Horrendously terrible HOA.They do basically nothing. They allow tenants to trash common areas and serve no repercussions, the parking lot at golden triangle is like a warzone.And they wont repaint the unit numbers on the parking spots, so one unit of people is taking up 3-4 units spaces almost daily. Complaining to YPM is basically like yelling at a wall. I had to bypass them completely and use public records to find the owner of a unit to settle a problem with their tenant, because YPM refuses to make contact or do anything. And still to this day, YPM hasnt done anything. Its been over 5 months.If I could give negative stars, or black holes, I would.I will never live anywhere YPM manages again. Ever. And I inform everyone I know, about the terribleness that is Your Peace of Mind. They are only an HOA by definition, really they just defer all responsibility to someone else. That is their specialty. They actively prevent you from getting information you need to make complaints.
Do NOT waste your money on HOA through this company. They will send you violations constantly & are so rude & not helpful. I moved out of my condo in November and they have continued to charge me my HOA fee for the new owner after letting me know I was “all set & my payments are on the new owner now”... a week later I’m still fighting for my money back. I cannot wait to be free from the association.
I wish there was a negative star. Living in Linden, MI Forest Ridge Glens, average home in here is around $200,000 + so nothing fancy but far from a shack. We can t sell new builds to anybody, the streets are not surfaced black top and full of pits not potholes, so far $800.00 in damages to my 2014 Dodge. I have submitted repair bills and pictures to no avail, they return no calls and email is a lost art to them. I have begged to know who our President is and in (2) years, no response yet. We even had a non voted increase to our yearly association fees to fix the roads. I saw a few comments up regarding the goon squad of collectors they use, they came after me for not paying these fees for a year....To their disappointment, it is spelled out in our regulations that you can pay once yearly without fees. I informed click and clack an ambulance just drove by and if they hurry, they may catch a case. I then demanded an apology for their defamation. These people are a waste of space, money, time, effort and should be ashamed.
So we have snow melt off our roof when the sun is shining, I called them because I have an ice rink for a sidewalk. They have to get the board approval for a bucket of salt to be left for our usage when this happens and/or to have the snow & ice removed off the roof! I tried to explain to them that I had hip surgery a week ago and cant afford to take a spill. They are useless!
Your Peace of mind just sent someone over to paint the front of my unit! Awesomeness!It took me 3 years to get them to come out.At least they are consistent.The person that manages the property sends me crazy emails and then when I finally told her off she said I was being inappropriate. The Chic is Nuts, okay?
If your buying a condo with Your peace of mind as HOA, then look else where. Use that $290+ HOA monthly fee and get more home for the price else where. Absolutely waste of money and time living with this home owners association. They should close the doors and back up there things now, absolutely rude and unhelpful, very disappointed...
Deceitful business practices which I will be reporting to the Better Business Bureau. They never informed (or even hinted to) me I would be charged a $150 emergency fee for having them turn the heat up in a vacant unit during a cold week in January. 5 months later and then send me a bill expecting payment within 2 week. Complete trash of a company, operated by clowns. I would never recommend them to anyone. They will also raise their HOA fees at their own discretion and wont change anything about the service you receive.
I have had it with Your Peace of Mind. They won’t or can’t get Performance Roads to repair the repairs to our road. I am tired of dodging this mess and watching seniors navigate this on their walks and with their grandchildren in strollers. And when I called to complain because I have been patient for so long, the receptionist had the audacity to get snippy with me and tell me I’m rude. Poor customer service at its finest. Zero empathy. She’s not the one who has to look at this every day in front of her home and she’s not the one who has waited months for repairs.
Extremely high fees and poor customer service. I could go on and on about the poor service. Some of the worst was not repairing dangerouse conditions until I had an elderly neighbor fall on my steps after requesting repair for years and took president of association getting swarmed by bees when putting a letter in front door for them to take care of nest.Our condo fees are some of the highest in the county with no amenities and poor service.I am moving out and just received $300 in charges for them to write a letter that I am in good standing and transfer to new owners. I called and asked them to reduce/ waive this charge as I have paid all dues for the last 9 years in a timely fashion and am in good standing, but they basically laughed in my face.
Been trying for 3 weeks to get a mailbox put up that was broken at the base and laying in the street. They act like it’s not a big deal that we don’t get mail. Kristy (our “manager”) and Melissa(kristys manager) don’t seem willing to help. They just keep saying they are calling mystery “rick” the contractor. Time to switch management companies. It’s also sad we have no way to contact our board members regarding any of this except one time a year. Your peace of mind is completely worthless. I wish I could do a zero star review.
They work with the law firm Makower Abbate. I’m not making excuses for someone who falls behind in association Dues, but sometimes people experience hardship. The legal firm will add on fees but not disclose this information until after the fact. I.e. if you don’t pay this amount by this date, a $25 fee will be added. Peace of Mind refuses to speak with you. I paid all of my dues for 2018 and they sent it to the legal firm to cover administration fees of 2017. After I caught up with my Dues they sent me a bill for $700 in legal fees. They will keep adding fees and this circle will never end. My Association’s board doesn’t even agree with this, but they are told not to speak to anyone about it! I will do everything I can to find one or two other businesses that supply this service, so that we can make an educated vote. These two companies are unethical and are only out to manipulate as much money as they can out of people!
I live in the Howell Hampton Ridge community. A little on the pricey side, but you get what you pay for. Roads and side walks are plowed/ snowblowed within 24 hours (even on Christmas). Grass and property always mowed and manicured. Took care of every issue I’ve ever had with speedy efficiency. I was quite apprehensive never having lived in a condo before but very happy with Peace of Mind so far.
Hampton Ridge Howell. They are absolutely worthless. They will be the first to make sure your legally parked car has an orange tow sticker on it. But it takes 48 hours to get sidewalks cleared. And don’t even ask about salt... apparently it’s made of gold. Because it’s unheard of in this complex.Do yourself a favor a choose a different company.
We have lived here for just over a year and I believe there has been only one month where we havent received a letter saying that we owe them money. I have bank statements showing our payments coming out BEFORE its even considered as being received late. This past week I got a letter saying that I own them $193?!?! Umm…no. They threaten to put a leon on my house and that I will have to pay all lawyer fees if it comes to that. Ive contacted them with my concerns and will update with what I hear back. Im not one to write a negative review about ANYTHING but this is ridiculous! Besides all of this, Im still not sure what I pay the association fee for. The only thing that I have seen that we get out of it is snow removal and it took them three days after the big storm this past winter.
Unfortunately I also have had problems with Peace of Mind. I live in their Country walk community in Van Buren Mi. Getting them to address my concerns is like having your teeth pulled. I keep calling to talk to Kristen ( who is supposedly my agent and she never returns calls.) I have been asking for a yr when is the board meeting. No answer still... At this point I also would not recommend that any of my friends or associates move here. If I could give them a zero rating I would. PEACE OF MIND NEEDS TO STEP UP TO THE PLATE
I have never before met people that are so arrogant and power-hungry! I mean we are people living in these homes and you try to control every aspect of our lives, unless the homeowner is one of your friends and getting special treatment! You are driving people away making them feel so desperate to find a home somewhere else because living in a box under a bridge has to be better than allowing these people to have any form of control over you. As soon as I can get out I am running as far away as I can from this management company! The board members bully the elderly and harass those that are younger or that have children! They make being a homeowner the American nightmare not a dream! Do not move into any community run by these people!!!
You hear the same response for every complaint filed. Claim they will take care of an issue with no followup to see if issue has been corrected. Takes numerous emails/phone calls just to either get a reply or even talk to someone. And, if they email you back and ask you to call them to further discuss the issue, they are not available. Apparently, they are in the business to take your money and do nothing. Shame on you YPOM and any association who has elected to have them as their management company.
DONT let them manage your property or association EVER. Homeowners BEWARE!! Extremely high dues to not offer any assistance. Just a lot of Thats not my job. Costs you $150+ when moving to obtain association docs. Total could be up to $500 with full lender package. BEWARE BEWARE BEWARE!!!
Beware. This company is very unresponsive and has issues posting payments correctly even after calling and providing information. Questionable practice on notifications, communications are poor on what is taking place. Minutes budgets provided at the following annual meeting not after the meeting in a timely manner:
My husband and I live in Oakhurst and YPM is our associations management company. Your Peace of Mind is anything but that, Jody our contact person, she will tell you to contact her by email and shell respond in 48 hrs; its more like 48 weeks. She acts like we work for her not the other way around. If your association ever considers this hiring YPM yell NO!!!! loudly.
Your Peace of Mind purports to represent Country French Estates -- our neighborhood of 15 years here in Ann Arbor -- and claims to be a creditor, to the tune of $500. After multiple written requests beginning in mid-January 2016, YPOM refuses to provide ANY legal justification for making such a claim. We have now received FIVE letters claiming we owe them money, yet they refuse to either state their legal bases or to even name members of our neighborhood who many have put them up to making such a claim. Avoid at all costs.
I have found your peace of mind to be non transparent, even dishonest, the people in our development are unable to get information from their office and ypom is pushing an excessive assessment without meetings, discussion or votes. It is really sad that we are under the control of this company.
This enterprise will get zero stars from me. I am a new resident at Oakhurst. I have been in the residence over a week and have yet to receive anything from this management company. What is worse, is that no one seems to have the time to call me back. I will say that there is absolutely no piece of mind on this end trying to get a response.
Moved out over one year ago from Hickory Meadows condos. Neighbor spent a year or more trying to get the roof leaks fixed to no avail. They replaced roofs during the winter months which provided no adhesion to the under laying materials. Workers in this dangerous environment on roofs with ice and snow, appearing to be all inexperienced minority labor.
I Had a good experience with Your Peace of Mind, as an owner at the Woodlake Condos. They took time and care to help me untangle the account issues from the previous owner of the unit. A special thanks to Tyra who always took my call and helped get any issues ironed out.
I agree with the review above, unprofessional rude and make up the rules to suit the board members whims, avoid these people at all cost. They ticket you for parking in front of your own home but allow others to do it. Its obvious from speaking to them on the phone they hate their jobs and themselves - probably in collusion with board members
Have contacted them 8 times since June 4 th about work that was to be done. I keep getting same answers trying to get in contact with contractors. How about hiring someone who will do the job and getting refund. This happens every year 4 years running with this issue.
THIS IS EASILY THE WORST COMPANY I HAVE EVER WORKED WITH. YOU PAY THEM AND THEY ACT LIKE YOU WORK FOR THEM. I WOULD RATHER KICK MYSELF IN THE GROIN ONCE AND MONTH THAN PAY THEM. I LITERALLY SOLD MY CONDO BECAUSE OF THIS ORG. I CANT BELIEVE ANYONE IN THEIR RIGHT MINDS WOULD HIRE THEM FOR ANYTHING OTHER THAN PICKING UP DOG POOP AND EVEN THAT TASK MAY BE TOO DIFFICULT.

2022-05-06Completely unprofessional. They pick and choose who to bully based on who’s on the association board. They allow them to have guests park where ever they want, including the middle of the drive way, when complained they said “oh it’s just for the weekend and they’ll be gone no problem.” They’ve parked there 10 times since then and they won’t do anything. Also they bully my neighbors because they want them to move by calling them out in news letters instead of being a real business even though those people aren’t technically breaking any rules. I can’t wait to get out of here.

2022-06-13There is a reason this place only has 1.7 stars. They are completely useless. Every time I go over to my friend’s condo, her neighbors are stomping on my friend’s ceiling (their floor) to the point where the pictures on my friend’s walls are shaking. My friend has written multiple emails to the association and they have done nothing. My friend’s son has autism, so any loud noises and he freaks out. This poor kid can’t even be comfortable in his own home because the association won’t do anything about the pounding. My friend has lived in her condo for 11 years and for the past year, she has had to put up with these neighbors who moved in a year ago. She shouldn’t have to live like this. This place is neglectful and I’m surprised they haven’t been sued, honestly.

2022-06-09Starting this month YPM has been bought out by a huge Florida Management company ….. I am willing to see what happens since the Covid virus has reduced the old staff. For a while YPM couldn’t keep reps. As soon as the pressure got to them … they quit!!!! Michele has been keeping the boat afloat for at least 3 years now!!!Time will tell what the NEW company will do for us!

2021-08-12Due to yesterdays and early morning storms today, we at Burwick Glens condos had significant flooding on Curzon Ct. When I came home from work yesterday evening, I noticed tree branches down at M59 entrance, Curzon Street, and some fairly large branches on Curzon Ct as well. I got out and moved a few of the worst out of the road. The flooding was starting at that point, but wasnt awful.My boyfriend came home at 6am and told me the water was over his headlights and the wave was going over his hood. I immediately called Peace of Mind and left 2 messages, one on their regular line and one on their after hours emergency line. Explaining that I (we, in the back of Curzon Ct) were totally stranded, cut off from being able to drive out to get to work. At 8am I walked out to find water completely covering the roads and was waaay higher than what is safe to drive a car through. I loaned a shovel I had to a man who was thigh deep in the water clearing debris from one of the drains. 2 maintenance men came riding through in a cart and the man and I explained we REALLY need you guys to help pull debris from the rest of the drains. THEY DID NOT DO IT AT ALL. Instead, this good Samaritan did using my shovel and his hands for hours. Finally, around noon, thanks only to him, the roads were finally passable.I always try to find or see the good in people on all situations, and that man so kindly clearing the drains was it. NOT the other 2 guys that said theyd be back to do the job and werent. Ive never seen such lack of caring about a complex by those employed to do so, and those on the HOA board allowing this to continue. A blind eye to this is giving you a bad name for yourselves and the complex. I am most disheartened by the lack of trying, caring, and work ethic. I TRIED to go to work today, but I could not due to the maintenance mens failure to help when needed. I am a private duty nurse aid and I had to forfeit a day of pay due to this. Please, find some people to work at Burwick with some work ethic. This place could be great!

2021-05-16Im a retired realtor and have heard a lot of nightmare stories about various associations. We are very happy with them! They are easy to work with and communicate with. They respond quickly and truly love the community, Lake Edgewood. The board is also wonderful! Best decision we made to purchase here! Thank you for your hard work!!

2019-09-23The worst property management company I’ve ever dealt with. My own car was towed from my parking lot while on vacation because I was using “guest” parking. But when I’ve let them know that people from other buildings use our lot for months upon months, they do absolutely nothing. They demand our trash cans are kept inside the attached garages during summer months, so the smell of trash permeates the entire apartment. Our dogs have needed to be treated for contact allergies because the landscaping company they contract uses an obscene amount of fertilizer. We can’t have plants on our balconies or porches for god knows what reason. NEWS FLASH: there is ABSOLUTELY NOTHING special about your Hampton Ridge property, so trash cans and flower pots aren’t going to decrease your already abysmal property value. Do yourself a favor and avoid this company’s properties at all costs. It’s not worth the time or headache. They don’t care at all about their tenants.

2020-07-31We have been having plumbing issues for months throughout the entire condo (toilets clogging if anything goes down them, shower drains backing up, water pressure issues) and asked them to send a plumber to evaluate the issue. They sent a completely unprofessional handyman who literally turned on the taps, flushed the toilets, and said “well they’re working now” and left. The company is charging us for this “repair” even though the handyman was there for less than 15 minutes and fixed nothing. When I called to talk about the services rendered I received no help and was told it’s not the association’s problem. We pay over $300/ month for literally nothing- this company is useless. I can’t wait to sell so we stop wasting our money on this terrible “management” company.

2020-10-28Lots of negative reviews here, and after personally dealing with the company, they make complete sense. This company manages my neighborhood HOA...incredibly unhelpful in all of their responses. I was doing them a favor by (successfully) getting past due fees that the previous homeowner didnt pay for the HOA. Staci Baaki was completely unhelpful throughout the process, to the point where it felt like I was inconveniencing her. Would highly recommend not using this company if you have the choice.

2020-11-03(See below update after several sentences).Exterior neglect. Asphalt driveways showing signs of being neglected such as sun damage and cracking due to failure to seal coat. Failure to seal coat in a timely manner causes damage making repairs necessary before seal coating can be done. Seal coating is in the budget however repairs not budgeted due to YPM’s neglect. So nothing gets done. This brings down property values.* So if you care about your property values.... choose your property management company wisely. *More then once I asked if I would be reimbursed if I had my driveway done by a private company. YPM is not responding to any of my requests.Owners pay $285 a month. We don’t know what YPM is doing with our money. We are not seeing any financials, including waiting for minutes for the past 18 months!I will update this review if I get results.Received word owners will not be reimbursed if they seal coat their driveways.Update: I have concluded the neglect is due to both the management company and the board of directors. The BOD dictates to management what to do or what not to do and management takes the heat from residents. Even when the BOD is corrupt YPM covers for the board because they don’t want to lose the account.YPM goes along with the board as much as they can legally get away with as much as possible and without giving up the board. It’s too bad YPM doesn’t select a board with integrity. It’s too bad YPM does not try harder to make the board an honest board. But when the corruption is deep it’s understandable but not forgivable.Residents pay good money for service and maintenance which is not properly received and causing our property values not to be where they should be at these times. Our community had the same problem with the previous management company. YPM helped residents to see how deep the BOD is corrupt.Because YPM greatly failed our community I cannot rate any higher then 1 star. YPM would do residents a great service by resigning. Then all will see when the next company comes onboard that the same bad service continues because residents still have the same board members year after year that is still corrupt. It’s the BOD & the management in partnership and neither does not have the right kind of integrity to be in our community. The BOD keeps our community in the dark; and corruption continues to linger with the help of YPM which is disturbing. If YPM comes around and does right by our residents and for other communities with those issues surely they will be rewarded.
