Moved to this park in late June. Bought a new home and absolutely love it. As with any home purchase there were a few maintenance issues that needed to be resolved and they were. Shout out to Chelsea In sales. She is an excellent salesperson and I highly recommend her. She will help u smooth out the bumps in the road in regards to your purchase and leave u with being happy with your purchase. I recommend living here.
Signing our initial lease 2 years ago we were told that our rent price cannot increase over $75 within a year but in the past two months alone it has gone up $183. We contacted them in October for our lease renewal, got no word back and kept getting their voicemail. My boyfriend went up and they sent him home empty handed saying they only do email now and that we have to pay the October payment first. Contacted them multiple times in November since we were up to date and nobody ever contacted me back. Now I’m dealing with the same “pay the next payment and we can send it” so now I’ve given them $200 because they failed to get back to me or send me the lease renewal when they said they would. I’m paying over $1,100 for a single wide that was built in 2017 and had the past two tenants damage it all over. When we asked to see some double wides around this price since we are overpaying they told us we cannot switch trailers since we are currently living here…what?! The person helping us out has been very nice but at this point we are being cheated for our money and it feels like they keep beating around the bush.
I wanted to wait until I have lived here for at least a month before I left my review here. It has now been a month and a half since I moved into my home, and I have to say I am unbelievably happy with everything. I had a couple maintenance issues during the first week, but they maintenance staff came out SAME DAY to fix any and all issues I had. The community is very pleasant and well kept up. Neighbors seem friendly, while not being nosey. Danielle was amazing throughout the whole process as I was trying to find a home in the community. As soon as one popped up that matched what I was looking for, she worked with me closely, making sure we did everything we could to get me in! I have to say, I am truly at home here and I couldnt be happier that I chose to live here!
I don’t know who runs this place but they are petty and rude. If you want to actual feel like this is your “home”, I’d suggest to rent or buy a mobile home from a different area. They do not work with you even when you are loyal on your lot rent, or $1 off. Rude management, “company policies” are ridiculous, and lot rent is pricey. Especially after this so called YES company took over. Better off getting an actual house with a fenced in yard then to pay for a Morgage and lot rent here! My neighbors can agree, it’s not worth what you pay. Also you get no privacy because people who work in the park that are your neighbors watch every move you make. They will have you sign documents where the mobile home is yours, so maintenance can’t do anything with the lot, although you pay a ridiculous amount in lot rent. And on top of it they make it feel like it’s not your home when it technically is…
We moved here in July but I have concerns. While I love my place, management of the complex needs to improve. Danielle was extremely helpful and informative. Also, we live in a great school district. The neighbors are friendly as well. Here is my issue. Its hard to get assistance. I have been asking the same question for weeks and no updates. I need a shed and no one can answer when theyre coming. It has been very frustrating.
As a newer resident, the community as a whole is in very good condition. Sure there some cliché homes in the community that are very old/not well maintained but that is on the resident, but the vast majority of the homes are more modern. Our unit happens to be a brand new 3 bedroom single-wide rental and we absolutely love it. Chelsea in the leasing/sales office was great to work with and is pretty quick to respond to any inquiries. Maintenance does a good job too. Be forewarned that it may take them longer to get on a request if you are used to apartment living, but being fair, this place is freakin huge (a shade under 1 square mile I believe) so it’s understandable. The amenities offered are fantastic. Love having a year-round indoor pool/hot tub and game room too.Areas for improvement:The only real complaint I have about the community is that they are seemingly trying to pack new units in all the time which from a profitability standpoint makes sense, BUT, at the same time, we were told when we moved in we could have fire pits/bbq’s. Cool…we drop $400 on propane fire pit. Then we got notice from the office via the township…there has to be 15 ft distance from your home. We were angry and called the township…who told us since the pit is propane, that is ok, its the open pit/wood pits that are the concern. I measured…it is actually 15 feet from my exterior to the neighbors.It would be nice if they werent packing the homes in so tightly, to allow residents to enjoy the little yard we do have. Also, since we are not allowed to park on the street, I would also like to see them omit a few homes l and make the lots into guest parking areas. Yes, there are some parking lots vs. driveways, however they aren’t nearby or convenient. Hell my 2 car driveway is so tight for two cars (a midsize suv and compact car) that I park with 1 set of wheels just off the edge of the driveway so we don’t have to jockey cars and my kid/guests have a spot.
I want to give Danielle in the office 5 stars. She was very nice and helpful with my application and move in process. She responded quickly to any problems or concerns I addressed with her. I am disappointed I dont have a screen door on my house and I was told the newer homes dont get them. I dont quite understand that. I cant open my door to let fresh air in because bugs and animals can come. Maintenance is very slow to respond. The 5 stars are only for Danielle. I would give the community 4 stars.
This was a great experience! So far so good! We applied last night. It got accepted today, and we got to go right in sign the papers and see the place and get the keys!!! We were so beyond excited. On top of that, we noticed the light was out in a few bulbs. Chelsea called the maintenance team right away! We went back for one more look through to take it all in, and there was a maintenance team already there taking care of it. :) Very professional. Nice Neighborhood. We are super excited! Thank you Chelsea!
If I could give 0 stars, I would. This place has been a head ache since before I even moved in. When I say do not live here, I mean DO NOT live here. I have notified them for over a month now of a leak in my roof which is leaking into my home, which is not the only issue I have made them aware of. I have made multiple attempts to get it resolved and speak to someone and each time, JOANIE , the front desk lady is extremely disrespectful. Yelling over me, not letting me speak, etc. I also know I am not the only person that has had this experience with them. Porches unattached and crooked, broken outlets across the home, false advertising of home amenities, nails sticking up out of the floor, moldings unattached from the walls, pieces of the wall laying in my living room ALL ON THE FIRST DAY I STEPPED INTO THIS HOME.. WHICH IS A NEW BUILD. Now to add to the problems, a leaking roof. Working for the top mortgage company in the U.S., I know that this is NOT how you handle business. Shame on Westbridge and it’s management for allowing this to persist.
UPDATE: I have officially moved into my home in westbridge, I have been here for about a week and things have been an absolute mess. No washer and dryer yet when one was promised a week ago, faulty fire alarms and more. Moldings that are falling off because someone was lazy and literally leaned them against the wall rather than nailing or glueing them on. My back porch is leaning and not stable. And on top of it all, communication is TERRIBLE. Mind you, this is a brand new home they have put together here with all of these issues. Westbridge will gain my respect back when they fix their way of doing business. Any smart investor that takes pride in their community would operate better than this that’s for sure. I lived in an old apartment in Detroit that operated more efficiently.Westbridge Manor has been great thus far! We originally started working with Dominick, who is super knowledgeable, personable, and professional! We worked with Chelsea as well who was a great help in helping us get into our new home! My significant other and I live in a not-so-safe neighborhood, after seeing our family’s satisfaction with their home in the community we decided to go for it! Great features and prices for everything that is included. If you are considering living here I would go for it and ask for either Chelsea or Dominick!
I would like to give a shout out to the Westbridge Manor Sales Office! Chelsea was fast and very helpful with us renewing our lease again for another year. The old sales team was very inefficient when we moved in 3 years ago and the people they have now are very helpful and friendly.I would also like to give a Big thumbs up to Maintenance. We have not had to call maintenance except when we moved in 3 years ago. And when we did it was an aweful experience with the office staff at the time (3 years ago). It took 8 months to get our front door replaced as it had been jimmied open before we moved in and was a security risk. But today, I have to say NOW, the maintenance and office staff are doing a great job. I had a piece of siding fall off and they came out the next day and fixed it for us. I am extremely impressed with the current staff! Thank you Chelsea, Leslie and whoever actually fixed the siding!!
Amenities are great. Club house is awesome. Location is fantastic. Houses are great. Roads are kept, and maintained great during the winter.But the home purchasing experience is the worse thing Ive ever had to deal with. The leasing office will forget your appointments. Ignore your phone calls. Ignore your emails. Ignore your voicemail. Lose your paperwork.And throughout the process you will likely have to deal with 2-4 other people in the department that all behave the exact same way.You will have to take it to corporate and deal with them to actually get something taken care of.Thank you Michelle in financing for actually being competent.But until they actually learn how to do their job, look elsewhere.
NEVER LIVE HERE! TRASHIEST AREA OF MACOMB TOWNSHIP! THE OFFICE STAFF IS COMPLETELY INCOMPETENT AND DONT ADDRESS ANY ISSUES! I HAVE AN ACTUAL FIRE HAZARD IN MY HOME IVE BEEN TRYING TO HAVE ADDRESSED BECAUSE I FEEL UNSAFE AND THEY TELL US THEY HAVE NO RECORD OF US REPORTING THE ISSUE AND THAT THEY DONT NEED TO COME LOOK AT IT! DO NOT SPEND YOUR MONEY TO LIVE HERE, YOU WILL HATE IT! IM TRYING TO GET OUT AS QUICKLY AS POSSIBLE!
I’ve been living here 8 months, The girls in the office are nice and when I fill out a work order it gets done, some took a little longer but within reasonable time. The only issues I have are all of the stray cats which have taken up residency under my home, I live closer to the 21 mile side and they need to make a play area for the kids on this end of the park, the one they had always floods so everything taken out, putting good drainage in their and making it kid friendly would help, these kids on this side of park need a play area also.
I read reviews before moving in and I thought maybe part of the problem was the people writing the reviews. I should have considered that more because I have major regrets moving in. Did a checklist of repairs upon move-in and they STILL have not been fixed. Moved in back in July. They poured a new driveway, which was nice, but NO notice at all. They knocked on the door and said I had to move my car! Other things seem real shifty here. Now there is a creeper going around to people’s windows and removing the screen and such, my house now included. The office didn’t seem to care at all. The officer that came over couldn’t believe they do nothing because he said most likely this creep lives here somewhere. If you have kids, do NOT move here. It is not safe at all. They couldn’t pay me to move here again. Looking to move out.
I wish I could give this place 0 stars but I guess 1 will have to do. These people are the most disgusting human beings I’ve ever come in contact with. They are rude and unprofessional. Heaven forbid you put in a maintenance request so your children are able to use the bathroom or don’t have a heat stroke in 100 degree weather because that will take months to get attended to. Also they just love to raise the rent on you for housing that is less than adequate to live in. My fiancé was walking into our laundry room and his foot went right through the floor. They eventually came out to fix it when they felt like it which resulted in my family having to be careful to not injure ourselves in our own home. There were stray cats everywhere in which they did not want to deal with. The cats would live and breed under our trailer and then when they were to die there would be a god awful smell. They told me I would have to deal with it my self and call animal control. Mind you I was only renting the trailer and not buying it so it was not my responsibility. This place is trash and there was a lot of illegal things going on in a supposedly family friendly community. I would never recommend someone living here. They are a terrible place to raise a family and overall live.
Our window has been broken for a year and a half and the community REFUSES to fix it. It is squishy and moldy. I have put in countless maintenance requests but here I am a year and a half later suffering from mold toxicity. Would NEVER recommend living here - your health and lives depend on it!!! 👿
I dont even know how, where to begin to review this place. Back in January/February, I was looking at homes here in the Westbrook side of the community. After a couple appointments, I did find a home I liked. I applied for financing, was approved, but I didnt like the numbers that financing came back with so I didnt buy the home. Donna, my agent at the time, didnt like that I was turning down the financing, and copped an attitude over the phone about it. 2 weeks later, a Karen ( apparently a manager) called wanting to finalize my loan, I explained to her that I didnt like the terms the loan came back at, and how Donnas attitude changed. She apologized, and offered to help find me a home that could potentially work for me and what I was willing to spend. I also explained that I was in no hurry to move, so she could take time to see what she could find. Im still waiting for that call back. Now (May 2019), Im finding homes on Facebook market place where they are listing these homes Id like to see and possibly buy, but I cant get a single person to respond to any of in inquiries. Im still interested in living in the community, but there sales people need to be a little more professional, lose the attitudes, and return inquiries and calls.
The area is nice and it is off of hall road, which is a nice area with lots to do. They are building new homes, so most of the community looks brand new. However, the staff and leasing is not very helpful. My fiance and I applied to rent a home in early - mid October. We gave them a move-in date of October 28th, which they said it was no problem. Now its November, and the house is still not ready. We have tried to work with the leasing office, but we feel like were getting jerked around and everyone is passing the buck. Since early November, we were waiting on the inspection, which we still dont have the results from, but this is already way past our move- in date. For the past two weeks, we kept getting promised that we would have a result tomorrow, but then they wouldnt have it. Today, we were told that they had some other houses we could look into instead that were ready to go, but it turns out that they didnt. We feel like weve been lied to for nearly a month and a half.We really enjoy the neighborhood, the homes, and the atmosphere. Its especially difficult because this was a dream starter home. We did not want apartments, where we had people literally on top of us. I love the neighborhood, I just wish it turned out better
Beautiful new homes for lease or to buy. Office staff is friendly and helpful. Lots of parking. Quick to reply to new applicants and there is no application fee! No pet restrictions in terms of breeds of dogs. Lots of parks inside this huge trailer park for both two and four legged children to run and play. No rent now until January 1st.
My family would have been better off anywhere else. The office personnel are all rude, whether in person or on the phone. The maintenance guys are all rude and lazy. All the residents around us are inconsiderate with the constant booming cars going in and out at all hours of the day. Not a safe place to live in my opinion. Update: Now under new management. No improvement.
Overall they were fine. Nice, clean area, but the people in the office 👎 just terrible attitudes. Also when it came down to giving us our security deposit back they took 4 months. The lady in the office lost our paperwork and then said that we didnt turn it in which we did and we gave more than a 30 day notice.
DO NOT AND I REPEAT DO NOT RENT FROM HERE!!! I have been here since February and waited for repairs to be done that the promised me the day after I signed my lease, had to withhold rent for 2 MONTH IN ORDER FOR IT TO BE DONE! Which was just last week and half are still not completed. Tried taking me to court and it was in my favor because they didnt do repairs. Its looks beautiful and they have all new houses but its a way to get people in. They dont care about their residences all they are after is the money. Office staff is extremely rude and just dont care about anything. Talked with maintenance many times and said they never even got my work order submitted to them. They also got mad because I refused to authorize them to go in my house without me home. They have some sketchy people working for them. I wish I could make a more negative review but you can only give them at least a one star. Do not and I repeat again do not rent from them Im getting out of here ASAP
Terrible manor should be the name because I moved in August 28 and was giving a home where no maintenance not even the carpet was pulled up. The owner before me worked for The Humane Society and brought home dogs every day. Carpet was saturated in dog urine, The smell was utterly disgusting and they move me in the home with them not doing anything even my neighbors told me when I was complaining nothing ever happened to this home. I had to move out of that home with so many problems took maintenance forever to get back to me so I had to go with corporate. Maintenance workers was so rude told me to deal with what I’m living in and did a whole lot of lying. Keys was never ordered when it takes a month to get them so I finally got the keys to the mailbox when I finally moved into the new home. I’m in the new home been here since nov. 7 and it’s basically the same problems just a different home and nothing changed with maintenance. The property manager Mel or whoever isn’t on anyone doesn’t like to talk to me she Always belittle my problems and just as rude. My freezer went out in the new home I’m in when they told me this was a 2019 home and that all the appliances are new, my carpet in the living room smells like dog urine as well and is not the same carpet in my other rooms I asked for it to be changed but it doesn’t look like it or that I’m going to have furniture in this home as well. They told me that I should’ve kept a receipt of my food I bought because of the freezer, when I told them how was I suppose to know a new appliance in my 2019 home was gonna go out a month of me living here. So they told me they can’t compensate me. Honestly don’t move here and it’s terrible I have wayyyyyy more but it’s like a book. I’m running out of here when it’s time!!!!!!
Have lived here 11 yrs. Have seen 4 owners come and go. Now on the 5th owner. By far the worst of all of them. Continuously harassing us, trying to get us to leave. I believe because we own our home, therefore they want to place another New Home, to make more $$. The young people here have NO RESPECT for the speed limits. Its a race track. Maybe if Maintenance would set an example that would help. The lack of sidewalks & street lights is pathetic. Although it seems remodeling the office is a #1 priority. Along with extremely overpriced fancy vending machines containing very little choices, unless you like all your snacks spicy. I must say the people in the clubhouse are are very nice Thank God. I could go on but Im sure Ill be getting harassed again very soon for my honest review of this community.
We really enjoy living here! It’s quiet and have met amazing neighbors! You can’t go wrong with the all the amenities either! The only thing I can really think of is trying to find a way to monitor traffic going through the park. People speed and don’t pay attention. There are little kids all over, so something should be done with this. Other then that, an amazing place to live!
The Maintence team is responds slow, the leasing off is slow at responding, i moved here in 2019 And been trying to relocated into a different home had the approval to move. With the month of October and the site isn’t updated for type to actually find a property when you ask about the the property they say it’s gone but months go buy and it’s still empty.
Applied for a home, literally got the whole application completed and sent in. The next morning I woke up and the price on the place I applied for went up over $10,000. Very unprofessional and very dissatisfied. My only explanation was that they realized the home was worth more then they thought.
We moved into Westbridge about a month ago! Brand new trailer everything is nice.. Our dryer broke down this Tuesday there was a little bit of confusion, but today it is Friday and it is fixed!!!! Ashley in the front office is great. It is true they have all new staff and are getting back on their feet from old crappy owners etc.... You just have to be PATIENT AND KIND. There is also ONE maintenance man... So things will take time, but they get the job done... And never once has anyone been rude to me here. EVER. There are a lot of people that live in this park keep that in mind. Ella is the superviser and she is great there was also a guy going around greeting people this morning when I went to the office. Things do take time and people should try to be a little more patient. The staff is limited and they are trying to get people in here to get things back on track.
Nice housing complex but terrible front office staff. They are unconcerned and cold as they can be. They don’t do follow ups once you put in a work order which according to a staff member, it takes 5 - 7 days for them to act. My water heater was out for 5 days and I had to shower cold water all those days. I had to call corporate office and have my fiancé call them constantly before somebody showed up at the door. I put in a work order for leaking sinks since April and nobody has called to inquire or even come fix them. I had to get a handyman to do that job for me and paid out of pocket. I got cracked windows too and nobody has shown up despite reminding themin writing and twice. Right now my air is not working and it’s going to 7 days and nothing has happened. It gets to 80 degrees in my unit!!!! All they say is we can’t do nothing about it after we put a work order in. They only care about their money and not the customer. It’s a shame that the front office people get to keep their jobs despite their careless attitude that hurts the bottom line of the company. No wonder people keep leaving this place...as told to me by the lady who signed my lease agreement. How do you get to keep customers if this is the attitude you potray? They need some serious re-education or just fire the whole bunch of them and hire new people. I wouldn’t recommend this place to no one, not even my worst enemy. Rent/lease at your own risk and don’t say you were not warned.
My family and I are currently living here and yes the home is nice and so is the pool. The problem we have is that the home was put together in a rush. We moved in in April and things on the house have still not been fixed. For the first 2 months we had barely any hot water. It took multiple phone calls and 7 times of maintenence and water techs coming out before the issue was resolved. There are nails poking out of the flooring and I’ve had to put tape over them to keep them from cutting through. We have spoken to the office multiple times about the unfinished home and have been told the contractor who built the home have to come out first before anything is done by maintenence. We are paying over 1,000 for this and I feel that this is unacceptable. Our power went out in the kitchen and after calling the office it took maintenence over a week to come out. Recently, our fridge started leaking and maintence came out today, they realized it was he water line and said they’d be back with a new one, they left around 2pm, it’s close to 4:30 pm now and still they have not been back. I called the office and was told that bc I couldn’t provide the names that she couldn’t tell me if they were coming back even though there was a maintence order placed for them to come out. I feel that the office genuinely could not care about their residents so long as they are receiving the rent checks and can’t be bothered otherwise. My husband asked me if I wanted to sign another lease here once ours is over and I told him most definitely not. And this is only listing a portion of the problems we are experiencing.UpdateI have contacted both the office and now corporate multiple times. Shortly after my initial post, maintenance came out to fix the storm door. They said it was not properly put on and they would have to come back the next day to fix it as well as fix the broken water faucet on the outside. They never came back. Ive been told from corporate that they would send someone out but it has not happened. We have more nails coming out of the floor ontop of that storm door falling off on a windy day when my husband opened it. Weve repeatedly asked to have someone come to put it back on but nothing has happened. Im so angry, we moved into this home without it being actually finished and have had to fight for things to be fixed. I understand that we are not the only ones in the community needing things fixed but to have things still needing fixed front when we first moved in? How is this acceptable? I do not like leaving poor reviews but I am so frustrated. We pay rent and yet we cant get anyone out here to have things fixed.
Was better a year ago. Now they are just shoving houses in here wherever they can and wanting to raise rent. Peope speeding down the road, loud music rattling the house as they drive by. Oh and always check your water bill carefully. They put in a place next door last summer and and had water shooting 10 feet in the air multiple times. They billed me for it! Tried to say I used 10,000 gallons of water that month, still has not been made right. This place is okay for a short stay but wouldnt want to settle down or be stuck here.New edit on review- It has only gotten worse!!
This place is an ABSOLUTE JOY to love at. I have lived all over Michigan and Westbridge is the first place I will be staying for more than a year. Bethany is so great to speak with, always so helpful and I always leave the office with a smile. She is my go to office woman. In the leasing office Brittney is a funny and fantastic person to work with. I have never worked with a leasing agent as friendly and inviting as her. And Ella, though I only see her once a year( because I never have an issue ) is comforting and amazing to work with when signing and resigning a lease. Maintenance is so prompt and efficient. Whatever minor help I call on, be it for a screen door lock or a leaky faucet, they come almost before I can hang up the phone. Beautiful community. This is where I call home !
The staff is very friendly. Ryan was a pleasure and went above and beyond for us. Our home is very nice and the area is quiet amd well kept. The maintenance staff is always around the park taking care of things such as repairs plowing and salting the roads. The indoor basketball court is huge and a lot of fun were excited to try out the newly remodeled indoor swimming pool as well.
The customer service in this trailer park is Terrible. The office workers have been saying for years that I dont live here, yet I bought my trailer and I pay lot rent each month. I have receipts to prove my existence. The teenagers formed a gang, they fight each other, graffiti spray paint trailers, key cars, knock down garbage cans, and swear loudly on the playground where kids are suppose to play safely to get there energy out.
This place is a mixed bag. The owners are trying to make it nicer by filling in all the empty lots and removing all the old eyesore trailers. The residents are also a mixed bag. Plenty of nice people but also your stereotypical trailer trash. The community center is great with both an indoor and outdoor pool but the office staff are usually a nightmare to deal with. Either short staffed or rude every time Ive been in. If you rent dont expect anything to get fixed quickly either. We had to get a direct line to someone who works at corporate for our plumbing to get fixed properly after 4 months and 4 visits. The maintenance guys are pretty cool though.
Have lived here over 2 years, always had 100 line of credit on rent without it being considered late. Today they told me thats never been the policy, thats the straw that breaks the camels back. They raise rent at every chance and your money can be much better spent elsewhere. Ill be moving very soon. ✌
My wife and I own our home and its her and my son. When we first moved in here in 2015 the staff was amazing and it was a good experience. Then all things changed when they switched hands and another company bought it out. Now the staff is rude and not really helpful and the other thing is CATS soooooo many damn cats and they get under the house wreck everything, they breed like crazy and I think the park should do something about this. Its not fair to the people in the community who doesnt want to keep paying Thousands of dollars fixing under our homes due to all these strays and out door demons. Otherwise the community is pretty alright with the exception that you have to pay so much for lot rent which you have to keep up, and since we pay so much you would think that youd at least get to use the hall or w.e for parties for free but thats not the case you have to put like 200 down and if after all said and done if they think you didnt clean it the way they want they keep itBTW they dont even provide a vacuum to clean or anything else since my wife and I used it last year for a baby shower.
We got off to a rocky start, but since my fiancee and I have moved in, things have gotten exponentially better. I contacted them yesterday about two hours before closing time to tell them my water was running cold, maintenance was there within the hour and, since he couldnt fix it, they sent out the manufacturer of my tank, the next day. They have definitely improved. I love talking with Ashley and Beth, they get the job done.
Beth made my familys experience absolutely terrible. All the concerns were taken care of with no care whatsoever. Trash appliances, drug family nextdoor (after we came) that covered my yard with cigarette butts. Heat and a/c never shut off.Even the maintenance crew drive by my house at 40. Limit is 15 and nobody cares. Snow crews wreck familys trailers with snow and refuse to pay for repairs. Pool are ice cold unheated. Refused to show me proof that any complaint I filed was even looked into. Refused to give me stairs for my back door. And it keeps going. Ive rented for 18 years and this is the worst experience of my rental life.In summery My 1999 trailer costed me around $800+/- a month and utilitys were huge. Avoid
This place does not even deserve to have half a star. Ever since the new property management owners bought it out this place went to S**T. This park is absolutely terrible. The entire office team is very rude and unprofessional. These people do not know how to run a business at all. The management is beyond rude and very very very unprofessional with the residents. When I went in to speak with the manager she was very uneducated and does not know how to work with people at all. I feel bad for everyone who has to deal with her. She should be managing a McDonalds, not in a professional environment. Everyone in this office is LAZY and no one will do anything to get something done. But if your a day late on your payment they will be all up your A** for the money. Which is all they care about and dont care about their residents. Maintenance is also another not properly ran department. It will take them forever to come out and check something out or they just wont come out and do it. Making up excuses is what their good at. Also when you call for a follow up they will be extremely rude to you. Also, The people who live here dont belong here. They have 5 families living under one roof. Everything is just absolutely dirty and feels like living in a trailer park on 8 MILE. STAY AWAY
Clean and quiet. Neighborhood well kept. Decent people. The lady who runs it does a great job at making you feel welcome and really helps you with the entire process. Britanny was her name and she went above and beyond to help my family and a friend of mine get settled. They have loved it there since.
I am here visiting my friend who recently moved in, a few other friends live here but not me personally. The pools are amazing, the playground definitely needs more trees and seating and picnic tables. Its a huge park and theres 2 benches? Cmon people lol Also, they gave her a moldy refrigerator, shes been back and forth with them about it. We cleaned it and what not, but how the Park handled the situation was very rude and unprofessional in my opinion.
It is unfortunate that I have to give any star rating to this business. We are current residents who came here just before new management took over just over 17 months ago. Every time we call with a concern or problem we are told the maintenance staff is working on emergencies and most problems take weeks to months to be taken care of. Our current problem is a leaking toilet and hanging light fixtures that are not wired properly and it has been days due to the emergencies they are dealing with. I wonder if we left the water running would they just come out here shut it off then make more excuses about ordering parts and waiting weeks for the actual fixes. Previously this summer we had an air conditioner stop running and windows that had not been fixed since we had moved in despite it being on the original report from when we moved in. It took over a week until we finally had to hire an a/c company to come out and fix the air due to the fact we only had 2 of 20 windows opening and no a/c in 95 degree heat. They eventually reimbursed us for the repair 2 months later after much much more run around. These are just 2 examples out of about 5 separate problems that have occurred since signing our lease. Needless to say we will not remain after this lease is up. Pricing might be Ok for single wide trailer but to rent a double wide our rent is over 900 a month and for that cost I feel they should be much quicker to respond to customers problems. The entire staff should be replaced I just hope that by posting this it hurts there business enough for them to do something about it.
Absolutely crooked. When moving in, I was told the trailer was in poor shape, missing a few things, and had stains on the carpet. I was told this was okay because they change the carpets after every tenant and I wouldnt be billed. Before moving in, the air conditioning unit was stolen and a few Windows were missing. They eventually fixed this, but throughout my stay there were several things wrong. Upon leaving I got billed for $1,800! For things like damaged shelves, carpet stains, damaged tile, broken refrigerator, all of which is a load of crap. When we tried to fight it we were handed a court summons and a lawyer contacted us basically saying pay this now or pay for court fees on top of it. We can not afford anything like that and were forced to somehow pay those charges. For things we did not do. Dont even bother, here.
Overall the staff means well but the communication among staff is not the greatest. They tell you one thing and say they will take care of it...but if you dont keep calling and going through hoops nothing gets done. We were promised a lot when we moved in and got nothing. It is a nice park but like everything in life it has some kinks that need to be worked out.
Can anyone give an idea of what to expect in lot fees and taxes if purchasing a home with Westbrook / Westbridge ? Ive been considering applying to move there next year but I can find any information to begin building a budget plan. Please and thanks ! Heres a Free 5 stars because I believe the area is beautiful
We did not have the easiest time moving into Westbridge Manor due to some new HUD inspections that are required. We did finally get in and we did have a few minor issues that needed to be addressed. I went into the office and met Beth. She was very friendly and willing to help. The next day there was a gentleman at the door to fix one of the issues we had. This morning I needed to call the office to ask a question. I left a message and within an hour I had a return call from Beth. I am impressed on quick she responded and how very friendly she is. Her eagerness to help is very refreshing! Kudos to her for making my living experience here so far, a positive one! Thank you,Rhonda Manion
STAY AWAY FROM THIS PLACE.... Office staff could not commit to a move in date which created many problems for my family... You kinda need to know these things in advance to plan and prepare with work schedules, moving truck and help, cable installation etc... We get the keys to a brand new unit finally but with a days notice after signing the lease 5 weeks prior only to find the brand new linoleum floor is buckled in every room!! The central air is not installed yet and its like 100°f outside so imagine what thats like in a mobile home! They cant give a direct answer as to when the CA will be installed along with no skirting as of yet! We pull up to the unit and there are 3 old used mattresses laying at the entrance stairs! REEEEEELY!!! We havent even moved in yet so i am very concerned as to what is yet to come. I pray the floors will be replaced timely as we were told because i cant even set up my dinetteRidiculous!!!Update: as of Jan 17, 2018 we went in to pay our rent of $847.00 and we were told it was $505 plus dog fee & water, We had to go and refund our money order and pay the lesser amount because they refused to accept the higher amount we were told at the lease signing, 3 months of them billing us $560.00 we paid every month the amount billed @ $560.00 and on time with stamped receipt by them each time!! We get a letter in Nov 2017 statibg that THEY made an error in our rent amount and we now owe them $1100.00!! We explained that we made the attempt to pay the correct amount but the office refused the payment. We paid them $500.00 in Nov and tried to make a payment arrangement on the remaining balance considering this error was no fault of our own, but theirs... They threaten eviction!!!!! This place is the most incompetent outfit i have ever dealt with in my 55 years!!!!
Not happy that you got rid of Charles and John. Both were great and really cared about the community. The maintenance is already short staffed. U guys made a huge mistake letting them go, there are plenty of other workers that should be let go Expecially the one who has numerous complains and is very rude. You guys need to start taking care of the community better. I’m very disappointed in this news and I’m sure so many others are also. I’ve been here 8 years and I can’t believe how u are treating the community that pays your damn bills. U got rid of 2 great workers that deserved to get a paycheck. Your loss I guess, the office and whoever else runs this place is turning what used to be a nice community into trash...
This is one of the worst places to live the services suck, good luck getting your street plowed after it snows, not going to happen. The street light on my court has been out for 2 years and no matter how many times you call they wont fix it. Not to mention that the lot rent is more expensive than any other park in Michigan . if your looking to live here look elsewhere you wont be happy here......
My dish washer broke and they had a repairman to fix it the mext day. Im not happy about the cats living under my neighbors home and just everywhere.Also people should put their trash in a can not pile it up behind thier stairs till pick up day. It brings in animals. I have seen coyotes in here twice.
A really nice community and filled with decent looking manufactured homes. Unfortunately the staff and management leave something to be desired, their friendliness can very depending on who you talk to and sadly most of the place is a big disorganized mess. That being said, the homes are nice and the prices are fair.
Nicole Vock was our sales representative and I must say it was the quickest and easiest process. She was there from start to finish. It was our first time renting other than an apartment and she was there to answer all my questions. It is a beautiful area. I love that we are able to decorate the outside. Amazing home. Will most definitely recomend for other people who are looking. :)
The staff and crew have stepped up and are making this place a better one. A tree fell on my house and some one was right over to make sure we were okay and nexted day tree was gone. Glad that I leased instead of purchasing due to the lack of management, taking care of business! From day one it took 2 and 1/2 months to install the A/C , then they had the nerver to give us a infraction without even getting out the the vehicle and looking around , everything was in good and working order keep in mind no siding on the bottom of the house and big tire marks in the grass. 8 months later another infraction after the snow melt for the new blinds that are in the window. I said correctly new blinds. I put a work order in for the garbage disposal 4 months ago and nothing done.
Horrible. Rude management. Alot of unknown rules they will slam you with with no notification. My one friend tried moving in after us and was disrespected and denied to even look at a trailer because of her weight she wasnt even giving a chance to try to look at a home and had everything ready to go to move in. My cousins moved into this park as well and has nothing but issues with management to and neighbors i wouldnt recommend this neighborhood! Anytime you have a issue its really hard to even contact the office and most of the time they are rude you dont get very far and your lucky if its a issue they will actually help you with!
We went and got an app. And hope in about a year were able to get in. I live in the same park from 1991 - 1994 when it was cheatu. We loved it with the indoor pool and all it was great. We had to move cause my step-father owed the trailer and he wanted to sell it. Its really funny cause after all this time the trailer is still there. But we really want to get back in the homes are beaitiful.
The mobile home park Is trash I do not recommend it and going down hill and getting worse I lived there for 17 year and still not getting and better all they moved In has ben trash. The trash company makes it look even worse they dont pick all the trash and it looks terrible. And the people that work the most of them do nothing to help the park get any better. They will sucks you in and then they will give you hell about everything so be careful and think about it really hard and do your research and look.at your review carefully. If you do decide to move in be careful because down the road they will screw you nothing ever works at the.clubhouse the gym leaks the building is falling apart. .management is terrible too. And corporate is no better and nobody does anything to make it.better thanks that all I have say for know. I do not recommend anyoke to rent or buy in here . Bad place. I would rather live in my car. This place is a Joke! The team in the front office will treat you like Shyt and will always be rude. Forget about ever receiving a lot rent notice. Forget about having a family or fun. You are not allowed to congregate at all. Your never allowed to make noise above 0db. You might disrupt others peacefulness! You are not allowed to have swings/lawn toys! They are to dangerous! Never cross an empty lot, its trespassing! Never try to throw a birthday party outside. Do not let the park know your family member will be over your house baby sitting during they day. That is considered a resident and must be background checked! Dont own more then 2 cars (So no friends who have cars can come over!). Make sure under the trailer is raised ground so that water will not build up. That is your responsibility! Nothing can be within 2 feet of the tailor this includes AC units, sheds, bikes, ect.IF for some reason you decide to move into this place.. When you do your walk through take a video camera and an digital camera. Make sure you check 100% of the place out! If the carpets have stains make sure to get them to write down you will not be fined for it! Old fridge make sure you will not be responsible! Make sure the cleaning crew clean under everything! I mean everything.. You dont wanna pull out your fridge/stove to find food from the last tenant still there! Before you move in show them that video and make sure they sign off on everything your pointing out will be excused!Then when you do decide to move out be ready. They will hit you with the smallest stuff they can!I advise everyone stay away from this place! If you already live there find somewhere else to move to fast! Get out ASAP! Dont move in until they learn to respect there income!
Nicole Vock was my sales person she has helped me tremendously. She responds as quick as she can and went above and beyond in getting everything done for me to be able to move in. She is a person who understands and not only that but she cares. I am appreciative of being able to work with someone like her when it comes to finding a place for my kids to be comfortable. She rocks!!!!!
I just moved in here - overall happy with my new home - for the price and amenities where else can you go in Macomb County and get this nice of a place? Vicki in sales was very easy to deal with - I dont know what the other reviewers expect - new homes take time - I will definitely refer my friends!
West bridge Manor employees are some of the most rudest , nastiest people ever . They expect rent on time but maintenance sucks . Claudia is so inconsiderate , and simple minded . I absolutely cannot wait until my lease is up . I will never recommend this place to anyone.
I really love all of the pictures I’ve seen for this place. And would love to become apart of the community. However no one is ever in to answer the phones. I do understand COVID is going around so they might be a little behind but seriously this sucks I’ve been calling for weeks no answer no call back. If you are considering renting here, please consider the following first or you will likely be as unsatisfied as I am as a current resident and other neighbors I have spoken to are.PROs- Sales Staff: Very polite (especially Rob), professional and easy to work with- Pricing: The monthly rent is attractive.CONs- Onsite management: The Office Manager is very rude to residents that havequestions or concerns. Its a shame and I sympathize withthe rest of the office staff having to work under someone likethat. In addition she and the office personnel are continuallyrunning interference for the Site Manager, who I have beentrying to speak with for months. Not sure why she ismanagement if she cannot be spoken to by residentcustomers.- Maintenance Mgmt: You wouldnt believe how work orders put in with the officemysteriously disappear when assigned, or how you are giventhe run around and told that they cannot get repairs approvedin a timely manner, etc. Open issues take weeks normally.You will get excuses and not much else.- Staff will not provide any contact info or escalation of issues, such as a contact inthe new ownership group to speak to and finally get the site staff being heldaccountable too.I am asking other former residents or current residents to speak up here in forums such as this ..... maybe something will finally be done about it!!!

All the bad reviews you read are true. Office staff is friendly to a point but dont ask them to help you. Sales office staff will lie to you and good luck getting Jennifer to call you back once you live here and want to confront her about all the lies she told to get you in here. Make sure you ask about some law on reselling. Not sure if its true.
DONT WASTE YOUR TIME TRYING TO LIVE HERE!My husband & I tried to get a home here twice & were told you can not fill out paper work, look at a home until they are completely finished & ready to be walked through. We had a certain home in mind & were promised to be first in line for it. I was to call Monday morning and was horrified they had given it to someone else Friday afternoon.when my husband called to find out what happened one of the salesman, Rich was quite rude on his explanation. When I went to the office to speak to someone face to face I was confronted by Rich who yelled at me, swore at me, called me names & tried to grab my arm to make me leave his office. He never apologized for the mistake & never offered to show us another house. He showed no sympathy & plan just didnt care!!
Absolutely awful. Lost our rent payment, and even with PROOF of our payment, they still forced us to pay it TWICE in once month. They fix NOTHING, the rent isnt worth its normal price let alone double it. Absolute thieves, do NOT trust these people with your money or financial information!!
I totally agree me too on the bad quality I service !!! I am ten to g for 5 month and I am still waiting for my landscape to look like a garden and not a war battle field! I ended up removing myself the dangerous things! My A.C. was installed last week !!!! After we spent all summer without ! And so on !
I give a 5 star to this place because its not the maintenance fault u live in a pice of shut broken house that falls apart. If u have a problem roll ur house down to a diferent trailer park. How bout get a real job that pays more than minimum wage and live in a house or an apartment. No flipping burgers and cooking fries or greating people when they walk into Walmart is not a good job. And ur maintenance suck cuz all of u cheap people cant pay the bills like the rich people do. And if u dont like how its plowed or salted then come live in a nice neighborhood when its done quick and sometimes in my neighborhood its not even plowed quick u half to be relaxed and wait. That person who had a problem with cars and parties then come live in a house cuz u can park as many cars as u want in a house and party as long as u want cuz no one will hear it. and if u have problems with heat and ac thats another reason to get a house cuz we have insolation and fans which keep our house cool in the summer and warm in the winter.
I lived in WestBridge Manor and never had aproblem its a good place to live alot of things to do there if I had a problem with something in the moble home they were pretty coming out the office people were pretty friendly so was the sales people and I lived there 1year .
Me and my mom have been livening here for over a year now its sooo bad and its so sketchy its dirty and smells really bad homes are small and no space to move anywhere there is a lot of creeps here and the staff is really rude its just no a good place to live and if your looking to live here and you have kids under 15 DONT MOVE HERE its not a healthy of save place and when I first moved here I was almost hit by a motorcycle and Im 11 so my mom almost sued this trash dump

Horrible havent been here for a month and I rent , nothing has been fixed !!! The place wasnt ready & cleaned when we moved in, as promised it was supposed to be cleaned and fixed up !!! Totally unprofessional , I wouldnt recommend this place to anyone , I want to opt out of my lease !!!
The worst service the manger gets very rude when talking to customers they never answer the phones they always put u on hold they tell u your approved for a home and mistake you for someone else the worst service ive ever had to go through i would not recommend going here.

2022-02-26100000 reasons I could say avoid this place. Number one being they dont operate legally when your lease is up. In the lease month to month would have been an additional $100. Rent went from 1400 to 1700. Without notice. 2. I was charged legal fees AFTER I gave my intent to vacate. How can you file for eviction when someone legally says Im moving with no lease to tie them down? 3. They wont warn you or give you the option to renew, which is again, illegal. 4. Even if a neighbor almost sets your house on fire, they wont respond or do anything to insure it dosent happen again. 5. They will NOT fix issues when renting. 6. They dont violate people who constantly block your driveway. 7. They lie about when late fees are applied. 8. They were constantly inspecting my house with no good cause, went well over the amount for turn key inspections applicable for the year. 9. They say 24 hours on a violation, expect your stuff to be removed within 10 to 15 hours. 10. Office staff screams.Dont do it.

2022-05-29Rent is too expensive for the quality of the place. We get charged extra just to take out the trash. On top of that, they sent someone to come and cut our lawn and charged us without our consent. Grass was unevenly cut and there were piles of it lying everywhere. And Ive also informed them 3 different times that our fridge and freezer is not cooling enough. Its been 2 weeks and maintenance still hasnt resolved the issue. Ive had to throw out multiple items from our fridge because they were putrified. Perks are an indoor pool, an outdoor pool, a gym, and a playground. But they really need to shape up.

2022-03-31Going on my 4th year here and each year rent increases $100 a month. YOU pay water, electric, natural gas AND for trash pickup. Not a single thing is covered in your rent. My single wide trailer is now going for $1,100 a month. Every month they mail you a letter telling you how much you’ve spent towards rent in total to try and get you to purchase instead, if you do purchase you still pay $600-700 a month lot rent plus your mortgage payment along with all utilities listed above. You get charged a fee if your lawn is too long and isn’t cut “in time” and now in 2022 anything outside your home (chairs, table, paver blocks, etc.) have to be approved via photos at the office.

Emergency maintenance services said they would be there next day, we havent even gotten a follow up call. I went into the office a week later and nobody had records of my call or complaint. This team is atrocious

2021-10-22We moved in about 4 years ago and have to say the YES Communities folks are the best management to date. They offer family activities, breakfasts, just a nice group. The community center has great amenities, love the pool. I have spoken with Chelsea and Claudia in the office and they are very friendly and helpful! -Carol Butler
