Friendly community that is a nice spot for anyone going to school, dog owner's, and small families. Never had an issue with any fellow residents or staff. Good are in San Jose that has decent driving distances to the main point of interests of the city. The staff are usually quick to act if any problems arise.At Fairway Glen there is a fast maintenance response time. Shoutout to Minh, he is a friendly hard worker that is efficient with his time. Have shown that he will come back, if needed to fix any problems that persists.

I have a language barrier. English is my second language.I feel like Im being discriminated against by Cornerstone Management. It is difficult for me to express my thoughts, feelings, and needs clearly when communicating face-to-face or by phone in English.Im a tenant of this house.On September 10, my house was flooded because the washer on the second floor broke down. The ceiling of the first floor, the wall of the first floor, and the second floor around the washer were damaged by water.(It was the second time of water leaked. there was water leaking from the washer in the middle of August.)My family got accommodation and have lived somewhere for 6 weeks.Women, Ang~ of Cornerstone Management is supposed to update me on the construction situation of my house.In the first week, my house was equipped with large warmers (fans) and dried the whole house for a week. And nothing went on for three weeks.I sent several emails to Ang~. She emailed me back once and said that she hadnt heard anything from the construction company yet.So I called ServPro directly, who worked on the drying process, and the ServPro guy said that the construction was not working because of the house owners insurance.(Actually, the house owners insurance company stopped by my house 9/11/23 and they inspected my house.)And then I waited another week or so.After that, Cornerstone Management still didnt contact me first.I spoke to Supervisor Bra~ on the phone because I was not able to wait any longer. The supervisor Bra~ said the construction would be completed in a week.The day to be completed is tomorrow (10/18/23).I stopped by my house this afternoon. I expected almost everything to be done. But my prediction was wrong.The construction on the second floor was not underway, and the broken washer was just left on the second floor.I discussed the construction schedule by phone with Cornerstone Management last week, and they said everything would be completed by tomorrow.When I stopped by my house this afternoon and thought that the carpet cleaning would be impossible until tomorrow.I called Ang~ again. She said she didnt know when the carpet would be cleaned. What a ridiculous situation this is!!How can I get in and live in that dirty house in that dust pit that has been empty for six weeks and all my walls and carpets in the house have been ripped off?Its ridiculous.!!!They said it would be completed by tomorrow, otherwise, they should have contacted me in advance. Because I have to extend my current accommodation again now.They never cared about my familys situation.They never contacted me first or told me about the construction situation.I always contacted them first and asked them to proceed with the construction.They should have told me the exact construction schedule. Because my family is now experiencing a very inconvenient situation and paying a lot of extra money.They are not paying any attention to the tenants situation.Im not telling a lie.This is true.Its really disappointing. One day I will buy a house.And I will never choose Cornerstone for management for my house.

I decided since we just did our second transaction with Amy as our realtor that I should write another review. If you didn't know Amy is as organized as a general, as caring as a new mother as smart as scholar while being as tough as anyone I know (and I know a lot of tough people). Amy helped us sell our first home which had been a rental for the last 6 years.As you can imagine after renting a home there are some things that needed to be done. We were blessed with great tenants but there was still quite a bit of work to do to get the house ready for sale including cleanup, painting, floor refinishing and a few minor repairs. Amy was front and center helping with organizing vendors, timelines and even offered to help us do some of the cleaning herself (which we did not take her up on but the offer was still sweet and genuine). She also organized our inspections while keeping all things above board and legitimate to make sure all parties were being taken care of.She would check in on timelines and even helped us adjust one week later as one of our vendors took a little longer than we hoped. Our home that she helped us sell was not in an incredibly desirable area of the East Bay. Making this home attractive to buyers was critical and Amy and her team helped make it as good as it could possibly be. Most homes in this zip code take longer to sell but after less than two weeks she was able to get us a great deal that met our expectations and even beyond.Something that should not be overlooked is that I can sometimes be a pain to work with. While never disrespectful of anything like that I definitely have my opinions and in fairness they are usually based in research and data. I can be stubborn about my perspective and Amy did a great job working with me, making me feel heard and helping us find the best price point and strategy with going to market.In the last year between our own house hunting and my friends house hunting I have been to over 80 showings. I can honestly say that the little details that Amy added to our showings were above and beyond ANYTHING I saw elsewhere. Her and her team were just fantastic! If you get Amy working on your side you are lucky. It's that simple. She's a great person and will work harder than anyone to make you realize your real estate goal to the fullest potential. Stay away from David. He is very unprofessional over the phone and emails.Just so I dont have to retype my largest complaints, here is my email directly to the owner of the house after so many unresponsive emails from David.Hi ****,I hate to bother you with this matter but the property manager of the apartment,  David Krause,  has left us no choice.We have recently moved out and was fined for numerous things that we did not agree with and have tried to talk to him about it but he has been very unprofessional and rude.  This has been from day one when he took over the apartment,  by the way,  but we did not want to bother you.Here are the points where we are in disagreement :-charged $215 dollars for light bulbs, tightening screws of loose electrical sockets and a desk. We provided our own expensive halogen light bulbs so we took them with us when we left and did not replace two of them in the kitchen. There is nothing in the contract that states anything about light bulbs. And I hope you agree that $215 is a bit much for the other services.-two months of late fee for rent that he took out from our deposit without letting us know. We have lived there for 2.5 years and never once been late and have no reason to be.  The reason we were late was due to them deleting our Tenant account on their payment portal so our auto payment did not go through the first month. We paid as soon as he called to let us know (and he was very rude on the phone demanding us for money). I set up the auto payment again for the second month but it went through two days late due to an error in the system. Again,  he called us very angry and we explained that we had set up an auto pay already.  When he checked,  he simply said okay and with no apology or further discussion. At that point we were not told we were going to be charged a late fee and in our minds the error was on his end. I am most frustrated with the fact that he did not tell us and then takes the mo eyes out of our deposit two months later.-did not prorated our rent as discussed.  We had sent a letter on October 29, for intent to vacate on Saturday, November 29. We were charged the full rent amount for November and I had emailed him to prorated our rent for the 3 days.  He said he would adjust it in our deposit when we move out. The week before moving out, we asked him how we should handle returning keys and he told us to drop it off at the office on Monday.  We were all moved out by Saturday and dropped the keys off on Monday.  When we did not receive the prorated amount he said the lease ends when we returned the keys!We have plenty more complaints of Davids unprofessionalism and happy to share if you would like. We have been good tenants for 2.5 years with no complaints on our end or yours.  We had lived through 8 months of heavy construction at the apartment where we did not have our parking spot and our porch. Again,  we did not complain. We also originally took our time looking for an apartment that was privately managed because we heard horror stories about rental companies and were very sad to hear of ***** passing,  he was such a sweet man and a large reason why we chose his apartment.I have proof of all the emails between David and myself and roommates and can also send those. I hope you can take this into consideration and provide us with a refund. I also hope you now know what a kind of company you have hired for your services.Thank you for your time and hope to hear from you soon,******I hate to use this term because I would stoop to Davids unprofessional level but the term that best describes David is DOUCHEBAG.Oh, he called us numerous times after we moved out because he didnt know what parking spot the new tenants had! Way to be on top of everything, David.

Arigna team (Amit & Gina) helped us to buy our first house in Bay Area, and we had a great time working with them. Being a first time home buyer, we had few ideas about what we want in a house, however we were not sure what to look for in, especially in an old house. Initially, we toured with Redfin agents, but most of the time we were left wondering of our own. Our friends recommended us Arigna team, who helped them find their first home. Our first call with Gina was super informative. She was patient in answering all our questions and also scheduled a follow-up session with Amit, who walked us through the home buying process in detail. Amit covered all the home buying steps in depth, and answered all our questions with granular details.Once we started working with Arigna team, experience got even better with the time. Both Gina and Amit were very flexible to our schedule to show houses and always on time (in fact, most of the time they used to arrive before us to examine the house). Gina was very proactive in pointing out finer details we missed during the showing. Both Amit and Gina has more than 20 years of experience, which was evident when we toured housed with them. Once we liked the house, Arigna team used to send us all reports provided by the seller. One important difference we observed with Arigna team was attention to details, i.e. they looked into all inspection report in depth rather than just relying on us to read through it.Although, they didnt try to heavily influence our decision-making, they made sure that we know what are we signing up for. CMA (Competitive Market Analysis) of Arigna team was super helpful to us while making offers and counter offers. Arigna team didnt work just as realtor but helped us in finding a lender when our lender backed out at last time. She also got us in touch with right contractors for electrical, plumbing work & guided us to set correct prices for work orders. Post signing the house contract, Gina worked with us to find a roofing contractor as our house needed a new roof. She went above and beyond to find the right person for the job with the right price. Arigna team not only helped us in making one of the largest financial decisions in our life with more confidence, but also negotiated on our behalf to get credit, which came very handy during our move-in. Overall, our experience with Arigna team was wonderful, and we highly recommend anyone looking for a new house to have a call with Arigna team.

Fraud about Eviction Everyone Please Becareful with this person. He has claimed that he know and did many Eviction cases, but he just tell lies. He doesnt really have a law degree about Eviction or any knowledge about Eviction. He only knew some lawyer who does eviction cases. On 1/19/2023 he has charged me $150 for 1 hour for Eviction giving advice about Eviction. However, he didnt know any laws for the City of Santa Clara eviction. He didnt know How to fill out all the Eviction forms either. I have waisted $150 and 1 hour of my time with him. Beaware of this person. Hes Not honest. He doesnt know the laws of Eviction. He will charge you about $1250 to refer you to an Eviction lawyer.

I was waiting for so long to write this review!!! HORRIBLE MANAGEMENT!!!***Check their Yelp with over 300 reviews and save your nerves, time and money!I lived in one of their properties in Redwood Shores. The apartment was cute but if you have an issue, good luck getting a hold of someone. I had issues with their old w/d which they didn't properly fixed and even changed us for the repair. Our windows had holes around the frame and the water was getting inside the house when it was raining. No one ever fixed that. For some weird reason we were paying $500 bills for electricity even though we were barely using the heater and we were freezing in the apartment. We tried several times to get a hold of our property manager and after months we found out that our property manager is no longer working for Utopia and why notify us about it?I also have to mention Lisette, the most DISRESPECTFUL and RUDE property manager I've ever interacted with.Last but not least, we got only $1963 out of $2800 deposit back with some weird charges. I am so happy I no longer need to deal with these people.Do not rent with them, they are horrible!!!!
