We have to literally complain so many time for the same stuff yet when the maintenance people come they just do one job and say file the complain again for the next one even when they are already there . The closet doors are pain, they fall off . I have requested 100 times to fix it yet they don’t fix it, I just do not know what are we suppose to do as a resident ?? Live with the closet doors falling on our head ??Rest all is ok . I guess that’s the price we pay if we look for cheaper apartments . The dryer on building no 4 has been forever out of service, it’s never fixed . I am looking to moving out of here . The only reason I am here is due to my son’s school .

Comment: I had the absolute misfortune of living at Waterstone Apartments, and let me tell you, it was a nightmare from start to finish. The management team here is unbelievably rude, treating residents with a complete lack of respect and courtesy. Its as if theyre doing you a favor by letting you live in this dump.The maintenance is practically non-existent. Good luck getting anything fixed in a timely manner. When something breaks down (which happens often), you can expect to wait weeks, if not months, for a resolution. And when maintenance does finally show up, the quality of their work is shoddy at best. They cut corners and half-heartedly fix issues, ensuring that youll need to call them back again and again.As for the amenities, calling them subpar would be an understatement. The gym equipment is outdated and often broken, the pool is frequently dirty, and the laundry facilities are a joke. Theres no sense of pride or care in maintaining the communal spaces, making them virtually unusable.The overall structure of the apartments is horrendous. The buildings are old and falling apart, with peeling paint, leaky ceilings, and creaky floors. You can hear every little noise from your neighbors, which makes for a truly miserable living experience. The walls are paper-thin, and privacy is non-existent.In short, Waterstone Apartments is the worst place Ive ever lived. Save yourself the headache and find somewhere else to live. This place is a total disaster. Avoid at all costs!

Comment: I have enjoyed my time living here at the apartment; however, I must express my concern about a significant issue that has yet to be resolved. Despite reaching out three times, the problem with my refrigerator not cooling adequately remains unresolved. It’s been months.Maintenance has visited, but each time they insist that everything is functioning properly, even though it is quite clear that the refrigerator is not cooling as it should. This has led to a frustrating situation where food is consistently spoiling within just two days. Although the freezer appears to be working fine, the refrigerators ongoing malfunction has resulted in spoiled food and an unfortunate waste of groceries. We have already tried defrosting technique.It has been especially problematic for perishable items like milk, which consistently spoils within three days of purchase. I am hopeful that this issue can be addressed promptly, as it has been a recurring problem affecting my overall experience in an otherwise comfortable living environment.

Comment: As on today 4/2 - I raised a maintenance request to fix building door access issue since the maintenance team put temporary locking thread on the door .... due to this door can be opened by anyone without usage of access tag.Within two days of raising the request, it is moved to complete status without fixing the issue.Its security concern but handling irresponsibly. Its very poor management...............Sensing this Community is not safe... main concern is Security, residents complaining that CCTVs not functioning, management is not responsive, car parking areas are not safe at all, Trees branches are falling off, CCTVs are not adequate, homeless people have easy access.

Comment: If I could give a -0 I would. As a last resort I applied here, even after reading the reviews about car brake-ins and roaches. I was denied because I have section 8. On my credit report it states I had 1 unpaid water bill from 7-8 years ago. And I didnt make enough to cover the rent. These people are RUDEand nasty. I didnt make enough to cover the rent but I make enough for them to take my 300$ holding deposit. The application did not allow me to input my voucher info. So when I called to ask about my denied application they stated it was because my credit. PLEASE I hold a 725 credit score and the water bill was 143.00 find somebody else to play with. Maybe Fair Housing 🤔 they thought I was stupid. Joke on them this time. Housing discrimination is a real thing. UPDATE I was told my application was ran incorrectly I feel I should not be charged a application fee, that as well as my holding deposit should be refunded. Ill let FAIR HOUSING deal with that. Comment: One of the worst apartments I’ve ever lived. The front desk is not courteous and even rude at times.The lift has been “under maintenance” for a month now (still not fixed as of writing this). I would have definitely sued if I was differently abled.Community Washer-Dryer is “under maintenance” for weeks and sometimes when it is hungry it just eats up your money and doesn’t do the washing or drying properly.On the upside you get very well ventilated apartment in the sense that there are leaks everywhere; Your heater will be On almost all the time at nights during winter even if you set at 68F and have all the windows shut.Cant wait to move out.Right after I posted this review, all the residents get a email explaining why the elevator(lift) has not been fixed and the very next day the elevator is working. Either it’s a big coincidence or may be all it takes is a review to get the wheel rolling.

I’m going on my third year here is there An actual phone number for the actual owner to see what is being done with people deposits by law it’s is required to give an itemized receipt on what your deposit was charged for I have sent an email to Water Stone Fremont and still have not got a response. Furthermore, I went in person and I just want to point out that Andres Maintenance person and Jocelyn the office person gave me such positive Experience except the on-site manager Ambar she could not explain to me what my money went to and that she did not have receipts. Please be careful coming here because they have receipts that don’t make sense so I need someone to get a contact with. To over see what she is doing . I’ve been also charged for a unit that I left The second of this month, and that also needs to be corrected because on my receipts I’m being charged. For someone to leave an apartment clean and on time this is not what you do to people.

Comment: We lived there a year and a half. In that time we submitted seven different requests for the roof to get fixed and it was never corrected which led to flooding in the bathroom. When we left, they had the audacity to keep our entire deposit even though we scrubbed the apartment top to bottom, they also charged us a $10 fee after we had already left and paid in full the remainder of our bill. every time we tried to pay the unknown fee, it did not go through so they sent the information to collections and required us to drive three hours from our new home to give them a check in person. The staff might be nice but there is constant turnover in staff and corrections are never made to the apartment.

Comment: I’ve lived here for 2 years, and while there have been some improvements, like moving the mailbox indoors after mail theft etc, the maintenance told me shortly after moving in that we needed new pipes, but then they proceeded to put a bandaid fix on every problem stemming from the pipes problem. We have had a flood in our kitchen from the neighbors upstairs and we have had a pipe burst behind the sink causing flooding to come from the floor and another under the toilet causing leaking to come from the floor. Another issue I have is with billing. They have charged us a late fee twice in error each for $75 and each time we go down to the office to ask them to remove it they tell us we will be credited on our next months rent or that they will remove it but they never do and then we are forced to pay it so that we don’t pay late.

We are both seriously impressed with the grounds and our future apartment. A few questions linger about little things, but overall, were excited to move into our new home.Thanks again ChrisEdit after 8 months. The noise and slow response to maintenance and general issue requests are a problem. Also, the kids running wild (sure they need to play) but blocking doors, running up and down the hallways and stairs screaming is a bit much. Our upstairs neighbor is incredibly loud and smoke weed on his patio, which caused us to be forced to choose are subsided when its beautys outside. Overall its okay, but not great.Almost 2 years in, under new management, the vast majority of issues have been solved. Maintenance is super fast to respond now.

Comment: We have just moved in and were staying for 2 mos already. We have looked areas in Hayward, San Leandro, Union City and so far, Waterstone has everything that we are looking for that is within out budget. The space is huge and even has a veranda. Every floor has its own laundry/dryer and garbage area. I have never tried to call the mechanic yet so i dont know how fast they respond but cleaners always clean the facilities.I like how its a condo-type building, which has elevators. It has shared activity spaces too like playground, pool, gym, and tennis court. Neighbors are nice too and there are kids playing on the ground, which is a great indicator of how safe the neighborhood is. Its close to BART and too many supermarkets as well.I also appreciate that they have a newsletter for the community. Communicating to the community is a big thing. But I do hope that they allow the tennis court to be used in other sports or as a venue for play also for the kids at times.Only a few hiccups:- Its close to a hospital so you will always hear an ambulance- doors are a bit thin so you can hear everything in the hallway- there have been a lot of ants ever since we have arrived- the buildings are a bit old and the cabinets are not that great anymore- pool is not heated fyi- hopefully they install lights on walkways because its very dark in walkways that are far from the buildings. Installing some lights on pathways and cctv helps the community feel safer.- Its not gated but i do hope that they install CCTV cameras because, at least, cctv gives the community the power to report.- your door dash will get lost. Buildings have numbers painted on them but its a bit small and again, not all areas are very well lit at night so it would be difficult to see the building numbers.- there is just 1 elevator every building and there are no floor indicators. The elevator functions 1 command at a time. But so far, we have never had a problem with it and even with crowd lining up for the elev (and hopefully, thats not gonna happen)But these hiccups are manageable and no apartment is really perfect considering the budget.Overall, we are so satisfied and we are having a great experience already. We would like to thank Jazz too for being the coolest agent. He is very patient in assisting us. he was able to answer our queries and even gave us some tips. Thanks Jazz! You are the best!

I had shortlisted a couple dozen from the hundreds that the web search brought up and had visited almost all and been disappointed in one way or other.Waterstone in Fremont was among the first ones in that list, but perhaps my mistake was to see in the quiet morning hours. My second visit was in the late afternoon and I was pleasantly surprised to see it completely transformed. It was not the lonely drab community I had imagined it to be but instead a vibrant neighborhood that was alive in every which way.I still took over a month to pick a unit that received just the right amount of sun etc etc, and I would definitely like to commend the management staff for their endless patience with my repeated visits. I am specially thankful to Chris who walked me through at least half a dozen units in all and Michael who helped with the closing of the lease.I have been living here for three months now and very happy with my decision.

Comment: I am a resident here and I’m sharing my honest opinion. The apartment layout is good and considering the market, rent is at balanced level. But here the list of negatives- there is no set of rules for pet owners. They make whole apartment dirty with pet hair on floors, washer and dryer, in elevators, literally everywhere. Not much of consideration from leasing office even after multiple complaints. If you’re sensitive or have allergies I think you should consider not to move here. Also they keep barking day and night, disturbing entire community.- Fortunately they have moved the mail boxes inside building which reduced the mail thefts but we are continuing to see package thefts, which clearly shows building is not pretty secured even though it has door locking.- Leasing office is hard to deal with, sometimes they are arrogant and disrespectful.- The Major concern is we are seeing a lot of car break ins, I personally have been victim and every other week we see multiple car break ins. Residents here are not feeling safe and management is doing nothing about it.Hope these reaches out to proper channel and gets addressed!!

Comment: Leasing office staff is incredible! Jaz gave me a real first class experience. I showed up unannounced on a whim right as they were closing up. In spite of this, Jaz showed me around the facilities, provided me coffee, water, and candy. He took a real interest in getting to know me and offered recommendations for local restaurants and activities. He gave me a quick tour despite being in the process of locking up and helped me choose the apartment best suited to my needs. Jaz stayed late to help me fill out my application and was quick to answer all my questions to my satisfaction. The whole process was perfectly streamlined and Jaz ensured the smoothest process possible. Most apartments are such a headache with making you jump through hoops just to even get a quick tour or ask a few questions. Within seconds of talking to Jaz on the phone I was amazed at how he was refreshingly fast, fun, and smart as a whip. From asking questions, getting a tour, to filling out the application, Jaz made everything a breeze.

Comment: Do not move here no matter what, the rent is cheaper for a reason. Just today for example they shut off the water with no notice on multiple buildings. They didn’t answer the phone when residents are calling to get information on what is going on. And even when the water came back on, it was murky, dirty, yellow. Don’t bother complaining to the staff in the office or over the phone. They are all hired via a temp agency and typically the entire office changes staff once a month. The people in there don’t know what is going on. They are just hired to give tours of the apartments. If the water wasn’t enough of a problem, they also have roaches, lots of them, car break ins, mail theft, the laundry machines regularly break and they take months to fix them, and so there are so many more problems. When moving here you are not dealing with a management company that cares about people. They care about collecting your money and that’s all. They have zero respect for the tenants. All these 4 and 5 star reviews are fake, they bribe future tenants with a reduced rent on their first month if they leave a good review. Listen to the bad reviews, those are real people who are actually living there. The person responding to reviews is not a real person either, it is AI giving a generic response. Stay away from this place. The rent is cheaper for a reason.

Over the past four weeks, I have made multiple attempts to contact them, both in person and through email and paper requests. Unfortunately, the staffs behavior and lack of responsiveness have left me feeling extremely frustrated and disappointed.The most significant issue I encountered was the abysmal communication with the management team. Any attempt to reach out to them felt like an exercise in futility. Messages took an eternity to reach the managers, and even when they did, they were conveniently ignored unless I incessantly followed up with them. This level of disregard for residents concerns and requests is inexcusable and unprofessional.It is truly disheartening to see how the leasing office staffs arrogance manifests in their attitude towards residents. Instead of being helpful and attentive, they appear to have little regard for our concerns, making us feel neglected and unheard. As a result, the leasing office has failed to create an environment where residents feel valued and supported.I am not alone in experiencing such a disappointing level of service. I have spoken to other residents who have faced similar challenges with communication and staff responsiveness. It is evident that this is a systemic issue within the management of this apartment complex.Considering my experience and the shared grievances of other residents, I cannot, in good conscience, recommend choosing this apartment complex. Comment: We have been living for 3 years in this community and it is a great place to stay. Apartments are spacious at an affordable price. It has more convenient facilities such as huge storage in the kitchen, patio and centralized heating/cooling. Community location is in the center of Fremont with several grocery stores and restaurants close by at a walkable distance. Management, staff are very much responsive and tenant friendly. Less maintenance issues and addressed promptly on-time. I would recommend this community for all and a good place to live.

They dont bother, respond and wont take any actions for the complaints raised multiple times and no updates on the concerns raised.Parking maintenance is even worst. garbage clearance vehicles from third(private/govt) party makes damages to residents parking vehicles...No progress and actions taken from both parties ( third party and waterstone community).Trash maintenance guys behavior is very bad and rude when raised concerns. When complaints raised to community, no useful and same mistakes happening every week.4 vehicles got damaged including mine.I hope they will clear maintenance issues but believe they wont with experiences I faced.

Despite my repeated attempts to report the incident and request access to the video footage, the management showed complete apathy. Their unprofessional behavior and apparent lies are beyond unacceptable.What adds insult to injury is their policy of keeping video records for only one week. This means that they have deliberately neglected my urgent request for weeks, and their claim of checking the footage was simply a smokescreen. The lack of accountability and transparency from the management is deeply concerning and leaves residents feeling helpless and unprotected.Another major issue at Waterstone Fremont is the complete disregard for security. On Dec 12th, I recieved email saying that they did not get my Oct Rent because of NSF, whereas money is already deducted from my actount on Oct 1. I sent them my bank statement but they asked me to contact to the BILT app that they have asked all residents to use saying that I should check with them what is the issue. I did that too and send them the mail confirmation from them that money was paid on Oct 1. Now, since Dec 12, i am sending them email and also calling them everyday, but I am not getting any reply from them. I dont want to name but both the front desk ladies are too rude and they just say we will inform our manager to look into it. Its so frustrating, why cant they check with manager or give me managers number so that i can talk to manager. Anyways, I hope someone sees this and bring back the old management. In 6 months they have deteriorated to the worst level. 2 years back I gave 5 star rating and today 0 rating.

They gave me hard time to change the carpet when I moved-in, Even though we booked the apartment well in advance, when we got the keys the carpet is so wet and the women came into check when complained claims its not wet and as she dont feel the carpet wet(She is wearing shoes) and I had to prove it is not cleaned and got stains all over for around 2months and then they changed it. When we move out the send the remaining payment notice and we need to pay a third party. Not the actual property management. By the time we get to discuss and clarify why we are being over charged, the third party send it for collections for the small amount and the collections are reported in credit. All this with in a month.Be careful guys before signing a lease, the unpaid payment(while in discussions) goes to collections in a month and the carpet change takes 2 months when we move in and when it is ugly.And constant theft of expensive packages even with in inside doors of building

Laundry Machine leaks water after wash, floor is always wet ( Property manager will blame washer dryer company, and whole third part contract thing) but nothing gets ever fixed same issue persist since last 6-8 months2. Plumbing and bath in the apartment, kitchen sink and bathroom sink every 1-2 months overflows (No permanent solution, maintenance team cleans the clog from pipe works few months and same issue every 1-2 months)3. Roaches and ants in every apartment (no solution, probably they will blame it someone)4. Leasing office and Staff - most of the time not helpful, hit and miss depending on who is there, they change staff frequently5. Hallways are not clean, once every two weeks they vacuum, but go to any building and most of times you will find it dirty6. very old community, lots of wear and tear so something is always brokenNo Accountability and No Permanent solution!

Comment: ****DONT SIGN A LEASE IN THIS COMMUNITY****I have stayed for more than 3.5 years in waterstone apartments, I moved out recently and the property manager has sent me a big bill of cleaning, carpet change, wall paint etc of $700 after staying so long. The apartment we left was in very mint condition. When i asked them why did they charge, there is no reply.I also asked them how would they compensate me for Weeks and weeks of Laundry machine and dryer not working?Bath tub choked frequently and was not fixed for days. We had to stay with that pungent smell coming from the clogged water coming back from the bathtub. We also stayed without shower for those days?Similarly the Kitchen sink still has leakage and all the water gets accumulated in the closet that is below which again smells bad. We had to clean that every day, Raised the ticket multiple times but the glue your guys put didnt fix it permanently and it kept on happening?I would suggest not living in this community and waste your hard earned money, you will face lot of problems starting from Day1 so better look out for another community which will value your $$$$. CAR BREAKING IS ANOTHER BIG ISSUE IN THIS COMMUNITY.

The laundry card reload machine has been broken for a month and they haven’t notified the building when it would be fixed. Around the same time everyday (5pm-8pm) all the kids (about 50 or so) are extremely loud and cannot get any peace and quiet. Most recently, my floor has had an ant infestation and contacted them about it and they never got back when they would fix it. I’m paying an absurd amount a month for this?!

Emergency told me to directly call a toll truck. But toll truck said only building manager can call. Emergency said building manager cannot be reached after business hours. At 7:20PM, I was in the apartment, heard someone using key to open the door. The person screwed key for almost 60 seconds, the lock of the door was moved a little bit. This made me very scary. I asked whos that, asked twice, the person said he went to the wrong room, and left through the evacuation exit of the floor.I called emergency service, the lady noted down the issue and left a message to courtesy officer. I was told to get the courtesy s call back or visit within the night. But no call or visit afterwards at all.

I try to go for a swim, oh it’s closed. I’ve had an ant problem since I moved in and they’re constantly giving me a hard time about coming around my work schedule. Came home to ants infested in my dog’s bowl and dinning room. Asked to talked to a manager (GELISA STANFORD) as I watch her through the glass window sit there and DO NOTHING but scroll on her computer told her staff to tell me she’s in meetings aka it’s almost closing time and she didn’t want to address the issue!!! Now I’m stuck buying raid and ant traps because they literally told me I had no choice unless I wanted to pay!!!!!! Unbelievable. This is just one of many issues. Broken dryers and you have to call to get a refund because it’s “out of their control” and they have one propane grill for all residents so you’ll never get to use it on the weekend but you can’t buy one and have it on your balcony either. I’m so done with this place. Small children play in the parking lots and on the gym equipment as well!! Horrible place to live.

Nothing out of ordinary .Until we found out there were termites in the bedroom walls. Normally I would have been ok, but since I have a kid, I had requested them to look into this urgently as the termites dust was coming out of the walls and could be a source of sickness. Have Attached the picture to show how we are putting tapes ourselves to stop the termites, lava etc from coming outI have been trying to get them since last 4 months, but nothing is being done. Comment: I am hopeless of waterstone new Manager and maintenance supervisor making N number of inperson and on residents portals urgent complaints that I have to finally write a review if someone above them can take action on my complaints ASAP.I shifted to my current apt in Jan,2017 and all appliances in this apt were old, broken and suddenly making weird noises including carpet .Complaints list:1. 2nd bedroom ceiling leaks every rainy season. They temporarily fix for each season.Since couple of months some small wooden particles are falling from ceiling. I showed it to Manager, maintenance supervisor and complaint N number of times. No action has been taken from Manager or anyone. Instead everytime I hear same response that they cant do anything.2. The ceiling fan is useless, very minimal to no air can be felt from it.3. Carpet is ripping off from the edges making spaces for roaches to hide under it. Also, nails are loosened from carpet which is very dangerous for us mostly my 2 year old.Also, as per policy I am eligible for full carpet replacement and I have raised N number of requests since months.4. Refrigerator is old and rusting. All of sudden it starts making loud noises.5. Dishwasher is old, rusted and broken. I prefer to wash my dishes with my hands rather then using that dishwasher.

When my husband moved in, he was asked to pay a security deposit of a month’s s rent (much higher than the present $400-$500) as he had no credit rating then.After that every year, at the time of lease renewal, we have been requesting a refund for the extra amount we paid but in vain. It’s been falling on deaf ears. The emails, calls all were ignored.After so many years I am finally running out of patience with the management. The lack of response is annoying.They refuse to negotiate or even be considerate. It’s been the same pattern for the 8 yrs we have stayed here. There have been numerous persistent problems in these Aptmnts but sticking to my present concern for the time being.Hardly cud bring myself to give them a star.

Find someplace else thats cheaper, cleaner, and has a responsive management team that genuinely cares about its residents, for actions speak louder than words.I dont like having to leave these kinds of reviews, but as a current resident, I think there are some things you guys should know before signing anything.Although the website and pictures look nice, the insides of these apartments tell a different story. The walls are super thin and so are the floors. I can hear my upstairs neighbor when they walk, play loud music, and have the tv on this past year. I have yet to hear from an email I sent last year to the property letting them know about my concerns. And as of the date of this review (1/28/2022) this property didnt renew/pay for their contract with the noise complaint security phone line; therefore no one will come to help. Additionally, when I called during office hours to the main office, no one picked up. After many failed attempts to reach a human being, I had to walk to their main office in person to talk to somebody. Which is ridiculous given the backdrop of the pandemic. On top of that, there are still cockroaches in these apartments.Please live comfortably elsewhere that has both a responsive and responsible property team that doesnt treat its residents like passive income. This will be my last year living here and as such I would not recommend this place, whos sorrys have now become empty words.Waterstone Apartments: Dont thank me either for sharing my experience/thoughts. Thats not how you express empathy. I neither want to read how sorry you are to your residents nor what your mission is. I want to see improvements and follow-through, for your actions will mean more than your words. Comment: 09/28 Update:The management coordinated with us to resolve the issues. They patiently listened to the problems & are working to have them resolved. To be honest they have already started working on a couple of those. They have agreed to revisit the amount of security deposit being with held. For now I would like to thank the management especially to Michael for reaching out and at least assuring us that the problems would be taken care of & Adriana for taking the initiative. Will update again very soon regarding the resolution provided to the issues.I usually dont write negative reviews until its extreme. I am writing this to save new customers from getting trapped in paying an extremely high security deposit amount. Last year in October when we came from India we were told to pay 2 months rent as security by giving a lame excuse that I had to pay this much as I didnt have SSN. My husband tried his best to bargain but we were told that that they will reduce the security deposit once I get my SSN. FYI, at that time my husband had SSN and sufficient bank statements as he had been in USA for a long time in past. After few months I came to know from my friends in society that they had hardly paid $400-$500 as security deposit. I did not mind and never took any action as I had faith in the management and we were in a position to afford it. But yesterday a real picture came infront of us. We are in need of money due to some personal problems and our renewal is due next month and now I have SSN. So, we requested to management to decrease the security deposit during our renewal but now they are saying that they will think about it if we move to any other apartment but if we continue with same apartment then they wont do it. On reminding them that their staff namely Zohra had assured us to reduce it on producing my SSN they are saying that that staff does not work here anymore so they cant do anything. So, you people think is it our fault? Why would they think about reducing the money if we switched to any other flat in the same society? Should not be the deposit amount same for all tenants? Kids are left alone unguarded while their parents chit chat amongst themselves with no attention whatsoever towards their kids. Its a night mare to park your car or drive out of the community in evening. After repeated requests from management to take care of such issues, there seems no action, or at least no visible results. We were keen on having a good sunlight and she could sense our requirement.. she took us to this corner apartment and we were happy to enter the bright apartment with cross ventilation. Comment: We moved here less than a month ago and we had a terrible experience with them. We rented an apartment which was available for more than a month. While moving in, we saw the whole apartment was as is after the previous tenant left. Nothing was clean, doors and balcony wall was broken, the oven had a huge crack, ceiling and wall had holes. We were shocked to see the apartment condition and could not move in. We asked to give our money back. They asked us more time to fix those and tried to give excuses for why the apartment is not ready. Then they fixed some of them within 2-3 days. There was no choice left for us because we gave prorated rent and deposit to them before moving in. Then we moved in but the community was really bad. The residents in the apartment are very noisy, their children always play in the stairways as they own the whole building and make shout all over the day. They do mess with dirt and foods all over the stairs and their parents never clean it. Its really embarrassing if your guest comes and walk through the dirty floor. The whole place smells like curry because they keep their doors open while cooking and the stairways do not have a ventilation system. We sent email to the management regarding the dirty stairways but they never responded. Now we found a cockroach in the bedroom! This is the first time we saw roaches in an apartment we have rented so far. We again sent an email to them by asking what should be done because we are worried it may grow, but there is no response from them. They will respond to you before taking the apartment but they will never respond to any issues of the resident. We saw bad reviews before moving in but we thought maybe resident can have own issues. We moved in from outside of the Bay area and now we are just stuck with this apartment for one year. It is difficult to breathe here.

Comment: Shar from the leasing office was absolutely wonderful. Me and my family were moving from east cost to the bay area. Since we didnt live anywhere nearby, we were not able to see the house for ourselves before renting. Shar was very helpful by giving us a detailed online tour of the property and neighborhood. It was because of Shar that we decided to live here. During the move, our stuff arrived earlier than expected. She and the maintenance team voluntarily moved my packages indoors for me to keep it safe, twice, before we arrive. The whole process was smooth and reassuring, and we are living here happily. I feel like she is always happy to help me with my questions, whether it is about living in the area or maintenance requests. Thank you Shar for being so thoughtful and helpful. We are having a great experience living here!

Comment: I am writing this review after my first night as a tenant in this Waterstone apartments. So I had to talk to the leasing agent, Shar, over the phone because I was not in town to physically tour the facility. I must say she was absolutely nice, courteous and very professional. She took her time to show the apartment to me via facetime, and she was absolutely superb with her customer service. I would say I made the decision to rent this place solely because of how she handled me as a client and a prospective tenant. I got to the apartment and everything was exactly how I was told over the phone and I did not hesitate to sign my lease immediately. I know it is too early to comment on the living experience, but from what I have experienced so far, if this property is willing to hire leasing consulting gurus as Shar, I am positive that they certainly know what they are doing. So far I am very happy with my experience and I will definitely be here for much longer going by the experience that I have had. I certainly recommend this property to anybody looking for apartments to lease.

Comment: May be cheating starts from Michael Lee, Manager! He dont accept for the problems though he seen personally within apartment. Maintenance is not good. Not worth for the rent they charge from tenants. Very old apartments, lot of noise, frequent maintenance issues, etc. Better stay out of nonsense from unprofessional, ethic less manager. Have to be ready to face stress. Think twice before join here. You have to leave with maintenance issues. Some apartments/blocks not good for leaving.

Comment: Shar is the absolute best!! We have moved in a few months back and since then, we have moved in two of our friends with the help of Shar who always goes above and beyond to make us have a delightful experience!! Anytime we have issues with maintenance or concerns Shar makes sure to help us and I have lived in many apartments but I have never received this level of care. Waterstone needs a person like her because she makes us feel like it is home and that the office does care about our wellness here. I love Waterstone, it is close to all my favorite places in Fremont and close to Bart too!! There is something about waking up here and seeing everyday that everyone is working and trying their best. I always see the maintenance people in the mornings cleaning the property and it is so nice and always clean. Shar you are so great and I want to thank you so much for all your efforts and help!

Comment: Moved into Waterstone, Fremont on Feb 2018. The apartment was full of cockroaches. We had to move to a different apartment in the same community. Small requests like parking lot chages, because dry tree above my parking lot, car needed a wash every other day, took 4 months with not being resolved. We gave up after trying for four months. I lived in the bay area for 6 years this is the worst leasing office management I have ever dealt with. The one star I have given because I could not give them zero.

I have been living here for last 4 years, paying decent rent. Current management is little bit better than the old management.. Very frequent maintenance issues like water leaks, water shutdowns, sometimes the common laundry systems either do not work or leak water. but I see the response from the property management is ok(could be improved).

In just first year of my living - I have found issues that are just not acceptable. The management is worst you would see here.There are often water maintenance, sometimes multiple times a week. The laundry machines are often broken and for past 4 months the security locks of my building are not working. I have seen unknown people roaming around in my building as it is open 24x7. Even after reminding the management office for past 4 months multiple times, they have failed to take action on this. I think they waiting for something to happen before they can take action.

Comment: A little overpriced for the quality of the property (amenities, age of units, etc). Had a lot of issues with maintenance around the property. We had our water and electricity shut off multiple times for servicing and seemed like a lot of routine maintenance on the elevator and fire suppression system. Also had some issues with trees falling over in the parking lot. However, overall, it wasnt a bad living experience. Close to shopping, freeways and BART which made it a convenient location. I never had any problems with management. Alexandra and Crystalle were always very helpful in addressing my concerns. And with all the maintenance we had on our building I could only imagine the improvements in overall property quality in the very near future. I would still recommend Waterstone if youre looking for a place in Fremont.

Comment: Thank god we havent move here yet . I applied for one of their rentals units and we had done everything they asked from us . So on 4/07/16 we turned in all the paper work and Lynsey Told my wife that it will take a couple of days .We had been calling since 4/07 afternoon due to we gave everything they asked for (we thought) on 4/5/16 but apperently we for got a form and turned in on 4/7 and we were told that Lynsey will have an answer for as by Friday afternoon . We been calling since yesterday night and Amit apperently the assistent manager told my wife that Lynsey will have an answer for as today 4/9 because she was off Thursday and Friday and is 315pm on a Saturday and we havent heard anything from Lynsey . We had called and left them like 4 massages and havent heard anything at all .So the last massaged we left was if we didnt hear anything today before they closed will be there tomorrow to pick up the holding deposit and hopefully the money orders for the credit check .

Comment: Weve been in this apartment for 1.5 years and the water problem here is going from bad to worse. There is always some kind of a problem with water, sometimes they turn off the water supply, and at least once a month the hot water supply is turned off for days together and the problem isnt even acknowledged or addressed and mind you this keeps happening to buildings 2 and 3, not sure if other buildings are experiencing the same problem or not, which makes it worse as the management doesnt care much as it is just a few buildings that are affected. Worst part is were not even informed about the hot water supply being turned off. Today is Christmas Weekend and were sitting at home waiting for hot water as usual it was turned off without any notice. Imagine taking a cold shower in winter when its freezing outside. The management is least bothered when we called them all they had to say was we cant get ahold of anyone from maintenance. Thats not the kind of reply we are looking for.Very upset with the customer service, we deserve better service considering the hefty rent we pay!.The issue that is concerning here is the frequency at which the problem is happening, if its a known issue should it not have been fixed by now? especially when we had mentioned repeatedly that winter was close. Comment: This is my review of my four year residency. I experienced three changes in management but it has noticeably declined since Kim Laney Blohm left. Rent was affordable back then but the rent here has increased 30% since 2014 with no explanation!These apartments were built in 1976 when asbestos and lead based paints were used. The heating and cooling systems are old and it will be cold in the hallways in winter. I had to weather strip my doorway to close the many gaps to improve sustainability. The elevator is old, slow and needs replacing (with mobility impairment, I had been disrupted with many service interruptions). The walls and doors are thin as I frequently heard my neighbors kids run through the halls and the many long conversations held outside their front doors. Multiple garage leaks and leaks in my lobby resulted in water stained carpets. (It also explained the water randomly shutting off.) Two years ago I came home from burying my father to a flooded apartment caused by the kitchen sink backflow from my upstairs neighbor. Needless to say, my neighbors food was unappetizing. I had to be put into a hotel.Social events and monthly newsletters were discontinued since renovation resulting in a lack of community and effective communication (see barren sad-scape photo).Resident portal hadnt been updated in four years. I still was unable to pay rent electronically or by auto deposit while living in the gateway of Silicon Valley.On compliance, management returned my final security deposit more than two weeks past the 21 days required by law which makes me question their conformity. And the laundry! Laundry hanging from balconies (see photo) is prevalent and unsightly. Seriously, do you really want to look at your neighbors sari, towels and rugs? It likens the apartments appearance to that of a tenement or row house. This after a boastful major cosmetic upgrade? I should note that management failed repeatedly to address its own violation of community policies as well as other issues which would lengthen my review., e.g., see photo This Building Smells Like Pee. A lack of responsiveness and enforcement results in blatant disregard and apathy.In sum, Waterstone Apartments, a PUR property and a subsidiary of The Marcus and Millichap Companies, needs necessary improvement.Note: Photos on Yelp.

Comment: DO NOT make the same mistake as me: In looking for apartments in Fremont, I figured that a couple of negative reviews are the norm for each place. After all, how can a business please everyone? Well in my 7 months at the Waterstone at Fremont, they cant seem to please anyone.Currently I have had ants and silverfish ever since I moved in. They keep telling me that during the warm season, the ants move to find food. Now that its the cold season, they are telling me that the ants are coming back. After 3 visits from the exterminator and twice weekly Raid sprays from me, the insects are still here. It would be so bad if the ants werent in my cupboards where my dishes and cups are! All food is either stored in airtight containers or in the fridge. I did that thinking that they wont come into my place, yet the ants are still here. Managements explanation is that the ants are attracted to even a single crumb of food. Somehow I think Ill be having insects in my cupboard until my lease runs out.After the rains, I found a two-foot long crack next to my bedroom window. Looking closer, I can see the crack runs from the ceiling down to the floor. I can clearly see the Spackle and paint that they used to cover this crack. I am not a civil engineer, but I can see that crack existed before I moved in.Today is January 14th 2013, and the Elevator permit expired December 15th 2012. I have personally asked the UPS delivery man, the Comcast cable guy, and the USPS woman why they take the stairs. Their answer? Theyre scared that the elevator might kill them. about 50% of the time, when you step into the carriage, it drops a an inch or so before the doors close. When the annual resident survey came out, I noted that many people felt unsafe using the elevator, yet I have not seen a change in it while using it. I walk up 3 flights of stairs daily rather than use the elevator.The ceilings are pretty thin in my building. I have been trying to walk as soft as I can ever since my downstairs neighbor talked to me about keeping his son up from walking too hard. After two more conversations, I have explained to him that I am walking as soft as I can. Yet he can hear me most of the time. I can sometimes hear people walking normally in the hallways outside my apartment door. I do not have any reason for this other than that I believe the ceilings and floors do not have adequate insulation.Aside from those things, here are the pros:-Awesome neighborhood location(close to shops)-Friendly management-Laundry/Garbage chute are very close-Safe neighborhood-Built-in microwave with stove in apartmentFor me, it is a no-brainer that i will NOT be renewing my lease. also, in looking at the past reviews, I will not be expecting my security deposit. In fact, I am so upset at this property and its management that am seriously considering paying the $1,520 penalty to terminate my lease early. Please, Please, PLEASE heed these negative warnings and look somewhere else!

Comment: I am living here for about 3 years. This place is at very convenient location. Close to BART, Foodmax, Target, Indian Grocery store and many other shops. The 2Bed apt (980sqft) very spacious and has good lighting. Bigger hall, walk-in closet, storage space and other things you need. The flooring in Kitchen and bathroom is wooden which is helpful during winter. Our unit is fully upgraded: new carpet, microwave, kitchen appliances, new bath tub, etc. Laundry is across our door. Rent is also lower comparatively and so we are happy. There are parking problems. There is a kids playground. The staff are no where close nice and friendly. Current manager is very rude and dont listens to residents concerns or solves any problems. All they need is way to get more money out and stick to their rule book. I appreciate being legal but there is very thin line in being legally correct and being rude. I am stuck here for one more year. Previous staff and property management were really good, and with that impression I renewed my lease, and now I regret.
