Comment: I’ve enjoyed living here for the most part as the rooms are spacious and include a ton of storage. However, there has been black mold growing on the ceiling of our bathroom for months now and it appears that staff just painted over the mold before we moved in, as opposed to actually addressing the problem. I already have a compromised immune system so the black mold has made me sick for MONTHS now (migraines, asthma attacks, body aches, bloody noses, the list goes on), and it has made living in my apartment unbearable. If you care about your health I would reconsider living here.

It used to go by BLVD 63 student housing, but apart from the new name, not much else has changed.When I first moved in, I was pretty optimistic. The amenities looked top-notch, and they marketed it as student housing. But heres the kicker: its not really just for students. We’ve got all sorts of folks living here—non-students, middle-aged residents, and even families with kids. It just doesn’t have that tight-knit student community vibe.And let’s talk safety. It’s a bit sketchy, to be honest. One of my neighbors had bullet holes in their balcony railing from a shooting on the street. Not exactly the kind of environment where you can feel at ease and focus on your studies.But heres where it gets worse. When I moved in, my room wasnt exactly pristine—I found rats scurrying around and beer bottles scattered about, despite the place supposedly being cleaned. And the kicker? When I moved out, they had the audacity to charge me my security deposit, along with a hefty $400 extra cleaning fee, even though the room was far from clean when I first got it.Honestly, I wouldn’t want anyone else to go through what I did here. So, if you’re on the hunt for a new place, I’d suggest looking elsewhere.

I also really enjoy the clubhouse as well. There is a nice shuttle that takes you right to SDSU, which is super convenient. Comment: Looking for a place to live near SDSU? The Rive San Diego is 1000% the best option! I have been living here for almost 2 years and even renewed my lease for a third year. Living here literally feels like a vacation. My favorite amenity is hands-down the beachfront entry pool. They have tons of loungers and cabanas to hang out at, as well as a huge jacuzzi and multiple barbecues. Their gym is the best gym I have ever seen at any apartment complex. Everything was recently remodeled with brand new couches, kitchen appliances, club house amenities, and so much more. They also have a shuttle to and from SDSU every 15 minutes, so you can save lots of money without having to buy a parking pass!! There are 24/7 security guards always walking around, making it feel super safe. The parking garage is huge, and there is no monthly fee for parking. The staff in both Resident Services and the Leasing Office are always helpful and nice. These are just a few things, but I could keep going!! I have had zero complaints during my time here. 100% recommend.

Comment: If you are not a fan of being woken up to loud partying or college students running down your hall, beware. If you are not a fan of your elevator buttons getting kicked in, exit signs being ripped off the ceiling, caca on the floor, having your front door vandalized by the other residents, this is NOT the place for you. This place may look nice on the outside but it can be a nightmare for some if not most. Its slowly becoming unbearable with the influx of students. I dread when the weekend comes in fear of other residents messing with our door or destroying things in our floor because theyve had a bit too much to drink.EDIT/UPDATE: Id like to add that the staff are great. Shame on the residents that constantly trash this place, your parents should be embarrassed. Also! Our elevator stopped working because someone broke the railing. Shame on you too. Thanks for inconveniencing the rest of us.EDIT 2: Anybody who says that negative reviews are just hating are part of the problem. These need to be addressed for a reason so that anybody who isnt a college student needs to be aware of what to expect when you lease here. Thanks

Comment: I Lived here for 2 years while i was finishing up college at SDSU. Great place to live, cool amenities, And a fun time. My best piece of advice is Find good roommates and youll be fine. Most complaints are from karens, that be trippin. its not as bad as the reviews. Overall, I enjoyed my time here. The Only thing i didnt like is that homeless people break in and roam around ALL the time ( They broke into my apartment once, but we got all our stuff back. story for another time lol ). Comment: This place is a scam. I lived here last year and things were alright, you got what you paid for. It’s the definition of an undergrad apartment with loud parties happening all the time and I was a grad student living there having moved from Colorado. New management came in and started making some improvements which was great.I moved out in July and have now waited 3 MONTHS and none of my roommates or myself have gotten any of our security deposits back. Had I known I’d be out all of that money I would not made my roommate and family who came to help DEEP clean the apartment in the way we did so that we could get more back than not. I’ve called multiple times and left messages all with no response. Other than a bad roommate who subleased in our unit, I would have been happy with my past year there but this experience upon moving out ruined it for me.

Comment: I’ve been here since last year and when we got new management things were getting better, but this last month has been HORRIBLE. The place is getting dirty! There is trash in the halls that doesn’t get cleaned up. And homeless is a BIG issue! There’s homeless in the halls/stairs everyday. Homeless are also sleeping in the couches by the pool. I don’t see security outside anymore, even if you call they don’t really care. The “clubhouse” is closed and almost all the bonfires don’t work. They announced we were getting new couches and appliances, but when I asked they said they don’t know when. So why announce it before signing my lease. The whole property is also a construction zone. Got woken up at 7am from hammering noises.

Comment: Been trying to get in contact with management for over a month now going on two months about getting towed despite being on the no tow list. They hire unqualified college students who are unable to answer questions and they post about things like new couches and fridges on instagram to make themselves look good then never follow through. When I moved in my apartment was a disgusting mess with a gross old couch. And now three years later they said they were replacing them then when we called to ask about when wed be getting new appliances and couches they said the didnt order enough for everyone so wed have to email and make a case to get a new one. Which we did and never got a reply for. And as for the fridges they made an instagram post about us getting them then when we called about it they acted like they had no idea what we were talking about and still no email replies. DO NOT MOVE HERE save yourself. Its horrible over priced and under maintained. The jacuzzi looks like sewage water.

Comment: I lived here for the past year and loved it. After I signed the lease, I read the reviews and was horrified. There were some issues at first, but a few months into my lease, new management came in and fixed all the problems. The place was run quite well. I decided I wanted to live here again and ran into some major problems with the unit I was placed in. The people in the leasing office were quick to tell me there was nothing they could do. I got in touch with the new property manager, Trent, who had only been working there for three days and he got his hands dirty and solved all my problems in less than 30 minutes! For someone who has only been there for three days, he showed me how much he cares about this complex so I’m excited to see how he solves any issues this place still has. Trent is the man!

Comment: Leasing does not answer the phone. I de used to go in there myself because I called 20 times in the span of 4 hours and no one picked up. It was one girl just sitting there on her phone texting. I told her I tried calling several times and she said “uh well we’re busy you know”, like girl. There’s no one there, no phones were ringing, you’re just lazy! On top of that, the hot tub is always green or yellow and extremely dirty, the pool is freezing and also dirty. Only good thing about this place is the shuttle.

Comment: If you are not a fan of being woken up in the middle of the night, then maybe BLVD63 is not the home for you. While there are many pros to living here, like all the amenities offered there are just as many cons, the most notable being the amount of unprofessionalism that management displays. The shuttle that drives students to and from school often comes and goes as it pleases and I was recently told by management that there is no set schedule as the drivers make up their own. They once rang my doorbell then just walked right into my apartment to do inspections and handiwork in preparation of my new roommate moving in at 2 am and would not leave despite my complaints of having work at 8 am. While ranting to my roommate Natasha about this, she stated, “they walked into my room while I was sleeping...without even knocking!” Another one of the tenants Nicole said that she had someone break into her apartment while she was sleeping, steal her speaker, and line her shoes up on her patio (which in my opinion is even worse than the theft because what kind of psycho does that!?). When she went to security to ask for camera footage, she was told that despite the many cameras that line the ceilings none of them work and there was nothing they could do to help. Although I stay for the convenience of its location being near SDSU, proximity to shops and grocery stores, the shuttle to and from campus, the resort style pool, the hot tub, and the 24-hour gym these factors might not be enough for someone who prioritizes safety, security, sanity, and a good nights sleep.

Comment: Overpriced already and an increase in rent when renewed?!?don’t fall for the gift card perk because it will take forever to receive but you also end up paying for it because they increase your rent.Dirty/old furniture, I understand the apartments being fully furnished but it should be an option to have items removed/replaced especially when they smell of urine/animals and are definitely worn and torn. When I moved in, the apartment smelled horrible and was not even ready the day I came in. There were holes and screws in the walls…which should have been fixed prior to me moving in since that’s against their own policy. I was not able to submit my move in inspection because it had already closed and expired; however I did take pictures for my own proof upon move out.Parking isn’t great, the pools are normally pretty dirty, some staff can be helpful, but most are rude and irritated with any questions or concerns(need better hospitality training).$8 Vallet trash is not optional and you will get a violation for putting can out too early or bringing it in too late. First floor trash room always has trash piled up to where you can’t even access the shoot…leaving trash Vallet as the only option.Interactive with student residents through weekly events. Sdsu shuttle. Nice gym :)

Comment: I currently attend Cal State San Marcos and decided to move down to San Diego because the housing options were better. I genuinely enjoy living at BLVD63 and I think the cost to live here is worth it because of the amenities they offer! You also only have to pay a one time parking fee of $25 for the year which is also a bonus! I think roomate matching could potentially be better which is why I rated 4 stars! The kindest people work in Resident Services too and are genuinely very helpful when you need them!

Comment: Honestly, this place isnt horrible. Yes, there are pros and cons, but that is if every place. It is college living, so dont expect top of the line. The amenities are nice (swimming pools, hot tub, gym, hammocks) and the apartments themselves are not bad. I used to live at 5025 and I can say I like BLVD way better. It is loud of the weekends but again college apartments. My one biggest problem is the issue with homeless/non-residential individuals from the streets making their way onto the property. We do have security, which is nice, but sometimes these individuals do come in and my safety is at question, especially as a female. Pro is the surrounding places to eat, shop, and entertainment. Overall, this place really isnt horrible and is a decent place to live.

Comment: I live at BLVD 63 right now and its amazing. Something I didnt know about living here is that there is a shuttle that takes you to the SDSU campus. It saved me a lot of time and effort getting to my classes. Most people say maintenance requests take forever, but in my experience they are very quick to come and fix problems in your apartment. The common areas are very clean, the firepit, pool, and hot tub are places to make friends and spend time together.

They always take into account the needs of their residents and they try to make sure that everyone has a good living experience. The apartment itself is a a really nice and spacious apartment, the rooms are nice and clean, and there’s a balcony which is cool too. The location is also really nice, grocery stores are walking distance and if you go to San Diego State, it’s not a far commute to school. The staff at resident services were incredibly rude and unprofessional, making me feel unwelcome from the very beginning. They seemed to have no interest in helping me with any of my concerns, and were dismissive and condescending whenever I approached them with an issue. Comment: Luxury? My sons apt is an absolute dump! The couch is so ripped up and dirty, full of old tenants cat hair, ask for replacement, but nope! They just replaced shower heads, so takes twice as long to shower because there’s no water pressure, yet never came to fix the kitchen sink that drips, the washing machine sounds like it had a boot in it when it spins, kitchen cabinets are broken. I’m so disappointed. Lots of money for a place that smells!

They’ll carry out maintenance inspections without notice, seriously invading privacy, even ENTERING BEDROOMS without permission is a common occurrence. All they care about is money. Their business practices are literally illegal. Security presence is non existent, gates into the complex are rarely closed/locked/secured. The parking garage is luck-of-the-draw whether your car will be written-off overnight by a reckless driver. Customer support is also non-existent, they are useless, know nothing to do with how to help you, and you’ll have better luck trying to contact the dead, than get in contact with higher management to actually discuss your issue with someone helpful.

They do not care about their tenants and like to take advantage of the fact that mostly college students live here and may not be privy to the renting process.First of all, maintenance can enter your apartment at any time they please, and will barge in if you don’t answer the first knock. As a female living here, I do not feel comfortable with men just entering my apartment with little to no warning.Secondly, they raise prices randomly without warning, and try to charge you so many random fees for things. Also, the electricity is ridiculously expensive for what it is- I’m sure they’re including the electricity for all the main buildings in the payments. There is no reason an electric bill should cost almost $400 for only running the ac for an hour or two a day.Finally, it’s completely unsafe. This complex has literally made the news for the multiple shootings that have happened in and around the complex. Just search “blvd 63 san diego news clip” on youtube and you’ll see it.more reasons not to live here:-‘resort style pool’ that they advertise so much is constantly closed-wifi goes out for days at a time (no compensation for this of course)-mail room was destroyed for months-extremely loud neighbors that the “24/7 security” does absolutely nothing about-disturbingly loud fire alarm constantly goes off at odd hours of the night-ac broken in the gym over the summer-very rude leasing office staff who are confused and will tell you different things based on who you’re speaking to-homeless people fighting and yelling in the streets at all hours of the nightWhatever you do, do NOT live here. Choose a different place. It is nowhere near worth the insane prices.

Theres two beautiful pools, grills to cook on, an amazing gym, a shuttle that conveniently picks you up and drops you off on campus and will never show up late!! There is also an amazing resident services team here that will put on fun events for the residents as well as giveaways and free food!!! I have never felt unsafe here and it is by far my favorite apartment complex I’ve lived in while being here at SDSU. Comment: PEP/Blvd63 is an extremely unprofessional agency built on corrupt management that preys on college students.They will mislead and coerce students into a lease that they dont even uphold because its incorrect and they no longer enforce that policy. Dont you think a legal document between management and tenant(s) should be 100% updated and correct in terms of its rules? This is how my roommates and I were drowned in unnecessary charges. So many other things. There was no proper security (many cars in the garage were hit or broken into), mail room was trashed the entire year (serious privacy issue), and majority of the staff were never on the same page. Comment: Move in was eh. We had to stand in a line for an hour in the hot sun and they only had two people doing check in and one person handing out keys as the whole complex was moving in. We got into our room and it was FILTHY. Nothing had been cleaned. Animal hair all over my bedroom carpet and couch. Our couch was completely unusable from how dirty it was. Stains from who knows what on the counters. Hair was painted into my windowsill. So nasty. They decided to change our carpet the day after we moved in so we had to unmake beds and drag all of our stuff out. Extremely inconvenient. This place is not the “paradise” the claim it is.

When I first started living here it really wasn’t that bad. Ignored the reviews I had read because I was in a pinch to find a place. My last month there was a living hell. The staff is extremely unprofessional and are not good at helping when you have questions. All my roommates and I were charged for a month we didn’t even live there which they told us at the beginning of the lease we wouldn’t be paying. No one is in the same page there. Not to mention how people crash other peoples cars there, break and steal random stuff, and the residents are so disrespectful in terms of littering and leaving so much mess in the hallways . The only nice people there are the cleaning ladies and repairmen. Please do yourself a favor and don’t live here. You will regret it. I’m still paying fees for turning my key in 1 min late and damages they will not even tell me about. STAY AWAY!!!

Comment: Leaving it at 3 stars for now because it seems like a nice place before having fully moved in despite these issues. Financially they do everything they can to trick college students and charge extra wherever possible. If you are doing an August lease, beware you are not paying 1244 for the 11 months you are allowed to stay there. You are paying for 12 full months, despite only being allowed to move in at the end of August, and being forced out before even the end of July. So in effect you are being tricked into paying 1348 per month for the 11 months you are allowed to live here. The price may change by next year, but Im sure the trick they use will remain the same for 2023, so watch out fellow broke college students. Paying them for a month you cant be there is criminal and some people may not be able to afford that.

Comment: My wife and I were looking for a place and Boulevard 63 looked like a good choice. We met with a very nice girl and we would sublease her apartment and renew when the lease was over. We just needed to apply and everything would be ok. We did it and payed $40 for each application. My wife went to their leasing office the next day to ask for more details and for our surprise, the woman working over there was really rude. First she said we couldn’t renew the lease. Why is that? We just couldn’t. And then, on the rudest way possible, she said: - why isn’t your husband on my system? How can I check it if he’s not here? My wife tried to explain but the woman was way beyond dialogue. Their system is apparently a mess since they couldn’t find me, or she didn’t want to. My wife left the place feeling really bad and didn’t even have the chance to show the emails with both applications that were attached to each other and the payment receipts.On the next day she tried to call back to see if they had found it. While she was explaining everything to the first attendant, he transferred her in the middle of her explanation, cutting her off with the music. And then the same woman answered the phone. She didn’t give my wife any chance to explain anything; - the application is not refundable, company’s policy. Even tough our applications didn’t even go trough, we lost $80. I still don’t know if she found me on her system. I understand policies, but they didn’t even run our background check; they got the money, canceled the applications and that’s it. But the worse part for me was the costumer service. We have been to many places in San Diego Looking for a home, and this was the worse experience by far. Luckily we found a nice place on a nice community, and after seeing the reviews here, I’m glad it didn’t work out.

It was only when I physically went to resident services that I was told it had been an issue for 2 days prior to me walking in. Even worse, it took them until the next day to send out a notice about the WiFi being down… on their Instagram page, not even an email.Not only is the massive disorganization among their staff unprofessional, but the fact that it took them 3 days to send out a notice about the WiFi, especially during a period of time where ALL CLASSES ARE ONLINE makes it that much worse. Why they felt it appropriate to wait 3 days to call the internet provider about it is beyond me, especially since it’s arguably the most crucial amenity to have at this time.If you’re looking for a place with organized staffing and swift response time I’d highly recommend looking somewhere else.

I also enjoy the gym, parking structure, hot tub, being around other college students, and the communal areas. However, the management here is untimely, unorganized (shuttle schedule is confusing, canceled events, hard to communicate with, vague, etc.), and unprofessional at times.I do not interact much with management though, and I have had positive experiences with the maintenance crew responding quickly and resolving my issues.When I first moved in, my apartment was not cleaned properly (bathroom and carpet especially!) and I was not given an option to report damages in the common areas. This is very concerning, so be sure to document EVERYTHING on the first day you move in!I will not be renewing in hopes of finding a place closer to the ocean and less expensive.

Comment: I have lived at Blvd63 for a semester now, the move in process was very organised and efficient. Any maintenance issues that have occurred such as waste disposable breaking and table leg being uneven were fixed within the day. Trash is collected from outside our apt door during week days which is extremely helpful. The amenities are incredible, amazing pool with hot tub, fully equipped gym, lots of fire pits around the complex and grilling stations. Also lots of community events with free food and chances to win prizes. Have met some amazing friends at Blvd63 and I have loved living here so far!

Comment: WORST RESIDENCE OF THE AREA!-Unsafe neighborhood.-Poor facilities.-Unreasonable prices.-Worst service and lack of security.Not only is it located in an unsafe area 20 minutes by walk away from SDSU, but the facilities are in a bad state. The gym barely has machines that work and the community areas are usually dirty or in a poor condition.The quality-price relationship is the worst. Unreasonable prices for an apartment where you could either have great partners or live with horrible roommates and extra people that sleep on the couch without paying anything.BLVD63 does not help at all when the rules are not followed. In my apartment, there was smoking, partying, and guys (when I signed a lease in which only girls where allowed in the apartment) sleeping in the couch everyday. The residence failed to fix this or even change me to another apartment. Even though I was not the one breaking the rules, I had to pay 500 extra dolars if I wanted to escape from the initial apartment to which I was assigned.When you want to leave the residence before the contract terminates, you have to find someone to take over the lease. The residence only makes it harder always adding extra problems and delaying the process. And, of course, you have to pay the 500 dolars if you want to be able to forward with this decision. Just because they dont care about their own requirements. Those are only for you to follow...DONT EVEN CONSIDER TO GO TO THIS RESIDENCE.Fun fact: there are parties around the community areas every week and it is not weird to find stains that look like blood around the place 😥 Obviously the security Man does not even have the guts to do his job just in case he gets in trouble...Also, there is a lot of drugs in the residence within some of the residents. And homeless and drug addicts are usually outside the Doors...

Comment: Decent apartments. The maintenance were on it in terms of fixing it. The apartment comes furnished and with wifi and cable. The area around is super ghetto, for a long period there was an RV filled with homeless parked in front of the apartment. There is plenty of homeless wandering around at night. Also THE PROMOS on the page ARE A LIE! On the page it says if you ask a resident a question and then sign you get a 150$ bonus. I LIVED THERE AND NEVER GOT MY BONUS! The office also ignored my emails when I would ask about it.

Comment: Got mold exposure for 3 years, kept telling maintenance to fix it, they’d come in and “fix” it but never actually fixing it. They illegally made me live in an apartment that was not fit for living, against CA law, and tried to blame it on me. Also there is NO enforcement of any of the rules, my dog was attacked several times there by off-leash dogs. People making noise at all hours of the night. They made me move out of my apartment with zero notice and 2 days to do so. Lots of rats and flies. Fire alarm goes off several times a month, usually around 2am. DO NOT LIVE HERE.

Comment: This is the last place I would recommend anyone live. The staff is very unresponsive and very unhelpful when they do respond. The amenities have been closed using COVID as an excuse (despite staying closed when restrictions were lifted). The shuttle to SDSU, which is a main amenity because they cater to SDSU students, is unreliable and cancelled randomly with no notice in the middle of the day. When this happens, staff has no care for the inconvenience of leaving students stranded on campus and offers no help. A direct quote I got when asked if they could do anything to get me back home from campus after canceling the shuttle in the middle of the day: “You can walk, or buy your own Uber.” This was after the waiting 30minutes on hold while the marketing manager was supposedly trying to get me an Uber home. I guess when it got too difficult or inconvenient for them she just changed her mind.Other concerns are messes, noise, and trash. Often there’s trash left in hallways and stairwells for days or weeks at a time. There’s a policy for not leaving trash bags out before 6pm, but it’s not enforced. There are loud neighbours hosting parties, despite the no party rule in the lease, and security doesn’t make any effort to break them up, despite calls of complaint because management won’t enforce the no parties rule until after “quiet hours”.Overall, not profession, dirty, no value, and no care for residents or resident concerns. I’m sure I’ll get a response to this review saying to send my concerns to management, but that’s in bad faith seeing as the management are the ones who have directly caused most of my problems.

Comment: I lived at BLVD63 for 2 years and was extremely disappointed in my experience, all in consideration I was paying 1,000+ dollars a month for an individual bedroom in a 4 bedroom unit. BLVD63 is poorly run all back to their overall management. Their student run staff is trying their best and very nice, but stuck with their terrible overall management. Several months back, it came to my attention that homeless people were living in their storage closets and little to nothing was done about it at the time. With my investigation and photos taken of this situation, I found urine and feces in the storage closets. Along with stolen items, food, and full-on living situations happening within their storage units. And mind you, these storage units are mixed in within the halls and doorways of where you are living. I don’t even care if this problem is completely fixed now, which I’m sure it’s not. This was an absolutely HUGE issue and it was handled in an extremely nonchalant manner when I had several meetings with the managers. It was laughable at how aware of it they were. I was even asked how I “SUGGESTED THEY SOLVE THE PROBLEM”. I know of several apartments and storage units that have gotten broken into. This is a complete safety concern and NOT AT ALL what they advertise. It’s sure NOT paradise. They claimed they fixed it, but nothing looks very different. Doors and gates were CONSTANTLY broken. Their security isn’t 24 hours, I tried to call midday when I thought someone broke into my apartment and was given a 2-3 hour wait time. I started to not feel safe there at all. There were constantly people on this property that did not live there in already a not so safe area. But don’t worry! You’ll always be fooled with pool parties and endless raffles of Apple Watches, Ipads, and TVs! And they have not the slightest issue charging you for the tiniest little thing when you move out. The money being dumped into this property is not used for the correct reasons. There’s a ton of other issues with the property including mice, rats, holes in the walls, constant noise even on a weekday, and a fire alarm going off every couple nights. But my main concern is the safety of this property. Towards the end, I absolutely did not feel safe living here anymore and was going home more than actually staying there. Please reconsider your decision before handing this company upwards of 12 grand for your lease. You should have the right to feel safe in where you sleep, just like how they advertise.

Up until that point, its invalid as per their writing in the agreement. I notified Blvd63 prior to them signing that I need to withdraw the contact. Juan, Casey and Amanda kept on repeating that we needed to find someone to take over the lease and were bound to it. After several months and endless emails of me getting ready to pursue them legally,they finally voided the contract. I think their business practices are shady and unethical and I would stay FAR away from this place. If I didnt know my rights, they would of continued to lie and take advantage of me. Comment: The units are pretty nice on the inside and the shuttle is convenient to get to SDSU. Just be aware at least one security gate is usually broken. By the time they get around to fixing it, another one seems to be broken. I used to feel really unsafe when I had to leave for work at 6AM. There was usually no one around and anyone could have gotten in to the parking garage. It gets loud on weekends too! Theres a security company that is there overnight, but doesnt do much about the noise. The guys in the leasing office were much nicer than the ladies. I always felt a little chill when I asked one of the ladies for help.

They sign leases for people who have no income, tell you they don’t even run credit checks, lie about fees and lies about communications they have with tenants. Homeless people break into apartments and nothing is done. People throw up in the hallways, people punch holes into the walls and they are left for months. Whoever does their accounting makes errors, and then wants to not own any responsibility to that error when confronted with the proof of those errors. You call the number asking for cooperate and they refuse to give you the information to complain to someone above them. Completely unprofessional and would never lease from them. Run fast away from this place. Anywhere is better than here!!!

We left the place spotless, about as clean as it was when we moved in. We live on the Central Coast, so we spent the Thursday of move-in weekend driving down to San Diego. On the way, our daughter found out that her 3 future roommates had been relocated due to an unfortunate experience with a homeless person. She was devastated by this news and unsure of what her experience there would be. The next morning, when we went to move in, we met Jacob, the Assistant Executive Director, who, for the next couple of hours, treated us like we were the most important people in the world! He made every effort possible to make sure our daughter found a more-than-suitable apartment situation. It was unexpected, but so very much appreciated! Comment: I do not recommend living here at all. The list of problems with this facility is extensive and the lack of accountability on their end is inexcusable. To begin with the complex itself, the lack of security from the broken gates surrounding the building, to the weak security personnel causes tenants to feel unsafe and unguarded. Due to this, there are homeless and shady suspects traveling in and out of the premises. Considering this is a majority college-aged living facility, young people deserve to know they are living in a protected environment. Moreover, the staff here is extremely unprofessional. The leasing advisors and maintenance workers make advances on young women seeking residence and female tenants living here. It makes girls uncomfortable and it is unnecessary. On top of that, in the leasing process, the staff uses false advertising as a tactic to lure people into signing new leases and renewing. For example, people who have renewed have been promised lump sum visa gift cards, complimentary HBO subscriptions, a new and a remodeled workout facility, all of which HAVE NEVER been fulfilled. Even more, many residents who live here attend the nearby community college whose semester began earlier than SDSU. Due to this, the leasing staff was promising an early move-in date. Many of these residents double and triple checked with resident services beforehand to confirm this agreement, however, after people had already arrived in town prepared to move-in, they were left without anywhere to stay. NUMEROUS residents ended up without housing and had to pay their hard-earned money to find a place to sleep. This was the fault of poor administration and a lack of sympathy. Also, for those of us who would like to recycle we no option as the trash and recycling are both taken into the same dumpster. This place has thousands of tenants and this large amount of waste is very damaging. In addition, to all of this, the price of living in a place like this is largely outrageous in comparison to the lackluster reality behind the glamourous marketing scheme. Furthermore, the price of the single bedrooms within the beach cruiser and vdub style apartments are the same among the apartment and yet the square footage is obviously VERY different. In the Vdub, my roommate and I both pay $1,046 and yet my room and closet are about 2/3 the size of the other. A smaller room should be a lower price, and tenants should have the option to pay more or less depending on the size of their room. Moreover, on move-in day I know numerous people who had been moved into rooms with bedbugs, broken windows, dirty kitchens, cigarette aromas, and large piles of trash in the common walkways, all of which are unacceptable from a complex that boasts on luxury living. I am writing this, not to be mean, but to suggest that anyone considering signing onto a lease here thinks twice. BLVD63 seems that its only concern is the money, and shows very little concern for the actual living conditions. Until they change their ways and listen to these complaints and actively make changes to their poor management style, no one should consider living here.

The large jacuzzi was broken and cold.All of the hallway carpets were badly stained as if someone with a leaking oil drum rolled it up and down everywhere.In one of the private study rooms, someone had peed and it smelled awful. Particularly because it was hot and air conditioning wasn’t working.Considering they are getting about $5,000 a month per each shared apartment, th maintenance should be impeccable, particularly in move in day.

Do not fall for this! They are scam artists, they know how to market to the younger demographic. I’ve lived here for the past two years, for someone who’s been here long enough I’ve seen some terrible changes throughout time. I will begin to list off some of these horrifying changes.FIRST of all, their contract is terrible and unreliable. It’s on a joint lease, what happened with our particular situation was two of our roommates that were LEGALLY on the lease decided they didn’t want to pay rent and left. We were startled at this, and of course trying to cover two people’s rents as college students is incredibly frustrating and difficult. We went down to the residents building helplessly trying to figure out something we can do. The property manager was very rude and cold like and simply replied to us saying “Well it’s a joint contract you guys signed it.” DO NOT LIVE HERE BC IF SOMEONE LEAVES, YOU WILL BE PENALIZED BEWARE THE CONTRACT TERMS!!SECONDLY, SAFETY. As a woman you have to be extra cautious when walking around day/night. This area isn’t the best and there have been multiple times I have been approached by a couple homeless people in the area. If you care about your daughters/sons safety then please pick another area of San Diego, there are better neighborhoods to live in. ANOTHER THING... my roommate and I were walking in the halls of BlVD 63, and there was a HOMELESS MAN IN A STORAGE UNIT!!! We caught a glimpse of him and ran to our apartment. YOU would think you could be “safe” in your own apartment however, that’s not the case. I have felt that my safety has been multiply compromised.THIRDLY, the security doesn’t do anything, there are always random people using the amenities we are paying for at BLVD63. The gym, the pools, the hot tub, the study rooms. There are numerous kids/people in the area that take advantage of these apartments and the tenants and use the amenities that are rightfully ours. Another thing, the doors are always broken and they seem to never fix them for weeks, they say they have maintenance, but where are they? Thats why anyone can come into BLVD63. The parking garage is never regulated by staff either.. cars have been broken into, things have gotten stolen. I know multiple people who have gotten their vehicles stolen as well.FOURTHLY, THE STAFF!!! The staff is probably the most inexperienced, unprofessional, unpleasant, and most unprepared employees I have ever encountered. They have “lost” my roommates and I’s cashiers checks, and checks for rent. How could you be so irresponsible when handling that much money? Hire some professional people with experience not only is our parents at stake but we are to. I also don’t like how BLVD63 will literally charge you for anything, I’m sure I won’t ever get my security deposit back but if they even try charging us for one more thing, I will not be paying it.To wrap up this review, ( I know it’s long) I wish I could rate BLVD63 a 0. My experience here has been very unpleasant and I’m really glad I get to move out and begin a stress free life in a few days. Please take my review into consideration, if you want to live here then you’re in luck because now they’re leasing by the bed. Comment: Pictures on the website are similar to pictures of people on Instagram.The reality is super disgusting carpet floors, also carpet in the bed rooms, which are super unhygienic. The majority of the clients are still in their puberty and party 3-4 times a week. Gym is also super dirty and almost every 2. machine is broken since I am arrived 4 months ago. The hot tub is full of dirt and since I am here I saw it 2. times cleaned, after a bath you will have a strong smell.Location is close to SDSU, but you see police activities almost every day. Last week were a guy with a gun in the apartment. Also almost everyone are just entering the building.This would be still okay, because you can meet awesome people here, but which annoyed me at the most, are the „work system“ of the stuff. My first contract couldn’t be handled out and took almost 1 month. Then some employees (blond girl) have zero motivation to work, they just hang around in the office and talking to co workers. They don’t try to find a efficient solution, you will realize there laziness. That is really disappointing.

Comment: TERRIBLE, AVOID.Blvd 63 will take money out of your deposit to essentially refresh the apartment for the next tenants and make you pay for it.Regardless of how well cleaned the apartment before moving out - and even if you are leaving it in the same condition as you entered- they will charge you hundreds of dollars for professional cleaning, carpet cleaning and painting.In every other rental agreement, unless there is significant intentional damage, these things are considered to be under normal wear and tear. Landlords usually invest in refreshing the place for the next tenants as part of their business. Comment: Our Room 2215 was so dirty when we tried to move in. There were broken furniture and it was really messed up. We talked with the office and they promised us to get it cleaned very quickly. Four hours later nothing was happened just excuses like we have 300 rooms. Shouldn’t the rooms prepared when the big move in day is? We also tried to get in touch with the manager but they told us she would be busy actually and has no time for complaints. The staff were totally unprofessional and didn’t care about it. Comment: Although the commodities and living spaces are nice, the price for living here is extremely high with unnecessary costs for things like monthly events that only a limited number of people attend and does not benefit everyone. Especially those with highly busy days. Parking is unreasonable and you can get towed for changing cars while yours is getting fixed. The reasoning behind getting towed is apparently so that the parking permit is not shared, but even so it is still only one car that gets stored.

Cannot emphasize enough how unnecessarily loud they are. Your ears will feel as if they are bleeding.- Live on the top floor or enjoy drunk idiots jumping around above you- No one uses the trash chutes and throws their bags on the floor of the trash room- Drunk idiots screaming at the top of their lungs in the middle of the night 3+ nights a week- Stay away from the units surrounding the pools. Theres a high concentration of groups of insecure douchebags who love to be as loud as possible to let everyone know theyre having a grand old time giving themselves cancer by drinking copious amounts of cheap piss beer and smoking their d1ck flavored bluntzZ- Drunk idiots throwing glass bottles into the pool every week- Majority of residents are spoiled brats or foreign- Dont live here unless youre one of the above species- Takes hours after delivery to get your packages- Go overspend your money elsewhere with at least a decent location

Comment: DO NOT SIGN A LEASE WITH A STRANGER!! If your roommate does not pay the rent, BLVD63 will send debt collectors after EVERYONE on the lease. My roommate didnt pay her rent for her last 2 months, and now the rest of us have over $2000 debt on our credit report. She ran home to Canada after sticking us with the rent. Dont sign a lease with strangers, especially from other countries!!!! Youve been warned. Its despicable that BLVD63 encourages foreign students and then forces everyone to co-sign the lease.

Comment: Absolutely the worst place to live. Living here was a constant headache. The staff and management were completely unprofessional and unorganized. We were never consistently informed about anything going on with the apartment complex. Staff could never answer questions (all were college students). Our security deposit was sent to my home 8 times with the same date requesting more money for missing keys. Called and they immediately found the keys? Very large mistake to happen to slip by. MANY more instances that caused complete chaos and frustration. I do not recommend this apartment to anyone.

Comment: WORST place I couldve possibly chosen to live. It certainly seems nice at a glance but what you dont see is that the appliances and plumbing are the cheapest, worst quality there is. I had a question and called down to the front desk to not only have to deal with an unprofessional, annoyed employee but didnt get any answers and suprise suprise she hung up on me then hung up on me again. This happened about 3 weeks ago. The staff is pretty unprofessional in general but the girl in the office tops it all. And of course the cheap wear and tear they are not legally allowed to take out of our deposit yet did it anyways.

I am a transfer student so i missed the whole Freshmen college dorm experience and meeting new people. This place is catered to making new friends and having a good time. Staff is friendly and very responsive to maintenance requests. Would definitely recommend this place if you are a college student looking to live nicely while going school.

There was always something to do and it was pretty chill.The vibes went perfectly with the San Diego state of mind and I was always excited to show it off to my friends that visited. The pool and hot tub were my favorite amenities because the resort style made me feel like I was living the luxe life. It wasnt even an option in deciding where I was going to live after my freshman year, as soon as I stepped foot onto the property, I knew this was the place for me.

This complex does such a great job of creating a close community within a bigger community, and it has made living away from family such an easy transition. From their community events, facilities, and staff care, Ive always felt really welcomed. The amenities are really great and the staff does a good job of maintaining the property, which makes me proud to live here. Comment: Fell in love with this place from the first time my roommates and I came here for a tour. There was no doubt that we would call this place home for the next couple of years. BLVD63 is huge and has all amenities that you could possibly think of: two pools, well-equipped gym, tanning beds, pool tables, study rooms, tv room and more. Besides that, there is always something going on: pool parties, free food, entertaining organized by management/workers. Most people who live here go to state, so you constantly see your classmates around and it is easy to make friends with everybody. Overall, great experience living here so far!

Comment: Just beware, this place is the typical San Diego college rental that tries to take care of the unsuspecting tenant and keep their deposits!VERY rude and non responsive to tenants requests. Sent emails for 5 days leading up to Move-out only to be ignored about the procedure and specifics about parking passes and security deposit return. I am a guarantor of my daughters apartment and I would of liked this info before she had to leave. Talked to them today, ONE day after move-out and they said there were too busy to get to anyones questions. I go after landlords for failure to abide to the rental law on specific events such as move out and to be ignored shows you how unprofessional they are and ignorant of the laws.So, Christian today informed me that everyones carpet gets cleaned and charged against the security deposit as they have to have it sanitized for the next renter. WRONG. They do have it have it clean and ready for the next tenant, but IT IS NOT deductible from the security deposit if it;s normal wear and tear. Once I called her out on her statement, she put me on hold for over 8 minutes only to go and talk to her manager. Then I got transferred to the Manager who told me that they were too busy to itemize and take photos of everyones unit that just moved out to prove the damage and that she has over 250 units to manage! Oh well, that $2800 rent x 250 so they should have plenty of money to pay the proper staff to do their job.

Comment: I’ve lived here for almost two years now and I’m going to be sad to leave BLVD next year for my study abroad. This is an amazing apartment to live in. Imagine all the social aspects of living in a dorm but none of the gross communal restrooms and lack of privacy. Mostly everyone here is sophomores/juniors/seniors at SDSU, so it’s really easy to socialize and make new friends, especially with all the events that they throw for their residents! The staff is very informational and organized. When I had trouble with anything, Gabby would always be there to explain everything and get it all squared away, which is something I can’t be grateful enough for because I never had to go searching for someone to fix something for me.The best part about living here is the amount of amenities that we have access to and how huuuuge the rooms are. The apartment comes with the standard furniture, but there’s still plenty of room to personalize and make it our own. The bathrooms have two sinks (if you have a double) and the beds are full sized. It’s a huge upgrade from the dorms, and it costs less too. There’s also a big gym, two pools, and a clubhouse with a lot of individual study rooms if you ever want to have study groups. I really liked the study rooms because the wall is a giant white board that you can do homework problems on.My one tip after living here for such a long time is that if you have a service request, either call the office or go down and put it in. It’s a lot faster that way than if you submit it online, because they print it right away at the desk and it’ll get into the maintenance workers’ hands faster that way. Other than that, you’re going to have a great time living here!

Comment: Do yourself a favor and DO NOT LIVE HERE. Where to begin... 1. Most of all most of the staff is extremely rude and unhelpful. 2. The apartment complex is brand new, but has been constructed very cheaply so everything breaks easily. 3. The security is a joke. They walk around and pretend they are keeping this place safe, but really are not. When you want to contact them they dont even answer. 4. The parking garage is a joke. You pay a monthly fee to park there and your car is not even secure. Cars get damaged and broken into because the doors dont even work. Not to mention my car was TOWED unfairly. All BLVD 63 cares about is the ridiculous amount of money they get from their residents. If I could move I would, but Im stuck in their expensive 12-month lease. I wish I could give them no stars.

Comment: The apartments are themselves are actually prett nice, many amenities and very central location. All in all not bad, however the parking situation is an absolute joke. Either pay an exorbitant amount for a parking permit (which cost more than a parking permit at SDSU) try to find parking around the complex (many spots which have been marked white with meter maids patrolling constantly) or park in the surrounding neighborhood where pissed off residents slash your tires for parking in front of their houses (I see on average about half a dozen tires slashed and cars keyed a week and have literally seen hundreds of tires slashed in the last year) All while the parking structure sits half empty. If youre going to pay a luxury price parking should absolutely be included.

The only saving grace to the place is the maintenance staff are very friendly and punctual about service requests you have. Only suggestion would be to add some colors or art to the hallways as I love bringing my friends over and promoting the apartment but the second we step into the hallways I feel very ashamed of feeling like I live in a prison. Even fifty twenty-fives hallways are nicer!!
