I moved into Water Chase Apartments four months ago. Once the chaos of moving in ended, I sat in my living room and had a few cups of tea. The first thing I noticed was that it is so peaceful here. It is so nice to hear the ducks in the pond. One of the best things about this complex is that it is pet friendly. I am looking forward to taking my guide dog Hope to the bark park once the shelter in place order expires. The thing that I love the best about my apartment is the dishwasher and the washer and drier. I did not realize how much I needed an upgrade until I moved in and used these appliances. I also love the location of my apartment. I am on a quiet floor, and the residents who I have met in my building are friendly and helpful. Moving to Water Chase was one of the best decisions that I have made, and I look forward to living here for many years to come.
I couldn’t wait for the day to type out this review for everyone! I felt the need to wait until my lease was over because of past things I was going through regarding Waterchase. I felt they would’ve evicted me for typing out a review due to them multiple times trying to evict me for things that was out of my control. I have lived and bared 4 years+ of living here. For example, I received mail from Waterchase informing me to evict my home within 7 days if I didn’t pay my rent but yet I did pay my rent.They told me if they couldn’t find my money order I’d still be responsible for full payment.I was so worried of being evicted after receiving that mail and I had already paid them $1000. (Thank God I had proof!) They “misplaced” my money order for about a day or so explaining they found it. Btw it’s a one bedroom with no pantry and no stainless steel appliances. Anywho this was the first mishap. Another example is they DEFINITELY have DOGS ROAMING FREE here so watch out if you have kids. People don’t believe in leashes here. People think since their dog is oh so nice to them and their friends there isn’t a problem what so ever. NOOOO! While walking to my car in the parking lot I was attacked by a PITBULL and bitten multiple times and was left with marks and blood running down the back of my leg where I was bitten. The police and animal control was contacted but by the time they came the people miraculously didn’t have a dog anymore. I had to have shots and my arm in a sling from the incident and had to take care of all of my hospital bills. Waterchase informed me they didn’t have a dog listed under their apartment so there was nothing they could do for me regarding their rental insurance to help cover my bills and couldn’t give me any information (It’s a huge story) This was the second mishap. They also have security literally for nothing. They sit in their car in the same spot for hrs. Nobody is enforcing the leash rules but want to enforce the rules about not parking in spots on grass because all parking spots are filled but yet I freakin live here! The parking lot is small! They’re too busy trying to make you buy a $20 garage than expand their free spaces they should have to tenets. If tenets have friends and family over it’s literally hard for another tenet to have an available spot. Especially when it starts to get dark. Good luck being a third shifter! Or getting home from second seriously. My third incident is being blamed for noise complaints. I was shocked to get a notice in my mail about “fix it or eviction.” I called to inform them of my volumes and they informed me they weren’t sure but were getting complaints it “might” be my unit. First off it just might be the whole freakin apartment you’re hearing watching tv because I know dang well I could hear my neighbors doing just about everything. I could hear them having phone conversations, having intercourse, coughing, yelling, playing games, kids playing and talking in general especially if there wasn’t a tv on within my unit and I’m reading. It depends what room you were in. Being in the bathroom you could definitely hear people talking and hear the water pipes banging together for HOURSSS. It was crazy! and gross at times. I was being too good of a neighbor by never complaining so they assumed we were the bad guys I guess I’ll take the blame. It was hard receiving complaints from people that had just moved in and wasn’t use to the place yet. I felt with Waterchase knowing we lived there for years with no complaints than randomly receiving them towards the end of our lease should have brought red flags and they shouldn’t have sent mail of eviction instead a call would have been nice but they switch up management frequently so it’s not like the new manager know the tenets history’s well. I feel this place is all about the money really. Not really much compassion for their tenets safety and livelihood. Not like a private landlord hm. Well I just want to warn others of this facility because I know the apartment area is quite nice and looks can be very deceiving!
I thought this apartment complex would be a great experience from my tour and the atmosphere but it has been nothing short of a nightmare. Office staff doesn’t respond to my emails of parking issues, dog waste not being properly cleaned, trash in common areas and outside of the dumpster, and now my dog being attacked by a unfixed pitbull breed in the apartment. They did have time however to send an update on the status of the pool. The pact of care and concern for their residents is appalling despite Triology saying that is apart of their mission. I’m highly disappointed and would not recommend living here. My Experience at Ramblewood was 100x better for half the price.
Whatever you do don’t live here. Everything is outdated the hallways smell terrible and the management couldn’t care less about any issue you have. It’s impossible to find a parking spot here since they don’t give parking passes out so be prepared to get a parking ticket every now and then from the police who have nothing else to do but give parking tickets at 4am since everyone and their mom can park here even if they don’t PAY to live here. The people in the office are just there to receive a check and will not try and help you with any issue you have. I’d recommend going to the apartment complexes on 44th street across from the mall.
4/21I recently moved to Waterchase and I love it so far. The price is reasonable especially for a unit with a washer/dryer. Both bedrooms are huge with walk in closets. Great layout.I have put in multiple maintenance requests and each request was fixed same day or within 24 hours. Thats unheard of!The ladies in the leasing office were kind and easy to work with.I love the waterchase app. Its easy to communicate with management, request maintenance, pay bills...etc.The pond is beautiful. Im hoping as we get into spring time that they invest in lawn care and make the property more appealing.Some cons:1. Unfortunately there is a lot of trash thrown on the ground. Every morning I walk my dog and we fish trash out of the pond.2. The grass is very patchy with holes everywhere and overall is just not appealing to look at.3. Ive heard parking is an issue but they are in the middle of restructuring the parking situation. Sounds like we will be getting parking permits and guest passes to help alleviate the parking issue.4.They have dog breed restrictions.5. You can only use ATT for internetIll update this review in a few months.
I’ve lived at Waterchase for 6 months now and have yet to have a complaint. The apartment is spacious and you really can’t get a comparable 1 bedroom in the area for the same price (this was really the only option I found with in-unit laundry). I live on the third floor, and I have yet to see so much as a spider in my apartment. The best thing, and such a contrast to my previous place, is the maintenance. I can put in a request for maintenance on the app on my phone and no more than 2 days later someone will come, be very pleasant and efficient and fix the problem! Very happy with my experience here.
I graduated college in Midland and got a job in Grand Rapids soon after in January of this year. After researching many different apartment homes in the GR area I was impressed by what I saw from Waterchase. Then, after visiting the complex I knew this was a great community and that I had to be apart of it. I do not live in a upgraded unit but in all honesty it still looks on par with the fancier models. The office is always putting on events in the (newly renovated) clubhouse for its residents. The pool is pretty nice on those hot summer days to cool off at as well.Ive never had any issues communicating with the clubhouse staff, they have always been courteous and helpful. Very pet friendly, they even have a little dog park.As an added bonus: they encourage tenants to paint their apartments, which was a major selling point for me.Update:Bittersweet to be moving on from Waterchase today as we absolutely loved this place. However, the office staff was very courteous and helpful with making it clear on the move out expectations and everything else. Would highly recommend this place to anyone!.
Ah, the luxury apartment homes at Waterchase. My experience here was far from luxury. Which do not get me wrong, everything seems great on the surface. However, my sister and I shouldve known something wasnt right when we were not allowed to see the actual unit we would be moving in to until the day of move in.Lets start off with one of our biggest problems,1. Mold: We were in a first floor unit and experience tons of mold and mildew issues. As soon as it was caught I reported it to the office which resulted in them telling us to run our AC and clean the areas with 409 cleaner. We did that and things did not change. When we reported it again they brought in a third party contractor to run a large air purifier. During this time the maintenance guy checked our carpet and said there was no moisture there but what we saw underneath our carpet did not look right, it was on like dirty cement with nothing underneath it. They seemed to be happy where they left it and said everything was deep cleaned we then ourselves invested in our own household air purifiers. And once again it was back. At this point we ended up buying out of our lease and moving out early. Upon our move out we had to throw away many personal belonging and two mattresses and box springs. Once the were outside the smell was absolutely terrible and these were just the things we were able to throw away. Any kind of clothing item I owned has since needed to be washed multiple times to get rid of the smell. (Ive attached pictures of our shoes covered in mold, the walls, and even our couch).2. Maintenance and Upkeep: As stated above you can kind of get the sense of how this maintenance crew works. When we first moved in our vent fans in the bathrooms sounded really rough. We put in a request and they said they were fine and just to shower with the door open to reduce the moisture. Are you kidding. For the price that they charge I should be able to have privacy in my own home regardless of who lives with me. You have the option to not allow them in your home while you are not there however, if they call and ask and you say not right now or something for whatever reason they will guilt you into letting them. I personally did not feel comfortable being alone with them while they were there. At first they did leave cards stating they were there and what they did, that slowly stopped and you had to come into your home with that uneasy feeling knowing someone might have been there without you knowing. The piping from my bathroom (main) was SO loud it sounded like everyone in the entire building was flushing, showering, an running the washer at the same time. We have had the occasional we need to do maintenance work today, your water will be shut off in less than 45 minutes. The inside of the buildings smell of weed all of the time and remind me of an old dirty motel.3. Parking lots: Parking just sucks overall. If you get home late you will not find any parking at your building. People will then start parking where ever they want which then causes problems if you have a garage and need to get out. At night these lots are very dark and the location is not in the greatest part of town, I was always scared to come home late at night.4. Pets/Dog park: The dog park is so overgrown and not taken care of. The dog poles for bags and waste are always super gross. We had the issue around our building that dogs were not on leashes and going to the bathroom where ever they want.And of course lets save the absolute best for last, our building key that everyone in that said building unlocked our actual apartment. How great is that?! When we reported it to the office they told us no one is going to think a building key is going to unlock an apartment but if you want to you can pay $250 to replace the locks.Final Thoughts: Avoid this place at all costs. It is way over priced to live in these conditions. Lived here for a little over 2 months now. Absolutely no complaints so far except the parking! Definitely worth the price you pay. Maintenance is wonderful, fast & friendly. Along with the staff @ the leasing office. Love being able to sit & listen to the fountain & the ducks all day & night. Also greatly appreciate that we have indoor laundry & updated appliances!!
I have lived at Waterchase since Aug 2016. When we first moved to the complex my wife and I absolutely loved this place. Even though the location is not in the nicest of areas they seemed to do an amazing job at making you feel like you was in a remote area.Fast forward to 2019 and it has taken a turn for the worst. I ended up finding a new place to live due to my wife being scared to even take our dog out after dark. The hallways smell of Weed, even though this complex is smoke free. The security team could only get worse if there was no security at all. The people they now let into these complexes are sketchy at best. It is highly unfortunate that this place has gotten to this point, i use to love living here.the garages are no longer an amenity and now that they have made them optional, parking is impossible to find if you work a later shift.packages can no longer be delivered to the office, which has caused me to have multiple packages stolen (which is remarkable because whoever stole my packaged probably live within my building as it is locked).the only thing this place has going for it is the maintenance crew is always friendly and the office staff that has stuck around through the multiple management changes are always helpful and polite.
I have lived at the Waterchase Apartments for nearly one and a half years. Over that time I have noticed a lot of consistency in regards to friendly and competent office staff, timely maintenance repairs, and the management of the grounds (making it such a beautiful view around their large ponds and walkways and one of the original reasons I chose Waterchase). Living at the Waterchase apartments has been my best apartment-living experience and I would highly recommend them if youre looking for a new place to live in the area.
This apartment complex is money hungry!I have no heat in my apartment and maintenance will not come to my apartment to fix it. This is the second time this has happened. He claims my apartment is not cold enough for him to come out and fix it! I have a child in my home yet they don’t care!But I bet they gone want they rent money come April 1st!!!!!!!I’m paying waaaay to much money for my heat to not be working and have multiple issue with this apartment!
My cousin and I moved in March of this year and we are very pleased. As two recent college graduates we wanted to be close to downtown without the high prices and Waterchase was perfect. Our top needs were safety, close to our jobs, in-unit w/d, and 2 bathrooms. Waterchase had it all. The majority of the residents are young professionals and young families which is great! We have had no problems with our neighbors.Pros:In-unit W/DLarge rooms/closetsCheap utilitiesVery pet friendlyGym is nice and does not get a lot of use, so you can easily be the only person using it.Lots of wildlife for living in the city.Close to everything!Cons:Air conditioning is very loud. It is hard to do anything in the living room while it is on. The same goes for the washer.They require a lot of money up front.They require renters insurance on top of a security depositThe speed bumps. You will understand once you live here (:If you plan to pay your rent with card there is a pretty large fee.All in all I would recommend.
Ive lived at Waterchase for over a year (15 month lease). It definitely has its pros, but there are a handful of cons, as well.Pros:-Location - 10 minutes from downtown and 10 minutes from Rivertown. Perfect location.-Garages! A must have for winter... And guaranteed parking.-Dog park and walking trail!-Package delivery to the leasing office. They stopped this service for a while and packages were left in front of buildings, your apartment door and at the mailboxes for everyone to see. I think people complained enough that they started it, again, which is a good thing.-They have community events once a month, youre into that. However, they do give a fairly short notice (sometimes a day).Cons:-Maintenance: Weve called maintenance several times while living here. They usually take 2 days to fix stuff. However, during the summer, our dryer went out and they took 2.5 weeks to get it fixed. It was a ridiculous amount of time. Id also like to mention that when we moved in, the apartment smelled overwhelmingly of wet dog and Waterchase waited 5 days to do anything about it (changing carpeting). We didnt get any money back for rent, along with extra rental time on our rental truck. Very disappointed.-Parking: Every night is a struggle to park. Get home by 8pm and youll get parking. Otherwise, youll be parking on grass or driving to the dog park and walking all the way home. If you live here, you NEED to get a garage for guaranteed parking.-Building doors: Every other month, the building doors are broken and maintenance doesnt do anything about it for weeks at a time.-Air conditioning: Or, rather, lack thereof. They have window units available in the living room, but let me tell you... The summers get HOT in the bedrooms as the air doesnt circulate to any of the bedrooms. Only the living room is cool.-Other Residents: Buildings smell of weed. This isnt Waterchases fault, but its a huge nuisance. They have a no smoking inside policy, however, dont enforce it (or cant enforce it).-Potholes: The potholes get bad, but they do eventually seal them. Watch out for potholes around the speedbumps, though. Those get big.If I was able to see the apartments before we moved in, I probably wouldnt have. However, Waterchase is *decent* for the overall outrageous rent of GR and surrounding areas. Its tucked back behind some sketchier apartments, but its fairly safe. It is close to everything you want and need. Waterchase isnt perfect, but no apartment complex nor leasing agency is.
I absolutely LOVED living here and only moved because of a new job. The leasing team is friendly and welcoming and the maintenance crew is FAST in their responsiveness. The apartments are cozy and clean, and its great being able to walk around the ponds and neighborhood!
I wish I would have listened to the Bad reviews before moving in. I have lived here for almost eight months. When we first moved in I loved it. Now, not so much. The girls in the office are always wonderful and so nice. Other than that, this place is over priced, barely worth it and they only follow policies that they want to. They also seem to change management very frequently (there have been at least two since I moved in). I pay almost $1100 a month for an outdated two bedroom apartment.They also tend to change policies a lot and then leave notes on your door telling you to do something or you will get a fine. You also sometimes hardly get a notice to get this done.I wish that I would have had more time to find another place to move but forgot you have to give a 60 day notice before moving out. Our rent went up over $50 and we now have to pay $10 for a garage, $22 for utilities, $12 for renters insurance and I think there is something else too. If you dont mind paying over $1000 a month for an outdated apartment and have very picky (When they want to be) management then this place is for you! Otherwise I would suggest going a mile up the road to Ramblewood. They are cheaper, nicer and not as picky about random things. I do want to say, again, that they girls in the office are great but is that really worth what you pay?? You decide.
Seems like the toilet and bathroom sink are constantly broken. For over a year someone I know has had ROACH PROBLEMS with no real help from maintenance. My friend is extremely clean and tidy. The problem has progressively gotten worse and there has been absolutely NO discount on rent or any other offerings. Horrible apartment, rent elsewhere.
We have lived here for 2.5 years. The staff is always friendly and helpful. If you need maintenance they are prompt and polite. There are always cool things hosted at the club house for the community such as s’more days at the pool, pumpkin painting etc! It doesn’t hurt that there is such a beautiful view!! We love that there’s a playground and volley ball court on site as well as a gym and pool. My son spends his entire summer at the pool! We love all of our neighbors as well. Every one of them is friendly. We love living here! #ilovewaterchase
Lived here for almost a year now. Definitely WAY OVERPRICED for what it is!! Buildings are old! When I moved in they had to replace both toilet housings, garbage disposal (after it wasn’t working when I moved in and they knew that), new a/c unit (no central air) it smelled liked weed when I turned it on, dishwasher, mold in the window sills, patio screen door was replaced, shower faucets had to be fixed, and several other small things. All of this should have been done prior to me moving in. I had to take time off to have them fix the repairs and all they gave me was a $20 gift card for a place that is no longer in business. The hallways smell of weed all the time and neighborhood is not safe. Yes, the buildings are locked but anyone can still get in. Most of the time the doors don’t close all the way. Parking sucks. The water fountain is pretty but it’s really loud and gets very annoying. Although they do have several community activities most of them are in the middle of the afternoon during the week so I’m sure not many people can go since they are at work. I’m sure that saves them $$.
Moving into Waterchase Apartments has been a disaster since day one. We were told our building is smoke-free (which we specifically requested), but Waterchase chooses to loosely enforce that rule, like all their others, because we were treated like idiots for even reporting the person smoking on the balcony above us. I guess that all the cigarette butts on the ground below us and on our patio should have been a clear indicator that they dont enforce their own rules nor care about their tenants. This isnt the reason for the one star review though.We moved in Aug. 2017 and have had non-stop problems with the disrespectful neighbors above us. From their cigarettes butts & trash being thrown down on our patio (which we took pictures and presented to the office as documented proof), to their obnoxious foot stomping that goes on all day and often goes on well into the night passed quiet hours.We have provided documented video/audio dating all the way back to Sept., to show what was going on. We were told this what not enough, even after the office stated that they had given our upstairs neighbor numerous warnings. As nothing was being resolved, we resorted to calling security when they were being disruptive after quiet hours. Obviously calling security didnt resolve the problem and it only made us more frustrated to find out that they werent even documenting our complaints properly for the office.As of now, their solution isnt to even fix the problem and remove the troublesome neighbor. They would rather transfer us to a different unit so that the next unfortunate person that takes this apartment will have to deal with what we have been putting up with for months. I truly feel sorry for the people that move into our vacant apartment, because there is nothing you can say or do to get the front office to do their job.Dont bother reporting any problems to the office staff, because you will be made out to be the bad guy, while the person being disruptive becomes the victim. If you are looking for an apartment complex where you can be as loud, disrespectful, and obnoxious as you want, then Waterchase is your place.**I will gladly edit my review when the office staff feel like doing their job**
This place is ABSOLUTELY awful and a complete joke. I have lived in many apartments due to college and moving, but this one takes the trophy home for absolute worst. Medical concerns are a joke to the entire staff. Safety concerns mean nothing. I was out of hot water for a week and a half and the maintenance workers made it a joke and never corrected the issue. It then was found that the entire building was having hot water issues. When going into discuss getting out of my lease due to unlivable situations, Shannon made it seem like a joke and as if this company did nothing wrong. When bringing up the hot water issue, Shannon could somehow not find the documentation I was speaking of. Which was pulled up directly on my phone. It was also discussed about the issue of cigarette and weed smell within the apartment. Being allergic to this and having medical issues because of the lack of care to address the issue, I am not thrilled. Shannon stated there was no smell and they had checked multiple times, but had no documentation of doing so. I would never, in my lifetime, recommend this place to live.Willing to discuss any other issues that have come to light if anyone is even remotely considering this place.***As to the automated response of the apartment office, I have tried to contact them multiple times and have, in many forms, proof of these issues that have been neglected.
I happily am living at Waterchase going on 6 years. The best thing about this place is the management and Maintenance staff. Jessica is always there to address every single problem I have had with the apartment. I have lived in 2 different apartment complexes comparable to Waterchase, and I can easily say that the Waterchase management and maintenance staff is by far the best in terms of answering their customers issues in a timely manner. They are always there to help you the best way they can, which is something very hard to find in most apartment complexes I lived in before.
We have been here for about 4 months now. Waterchase is phenomenal. The view of the lake/ponds is so relaxing and makes you forget you’re in Wyoming/GR. The clubhouse with gym, yoga room, and pool is an amazing perk as well. The updated Apartments are modern and quiet. Staff and security...very helpful. Pricing is $900+ for one bedroom, updated. The included garage is also a very nice perk. A+ Waterchase.
Do NOT move into this apartment!!!! Everything broke! Cabinets, toilet, dryer, lights and there was even mold in our apartment‼️ We moved out while things were STILL not fixed!!! Absolutely happy we left this place!!! And Bc I forgot to turn in my key, they do not care to let a day slide and will charge me $100! Yet it took a month to get us a new dryer and we were polite and patient!!!!
Where do I even begin:1. To start, the apartments are horrendous in quality, especially for the price. Easily built in the 70s, nothing has been renovated or fixed since then. Some of them have updated appliances, which are okay, but the washing machine AND dishwasher have already broke.2. Ants are a common problem, and have come back over and over again, even though the apartment is clean. Waterchase has a strange contract with exterminators, where they can only come out a certain amount of times per month. If you report ants early on in the month, and they have already been out the maximum amount of times, your SOL until next month. And this goes for any sort of pests.3. Prior to moving in, and throughout half the year, the clubhouse which houses the amenities was 24 hours of operation. Suddenly one day, now it is no longer 24 hours. Not only was this misleading as it was assumed this would be justifying the high cost of the rent, but also their office hours are minimal so it is hard to use any amenities.4. Waterchase is NOT a well lit area, and also in a sketchy area, so it is only a matter of time until someone gets hurt or worse. I am friends with one of the Absolute Security officers that patrols Waterchase, and I hear what goes on at night. When I told him about Waterchase, he said Oh, you mean the dark place.... Waterchase has informed residents that they have plans to light up the community, but its starting to look like a empty promise because nothing has been done so far.5. Waterchase enforces some rules, but could care less about others. Most importantly, they fine you for holiday decorations that are still up when they deem holidays are over. Not only this, they fine you with absolutely nothing in the lease backing them up. The lease states that you cannot have any holiday decorations hanging from or on your patio. So what happens when you have a wreath hanging on your FRONT DOOR (aka not the patio)? You get fined all the same. When you try and argue that it doesnt say that in the lease, they say well the front door is included, regardless of what it says on paper. Which is ironic because if you argued So does that mean I can pay you whatever I want regardless of what it says on paper, they would laugh you out of the office.6. Waterchase maintenance comes into your apartment to fix things, regardless if you give them permission to enter. On three separate occasions, maintenance has been instructed to not go into the apartment unless someone was home, or if they are told verbally over the phone that they could go in. Two of the times, they have just gone in regardless. The last time, they called, didnt get a hold of anyone, said Well, tried my best, and went in all the same. The feeling of security, whether inside the apartment or outside is just gone at this point.Honestly I could go on. Matter of fact I could probably go on with complaints/concerns longer than the lease contract itself. As someone who has worked at two different apartment complexes, I have never seen such unprofessional behavior in an office. I also have never seen employees who dont care about their customers as much as Waterchase, and that is coming from any industry. The members of the office seem nice at first, but as soon as you tell them they are not renewing, you are essentially dead to them. If you are debating if it is worth the money, the answer is no.Edit: In case anyone was curious, I called the office after the response from the management below. Immediately after answering the phone, I said who I was and I was calling because they told me to via their response, and they hung up the phone. I never heard back from them, and the manager was always out when I went into the office.
Waterchase maintenance does an excellent job repairing things. The grounds people take great care of the property, and are always on top of the shoveling and plowing. Office personnel is very helpful. Management is great. A little expensive, but I guess its the price you pay for great service.
Coming just shy of our 1 year lease. We have an updated apartment. It seems as though these apartments were cheaply made. The A/C is an in wall unit that were told by maintenance to not turn up all the way because theyre too cheap for that. Our washer and dryer are cheap and dated. Drum went out on the dryer and destroyed some delicates. The seals around our windows leak when it rains harder than a drizzle (which we first reported in October 2016 and still has yet to be fixed). The apartment door itself is extremely difficult to lock. Maintenance put oil in it and still have difficulties locking. Previous renter must have been a smoker even though we are a smoke free unit because in both bathrooms yellow mildew spews from the walls and we are constantly having to clean that. When the power went out, theres no way to get your vehicle out of the garage because they only have the one main door, so I had to miss work. And parking is scarce. If you work long hours forget parking nearby. Every unit has a garage but most people use theres for storage and not actually parking in it, so regular spaces fill up quick.Daves cool.
Pros: - Great maintenance team.Cons: - The office loves adding penalties and fees to your bills. There is a dog across the pond that barks all night. The office has been caught lying about amenities on their website. Once youre here, theyll bump up your rent + fees when you renew your contract. The office staff is rude and difficult to deal with.Edit: Waterchase is now doing a promotion on Facebook to review them on Google and win prizes. Dont be misled by a lot of uninformed reviews.
I moved in in December 2014. Our moving date kept being pushed back but that was fine because were were moving in after the loss of our father. Kinda pricey but it was a 3 bedroom so totally understandable. The first year was great, small issues like loud neighbors and toilets that would run.Flash forward to last year. The bathroom off the hallway was getting mold. We called three or four times to get it FIXED not just painted over. The halls smelled of weed and when you were outside there were cigarette butts when it says smoke free building. When it switched over to Trilogy, good lord. Within the last 3 months its been just a bunch of BS. The manager Jessica is rude as all get out. Shes condescending and makes people feel like theyre just disposable. I got fined for one day of blinds. $40 for something you could buy for 10 bucks at meijer. She said how do you know others arent being fined? Ummm I walked the property and saw 16 destruction of property blinds. She then told me that my garage isnt for storage. Okay it says store property at your own risk then proceed to tell me that if I cant park my car in the garage I was taking up a parking spot outside the building. Uh? We dont have assigned parking and other people dont park in their garages because outside is closer to the building.Needless to say. They only fix things if itll come back on them or when they feel they want. Im so glad to be out if this LUXURY apartment complex. PS the potholes and speed bumps will cause you some work on your car. Oh yeah... be careful walking your dog at night. Bad lighting, dog poo, and goose/duck poo.**Edit** I emailed them weeks ago and nothing.
Kate was awesome! Made my move in as easy as possible. Keeping me up to date with where we were in the leasing process. The app is great as well. Maintenance have came in a timely manor so far. A few minor scrapes and bruises but it’s livable and close to alot of things! This is my first year living here and so far so good. Excited to see how the remainder of my time here plays out.
I dont know if the person below is talking about the same Sadie I knew, but I thought Sadie Rivas was one of the nicest, most friendly people Ive ever met, though she isnt there any longer.I think it is a very nice place to live, and they continue to make it better. The maintenance staff usually comes the day you called or the day after, and when I email the office staff I usually get a response within a few hours. They put on tons of activities and even have Wine Down Wednesdays and Microbrew Mondays from time to time where you get free drinks and snacks. There was a point where management/employees seemed to change all of a sudden on me, and I was a bit unsure, but Im very good with it now.The only two issue I have is that, yes, It is kind of surrounded by other lower quality, shall we say, living establishments, but they did put up a large fence around the pool last year and that seemed to help. Its kind of a diamond in the rough. The second issue is that rent keeps going up and up and its getting close to the point that I might have to move somewhere cheaper.On the whole, though, Ive been there for four years now and have been very pleased for the most part. I would definitely recommend it.Oh yeah, and I assure you I AM NOT an employee there, as someone suggested anyone writing a good review must be.
I have lived here for almost a year and overall it has been ok. The community grounds are decently kept. Clubhouse has a small gym and hosts events from time to time. I have noticed that office staff seems to have a high turnover rate, which is strange. I am on the second floor and I hear EVERYTHING. stomping around, dogs barking, toilets flushing, doors slamming. Youll need ear plugs if you want to get real sleep here. It has been a long summer dealing with the cheap A/C wall unit that smells like moldy water when you first turn it on, and its horribly loud. Weve also had our garbage disposal break, the dryer drum fall apart, leaky sinks, fridge components break. Worst of all, Ive had ANTS coming in the bedroom window on and off since April. Maintenance usually responds quickly, but the fact that Ive had to call about five separate times now for the ants is ridiculous to me. One guy told me that even if they keep sealing the cracks in the window frame, the ants will keep finding a way in. So thats comforting. They sent pest control twice (expect to wait two weeks for them to get here) and they literally just stuck some bait that you can buy from the store on the wall. My roommate signed a 15 month lease here so Im stuck paying even though Ill be moving out soon. The place is a bit pricy for what you get, and they keep tacking on random fees every month. This is just my personal experience. Others love it here. Just tread with caution.

Since our cat broke our blinds, they decided to contact us a month before we move out to replace the blinds because its an eyesore. I understand, but they refused to wait ONE MONTH until we moved out to replace them and have us pay for them. These blinds have been broken for almost over 10 months, and they cant wait one more?!Her suggestion? Just pull up the blinds when youre not home. Have you ever owned a cat? Obviously not. Our blinds will have to be up for the remainder of the time we are here. When I told her the complex just gouged for money, she disagreed. Laughable! You pay for everything separate from your lease. Nothing is included.Deleted the rest of the nice comments I said about this place because Ive never heard so much stupidity in my life.Additional note, completely ridiculous price for apartments that are not premium nice and located in an UNSAFE area (shootings, drugs, people breaking into cars, stealing things, and more). Not luxurious apartments. Not worth the money.
What happened to this place? Luxury Apartments Thats what the sign says when you enter the property. (Unless you enter from 30th street) Here is my breakdown now that weve moved.Pros - Maintenance staffCons - This could take awhile..Constant dogs barking. Absolutely horrible lighting outside. I mean seriously bad. So bad neither myself or my girlfriend venture out at night and both of us always looked over our shoulders when arriving home late. The building we lived in apparently had a lot of burn outs living in it as you could pretty much get high standing in the hallways. Never a day went by where it didnt smell like marijuana. Security is non-existent. They used to have a car or two that would patrol the place and was clearly marked or looked as if it was actual security. Yeah those guys are gone. The only security we seen before we left was a guy in jeans sitting in the club house late at night doing all of nothing. And speaking of the clubhouse.. Well thats pretty much useless. We lived here for over 4 years and with all the management changes (for the worse) theyve since decided to close the clubhouse at I believe 10pm now because the residents they allow to move in here tend to trash the place. (When we moved in the clubhouse was open 24h) I guess I dont blame them in that regard, but maybe screen your tenants better? You have security cameras. Why should we all suffer when you rent to these people and they wreck the place. And that leads me to my next point. The quality of residents. Wow. This is something that blows my mind. Who are these people? They must have this place listed for section 8 now because these people are just terrible. Absolutely no respect for others.Bottom line. If youve read this far just know this place isnt what it used to be. They have a neat system now to up charge for everything. Garages used to be included in the ridiculous amount they charge for rent for what you get. You get to listen to everyones barking dogs at all hours, arrive home at night and feel unsafe because you cant see anything due to terrible lighting. The parking lot is destroyed and filled with potholes. The hallways smell of wet dogs and have mud and dirt from said wet dogs all over the rubber stairs and carpet. Its just dirty. You pay an obscene amount of money for your heat, which is being split between all units in the building. Not for what you personally use. I know this because before I left a neighbor and I compared statements and his charge for heating over the course of two months was the EXACT same on my bill. Which in itself is a bit ironic considering I was out of town one of those months for nearly 3 weeks and my heat was not on. There is zero parking if have more than one car, because again a garage is something you have to pay for now, rather than it being included in the rent for the past who knows how many years. All and all again its just not the same Waterchase. I remember when first moving in. I cant stress the dogs, dog smell in the building, really dirty neighbors who allow there dogs to just relieve themselves right outside their doors. Weed. Again you can literally sit in the hallway and get high. Potholes and just poor lighting. Its just bad now. And borderline dangerous alone at night. I guess considering the surrounding properties (look on 30th street) it was bound to happen. And to think they charge over $1000 a month (again in Wyoming) to live in this nightmare?Now you can insert generic Contact the Office from Manager X here so we can address the issue. Which is funny. All of these things have been posted before and NOTHING still has been done. Seriously, read the other reviews.EDIT: Are you serious Jessica? Did you even read the review? Why would we call now? We moved because of this. Everything stated has been stated before. All of these things have been brought to your attention numerous times.. You can see a pattern here. So many others have said the same thing. I hope Corporate reads this and can see what a terrible job youve done.
Waterchase is one of the best communities in the area. The team in the office is extremely friendly and professional. They have AMAZING resident events and the property is beautiful and tons of green space. I truly recommend living here if you are moving to the Grand Rapids area!
Non-smoking buildings are not non-smoking buildings. I still had to deal with smokers and pot heads. Upon calling the office to deal with these tenants, they said they couldnt/wouldnt do anything. Expect to smell pot every other day while living here.Maintenance is great and has a great response time! Beautiful view and nice community.
Ive been living at Waterchase apartments going on six years now, the office staff and the maitnance staff are great anytime we had an issue it was taken care of right away. The community and the ammaneties are very well taken care of. My kid loves the playground. The community and the appartments are very safe and cozy. I would highly recommend these appartments to anyone.
I was on the apartment hunt for about a week with little success. I called Waterchase and they were so friendly and easy to work with. I picked up the keys to my new apartment that afternoon and have been EXTREMELY happy with everything. The neighborhood is great and the amenities here are top notch in my book!
Got a job out in Grand Rapids and had to relocate from New York State so I started apartment hunting in the area. I found this place through an app called hotpads. It looked really nice on the website but I wasnt sure it would look like the pictures in person. However when I visited I was really amazed that it looked just like the pictures. The staff were nice and very helpful. They were not pushy at all and didnt pressure me into buying an apartment. Since this place was the highest rated apartment on my search and I liked it, I decided to rent an apartment here. So far I have not been disappointed. Ive lived here for about 5 months and I love it. In my opinion this is the nicest apartment complex in the Grand Rapids area. Everyone that lives here is really nice and friendly and I feel safe, especially with the Security officer. The prices are not bad at all for what you get including the amenities and the scenery. Nothing beats sitting outside on a bench near the pond on a sunny day. Also it has a great location as it is only right off of 28th street, 15 from downtown, close to 131, in the middle between Woodland mall and Rivertown Crossing mall. Im glad that I moved here and I would recommend Waterchase Apartments to anyone who wants to move to the Grand Rapids area.
Waterchase has done nothing but screw us over since before we even moved in. They tried to raise our rent 2 times before our move in day. And thats only the beginning. We have had nothing but bad experiences with the office people. If it were possible to give zero stars that is what this review would be. 11 months till our lease is up
I went here to tour as a potential tenant and I realized after touring the 1br unit, the entire complex is a hot mess. I was told on the phone the day before at 5PM (mind you right around when they close) to come in for a tour of their 2 bedroom unit as a walk in customer.Jessica was my assistant to tell me about available units. She tried to get me a unit right next to the dog park and insisted that dogs never barked loudly there. Look at the reviews lol, what a total lie. She also got sarcastic and condescending with me, showing no patience, treated me like I was an idiot...yeah thats the best thing you can do to make me NOT want to move in.One perfect example was when trying to apply for the 1br she shown me, their website had shown that 2br and 3br units were available...even though she told me they werent...the day before, in the afternoon...minutes before they closed...Also, one unit was labelled #30XX, and I asked her if they had 3 floors and she gave me a look like I was a total idiot. Other complexes have units that start with 1/2/3 etc. by floor...I considered filling out an application, checked the reviews, then walked right out. Im not saying this complex couldnt be suitable for others, but the rude staff alone immediately made me walk out. It could just be the absolutely terrible agent that assisted me, but Im looking elsewhere now.
After living here for 4 months I can say it’s not really that good of a place.. hear footsteps all day I actually heard someone sneeze a couple times the other day then I responded with Bless you.. wonder if they heard it? Also weed smell and a random stench in the hallways.. trash thrown around by the garages... people breaking into cars.. proof on the Waterchase app.. No carpet in the stairwell I’ve slipped a couple times... No lights at certain areas so sometimes feel like I could be robbed, Also maintenance never showed up when I called about the problems with my toilet instead my cousin came over and fixed the toilet, towel rack and our lights so yeah thanks for nothing? Lol also the Office Ladies seem to be sexist towards Men because my sister lives at Waterchase to and the way they treat her and other women compared to some of the men is kind of strange.
This place is AWFUL. They will charge you with anything and everything. So becareful .The office is terrible to work with. They never reply.They never fix anything.Oh once again will charge you with anything, they are awfully money driven.The neighborhood is bad. Someone got shot in the parking lot.Btw Zach who have 5 stars live there so don’t fall for tricks.For the amount you are going to pay, I pray they you look somewhere else.
Waterchase is a wonderful place to call home. The maintenance team always does an outstanding job and the office staff goes above and beyond to make sure residents are happy. You should see some of these resident events they have here! Im proud to call Waterchase my home.
We had a good experience at first, and then the office people have become rude, They lied on us, and we have also experienced alot of racist issues with the tenants, maintenance people, and others. We werent the only people to say that either, hispanics, have said the same also.If i could give 0 i would. The place is nice, but as far as hospitality, waterchase does have that.
Awful. Zach continued to push me to give a deposit to hold my apartment . That still was not approved by the third party. Continued to tell me to pay it if nothing happened I would get a full refund. The hour i was there he continued to tell me to put the deposit down. Again assuring me that it would be refunded if i changed my mind. Not once did he tell me there was a time limit. I paid the deposit . Changed my mind . Now im out the deposit. Due to him saying 48hrs after i put my app in i could no longer get my deposit. Continued to ignore me. I asked for his managers info and wont give it to me. Ive stopped in to the office and cant get a hold of a manager. Honestly not about the money. The money isnt an issue. Its the principal. And now there ignoring me. My fault.
I have been living in Waterchase for over a year, and I absolutely love it. Recently they had a Resident Appreciation week, where they did a lot of nice and fun things for their residents. This type of relationship shows that they actually care and want to have a strong community bond with anyone that lives there. Thank you guys!
I dont live here, I would never. The representative on Facebook advertising for this place is a hot mess, they have NO stable pricing, she fully admits that they change their housing price daily. I would never live somewhere that they no stability in pricing. She FALSELY is advertising this establishment. Stating it is one price on the internet and then changing it during conversation...Just an FYI it is ILLEGAL to advertise false information and it is ILLEGAL to snag customers with low balling prices to change them at signing. You have to charge what you advertise!
Any google user on here that is saying that this place is a nice place to live is coming from the managers of the place. The front office has the worst customer service and they could care less about you. Sadie is the worst manager in the world. Jill is too. I just want to send my dog in there so he can take a crap on their face. THIS PLACE SUCKS! DO NOT MOVE HERE
I wouldn’t recommend living here at all !!!! It has roaches , & my apartment has been sprayed 5 times & no help at all I had to move out due to the pest problem my apartment is 3020 totally nasty office staff is not helpful at all even cooperate ! I wouldn’t move here unless u love roaches !
My experience at waterchase has been a wonder experience the staff is terrific.The grounds are amazing my neighbors are pretty cool people.The complex is very quiet.The wildlife is amazing to live at my apartment is fabulous.I will forever be greatful for the opportunity ive been given to live at the best complex in Michigan
Place is not professional, don’t move here if you want maintenance helping themselves into you’re own home while your sleeping, Not home, they will just walk in, they’ve also done this to my little cousin who also lives here at Waterchase, she told us that the maintenance guy did not knock just used his keys to help himself in, let me remind you this was in the morning my cousin said she was pretty much half naked and she had barely enough time to look through the eyehole and run back to her room to get dressed before this Perv just walks in her apartment unannounced, Even if you check off Allow Maintenance in they will still help themselves in lol Good luck living here too you can hear every footstep above you and below you and from the stairwells lmaoo
We have so many complaints about this place and Its completely overpriced for how rundown it is. The staff is friendly and professional, but unfortunately the lease agreement is horrible, unlike any place Ive ever lived. I wish I knew what I was getting into before I signed it.
Place is not all that great would not live here if i was anyone thinking about it, there was all sorts broken when we moved in, weve called maintenance and they didnt come until about a week and a half later, and then didnt even fix anything lol terrible, plus the office is rude and full of fake smiles.

2022-02-16Ive lived in a few apartments but this one is by far my favorite. I love the lakes, the ducks, and how well everything is kept clean! Its such a beautiful place to call home. The staff are very friendly. Ive had nothing but great experiences with the maintenance guys. They are professional, kind, respectful, and do amazing work.

2022-03-28Do not live here. Waterchase looks great on the outside, but it is a TERRIBLE place to live. My husband lived there for a couple months before we got married and it was evident within a few days that there was a cockroach infestation. Not only that, there was still some food left in the cupboards when he moved in. At first we assumed this issue would be resolved within a few weeks after pest control came. We were so very wrong. Pest control was very helpful and friendly, but Waterchase did nothing to help. After a lot of research and 3 visits from pest control, we realized there was no end in sight for our roach infestation. We had found multiple egg casings in our kitchen which essentially meant over a hundred cockroaches were crawling around. When we brought our concern to the office they claimed no one had ever complained about roaches in that unit before (this was an obvious lie). Then, when we decided to move out and break our lease, they tried to convince us to stay! We still had to pay the fee for breaking our lease regardless of the fact that their services and the roach problem didnt meet the high standards the complex sets for itself. To top it all off, a friend informed me recently that they were moving out of Waterchase and their building was the only one not infested with cockroaches. Save yourself some time and money, and look for a better place. And always look at the unit before signing anything.

2022-05-05Would not recommend. I like many others was “wowed” by the pictures and the initial image. For the location of this apartment, it is not worth the price (I can rent a larger apartment closer to downtown for much cheaper). The water from the shower turned all my wash cloths blue, I had not one, but 2 different washers and neither one worked. I was stalked by another resident, the halls have this terrible mildewy/closed up smell and the parking lot is absolutely terrible. I’m quite frankly surprised that I haven’t popped a car tire. I honestly should be compensated for the amount of $$ I’ve have to spend to go to a laundromat to make sure my clothes are ACTUALLY getting washed. Don’t live here.

2022-06-24HORRIBLE place would not recommend. I am still a resident for another month and still paying rent. But I turned in my keys early because of moving for work. I had a packaged delivered to my apartment there and they wouldn’t help me get the package from the building. The property manager McKenna was no help and told me there was nothing they can do. I wasn’t even asking to go into my apartment THAT I AM STILL PAYING FOR.All I needed was to go to the mail room to get my package. The whole year living here has been horrible. My bathroom had non stop mold growing and the tub was completely yellow from dirtiness and damage. They just painted it over instead of getting a new tub.Would not recommend. They clearly don’t care about their residents.

2022-01-04Made a post on reviews after 2 ish months living there. Haven’t posted since. After our 15 month lease has ended….1) I’m glad I will not be returning here. Office staff has always made it seem like 18-19 year olds living there was a bad thing. As it being my first apartment “without” parents I don’t know that much. I had questions here & there. Staff always seemed to reply late or have attitude about my questions.2) Roaches are a continuous problem there! After about 5-6 months there. We had a roach infestation every re occurring month. Even with pest control! Our neighbors we have talked to also say that they have continuous roach problems & they are as clean as we are!3) Also parking is a huge problem. Rented a garage for $20 a month for one of our vehicles because after 3-4pm every day you’d never find a spot. Have to walk a block to just get to your apartment door. On top of parking you see “no parking zone” signs everywhere. With SECURITY that drives around & is supposed to be towing those vehicles in the way or parked in non parking spots. You have to squeeze your vehicles thru drive spots to get around the parking lot. Ridiculous security & pointless because they don’t do their job!4) Hallways always smell of mildew & dirty smells.5)And it’s definitely outdated. For paying what we did…. It wasn’t worth it.5)The ONLY thing we decided was worth it anymore was the ducks & the ponds & even then behind the 3155 building they don’t scoop the trash out so the ponds look unsatisfactory. Sad to say I lived here. Worst first apartment as a teenager experience ever :(

2022-01-04Just moved out today of Waterchase apartments. First few months were amazing. Pond and the ducks were amazing. But as we came months and months closer to the end of our lease. Mind that I turned 18 when I moved in. Leasing office always had an attitude every time me or my girlfriend had questions or concerns. Roach infestation EVERY month! Had pest control in and out. Never controlled them. Our neighbors always talked and even they had the same problem and we are all super clean. The hallways always stunk like mildew. And parking lot was never open. Every parking space was taken after 4pm. We had to park across the street every time to walk to our apartment. Over priced & ridiculously owned. Don’t like these apartments. I wouldn’t recommend. Happy we moved out.

2021-12-03Clean apartments.Prompt, helpful, and polite staff.When trying to decide on an apartment complex when moving back to the US, I was in contact with Ruth and she went above and beyond to help get things set-up and settled. Ruth is the best!Maintenance team is also great - fix things right away.Sure the garbage dumpsters fill up, however the complex has numerous dumpsters and they are emptied twice a week. Sometimes you just have to go to a different one because people throw away large items.Big recycle bin also.

2020-12-05The maintenance and leasing consultant team are very kind and accommodating to everything I need. I love the community events that they do, giveaways, and little random treats that they give to us residents. I have been here for a year and a half because of the people and they truly have made this apartment feel like a home. Although a little pricey for Wyoming, I am pleased with the quality of my home. I would agree with other reviewers and say that yes, you can hear the person next to you run their shower (if your bathroom is next to theirs), but beyond that, the walls are pretty thick for a building built in the 90s. There’s also not an extra charge for the pool or fitness center, which I definitely take advantage of!

2021-12-14One week late on rent and they throw me an eviction notice. Yea I dont plan on staying long, theres a buyout option in which I plan on doin to get out of here. Plus its way over priced. Luxury apartment it says( not really).

2021-06-24The apartment leasing staff aren’t helpful when accommodating you with problems. We had a mold issue in our apartment where mold was forming on the walls and almost all of our stuff due to them not allowing the carpet to fully dry when cleaning it before we moved in and when Maintenance brought the that to our attention the maintenance gave me mold spray to clean up the mold myself instead of getting a professional Company to come in to get rid of the mold. After talking to the leasing office I told them I would like money deduct it off of our rent for the month because of the issues that we had due to it being their fault that the mold was in our apartment and they told me no and they wouldn’t even pay for my damaged items that I had.
