Worst experience ever, Ive stayed here going on my 2nd year and I wish I would have never agreed to re-new my lease here. The old management was great they were very helpful and understanding. Im guessing there is new management in the office currently and the experience Ive had with them is horrible. Never have I stayed in a apartment where my rent is $805 a month and your unable to have a door mat in front of your door. In my lease agreement its not showing or giving this information however I received a warning saying its a violation in my agreement. This place only seems like they take care of things in the front of the building and not the back. The carpet is dirty and holds a smell from pets. I always have to call about the hallways being dirty because for some reason the back buildings dont get cleaned. Which goes to show that they only want and keep there office building clean so future tenants can rent here. When I moved here they told me it was special buildings for pets only however thats not true because in my building we have tenants who have no pets at all. This is the worse place to rent with your rent being as high as it is nothing is included in your rent. At this rate you will be better off finding a house instead of staying at woodland villa. Worst place ever, I recommend you ride right past these apartments and get your money worth somewhere else than to be wasted at woodland villa apartments!
The reviews are only people who have had a bad experience. We have lived in these apartments for 2 years almost and its not the worst in the world. Everytime we have a problem maintenance is here within 1 or 2 days to fix. Its a very small space for the price we pay that is the only reason I give 4 stars. Our neighbors are quiet and we really have no problems. Our cars did get broken into once (our fault for not locking). But that is really the only problem weve come across.
** UpdateThey will give you a seven day over five dollars and they are proud about that fact. I pay 1065 to basically live in the hood. The only reason my rent didn’t go up ridiculously high is because I signed a 15 month lease or it would’ve been about an extra 100!! But they don’t tell you this when you move in. There’s people who leave garbage and dirty diapers in the hallway and liquor bottles. People party in the parking lot. I’ve complained and nothing was done the people are still here but you send out a seven day for 100 of which you tacked on a $75 late fee. This place is ridiculous. I wouldn’t recommend my worst enemy to live here!!I pay $1045 a month for a “deluxe” apartment. At first it was quiet but since the summer there’s always people partying in the parking lot at night and security is never around. There is always a strong weed smell coming through my vents. I can find other places more family friendly for a better rate and peace of mind. I definitely won’t be renewing my lease here and wouldn’t recommend anyone moving in here. I can’t take it. The noise keeping me and my family up at night is ridiculous!!
Rent is a little steep for the quality of our apartment but I like living here.Cons: I wish our carpet would have been changed before we moved in because it is coming up by the main door and second bedroom door. There is a huge red stain in the corner of the second bedroom which looks tacky. The cabinet below the kitchen sink is sunken in. There was a leak in the bathroom upstairs and the ceiling was caving in in a small spot. They fixed the leak but the damp paint is still torn open and occasionally pieces drop into the toilet. The tiles in the bathroom are shifted so they are not tightly touching like they should be. The wood of the cabinets are old and they are chipping. The appliances are really dated so the stove and dishwasher do not work like they are supposed to. They got a new online portal to pay rent on and it was hectic. My boyfriend tried to pay the rent on time and he couldnt because the system was screwed up. They gave us a $75 late fee and we explained what happened and they said they would apply the credit of the late fee to next months rent but it still has not gone through after asking 2 times. The residents here dont know the difference between recycling and trash so they throw trash in the recycling bin rendering it useless. I take our recycling to the center in Westland down the road. We have a locked main door which is great until someone props the rug in the door letting anyone who doesnt live here in the building. They recently warned our building for doing that stating they would receive a lease violation if they were caught.Pros: They have security drive around at night so if you have an issue they come immediately.They spray insect spray on Thursdays upon request. The office is amazing and really nice. They always explain everything to make sure you understand. They are always quick to fix issues and accept your packages. The grounds are kept nice. The concept of a washer/dryer hookup in the walk-in closet is super smart. They offer storage units for $30 a month which is put on your rent. There is 1 per building so ours is 1 building over. They have upgraded units available that include a washing machine and dryer in the unit. We are currently waiting for one of those to become available and move out of this apartment.Overall I like living here, but the quality of this apartment can be found somewhere else for $150-200 cheaper

I have lived here for over 5 years now and I love it. The office staff is great. I havent had any bad experiences since Ive bee here. Maintenance does a great job. Whatever complaints you have, just let them know, and they will do their best to solve it. As an Apartment Community, we the residents have to do our parts too. Remember we all share a door and hallway together. This is called community living. We are going to hear noise, people are going to have arguments, children are going to make noise. Some people are night owls etc. Do you get the point. We as a community have to respect each other. Help keep the hallways clean and the outside clean. Throw your trash and cups away not in the parking lot and hallways. Let us be the solution and not the problem. Apartments are no different from houses the only difference is you have to fix that leak, roof, cut grass and maintain your house yourself. So apartments have the same issues as houses, only on a bigger scale, because so many apartment homes have to be maintained everyday. Things go bad and break down, just like in houses. So many updates are going on now so lets be patient with the construction thats going on, they are doing things for our community, and its keeping them busy. I would like to see picnic table all around the complex and on holidays be able to barbecue, like a community barbecue, family and friends. I do think our rent should be cheaper, Westland has a lot of Apartment Communities. Accommodations should be made for people to pay their rent according to their pay times, so fees can be avoided, other than I love it here and will be here.
Small, outdated, and trashy apartments. NOT worth the cost. The walls are paper thin, you mail WILL get stolen, and if you have people above you, good luck sleeping at night. There isnt ONE nice thing I can say about this place. Contacting the front desk is worse than pulling teeth. We found a condo with two car garage in a better area for 200$ more a month - WELL worth it to get out of here. There are many surrounding places that are a better deal than this!
DO NOT MOVE HERE! SAVE YOUR MONEY AND THE HEARTACHE. I have been here since March 20118 and it was the worst decision of my life! I moved here based off the fact that my I received discounts from my job, and the surrounding area is nice. The first week of June I had a major leak in my living room causing over 2,500 dollars in damages. I went to the office steaming because I already complained about my neighbors consistent fighting(nothing has been done thus far I have since made 4 complaints called security 3 times. Last week someone called the police) and now I have a leaked cause by them. The management told me that someone would be out to fix it and to make a claim with my renters insurance.. I also asked for a discount on my rent. it took them 3 weeks to come fix my celling in my living room. The day they came to fix my living room I had another leak in my bathroom caused by my neighbors and that was another 500 in damages. It took them 2 weeks to come fix that leak. But again of course it started to leak again and has yet to be fixed. It will be a month next week that my bathroom is leaking again. After all of that I was told by the property manger that I would receive a discount and that she had to do calculations and SHE WILL CALL ME BACK TO TELL ME HOW MUCH TO PAY. it has been a month and she never called me back. I called the office and asked the receptionist if she knew how much I am paying because I am receiving letters. She told me that that is an automatic thing and not to worry the property manager will call me back. Welp yesterday the regional manager called me because apparently I was on the eviction list. The regional manger told me that I could receive 200 dollars off my rent and had to pay by Friday 7/27 in order to keep the discount and not be evicted and pay my regular rent in full next Wednesday. They are also trying to make me pay a late fee for not paying when again the property manager dropped the ball and did not call me back. They are very inconsiderate and show no little to no compassion. They always throw the fact that they are short staffed in your face when a problem is not resolved. They really dont care about the residents here and they feel that are problems arent important because they dont personally live there. Please I am begging everyone to skip this place on your apt search. Please go somewhere else. There are a ton of apts surrounding them that are farrrrrr more bang for your buck with wayyy better reviews. It is way more issues that I can go on about but I hope my point has been made. Please do not move here. As soon as my lease is up I will be running far far far away from this place.
I’m big on reviews :Moving from out of state the apt I was supposed to move into got changed so I was given a run down outdated apartment with ruined carpet( had to demand they clean carpet) and creaking floors above and below me as well.Having everything nearby is GREAT but the apt could be better. I just love the closet space ( pay extra for W/D ) far as the space... horrible for the price we have to pay.The pool just opened and they instantly closed it again due to “trash” it’s the 4th and we have nothing. No fitness room, No POOL, no NOTHING. Plus it’s extra for water like damn, DTE is $150 on an average with nothing on. I had confidence in this place but I’ll definitely be moving when my lease is up. You can find bigger spaces with more included and office more attentive for a much smaller cost. Where is all of our money going to? We have to also renew each year to get Upgrades...
I enjoy living in the Woodland Villa Apartments. The staff is always friendly and maintenance follows up with my repairs within 24 hours. I would like to see the appliances updated and cabinets. Also, it would be great to have the option of washer and dryer hook-ups in the basic apartments as opposed to only dryer hook-ups.
I called woodland villa on September 11, 2016. I have been unable to live in my apartment since. There is a terrible odor/mildew smell in my apartment. Woodland said someone would be over to fix the leak on Sept 12, 2016. No one showed up until Sept. 17, 2016. Maintenance could not fix the leak because the resident upstairs over me was not home. THe leak was coming from the AC unit upstairs and my AC unit. The maintenance tech did find out I had a leak in my bedroom closet that has been leaking since I moved to woodland. The tech also notice the damp smell in my daughter bedroom. Maintenance came over and sprayed killz on the ceiling in the living room and bedroom On Sept. 31, 2016 (right before it was time to pay rent) and said the problem was fixed. They never repainted. They left the holes they punctured in the ceiling. I was told the carpet would be cleaned to get rid of the odor. That never happen I was forced to move out and get a lease at another building due to the smell. I paid Rent at two locations for September and October 2016: Woodland Villa $ 860 Apartment two prorated rent for Sept: 2016 $450 plus $500 security depositOctober rent at woodland $860 and Apartment two: $850I have been washing at least 10 bags of clothing a week. And have washed 1000 times X 2, because I constantly get paint speckles all over my bed and clothing since I moved in. I was told it was a cleaning product until the new maintenance man noticed it was an outside leak on the building.My couch need to be cleaned due to water damage.The insurance company had a company to pick up all the items I didn’t get to clean.This has been a terrible experience.Woodland said they changed staff and was unaware that this was going on. I have videos and pictures of the water damage.The water damaged my daughters Queen Size box spring and bed, I had to throw out my daughter 32 inch television because it had water in it.

Not PROFESSIONAL!!I’ve left voice mails and even called you’re sister property Westwood village . My application should have not got denied I didn’t submit no proof of income yet or anything I just filled out the application and my co applicant didnt even get a chance to fill there part out . I had to check online on my application to realize it got denied this don’t make any sense . I’m looking for a nice place for me and my family and no one is communicating right at all I deserve my application fee back $160.00 and a explanation as to why no one has called me back or anything !!!
The new management is horrible!!! You can not have a door mat really i mean this is crazy . Also they can take the time to write a warning about a dam mat but if you late on your rent they want to call the FBI on you . The apartments needs a upgrade really bad!!!! just not the best place to stay ppl do smoke weed you can smell it in the hallway but nothing is done about that . The old management was better and understanding i would not stay here again i think it will turn into a drug place soon good luck all others who dare to stay .
These negative comments are disgusting. Listen, these apartments are amazing. Like all the amenities that surround the complexity outstanding. Very clean, safe, and quiet. For the lady whos complaining about late rent, dont move somewhere where you dont have enough to pay your rent on time. I love the apartments.
Since we moved here , we have bad experience with water quite a lot..The water is leaked somewhere and small to the ground from the kitchen in a few minutes and disappears, once time, water makes our fire alarms broken, then the water flows down like the chipped house, the bathroom faucets are broken twice time. In the summer of rain, there have strange animals crawling into our bedrooms, they are on the walls, on the ceiling and falling into the ground. That day I just gave birth to babies and we had to wake up almost the night to watch my baby. Furniture must be repaired. But I appreciate the staff here. They are very enthusiastic, friendly,They are always working nonstop to perfection, fixing things. I give 5-star for staff.

Super friendly staff, reasonably priced, and the only apartment complex I could find in a 50 mile radius that do short term leases AND allows my large breed dog. Definitely had a great experience and would continue living here if I wasnt moving across the state.
I get endless emails about money off for move-in costs and discounted app fees...theyre so desperate to get people to move here but these reviews are exactly why Im crossing them off my list.
This is a very terrible place to live . Apartments are nice but thrown together . The price is too high for nothing but one walk in closet. They do not care about their tenants only the money. Don’t waste your time . I can’t wait til the lease is up

I dont know why people are complaining about the staff, the staff at the leasing office have ALWAYS been kind and friendly to me. And if youre having issues, theyre willing to work with you. You cant expect a place to be perfect, and I think this place is very nice to live in.
It was an ok place to live at first, but we had the worst neighbors above and below us, constant yelling and arguing was impossible to ignore. In the 2 years we lived here we had like 5 different neighbors. i wouldnt live here if i were you.
This has been thee worst placed Ive stayed so far! The management company is down right awful and the tenants here party all night long, smoke weed, and loud. My car has gotten stolen while living here and the security guards that were working here got robbed while on duty. I would not recommend this place to nobody not even to animals who need a place to stay.

They let their trash service empty the dumpsters at 5am on weekdays. They slam the dumpsters on the ground and it shakes the ground and any apartments around. 5am? Really? Unacceptable

Living here is amazing , and the management are wonderful, maintenance is great , parking is great , the grounds is always clean and the swimming pool and gym is best !!!

2021-12-15I moved into my apt in October and I love it. My apt is fairly spacious for a 2 bedroom. My closets are large. The kitchen is newly updated; very nice. Another bonus is I have a washer and dryer in my unit. Since the property assumes all costs of maintenance, I can justify paying a higher rent payment.I think it should be understood that when you live in an apt, you are sharing a building and, therefore, there will be certain a level of noise but nothing that has been overbearing. My neighbors are respectful and very nice.The property is well kept and the waste removal company is always there emptying the dumpsters.The office staff is polite, professional and helpful. The response time when leaving a voicemail for myself, has been same day.All in all, very nice, clean and quiet.

2022-03-05If I could give zero stars I would. This has been the worst experience of my life living here. If you want to speak to anyone in the office...well youll be waiting a while. No one answers the phone, returns voicemails, or emails. This not only includes the property manager Trish but her boss Aaron. So if you think you can try to get anything resolved by going above her let me assure you you are again wasting your time. If you are ok with your apartment and the hallway reeking of pot then this is the place for you. The lease states you cannot smoke inside. When you complain nothing gets done. When we first moved in the lawn care was spectacular, now it looks horrible, full of weeds and always long. Snow removal....this is where they excel at failing at their job. Parking lots are always a sheet of ice and the hired plow company does one strip in the parking lot and never returns. Worst of all is their handicap spot is never even salted. Im not sure how they have avoided a lawsuit for this alone. They allow other residents to just throw their mail all over the complex and nothing gets done. Trash is always in the parking lots as well, so again, it looks like we live in the ghetto most days. They dont enforce who parks in the handicap parking spots. As a matter of fact they dont even notice when a pod is left in a handicap spot for 3 days. Smoke alarms in the community hallways are not their priority despite having fires that killed people in the recent past. Called about beeping detectors in the hall and it took them well over 2 days to get those batteries changed. The courtyard area is a mess. There are always bags of dog poop sitting next to the trash can because thats never emptied. Dog poop that people decide to never pick up. A sandbox that is realistically a large kitty litter box. They do have a fitness center, but its only accessible to staff apparently and they claim covid. The pool was never opened last year due to them not being able to get the city inspection soon enough. So there goes that amenity as well. We will be moving out of this trashy place with incompetent management asap! If you have considered moving here, just dont, I promise you will regret it!

2022-01-22So far it has been a strange place meaning that it is well kept but my neighbors leave trash outside their door every night which has the hallway smelling I just hope the management put a stop to this, I am ready to blow a gasket. And I see this is not the first review about trash and neighbors.

2022-07-01I have lived here almost 5 years and that is only because they make it so difficult for you to leave. My rent keeps rising for a sub par apartment. There have been two huge fires in 3 years, within close proximity of my apartment. My water heater has bursted and leaked into the apartment beneath me. My central air stopped working and I was left in 90 degree weather (with my child) for an entire weekend. There are holes and cracks everywhere in my apartment and this could have all been avoided if maintenance were doing their routine check-ups, which they claim. The office staff, especially Trish is pretty rude and condescending. It is pretty quiet most of the time in my building, but I cant speak for others. Gang members keep tagging our building as well. The burnt down buildings behind me still look pretty bad after a year. Its so embarrassing that I do not have company over.

2018-10-15*Long but Detailed* the apartment is extremely expensive and not worth the cost. Don’t let the model trick you it is professionally staged to appear to be more spacious than it is. The best thing about the apartment is the w/d in the closet which is very unique. 2 bedroom apartments are good for 1 person space-wise. Neighbors are really noisy and walls are really thin I can hear everything my neighbors do also lots of weed smoking in the buildings after office hours.The grounds are well kept. They need a clubhouse for residents for the cost and carports. The office is located on the second floor in a building with stairs outside and in so if you are wheelchair-bound, have any issue that prevents you from walking up stairs or a stroller it’s very inconvenient the office should be in a handicapped accessible building and there should not be stairs. In addition no drop box to pay rent. Also never rent a sub-level unit. Maintenance staff are quick to fix and correct issues but there is always something that needs to be fixed. Also since everything is cheaply made there are a lot of water damage issues in many units from floods to ceilings collapsing due to water damage and mold and mildew smells in the sub-level area. If you are a resident and you live sub-level check behind your furniture near the walls under the windows to make sure water isn’t coming in and growing mold in the carpet under your furniture. Overall it’s not the absolute worse but not the best either and very expensive for what they offer. Good last resort but if you have other options research and look into your other options or rent a house.

2018-02-19Overall this was my very first apartment that I moved in, my boyfriend and I loved the apartment until we got a more established and needed more space. Rent was 895 and for that price I feel things shouldve been more up to date. When it was time to renew our lease they were going to charge me 950.... The apartment just wasnt worth that to me. My boyfriend talked me into staying but then we got new neighbors. They were always loud, yelling, kids always running around. Living in an apartment I expect to hear people but they were just outrageous. I reported this to the leasing office but nothing changed.Overall this apartment was a stepping stone for me, I really considered staying but my neighbors were just overwhelming. Every time I went to sleep they woke me up no matter what time it was.

2020-12-31Best apartment Ive ever had the pleasure of making my home, office staff are always nice and helpful. Grounds are always kept tidy and maintained, units are very nice and some have washer and dryer in unit. Community is quiet and very walkable, also close to shops and stores.

2019-04-18We like our apartment but were on the 3rd floor so no one is above us. We do have an issue with constant noise from outside ... loud systems playing music threw out the community at the early hours in the am and there security usually sits in one spot i dont know how effective they truly are. Another issue we have is maintenance it seems to take forever for minor things to be fixed. We had a small hole in our wall and its going on week 3 its still not finished it took 2.5 weeks to fix/replace the dishwasher we didnt have any water coming out of our shower head that seemed to take a week and they have to come back out because it wasnt completely fixed correctly. Our sink was dripping hot water and that took 3 days to fix not so bad. I mean i guess its not horrible just really a come as we please or fix here and there kind of thing. Also there seems to be hidden fees left and right. Not to impressed with the management company but hey its only a year im not sure if we will be staying. The apartments arnt so bad just really wish maintenance was a little faster and it didnt feel like a issue whenever we called about problems with the apartment.

2018-07-12Very clean very safe very good security at night gets right on top of the tenants complaints to fix or to replace what needs to be replaced in the apartments did a great job and helping the ones that had a fire not too long ago I dont live there but I care give for a tenant there and did a beautiful job and putting in new carpeting in the hallways I even volunteer and clean the hallways thumbs up to Trish the manager always willing to answer my questions and gets right on top of their business their other grounds to Paragon properties is very nice also the pool is very clean very safe environment... I would recommend this apartment complex to anyone who would love a quiet secluded upgraded and fair in pricing thumbs up to Woodland Villa and and staff great job! Turn up youre doing a great job cant wait to see the new Clubhouse beautiful grounds keep up very well with the Landscaping!!!
