbq areas, college kids drunk and dancing inappropriately in front of children and families, and huge massless crowds filling up amenities. The gyms are first come first serve and there’s ZERO regulation as to how they clean and keep staffers and tenants safe. Not worth the price point or stress. Do yourself a favor and live in a motel because it’s better than the park at spectrum.

Comment: Celine helped me 5 years a go to find my apartment here at the Park and now after all these years, she did another grate job when we reached out to her for renewing our leas.Last month my lease was coming to an end and at the time, there were a lot of available units like mine with a bit better payment. But I knew the move itself is a pain and my apartment already had one of the best views ever. Me and my wife were looking through all the possible options for moving within the Park to make it work in a truly short period of time. I met with Celine in the park resident’s office and asked for help. She kindly listened to my requests (like always) and asked for a day or two to narrow down the options including lease amount revision/reduction. 24 hours later, she called me back and gave us the option for staying in and she could even reduce the lease payment and make it more reasonable for us to not to move out.Not only we did not go through the painful process of moving but also, we saved a lot by renewing our lease.To be honest, I did not expect that at all, and I do believe it could not happen without Celine.I do appreciate her patience with me and everything she has done for us to make that happen.Thank You Celine

My wife and daughter got to enjoy all of the amenities, playgrounds, trails, adjacent parks, shops at Irvine Spectrum... its incredible to think all of this is available right outside your front door. I work from home and would just close my laptop and off we went on a adventure!The staff is as good as everything I described above. These people literally bend over backwards, finding any way to help from normal things to the pandemic fallout accomodating residents. Whatever they can control or do, they go above and beyond to do it or try to find an equitable solution. Im very thankful for all of them. Heather Wright the General Manager will personally call you to resolve or help in a matter, she sets the example of the office and community caring about each resident. I could go on...Nancy Bunbury, Phil, Vanessa, Ramona, Suleiman, Sharmel, Jasmine, Nashielle, Jessica; and Osiel, Hector, and Eduardo in maintenance, they all try their best to help in anyway.Before Covid they had resident appreciation with donuts and events like Christmas photos that the staff would work themselves. You could leisurely stroll in for a coffee and they were all so welcoming and even offer you a water bottle before you hit the trail!Amazing people and location, entire place feels like a real community. My favorite were the pool facing units with large balconies or any of the lofts as the best to live in.

Comment: Of course the sales process if always smooth. Living here, different story.The elevators are very slow, and they are always broken. It gets annoying over time. There not enough being done to keep the apartments clean during COVID related disruption. But this is nothing compared to the real problem....Good luck trying to get anything resolved with the office. If you have a noise complaint, just handle it yourself. They wont pick up the phone, nor will they log your compliants. Our neighbors and I have suffered their right of quiet enjoyment for the last 3.5 months, and just now they are starting to do something about it. (they said that a month ago, nothing happened).I’ve had my apartment polluted on ( broken glass, cigarettes, popcorn) multiple times, we’ve called the cops multiple times, security, and the office for 3.5 months. Nada. Nilch.Think twice before you sign a lease here. There are plenty of other really cool options in Irvine.

I lived at the park apartments for 1.5 years and they made life miserable for me with every opportunity they got. From the times I referred someone (total mistake) and had to follow up so many times for them to send the bonus (not my biggest concern) to the time I had to leave my apartment due to a change in my job location and they made sure I do not walk away without having to pay them a fortune. If you need something from them they would either not reply back to your emails and calls, put you on long holds, or ask you to call again another day (which they would still ignore) until you just give up. Very disappointed.

Right now, I want to point out one pro and one con, because that’s all I have time for.1- PRO- Alexander in the Resident Services on site is absolutely lovely. He always goes above and beyond. He also is consistently upbeat and automatically puts me in a good mood.2- CON- They will tow your vehicle even if it’s in your parking spot if your tags are overdue. I am deducting 4 stars and adding two because of the pros. You should NEVER have to worry about having your own vehicles towed and impounded while they are in your designated parking space. This is utterly UNACCEPTABLE!! I ended up losing one of my vehicles due to this policy because I was unwilling to pay the $500 ransom I was being charged for taking my vehicle to impound. My other vehicle was also towed, but I was able to prove I had current registration, so they reimbursed my hefty $570 fee for that tow.I have much more to say, but will return at a later time to add the remainder of my thoughts.

Comment: Where to start. Im currently moving back to California from Florida and took a weekend to fly out and look for an apartment that I can call home. In all honesty the Irvine Company was not on my list because I previously had a bad experience while living at Los Olivos in the past. I decided to take a look at 1 Irvine company apartment and it happened to be the park apartments. I met with the leasing agent Roxanna who simply was amazing and who just showed me around the community and wasnt afraid to walk in those stilettos all over the property trying to find the best apartment for me. Roxanna changed my whole negative thought process I had of Irvine Company and because of her made me rent from Irvine Company again. After all the apartment searching and because the customer service I received from Roxanna I signed a lease to move into this property. I cant stress enough how much Roxanna has gone above and beyond for me. As high maintenance as I am she was able to find me an apartment and because the laminate flooring I didnt like, she reached out to residents to see what color flooring they had to find the one I liked. She wanted to make sure that every aspect of my apartment Im going to love and she did just that. I have never ever have had the customer service anywhere that I had here at Park from Roxanna. If you are looking for a nice luxury apartment where pricing is amazing come to park but also ask for Roxanna as she will do whatever she needs to do to make your experience and your search for an apartment stress free. I always tell anyone when searching for an apartment that Im High maintenance I dont lie about it and I try to tell them that in hopes they will try to go above and beyond for me and all have failed and Im here to say Roxanna you surpassed any expectations that I had and gave me the best experience I have ever had. I will be moving in to my home and Im super excited to call Park Apartments my new Home. Thank you to the leasing office and the management for hiring someone like Roxanna that can change someone that disliked Irvine company to having them sign a lease again. Comment: Luxury prices, non-luxury serviceThe Park apartment prices are very steep. For that price, the expectation is that youre staying at a place with good amenities and good service. The amenities are fine. The service is incredibly poor.Weve lived at the Park for 9 months. In that time, our key fobs have simply stopped working at least a half dozen times. Can you imagine not being able to enter your own apartment building? Access the workout facilities? Or even check your own mail because the key fob system is constantly going down? At one point, everyones key fob didnt work for over 2 weeks. The same issues extend to the garage entrance gate sensor. For a period of months, our garage gate was just kept open because solving the underlying issue apparently wasnt possible. (Side note - my car and belongings were never stolen or damaged, but it from reading the other reviews, it sounds like a not uncommon occurrence here. It makes it even more galling that they seemed incapable of fixing the gate sensor issues for months).We rented the screening room for my sons birthday party. They couldnt get the projector to work! Luckily we had insisted on checking the day before, so were able to move his party to another venue at the apartment complex. The funny thing is, they initially told us that all of the other venues were unavailable for that day.While cleaning the pipes, they caused a backflow of disgusting water to flood one of our bathrooms.Our elevator has stopped working on 5 separate occasions.I know a lot of people that live at a number of different Irvine Company owned apartment complexes in Irvine. Everything Ive heard is that the quality of management varies drastically between complexes. Some are run very well, others are run very poorly. The Park is run very poorly. Ive never heard of these same issues popping up at other Irvine Company owned apartments.

Comment: For the premium you pay to live here, the experience is not worth the dollar amount.We had three bicycles stolen while we lived here. They were always locked and even inside the resident parking area behind gates.Also- if you come here, make sure you look at the outdoor patios before you rent because the dryer vents terminate into your patio! So anything you keep outside will get dryer lint all over it any time you use your machines. Also, if you open the window near the vent -get ready for dryer lint in your home.They have accommodating front desk people, and they have a super-responsive maintenance system which allows you to use the app to take pictures of problems, and they usually send maintenance staff out within a day.

Comment: They have been promising more electric vehicle (EV) chargers for the past 2 years, since there are many more residents with ev vs the current supply of chargers. Not only has the Irvine Company done nothing about adding new EV charging stations, they have removed the ability to charge using regular outlets and to add insult to injury, they have leased out/reserved a few existing ones to a third party company (Envoy) to use, which ultimately reduced the current supplies from residents. This was like throwing gasoline directly at the problem that they knew existed. They chose short term profits over existing customers needs.When I reached out to their management, all they would say is that they plan to increase charging stations, but couldnt give any dates or timeline. Then their senior level customer relationship manager, Ron called me to let me know that they are now no longer considering moving Envoy or adding new chargers and that he never said that. He then said the call and my problem is no longer productive after I politely asked him if he can clarify his solution, and then hung up on me. Really, this is how you treat a long term client that is voicing their concern?HORRIBLE CUSTOMER RELATIONSIf you plan to move here and you have an electric vehicle, I would strongly suggest you consider other options.UPDATE BASED ON THE VENDOR RESPONSE:That is incorrect, he made no such mention of accommodations that would be made to improve the current situation.Also the representative that did reach out to me hung up the phone on me and refuses to call back and apologize. Comment: STAY AWAY! The Park is superficial as their staff. I lived here for 10 months and regret signing a lease here. Theres a reason why theres a large amount of apartment availability here. First, when I moved in, it took almost 2 months for my repair request to the floor to be completed. I paid my rent on time and was a great tenant. After 10 months, I have medical and personal issues which forced me to leave the area. I reached out to Sharmil more than a month earlier to address my concerns and how I can break my lease without penalty. I provided her all the documents to give to her leadership. She responded everything was taken care of. I had left town and unable to transfer my work back to the Bay Area and forced to quit which left me with viable means to provide for myself. But there was a clear miscommunication and unprofessionalism committed on the Park staff because I received a balance statement of +$8,500. I disputed this and chaos inside internally. The manager at the property, Patrick, is disingenuous and lacks morality. He did not speak to leadership on my behalf and overlooked my interactions between myself and the Park staff that agreed to the two-month break lease of $4,500 (which I still felt was not justified due to the miscommunication). After several months, I receive a new statement balance of $6,500 which was not correct. This process of disputing the amount took 8 months and finally The Park agreed to Sharmils statement. There was staff members throughout my experience who did not follow-up or address my concerns properly. Unprofessionalism and superficiality are the words best reflects everything about The Park.

The park, the 3 pools, the 3 gyms, the playstation, and the data room are all awesome. What really makes The Park so great are the people that work here. The Resident Services staff is great and super helpful, especially with mail, leases and any issue that requires their attention. What really makes this place so beautiful and special is the maintenance and cleaning crew. They are absolutely the best. Celine in the maintenance department does an amazing job in this department just as she did in resident services. Her attention to detail and follow up is unparalleled and always such a pleasure to speak with. 5 stars.

Community itself is very beautiful, and depending on how much you’re willing to spend you can get from very simple set up to a very fancy place where you feel like a baller. I’ve made many acquaintances here b/c the community does attract a good crowd (and few weirdos just like every where else..lol) but what I truly value about this place is the management team. And I gotto point out that not all of them are A++, but all do try to help to the best of their abilities (everyone has a positive “how can I help you attitude”). Some of them are A+++ and super impressive. Believe me I hate writing reviews and if these people in management didn’t do a truly amazing job (they really went out of they’re way to make me feel taken care off). I gotto thank Claude & Bev for being super creative in their problem solving, for carrying about my family with warmth when helping us. When you live somewhere for this long there always gonna be issue here and there, but the way Claude & Bev have been helping my fakmily for past 2 years makes us real fans of this place.

Stay far away. Not Safe! Cars get broken into all the time even if you are in the parking structure bottom floor. My neighbors Ferrari got broken into. I received a call from the Leasing office that I got w smoking complaint. I dont even smoke. I took pictures of my neighbors smoking and also pictures of their bong and weed jars on the patio. Yet I get the complaint? Vanessa Gomez still hasn’t returned my call or texts regarding my final move out bill. They are trying to charge me $1500 for repairs that I noted in my move in inspection. I asked them to come fix my door and they ordered new doors 3 inches too long and never came to replace it. Stay away!!!!

I don’t want to generalize but most of them don’t respond to calls and they make you wait forever to ask you why you stopped by! You think such expensive place must have good staffs but no. Very diverse with lots of middle easterners, east Asians and south Asians. People occasionally shout at night for no apparent reason, but its usually quiet and peaceful. I can attest that Management at the Park is the worst management team I have ever seen in my entire life, specially after Patrick has become the manager. This is exactly what has happened to me and believe me, it appears no one really cares about management in THE PARK, and any complaints will go no where. We appear to be just PAYING NUMBERS to Irvine Company; we pay top dollars and when it comes to management in THE PARK we are not taken care of compared to the minimum standard care a very small leasing office or property management company would give to their residents.I have paid over $144000 so far to Irvine Company on time and here is what has happened:On the week of 4th of July, I have logged in to my account to pay my rent via Resident Portal Connected to my Chase account, as I have done as long as I remember. On July 17th, 10:30 PM, someone rings my apartment bell and hands me an Eviction Notice for non-payment. In the Morning, I call assistant manager at The PARK ( Laurel Howeth) and then call Ron (Customer Care). They say there is a notice sent to my resident address. I remind them that in the last few months I have repeatedly asked for updated mailing address in Person. I have asked team workers under Patrick manager at the Park to update my address when I had not received my notice for rent increase.So after multiple in person inquiries with Patrick (manager at the Park) and with Ron ( Irvine Company Customer Service) few months back, next thing I receive is this: Team under Patrick, this time, dont even care to make a call, or give reasonable notice. An attorney sends a letter Eviction Notice.So, now I have to pay Attorney Fees, Plus rent, because I was late.No one in Management Office CARED. No one Took Time to make a call, no one cared to mail to my mailing address. Also in customer care office ( Ron) no one cares to look into Portal System, When I asked Ron in customer service Why my chase bank account is deleted, and I am required to pay an Extra $60 to add a bank account, Ron said He does not know and he does not have access to that. Do you believe a company as large as this, dont have a TECH SUPPORT?So the VICIOUS CYCLE of The Park management company ( Patrick and Laurel) and Customer care ( Ron) and Irvine Companys Tech support is a deadlock. There are a lot going on on that Tech Support Desk that could show I tried to pay rent and I believe it must be Corrected.Now, I am sure Patrick does not like me. I am sure I didnt delete my chase account and I am sure Irvine Companys Customer Service concluded No one is responsible for rent but me, but will you agree paying $144000 would require to expect a reasonable management team to make a call or send notice to my address, after I have paid $144000 of rent to Irvine Company.So Patrick in Management can dislike me, Laurel in Assistant management can tell me this is my problem, Ron in customer care can say he does not have access to Tech support and Attorney can charge $ 600. So I have paid in access of $144000 plus attorney fees to Irvine Company. and I dont deserve a reasonable mail and a phone call for an online payment, when Laurel affirms, She can see I logged in and attempted to pay at the beginning of July.The above true story tells you ; millions of dollars spent on management and customer care is wasted, specially when it comes to The Park II, Current management ( July 2018) and Irvine Company current Customer Care (2018).Thank you for reading my truthful review. Comment: I have been living in this complex since moving from New Jersey in January 2017. I chose living in an apartment that overlooks the park area since I was told that these amenities close at 10pm. Well, since the start of Ramadan and throughout this summer, there have been kids screaming and yelling in the park area until 2am. Now, I can live with kids (6-14) being outside playing until 11pm or 12am sometimes, but every night?When I talked with security, I was told that the amenities do close at 10pm (well, at least the PlayStation and the pool areas), but that areas like the fountain, the street closed off in the evening, and sidewalk areas are not considered amenities. Cmon Irvine Company, really? I was even told that the sign posted in the middle of a common area with grills and tables was for the playground, even though the playground has its own signs and is at least 80 feet away from this sign.I did find that calling Security twice a night would lead them to at least ask the residents to be quiet, but I tired of having to do that every night. Even though it is a beautiful, breezy night, I close my windows because of the noise. I did look at the local noise ordinance, which states “any person…maliciously and willfully disturbs another person by loud and unreasonable noise”, is considered a violation. Currently, I feel this is a waste of police time to have them come to the complex, since Security should be enforcing what I believe are reasonable rules within the complex.I cant speak for the rest of the complex (which is why the rating is not less than 3-stars), but I would highly recommend against renting an apartment that overlooks the park unless you are an incredibly sound sleeper. Take this for what it is worth.UPDATE 1/25/18 ... So I have decided to move out of this property. While the noise has been a nuisance at times, it deals more with the cost. When I signed my lease a year ago for the studio apartment, the price was $1875/mth with one month free, which really brought the cost down to $1,730/mth. They renewal proposal was for $1,995/mth with either a 12 month or 18 month lease. I simply cannot justify a $265/mth price increase.When I called to ask about the increase, I was told that the actually going rate for that apartment was $2,150!!! So I did some searching on other locations and considering the Irvine Company has 56 properties in Irvine (can you say monopoly), of course that is the going rate. They have a total of 80 properties in Orange County.I was going to look into Newport Harbor, but it turns out they own 10 properties in that town also. It looks like I have settled on a property just south of Irvine where I will be getting a 750 sq. ft., 1 bedroom (vs. 607 sq. ft., studio) for under $1,800 for a 10-month lease.Sorry for dragging on, but use this information as you see fit.

This is literally right outside my door. It stays like this for weeks at a time. Every other day I step outside the door to these kids marijuana joints, cans, alcohol bottles, and vomit. Im out. They yell, curse, drink, and do drugs every weekend outside my door. Im paying too much money to have to deal with this.I made it very clear my patience was running out. Theyve done nothing to fix it. Their solution was to give me the wrong security phone number. The security is run by kids in their early twenties anyways. They wouldnt do anything.This is my last resort. Maybe driving future residents away is the only way to get their attention. I have never seen security walking the common areas except the pools, EVER.If you dont tell them to cut it out, I will. Comment: Wish I had read the reviews before submitting an application here. They try to find roundabout ways to not refund your deposit. Better read the fine print. You have 72 hours from initial application to cancel your application. Problem is they wont readily tell you about this 72 hours and they may not even give you terms until the time is up and then quote you some ridiculous amount for rent and deposit which is essentially a way of denying you without denying you. Bad practices make for a bad company. Be weary.

I got 3 treatments done in 3 weeks but no effect. Apart from pests, the apartment needed maintenance care extensively and all I did was put in work orders in a brand new apartment. I asked for lease transfer and the leasing said I would need to pay the fee. When I asked for lease termination they said they can waive the transfer fee but standard termination fee will apply.I did not expect such bad quality and do not recommend this place. They are not cooperative and I am stuck for a whole year. Do not believe their sales representatives when they promise A-1 service and quality of living.

They will do everything they can to screw you out of as much money as they can.The apartment complex is nice but it doesnt help if everything there is cheaply made. I originally moved here for their call boxes. The call box hasnt worked since November. The blind in the apartment break so easily because they are cheap plastic. My ice maker has broken twice, garbage disposal twice, I have at least 5 lights out, the freezer broke and the water pressure was low. The tub doesnt drain. They put a cheap matte coat of paint on all the wall so if you run over it with anything it will scratch or get dirty. If they put good quality paint or a top coat that wouldnt happen but of course they want you to give them money to repaint the entire apartment. Which of course they do a poor job of considering theres still spackle from the previous resident that hasnt been sanded off.Theyre increasing my rent if I want to stay which of course Im not going to.Theyve secretly been charging me $50 extra a month because my utilities arent in my name. They were in my roommates name but one month after moving in he passed away. I went into leasing the day after and they didnt mention anything. A few month later I went in asking about these fees and the office assured me that they were normal and I didnt need to do anything. Now that I cant get approved for another apartment I went into the leasing office for a third time and finally they told me that Ive been getting charged fees because its not in my name and I do need to change it. I disputed all these fees and the Irvine company refuses to refund the $450 extra Ive been wrongfully charged.DO NOT LIVE HERE. Its not worth the endless headache. The Irvine company cares about money, not you.

First, there are frequent malfunctioning amenities like elevator, doors, fire alarms, etc.Second, Irvine company told us when we moved in that we could upgrade to other Irvine company apartments even before our lease ended. Now, when we wanted to upgrade they tell us the policy changed and that now we can only upgrade within our current community.I guess I never paid attention about the reviews that mention all of these issues. Don´t make the same mistake.On a positive note, the cleaning and most maintenance staff do a good job. Also, people at the office are kind. But, there´s not much they can do when Irvine Company sets the rules. I am now looking forward to moving away from Irvine company apartments.

It is how lucky the Irvine Company is to have such great and dedicated employees, because as we all know the main Irvine company is terrible with customer service and charges on everything. Their employees are the only thing that keeps me staying in an Irvine Company apartment. My refrigerator went out and as soon as I told the leasing office about it they got right on it and Uriel came right over and fixed it immediately! There was no noise or mess and I was amazed how fast he changed the part and cleaned the freezer! Heres why Im writing this review out of my upmost frustration on the one issue that has been escalated for months: Ive been paying consistently over $100/month on water ever since Ive moved in, some months are over $150 JUST on water?! We live in a small 1 bedroom apartment. We reveive the same high bill whether were here for the whole month or out traveling for over half of the month. Theyve been tossing me around between Conservice with a false promise to get back and resolve the issue. I think Ive wasted enough time on this company, Im just so ready to pay off whatever bill theyve thrown at me and move out when my lease is due. To the prospective tenants, the living experience at the Park isnt going to be worth your while.

Comment: Im still a resident here, but after 18 months, my overall experience has been disappointing and just uncalled for.Youll hear in the Yelp reviews about fire alarms going off all the time and although it is not very frequent, this is true. It happened to me a few times. Then, halfway through my initial lease, my brand new dishwasher stopped working and it took them over two weeks to fix it, because they didnt have any spare parts.However, despite the above, the living experience wasnt terrible...its the moving out that will cost you. After 12 months I decided to change apartments and was hit with an end of term bill for cleaning, painting and floor repair! It was over $700 and completely unsubstantiated! Im fighting back on the floor repair charge, but coming into any Irvine Company apartment complex, be forewarned, they are trying to get every dime from you. They charge back everything and a lot of what they charge you is out of your control or knowledge!If Irvine is where you have to be, then it will be hard to run away from Irvine Company, but there are some alternatives and I would highly consider them before booking a deal here. Also, ask about the move about process before you sign! Lesson learned here.

Comment: Its a nice Complex, with good amenities. the issue is the staff at the PARK II. They are extremely polite and respectful but you might as well paint a smiley face on the wall and speak to it. Weve lived here for 5 months and they have yet to fix the issues with our apartment, weve been reporting since move in. A pool doesnt make up for the lack of dishwasher and dryer that needs to run for hours to dry a towel.

Comment: Been here for 2 years so far...Enjoy the amenities & events. The staff here is the only negative... They r nice but very unorganized. They hardly answer their phones or return my calls.There was a large fire on the outside wall of our childrens bedroom (from a carelessly discarded cigarette). It mustve been on a fire for a good 30 minutes, damaging the walls and sounding off the entire buildings fire alarm. I called the fire dept, mgmt, everyone I could think of. Mgmt never called back, attempt to evacuate us nor did they call afterwards to see if we were ok or even an explanation of how the fire occurred. This was just the worse incident but there have been other issues due to their lack of communication.
